Negative experience: Lived in a unit rented by them for under a year. Easily the worst landlords I've worked with. Terrible communication, waited 2 months for a stove to be fixed and smoke detectors (which were never remedied before I moved out), over charged for utilities and refused to recalculate when presented with their mistake. Provided the code to my suite to outside contractors who I had reported previously had made in appropriate sexual comments to myself. After my partner moved out I waited a month and a half for the code to be changed and it was never done as they dod not have the master code.

Negative experience: My experience with WPPM was extremely disappointing and stressful. This has honestly been one of the worst rental experiences I’ve had. Complaints were rarely resolved properly, and it felt like tenants were constantly being charged extra for every small repair or issue. I also felt uncomfortable because of the behaviour of some of the management staff. Andrea and Sharon, in particular, came across as very rude, disrespectful, and at times I felt there was discriminatory and unfair treatment toward me. The communication often felt unprofessional and verbally harassing instead of helpful. Another major issue was the security deposit. They deducted money for things that should clearly fall under normal wear and tear. You cannot expect a property to remain brand new after a tenant has lived there for a full year. It felt like they were looking for reasons to charge extra instead of being fair and reasonable. During the last check for security deposit my roommate just asked her why are we not gonna get anything back and andrea said dont make me angry just sign the paper, which i felt was very unfair. Overall, my impression was that the company cares more about collecting money than actually helping tenants or doing the job they are paid to do. I also noticed that when people leave negative reviews, the responses from management often seem argumentative and rude rather than professional. Google reviews are meant for people to share honest experiences, and tenants should be able to express their concerns without feeling dismissed.

You are right about one thing - Google reviews were meant for sharing honest experiences but sadly that is not always the case.
In your case, in response to you stating "tenants constantly being charged extra for every small repair or issue" we reviewed your ledger and you were only charged for one thing over the year and that was a clog because of tampons. Since the basement is occupied only by 2 male students and there were women upstairs, yes you were all charged for that. The girls admitted to it. That is the only charge outside of rent and utilities.
We have no idea what concerns were dismissed. The only concern we have on record was the call for assistance in getting someone off the lease - a person who was always drunk and causing trouble and damaging things. The girls had called the police and then us for advice. This also was the only interaction any of you ever had with Sharon and she helped advise you on what to do. Her conversation was with one female tenant on this regard. No one else.
We too are happy the relationship ended, we will get quieter tenants for our basement students and you can move on to find a better landlord. No more complaints from the basement tenants about the noise and constant fighting! That's a win win for all!
As for your security deposit - there was a broken microwave handle, dents and scratches on the stainless fridge, a gouge and scratch on the vinyl flooring, a broken window and someone pulled off all of the trim boards off the cupboard doors! Add to that the grime on the doors and all switches and walls and yes, we used security deposit to rectify those things.

The timing of your 1 Star review came almost immediately after ORT emailed out their decision on our hearing concerning your security deposit and awarded the full security deposit to the Landlord.
We aren’t sure why you gave the company a low review when we gave you absolutely everything you asked for during your short stay in the home.
The full hearing can be read on Canlii Saskatchewan where the hearing officer agreed that you indeed are responsible for the rent until a new tenant is found as you were on a term lease. We proved that we listed the house for rent and conducted showings until it was rented for early January. He also noted that we could have asked for more than just your security deposit which we did not.
You moved into a new build home in Brighton in mid May of 2025 and signed a lease to end the end of June 2026. In October of 2025 your husband suddenly received a work visa and you were moving to the USA a couple of weeks later. We claimed your deposit to cover unpaid rent during the lease you should have fulfilled. You disputed this and you lost. Then the 1 Star review. Of course you are upset. We understand that. The way to avoid losing your deposit was to live out the lease you signed.

Negative experience: Extremely unprofessional landlord. It’s been 24days that we moved to this unit The unit was handed over in a dirty and damaged condition, The apartment was infested with cockroaches, the sink was blocked, and there was a terrible smell of sewage throughout the entire unit. Despite multiple attempts to contact the landlord, no action was taken. This lack of care and basic maintenance is completely unacceptable. I strongly warn others to stay away from this landlord.We even found animal bones/skulls inside the property balcony was covered with snow we did not notice and we did not expect landlord will this unprofessional to give as the apartment this much dirty and disgusting the skill of animal creating a serious hygiene concern's I have contacted the landlord multiple times, but there has been no response or action taken. This behavior shows a complete lack of professionalism and basic standards. I strongly advise others to avoid renting here.
Fantastic experience: I've rented my place through WPPM for more than five years. I don't really want to be a landlord; I just got stuck with a condo I was unable to sell, and it was stressful. WPPM has done a great job communicating regularly and effectively, finding reliable tenants, and helping through tough situations (e.g., covid). The fact that they've worked so supportively with someone like me is amazing - I know that clients renting multiple properties, etc are of course so much more important as a revenue stream, but I've felt like I'm equally valued as a client.

Negative experience: As you go over they reviews 90 % people complaining that they are not taking any responsibility and solving problems that arising. Same thing with Collage and Wiggins residence, someone already mentioned the problem in the reviews. I just want to add, that the cockroaches was not all over the building just here and there locally, but when this guys took over the building they would not take care of building for weeks. I am the one who used to contact them but they were just ignorant. And as you guys can read from they own reply, they are saying that cameras are not showing anything. Sorry guys who are supposed to fix them? Residents or Management? Even though I have messaged them that I can fix them they don’t even reply and I know why, because as per the mindset: our contracts are finish in a month so don’t worry about them. Everyone please be careful with them they won’t treat as human beings!! If you don’t believe go over they reviews what kind of excuses they are making.

Building background: We took over caretaking of the building in late November. This is an old building and came with a lot of issues. A LOT of issues. One of these issues was the cockroaches. My understanding from what the past owner told us was that they treated the problem themselves. We did call in an exterminator shortly after we took over but he expressed that with them being a long term issues, the size and age of the building and with all of the open food left everywhere the roaches could be treated but would likely never be eradicated. So please stop blaming us for the roaches. If you want to help the issue, clean up after yourselves.
Also note: The new owners future plans are to demolish this old building in May of 2026 and re-build a new apartment in it's place.
Care of the building: We were also told the cleaning procedures and time expected for a cleaner to be needed for the building - from the past owner. We have had cleaners in the building twice per week - starting a week after we took over as well as people in every few days to remove garbage that you all just throw out into the hallways. So you saying we don't care for the building is false. Again - if you want to help, maybe start cleaning up after yourselves in the kitchen and stop throwing garbage out into the hallways and put it outside in the dumpster. The cleaners are charging over $1000 per month for cleaning and garbage removal so saying nothing is done is insulting 4 very hard working people cleaning up after grown adults.
We have replied to everything and every issue and if not replied directly to you then to someone to deal with the issue. We have not replied to your demand to fix the cameras. Sorry, that won't be done with only one month to go until demolition.
Cameras: There are cameras active but there are no recording devices. We do not know if there ever was recording possible. When you ask to see the cameras - sure - you can see the cameras but they don't record so unless someone is actually stealing food at the time you look at the camera, you're not going to see anything. We're not adding recording devices with only one month left and most tenants now gone. I am sure you can understand that.
We're sorry you are so very unhappy. All residents have been given a notice to vacate for the demolition. I am sure that alone has made you very unhappy. Those plans are not ours but the new owners. Blaming us for everything now won't help although likely will make you feel better about what's going on.
Negative experience: The management are the worse team ever I met. I am living in a residence which they purchased 6 months ago, since then the building became nightmare to leave. Cockroaches are all over the places in kitchen, bathrooms and corridors. I have messaged them multiple times they are not eliminating the problems. People started stealing foods from the shared areas they are not coming and letting to check cameras even though there is cameras all around, I have been messaging them multiple times but getting ignored. The cleaning staff not cleaning the building as they should even though I have messaged them multiple times about it no response. The Sharon Moormann and Ryan who are in management not taking responsibility and solving problems at all. This is Collage and Wiggins.
Thank you for your feedback. The cockroaches were there long before we took over and we have actually been treating them but leaving out food all over the kitchens and never cleaning up after yourself does not help the problem.
Sorry but we can't do anything about others stealing food.
The cameras were not set to record so we cannot help you because when we do check them there is nothing to be seen.
The building is set for demolition in a month so you won't have to worry about the building or us soon.

Fantastic experience: Writing this as a current tenant. Besides a couple of mis-communications about a ceiling in the downstairs basement (effectively making a 2 bathroom into a 1.5, but that's workable.) and the sense of urgency when I was offered the place, I've had pretty much nothing but good experiences so far. The rental application is a little janky, but they've picked up every time I called, the people they send are solid and fix the immediate issues. I haven't been experiencing a lot of delay in getting appliances/plumbing/lease communication & resolution. Really consistent so far.
Fantastic experience: I rented from WPPM twice & it was honestly the happiest ive been when it comes to rental companies. The prices for rent were awesome & the houses I rented with them were clean & they came or sent someone a lot faster than anyone else I’ve rented from when I had any issues. I give WPPM 5 stars! Id give them 10 stars actually. This isn’t a joke & im being honest. I just wish they would rent to me again. :( They aren’t renting to me because of a misunderstanding that I had with a house I rented they bought out & the company I originally rented with (EA properties) isn’t a company anymore so there’s no way to prove I wasn’t in the wrong so that really sucks. I tried proving it with the info I had but it didn’t work. I’ve been stuck in a two bedroom with four kids for 5 years now :( but I highly recommend WPPM!
Negative experience: 3 years renting experience, absolutely poor communication and dealing with Ryan and his used salesman lies were unpleasant. I could post images verifying these claims but based on the other reviews I have read - they are going to gas light and blame everyone else or if there is undeniable evidence, they will reply with a mediocre apology that I am not interested in. So take this with a grain of salt and proceed with caution ✌️

Negative experience: Why won’t these people hold them selves accountable? I lived at 304 Bottomley avenue for 4 years and since spring of 2021 my bed room ceiling would leak due to the melting snow. This is an issue that should be fixed immediately but instead they either ignored me or did the bare minimum until it would leak again. Throughout those 4 years I sent over 15+ emails, sent videos of water pouring through my ceiling and showed pictures of the cracks that were forming in my ceiling and walls due to the leakage. They act like they were working on it but come on…4 years for a ceiling leak? Another issue was that people were becoming ill after spending time in the house. I suspected mold in the house since 2021 and sent plenty of emails but that was another issue that was ignored. My girlfriend is allergic to mold and each time she visited she would break out in hives and her throat would get tight. She’s never experienced this in anyone else’s house and she no longer has these reactions at my new place. Regardless of whether it was mold causing people to get sick or something else, it is their job to ensure that the house is safe and free of anything hazardous. I can go on for days about the issues with that house. 304 Bottomley avenue is a health risk and they know it. I’ve told them countless times before, but they just don’t care. After 4 years I became tired of them brushing over these issues and I became increasingly persistent which resulted in them deciding not to renew my lease out of bad faith. It’s nice to see that I’m not the only one that’s been treated poorly by WPP management. Instead of becoming rude and combatant at peoples complaints maybe just apologize and own up to your malpractices.

Your issue was not ignored but the roofers worked on it from the outside. The problem only happened in the winter or snow melt and unfortunately sometimes there is only so much they can do until they figure out the problem and fix it. It was fixed and didn't last 4+ years.
If it was so so bad why did you live there for 4 years? Because we did deal with it when you reached out to us.
Again - if everyone was so ill from living there, why did you stay? You even called the Health Inspector and he had no issues with anything. There was nothing hazardous in reality.
It wasn't the house Nicholas - it was likely just catching whatever was going around.

Negative experience: Was great the first 2 years. Then we were forced/asked to move for the owners reason. I did not dispute it because we wanted a good renting reference. Even though they had a typo on the lease of the date, giving us 18 months instead of 1 year, so we could have stayed longer. They charged us tenants for wear and tear. The floors shifted, and some stickers my child put on one wall. I could have taken them off right there, and the floors weren't installed by us. Another house, with the same amount for only the main and not the entire house. When asked for the air conditioning or central air to be fixed. They offered to raise the rent for the owner or company to replace it. I felt that was extremely unfair, especially when the manager said there was cool central air at the viewing, which is a major reason why we signed the lease, as it was summer. Maintenance gentlemen were very nice, and always kind. We made sure to request the floors be repaired, as they too, shifted. They became a hazard because the floors are different levels. The roofers they had fix the roof shingles, left nails on the driveway. I had to sweep twice to make sure I didn't pop a tire, and checked beside the garage, for safety reasons, especially for the children's safety. The portal for the owing amounts and paid amount is a little confusing. I wish they had a different template for the credit and debit amounts. The office lady I spoke to, was very helpful and courteous. It was easier to email or call her instead of viewing the emailed documents and visiting their portal. Each year they raised the rent for more, and again, only half a house when we paid less for the whole house prior. The renting in Saskatoon is getting crazy everywhere though, so I am sure it would have happened regardless of the landlord and company. I no longer rent with them, but my family member stayed, who has trouble walking and has a brain injury, is being harassed to move out immediately, with no documents presented to her in person. I say harassed because the family member is very worried and cried about the situation. The manager who was at the viewing threatened to board up the house the next day after being told the news. They are claiming the tenant only signed a 60 day notice and not a lease. The tenant wanted to see the document and was told it was emailed 14 times and they placed a standard email "read receipt", but there is no proof of comprehension: Even if you receive a receipt, there's no way to know if the person actually read or understood the content. Also, why couldn't they have a printed copy when they sent another manager to the house. The tenant wanted to see a copy, but was deleted from the resident portal, and they have not sent another email and have not delievered a copy or placed an eviction notice on the front door. The tenant found the lease in their emails and is presenting it to rentalsman. Currently they have nailed the back door leading to the shared laundry room, and one of the managers actually called a previous evening sounding intoxicated or was just being extremely unprofessional and threatening to board up the windows.

Negative experience: I rented a unit managed by Western Premium Property Management (127 Ave U South, Saskatoon) and had a very disappointing experience, especially regarding my $1,150 security deposit. I moved in on May 1, 2025, before the building was taken over by their management. I clearly informed them about the pre-existing condition of the unit during their first inspection. Even after providing proper written notice on October 28, 2025, vacating on November 30, 2025, and returning the keys on December 3, 2025, no move-out inspection was done with me present. At first, they refused to return my deposit claiming improper notice, but after I showed proof, they added unfair cleaning charges of around $600 despite the unit being left clean. As of today, not a single dollar has been refunded, and no valid invoices or receipts have been provided. To make things worse, when I contacted the property manager Ryan, I was treated in a disrespectful and threatening manner, and racist remarks were made, which is completely unacceptable. I strongly advise anyone to be extremely cautious when renting through this company, especially regarding deposits and communication.

Negative experience: I rented a property from them for 6 months and at the end of tenancy I did not receive my entire deposit back. I kept on emailing them to explain why the deductions were made and they just never responded. They ran me out of 60 days time. I was new resident here in Canada and did not know about the 60 days ORT complaint system. So be careful with that if you are ever renting a property with them. Know your rights guys.

I am fine. You have the number. Please.” They ignored my questions and acted like they were doing me a favor just to talk to them.

Negative experience: We viewed a property with Sharon from WPPM and simply asked about the garage, since most homes typically come with one. Instead of answering politely, she was very rude and dismissive. If she doesn’t like dealing with clients, maybe she should reconsider working in property management. This kind of behavior is unprofessional and makes the whole experience unpleasant.

Hello, This is Sharon responding. If this is for the property on the East side where the prospective people (who were over 30 minutes late for the evening appointment) liked the house but would only take it if the garage was included. The garage has never been included in the rental as it's for storage only - the ad does not include the garage. It is not in condition to park 2 cars in it and that is what you were told. I even took you to the garage, opened the man door to show you inside and told you it was for tire and bike storage. As you saw, the overhead door did not work nor was there power. It wasn't dismissive but what was asked for couldn't be delivered. I do remember you telling me a number of times that you were ready to rent the house if the garage was included and I continued to say no. I'm sorry it didn't work out for you. I just couldn't give you what you wanted in that property.

Negative experience: We recently viewed a rental property with Andrea from Western Premium Property Management. After submitting our application, we decided to do some research on the company. Unfortunately, the many negative reviews raised some red flags, and we strongly considered walking away. However, our application was approved, and we genuinely liked the house, so we thought, how bad could it be? Would we really need maintenance that often anyway, even though the lack of maintenance seemed to be a common complaint? Following our approval, we requested a second viewing before signing anything, simply to take some measurements and make sure our furniture would fit. The response we received was that the property had already been rented out, without any prior notice or communication. How can a property be approved for one applicant and suddenly rented to someone else, seemingly without explanation or transparency? The entire experience felt unprofessional and disorganized. Based on this, we would strongly advise against renting through this company.
Negative experience: My boyfriend had been renting from WPP at 304 Bottomley Avenue South for 5 years now and it’s been horrible. The property he lived at was fairly old, with some structural issues and the team at WPP refused to fix them. Andrea was a nightmare. His roof and ceiling had been leaking for 5 years and they did nothing about it. Not to mention, the large amount of water damage and mold that was left untreated. People who visited often reported feeling ill and allergic reactions to the mold. He had sent them countless texts and videos of water pouring through his bedroom ceiling, and still no response. He has since moved out and all they have done is painted over the water damage but nothing to fix the mold issue. WPP is also known to charge tenants for extermination costs which they are legally required to pay for. Andrea will try to gas light or bully you into paying unjustifiable costs. Don’t pay them! Not only has she done this to him but also to one of his friends who was another tenant and countless more. Do yourself a favour and do not rent with WPP.

As the girlfriend, we have no information of you being on lease or an approved resident. We would have rather had this correspondence with the actual tenants who had no problem communicating with us.
But. First - there are no structural issues with the house. There were none. There are none.
We were dealing with an ice damming issue which is why your boyfriend experienced the leaking into the house. The roofers did work on it over the span of 2 years to fix the problem.
Just so you know, Andrea had nothing to do with the roof and ceiling work. Calling her a nightmare is uncalled for - especially from someone not living at the house.
There also is no mold which was confirmed by the Health Inspector your boyfriend called in to check the house. The Health inspector checked the house and cleared it.
Any health related problems were not from the house.
Yes, your boyfriend has since moved - by mutual agreement. How would you or he know that "all they have done is painted over the water damage"? We can't fix a mold issue that doesn't exist.
As for the extermination, did you realize that the bedbugs were only in his bedroom? Were you also in that bedroom? Did you know that in the past he brought in cockroaches and he admitted it and paid for the treatments?

Negative experience: If I could leave a -5⭐️ I definitely would I have reached out to this company to handle a issue for a very good friend of mine over cleaning charges, they have lived there for 5 years so with that being said as a rental company you have to understand that there will be some wear and tears but to charge $300 for cleaning something that they already cleaned is completely unacceptable I was in that building as the scrubbed the walls cleaned the bather and kitchen cleaned the carpets and your reply was “we had to pull the stove out to clean it to make it move in ready” I have some issues with that. 1- it wasn’t move in ready when they moved in it was gross 2- your maintenance person didn’t wash the walls or window edges they painted over hair and dust making it very gross 3-after the repairs in the unit the maintenance person asked them to clean up after them very unprofessional 4-laundry machines weren’t working most of the time 5-doors not locking properly making it a security hazard, and much much more, 6-failed to return damage deposit within 7 days I have been in the real estate industry and I’d be sued for this I’m surprise they haven’t been maybe it’s time. In Saskatchewan, tenants have rights related to their rental property, including the right to a habitable living space, privacy, and protection from unlawful eviction. Habitable Living Space: Tenants have the right to a rental unit that meets safety, health, and building codes, and is in good repair This was not done Just a FYI read the Saskatchewan landlords responsibility Landlord Responsibilities: Maintenance: Landlords are responsible for maintaining the property, including upkeep and repairs. Notice of Entry: Landlords must provide proper notice before entering a tenant's unit, usually 24 hours, unless it's an emergency. Return of Security Deposit: Landlords have a limited time (seven business days in Saskatchewan) to return a tenant's security deposit after the lease ends. Providing a Habitable Space: Landlords must ensure the property meets all safety and health standards. Can I leave this review?

We would love to reply to each item you list but we don't know the rental address or tenant. When we find out which address you are referring to we promise to check on each and every item you list. You are listing a good number of issues you had and some we believe to be completely false but it's impossible for us to respond without correct contact information.
Negative experience: I will never recommend anyone to this property. I wish I could have known this before I moved in. Too many disturbances on the top due to the maintenances or cleaning I guess. They will not inform before hand. Too stressful due to very loud noise. Please be careful. They don’t care after you moved in. I think it’s been more than an hour now. Please somebody help me. I wish there is a voice recording option when giving review. I will record how disturbing it is. OMG, this is making me insane..

Negative experience: I was suppose to meet for a viewing and they no showed. Waste of my time. It is clear they do not want to actually rent units. Gas wasted, time wasted. Response to reply: I recieved zero word he was going to be late or was not able to make it, I would of understood if that was the case. No messages, no word, just no show. That's not mix-up, that's unprofessional, and disrespectful of others time. Overall I still can not recommend this company if this is how they manage literally the first meeting and most basic step of the rental process.

Sorry for the mix up. The leasing agent was showing between 2 nearby buildings and had a number of people there to view. He was in the building and area - sorry he missed getting you in to see the apartment.

Negative experience: DO NOT rent from this property management business, in fact, don't even try because all you'll get is rude receptionists and non-existent property managers who clearly don't look over applications and discriminate against people on the S.A.I.D. program or social assistance. How do I know this? I have EXCELLENT references for the past 16 years, with one of those rental terms being 10 years long! and the previous one was 6.5 years long. I messaged them about a property on Kijiji within an hour of it being posted and 2 MONTHS later, I find out I was denied?? I had to call them today (2024-07-22) to find this out and have a condescending receptionist say "well how do you know they didn't contact your references?" because if they'd bothered to contact them or read the letter of recommendation from my current landlord, there's NO way I'd have been denied, that's how I know. The house was within my budget and I have a great renting history. They don't care about people and are ignorant of the fact that said people, have to plan their lives around where they live! They had time to keep reposting the ad, therefore, they should have had time to review applications carefully. I'd rate this 'business' a zero if I could because there is no professionalism. None. I know they'll reply to this with some snide, condescending, or outright fake caring comment, to which I say without swearing, you know what you can do with your reply/comment.

Positive experience: I had nothing but positive experiences with WPP. They really helped me get back on my feet after I left a bad relationship, I loved my space so much and the rent was fair. Allowing me to save enough over the three years to get a home. Sharon was fantastic, quick to reply and kind. 8/10 would recommend. Thanks again guys.

Negative experience: Look else are if you are an owner looking for a company to manage your property. Balcony door cracked. Looked like someone kicked it in. Bathroom door was repaired by what looks like 2 year olds. The amount of grease above the stove was a fire hazard, hundreds of holes in the walls faucets falling off. Every screw on every doorknob stripped.

It's really hard to reply fairly when people post a review without a real name or details of something that we do not know about.

Not sure Jay - if you want to resolve an issue the way to do it is to contact the office. We're pretty sure the issues you are describing are not from our properties but if you disagree, call the office because we'd love to know where and what you are referring to.
Negative experience: We are living here since 2 years and it’s non smoking buildings, after 3 time complaints by walking in office and so many complaints through mails, but no body cares about tenant specially pregnant lady who is complaining about smoke who he her 5years old son coughing lots due to smoke and weed smells, smell still continue coming in our apartment and need to open windows in freezing cold winter, the management doesn’t take any action and doesn’t care about tenant any more, very bad service, will not recommend any one for this property management.
We are sorry you are bothered. We do not want smoking in the building or suites either and we do care about it. The weed smell was reported to be by the door and we suspect is carried in on the person's clothing from smoking outside. It is bothersome. We agree but we cannot stop them from smoking outside.

Fantastic experience: Excellent service!! I was helped by Brandon and he showed me any option available!! When it came down to a house I wanted, he helped me to ensure my application was processed immediately! When I asked for other services to help with the ease of moving in he was a huge help!! I would 10/10 recommend getting Brandon from this company to help you!! It also super helped that he was a First Nation person because that made me feel Safe and also as though I was helped on a more personal basis.

Negative experience: I rented through WPP in late 2020 to early 2021. While my tenancy lasted less than a year, the experience is burned into my memory because it was quite literally the worst renting experience I have ever had. Summed up, WPP is an incredibly unorganized and unprofessional group of time wasters. My advice? If you have an option to rent with anyone else, take that option. If you must rent with WPP, DOCUMENT, DOCUMENT, DOCUMENT. Protect yourself, your things, and your loved ones.

Negative experience: I had no issues with the company but the caretaker “Rodrigo” absolutely worst nightmare you can possibly imagine, super unprofessional, rude never picks up call when needed and on top of that super racist. He came to my unit supposedly to change faulty fire-alarm and he started interrogating my mom who was visiting me and started asking her why she is answering his questions! I mean my mom doesn’t speak English so what and what business does he have asking questions to my mom? Anyway won’t recommend 3001 7th street building if you have to deal with that kind of person.

There was absolutely no racism involved in our communications with you. We have a number of tenants in the building and we love them and get along with them well.
The issue was not being at all prepared for an extermination and the cleanliness in the suite. You were provided notice of the treatment and the details of the preparation yet you chose not to clean or prepare. That not only wastes the exterminator's time but costs the owner money and makes the building treatment less of a success.
We are working very hard to rid this building of the pests. We need the cooperation of all tenants to do that.
We really want everyone in the building to live in safe, healthy surroundings free of pests and we do require all tenants to work with us to achieve that goal - which we are committed to achieving.
Having a suite where multiple people (not tenants) come and go continuously and stay over and not cleaning is not conducive to a pest free building.

I have never met such a nice person. He was always available for me. Always answered my annoying emails promptly and answered all of my annoying phone calls. I appreciate everything he did for me. Negative experience: I feel compelled to share my personal experience with WPPM as it has been nothing short of a nightmare. My intention is to caution you all against renting from this company and shed light on their disregard for tenant satisfaction and well-being. In February 2022, my partner and I viewed one of their rental properties, which was in an appalling condition. The floors were covered in dirt, crumbs, and garbage, and the floorboards were extensively damaged due to water. Despite the promises of renovations (that they denied after we moved in) and new flooring before our move-in date in March, nothing had been done. The house remained dirty, with a broken picture window and a disgustingly dirty and broken fridge. In a predicament where we had our belongings in a moving truck, waiting to be unloaded, we had no choice but to bring them into a filthy home and clean everything ourselves. Toilets had urine stains, a clear indication of neglect. The landlords had the audacity to claim that the cleaning lady would take care of it, but that never happened. Their excuse for the lack of renovation was even more absurd - they claimed to have forgotten about the house entirely. How can someone forget about an entire property? The negligence continued into the spring when the snow melted, revealing a staggering amount of trash in the yard. Diapers, screws, nails, moldy food, wrappers, car parts, dog poop, and tools littered the area. Despite bringing this issue to their attention, WPPM took months to address it, and even then, they only partially cleaned the yard, leaving behind a hazardous mess. It is worth noting that the grass was infested with hundreds of screws that posed a serious safety risk to my children. When we moved in, the provided stove had melted wires, and instead of replacing it, the landlords advised us to use it regardless. Naturally, it wasn't safe, so we had to rely on takeout for a week until we acquired a new stove and fridge ourselves (the fridge was broken and filthy). The lease stated that a washer and dryer were included, yet upon move-in, we had to endure two weeks of laundromat visits until they finally fulfilled their obligation and provided the appliances. The ordeal with WPPM continued with a broken window that took them 2-3 months to fix, leaving us to endure an uncomfortably cold environment. However, the most significant incident occurred in April 2023 when our basement flooded. We thought the water was seeping in through cracked foundation walls but it was coming from the water heater that took the maintenance man a week to figure out (I'm actually the one who figured it out) Despite contacting the rental company, there was no emergency line available, and their maintenance staff proved unhelpful. It wasn't until I involved the rentalsman and a fire marshal that they finally acknowledged the severity of the situation and decided to address it. WPM then demanded we vacate the premises during repairs, leaving us no choice but to find alternative accommodation. To add, they refused to refund our rent for April, despite our lack of access to the basement, a bedroom, and a storage room. Mold growth beneath the floorboards further posed the health hazards we endured. When a carpenter sent by WPPM confirmed that the damage was caused by previous water issues, they admitted to neglecting the necessary repairs when we moved in. It's unacceptable for them to knowingly disregard the well-being of their tenants. despite having signed a lease in March 2023, the company decided not to renew it in April 2023 even tho all parties have already signed the said lease effectively leaving us in a rush to find a new home. They not only withheld our damage deposit but also refused to refund the rent for the period we were unable to use the property. They put their own dehumidifier in the basement and told us to keep it on for the rest of April racking up the power in my name. DO NOT RENT FROM THEM! Brandon won't even check your furnace or smoke alarms when scheduled. He will lie and say he did.

Negative experience: These people are terribly unprofessional and unorganized. I went through 4 different property managers in less than a year. They did not send me the utility bill for the first 4 or 5 months and then got mad I could not pay it in full when they did eventually send it. They tried to I can pay it or be out in two week which legally they need to give me 14 days to pay and then they can try to evict. Which still needs to be given the proper time. They then took the last utility off my damage deposit and charged me an estimate which was a high end estimate and said they will send the difference back at a later date. When I questioned them about this and told them I was uncomfortable because the way they were so rude to me in the passed they just ignored and did it they way they wish. Also little things like trying to charge me for air filters for the furnace when the furnace does not any any connection to my unit. Over just a shady company that I would not recommend to anyone.
We're very sorry for your problems. It's not that you have necessarily had 4 different people to deal with. We have a number of people and yes, they come and go in different roles. The office is always constant and you can call there or go there any time and get answers to any concerns you have.
We're also sorry you found the utilities confusing. We have to wait for the bills to come before we can charge them which is also the case when you left.
As was explained by the office, we withheld the approximate amount of your last bills and when we receive them they will be reconciled and you will receive any difference sent to you by e-transfer.

Negative experience: It's honestly pointless to write, because they aren't going to do anything but tag a long useless response, but Do not rent from this company. And do not rent on dufferin. Apartments aren't worth 200/mth let alone 900. Save yourself the stress, they dont want to help, just get you to sign the lease, so when you realize how terrible it is, they can get you with the lease breaking fee and move on to the next person.

We know you were really really upset to find the water shut off in the building with no notice. It came as a surprise to us also. It was shut off by the contractor doing work not related to your building and he also did not give us notice. They did post a notice on the entry door to the building. Yes, it would have been proper to give better notice - we agree with you on that.
There is nothing wrong with the building you are living in. You are paying $875.00 for your suite on an upper floor, in a small apartment building, in a safe and convenient area on the East side of Saskatoon. That is a pretty good deal.
We did a search through your e-mails and found only 2 issues. One was an ice damming issue - we're sorry - it was a bad year. Roofers went up and fixed the problem as soon as they were able. The second issue was this water issue where the contractors shut off the water. Other than that you have not communicated any other issues.

Negative experience: They don't really do any maintenance. They don't show up on time and they are very unreliable. Text messages and calls are never returned. They'll ignore you after the lease is signed. We had a lot of noise from the caretaker who lived above our unit after 10 p.m. One night we woke up at 3:45 a.m by the pounding noises from his unit as he had company! Really don't go there.

Stiĺ never happened..2-1/2 months later.The hallways are always forever dirty after anybody has slept all night. Getting high and whatever else they do. The buzzer don't work ...not mine

Negative experience: Don't give the business to the company. They are liar.They hire the cleaning lady to cleaned my house. The cleaning lady stolen my stuff and replaced all the new one into old one in my house. When I told her about that. She told me the lady quit the job already. They didn't want to take responsibility. I need to bought all the stuffs to replace the old stuffs. They let the tenant with 3 kids and after they moved in with another 4 kids . They damaged alot of stuffs. They should stop them. But they didn't stop them.

Negative experience: Rented a one bedroom condo here, and it was the most miserable experience of my life, over priced property for a little place, loud neighbours, fan in the condo leaked every day (I reported it to landlord and nothing was done about it) had another issue with my parking spot that I reported and again, not a single thing was done about it.

Negative experience: This company is a joke. I would highly recommend renting from anyone else other than WPPM. I rented from this company for 2 years. I am appalled by the lack of communication, organization, and the general lack of respect that this company has for its tenants. I had many horrible and at times dangerous situations occur due to this company’s negligence, including a realtor walking in on me while I was sleeping as a result of this company’s communication issues, outsourced workers entering the premises without any warning, dangerous electrical issues that were not resolved, etc. Sharon Moormann, the Property Manager of WPPM, takes zero responsibility for anything and will point fingers to protect whatever small reputation her company has left (which is made obvious by the responses to all of these reviews) The landlords who oversee the rentals are just as useless. Protect yourself, your family, and your time by renting elsewhere.

Negative experience: WPP took over management of the building I was living in and things were quite good before them. WPP failed to notify us they had taken over management of the building for SIX months. The notice we did get got the address of the building wrong. So did the notice that followed that one, which was an attempt to correct the first notice. Shortly after being given contact information for our property manager via this notice, that manager quit and we were not informed who would be taking over their duties for several weeks afterward. Then THAT person quit and we were not informed. Then THAT person quit and I only found out after having to call in to ask why my emails were being ignored. I later found out that the email accounts of those previous property managers WERE being monitored by other staff at WPP. So they DID see our noise complaints and consciously chose to ignore them. WPP is absolutely AWFUL at communicating with its tenants. We have been completely in the dark about nearly everything since they took over this building. After they assumed management, they moved a noisy family move into the unit above us who were most active during the night (11PM - 11AM). We complained MANY times over SEVEN MONTHS and were largely ignored. We ended up having to make arrangements with family to sleep at their homes each night and hadn't been able to sleep in our own bed because of WPP's unwillingness to address the noise issue. We were evicted because the building's units are being renovated; we were offered the chance to move into a renovated unit for the remainder of our lease with the chance to renew. I asked to view one of these units before signing a new lease and was ignored because I wasn't willing to cancel my vacation to stick around to do a viewing on WPP's schedule. I asked MULTIPLE times for the viewing/lease-signing and was ignored each time. As a result: We had to move to an entirely different building in a completely different part of the city. The outside security door's lock stopped working in the winter and despite sending in multiple emails, it was never fixed. Their "solution" was to put up a small printed sign asking tenants to make sure the door was completely closed. Of course, no one ever did. Anyone could get into our building, and people who didn't live there DID just walk right in. EDIT: WPP replied to my review with some questions such as "who were you sending rent to for those six months?" the answer: we were sending it to the previous property manager until we received a notice in the Spring that WPP had actually taken over management SIX MONTHS PRIOR and we were asked to start paying rent to WPP from that point forward. Choosing NOT to notify us of any steps taking to address our noise complaints is functionally identical to not doing anything because the noise problem NEVER got better. It continued right until the end of our lease, so with no communication and no change in noise, the only conclusion we could draw was "WPP did nothing".

Please understand we did not plan the renovations nor did we choose which suites would be renovated. We were simply following instructions.
I would have to disagree with some of your points. If we really didn't notify you of new management for 6 months, then how did you know where to pay your rent? You received the notice to vacate for renovations which had our information on it. Letters went out to tenants. You had contact with the leasing agents and office so I think maybe you did know about the change.
We also did address the noice concerns you had but no, we did not inform you of every thing that we did regarding the the other suite.
It sounds like a move to a completely new area was the perfect thing for you.

Negative experience: Being behind a month late, after an "ORT" hearing which was actually an eviction hearing (usage makes a difference). Suddenly being evicted w the notice being taped on the door the evening of the 30th, w eviction day being the 3rd of May. Unprofessional and sleazy. I never got all my stuff out either which was most likely garbaged. Even better, Emma Lee threatening to call Child Protection if she ever found my 16 year old son "left alone" in the house, and that I had to tell her when I was leaving again. Um NOPE, I don't think so
Yes, this was an unfortunate situation. Rent arrears are cause for eviction and your hearing was properly heard. The Sheriff would have been the ones that posted your notices and I assure you that they were served correctly. You removed almost all of your things except the garbage inside the front porch which included rotting meat.
I can assure you we tried to get ahold of you after you left. You left your dog tied up outside in the back yard in the heat - with one day being 27 degrees. No food or water. Animal protection services, SPS, Sheriff's office as we all our office all tried contacting you to please remove the dog which at that time was very anxious and agitated.
Our review of you also would have to be a one star review.
Negative experience: Rented upstairs suite for 1 year with WPP, within first month there was a stabbing in the downstairs basement suite and only found out after I moved out that there was only one meter for entire house. So for 11 months I was paying for the basement tenants utilities even tho I asked Ryan (landlord) and he told me their were separate meters. That was a lie! Also our rental was sold to a new company without giving notice to us. New owners walked in without our permission setting off our alarms while at work. No proper communication at all! Horrible experience.

As for utilities, we simply relayed the information that was provided to us by the owner of the property, however the house had separate power meters so you were not paying power for anyone other than your own unit. The property was also sold in a very quick sale to EA Properties without our knowledge (we are not involved in any sale process, ever). The owners/realtor would have been responsible for providing you notice as we were no longer managing and had no knowledge of their attendance plans.

Positive experience: FAMILIES NEED NOT APPLY, should really be the implication and cut to the chase response with these individuals before evening getting to view the property of interest. Misleading ads. After an interaction enquiring about a rental boasting of 5 bedrooms on two levels and another ad showing the basement suite for rent at the same property; We were very interested in the property on 8st east as a couple with 3 children and a single middle aged woman (Grandma to our children) we weren’t expected to be met with this response. “6 people (a couple, an additional adult and 3 children) on the main level would be too much with a tenant in the basement suite” there is no mention of the basement suite currently being occupied. It’s unfortunate as there was an interest in both properties so as it could be rented whole; miscommunication on my part, apologies there but, even still for a place with 5 bedrooms I feel it would be common sense larger families will be applying and anything above a single child family will feel like a lot of traffic compared to the 1 tenant or couple who may be tenants of the 1 bedroom basement suite. Sorely disappointed. Quick responses through email though.

Negative experience: I rented an apartment out for two years. Wanted to have roommates added on lease, so they could show address proof. I sent the paperwork but they never got added. Modifications to existing furniture was allowed before move in day but never recorded (but told that they were recorded), so ran into issues while moving out. They charged unreasonable amounts for : 1) Moving couple of chairs around dining table within several feet. 2) Communications is absolutely terrible! No sense of responsibility. Remember to take a lot of pictures before you move in to have a clear idea of what will be expected when you move out.

It is always good to take photos at move in. We also take lots of photos and it's always good to compare.
If the house is presented back to us as it was given to you, deductions are not made. If it was just a matter of moving the furniture a few feet, you would have been given the opportunity to do that at move out.
Our office is open Monday to Friday 9 am to 5 pm. If there was paperwork to be signed, you could have stopped into the office and had it taken care of on the spot. If there was a lack of communication on any level, come into the office when we're open or give us a call. There are always a number of people here who can help you.

Negative experience: Fake reviews are obviously fake... The response, "None are fake, other than the one or two..." - Okay guys. This is a terrible management company who manages the least premium properties possible and let's them go to rubbish.

Negative experience: Unprofessional and unreliable - I was recently trying to rent a garage from this company. After a viewing to the place and chain of emails, on Friday april 30th the agent confirmed they would like rent the space to me and they were ready to lay down the contract. Same day I responded to the email with few normal questions such as the length of the contract, but she didn't respond. On following Monday I sent another email confirming I my wish to move forward to which she responded saying they had already rented the space. After two weeks of communication that was a cold bucket of water, but in a way I am glad I am not dealing with a company that is not transparent or with people whose word is so unreliable.

Fantastic experience: I have been using their services for almost 2 years and I still think and thank myself the moment I called Sharon and signed up for their services. I don't have any headache for the property. I know it's in good hands. They always take care of all repairs. Tara always send out statements on time and they even send out year end summary. I have other rental properties but it's very easy to file taxes when you have all expenses and income on a piece of paper in front of you at year end. I initially kept this property because I couldn't sell it but now I don't want to sell it because it's so easy to manage with help of Western Premium.

Negative experience: We have terrible experience with them. Terrible communication. Super slow when answering emails. I booked an appointment with them to view a suite but they canceled it twice very close to the meeting time. I was literally outside of the house when they canceled the second time. I understand that because of Covid, things are difficult but they should have common sense of letting us know at least a day before. They asked us to rebook an appointment. I gave them our availability but there’s been no answer for a week. That’s so unprofessional and irresponsible. Completely wasted my time with these people. They don’t need tenants. So just think carefully before you work with them.
We apologize for the inconveniences of cancelling your appointments. Unfortunately, due to current provincial health legislation, we cannot force tenants to allow us inside to view their home. Even with plenty of notice, they can change their minds at any time based on their own circumstances and there's nothing we can do. We take everyone's health and safety very seriously and must be respectful of the current tenants as it is their home until the day they move out. Had the property been vacant, it would have been handled very differently. The delays in communication are simply because we can't confirm appointments until we have verified with the current tenants. I can assure you that we are doing our best during these uncertain times.
Fantastic experience: WPPM have been my right-hand people for over 2 years now!! Any and all issues large or small are communicated and dealt with swiftly and professionally. They have a good crew of skilled trades people to rely on for repairs in the suite and they do an inspection of fire alarms yearly. The tenants are screened appropriately and I have encountered very few, minors issues with those that have occupied my apartment. Thank you!!

Negative experience: Do NOT rent from these people, you'll regret it. They simply don't care, I was offered an apartment with access to SASKTEL's Infinet fiber optic internet, electrified parking. It turns out the best internet you can get is 25 Mbps internet (absolute garbage), parking assignment hasn't been done and the building does not have even enough parking for all the apartments, common areas never get cleaned and they simply don't care. Multiple calls, messages and emails, they will never get back to me, when I call the office they avoid my calls, they just pass the ball to each other and end up with no answers. Please, do yourself a favour and find yourself some decent company to rent from, if it turns out you run into any issue with them, they will simply pretend not to know anything and just avoid doing anything. The building manager was either fired or resigned and I was never informed. I even had to beg to get the mailbox key after being told that they would not provide one and I should have my mail delivered elsewhere. As crazy as it sounds it's true. They are the most unprofessional company of this kind that I have ever dealt with. Updates: I will be moving out at the end of the month, they have come to their senses and offered to break the lease without penalty. Good because I was about to take my case for a hearing to the office of residential tenancies. However, I must insist on the folllowing: no, parking spaces where never assigned and still haven't. Upon moving in I asked which is the parking space that I should use, I was told they would let me know soon. Soon never happened. The spot that has my unit's number on it is blocked by the garbage and recycling containers. (see pictures). To date, I find my place coming home and not finding a spot to park on multiple occasions. This should not happen when you are paying for a parking spot for yourself, I never signed up for a shared space. After 3 months they finally got someone clean the common areas! It should not have taken that long.

Moving into a building mid renovation always has it's hiccups and we apologize for the inconveniences.
The building was made Infinet ready during renovations and Sask Tel was not clear about actually being able to get high speed or a timeline for it - this is where our confusion was. To this day they still have not given us a clear answer so any evasion or pretending not to know is actually not knowing a clear timeline answer for you. No one is evading you but some of your concerns and questions do not have instant answers.
Parking has been assigned and each suite has one electrified parking spot plus there is plenty of on-street parking. There are new plug ins in the back of the building and they are all numbered.
Yes, the common areas are cleaned on a regular basis.
The mailbox locks were all changed and we apologize for the delay in getting you a key but the locksmith provided you with a key directly and you confirmed receipt of it.
We heard that you were not happy in your apartment so we offered to release you from your lease penalty free so you could find another more suitable apartment and you accepted that offer. We wish you all the best in the future and again apologize for the renovation issues.

Negative experience: They are hands down the worst property management business I have ever dealt with. They refuse to answer any of your questions unless they are through email. Don’t bother calling the office either, the secretary is just as clueless and doesn’t offer any guidance. After 4 different attempts at trying to line up a viewing with days in between email responses we finally had a set time. We also told the property manger we would need warning if something were to change as we live outside of the city. On our way to the city we called and said that we were on our way. The property manager then tried to claim our viewing wasn’t until the next day. However I corrected her to which she responded “either way the unit sold last night.” Overall it was a very disappointing and frustrating experience. I am not sure how this business can operate in such an unprofessional manner.
Jordan, we apologize that you didn't get the service you deserved. With Covid we have been in a bit of a scramble with extra showings and extra time allotted for each. Because of that the property managers have been mostly working out of the office doing in person showings for longer periods than normal. Our in-office reception staff does not make bookings for showings nor do they know our property manager's exact schedules.
We really apologize for the mix up in days and that you made a trip in out of town when the property had been rented. That is unfortunate and we apologize for the inconvenience.

Negative experience: I rented with them a few years back. The apartment was filthy when I moved in, the toilet had urine in it and there was urine on the floor surrounding the toilet. The suite was in fairly rough shape, I.e chunks taken out of wood, and the floor was so dirty it was sticky. Was wait curtains would be installed, came back to a dusty foot print on my pillow so they were standing on my bed with their shoes on to install curtains. The light in the closet didnt have a pull so they "replaced it," when all they did was wrap a wire around the tiny pull and left it hanging down. Pulled once and it broke off. I gave notice and got notified of viewings during the night/early morning, and my damage deposit got "lost in the mail," and was told I had to pay for the check to be cancelled before I recieved the deposit back. Sharon told me she would be showing the suite but I opened the door to someone I'd never seen, nor heard of and a "were here to see the suite." No "Hi I'm _____ from WPPM, I'm here to show the suite." As far as I knew, they were two random people who were given a key to my apartment. Seeing "Western Premium Property Management" on an ad is an instant turn off for me now.

Negative experience: Do NOT trust your property to be managed by this company. You will regret it. The worst management company in Saskatchewan. Your property value will plummet and they will not even respond to your concerns. I've added a photo of my door as an example of this company's failure to provide the service of a management company. They did not even alert me as the home owner of this damage and did not secure any of the security deposit to cover it. Extremely unprofessional and irresponsible as a property management company. Do not trust this company with your property.
