At the time your property was being marketed, the rental market had softened considerably compared to prior years. As part of our role, we actively monitor market conditions and recommended a price adjustment to improve marketability and generate qualified interest. This recommendation was made in response to current market realities, not arbitrarily. During this period, the property did receive interest and offers, reflecting that the strategy was working within a slower market environment.

With respect to advertising, any pricing adjustments were made solely for marketing purposes to test market response and were not intended to misrepresent the property or act outside our mandate. We acknowledge your concern and, as confirmed, the advertisements have been removed following the conclusion of the agreement.

Regarding rent, funds are never “withheld.” All rent is handled through a regulated trust account and disbursed in accordance with the management agreement, timing of tenancy, and any outstanding reconciliations. Where a tenancy ends or a management agreement concludes, a final reconciliation is required before funds are released. This process is underway, and we remain committed to ensuring it is completed properly and in compliance with our obligations.

We appreciate that you acknowledged the return of keys and the confirmation that advertising has been removed. While we regret that this experience has caused frustration, we do not agree with the characterization that Citysearch acted improperly or outside professional standards.

We remain open to resolving any outstanding items directly and encourage continued dialogue so matters can be concluded appropriately. Our goal has always been—and remains—to act in good faith, transparently, and in the best interests of our clients, even in a challenging and shifting rental market.

Regarding the lease renewal, the owner’s decision to sell the property was communicated as soon as it was confirmed. We understand the timing was not ideal for you and your family, and our team did explore temporary options within the constraints we were given by the owner. We are sorry if our written follow-ups felt brief — this feedback is important, and we will review it with our team.

With respect to the move-out charges, all interim estimates are exactly that — estimates. Once you raised questions, we reviewed the file in detail, applied updated information, and ensured only legitimate, allowable charges remained. We follow the requirements of the Residential Tenancies Act, which obligates us to charge only for cleaning or damage beyond normal wear and tear, and the final deductions reflected that standard.

The carpet cleaning you arranged was appreciated; however, the additional charges related to items noted in the move-out inspection report, including general cleaning deficiencies that needed to be addressed before the next tenancy. These items were documented with photos and vendor reports, and we are happy to review any of this with you directly if you would like further clarity.

We genuinely regret that your experience ended on a disappointing note, especially considering the positive interactions throughout your tenancy. We strive for professionalism and fairness in all situations, including at the time of move-out, and we take your feedback seriously.
