Expérience négative: I’m so mad at myself for picking such a horrible place to live. I hate it!!!!!…..there’s never any hot water there are drug addicts, and homeless people all the time there’s mice and cockroaches. I have mould above me from my upstairs neighbour. Do you know how bad mould is, but the rent keeps increasing meanwhile there’s new places in Calgary that are being built that have 24 hour security that have visitor parking that have gyms saunas workout rooms, beautiful facilities for about the same price if not, a little less, not filled with crime and diseases and infestation….you should see how bad the paint job is they can’t even paint the neighbourhood properly. There is trash all over the place. There’s broken rails. There’s no handicapped access for anybody in a wheelchair, no lighting in the courtyards no security not only has my stuff been stolen but all of my neighbours they don’t care but the rent increases never rent from MainStreet. They do not care at all.

Expérience négative: Living in this place has been one of the worst, painful , exhausting experiences I've had in a place . cleanliness and management are terrible. a huge number of cockroaches, and the management, who were slow to respond to the complain and pest control which didn't work; cockroaches were crawling all over the walls. When I wanted to leave, the management told me everything was fine, then they seized my security deposit without any justification. I left the place without any damage and on a date I had specified in the contract, yet they made excuses and took my money. it was 4 month now and i a cannot overcome the trauma i felt about what they did to me and my family

Expérience négative: Uninhabitable Unit, Zero Responsibility, Deposit Refused This was the worst rental experiences. Mainstreet accepted a $350 deposit for a unit at Chinook Woods with a July 1 move-in date. When I attended the unit on June 30 to finalize the lease, the apartment was completely uninhabitable due to an extremely strong, choking paint odor. This was not a minor smell — it was overwhelming and clearly unsafe to live in. We are a family with a baby. Expecting tenants — especially families — to move into a freshly painted unit filled with toxic fumes is irresponsible and unacceptable. The unit was not move-in ready on the agreed lease start date. Despite this, Mainstreet refused to refund the $350 deposit, even though we never took possession of the unit and could not safely occupy it. We were forced to find emergency accommodation at the last minute. This company shows no accountability and no concern for tenant health or safety. Deposits should not be kept when a unit is clearly not habitable. I strongly caution anyone considering renting here — do not trust that the unit will be ready, and do not expect fair treatment if problems arise.

Expérience négative: Wouldn’t give me back my Security Deposit 3 months out from moving after lying about the apartment building having a history of bugs/pests. No good reputable landlord would withhold that money with that much time to find a new tenant. Please do the right thing. Edit Response: if you appreciate anything about anyone don’t lie about the conditions of your buildings and then withhold the deposit. Sleazy and disgusting practices.

Expérience négative: Moved into one of their units back last spring. I had trouble with the propety manager right from the get go. I was told the building i would renting was concrete and sound proof after moving in I found the building extremely noisy. The propety manager came to complain that the neighbor upstairs was complaining about me. She worked nights so slept during the dah day. After these past few months I have tried to keep the peace and walk on egg shells. He didnt want a male and told me he thought I was a female who moved in disappointed. I live on the ground floor and recently was the brunt of vandalism when someone hit the front window with somthing breaking the very old pane. The propety manager took this as his oputunity to evict me. Said it was criminal. Which it was however not from me. I called the police that night. I messaged the propety manager that night. I called the number I was provided for maintenence. It was all for no use. He posted a 14 day notice on my door the next day. I have paid my rent on time. I have kept my unit clean. I have thrown no parties to speak of. I have been in my mind slandered and nothing but I'll will from this representative. I hold a couple journeyman tickets I am insured and bonded here in Alberta. I am retired from injuries. This is all overwhelming and at Christmas. I am here to say merry Christmas. Its all I can do against people who hold no care for my well being. I did get an extension of 14 days which puts me at January 1st to vacate. All because why im a man. In my mind too good for this. I have many other ways I woupd of liked to spend Christmas and new years besides worry living out of boxes and going I.to dept for a move I wasn't expecting or maybe I should of known I guess. I replied to his eviction and the receptionist was pleasant. Besides that this company has messed me up my children up my mom my sister my nephewy girlfriend and my friends. The next place has got to be better. Maybe there they will not persecute me for no reason but their own sensibilities. Good day and merry Christmas to the little guys :)

Expérience négative: Sorry. The management sucks. Overpriced. Nothing but problems with the pipes supplying water and heat. Not heating my unit properly. Just got worse. Bug spray coming up have to pack half my apartment. Then, have to leave it packed. No compensation by mainstreet. Dec 20, 2025. Had a minor flood because of faulty pipes which they came in to fix prior. They forgot a pipe. The most gross negligence is the improper maintenance. Have lived here 6 months. I would not recommend. Management will bully you and make you feel threatened if you complain. Packing up my stuff, preparing for ipm just before Christmas. Merry Christmas. ...Ipm is integrated pest managent

Expérience négative: Absolute garbage company. They only hire the most useless and incompetent building managers and they (as well as the customer service line) never answer phone calls or emails. I'm sure they have some great ones but the majority are trash. Building manager was too lazy to get me setup on the intercom when I moved in. Place I lived also had mice (notified both the building manager and customer service and neither did anything). I lived in Calgary at Pilling Place on 1 Ave NE. I have friends that live in Mainstreet properties in other cities and some may be better than others, but all are fairly poorly managed and not well kept. Property management was only quick to respond when I broke my lease and moved out early, only because they sized the opportunity to take me to collections for unpaid rent and fees when they didn’t uphold their end of the lease agreement with regards to pest control.

Expérience fantastique: Maintenance came when they said they would, fixed everything on the list to my satisfaction and on the timeline they gave.They were up front regarding my bathroom fan needing a new motor and that it will be fixed in the near future. Expérience fantastique: Living at Pilling Place in Calgary for 8 years now. In the past year and half we've needed quite a few things repaired in our unit due to wear and tear that comes with time. Maintenance requests to fix the kitchen faucet, the bathtub faucet, and also the shower head were immediately actioned with required new parts. The contact centre was very adept at creating the work orders very promptly. Very happy with the maintence team!! Thank you.

Expérience négative: If I could give mainstreet negative reviews I would. I moved into an apartment and everything seemed fine then me and my partner at the time found cockroaches. I reported it several times in person, over the phone and through text. Nothing was done about it. Months into my lease the cockroaches got worse and I was being bitten by them and I couldn’t maintain them as I am disabled. I reported it several more times and nothing was done and once I requested to have my lease terminated early, the building manager refused. And did a pesticide treatment only because it was put in writing that I want to leave because of the issue. I still moved out requesting my lease be terminated 3 more times. Thinking I was finally free of the bugs and any further issues, mainstreet has decided to charge me over 2k for remaining months of the lease regardless of the suite being a biohazard and unliveable for me or other tenants. Maybe it’s just the building manager that has caused this issue or maybe it’s the company itself but regardless, I and other tenants DO NOT deserve this treatment. Never renting with them again and I’ll share my story over and over so others don’t either

Expérience négative: Never rent with this company. I had a very bad experience renting from them. They are not transparent, and their finance team and managers do not respect tenants. I rented with them for more than three years. After completing our lease and moving out, they suddenly demanded $1,900 from us. When we asked for an explanation, they told us we had to pay or they would send it to collections and report it. When I escalated the issue to the collection manager, he spoke to me very rudely and disrespectfully. Even after providing evidence and putting pressure on them, they still refused to resolve the issue and sent it to collections anyway. This has happened to many other tenants as well. They take advantage of their own customers. What a shameful way to run a business.

Expérience négative: I lived in this building for one year in unit 211 612 4 Ave NE. And 504- 612 4 Ave, At first, everything seemed fine, but after a few months, serious problems started: cockroaches, mice, water leaking from the ceiling, and a strong smell of marijuana in the hallways. This building is not safe or healthy for families. When I wanted to move out, the building manager said I would have to pay a penalty because my lease was not finished. It seems this company only cares about collecting money, not the safety or well-being of tenants. My children could not sleep at night because of the marijuana smell, the leaking water, and the mice. After one year, since the manager could not solve the problems, we were moved to the 5th floor, but the same issues appeared again. Previous tenants had already left because of these problems, but the company rented the unit to us without any repairs or renovations. Every time they sprayed for cockroaches, I had to pay for a hotel to stay with my family for 12 hours. After one spraying, even my 6-month-old baby had serious breathing problems. Please do not live here. The buildings managed by this company are not suitable for families.

Expérience négative: Worst Rental company! They don't care as long as you are paying your rent,and they are receiving money. The building Edmonton Trail apartment(Calgary) was taken over by Mainstreet since 2021 and they did not check the contracts of each unit (until now). They are good with giving notices for rent increase but failed to renew contract or check the history. Lastly, the BUILDING Manager is very irresponsible and unresponsive. You have to call him and no response via text for numerous follow ups.

Expérience négative: Rented from this place last summer, just got out of a lease and was told by the building manager that all the financial things are taken care of and i wouldnt be charged for anything come the 1st. Hit the road the next day, and what do you know i was charged a full months rent! Now my bank account is overdrawn and im on the side of the highway with no gas, no food and no response from the building manager. Called the office multiple to ask them to put the money back and i kept being told "we'll call you back"... hours go by with nothing. Call back again and get told "you'll have to talk to the on-call manager" after I was told he'd call me multiple times, since they obviously werent going to actually get him to call me i asked for his number and it was given to me. Called him, he had no idea what i was talking about. Then i received a call from the office and all they were concerned about was tracking down the "agent with an accent". Slept on the side of the highway last night, guess ill be here hungry until tuesday.

Expérience négative: I lost thousands of dollars living here from constant bed bugs and having been told we had to dry our clothes to treat. We had to do this every 2-3 months and they refused to make the dryers free despite the fact we did our part every time. My boyfriend had severe allergies and was constantly blistered. When I left I got an all new bed, couch and dried all our clothes and never had this problem again in our new place that is not main street. Our property managers would get argumentative when we were upset that our items were getting ruined each time we had to dry in high heat for 1 hour as per exterminator which we did anyways because we didn’t want to get bug bites. Constant changing property managers so we never knew who to message. And there was never any compassion just hostility. Save your money and find a good building. They do not take pest control seriously even though they say they do, it is a lie. Please read the Reddit reviews because they delete their google account to hide the bad reviews. My life with them was awful and now I’m with a new management group and have been happy and felt comfortable and safe instead of constant fear of bugs. It was not cleaned well when we moved in. Still had old food behind the stove. Most places do an actual deep clean first. They did not.

Expérience négative: You have to work better! Because the condition in which the buildings are located and the price you take do not correspond to reality. Your managers feed with promises, the apartments were in unsatisfactory condition and remain. There is no response to the email. The leasing manager responds once in a time. Until you call the hotline, you can't wait for the plumber. And when he comes, he starts to quarrel! Cockroaches in all houses!!! I don't recommend!!! By two weeks later Despite all the issues raised, only one problem has been addressed: after multiple complaints starting on March 27, a new fridge was finally delivered in July. However, serious problems remain unresolved, including: • persistent dirt and unsanitary conditions, • cockroach infestation, • broken cabinet doors, • and a general lack of response to these concerns. These ongoing issues show a clear pattern of neglect and disregard for tenant well-being.

Winta went above and beyond helping me through every step of the process and helping us get approved for our brand new renovated apartment in the beltline. Very nice and understanding. Expérience négative: Please do not trust or use this company. It is a very dishonest company. I don't want you to have the same experience as me. If you report a noise problem, you will be told to knock on the door yourself and resolve the issue through discussion. Why? It's the management company, right? The roads are always covered in snow and are dangerous on snowy days. They don't have shovels so they can't do it themselves. But they are good at collecting money. It was the worst company. Don't believe them when they say they're waiting for a reply or that they'll try their best. If they were making an effort, they wouldn't have so many reviews like this.

Expérience négative: Absolutely disgusting neglect by these useless property managers. I have been left in a situation of black mould and my walls falling in since Friday night 20th June 2025. The dodgy repairs that theyve obviously been doing the last few years and hiding mould and water damage all got exposed when my window and ceiling leaked and all the garbage plaster repair work fell off exposing decayed and mouldy drywall. Also the corroded and decaying bath tub faucet has its silicon all falling away to reveal a hole in the tiles where water no doubt has also gotten into the walls. The rain storm caused water to seep into the electrical outlet and the baseboard heater which has my power tripping and resetting my appliances, electronics and fans bringing me to assume the water damage and mould inside the walls is very extensive. Upon contacting the Maunstreet, basically non-emergency line because even if my arm was cut off they would just 'put in a request', has done nothing withva sense of urgency to act leaving me, an asthmatic in a black mould situation and with water in the electrical. I hoped thus would be better than boardwalk.Now its raining again and going to get worse...Cheers Mainstreet! You beauty

Expérience négative: I have had bedbugs since February and Mainstreet is not dealing with it properly. They keep sending workers (not from an exterminator) who put chemicals on half the walls then leave. They haven't treated the carpeted hallways. The previous building manager William Jarret stopped responding. And the new property manager was somehow unaware of the infestation. This is beyond mishandling.

Do not rent with them, this is the worst apartment I have ever had in my life for the most I have ever spent in my life. I've had swat team raids in my building on the neighbours, and they treated me like I was a criminal when it came to proving my income. I can't slander their name enough

Expérience fantastique: A great experience this afternoon with Main Street maintenance, here at Bridgeland Apartments. I have lived here for 4 years. Joey was on time, as agreed via a previous telephone conversation. He was polite and courteous whilst I explained the issue of leaking taps in the washroom. Once the issue had been confirmed, Joey set about completing the repair in a timely fashion. Following the repair, the taps were checked for full and correct function. All tools and accessories were cleared from the work area, and left in a good state. Thank you for a pleasant and efficient interaction resulting in a successful repair, as requested.

Expérience négative: Tanveer was the most frustrating and rude agent I have dealt with since apartment searching. Main Street also supposedly has a policy where they require security deposits with applications, but these deposits are non-refundable even if you decide to not move in. Tanveer did not mention this until we had nearly sent the application and deposit. They also expect you to fill out an application before they have filled out any of the necessary information such as rent and address. Who would sign a contract that isn’t even finished? Overall, we will be avoiding mainstreet because of our poor experience with Tanveer and their lack of professionalism.

Expérience négative: We are living in one of Mainstreet building they don’t even care about their residents. The water is shut off from yesterday night now one bother us inform us that they are going to shutoff the water from my apartment. They come twice to check one person is come at 7pm another one is coming at 9:30pm. they didn’t inform us anything regarding shutoff the water. They just tell us there is a leakage in one of the apartment. If there is any possibility of shutoff the water they have to inform us so can make arrangements accordingly. There is no single drop of water is in apartment from yesterday. Not even for drinking. Washroom are not working everyone have to go to there work and kids wanna go for school. We got water bottles from market but how much we survive with that. And there is no response from maintenance.

Expérience négative: Very unhelpful when emergency situation over a long weekend they do nothing. Leave u hanging. Greedy just robbing people of money by increasing rent. Very difficult company to deal with lots of hoops to jump through when renting. Building managers and staff are always recommending you to do stuff yourself rather than help you. All the negative reviews are recent rent from them. It’s definitely a red flag when a company has this many bad reviews the worst thing is they don’t care. Stop supporting them by renting from them they don’t care about people just money hungry robbing people blind.

Expérience négative: My entire building has had no heat for over 48 hours now, the entire time it has been -20 to -25 degrees outside. Mainstreet could not care any less. In fact, when I first called to address the issue, the person in the call centre had no empathy at all and actually threatened me with a $120 charge if they sent maintenance over and somehow the heat magically turned back on. I regret ever giving a cent to this horrible company and I suggest others stay away, unless they’re okay with spending $1450 for a studio apartment in a building that goes days on end without heat during a cold snap.

Expérience négative: Saying they are Slumlords would be putting it lightly..... But I have had so many health standard problems with this unit from initial move in day (not cleaned at all, had to get professional cleaning in and then no one got back to me). Last two years we have had huge wasp nests under our deck, and mice accessing our kitchen through a large hole never sealed under the sink. We are being blamed for having an unclean unit because I reported them to the public health inspector for unsanitary conditions. Public health did not have any indication on the report of our unsanitary conditions, mainstreet was only mentioned for failure to seal holes and house droppings under sink. Yesterday three Main Street employees showed up at our unit when my wife and kids are off due to being sick. Landlord never replied back to me they were showing up so we assumed no entry. There was also no indication that anyone other then pest control would be here until 10am only (never showed up) but mainstreet three employees show up at 1:40pm unannounced. My wife let them in because she thought they were the professional pest control team and they proceeded to ridicule her (in the midst of cleaning) that the place was unclean. My kids having lunch on the couch and were told "thats not allowed". So now mainstreet is trying to blame us that unclean conditions resulted in mice. Our place is clean beyond reasonable standard of cleanliness. Also mice have been reported for years in units on both sides or below of us. Mainstreet threatened my wife they would enter un announced for a surprise visit to do an inspection. Additional clean inspections are not in the lease between move in and out, and there is no clause to keep the unit in pre move in condition during the entire tenancy. I took photos of the condition but they trashed our kitchen and then left. Last night we got a notice they would be doing a clean inspection with no time indication. But I have started RTDrS application because this is just the tip of the problems we have encountered every month since move in.

Expérience négative: Dont ever rent from this place slumlords is putting it lightly. Unit has needed many repairs for months now building manager both day that it doesn't need repair. Anytime a repair can happen only had one so far they never give an ETA when it's gonna get done. Any problems you raise to them they can just say no we're not doing anything about that. They never shovel the sidewalks or salt or anything. Did some work around the unit asked how I could get reimbursed anytime I ask questions like this I just get ignored like I don't matter. I pay a good deal of rent a month I should at least be able to get the building manager to do the absolute bare minimum like fixing weather stripping In unit or why there is a vent that let's in a ton of cool air in the winter. Please feel free to contact me I would love to hear your empty promises.

Expérience négative: If you are considering renting with Mainstreet read bellow first. 1. When you sign the lease, DO NOT give your real phone number,email or address. Reason is outlined in latter points. 2. They Never give your deposit back. Make sure you don't pay your last month rent and cancel your bank account so they cant charge you anymore. 3. When you are moving never give your moving address. They will use it to send you unsolicited request for money. 4. Don't pay electricity bill for last month. make sure you close your bank account. 5. Once you move out they will report you to their internal collection agency for no reason. so make sure you change your phone number or not to answer unknown calls. I put this point because no matter how good you are they will try to keep the deposit. Read the other comments. you will realize it yourself. Make your own arrangement to avoid losses from this con artists. Its a SCAM. Few other notes if you decide to rent anyways 1. You will be accommodated with bed bugs. Every apartment they have has bed bugs. 2. Keep an eye for reverse rent payment which already deducted from your bank account. If you do not acknowledge the reversal they will charge you a $50 late payment. this is a neat trick they play on December to get a Christmas bonus for themselves. 3. Don't drink tap water. It has high level of residue and fluoride. they never clean the reserve tank. 4. get ready to be with a crazy neighbor who make noise all the time. My advice is, don't even let your enemy to rent from them.

Expérience négative: Homeless frequently access the building and are living on the 7th floor stairwell and in the parking garage.They have stolen packages, broken car windows, and taken belongings from vehicles. Human waste (urine and feces) is regularly found in the stairwells. The building appears unfinished, resembling a construction site. The building is extremely dirty, and it has been a long time since the landlord or management cleaned common areas. The elevator is broken and not being repaired. The garage gate is also broken, allowing unauthorized individuals to enter. These conditions are unsafe, unsanitary, and unacceptable. at 1122 8ave SW building.!!!!!!!!!

Expérience négative: I am extremely disappointed with the ongoing situation at 127 13 Ave SW. The elevator has been out of service for far too long, and there seems to be no urgency in fixing it. It's unacceptable that the residents have to endure this inconvenience, especially when carrying heavy items or for those who are physically unable to use the stairs. Expérience négative: I’m just going to say this the building I live in was privately owned when I first moved in the landlord was nice and reasonable when it came to how you pay whether or not it’s through Etransfer, cash even checks. She always let me pay the 25th as that’s when I’m paid and she would let me pay a week in advance because she atleast understands that people struggle. But unfortunately a year ago Mainstreet bought the building and it has been harder then ever there dumb direct deposit and how there always strict about paying the 1st there direct deposit doesn’t even take it on the first it could take 3 or 4 days for it to take your rent and unfortunately I have miscellaneous payments that touch my rent causing me to be late and having to pay a late fee. This month I looked at my bank account and saw that mainstreet didn’t do there part in taking the rent like there supposed to so me trying to be a responsible tenant I wanted to go in person and pay so I wouldn’t risk having to pay a late fee well mainstreet mangement exact words when he called me was “oh wait we will see what happens” and guess what I waited and had $400 in other payments take from what was supposed to be my rent I told them I would be late because of it and pay on the 10th and then they said “thursadays is when we file people in court” then ignoring the fact that the RENT COULD HAVE BEEN PAID ON TIME but wouldn’t expect it, I live in a old outdated building and make a effort to pay my rent but mainstreet has made it so hard that there more focused on getting as much money out of you and evicting people

Expérience négative: I was trying to find an apartment and Mainstreet had many available, so I applied and tried to book viewings with several. I got no response via email or from these applications, so I called and eventually got to speak with someone. Tanveer gave me a number to text with him so that I could tell him the specifics of what I need in a rental. I gave him information on what I was looking for and asked for suggestions on available units. He seemed willing to work with me on this, however eventually just stopped responding and I never booked one viewing. Expérience négative: I gave a security deposit to hold an appartement, management pushed the move in date that I wasn’t happy with and i was denied the deposit refund because i didn’t ask for permission from them before renting another accommodation. Expérience négative: One star is far to generous. Our front door got broken into several times, on one occasion the mailboxes broken into. Cars in the parking lot constantly getting the window smashed. No security what so ever. Mice in the cupboards. Whoch isnt suprising because there was gaping holes under both the sinks (that were literally patched with cardboard when we moved in) Then Our pipes burst and there was minor flooding in the unit. They didn't get the pipes shut off for hours leaving major swelling. They didn't have anyone come and take care of the unit for 8 whole days. By the time they got a dehumidifier in there everything was molded and smelled so horrible. We weren't able to live there due to the conditions and were still charged rent. We ended up breaking our lease 1 month in because if all that happened in a month we weren't sticking around to see a full year. Read all the reviews and stay away from mainstreet. Nobody cares there or answers the phone. It takes several days of calling to get anyone to call you back. The building managers seem to have no discretion or ability to help in any way without having to wait to hear back from a "higher up". After we moved out they sent us a bill trying to charge us thousands of dollars in lost revenue because they said they weren't able to rent the unit out due to the condition for at least 2 months .Even though the condition of the unit was because they didn't send anyone to take care of it after the flood.. However we discovere that they actually lied and had someone in there within 10 days of us moving out. If we didn't figure out they already had tenets in the unit they were going to try to scam us for thousands of dollars. Stay so far away from these slumlords. Also the building we were at had a expired business license up several months after it should have been renewed.

Expérience négative: Edit** - Despite their message Mainstreet never followed up on this or did anything at all. USELESS PEOPLE WORK HERE. Im so sad. I feel duped. The guy who met me to sign the lease was 45 minutes late. He said he had another appointment and onlt had 15 minutes to do the lease. So i didnt get to read it. We didnt even do any walkthrough or anything. Mainstreet even called him during and yold him to hurry up. He told me he would send me a copy of my contract but it never happened. It took 7 requests and 3 managers to finally get a copy after 3 months!!!! So for the first 2 months when I didnt have a lease I wasnt sure that auto withdrawal was set up. After calling and emailing to no response again!!!, i paid my rent on the website to avoid late fees. After 2 months of this someone from the Mainstreet office called me and told me there is a $12 charge each time you pay on the website. I didnt know this as I still didnt have a lease or any contact!!! So when I explained the situation he said he would waive the fees and they would auto withdrawal my rent next month. The fees never got waived. Now its the 7th and ive phoned every day since the first to try and find out why they havent taken the rent out. Now the website says they are charging me a $50 late fee. Wth!! You cant charge a late fee because you didnt take the money or set up the auto withdrawal correctly!?!?! How is that my fault?? I went to the main office and paid my rent but not any of the fees. The receptionist said someone would call me, which Im positive will never happen.... I am so utterly 4 and feel completely scammed. I have never before dealt with such ineptitude. I was so excited to move here and now I'm sad and feel hopeless. I believed this was a nice building with nice people but its not at all. It seems like theres not even 1 person there who can get things right. Lol some reviews are about a lady named Henya that wrote a review that the front office is good. So they have their own STAFF WRITE REVIEWS OF THEMSELVES so they dont go even lower on ratings Lmao. And theyre not even smart enough to hide the lies. UPDATE: despite someone on here promising to contact me, i still havent heard from anyone. The $50 late fee was waived, and the new manager gave me my contract. The elevator still doesnt work and my call buzzer still doesnt work. And i still cannot get anyone to reply to a text heh.

Expérience négative: I was interested in mutiple rentals, they look fantastic when viewing online. However, this is business has some of the worst customer service I have ever encountered as it is non-existent. No response to applications submitted for Calgary or Cochrane. I called and received no help; was advised they would ask a leasing agent to call me back and no call was ever recieved. Sent a follow up email and again no response. If you don't have any inventory why are you posting units as available online?!

Expérience fantastique: Reading the reviews for Mainstreet Equity had me skeptical of renting from them but since I needed to move in on very short notice, I decided to take my chances with a studio apartment at Avenue Towers. The place was small but it was perfect as I was living there on my own. I lived in this apartment for just over a year and was pleasantly surprised by the experience. For the most part, I did not have any issues, and the few times I required services, they were provided in a timely manner and any issues I had were addressed appropriately. They listened to the concerns of the tenants and improve upon them accordingly.

Expérience négative: If I could give this company zero stars, I would. When I first moved into my apartment in Sunalta about 3 years ago, it was owned by another property management company and I made sure when I was looking for a place to rent, it wasn’t by Mainstreet due to their absolutely terrible reputation. Fast forward to Mainstreet buying out the original property management company and it’s been all downhill from there. The other 1 star reviews you see on here are 100% accurate. There was an awful screeching sound coming from our heaters 24/7, disturbing every single one of the tenants for over a week until they FINALLY came to fix it after constantly calling/texting them. Keep in mind too that the building managers and “maintenance” people barely respond, if at all, and maintenance for the most part has zero clue what they’re doing other than the one guy who seems to be okay. The rest of them have not been able to give any kind of answers or provide any help. You have to keep hounding them for basically everything if you want any kind of response. On top of that, my building is notorious for not having hot water available for long periods of time way more often than not, which is absolutely unacceptable for obvious reasons. When it comes to this problem specifically, you will be able to talk to someone on the phone, but nothing will get done about it at all because they don’t treat that as an emergency (or anything they feel like they should tend to at any given time honestly) and so you’re apparently just expected to hope that you have hot water I guess. On top of that, if it gets super cold out, the front door to our building that is supposed to be “secure”, never fully closes or locks properly which allows anyone to get in. With our building being located downtown, especially in the cold, this is extremely dangerous as anyone can come in, which they have and they continue to do so. This past summer underneath one of the carports, we had a homeless couple literally close off the entrance to that specific spot with a mattress and they had been living there for over a month. I’m not sure if it was the police who got them to leave or if Mainstreet did, but having that situation go on right below you was quite something, especially coming home alone late at night. When the homeless couple vacated that spot, they left behind needles, used condoms, and most of their belongings. Absolutely nothing was done about this on Mainstreet’s part in terms of cleanup. After living here for almost 3 years, I have been heavily considering breaking my lease and I 100% will not be resigning in September. I feel like I’m paying for absolute garbage. It makes me very sad as I had originally fell in love with this apartment, but with how awful everything has been here lately, I feel like I don’t have a choice. Also, renters beware: if you are a newcomer to Canada and English is not your first language, this company will 100% try to take advantage of that, so do yourself a favour and stay as far away from Mainstreet as possible. The things some of the new tenants have told me about are nothing short of a rental horror story. In conclusion: this company does not care about their tenants at all and just wants to take your money. Absolutely nothing will be done for a long time, if ever, regarding any kind of problem. Stay as far away as you possibly can. Everyone should know to avoid renting from this company at all costs.

Expérience négative: Go rent from someone else. You will be doing yourself a favor. The don't care at all about their tenants. There is tons of drug activity in and around this building. The stuff I've seen living here is hard to believe. I saw someone overdose and die walking my dog. There are drug dead drops(pick up locations) riddled everywhere around my building. Homeless always trying to open your mail. Don't believe me. View the below photos taken from my apartment of a drug bust not to long ago. AGAIN JUST RENT ELSEWHERE YOU WILL THANK ME. A good rule of thumb is if there is a mainstreet building near you. Time to move.

Expérience négative: K where do I start… In September my apartment in Sunalta was set on fire by the roofers. Then the firefighters essentially doused everything in water. Did mainstreet help the situation at all..NO they actually made it ten times more stressful where it took me over 4 months to get a transfer to a new unit. They expected me to move everything in my apartment to one corner so they could renovate it. They raised my rent in the process. Every apartment manager I’ve dealt with doesn’t help at all I’ve had to go down to the main office to get literally anything done…EVERY.SINGLE.TIME. Zenbase has been an extreme hassle as well.. pretty much ever since August when my lease was up I’ve had the most stressful experience with literally any company I’ve ever had and it’s not even close.

Expérience négative: I used to live there for more than 6 years. Previously the apartments used to get managed by some other management. They were really nice. Ever since the mainstreet came, they messed up everything. I moved out in august and its january now. I gave them the lease removal form and told them in advance that I will be moving out. So, its there responsibility to delete my banking details from their system. But they were just being lazy I guess. They are still deducting the rent from my bank account. I have to call them every month to get my money back. Due to that, my bank charges me service fee and sometimes I get charged for the late fee because I have to pay my other bills too. They don’t refund the money on time.. This is so disgusting, they take the rent at the very first day of the month but they dont return the money on time. I have to beg for my own money….

Expérience négative: An absolute garbage company to rent from. There was a drug lab in the apartment adjacent to mine, mainstreet took over a year to remove them from the building, and has still never sent anyone to assess my suite or do any proper post drug operation clean up. Now there’s excessive mold damage in my suite from a leaky pipe in the bathroom which is potentially contaminated with chemicals from the drug lab. I’m sick with respiratory issues. Anyone who’s a shareholder in this garbage company should look into what you’re a part of. Publicly traded slumlords

Expérience négative: I was never a tenant here, as my application in February, 2023 was denied. I was never given the $499.00 security deposit required to fill out the application back and had to move to a different province. I called for weeks, left messages, sent emails, inquiring as to how I could get this back, and they never once responded. It is now September, and they have cashed my security deposit, despite the fact that I never lived in one of their units. STAY AWAY.

Expérience négative: They advertise pet friendly everywhere but they fail to mention there is a limit on how pet friendly. If you have an animal over 25lbs they do not allow them. In my opinion they should be chamging their advertising to correctly stat that they are pet friendly with restrictions of 25lbs or less. This was beyond frustrating after calling for over a mth and having no response as well as filing an application. To continue to wait. To finally get a responce for information to then again not recieve any response. Then to again call each property individually to recieve different information than they have advertised for each place. Just frustrating and poorly advertised.

Within a year of living there, I got to see three different managers. The buildings need more maintenance! By the way, rent here increases quickly!

Expérience négative: I know of three people who have rented from Mainstreet and all I can say is I'm surprised the company hasn't been shut down. The worst slum landlords ever. Bedbugs, cockroaches, garbage, unclean buildings, they make you pay for your own repairs, they don't repair anything, can't be contacted regarding emergencies or any thing else, raise the rents every year despite horrible living conditions, and they are generally rude and unaccountable. And then there's the issue with getting back your damage deposit, Truly sad what they are doing to some of the previously nicest apartments to live. What ever you do don't rent from Mainstreet,

Expérience négative: I used to be really happy with my experience renting here and my beautiful apartment. In the past year this company has lost its grip and has gone way downhill. I’ve had seven different property managers which makes anything in terms of maintenance, or even getting a copy of my latest lease such a hassle. My lease was just up for renewal and due to the property manager’s incompetence, he didn’t have the document prepared on time and he still doesn’t (it’s two weeks after the 1st of the month) due to this, I was told to hold off on paying my rent while he sorted things out and prepared my lease. I got a text yesterday, from apparently a new property manager, telling me that my rent is overdue and that I have a late fee attached to it. I haven’t even signed a contract with the rental increase and they are still demanding the extra money plus charging late fees. I was also served with a 10 day eviction notice for having a planter pot on the railing of my balcony. I recently had the floors of my balcony replaced and assume the worker placed the planter there to make his job easier as it was previously hanging from the wall. I’m upset that I was not just asked decently to remove the plant and got threatened eviction of my apartment when this is my first ever infraction and I have never not had my rent paid on time. Crazy that they would refuse my tenancy and the income they make from my rent due to actions of a company they employed to fix the balconies that they allowed to be in such rough shape in the first place. There was a foot-sized hole in my balcony that they didn’t bother to repair for the last two years I was living here. Safe to say I’ll be moving out and not paying those late fees. Renters beware, this company will cause you way more grief than good, please look elsewhere for living accommodations. I’d hate for someone to have a similar — or worse experience than me. And it sounds like I’m one of many, based on the other reviews. Stay safe :)

Expérience négative: It is essentially impossible for me to arrange a viewing with this company. Every single unit I have sent a request to view via email has had no response. When I call they take my information and tell me someone will get back to me, they never do! I do not understand how you can list an apartment for rent and then have absolutely no interest in renting it out.

Expérience négative: If you want to be respected, receive maintenance in a timely manner, receive your damage deposit back with no issues, or be treated with any decency DO NOT move into ANY property owned by Mainstreet. These people only care about themselves and making money. I moved into a building that was still being renovated, for the entire year of my lease, they did not fix my buzzer. It took me multiple attempts during -30 weather to get my heating fixed, twice they just patched it up and it kept dying and finally after pushback they came and replaced the thing that kick starts the radiators. Getting a hold of property managers is impossible, and even trying to contact customer service is a waste of time. Many calls and emails left unreturned. It has been more than 10 days since I vacated my apartment and still no sign of my deposit back, and no response from the property management. These people are crooks. Do NOT move into these apartments.

Expérience négative: he worst customer service from building managers to regional managers. I moved in the floor pieces come out. asked if they could fix it band aide fix . Came back 1 year later same fix. can't fix floors if your in it BS. Elevator keeps breaking down only 1 elevator. Mobility issues so stairs with a walker impossible. Grocery need to be brought in again walker can't do stairs. Cockroaches main floor also a few tenant have complained no solution if you have no where to go. So fix it yourself helps me cause i figured out how. garbage area is freaking sad , garbage every where in build out side of bins. Cleanliness pfft don't get me stared. they need to live in their builds and be told sorry nothing we can do.

But would not recommend this rental company in manitoba I've had broken windows since I moved in and my lease ends soon what a job........ Just an update mainstreet had replied to this review saying this issue would be escalated to fix the problems still three months later and nothing and now for the last 9 days I have been sleeping on the floor in my hallway cause they keep saying there coming to do the repairs so I take time off of work to let them in and put my dog away and they don't show up......No Written Notice. No Call when they cancell all I'm asking for is to enjoy the unit I'm paying for

I have spent the last month trying to contact this company, almost desperate for a place to live, and it’s just not possible. Make as many calls as you went, send as many texts or emails, leave all the voice mails, they simply do not care to reply. I’m not even confident that I could talk to someone face to face if I went to their office at this point.

Expérience négative: **FOR DOG OWNERS** Like many of the reviews here will attest to, this company is extremely hard to book a viewing with. The biggest disappointment - considering they seem to have really flooded the market in Calgary - is their boast of being pet-friendly. When I finally did manage to get in contact with someone on the phone, I was informed that they don't accept dogs over 25lbs. I understand weight limits for dogs, but it would have been nice if it was mentioned on literally any of their postings so I didn't have to waste my time trying to get ahold of them.

Expérience négative: I have sent dozens of emails, filled out applications, and left voice-mails, but have only received a response from one leasing agent (shout out to Nancy Perrin!). All I receive in response are automated emails asking for the exact information provided in my initial correspondence. I have confirmed that they are listing units that have no availability, presumably to run a waiting list. It's completely unnecessary in this market and is probably skewing the statistics related to housing availability. I've decided to avoid Mainstreet at all costs, as it seems like a very unprofessional and shady way to run a business. Collecting personal and sensitive information from individuals when you don't have a unit available has to be in breach of some sort of consumer or privacy legislation.

Expérience négative: This is a very large company, and they have some pretty big communication issues. Mainstreet purchased the building I was living in in November 2022. They could have benefitted greatly from talking to the tenants and/or really looking at the building, but they run everything remotely and we were managed by someone who wasn't familiar enough with the building to know that there was one big boiler and not individual water heaters in each unit. They listed the building as having underground parking on their website (not a thing), and patrol security (not that I ever saw), and in-suite storage (only available in some units, others have hall storage). Snow and ice removal was an issue, to the point where I bought and spread de-icer when I was moving out because I slipped and fell when I was taking trash to the dumpster and knew I would have to make more trips out that way the next day. My move out was pretty easy as they were going to renovate my unit after I left, but there was still a small amount of money missing from my deposit without explanation when I received it back. I called and left 3 voice mails and sent 3 emails over the course of 23 days before I went in person in the office to talk to someone. If I could rate the person who spoke with me and fixed the simple accounting issue I'd give them 5 stars. It took all of 5 minutes. It didn't need to be that hard. I will be going out of my way to not rent with them again, it was not a smooth operation and with a company this large it should have been.

Expérience négative: Difficult experience trying to do business with this company. It is very difficult to get anyone on the phone. Ran into many full voicemails before being able to get someone on the phone. When I did, she asked for some basic information such as my preferred move in date and latest possible move in date. They told me they would be in touch soon. It has since been a month, 5 days past my latest possible move in date and I have not heard a word back from this company. Very disappointed as they have reasonable rent prices and many buildings to choose from. Would have been very happy to rent from them had I been able to get a call back or a viewing but alas I have not.

Expérience négative: Awful, I have not had a good run with this company. Hard to get in contact with anyone, website is a mess (atleast on a smartphone it is). And the place I’m living at currently, threw this company, is less then good. We have mice, a leaking problem, and very little as been done. The staff member I’ve discussed my rent agreement with, was the worst. Never did his work on time, always last minute. Would forget about planned meetings, had to remind him to check my emails. Truly felt like I wasn’t a costumer, but more like a parent trying to get there kid to do their chores. Sucks that a company with bad service owns most of the affordable rentals.
