Negative experience: Extremely disappointed with the service provided by TSE Management Services. We have been with TSE Management since June 2024, yet despite repeated requests, TSE Management failed to ensure we were included on the condo corporation's email distribution list. We contacted multiple representatives, including Jennifer, Ashley, and Val, numerous times regarding this issue. Jennifer even confirmed in August 2024 that both of our email addresses had been added after we provided all required ownership documentation. Unfortunately, that confirmation proved inaccurate, as we continued to miss important communications. As a result, we missed critical information, including: Condo Board Annual Meeting notices Summer newsletters Water service interruption notices These are essential communications that condominium owners are entitled to receive. The fact that such a basic administrative task remained unresolved despite repeated follow-ups reflects poorly on the company's communication and customer service practices. To make matters more frustrating, the individuals we had been dealing with are no longer with the property, forcing us to restart the process yet again after months of trying to resolve the issue. Owners should not have to repeatedly chase management to receive important information they are entitled to. After more than a year of follow-ups and no meaningful resolution, our confidence in TSE Management's ability to handle basic administrative responsibilities has been seriously diminished. Based on our experience, we would not recommend TSE Management Services. TSE Management is no longer with our Condo Board.

Negative experience: Working with Julia was extremely frustrating. She consistently acted as if she were in charge despite not holding a leadership position. Her communication style was often rude, condescending, and dismissive of her colleagues’ input. Instead of fostering teamwork, she created unnecessary tension and made collaboration difficult. I also noticed that there is only one review associated with her, and it appears to have been written by a family member. This raises questions about the objectivity and credibility of that review.

Fantastic experience: I’ve had a truly wonderful experience dealing with Mala. Beyond being professional and responsive, what stands out most is his genuine good nature. Mala is the kind of person who makes you feel heard, respected, and understood. He has a very calm and empathetic way of handling things, and he takes the time to listen instead of making you feel rushed or dismissed. That kind of patience and kindness is rare, and it makes such a difference when dealing with condo-related matters. He is always willing to help, always approachable, and always tries to guide people in a fair and respectful way. You can tell he genuinely cares about people and wants to find solutions, not just respond for the sake of responding. As an owner, I really appreciate having someone like Mala to communicate with. His kindness, understanding, and willingness to help have made every interaction feel much easier and more reassuring. He is truly a compassionate and good-hearted person, and I’m grateful for the support he provides.

Negative experience: Extremely disappointing experience with management and contractor oversight in our building managed by T.S.E. Poor communication and ongoing issues with condo-mandated repair work that remain unresolved. Owners deserve far better accountability and professionalism.

Negative experience: Another day, another issue in a condo managed by TSE. For the past three days, the temperature inside my unit has barely reached 20°C. Despite the freezing conditions, there has been absolutely no response from management. Unacceptable service

Negative experience: Frustrating experience: No temperature control, excessive noise, and poor maintenance. Zero Temperature Control: Even though we have an in-unit thermostat, management clearly overrides it. The fan constantly forces itself on even when the system is manually switched to "off." Right now it's 11°C outside, and our apartment drops below 16°C. We are freezing, and management refuses to do anything about it. Never-ending Alarm Tests: The fire alarm testing is completely out of hand. Recently, they ran tests for an entire week straight, blasting the alarms non-stop for four hours every single day. It makes living and working here incredibly disruptive. Filthy Parking Garage: The underground parking is covered in a thick layer of dust. If you park a black car down there, it turns completely grey within two days. It seems like it is never cleaned. Save yourself the headache and look for a building that actually respects its tenants.

Negative experience: Failure to execute a standard request to update banking information for maintenance fee withdrawals. Despite explicit confirmation that the account change was processed, the management office continued to use the previous account, resulting in the accrual of NSF fees. Furthermore, attempts to communicate and resolve the issue have been met with "file closed" messages in the support tickets without appropriate reasoning or resolution. The lack of attention to detail and refusal to address administrative errors is unprofessional and financially negligent.

Fantastic experience: T.S.E. Management Services Inc manages the townhouse complex where I live. I worked very closely with them for ten years when I was on our condo board. I found Jason and the whole TSE team to be unfailingly dedicated to their obligations and really took care of the complex. I definitely recommend using their services. Dr. Mark Joseph O'Connell

Based on my experience at this condominium I would recommend both TSE and Jason Marcus for Boards considering new management. Although Jason is no longer involved with my property, we worked together for several years and made a good team. The residents and commercial occupants were in good hands.

Fantastic experience: Lots of negative reviews but they have been great to deal with for us. Our building is well maintained, they just replaced all asphalt, always improving the facility, and maintenance fees are reasonable.

Negative experience: The Senior Property Manager, Gabriel Bengino, seems love to ask repeatedly about same questions over months, which is disturbing to the landlord and tenants.

Their customer service is unresponsive and lacks the professionalism you would expect from a property management company. Additionally, there seems to be a lack of transparency in their operations, making it difficult to trust the way issues are handled. Communication is inconsistent, and important updates are often delayed or completely overlooked. I would not recommend TSE Management Company to anyone seeking reliable and effective property management. Improvements in communication, responsiveness, and overall accountability are urgently needed.

Positive experience: It is imperative that residents' concerns are heard and answered. Here, you are treated as invisible. No replies to your queries; lack of communication when you are paying them to do their job. Show us you care through your actions. You can do better.

Negative experience: Really frustrated with T.S.E Management Services. We've been a tenant at a commercial plaza for over a year now with no access to our mailbox. They have made us drive down to there offices to pick up keys TWICE only to tell us they don't actually have it. We've had no access to our mail for over a year. We've asked them multiple times for updates and they keep saying "we're working on it " and continue to ghost us. How are we supposed to run a business like this?

Fantastic experience: Great Management company. Recently took over our condominium changes from first week.

Negative experience: I can only speak to my location at King and Shaw... but the onsite manager has been targeting me since I moved in with punitive actions around things that he allows all other tenants to do. Most recently I have reason to believe he cut my bike lock and removed my bike from dedicated bike storage. He said he found my bike with no lock and stored it for safe keeping and that it must have been thieves. I asked where the lock was and he said there was no lock to be found. I question, who takes the time to cut through a heavy duty bike lock to steal the lock and leave behind a 4k bike?! After other multiple instances where I have felt targeted by him previously, I can only assume he cut my lock for some spiteful reason but knew that he couldn't take the bike. I wish there was a review process for property managers, but after seeing other online reviews here I can tell that accountability or integrity are not on the forefront of TSE's operating procedures. Side note: They have a very clear writing formula for their 5 star reviews. The pattern is so noticeable that you have to question the validity of all 5 star reviews here.

Negative experience: Had to deal with the emergency phone line regarding water leak. The guy who answered lectured me instead of helping extremely rude if this becomes a bigger issue they should seriously consider addressing there staff. Or lack there of.....

Negative experience: Worse company ever in Canada, terrible service, not I mean not service at all.

Positive experience: Well run new building with all newly constructed problems. Office is always responsive, notifications are well organized.

Negative experience: We had a serious breach in security that resulted in a large act of vandalism and jeopardized tenants' safety. TSE was slow to react to the breach. It is now several weeks post-incident and we have not been notified of further security measures in the building. TSE has been unprofessional and rude in responding to inquiries about what actions they are taking to secure the building.

Fantastic experience: Cristian at 51 Baffin Court helped me immensely with an issue for one of my clients! He was attentive, and quick to remedy an issue! Very responsive to both phone and e-mail.

Negative experience: Completely useless, rude, and dismissive. Typical property managers, who smile & jot down some notes to make it look like they'll be dealing with the issue just so that they can get you out of the office, but who end up doing absolutely nothing. I've been waiting 5 weeks for a structural repair to be completed, and besides the repair not being completed, I cant even get a response from them, advising where in the process they're at, with having the repairs completed. After approaching the property manager today to discuss the issue with him, I was rudely told (not asked), to "come back another time", because he was apparently "busy now". Read the rest of their 1-star reviews before retaining their services, just to get an idea of how they operate.

Negative experience: Would give it a zero if I can. This company doesn't care about their residents they service, they only care about maintained fee. The VP Martin Janks is also lack of respect to his clients which pay maintain fee to his company. Highly recommend to stay away from this company, and I would sell my property ASAP in case the value drop down by their service .

Fantastic experience: TSE has been managing our condo for 13 years and the service has been consistently excellent, even when I experienced half a dozen floods from an adjoining apartment in the course of a year. Jason Marcus is not only prompt in responding to my requests but also proactive in resolving the issue. Having served on two different condo boards of directors in the past I know how rare this level of service is and would highly recommend TSE to other boards.

Negative experience: 1) No transparency about who gets hired, what gets repaired, who decides etc. 2) Never seen anything proactive on their end to save on costs. Maintenance fees keep going up and it doesn't seem to bother them. It seems every year the same companies are hired instead of re-negotiating deals and get more competitive bids. 3) No effort to create a place for owners to discuss (i.e. closed Facebook group like other buildings). Everything is one-way communication and often after something had been completed. 4) Sadly, deciding to "fix" rating here with fake reviews instead of addressing issues.

Fantastic experience: TSE has managed the condo in which I live for 29 years with the same property manager looking after our building during all those years! He has done such an amazing job that other corporations in our complex have requested TSE’s services. He knows every aspect of the mechanical end of the building and can call most residents by name. As President of the Board of Directors, I can call or e-mail him at any time, day or night, and I will receive a response. If you want a professionally, well-managed residence, TSE Management should be your choice! It leaves me to wonder when the reviews are either 5 or 1, nothing in-between....no comment!

Fantastic experience: I have lived in a small (40 suites) downtown Toronto condominium managed by TSE Management for 21 years - three as a renter and eighteen as an owner. I was also a director and treasurer of the condo board for seven years. I respect the professionalism of TSE Management and found their expertise and guidance a great help while on the condo board. Negative experience: Extremely unprofessional and unbelievably rude, treating tenants like prisoners. Their hours are such that you could never get to talk to them in person, and when you email them, they dismiss your complaints, or simply ignore them.

Negative experience: Do not hire this company. Owner is a sexist. He will target single women who are owners and stalk them on camera and regularly send threats for “breaking rules” he fails to ever provide evidence of. He is extremely unprofessional in person and via email interactions. I’d never chose to live at another building T.S.E. manages ever again. Good luck!

Negative experience: Extremely incompetent at 400 Wellington. It is run by one person who has a handshake deal with the developer. They are currently forcing residents to not allow smoking in the building including legalized cannabis.

Negative experience: Extremely contradictory and inconsistent company. Unwilling to share records/invoices in an accessible, reasonable, and/or transparent way (i.e. in order to obtain any invoices, condo owners from our building in Scarborough must make an in-person request at the company's location in Richmond Hill).
