Fantastic experience: I've been working with William Quan of HomeLife New World Realty since July 2023 and he's helped me find both of my last two apartments in Toronto. I can wholeheartedly say he's one of the most professional, precise, detail-oriented and honest realtors I've dealt with. Before working with William, I went through several realtors who didn't seem to care about my needs and were bad at communicating, often trying to sell me units with underlying issues or units outside my budget. William was completely different. At every showing, he'd spend a good 30 minutes thoroughly going through the property, checking for damage, testing the appliances and making sure it was genuinely in decent condition to rent. He also put in a lot of his own time researching listings and was great at walking me through the process and keeping communication clear and transparent along the way. I can't recommend William Quan and HomeLife New World Realty enough for making the renting process so much easier.

My wife and I had just moved from Vancouver to Toronto, so we were completely new to the city and unfamiliar with the neighborhoods and the rental process. If you’re looking for someone who is honest, responsive, genuinely cares about his clients, and will work hard to find you the best home and the best possible deal, I can’t recommend Himanshu highly enough. Fantastic experience: I can't recommend William highly enough! From the very beginning, he made the process of renting out my unit so much easier. He did an excellent job screening applicants and found me wonderful tenants, which gave me a peace of mind. What I've appreciated the most is that his support didn't stop after the lease was signed. Even now, whenever I have questions or I'm unsure about something related to my rental property, William is always just a message away. He takes the time to answer my questions, offers thoughtful advice, and has been incredibly patient and reliable throughout. It's rare to find someone who genuinely cares about their clients long after the transaction is complete, but that's exactly the kind of person William is. Negative experience: My experience with David Li was as follows: after several days of email communication, during which there was some hesitation about arranging a viewing for the property I had inquired about through Jing Lin Li, a showing was eventually scheduled for the next day. However, the appointment did not take place, and there was no prior notice or follow-up communication regarding the missed meeting. Based on this experience, I would not recommend HomeLife New World Realty.

Negative experience: This was one of the most unprofessional real estate experiences I’ve had. The showing started late, and when this was raised, Odinrin stated outright that he was not going to apologise. Being late is one thing; refusing to acknowledge it shows a remarkable lack of basic professionalism and client respect. Real estate is a service industry, and this interaction made it clear that courtesy, accountability, and communication are not priorities here. If punctuality and elementary professionalism matter to you, I would strongly advise looking elsewhere. This is not a serious business.

Negative experience: Wei Zhang (Wayne) was the real estate agent hired by my landlord. As an international student tenant, my experience dealing with him during the lease termination process was extremely stressful and frustrating. During our communication, i often felt pressured and misled, especially when legal matters were involved. It seemed that my lack of familiarity with Ontario tenancy laws was taken advantage of. When returning the keys, he raised multiple issues and refused to return the deposit for various reasons. Even after we completed a full cleaning of the unit, he continued to point out minor issues and repeatedly asked for additional cleaning and so-called "deep cleaning," which dragged on for nearly three days. The situation was only resolved after we consulted independent legal advisors. Moreover, during the lease period under a joint lease agreement, one of my roommates temporarily left Canada but continued paying rent, leaving their room vacant. Without my knowledge or consent, the agent and landlord arranged for another individual to move into the unit. This person used my personal belongings and occupied shared spaces, while no lawful sublease or occupancy agreement was ever provided to me. When I requested documentation, I was told there was no obligation to provide one. This situation made me feel unsafe in my own home. Due to ongoing stress and safety concerns, I was forced to move out early, which resulted in the loss of approximately three months' rent. Although the lease was eventually concluded, the process caused significant emotional stress and wasted a great deal of time. Based on my personal experience, I would not choose to work with this agent again, especially as a tenant. Negative experience: Does not honour scheduled showings and entire team is clueless about showings when I called.

He carefully crafted our offer, negotiated inspection repairs, and even got the seller to include some high-value appliances at no extra cost. His expertise saved us thousands of dollars while ensuring we still got the home we loved.

Negative experience: This agency and Henry Hu in particular should learn to respect local communities. Including one's choice not to be bothered with the unwanted spam of yours. Perhaps then you could call yourself a neighborhood realtor.

He was always punctual, immediately acted upon our requests, and provided valuable suggestions throughout the stressful process. Highly-recommended real estate professional!

Negative experience: I've been searching for rental units with my partner for a few months now and I've continuously come across listings from this agency with my realtor. Their listings are entirely misleading, and I'm my opinion, unethical completely. If there is something not completely ideal in a unit, it is completely and purposefully hidden. As a result we often didn't have pictures of a kitchen, bathrooms are of a sink and toilet, and bedrooms are often taken from misleading angles and focus on a desk and a chair. I expect this from private persons, but it is not acceptable, to me, for this type of practice to happen in the professional experience. If they are this blatant in hiding deal breakers from me, then I quickly discover them when I show up in person, I feel mislead and like I've wasted a ton of my time on something that should not have happened in the first place, and then what else are they going to mislead and hide from me that won't be blindingly obvious in the future that I will suffer from as a result? I've told my realtor I'm not even going to consider any units from this agency in the future, and they completely agreed. It might not be illegal to omit this information purposely, but I find it completely unethical and unacceptable.

Negative experience: These brokerage’s real estate agents have no idea what they are doing because they do not provide any proper documentations to tenants when selling homes claiming permission from landlord with no evidence.

Negative experience: We had a very disappointing and unethical experience with realtor Thomas Leung. While we were preparing to submit an offer of $1.24M on a property listed at $1.28M, Thomas falsely claimed that the seller had already received an offer of $1.6M. I triple-checked—he clearly said $1.6M, not $1.26M. Based on that, he discouraged us from even submitting our offer. To our shock, the property was later sold for $1.235M—$50K less than what we were ready to offer. Thomas did not just mislead us; he also potentially caused financial loss to the seller by preventing a higher bid from reaching them. I cannot say for certain whether his actions were driven by bias or racism, but the behavior was clearly unethical and unprofessional. My sincere advice: do not engage with agents like Thomas Leung. Realtors like him damage trust in the entire profession. The real estate industry deserves better.

Negative experience: My experience with ALEX YANG at 66 MacDermott Drive in Ajax was horrendous. From the beginning, she was unprofessional, condescending, and misleading. She made several false claims about the unit’s condition, stating that repairs and maintenance were completed or scheduled — none of which were true. Communication was unreliable, and promised follow-ups were ignored. More troubling is that the property is located in an R2-A Residential Zone, where lodging houses are prohibited. Despite this, the home is being used as an illegal lodging house. Alex continued showing the property to new tenants, which raises serious concerns about her understanding of municipal law and her responsibilities as a licensed real estate professional. Tenants deserve honesty, transparency, and legal compliance — this experience offered none of that. I strongly advise others to avoid working with Alex Yang.

Negative experience: I have been trying to reach you by phone and email for a week but I can't reach you, I finally reached the office and left a message but no one answered. I reached out through another realtor and learned that the house I was interested in was actually rented. I want to ask Jie Chen why you are not doing your job well.

Negative experience: I had a very disappointing experience with MINA ZHOU, very unprofessional and largely unresponsive. Communication was inconsistent, and provided information that’s not true. There is little to no guidance or support, led to a loss on my end. I would not recommend this agent based on my experience.

Negative experience: Super unprofessional. Agent was short with our agent, ignored several calls & took over a week to respond. Huge waste of our time.

Fantastic experience: David has been an excellent housing agent for over 15 years. I am very satisfied with his service. First of all, he is really honest. Secondly he listens to your requirement. He usually delivers fast quality housing options for me and found the best timing to close the offer. Negative experience: Very bad experience with an agent at this brokerage. Our agent dealt with Subra Nagendrarajah regarding a lease listing we were interested in. Very absent agent with regards to communication. Almost two weeks to respond. Our agent had to contact him several times throughout the week and his responses were “uninterested from the get-go”. Understandable agents make less on lease listings but quality of service and communication should not be negligent or ignorant. Personally have signed leases in multiple countries over the years and this takes the cake. Do better.

Negative experience: About a year ago I dealt with Binna He who was a very unprofessional and deceitful agent for a landlord who seemed to be even shadier. My experiences with other agents have been great at other brokerages, but if Binna represents how this brokerage runs then I strongly recommend against going to them for their services.

Fantastic experience: I would highly recommend Mr. Himanshu Desai's services.He is more like a friend to me.He goes above and beyond for his clients and is extremely knowledgeable in his field. He is very calm and patient and wants the best for his clients.I was very satisfied to work with him and will continue doing so in future.

Fantastic experience: I was looking for an apartment with my friend as university accommodation is only available for first year students.Got referred to Himanshu Desai by my roommate at the time and everything could not have gone better without him .He is very understanding,always has alternatives that works even better than the original plans .Himanshu took in consideration our needs ,concerns and most importantly was always one text away from:) . He will make sure you are 100% happy with your choice and is whole heartedly in the business with the aim of servicing people with their home needs. Home search is a tedious and stressful process and if you have a positive and helpful person like Himanshu it makes the entire process smooth and effective. Extremely happy to have connected with him and I am fully confident to recommend him to others who are looking for their new home.

Negative experience: Unethical, unprofessional: be careful with Henry Hu. Would not recommend such an unethical, unprofessional agent to list your home. I called Homelife New World to schedule a viewing of a new listing. Henry called me back soon after and asked if we are a home owner. We do own properties outside of GTA, but recently relocated to the GTA and to not own properties locally. After this, Henry said the property "wasn't for me" without asking us for any additional information. I don't think the seller’s realtor should decide what a buyer should or should not buy, without information about a potential buyer’s financial assets or banking info. Anyway, I was able to talk to him about being qualified to purchase the property, and we scheduled a viewing a few days later. When I showed up for the viewing at the scheduled time, Henry wasn't there and the current tenant said we weren't on the list to view the property and asked us to leave. There were many other potential buyers at the house at that time. Again, I would not recommend such an unethical, unprofessional agent to list your home. Homelife needs to retrain their agents in professionalism and ensure they enlist hard-working agents who have their listing client's best interest at heart. They just lost a potential buyer (and another offer) due to Henry's misjudgments.

Fantastic experience: I recently signed on a 1 year lease with Himanshu’s help and it was easily the best experience I’ve had in terms of moving into a new place. Himanshu was very helpful, honest, always available and very friendly. Almost as if you were dealing with an old family friend, rather than a generic realtor. Overall, it was a great experience and whether you’re looking to rent or buy I hands down recommend working with homelife / Himanshu. They’ll take care of you!

Negative experience: Very unprofessional agent and office support! Poor and rude service overall! Their agent “David Liu” confirmed a showing, however went MIA for half a day and stood us up at the property Update: after reading more reviews here, I understood poor customer service is a normal etiquette for this brokerage. Avoid getting yourself into a situation that jeopardizes your major investment. A hot market simply does not justify an agent to act unprofessional and unethical. Brokerage trying to cover it up shows the overall mandate given to all of their agents

Wont rush you into making a decision, but ensures that the decision you make is the right one. Have referred him to others, and they have great experiences as well!

Negative experience: Knowingly re-listing a house for rent full of mold (the health board has been involved, and a rental agreement already fell through to the extent of it) for $3300 a month? Absolutely disgusting behaviour.

Fantastic experience: I called the Homelife new world office regarding one of condo resale listings and front desk staffs are very nice and patient to help me find the listing agent and take my name and number down. Less than 20 mins later I got the listing agent call back and the agent showed me the property the next day and we liked it even though I don’t have a buyer agent at that moment , but the listing agent still very patient to explain the listing’s pro and cons to me .

Negative experience: Agents are extremely rude and unprofessional. Aggressive over phone and email for no reason just to try and get what they want.

Negative experience: The worst brokerage in Canada. I was looking for rental house and a realtor (Maulik Patel) shows a house with 15 students in a 5 bhk 2.5 washroom house in Oshawa. Never go for this brokerage, totally unprofessional and you are not going to get back any money as he will ask every penny in Cash.

Negative experience: Called to both brokerage company and the listing agent, which showed same phone#, never answered, not even giving voice mail. HomeLife has No Home No Life

Negative experience: Firstly, its impossible to get a hold of ANY agent. Agents that work here only ever provide the office phone number under their listings and all that the receptionist was able to do was send that broker/agent an email. Most of the time, they don’t get back to you UNLESS you make the effort everyday to call them and bug them about contacting the agent for you. Secondly, AVOID DAVID GONGZHI WANG AT ALL COSTS! He has very discriminatory practices. Upon finally getting a hold of him after I exerted relentless effort on reaching him, he began to ask personal and irrelevant questions regarding my income and doubting my ability/questioning my knowledge on paying bills. He also rejected my request for a BASEMENT showing (not a home, or even a condo) because apparently I didn’t make enough according to that particular landlord’s standards judging based off of the fact that I mentioned I worked retail. He demanded seeing all of my paperwork to see if I was eligible to him to view the place, but would not tell me specifically what the landlord’s criteria is. He made me feel like I couldn’t afford something that I clearly could, and judged based on his preference of occupation.

Negative experience: Robin Lou does not return your calls. I've been trying to book a viewing for almost a week now. This is ridiculous and extremely poor service. You have a listing property at 1066 Lovingston Cres, Mississauga and your not doing your job correctly. I highly would not recommend his services to anyone. The receptionist for this company however is a different story. She is quick and prompt. If I could I would give you 0 star rating.
