Expérience négative: Terrible property management. They take days to respond to emails, never answer calls, and take weeks to resolve even basic issues. The fees they charge are completely unreasonable. Avoid this company at all costs — hard to imagine anything worse.

They are timely to take care of issues, work with great companies to complete work, including landscaping and winter care. David is great to deal with. Always friendly and kind and works hard to make sure our owners and property are well taken care of. It's always and easy decision to renew our contract with them .

Expérience fantastique: I had the most unique experience talking to Diane, all I can say is someone needs to set up a desk in the front hall for that woman. Or honestly even the head of security at the parliament. She wouldn’t even let a child through without them knowing where they are supposed to be and who they are seeing, even then, she might not let them through without their birth certificate and SIN number. Best. Security. Ever.

Out of anywhere between the southeast side of Fort Worth, TX and Ontario, Canada ive lived.. ive never faced such incompetent and poor management under such abuse in my life. NEVER move into these apartment run condos if you know what's good for you. I lived through hell and faced abuse with her for saving their building from their own mismanagement. Avoid Five Rivers like the plague.

Concerns that people have raised about the alleged actions of this company are misplaced, as the company follows the direction of the condo board and must comply with these directions. I suggest that those with issues with these decisions take them up directly with their board and not the company who is hired to follow these directions.

Expérience fantastique: I’ve served on our condo board of directors for over 5 years, and Five Rivers has been our management company for that entire time. We hired them to replace our previous management company, who were frankly terrible — and the difference has been night and day. It’s unfortunate that some of the negative reviews they receive come from people who don’t realize the difference between the condo corporation (who makes the decisions) and the condo management company (who implements them). Five Rivers is not responsible for board decisions, yet often gets blamed for them. In our experience, they have been nothing but professional, responsive, and attentive to both the board and our residents. Our senior property manager is outstanding. He responds to emails quickly, whether from myself or other owners, and is on-site at least once a month to inspect the property. He proactively checks for issues, reviews landscaping concerns, and ensures our service providers are doing their jobs well. Whenever we request quotes for a service or project, Five Rivers diligently sources multiple options so we can make informed decisions and get the best value. A recent example: we’re currently replacing our outdated analog intercom system — something that was already past end-of-life when the building was built. I happened to discover a potential replacement through an Instagram ad, and after some initial research and meetings, I presented it to Five Rivers. They worked closely with me to gather full project details, pricing, and scope. Together, we prepared everything to present to the rest of the board, and the project was approved without a hitch. Five Rivers has been a steady, reliable partner in running our community. They treat our property with care, keep communication clear and professional, and help us make the best choices for our residents. After 5 years of working with them, I can confidently say they’ve exceeded expectations at every turn. Highly recommended.

Expérience négative: I am posting this review as I hope this will turn first time home buyers away from condo corps like this one. My husband and I bought our house 6 years ago and was not educated on how a condo corp can ruin such an amazing accomplishment. We have had issues with our visitors vehicles being towed even after calling them in, we have had our flowers (that my 2 year old daughter picked out and planted) ripped out of our garden and we have received invoices for over $1000 a week before Christmas because they decided we needed better ‘protection from raccoons’. Please do your research because not all condo corps are this frustrating and if possible avoid dealing with Lori-Ann Munro at all costs. Absolutely ridiculous

Expérience négative: I am writing this out of deep frustration and sadness. I am planning to sell my condo at 1440 Gordon Street due to repeated negative experiences with the management team, especially Natalie Marconi. My elderly mother has Alzheimer’s disease and is already on the waiting list for long-term care. On two occasions, she wandered out of our unit and likely couldn’t remember which unit was ours. She tried entering other condos but left immediately when she realized they were not ours. We apologized sincerely and multiple times for the distress this may have caused. Despite this, Natalie called the police and requested that my mother be taken into custody. We were also charged $270 plus tax for this incident, which felt extremely unfair and insensitive given the circumstances. More recently, my mother accidentally threw her dentures into the garbage. I contacted management immediately—by both phone and email—to ask if they could unlock the garbage bin so I could retrieve them. I received no response. It wasn’t until the next day that I was finally able to reach someone. They charged me an additional $150 for access to the garbage room and refused to let me enter myself. A staff member came, took the money, spent 15 minutes inside, and returned saying he couldn’t find our black and red garbage bag. No effort was made to allow me to help identify the item or assist in the search. Throughout this entire ordeal, I was met with rudeness, yelling, and a complete lack of compassion from both staff members involved. I wouldn’t wish this kind of treatment on anyone, but I do hope they one day understand the heartbreak and stress of caring 24/7 for a loved one with Alzheimer’s. A little empathy and kindness should not be so difficult to offer. Now, my mother is going into long-term care—without her dentures. I don’t know how long it will take or how much it will cost to replace them. In the meantime, she will be in an unfamiliar environment, likely unable to eat properly. This breaks my heart. We are all human. We will all grow old one day. A bit of basic decency and humanity from the management at 1440 Gordon Street would have gone a long way. If there is a higher authority where I can escalate this complaint, I would appreciate any guidance. The emotional toll and financial burden caused by this situation have been overwhelming.

She has corresponded with her family frequently about the events caused by your mothers unintended actions, and her concerns about her well-being. The manager also understands the importance of ensuring the safety and well-being of all residents within the condominium community since it has impacted them for some time.

This company will take your money, AND neglect any concerns raised to them if it requires them to lift a finger. This company is the pinnacle of "you get what you pay for" so don't look at their undercut prices as an incentive to hire them. Edit: After 5 months, they never fixed a leak in my apartment at BlackStone. Don’t deal with any apartments they manage unless you don’t want them to fix your issues! Very rude to me as a tenant as well.

They give serious advice for board members, for financial management required to deal with multiple resident issues, multiple building issues, short and long term options, they understand the maintenance issues and budgeting, and legal compliance in Ontario. Sometimes boards who refuse to come to a consensus, and act politely, and they handle this still with a smile, that they are trying to do the best for the clients, and their residents. They deal with suppliers, and partners in a respectable manner, and boards can know their interests are in good management, and they have the connections across the condo industry to get results when the boards need it.

The occupant on the left side of our townhouse blocked the drainage and till today, has yet to make any changes. The property manager claimed to have informed them of what needs to be done. We have tried to follow up with the property manager but he does not pick any calls and has not responded to any of our emails or voice mails asking for any updates since July. I have taken the time to put our email thread together in a PDF document and escalated to their generic email, no response yet. I'm just baffled at the level of unprofessionalism. Apparently the lockbox has to be registered, but they didn't post a note by the lockboxes with who and how to register. They also didn't notify our Board about this rule. When you call with questions or complaint they don't call you back. Very unproffessional company.

I am glad I no longer have to interact with this man!. Not sure how he holds a job in this field, but look out- for any of you that still have MF Properties and Dave Wilson as your property Manager!! Added to MF Response: Funny how for all the negative reviews, MF Comes back with the same garbage...email us at..etc..When I had a problem with the bully Dave Wilson, the email address provided was going directly to Dave Wilson's inbox. Expérience négative: Folks, I mirror the same frustration and terrible experience with the current project manager of our building with all the poor reviews. I've had nothing but terrible feedback and high cost on reparations in our condo unit. It seems that the contractor was given the green light and the work in our unit was carried out while we were away, against our wishes. Total cost for reparations was sky high and feed back on queries on invoices were inadequate from MF management and the contractor. Better off filing complaints to BBB Ontario and CMRAO. The responses to my complaints to MF Management manager were quite inadequate. The incidents have been a personal racket for my wife and myself on how poorly the reparation projects were carried out and the high invoices by the contractor have been managed by MF Management. Very Unhappy Condo Owner

Expérience négative: It’s at least reassuring to see so many other negative reviews that mirror my thoughts. Simply put, this company is unorganized, unprofessional, late, rude, expensive, low value. Beware, if you are unlucky enough to live/own in a building managed by them…be prepared for some “head aches”. The money this company wastes at the owners expense is unreal. The contractors they hire for general maintenance, landscaping, roofing projects are all low rated companies with a history of low quality work and public complaints. The schedules/timelines allotted to complete projects is very inflated and almost always drag on well past the stated deadline. There also seems to be a consistent list of “make work jobs” ie: jobs that could likely be avoided or alternate cheaper solutions could be used. The superintendent of the building’s is especially useless. The cost vs value this company provides is so shockingly bad, it makes one wonder if there is more going on then just incompetence…money laundering? Edit: note how this company routinely reply’s to negative reviews by also publicly attacking/questioning the validity of the customers complaint. Very unprofessional. The customer is not held to the same standard as you….

Expérience négative: I dont even want to give 1 star to mf property, my manager is rude and replies late to my emails. I complianed about main door entrance lock being defective and opens when you open the door without the fob key. I complianed to manager of mf property, the answer i got "If people are propping the doors open, please close them.  I cannot control what people are doing in the building.  Notices have been posted to not prop the doors and to not let strangers in". Ridiculous. I also advised management someone broke into my car few months ago and should have atleast some sort of security for main entrance, management dont seem to care if a stranger walks in with defective door. Please be aware who is your management before moving in to building that are under mf property, as management replies days late and rude. No wonder they have 2.3 star reviews.

I gave a 5 star review and a compliment because I had updated my bank details with the condo corporation and the service was quick and I felt how professional they are. Now that I am dealing with a real issue for almost a week where I had my kitchen sink unclogged and it was clogged 10FT in behind the walls. That was supposed to be the responsibility of the condo’s corporation as per by laws and declaration. No phone calls have been answered or call back. Only email came back that they won’t reimburse or pay for the invoice. It’s so stressful and frustrating.

Expérience négative: Have had nothing but an inconvenient and upsetting experience with MF Property Management at the BlackStones building in Waterloo. To list a few of the biggest inconveniences: - Fire door and subsequent door alarm going off for days at a time - Underground parking garage door stuck shut on a weekday for over 24 hours … without notice to any owners. Has happened on multiple occasions. Many residents unable to go to work because they are not able to get out of the parking garage. -Above ground parking is extremely poorly marked. Residents coming home almost daily to others parked in their spots - Promised amenities such as a hot-tub that has never existed yet condo fees continue to rise - Many times the hot water has gone out for hours at a time - Inconsistent wifi (provided through the building) - Air conditioning and heat switched over far too late into the season leaving many tenants in apartments up to 32 degrees in the spring and down to 15 degrees in the Fall I understand that things happen that are out of their control, however the communication and accommodations provided to owners here has been poor and non existent in most cases. I think it is imperative to notify residents asap if they cannot move their vehicle out of the parking garage. Many people had to call in to work, take an unpaid day, or pay their fare to make it to their place of employment. Almost 24 hours later and the issue is still not resolved. Brutal. $450 condo fees for what? We pay for low maintenance living and this company has provided the most high-maintenance environment I’ve ever experienced.

Hi Maddy, we touched base with the property manager and they have only heard from you a few times, but wanted to reaffirm that you are welcome to contact them at anytime for clarification on the items you raised. As you pointed out, many are building issues that are out of anyone's control, from alarms being set off to wifi availability. Upon a quick glance, there are numerous notifications on the condo's website about the items you raised, from the heat/AC system (which is how the building was designed), to the garage door (three separate e-blasts with updates), to many other items that are always ongoing at the condo. If your email is on file with us, you will receive these updates automatically through your email. Also on the website and always available is the very detailed budget package which the Board approved, outlining all of the many components of the condo fee. We feel that many of your frustrations while valid, can be spoken to if you contact our office and reach out to the property manager of your home. Thank you!

Having experienced other companies in the passed I can say that they are far superior in terms of response time, conflict resolution and overall management. Price point they are very comparable to other companies but, in my opinion, This is definitely a more bang for you book style company! Expérience négative: They have policies to book the elevator with a 5 days advanced notice. Michelle Dyer confirmed for 25 Kay Cr Condo. On day of of moving, she is not responding to any emails or phone calls. This is completely unacceptable as I booked the moving truck, booked the day off of work as well and my mover. Do not recommend this company at all. The best part of it all is I finally got my elevator at around 2pm and was rushed out of the condo by 5pm. WORST condo group in the city. **How is this company still in business? Any complaint you have they just give a generic response : We do not have your name in your registry LOL give me a break.

Expérience négative: We live at the Barra on Queen in Kitchener. We've had a break in and theft from our "secure" storage locker. Still no response from the property manager. Unbelievably unprofessional and uncaring about the owners and residents who are now on edge from the ENDLESS security breaches and invasions of privacy. They have done nothing over 1.5 years to address the OBVIOUS security deficiencies. It should take more than a screwdriver to get into a condo building. Seriously.

Expérience négative: Glad that I’m a tenant and not an owner, otherwise I’d be furious with exorbitant condo fees that you would be paying them to do absolutely nothing. I feel for my neighbours and owners whose property values have suffered due to their mismanagement. Unwilling to come up with actionable solutions for the legitimate problems and concerns of residents. For example: this door has been shattered and taped off for half a year now. How is this acceptable? Isn’t that a fire hazard? Common elements (like a party room) remain inaccessible to residents for over a year, but their staff seem more than welcome to use those privileges that are paid for by the condo fees. Really bad property managers. Literally anyone else could do better.

Hello Rob, we looked your name up in our owner/tenant registry and it came up at a townhome we look after and not a building, so we don't know if the building you are referring to is a site we still manage. Therefore, we cannot address the door question. It is likely that the party room is closed due to COVID, but we would not have any staff that would use the room. This makes us believe this is not a property we manage, or some clarification would bring resolve to your concerns. Expérience négative: Having read some of the negative reviews, I guess the term "the top sets the tone" may be applicable here. My email and a voice message detailing my concerns to one of the principals have to this day been unanswered. Clearly disappointing but not surprised. I guess you get what you pay for. I see you added your standard reply to contact you at a designated email. There are 4 principals in the company and one of them has received both emails and voice messages. You can ask Cynthia.

Expérience négative: They do an excellent job keeping the building clean. However, they lack in many other departments. We are so happy we sold our condo of seven years and got out of there . While I miss our beautiful condo, we fell free now.

Expérience fantastique: Our condo corporation has been with MF for 13 years now. The board is very pleased with how we have built a great working relationship with our property manager, Angelica. A great working relationship is so beneficial to the corporation and to owners. We can always depend on their professionalism when working on projects or helping owners with problems. We commend how much our corporation has been able to accomplish over the years. Expérience négative: Although they were fairly responsive (and the receptionist was extremely helpful and kind) I had a very poor experience with the property manager, Dave Wilson. He was extremely rude over the phone, cutting me off multiple times. Made me feel as if I was genuinely stupid, and even ended up hanging up on me. Really disappointing to be treated that way when kindly and simply trying to ask questions and clarify property rules.

Expérience fantastique: On behalf of WSCC # 242, MF Property Management has been the Rockwood Mews property management company since our condo inception in September 2017. They have been consistent in their professionalism, responsiveness, and willingness to work with the Board to address any issues which have developed, especially with the original builder and subcontractor follow up and/or repairs. Their assigned property managers have exemplified the comments above and have been a pleasure with whom to interact. The Board recently examined other first tier property management companies as part of our due diligence before renewing their contract, and we found them to be on par or better with respect to references, quality of work, professionalism, and terms.

Expérience négative: Awful company. Garage door is completely broken at least once a month. Good luck getting anywhere because they'll take their sweet time to fix it too, and the most fun part? IF they answer the phone, they're genuinely the definition of useless and will only anger you more. Edit: They replied to me and asked me to email them wanting to seem like they're open and "responsive"! I received no response, but to be honest I didn't expect one either. Let's talk about a few more things while I'm here. You can hear the pipes from your upstairs neighbors anytime they decide they want to use the toilet. Feels like you're at the water park, only far less fun. Two years ago the property team came in (seemingly due to a complaint, as a city representative was there too) and claimed they were going to have it fixed. Nope, the water works are as prevalent and loud as ever. I have videos where you can hear the sheer force of the pipes. I have lost sleep multiple times due to this, but does MF Property care? You guessed it! Imagine my frustration when I have had to uber to work multiple times because I couldn't get my car out of the garage. I've ubered to appointments and meeting in other CITIES because MF (most frustrating) property managers are too busy or too egotistical to take my call. Obviously under normal (good) management I should be reimbursed for this, as the garage door shouldn't be breaking for no apparent reason as often as it does; however I didn't even bother asking as I have a better chance of walking to the moon than getting in contact with the property manager at MF Property. I have personally had to call the garage door company many, many times to the point where I am on a first name basis with the receptionist there. She is very nice but is always quite confused when I tell her I can't get in contact with my own property managers, as she should be receiving the call from them. I have witnessed cars slide down the garage ramp and into other cars / directly into the garage door, also cutting off access to or from the garage, because of a lack of salt in the winter. Imagine you have an emergency, and you're forced to be trapped in the garage due to MF Property negligence, this is not a situation you want to be in. It's a garage door, it has two jobs, OPEN AND CLOSE! I've lived in apartment buildings and condos my whole life and have NEVER seen one close to as mismanaged as MF Property Limited. Avoid at all costs. I have many more nightmare stories but will spare you the essay.
