While I understand it is within the rules of the bylaw, just because you can doesn't mean you should. Especially considering there was no additional snow in the forecast.

They manage a commercial building Madison’s where I own a commercial unit and a private parade parking stall. They allow their employee to park at my parking stall while he was doing maintenance and the guy Vincent was crazy and rude behaving like he can park anywhere while he works at the building, even though I paid $23000 buying this stall.

I've lived and rented places in my years from Toronto ON to Memphis TN and have NEVER had a landlord that puts so much effort into backing up the old long used phrase that their the BEST! Emerald is! If you are looking for a place to call home definitely contact them. Their staff is amazing on all levels. A special shout out to Tiffany Gallant who's professionalism is only surpassed by her personality. It also applies to the rest of their employees. Well done Emerald!

As part of their property maintenance services, they recently completed a significant project involving the replacement of a large and essential hot water heater, as well as the installation of a new expansion tank. The replacement and installation work presented several challenges. The maintenance team had to navigate tight access points and limited space for installation. Additionally, they were required to re-route existing plumbing to comply with building code requirements. Despite these complexities, the work crew demonstrated expertise in handling the situation. Prior to commencing work, the company provided a detailed bid proposal. The proposal was highly competitive in terms of pricing and included comprehensive information about the project. Our Property Manager Shakel Chaudhry always is there for any questions or concerns. Shakel has excellent customer service, knowledge, experience, fast and efficient response in a professional manner. Last week I went to Emerald's office with two issues. Shakel responded quickly with a solution for both problems. Also, the Receptionist Anna was very helpful with my request. I am a part of the condo board of my building and I am very satisfied with Shakel & Emerald services.

They reported me to the credit bureau for $243 even though I was a good tenant — I always paid my rent on time and left the apartment even cleaner than when I moved in. The charge was only because I left a sport machine that the building manager personally promised to take. Despite that, they still charged me and damaged my credit report. Is it fair to ruin someone’s credibility and make it harder to rent again over something like that? Absolutely not. Very unfair company — I do not recommend renting with them.

The technician could not do anything because it was not an issue within the unit. We ended up being charged, and requested that our Emerald Property Manager helped us with a refund. The resolution of the identified issue above was what we hoped for. Furthermore, it did not take very long. It feels like once they have you signed, they stop caring about the tenant experience. They managed my condo building for much of my ownership, and nearly every property manager failed to handle basic tasks. Emails were often ignored, requiring multiple follow-ups just to get a response—and even then, issues were poorly addressed or left unresolved. I felt treated more like a renter than an owner, which was unacceptable. Dealing with Emerald was a key reason I chose to sell my condo. I strongly advise against buying any property managed by them if you want to avoid ongoing stress and disappointment.

He was polite, professional and offered to assist with cutting a few large branches of dead fir tree without my asking as well as assisting to level the landscaping when we were done. He also offered to take some outdated salt bags & garbage along with him to dispose of. He also noticed that the back alley required attention/power washing due to homeless issue and kindly mentioned that as well. That was all above what he actually came to do which was - to pack up and take away the landscaping debris - which he did. Many thanks & well done!

Expérience négative: This was my bathroom celling at unit:101 1162 memorial drive NW. I lived here for 7 years under these inhumane conditions. Made several complaints about the mold while I lived there but nothing was ever done. On top of that i had a alcoholic neighbor who would party til 6am everyday and also nothing was done when I made complaints. My wife and I finally decided to move out when they raised the rent on us.

Expérience positive: Update. Year 3 with emerald has begun. Off to a rough start. After delays with a new unit I'm now out a considerable amount of income. DD is not transferable when changing suites. This leaves it up to the renter in a tough position as Old DD is not returned up to 10 business days. Still a great team. Just adue to the rush situation, communication had broken down and delays caused some unpleasant schedule changes. Hoping things remain well. But after this last interaction I was left feeling disappointed. - Have been in my suite wiith Emerald for 2 years. Any concerns have been met with swift responses and resolutions. Easy to deal with. Donald, Sylivia and the onsite team at SOHO have been great and attentive. Hoping to see rent costs come down after the spike, but this is more a general calgary concern then a concern with emerald. Keep up the good customer service,and be there for your residents. Stay on this path you will own the industry. Thank you.

Initially, they were really sweet and Tiffany showed me a couple of homes but I wasn’t satisfied with the condition of the house and wanted to check other properties with them. I am not sure if it’s because I rejected the first few houses but they never responded to my calls, emails and texts after that for booking viewings. I booked a viewing for sundance apartment through their system and it’s managed by a guy called Christian and he is the worst manager because he did not show up for the viewing and never responded to my calls or texts. When I called the company regarding this, they said that they’ll look into it and ask someone to call me back but no one bothered to check in. The manager emailed me 5 days later (no apologies or anything) and when I asked him for a viewing, he never replied to my emails after till date. THEY ARE HORRIBLE and I am glad I didn’t rent through them!

Expérience négative: I've been at the timbers for about 2 years. The onsite manager is completely useless. On multiple occasions has argued with you just because he thinks the apartment building from the 70s is his baby. The only thing that will be maintained is his precious pansy garden. I was promised a parking lot when I moved in by a first time property salesman, Audrey, and of course I did not get the parking spot. I had to call several times to get my carpet cleaned AFTER I moved in. It took over a month for them to schedule someone to clean it. In the winter, during -25 to -30 temperatures, my apartment has been at 18 degrees - you tell me if you could work and be 'comfortable' at 18 degrees inside. I've had 2 people come and tell me that's a normal temperature and that "things will be ok". GlenF is completely useless and in order for any maintenance to be completed you have to keep calling and bothering him/the company in order for anything to be done. 1 star rating iS WAY too high

Expérience négative: ZERO STARS!!! If you are a landlord DO NOT use Emerald Management. I used Emerald for 7 years and had 2 renters the last one for 6 years. Sold my condo recently and Emerald didn't have to do anything for 7 years just collect their fees off the rent. The apartment was left in total filthy mess by the renter totally unacceptable and damaged the closet door broken, bathroom sink had a 7 inch crack, dents in the fridge, roller blind broken, mold in the washing machine, ceramic cook top ruined all totally unacceptable. Emerald did nothing they actually signed off on the move out report "checking" off that everything was "good" no damage deposit hold back required. I was able to see the apartment 5 days ( I was out of province on the move out date ) after the renter moved out and was shocked! I took about 20 pictures of the mess and damage and sent them to Emerald and set up a meeting. At the meeting the Emerald Rep said is was all just normal "wear and tear" not "damage" so not holding back any funds from the deposit ... REALLY! I question the Emerald Rep about the filthy condition the renter left and said they would see what the renter could do. I wanted to send a professional cleaner in but Emerald wanted to have the renter clean it. Emerald arranges for the renter to clean it okay and I have to meet the renter and let him in. I get there and he texts me what cleaning needs to be done and really why is he texting me! So I send him all the pictures and he texts me back he can't do all that cleaning saying he guesses his cleaner weren't very good ... no kidding. Then he proposes Emerald hold back $200 for cleaning ... what why do I have to negotiate with the renter this is Emerald job!!!! I say no and that I well deal with Emerald. I contact Emerald that $200 is unacceptable professional cleaning could be much more I want to send an invoice to Emerald for full compensation. Get this now the Emerald Rep sides with the tenant saying that I should just accept a $200 hold back. Really!!! I'm on the hook to pay for professional cleaning ( which ended up costing close to $300 and have to eat the cost of a cracked sink, broken closet doors and all the damage). What a farce Emerald will not stand up for the Land Lord will side with the renter. DO NOT USE EMERALD!!!!

Expérience fantastique: I put in a maintenance request for a bathroom fan that had failed. When Peter the electrician showed up he recognized a couple other issues on the property and offered to tend to them. Now, I’ve got a proper upstairs/downstairs doorbell! No more family members asking if I’m ever going to do something about it. All the smoke detectors in both units got tested and fresh batteries. And the bathroom fan is blissfully quiet. Peter called ahead the day after I submitted a request and was at my home the following afternoon. He got everything taken care of in a single visit - including a trip for replacement parts and equipment. Simply the best service experience in my 4 years as a tenant.

It’s almost impossible to find a rental in Calgary right now and Nya went above and beyond for our family. My mama is now is a gorgeous apartment over looking the park and Nya helped her every step of the way. My mom is older and isn’t technology savvy and Nya helped her with everything. She was the most patient, kind, caring, loving soul and I can’t believe the miracle she gave us by helping my mom find her dream home right before Christmas. Honestly it’s something out of a Christmas movie. There are a lot of good humans in the world but this woman takes the cake. Our family will forever be grateful to Nya and Emerald management for doing all they could do make sure my mama was in a safe apartment. Honestly the last ten years she hasn’t been living in great places and she has major mobility issues and finally finally she’s in her dream home. Expérience fantastique: Emerald is a great property management company! My husband and I have been renting a unit that is managed through Emerald since May 2023 and have zero complaints! Wendy is our go-to person if we need anything fixed and has never let us down! The unit that we rent is well maintained, and there are annual inspections to comply with the RTA. Moving across Canada was tough but Emerald made the process easy so we couldn't have asked for a better property manager! If we ever have to move (hopefully not anytime soon!), we will definitely look into moving to another unit managed by Emerald as we have full confidence in them.

When we moved out, they never return our security deposit that one property manager named Jarrett confirmed to return us. He confirmed that the property we left is fine and all is good. Then suddenly, another person Shakeel charged us for the stuff that we are not responsible like junk removal for removing the stuff owns by the landlord and also accused us for damaging the very old house that we never did! We were just surprised that we received a letter from a collection’s company and Shakeel never sent us the breakdown of the cost that we have to pay not after we exchanged emails multiple times! Don’t ever work with this property management if you are a renter!!

We tried to get more info about it but not getting any response unfortunately. We even have videos about the broken cabinets and junks in the basement, they just dont care.

I got Jared’s VM, left a detailed message for him clearly providing my name and number along with the reason for my call. I repeated my number slowly to make sure each number is clearly understood. Three weeks later, nothing, nada, no callback, no Jared. Probably for the best.

Expérience fantastique: My condo building has been using Emerald Management for over 24 years. They have always done exceptional work and were so amazing through the 2013 flood. I am writing today specifically to recognize our current property manager Laslo and also the restoration department. Laslo has so much experience and was a huge help through a major structural project we recently completed. His is absolutely amazing for so many reasons and we cannot thank him enough. Adam from the restoration department helped facilitate a significant repair project in my unit. He and his team were incredible. George did an exceptional job painting and Ryan went above and beyond with the carpentry and painting work he did. Ryan paid attention to all the details (there were a lot) and turned a stressful situation for me into a happy one. I cannot thank everyone enough and I highly recommend Emerald Management.

They maintain tenement tier housing and refuse to provide adequate maintenance to their rental properties without being forced to by the tenant landlord dispute resolution service. Going through the reviews, you might notice most of the 1 stars are from local guides. AVOID AT ALL COSTS. THEY ARE NOT WORTH THE HEADACHES.

I’ve never had fond memories of property management companies, as my experiences have been marred by delayed responses and long waits. However, I am truly impressed with the professionalism of Shakeel, one of the property managers at Emerald Management. Whenever I have a maintenance issue or need to get in touch, he always responds promptly and courteously, attending to my needs with great care. Expérience fantastique: Emerald took place of The Madison Condo since June 01, found out previous management company Go Smart did not follow up for landscaping work over Two years, in July, Emerald send maintenance team to do cleaning up all the weeds in all flower beds which had never been done for the past decade. Expérience négative: DO NOT RECOMMEND. If you're a renter, this company and any unit they manage is not worth your peace of mind. I moved out of a unit managed by this company on Jan 31 2024 and as of March 4th I am still waiting to get my deposit back when there were no issues or damages noted during the move out inspection. I have had to send multiple emails and calls and still don't have my deposit in full. While living in the unit it took months to get anything fixed when broken and that is if you constantly call and email them over the course of that month to get it fix( mind you the unit had faulty appliances and loose flooring which they promised to fix. They ended up putting tape over the floors which remained till I moved out) My kitchen focett was broken in December and they said they'd come fix it but it wss still broken when I moved out at the end of January. I had similar issues with other appliances like dishwasher, fridge, washer n dryer etc. I dont usually leave reviews and I hope this saves someone the headache/stress that comes with dealing with this company.

Expérience fantastique: For nine years, I have been living in a condo. Since Emerald Management & Realty Ltd. took over the management function, it has been much better. They only hire the best people. The people who keep the common areas clean are courteous and professional, and the communication regarding all issues pertaining to the condos has been first-rate. I recently needed some help, and I received it quickly and professionally.

Expérience négative: We were recently given notice to leave our rental property which we had called home for the last 6 years we were in good standing and good tenants so I thought ! The block is up for redevelopment in the near future but thought we had another year to go on our lease ! Appears NOT ! It has now been rented to UKRANIAN REFUGEES on a one year contract which I believe should of been ours ! No explanation no reply from our property manager Rachael or Emerald themselves ! DISGUSTING AND OUT OF ORDER !

They made breaking my lease early to move into a new place easy and less stressful than I had anticipated. They were really helpful in responding to any and all of my inquiries regarding moving out, from the time I had applied until the present. One of the better rental companies in Calgary wants to ensure that the apartments are kept clean and well-maintained in partnership with the tenants. Without a doubt, renting from this company is worthwhile.

Expérience négative: Don't recommend. They illegally withhold part of damage deposit and claim its for utilities even though utilities are in your own name. When you show proof of payment, they continue to withhold the funds. Also for home owners, they don't really care about your property. Once we had a leak in the ceiling and called them, their response was asking if they could come tomorrow and they never did anything to fix the water damage, despite us continuing to ask. Find another property management company. We are now with sunset properties and they are amazing.

Expérience négative: Wouldn't recommend renting from. I paid over $2000 in fees after vacating a property that I left in perfect condition, yet they still sent a $400 balance to collections without even contacting me first. The property manager has my phone number and has called me every time they needed something but when I need to get a hold of them it's impossible. Most recently, someone who answered the phone said their name was Shaq "like the basketball player" and said they would investigate my situation and get back to me. It's been over 3 weeks and no response.
