Negative experience: Their website states the cheapest apartment is $1,085 for a two bedroom at Ave o just off 22nd so shit area but when you go for an application it says it's $1,325 that's insane for a bad area. These apartments are suppose to be affordable and they are not. Between them and mainstreet taking all the apartment buildings and jacking the prices nothing is affordable or available anymore and their application is ridiculous to even get approved. We need more low income and family housing or more private landlords need to be willing to rent to families that are low income. This is ridiculous can't even find a good home for me and my baby.

Negative experience: I live in Borden Place they have been having issues with bedbugs and cockroaches. My apartment has been okay but I saw a couple of cockroaches after pest control had been working on the problem. Other tenants my neighbours have been having problems with the bugs. Pest control has been here a number of times this year. There should be a discount on the rent. Clean up the hallways rugs need vacuuming and shampooing. Have had construction crew here most of the year doing renovations

Negative experience: First of all, when I first looked at the place at 26 maxwell Crescent saskatoon. The apartment was getting renovated and said no bedbugs or cockoaches. The second I moved in, I saw bedbugs and cockroaches everywhere. They promise to reduce my next month by 500$ because of all the BS I had to go to a hotel 2 times. Anyway. I got back to the apartment n there were still bedbugs n cockroaches. Then I had to go to get a brain surgery that went wrong n I was in hospital for recovery for a month and a half. Then they demanded the rent, including the 500 they promised would be taken off. When I said no, I'll pay when there are no more bugs. Which my family made sure n checked for me every couple days. While I was in the hospital and my family moved me out of that dump, they tried to say I had to pay 2000$ for no payment. They sent the rentalsman papers to the maxwell apartment and I had no way to get the papers n when I finally did get the papers on a Friday night,monday was the court date, so, I couldn't even call the rentalsman to explain my situation because it was to late. Avenue living clearly did this on purpose. I would give them -10 stars if possible. No one has contacted me yet? So I did call the main company and they were like oh yeah someone will get ahold of you about this and deal with this cuz this isnt right. So they get the same ppl who screwed me over to contact me. Like how does that help? This company is evil.

Negative experience: I'm my personal opinion, if I was you I would stay as far away from Avenue living a humanly possible. One of the worst rental companies I have ever dealt with. Unorganized, un-prepared, threating and horribly mismanaged. Plus the horror stories I have heard where people have lost thousands... Just disgusting. Just do yourself a favour and stay away

Negative experience: I have lived with Avenue living multiple times in the past, but I have never dealt with a leasing agent as rude and unprofessional as Ernest from Avenue living. He is the regional manager yet he doesn’t act like a regional manager.. this agent clearly does not want good tenants in his buildings and doesn’t have the priority to fill the units. I am very disappointed with my experience in Avenue living this year as every other year with any other agent, it is gone completely smoothly.

Positive experience: I’ve had a wonderful experience living at Astor Villa, thanks to our property manager, Mathew Arobasalu. He is extremely professional, approachable, and always quick to respond whenever residents need assistance. Mathew maintains the property very well and ensures everything runs smoothly — from maintenance requests to general communication. His friendly attitude and dedication to creating a comfortable living environment truly make a difference. It’s rare to find a manager who genuinely cares about the residents’ comfort and satisfaction, but Mathew definitely does. While Astor Villa is an older property, it is very well maintained, and that is largely due to Mathew and his team's consistent effort and attention to detail. The management ensures the common areas are clean, maintenance issues are addressed in a timely manner, and the overall living environment remains comfortable.

Positive experience: *UPDATING MY REVIEW again, 10/21/25 I am providing a MOVE OUT review to Avenue Living. I lived in the Geneva apartments in Sutherland for a year. I want to personally thank JULIETTE for all of your help during my stay, for listening to my concerns and addressing them in a timely and efficient manner. I believe my efforts and your hard work behind the scenes have had a positive impact on the building integrity and on current/future tenants who move in. My move-out process was done with ease and Juliette was very accommodating to my work schedule and worked with me. Would I ever live with Avenue Living again? YES. *JULIETTE, you are an amazing woman and Avenue Living is lucky to have you as an employee, they do not realize just how much you have a very positive impact on their business. Negative experience: Do not rent from these people!!!!! I can't give no stars but I would! Moved in and had an infestation of mice. Feces and urine in the cupboards and fridge. The tenants before must have lived that way. I had cats so they did help the issue and pest control came in but the brick outside wall is ingested with mice that go to the fourth floor! They have yet to fix this issue. They say there suites are renovated with new paint and flooring everything else is old and outdated. The stove had a faded knob so I couldn't see the temperatures, asking a few times and being told I won't get a new stove, I bought a new knob off eBay as that was easier than dealing with the people who run this company. Ernest was very unprofessional, unprepared and had zero care for tenants. He showed up late on move in day, the suite wasn't even clean upon arrival and he called the cleaners with me present and they came over and did a quick clean job no deep cleaning of this suite which left me to clean mouse feces and throw out food because I saw more than 15 mice in my suite and deep cleaned it myself. If you ask Ernest a question, as a woman, (not sure how he is with men) unless it benefits him he won't respond. From what I've witnessed he's late for these viewings etc all the time and he's not suitable for this job. There was also numerous maintenance issues upon move in, and one of the maintenance guys wanted a hug as they said I looked sad, all I was doing was minding my own business it was extremely uncomfortable and I dealt with the aftermath for months of trusting others in my personal space. He also called Azan on the phone and wanted me to pretend I was really upset so he could get things fixed, a total disgusting company that humiliates and demoralizes women. The guy quit but a new guy started and quit as well. Azan was another horrible person to deal with, If it came down to signing a lease his responses would be "ok" if you asked him a question then he would call you multiple times and couldn't understand him he does not speak English as his first language so it is hard to communicate about legal matters and agreements, probably what AL wants for their benefit. He was so awful I refused to talk to him and talked to a lady named Soumi, She wasn't much better but better than him. When the building was being painted, they hired a company that played rap music so loud you could hear swearing through the windows. The snow removal company put a huge pile of snow right by my vehicle causing me to get stuck in ice and walk in puddles. AL focuses more on the esthetic of their buildings but what people want is comfort. They painted the building inside and sprayed everywhere it was toxic and not livable but why would they care. When you hear dripping in the walls from the boiler heater and when the heating system is that old maybe they should replace the heater system instead of painting there buildings that need to be demolished. It was so hot in the suite I hardly could put heat on, in the summer I would cook with 2 air conditioners running and my bills were high. The laundry room had urine in the garbage can one day. They are moving in sketchy people in these buildings as well. For suites that are listed at $1600-2000 for a 2 bedroom shack, this is unacceptable and alarming. It's robbery and giving nothing and are the definition of slumlords and always will be. Unfortunately changing their logo doesn't change the fact that they are awful people who just want money and build their company and treat people like they can live in filth. For 2025, this is pathetic and there should be rent control and check ups on these buildings for humane purposes. They get away with WAY too much DONT TRUST them. They will post a picture of a suite that isn't even the suite advertised it's a joke. Do better Avenue Living!

Negative experience: My honest review about an important issue after 1 year of living in A.L apartment: I’ve been stuck with a relentlessly noisy neighbor. Every time I call Avenue Living Tenant Services, I get the same shrug: “We’ll put in a request.” Then nothing. For weeks. Ridiculous! If responsive property management matters to you, think twice. Beyond the neighbour drama, the suites themselves are noisy—sound bleeds through like there’s barely any insulation. FYI, in Saskatchewan, tenants have a statutory right to quiet enjoyment, including freedom from unreasonable disturbance by other tenants (Residential Tenancies Act, 2006, s.44), so, this is just not an opinion. The Standard Conditions attached to every tenancy repeat this: you’re entitled to quiet enjoyment and freedom from unreasonable disturbance, and the landlord must keep the place fit for use and enjoyment (Std. Conditions s.7–8).  The Act also requires landlords to maintain the property in a good state of repair and fit for habitation, use and enjoyment (RTA s.49).   Avenue Living’s “request” purgatory isn’t management—it’s avoidance. If you value peace and a landlord who actually intervenes, look elsewhere.

Negative experience: Very disgusting, disrespectful and careless service. When I take over the apartment it was super dirty I had to asked them to clean it. Moreover window was broken, balcony sliders were broken,bathtub was super dirty, kitchen was tooo much dirty. No recent paint has been done. There is a very big hole on floor and some stains on floor. And I have complaint about it about a week ago and still no any action has been made. Also any repsonsible person is not replying back. Quite frustrating. One of the bad experience in my life. Strict actions should be made and I hope avenue living will take some serious actions on responsible person.

Negative experience: I refuse to believe any 5 star review. Place was unsanitary, blood left on the wall in the hallway for weeks, garbage and needle filled parking lots, non existent snow removal, zero security. Not to mention the landlord special paint job (there was a dead bug that was painted over), and outdated appliances. They asked why I was leaving, I mentioned a list 10 things long, then added location and it’s like that’s all they heard, “well we can’t fix that, nothing we could do.” Reid park estates

Fantastic experience: My family and I leaves in chancellor gate apartment for two years we had fantastic guys like Michael,niyi and formerly nnamdi. Michael resolved issues speedily and followed up complaints to resolution. I have reservation about one kemi lady. The new new management are doing ok. Left because we needed bigger space with more baths.

Negative experience: I honestly had such a frustrating experience with Avenue Living. One day I was locked out because they changed all the doorknobs and apparently left new keys by everyone’s doors — but nobody bothered to tell me! There was no note, no email, nothing. I ended up standing outside for 15 minutes until a neighbor let me in and explained what was going on. When I called Avenue Living to ask where my keys were, they said they’d call me back, but of course they never did. I called two more times and kept getting the same “we’ll call you back” line. They just didn’t get that I couldn’t even get into my own home. For the whole month before I moved out, I had to wait for someone to let me in or use a pin code for the front door. The only thing I can thank them for is finally giving me that pin. Other than that, the communication is terrible - they really don’t care about their tenants at all.

Negative experience: I’m really disappointed with Avenue Living because they have terrible communication. Every time I call them with a question or a problem, they say they’ll call me back but they never do. I’ve been waiting for days and sometimes even weeks with no answer. It feels like they just don’t care about their tenants at all. I would not recommend renting from Avenue Living if you want a landlord that actually responds and helps you when you need it. Before I was moving out, like 2 weeks before, I was sleeping and I heard my door opening. It was some woman, and so I asked why are you unlocking my door, and she was mad because she was “knocking” and i didn’t hear. Mind this, nobody texted me that someone will come that day, or just a reminder or something, nothing. And when she came in she told me that she needs to take pictures inside the house, my parents were not home and i’m a minor and i didn’t want to have her in the house without permission, and i told her that my parents arent home and wouldn’t allow me to let her in because she didn’t have the avenue living uniform or something like that, it was just a normal fit. But tell me why, she still came in and started taking pictures everywhere where it was not necessary at all, like she started taking pictures inside the fridge and the ceiling ‍♀️ Please never associate with them because it’s not worth your brain cells.

Fantastic experience: Me and some of my friends with have been living here with family n kids for almost 2years. I mostly found Avenue living Saskatoon property manager Micheal and his crew working hard to make it a better place. They addressed any of our problems we raised. And they tried to do it ASAP. The place I live in is quite challenging for them to manage and they are doing good. I'd say - keep up the good work to Avenue living.

Negative experience: Absolute slumlords, they act, you don't exist and staff have poor speech patterns so don't waste your time renting there unless "you're an rich person" also spoilers, "credit system" has been brought up if you called them if you got a home or not

Negative experience: wish I had the money to move out had black mold in the shower and they just caulked over it and told me it was a shadow lmaoo multiple dead cockroaches and live ones huge sticky stain on the kitchen floor was just covered by the fridge no screens on any windows or balcony door was told window blinds are for us to put up ourselves and the new flooring was not done properly with random dips in the floor and no plug ins work being that anything put in just falls out

Negative experience: If I could leave negative stars I would. Horrible, horrible business to rent from. The apartment was filthy upon move in. The blinds were broken. Bugs. Door was broken. They said it would be fixed. The guy that came from exterminator said they won’t go away because he was told by avenue living to only spray 1 apartment. Only the complainants. There is more dirt in the hallways than in the alley. The railings are sticky and disgusting. Moved out due to unsanitary conditions and they charged fees for breaking contract early. Tenancy board of Saskatchewan has been contacted. Hearing will be booked. Avenue living should be ashamed of their property conditions.

Fantastic experience: Micheal, He is building manager. I had an issue with the Kitchen tap. I informed him and at his earliest time he fixed that problem. Whenever I text or Call him regarding an issue, He replies and resolve that issue. He never let me disappointed. Negative experience: Just mediocre. Nothing too special. (If you live on ground floor with walk out patio - you may have dogs pooping and peeing everywhere, they don’t care).. Nothing fancy, semi-decent dwellings.. Everything is over priced tho.. and everything is backwards (for example: you can sign your lease agreement through email or even waive the rights to have your agent fill your lease on your behalf- but you have to drive to their office (spend your fuel, time and take time off work) if you want to cancel your parking spot - just to go there and do the same thing you could’ve done over email: sign) lol. Welcome to the great civilized west… (no need to reply, just look at your overall rating: it speaks for itself). Have, some shame. Be competitive like Mainstreet / lower your rent prices. And Sorry is just a word.. (next time you say sorry, take a piece of paper, crumble and scrunch it up, and then try to uncrumble and straighten out the paper. That’s how an sorry, looks like in 2025…

Negative experience: I lived in an apartment managed by Avenue Living for two years, and it was a terrible experience. All the units had lots of cockroaches, and the management was unresponsive and unhelpful. I wouldn't recommend this place to anyone.

Negative experience: They are literally promoting smoking weed inside unit and while signing lease agreements they warned us not to do it in unit as we are not doing it but other people from other unit doing it and they are not taking any steps against them i think they don’t care about their tenants

Negative experience: I have rented with Avenue living for more than 1 year. They have not refund my security deposit evenif I gave them written notice 1 month ago. There is no damage into the property which is documented also. They are big cheaters in terms of security deposit refund. Also they don't maintain their apartments nicely, in fact you need to call again and again for the maintenance work. Worst experience! They are taking benefit of the high rent market without any ethics into the business.

Negative experience: Renters beware! This place is a nightmare. They will charge you outrageous fines even if you have given proper notice. They absolutely refuse to let you transfer the rent and will deny any request you make without any explanation. The area is deplorable, resembling a slum with trash and filth everywhere. The management is utterly incompetent and indifferent to the tenants' needs. Maintenance is practically non-existent, and the place is infested with bugs and covered in stains. The walls are paper-thin, and you can hear everything from your neighbors. The appliances are old and constantly breaking down, and they take forever to get anything fixed. Visit this place, and you’ll instantly notice the severe issues with both management and maintenance. It’s shocking that they are still in business with such poor standards. Avoid this place at all costs unless you want to be miserable and ripped off. Furthermore, be cautious of the reviews. All the 5-star reviews are fake and misleading. The genuine reviews, which honestly reflect the condition of this place, all have 1 star. It's clear that all the positive reviews are coming from one person, likely to deceive potential renters.

Negative experience: Im not having a problem with our unit, all people specially maintenance are really good and very accommodating. My concern is the people working at your head office they are really rude. Today we visit the saskatoon head office and those two ladies at your front desk are talking to their language while talking to us. We bring the new contract just to clarify the changes and seems they dont want to ask. She just want us to sign the contract??? We are just explaining our side but in return she is rude.Better change your fron desk those who knows customer service. This is the second time experience of rudeness with your office. They make us feel stupid while talking to them.

Negative experience: Beware of Avenue Living - Saskatoon Office Zero star We rented an apartment from Avenue Living in Saskatoon and paid a $1000 deposit. After completing our one-year lease, we decided to move due to the lack of facilities. Upon requesting our deposit back, they claimed $750 would be deducted for cleaning and a wall damage. While we acknowledge the wall damage, the cleaning charge is completely unjustified. Despite visiting their office to discuss the issue, two days later we received an email stating we owed an additional $86.68 on top of our deposit. This brought the total deduction to $836.68, an increase of $336.68 from the initial claim—clearly a scam. To make matters worse, the apartment was not cleaned when we moved in, and we even found condoms in the heater. Their customer service is terrible. Be aware and stay away!

Negative experience: All suits are almost same they will add a $200 dishwasher and sell as a premium suit. If you complain or review about anything they will increase your rent 40%-50% to give hard time. If you ask them about the rent increase they will say oh you were paying discounted rent now you have to pay actual rent. How they play with innocent people and scam them. Stay away if you can.

Negative experience: DO NOT RENT HERE!!!!!!!! Rude office staff, dirty apartments, poorly maintained, maintenance is slow does not believe you when you say the heat is not working then when you push them to look at it they do and they find a problem, leaking boiler caused a carbon monoxide leak and we were all evacuated by the fire department (they installed a carbon monoxide detector after this) the contractors they hire for snow/ spring cleaning are terrible JonesE, they like to bulldoze their way through your block heater cord and snap it off your car with a shovel (I wasn’t told I should’ve taken it out or that there was going to be snow clearing that day) the then I called and nothing was done even though they said and promised that something would be done, not to mention the homeless problem with homeless people entering the halls (by the way this apartment is ON MAIN ST East side) it had gotten so bad we had to kick homeless people out who were literally smoking crack in the halls and sleeping there overnight, my neighbour had been calling them for four months complaining for avenue living to fix this issue, because apparently they were getting in by prying up the door latch with a flat card or something, as soon as my neighbour threatened to sue they finally brought a maintenance crew that fixed the issue, there are little kids who live in these apartments who require safety and security, especially for the money you’re paying to stay here, but oh but it didn’t stop there, the issue slowed down but again we are still getting homeless people in here, I see garbage left by homeless people and writing on the wall, I would never ever ever recommend avenue living to anyone. And on top of that the rent goes up, trust me, it is no luxury to live here. Do not rent here. I am very angry and disgusted with this company. They were okay at the start (5y ago) but then I don’t know what happened they’re not the same. Cockroaches, bedbugs, you name it. Please, do your self a massive favour never rent here.

Positive experience: Ernest got me the place very short notice and was incredibly responsive and supportive throughout the process. Negative experience: I rented from avenue living and it has taught me to stay clear of scuzzy landlords and terrible areas. I moved to this apartment unfamiliar of the city not knowing it was a bad area the landlord Micheal told me it was a great area and didn’t mention the homeless shelter next store causing homeless people to surround the building, yours cars etc. I walked in and found three homeless people smoking crack I called the avenue living and they didn’t do anything. They only care about your money nothing else they are terrible scuzzy people. The apartment buildings are filthy and always smell disgusting and have garbage all over the hallways including moldy half eaten chicken bones to be exact. Avenue living is absolutely terrible.

Positive experience: The experience with showing and final lease arrangements for my apartment went fairly well with Ernest. He was helpful and patient. However this was soiled somewhat as when I was finally able to move in I noted the Soap dish in the bathroom had a hole in it. So, taking a shower would put water inside the wall. I did contact maintenance and put in a request last week but nothing has been done. I would love to have a shower in my own place...

Negative experience: I give them two stars because of the good renting costs. But a big problem is that it takes them forever to fix a problem and you would have to call at least 3 or 4 times to fix the problem. They say it's fixed, and the next day the same problem is there. It's frustrating. The Saskatoon office rarely picks up the phone and their number doesn't have voicemail . I called for the bathtub painting 5 or 6 times, after 2 or 3 weeks, this is how they painted it. After 48 hours, I showered just once, and half of the paint ripped off the tub. Now it looked worse than what it was, but I was sick and tired of it so I don't want them to come again.

Negative experience: Want to give 0 stars for the worst experience i have been through. I went to their office about 2 weeks ago because i wanted to find an apartment unit for my friend.The receptionist gave me a number and told me to talk to him. His name is Ernest. I called him and explained what i was looking for. He said ok i will look for a space. I waited for a week and called him again but no response. I was already low on time because my friend was coming back from his home country and i needed to find the place for him as soon as i can. Anyways, i then talked to one of the customer care representatives from avenue living communities, they fixed a meeting for viewing and also sent me the confirmation email. The meeting was next day at 1:30pm with Ernest and guess what no one shows up. I waited there for 1 hour. Also gave him a call but no response. Absolute joke… wasted my time. No value for others time. He never bother to let me know that he was not coming. Anyways, i have found another place. So ANNOYING!!!!

Fantastic experience: I had rented an apartment from Avenue Living and was fortunate to get a very friendly, helpful manager named Micheal Abouade, any help I needed with anything he was more then willing to help and always did. It’s unfortunate that there aren’t more people like him especially in his line of work. I’ve rented before and all the manager’s concern was to rent the place, then your on your own. But this is not the case with Micheal, he’ll go on and beyond helping! I’ve had a very good experience with him and had to move because of mobility issues but am glad I had the pleasure meeting this young gentleman and wish him nothing but the best in his future.

Negative experience: I've been scheduling appointments to view places and so far the 1st person (Ernest.O) showing me the apartment didn't show up or answer my messages and the 2nd person (Azam.K) called and spoke very rude to me and then when I told him I was at work and would have to call back he then sent me a text that my appointment was cancelled. seems like the people showing the rental properties are not very professional and there people skills need a lot of work. hoping the next appointment I schedule is with someone who shows up and isn't rude for no reason

Negative experience: DO NOT RENT HERE!!!!! Rude and disrespectful staff. They have no idea what they are doing.. over charge rent, don’t do maintenance requests. Leave mold in your suite for MONTHS before addressing after being requested over 10 times. They have NO IDEA what they are talking about. Women beware of building managers!!!!!!!! Not a safe or clean place to live. Every last interaction has been HORRIBLE with these people. They are unbelievably ignorant… have to involve rentalsman to deal with these disturbing people!!!! Rent ANYWHERE else. Not from Canada but told me this is how you behave in Canada…. Yet I have been the only Canadian in any of these conversations. Apparently being rude and trying to creep on women is what you do in Canada now. Sick individuals!!!!

Negative experience: If could give 0 stars, I would. DO NOT RENT HERE!!!! Management here is an absolute joke. Every last one of them, from building manager to office management are ignorant, rude and absolutely clueless. Building manager preys on single women. Enters suites for absolutely no reason and first thing in the morning to try and catch them sleeping alone in bed. Staff has called names for no reason. They do not fill maintenance requests and suites are disgusting. Worse renting experience of my life. Broad street, boardwalk, Main Street and colliers are MUCH better options as have rented from all of them, not all perfect but so much better than the company from hell which is avenue living. Disgusting behaviour.

Negative experience: Unfortunately I can’t give zero ratings, extremely rude behaviour by the local admin personnel of the Saskatoon office, I made my payment on November but wasn’t accepted by their bank, sorted that out providing proofs and what not. Today the admin staff called me informing me, I shouldn’t make etransfer payment anymore, and I should come to the office or get a preauthorisation form. I told her no, and that etransfer is convenient for me. Now this lady got the audacity to tell me I am rude, when I was only nice and even while talking the lady kept on cutting me off. She needs to realise that we are the customers and she can’t be rude or even cut me off. First time in months it had happened to me. What a shameful lady. The place is the Chaparel

Negative experience: I have lived in my building for around 2 years with zero issues. Never late on rent, I live alone and make no noise when I am home. Just in this last month i've had issues with management, starting with my lease renewal being deceptive, threatening to tow my vehicle that I have paid for parking for the last 2 years, because they took it upon themselves to remove my spot on my lease renewal, while maintaining the same price that I paid WITH my parking. Even after immediately e-transferring them they still threatened to give my spot to someone else if I didn't go to their office immediately. Talking to the Saskatoon Office about this issue and one other issue was very unpleasant, one of the ladies who currently takes calls is extremely argumentative and uncooperative, she does not even try to talk to you like you're not a toddler. Up until recently, the staff at Cresent Towers has been fantastic, friendly and accommodating, but the staff that used to be around are gone and the employee's I have talked to have been unprofessional.

Negative experience: Horrible staff at avenue living, extremely rude, unprofessional and deceitful. They tried to get me to give them more money after I had already overpaid them one month of 170$ i never got that money back! Come to me moving out and the landlord is trying to charge me another 475$ for a "cleaning fee" after their own staff told me not to clean the unit since they would clean it anyways. I also waited 9 business days for my deposit, legally they only have 7 business days. I will be reporting my landlord/ avenue livings to the ORT! I highly recommend renting from literally anywhere else. They do not respect or care about their tenants or properties.

Negative experience: This has been an incredibly unpleasant living experience. The apartment they provided me had a balcony covered in pigeon droppings. Despite numerous calls for assistance, the person they sent did not clean the balcony at all. When I moved out, they claimed I hadn't cleaned the balcony and had used it as is, but who would willingly use a balcony covered in pigeon droppings? On top of that, they charged a whopping $2.6k, and this substantial amount was supposedly for cleaning, as they claimed. It's astounding that they would charge such an exorbitant fee for cleaning, especially considering the condition of the balcony. Furthermore, they charged exorbitant fees for seemingly unnecessary things. I had cleaned my room thoroughly, and the paint on the walls was in good condition, yet they still charged me for cleaning. Additionally, they billed me for installing new blinds on the windows, even though the existing blinds didn't belong to them, and other apartments didn't have blinds at all. It's frustrating to be charged for services that were either unnecessary or for things that weren't even their responsibility in the first place.

Negative experience: We got approved to view a unit, they didn't show up. Then got approved for another viewing of a different place, they called and said we don't qualify. They said we needed to be earning $2000 which is fine. Then the day of the second viewing they called and said we have to be earning over $3000. We are disabled and live off of the SAID program basically. We are trying to find a place with two other people and those 2 people can and will be getting jobs. We need to be out of our current unit before October 1st, this unit is with a different terrible company. Avenue living doesn't care about the tenants or applicants

Negative experience: Just cockroaches everywhere. Building manager and the management is very rude to the tenants. 13 months contract and 1 month free is a total scam. They make you pay for the entire month plus deposit and handover the keys later after 2 weeks with excuses. The moment you sign the lease and pay, Building manager will vanish right away. Whatever happens after that till the next year renewal he won't contact you. If you live in the first floor get ready for your upstairs neighbor knocking the balcony wall and smoking everyday Starring at your semi basement windows. Management won't give a damn about your complaints on these nuisance. They charge you $15 for the parking stalls which is damaged and not numbered so anyone can park, there is no fixed stall for yourself. Even non residents park there and there is no one to oversee it. Even if you tolerate all this for a cheaper rent, here come the cockroaches. No end for the cockroaches, it is everywhere on everything. I will never go back to avenue living or refer to anyone.

Fantastic experience: While I was house hunting in saskatoon, I came across avenue living and Ernest Onyejekwe their Leasing Specialist was the man in charge to help me out. To begin with, he's very punctual and responsive on the phone. He was very considerate and understanding as I had to travel from another town for viewing. Also,for application and it's review he was helpful. I strongly recommend Ernest to all future clients of avenue living. It's staff members like him who make an organization good.

Negative experience: Girlfriend lives in one of their confederation buildings and the building has a bug infestation. She reported it and they denied it, she then sent in pictures proving it and now it's been radio silence ever since. They seem to not care for their properties or their tenants. Truely immoral to let people live in bug infestation and then have the balls to deny it. Rental board will be involved eventually if they keep ignoring people's complaints about bugs and maintenance. You'll see them telling everyone with a bad review that they're sorry and to contact them but it's an automated message cause they clearly don't care unless it's a good review. Edit: never updated what happened. Legal action on our side had to be threatened and the lease was terminated with no penalty they also refused to have anything documented over email. They still have a huge bug infestation in that building on Confederation but won't do anything about it. And before final move out the property manager stole food and drinks out of her fridge. What a terrible slum lord style company. Please avoid their buildings at all cost. This company is going to get someone killed one day due to their negligence. They've been in the news 3 times.

Positive experience: Pros- pretty quiet, able to get maintenance relatively quickly Cons- they make you pay $50 for changing your phone number (buzzer system is linked to phone number) When my wife and I first moved in it was quite nice but now we are finding more and more to not like. I’m sorry but I’m not paying 50 to update the buzzer system because my phone number changed. That’s absurd. I’m hoping to find more things to like than dislike before the time comes to decide whether to keep leasing or not

Negative experience: We got the apartment in April and the place has roaches the whole building smells so bad and they don’t wanna do anything about that Absolutely horrible staff at (119 105 st e) no customer service they’re very rude and will always charge u some extra stuff that u don’t even know about everytime I go there pay rent and we “owe” something when u ask they don’t explain and start being rude then come next month same thing they keep charging for things for no reason the people at front desk need to learn how to respect and listen to their customers !!

Negative experience: New building owners are awful! Nobody wants to do any work, yet they raise all the prices. $1100 for rent in a place with cockroaches, and wasp nests that they don’t want to spend money to get rid of! Adds random “fees” for reasons that don’t exist. With hold money that they owe you that I’m still trying to get months later!!! Can’t ever get ahold of anyone, for anything!! Very frustrating company to deal with!!!! No one ever knows anything, about anything!!! Places are very poorly built and managed! Please don’t waste your time!!!! I used to live there and just moved out over a month ago!! For many many reasons! And the customer service is the only person I can talk to in the entire Avenue Living community… And all they say is someone will call me back…! Extremely irritating !!!!!

Fantastic experience: Hi, I am living in Avenue Living Apartment for the last 2 years and to tell you the truth I couldn’t complain that my concern wasn’t addressed in the last year, and this happened all because of our building manager Alan Akobundu. He is always responding to my calls and if he can’t pick up my calls right away, he will reply when he is free. He addressed all my concerns so far and he takes things seriously. I am here in this accommodation almost for the last 2 years but the service I got from Alan for the last year is commendable. He is simply excellent, dedicated, and focused, and he has client first attitude. I wish all building managers should be like him, more empathetic to solve clients’ problems. I am here to let people know more about a manager like Alan so that they can expect more Alan from Avenue Living. Avenue Living should train their building managers how to communicate with clients as it’s not only a money-making business as it’s related to service people and the community. Fantastic experience: I moved to Saskatoon, Saskatchewan about a year ago. Alan Akobundu was the gentleman that I dealt with, when I first moved to the city and into my apartment. He was wonderful and very helpful about all the things I would need to set up, for my new apartment, when I first moved in. Moving from another province was very stressful but Alan helped with relieving that stress. Not only did he set me up with a very nice apartment but my build is super clean and very quiet. Anytime I called Alan with questions or any minor issues, he was very prompt in making sure it was handled and taken care of. My experience with Avenue Living has been extremely positive. Fantastic experience: I had a great experience staying at Mitchell Manor mostly because the property manager Alan Akobundu took care of everything over there. During my first week he ensured that a broken air conditioner was replaced within a day. He also helped in renumbering the parking lot to make it easy for residents parking, specially for those who had large SUV's. Alan is always prompt in taking action and keen to help others, and that is why I refer any new comer to him for guidance.

Fantastic experience: I lived at Mitchel manor saskatoon from 2020-2023. The Service and response were awesome. I have seen so many building managers but only Alan Akobundu was excellent. I wish all building managers should be like him. He brings people together and exactly knows how to run a business as well as relations in one sentence he provided mental peace for living and the rest of managers were simply garbage. Fantastic experience: I just want to thank Mr. Alan Okobundu for doing a great job in maintaining peace, order and cleanliness at Borden place, He got rid off the bad tenants that caused disturbances during late nights. And I think that everyone in the building right now are having goodnight sleep. Keep it up!

Negative experience: Unaccommodating, rude, takes for ever to do anything they left me with out mail access for a month and a half took two weeks to get my a door key (gave us one for a 2 bedroom suite) when a fire occurred they did nothing to help they couldn’t ever accommodate my time they expected me to be able to take off work to view places and to get my things and only gave me an hour to collect my belongs and expected me to take more time off work. They have been nothing but arrogant. Except the call centre the only real people that work for that company

Negative experience: If you have the opportunity to live anywhere else than an Avenue Living apartment you should live there. I've lived in 2 separate avenue living apartments in different cities and have a friend who is in the process of trying to get out over there Saskatoon Avenue Living apartment. All the buildings are the same. Dirty, constantly smell like cigarettes, little to no maintenance gets done, rent is ridiculous for the closet sized rooms you get, and the apartments NEVER look like the pictures they advertise. I'm incredibly upset with what my friend has to deal with in her apartment. She has been gone for 3½ weeks on a business trip, and I stopped by every few days to water her plants. Today she received a noise complaint for "blowing horns at night"... NOBODY HAS BEEN IN THE APARTMENT FOR MORE THAN 15 MINUTES IN WEEKS!! Avoid avenue living at all costs. Nothing but horrible experiences and bad management.

Negative experience: Probably one of the worst staff there is. They are rude, unprofessional and very very unhelpful. They do not care about your specific situation and will try to gaslight you into believing the way they are treating you as a customer is them following procedures. If you can, avoid living in their properties because you cannot except basic human decency. Awful experience.

Fantastic experience: I rented an apartment from Avenue living and they have been good .They respond timely to any of my complaints or issues.The apartment is nice and I will recommend them anytime. ALAN AKOBUNDU the property manager doesn’t hesitate to sort me out anytime.

Fantastic experience: Loved living here, they are very understanding when you have a problem and very quick to fix any issues you may have. My landlord Alan was very good and very helpful when I needed to move. He made sure that I was able to move out without hassle and even stopped me from making a mistake on the process... These people care about the building and who lives at their property. They take very good care and keep those property clean.... .. The only reason I am not living here is because I moved for work to somewhere they don't have a property.

Fantastic experience: I personally had a very great experience as a tenant of Avenue Living, St. James to be precise. There was mutual respect, courtesy, and they addressed every issue that I had with speed. Mr. Alan Akobundu and Mr. Nnamdi Onyenufuro were 2 key persons that I would never forget. I would recommend them any day!

Positive experience: For the Past two months, the services here has been superlative, especially timely responses to urgent needs. Alan Akonundu’s Management skills is good in regards to customer relationship. In addition, permit me to use this platform to thank Alan once again for the support he gave I and my family via DHL to get our shipped items in tact before our arrival. Furthermore, Carlo the great technician for his prompt responses whenever he is called upon by the management. Finally, the cleaning culture of this Apartment is okay. However, this reflects my personal opinion. Honestly, I would have given you guys 5 Star - decided to keep it at this for now.
