Who lives unit under your management. About microwave stops working when I am using only it. Come and inspect why alarm went off in a middle of night. Find out why electrical plugs are not working in the kitchen. Please find out if I am lieing.

Thank you for taking the time to leave our company a second misleading review, also under your same name. Leaving further reviews under the same name, actually further demonstrates the lack of credibility in your claims, and demonstrates to all your direct ill intentions to attempt to mislead readers with these inaccurate statements.
As mentioned in a previous review that Kaoru Aoki also posted on our company Google page earlier today under the same name, (but thru a different account - this is now the second review attempt made by the same person today that we responded to), these claims made by Kaoru Aoki are currently be investigated under potential fraud, and these reasons mentioned below clearly highlight & demonstrate why it’s so crucial for even experienced Landlords to work with a knowledgeable and qualified property management company, to avoid experiences like this from tenants attempting to commit fraudulent claims, even for experienced Landlords. Its important to hire a property management company that understands industry standards, legal obligations, and how to handle fraudulent claims appropriately to avoid possible issues like what Kaoru Aoki is attempting to fraudulently post against our company.
It’s also worth mentioning that unfortunately Kaoru Aoki seems to leaving several other local business 1-star Google reviews, so unfortunately our company is not their first attempt at this & they seem to take this approach regularly.
Since successfully taking over the management of 50 Faith St. in Cambridge, ON, our company has actually successfully attended to, and repaired to all maintenance requests Kaoru Aoki has put thru our office since you moved in September. From repairing your laundry machines & appliances in as timely fashion as possible thru the supplier, scheduling an electrician for your tripping breaker (to find out it was due to someone running a high amperage bread maker during this time confirmed by you & the electrician). We also spoke with the electrician directly after this service call, to which he confirmed the fact your breaker was tripping while these high amperage appliances were being rain, was actually a sign your breaker is working, as it’s being overloaded on the circuit & tripping. Out of 36 units at 50 Faith St., these electricial issues are isolated to your unit.
As we also told you, It’s also not uncommon in changes of temperatures, or for things like dust, or spiders to get inside a detector & cause a one-time alert to go off. We understand this can be alarming, & absolutely worth mentioning if this has never happened before. We informed you that we will continue to monitor this, and should it happen again reach out any time - to which you have not at this point. If there is a further issue with this, as mentioned let us know anytime and we can come by to inspect, as we highly value & take our fire safety prevention measures extremely serious, but you have not mentioned this yet.
Its not uncommon for repairs & maintenance to come up during a tenancy, to which we take pride in our work and respond to issues as promptly as possible as we have for numerous years, but we cannot accept fraudulent misleading comments like this posted for a second time on our public Google forums when they are misleading. We have repaired multiple issues in Kaoru’s Aoki’s unit in Cambridge, however after finding out today Kaoru’s unit would not be receiving imbursement for an attempted fraudulent emergency lock-out claim, Kaoru seems to be taking all steps they can to attempt to falsely tarnish our company’s reputation, to which we feel like we have no other option but to publicly respond, & defend our position.
1 month ago Expérience fantastique: We used Timbri Property Management when my daughter was attending Guelph University and had an excellent experience with them. We felt much more comfortable knowing our daughter and her friends had Timbri there to help them if the situation arose while we were quite far away. There was one unavoidable minor issue that occurred with the garage door opener not working. Timbri was called and Colin came by right away, assessed the situation, called for service on it, came back while it was being fixed and to make sure it was operating before he left. We were very comforted to know if they paid this much attention to a minor detail, if something more serious ever came up, Colin and Timbri would be there to save the day. Service and responsiveness is excellent and I have recommended them to many people already and wold not hesitate to do so again and use their services.
1 month ago Expérience fantastique: Update June 2026 - Recent incidents at current property I reside in led me to update this review and wish TimBri was managing the property I'm in now. TimBri field staff's timely attention to detail, particularly Colin, is what makes TimBri the Best. Orig Review couple yrs back- When I lived at 236 Gordon in Guelph which TimBri managed for a private investor they were by far the best property management company compared to any other property management company I, as a tenant, have ever had to deal with in Guelph, Kitchener and Hamilton. Their response time to any issues from plumbing to electricity was less than 24 hours and sometimes only a an hour or two with one of their crew members or 3rd party trade arriving on site if the superintendent was unable to resolve the matter. They ensured the superintendent of the building that worked for them had proper and ample tools and supplies to keep both the common areas from laundry room to halls clean and the grounds well kept. They also being a local based company in the Guelph area had their own crews with trucks that were immediately responsive to any emergency matters in the building. TimBri was transparent. Sometimes even the owner of TimBri came to the building to address tenant issues. This was really evident when the building was sold and the new owner from the GTA engaged a different property management company that was both unresponsive, secretive and cheap to the tenants and superintendent needs as the quality of the building rapidly declined which led me to leave. If TimBri still had managed that property I likely would still be a tenant.
1 month ago Expérience négative: Cockroach infested apartments. There was an electrical socket hanging out of the wall, definitely would not have passed inspection. Closet doors clearly don't even fit on the track. Leak in the ceiling that they just respackle every couple of months because the leak would come back. Upstairs teneants would disconnect the smoke alarm, when we would express our concerns to timbri, they don't seem too concerned about the situation. Cheap quality apartment, not worth the prices the charge.

Thank you both Jason & Monica Hudman for taking the time approximately one month after vacating your unit to leave our company a 1 star Google review. We do, however, feel it’s also relevant information for readers to mention that during your tenancy at this duplex in Guelph, our office received reports from the Upper Tenants of this property alleging cases involving the Lower Tenant Monica Hudman, who by their report was taking photographs inside the Upper Tenants unit from the exterior of the property. These concerns were reported directly to our office by the Upper Tenants at the time, & complaints were filed against this unit regarding this issue involving Monica Hudman taking photographs into other tenants units at the property.
We would also like to correct several inaccuracies for the benefit of anyone reading this misleading 1 star review.
This basement unit was occupied for approximately 2.5 years by Jason Poloniato & Monica Hudman in Guelph. Throughout that time, our team responded to any & all maintenance requests in a timely and professional manner, and there were no unresolved or unaddressed maintenance issues during the tenancy.
With respect to the pest concern raised - once this was communicated to our office, a licensed pest control company was immediately engaged. After the first initial inspection and treatment, the pest control company were unable to definitively identify a single source for this being caused, as it was never an issue at this property before. That said, activity was more concentrated in the Basement Unit where Monica Hudman & Jason Poloniato were residing, consistent with how the issue presented. Multiple treatments were completed, and the issue was resolved. Since the tenancy ended and Monica & Jason have both vacated, there have been no further pest issues at the property.
Regarding the bathroom ceiling concern - as previously communicated, this was confirmed not to be an ongoing leak or plumbing defect, but an isolated incident caused by an accidental overflow from the unit above. Our maintenance team attended immediately, completed necessary repairs, and restored the ceiling. A true plumbing defect would present ongoing recurrence, which was not the case here whatsoever.
With respect to the bedroom closet doors, there were no issues prior to occupancy as confirmed by pre-tenancy photos and records, and no maintenance requests were submitted during the tenancy at any point. After you both vacated the unit, the closet doors were found off-track with damaged rollers and a bent track assembly, which is why they were not functioning. The same doors are currently installed in the unit, and operating normally following a simple hardware replacement after being damaged.
At the end of the tenancy, the unit was also left with bulk garbage and debris, including overflowing City of Guelph bins containing non-collection items such as a large air conditioning unit and multiple black garbage bags which are not accepted by the City of Guelph waste collection. The unit also required full repainting prior to re-rental, and all window coverings previously installed were removed, damaged, and not re-installed. While turnover work is expected after long-term occupancy, this provides relevant context regarding the condition the unit was left in.
While we respect that experiences can differ, the claims made in this review are not consistent with our documented service history, maintenance records, or condition reports. This tenancy spanned multiple years, during which all concerns were addressed promptly, and the unit remained occupied past the initial lease term, reflecting a functional tenancy contrary to the claims made.
We strongly disagree with the characterization presented in this review and stand by the professionalism and responsiveness of our team throughout the tenancy.

They, on one of the largest snowfalls, had their snow removal people dump their parkinglot snow into our driveway making half of it inaccessable. Which is fine mistakes happen but zero ability to contact them. I've called a few times, left a message. Nothing back. If you are looking at renting one of their properties I would avoid them if you value any communication. EDIT: Since I can't reply to your response, I got a call from your guys before reading this. Unimpressed by the lack of ownership in the tone of your response to this message. You could have easily figured out the address by checking your answering machine. Your management sign only has a number, not an email. Called 5 times and left an message and only received an answer after leaving this review. I stand by my rating, although the rep that finally called back was very nice.

We completely understand how frustrating it must have been to have your driveway blocked, especially during such a large snowfall. While we don't personally handle the snow removal at this site, we have already informed the landscaping company about the situation and have made it clear that this should not happen again. We're working with them to find a more suitable location for snow storage moving forward to prevent future disruptions.

The men that came were thorough, respectful and cleaned up afterwards. I appreciate the help. Thank you Tim I am editing my review because I used Timbri again. They are really an amazing operation. Everything is done efficiently, neatly and professionally. The office staff is also very knowledgeable and friendly. The first building that Timbri managed was sold and taken over by another property mgmt company. No comparison. The property was never as clean or maintained, inside and out, as well as Timbri. I was indeed one of your tenants at a property in Guelph, a multi-unit where residents were united in despising your company- I see some of the other names on the list of reviews here. Sorry I upset you so much by sharing my experience! So where to start... your rep was dismissive, condescending and treated us like children for requesting any type of property management services over our tenure in the home. We made repeated requests to replace a decrepit door to improve the security of our home during a wave of break-ins and you helpfully suggested we prop a 2x4 in front of it instead of even coming to look. Then you made us mow our own lawn even though it was in the lease as your responsibility and it was very difficult to do. We took issue with the company primarily because each and every request we made as paying tenants was met with disdain and dismissal. There is a reason that people leave reviews- this is in fact my one and only google review and I meant it. I suppose you'll have to content yourself with the many totally real positive reviews on this site! Thanks for this trip down memory lane, its been so long since I last complained about your services :)

2 years ago Expérience fantastique: My partner and I moved into a building managed by timbri a little under a year ago and are very pleased with the management service! They are always polite and friendly to deal with, very quick to respond to any issues, and are always there to help. We are very happy at our apartment and with management, we can’t say enough good things!

2 years ago Expérience négative: Don't even consider renting a place that Timbri is "Property Managing". They were awful and didn't tend to any of our urgent or moderate needs. Lived under their "management" for a year or so, before I couldn't stand it anymore and moved out. Any review here that is positive (from the point of view of the renters, not the property owners) is absolutely fake. Everyone I've talked to in Guelph that has been managed by them have at least 5 horror stories. Edit Oct 2 2023: Since I'm unable to respond to you properly, I'll respond by editing my original review: How can you determine any inaccuracy in my comment if you're unable to locate my rental agreement that I signed? I'm not surprised your unable to locate my tenancy agreement from Meadowview Ave. in Guelph, and unfortunately this speaks more about your lack of organization and management then any inaccuracy on my part. Beware any tenant living under the un-management of TimBri, where you will scarcely receive any support, nevermind being looked after in any reasonable way.

We are sorry to hear of this alleged negative experience you claim to have had with our company around 6 years ago now, as this is in no way an accurate representation of our company, or what our company strides for.
I think its fair to say your alleged negative experience you claim to have had with our company almost 6 years ago now, is in no way an accurate representation of our company as a whole. Our company has several long-term, very happy & satisfied tenants in various cities who have rented multiple properties specifically from our company, due to the positive experiences they have had while renting with our firm & in our units. You implying no tenant “you know” would have a positive experience with our company on a public platform is not only extremely inaccurate, but is also misleading and could not be further from the truth. This can be indicated by several of our current tenants who have rented with our company long term for multiple years, as well as rented multiple different units specifically from our firm due to their positive renting experience with our company (as well as our **legitimate** reviews from clients, & current/former tenants).
If you had a previous negative experience with our company 6 years ago, we would like to apologize as that is in no way an accurate representation of our company goals or expectations. Our goal is to deliver all of our residents & clients top quality & professional service at all times, which has resulted in our company being ranked one of the Top Property Management companies in the Southern Ontario area.

2 years ago Expérience fantastique: Timbri made the process of renting out my property for the first time a very good experience. They walked me through the process, provided information on market values, I felt very comfortable with the complete package. I have since listed with Timbri and within a week they found a quality tenant for my townhouse. I knew exactly what my next steps were in preparation of moving, on Sept 1st, 2023 the new tenants moved in. The office has looked after everything regarding the tenants including payments and disbursements. Highly recommended in my opinion, thanks Timbri for managing my property.

3 years ago Expérience fantastique: Have been renting with TimBri for just over a year now and have had excellent service. We recently had an issue with our shower and they were able to get a plumber in right away for repairs.

6 years ago Expérience négative: Unprofessionalism. I had a notice left on my truck saying it wasn’t authorized to park on the property and it would be towed at owners expense. I am allowed as per my lease to park two vehicles on the lot. I called Timbri to inquire. I was left a voicemail the day after saying that there were complaints that my truck wasn’t being driven, and that the tags were expired. They thought it was a ‘suspicious or abandoned vehicle’. Firstly, I have been parking it on the lot for 6 months, and it is driven multiple times a week, every week. It may sit for a few days at a time, at most. Secondly, the tags are expired because the MTO is behind in sending physical license plate stickers since ServiceOntario is temporarily closed. Anyone with a May or June sticker renewal will be experiencing this. Lastly, the note wasn’t a request to call the office and verify whose vehicle it was, as they later told me. It was simply stating that it wasn’t authorized to park and would be towed, nothing more. I was only looking for acknowledgment of their mistake, but instead was given excuses why they thought threatening to tow my vehicle was appropriate. Own up to their mistakes, that’s all I’d like to see them do.
We would like to take this opportunity to once again respond to this review left by Luke McCart.
Seeing as Luke McCart decided to delete his first review in regards to this once we responded to it, we would like to once again respond & defend our actions as the property manager to investigate all suspicious/potentially abandoned vehicles in our parking lots given Luke McCart has decided to post this review a second time.
As previously stated in our first response to Luke McCart’s first review, our office received numerous messages from other residents in the building in regards to a potential abandoned/suspicious vehicle parked in one of our parking lots that is adjacent to the downtown Guelph core, and is walking distance to the University of Guelph main campus. Unfortunately at this building, it is not uncommon for the odd random vehicle to park in this lot for the day while the owner either walks to work downtown Guelph or walks to the UofG campus for the day. Out of respect for other residents in the building who pay for parking (much like Luke McCart) & out of respect for the residents who raised concerns in regards to this vehicle we felt obligated as the landlord to investigate if this vehicle did in fact belong to a resident in the building. Another reason this particular vehicle caught our manager’s attention was due to the multiple month expired license plates featured on the vehicle, (we understand this could be due to covid-19 but it was still concerning to see a vehicle parked in our lot for days with multiple month expired plates).
We had also confirmed with various other residents in the building that this vehicle in question had not moved for a number of days, so this was also alarming to say the least. Once we confirmed this vehicle did in fact belong to a resident living at the building, we simply apologized & and explained to Luke McCart why we were investigating this vehicle. Luke McCarts vehicle was not moved or towed in anyway.
We simply put a notice on the vehicle asking for the owner to get in contact with our office so we could straighten out who’s vehicle this in fact was.
As previously stated, we are sorry Luke McCart felt offended by our company investigating the parking situation of this potentially suspicious/abandoned vehicle, but we stand behind our decision as the Property Management company to investigate all suspicious/potentially abandoned vehicles in all of our parking lots as well feel it is in the best interest of other residents who park in these lots.

6 years ago Expérience négative: RENTER BEWARE! Professionalism: I filed an application to rent a unit from TimBri. I recieved a written confirmation that the unit would be mine to rent. On the day I was supposed to sign a lease I recieved a text message informing me that the apartment had been leased right under my nose. I was left frustrated and concerned with the lack of communication between Timbri's representatives and myself. This resulted in multiple wasted 300km trips back and forth to Guelph. Poor Quality: Apologies were made for leasing out the apartment without my knowledge. Unlike other companies the common practice of providing 72 hours to sign a lease was not provided. I was offered another "comparable" unit. I was absolutely appalled by the state and quality of the apartment. It was beyond dirty, wreaked of smoke, and not newly renovated as advertised. There was also evidence of drug paraphernalia. I was incredibly insulted and disappointed that I was even shown this unit. I am a clean, educated, former legal professional who only set out to find a decent apartment to call home. Poor Value: This company falsely advertised both units I viewed with pictures of similar units much nicer than what's available. I was misled and miscommunicated to which resulted in a complete waste of my time. I was insulted and spoken to condescendingly. I was shown an apartment that no sensible or clean individual would ever accept. This was a very stressful and frustrating experience.
We would like to take this opportunity to respond to this review to demonstrate just how important our screening process is as a property management firm.
Unfortunately Jamie Stableforth was under the impression because he submitted an application for an apartment he was entitled to having the apartment secured, without signing a lease agreement or without a placing a deposit on the apartment. Jamie Stableforth was not willing to let our company follow protocols with our tenant screening process which resulted in us making a selection in a different applicant.
We explained to Jamie Stableforth that without a signed lease & deposit, this apartment was in no way considered secured by our firm. We made the immediate effort to contact Jamie as soon as this apartment was secured and offered him something very similar trying to build good will. At TimBri Property Management we stand behind the quality & value of all of our rental units.
While we are sorry Jamie Stableforth was not selected, we hope this review further reenforces why landlords & property managers should diligently complete the tenant application screening process. When landlords take due time to complete the tenant screening process it prevents leasing to tenants who wish to create issues where none exist.
6 years ago Expérience fantastique: I've been a tenant of TimBri for a little less than a year. Since day one the process was simple and straight forward. They showed us a bunch of places around town until one fit our budget and needs. After moving in, they've continued to be attentive and timely with little fixes around the apartment. To put it simply, I don't plan on moving out anywhere in the near future. 5 stars!

6 years ago Expérience fantastique: I am very impressed with the service received from TimBri so far. Brett has been excellent and very helpful throughout the apartment finding process. I was interested in a couple of units posted by TimBri. Brett was quick to respond and was kind enough to show me both units in the same day. The application process was also very straightforward and Brett was easily available to answer any questions. I would highly recommend them if you are looking to rent a place in the Guelph area.

The unit was clean, newely painted and ready to move in. Timbri Property Managments professionalism and attention to detail made what may have been a long process a very pleasant experience.

If you are a first time investor and feel nervous or intimidated about becoming a landlord I highly recommend TimBri property management.

Every time I call in to speak with Colin, Tim, or Brett I come away with either an answer to my question, or a promise to deal with my problem. Would highly recommend them!

Awesome team of professional folks, attentive and prompt when using the correct means for tenant service or maintenance. Tim and his team are extremely passionate about their job and great for potential tenants looking for a safe place to rent from. Would highly recommend this company to anyone!

Would definitely recommend to any potential tenants looking to rent in Guelph aswell as any owners looking to have their property managed. My driveway was always plowed to perfection before starting my day and any minor fix up were tended to day of. Thanks Timbri for a wonderful renting experience!
7 years ago Expérience négative: Tim and the team were unprofessional, and hard to get a hold of. One of his employees got our viewing time wrong and didn't bother to email or call me. Tim also belittled, insulted, and lied to us and has yet to offer any apology nor has given our deposit back. He took our deposit, claims he doesn't have our signatures and claims we are trying to scam him. He even called my partner in the tenancy and called me "sketchy", and then emailed me the day after saying my partner is still considering moving into the rental place, despite the fact I spoke with her after he contacted her. Don't go with TIMBRI Property Management. Any other person I have spoken with who have been their tenants have had terrible experiences. I just wish I had read these reviews before having gotten involved with them. Now I am worried he will try to scam US into paying for the rent. If I could give no stars, I would.

We would like to respond to your review of your experience with TimBri. As you know, I am very familiar with the circumstances surrounding your Rental Application, and subsequent deposit for this rental property.
Firstly, you did meet with one of our Managers at the agreed time for you to view the property. After viewing the property, which you liked and stated you wished to lease, you submitted a completed Rental Application. It was approved for a move-in date of September 1st. Immediately you were sent a lease to complete and sign, and instructions on how to return the lease and provide the last month rent deposit.
This is when the process became very confused and strange because of your actions. It is true you submitted a deposit of one month rent, but you refused to return the completed lease with both signatures as required. What you returned was a lease with only your roommates signature on it, and not yours! Despite offering you many ways in which you could return the completed lease, you refused and left your roommate liable to pay the entire lease amount, because only her signature was executed on the lease. Apparently you had no method of returning a signed page by email, fax or text. The fact that you visited our office in person, yet still did not return a completed lease as required, was alarming to us, and should have been to your roommate as well.
It is insulting that you claim you were lied to or belittled considering the many hours we have spent to try to get you to understand this simple and routine process. We have completed thousands of tenant placements, and this is the first time we have had an experience like this. We will resolve this matter according to the regulations contained in the Tenancy Act, as we do in every matter related to the tenancies we manage.
We hope that other tenants and Landlords who read this will remember that it takes both the tenants and the Landlords to follow the Application process as described in the Tenancy Act. In this case, it is clear that you were unwilling to comply with the most basic of criteria despite our flexibility and efforts to accommodate you.
This is another clear example of why professional Property Management is beneficial to rental property owners.
What is, and should be a, simple process was derailed by your actions towards our firm.
Fortunately at TimBri we are confident in the quality service we provide to all of our tenants and owners, and we will follow the same process we have used thousands of times as outlined in the Tenancy Act. We hope you will do the same in the future.

8 years ago Expérience négative: After my 1 year lease ended, they continued to take rent from my bank account for 2 months and refused to return any money for over a month. They were highly unprofessional in the handling of the situation. The landlords didn't return calls when we had issues with lights in the house. I liked the property, but I'm very disappointed in the management. Honestly not worth the hassle. There is at least one 5 star review here by an office staff member.
8 years ago Expérience négative: If you are looking to be ignored, belittled, and generally unhappy with your landlord- rent from these guys. Repairs take forever to happen, and the entire process is like pulling teeth. Getting in touch with anyone takes days. They might lose your rent checks randomly and slap you with an eviction notice without even communicating that they had indeed lost it and you should write another. The best thing I can say for the years renting from Timbri, is that I have always had pleasant interactions with the office administrators. Also, some of these good reviews are coming from the staff members..

8 years ago Expérience fantastique: Tim has been managing my propertys for just over 2 years now. I must say we have had quite a learning curve in the beginning but all in all he does really well for me. His principles are really simple. Tenants pay the rent on time and he treats your home and property well. Fall behind and dont pay and your on the way out. Really easy concept. Look forward to using his services for many years to come.

Whenever an issue has come up Tim has dispatched out service tech's and it's been fixed within 24 hours or close too depending on the urgency. My privacy is respected and I am always allotted notice before anyone is coming onto property. I have been a tenant for over a year now.

9 years ago Expérience positive: I would like to write a retraction for my earlier review. Tim and I clearly had some miscommunication in our final moving days and I would not want my aggressive reaction towards such having an impact on their company.
9 years ago Expérience négative: Terrible landlords. Repairs take forever to be done and don't last! Equipment that comes with the house is somewhat maintained but minor complaints/malfunctions are not looked after. When moving into my unit repairs weren't done and it wasn't finished up at all...

10 years ago Expérience fantastique: I have had a very positive experience with Tim and Bridget during my year lease with them. To begin, Tim graciously offered to let me extend my stay in order to allow for ample time to prepare for moving to my new place. Also, due to a misunderstanding during a transition period of new staff I was faced with a financial disagreement. When I approached Tim and Bridget they worked patiently to find a solution that was fair. I am very pleased with their professional and quality of service.
