Negative experience: Property management for 297 enfield cres is useless and unprofessional. Questions go unanswered for months. Building itself is not well maintained. Front door buzzer hasn’t worked for months, the one shared washer/dryer often doesn’t work, the back door was also broken/inoperable for months. Tenants smoke in their units and make the whole building smell. They do so many suite inspections yet totally disregard the obvious and immediate need for upkeep and repair in units. When I took over the unit, there were damages from the previous tenant that they refused to repair. The blinds in the living room were completely destroyed and I was told if I wanted them replaced I would have to do it myself??? I haven’t been able to open to close the blinds in my living room since I moved in because I refuse to pay for someone else’s damages. The previous tenant also didn’t get her damage deposit back, so I’m curious where that money went if it towards repairs? Rent is affordable but I guess you get what you pay for (not much)

Negative experience: horrible tenant service and horrible wording on their website if you call to ask questions front desk will just hang up on you and speak over you instead of actually answering anything If there are no outstanding charges or damages to your suite, your security deposit will be returned in full plus accrued interest within 14 days from the termination date of your lease agreement. However, if there are outstanding charges or damages to your unit on move out, your security deposit will be returned within 28 days of the termination date of your lease agreement, plus accrued interest, minus outstanding charges and damages. I pulled this from their website and I had no outstanding charges or damages and I’m still waiting for my money I simply called to say its been 15 days and my money should have been returned to me in full. They said they have 14 days to process it however that is not what their website claims and I was just asking for clarification as to why it was taking so long and was met with the rudest staff member ever talked over me didn’t say anything other than it’s been 14 days and to call the tenant board then hung up on me as I was still speaking trying to clarify my confusion I would love to speak to someone higher up about this

Negative experience: Really frustrating experience. Our application was rejected for “insufficient net income” even though the income was around $70,000 a year and we had already sent multiple pay stubs and documents. It honestly felt like nobody actually looked at the emails. After going there in person and explaining everything, it was suddenly approved. It shouldn’t take that much just for someone to properly review the documents that were already sent.

Negative experience: My boyfriend and I were recently charged for stuff that should have been communicated properly. 0/10 communication with the company and care taker that lives in the building. when we viewed the place back at the end of March it was a total disaster, the walls were all covered in dirt or what looks like someone smoked in the apartment for years.. the screens on the windows were broken and taken off (they charged us for that!) the carpet stunk like cat piss (most likely charged us for that too) the floors were coming apart, the vents along the walls came apart. Heck even the towel holder was holding on by a loose screw. Even the outlet had black on it and it looked like it was going to cause a fire. We gave the care takers a little over a week to repair and clean. Time passes and we’re finally moving our stuff in. NOTHING WAS DONE OR CLEANED. We asked if we could repaint the walls and the care taker said “yeah” and didn’t say what color or that they’d charge us for it. The proper answer should have been “yes but it’ll be charged to your account, or a simple no” and we bought 2 paint cans for 50 each and they’re charging us 1700… completely hectic. And charged us 400 for accidentally leaving 2 curtains and a curtain rod behind(we tried to get them but the door closed and there was no way back in). And we have already paid for a key replacement and yet we got charged for that again! They’re charging us double (2070.42) what the rent was 995. And in the email it sounded like they were going to threaten us by stating “this is your first and final warning”. Unbelievable. I have 3 witnesses coming with me to the rental tenancy branch Monday along with my before move in pictures and emails along with a bank statement. Oh and the care taker has taken pictures of the apartment twice. Once with the inspection in the summer and another time a month before we moved out and not once have him or aml properties said a single thing about the apartments paint color.

Fantastic experience: I wanted to take the time to give a shoutout to my landlord, Milles. Everytime I message him, day or night, he’s always responsive immediately. Any concerns I’ve had he’s taken care of them instantly. You can tell he really cares about his tenants and goes above and beyond for them. I have nothing but good things to say about my experience and wanted to take the time to call out someone for doing such a good job.

Negative experience: They don’t read their emails, don’t have the staff to respond to all the inquires they get, and zero accountability to regrets. On top of it they are constantly in conflict with renters due to their lack of service so get burnt out from the constant conflict with renters. I would never deal with them again.

Negative experience: My friend recently had a very disappointing experience with this rental company. They refused to return his security deposit and tried to blame them for damages that were clearly left by previous tenants. Communication was unprofessional, and it felt like they were just looking for excuses to keep the deposit. I would strongly advise anyone to be cautious when dealing with this company.

Negative experience: An absolutely disgusting company. The staff is incredibly rude and unprofessional. The landlords don't care at all about their work and refuse to take responsibility for it. The houses are old, dirty, and constantly smell. The neighbors smoke in the house nonstop. The smell of cats is everywhere. Pests are a constant problem. The carpets are filthy, and there are strange dirt stains scattered everywhere. The quality of the houses is terrible. I'm talking about Kildonan North, where we lived for several years. Negative experience: During the original apartment viewing the giant hole and plumbing issue under the kitchen sink were hidden from view and the windows were left open to dissipate the smell of rot coming from the exposed bottom of the building. Cockroaches crawl on the walls and the company is slow to communicate. Building managers are also woefully inexperienced and unable to provide any support for apartment issues.

Negative experience: The most dishonest and calloused management company I've ever had the horror of renting from. When i first moved in there was a live in caretaker who kept the place immaculate. Then the owner passed and her son sold the buiding. It was downhill from there. After 4 different management companies, thecplace is falling apart. My bedroom window was broken for 4 years, my oven hadn't worked in 2 years, outlets and light fixtures no longer worked, the flooring was broken in places, and it was the filthiest building I've ever lived in. They tried to arbitrarily charge me for things that were illegal to charge for, sent threatening emails, and generally behaved like thugs but when RTB called them about it the emails demanding money suddenly disappeared. Still not sure how they did that, thankfully I printed them out. And to top it off, the resident manager didn't like having to drive to the building to open doors etc, so she gave a tenant access to our keys. Who in turn allows her husband and sister to enter our apartments whenever they liked. They were in mine at least twice that I know of. So, in general, avoid this company. Under their "care" the building is just a slum now, filthy, with pests. Nothing gets fixed, nothing gets replaced, and even the grounds look like a slum with garbage and weeds everywhere. Do not rent from these people.

Fantastic experience: This was my previous building! Kateryna ,the property manager was great, professional, and incredibly responsive. Any time I had a question she was quick to respond and always handled things efficiently. The property was well-maintained, clean Moving in and out was smooth, she was transparent and fair throughout the entire process. I also want to highlight how great our caretakers, Rina and Noel , have been. They’re super reliable, quick to respond, and genuinely cares about the building and the people in it. Fantastic experience: My daughters and I lived in the house at 375 River Avenue for over a year and the experience was unbeatable. It was our first apartment in Canada and will always be special to us. Very good location and good layout of the apartment. The fireplace in the living room and the view of Manitoba Legislative Building added coziness to our home. I would like to mention our property manager, Anita, who was very helpful and attentive when I needed her. She went out of her way to ensure our comfort and everything we needed during our stay. Anita kept the house clean and tidy at all times and always kept the residents informed of any upcoming work. Astroid Management cares about their residents, and I highly recommend them!

Fantastic experience: We've been living in a building managed by Astroid Management for almost two years, and overall, our experience has been very positive. The company is responsive and takes good care of the property. A special thank you to our Resident Manager, Kat. She always replies to emails in a timely manner and truly goes above and beyond to improve our living conditions. She maintains the building and yard well and always keeps residents informed ahead of time about any upcoming work. The location is great, and we’ve felt very welcome here as newcomers to Canada. Fantastic experience: I brought my lovely wife here 16 years ago, and this has been our home over since. We have seen some people come and go, but most tenants love it here and stay as long as they can. The caretaker (Angie) makes you feel like family. If you ever need anything looked at in your unit, you know Angie will take care of it and send in a work order without delay. She takes great pride in her work, and it shows! The location is great, our neighbors are friendly, and we are taken care of. This has been a great home for us!

Fantastic experience: My husband and I have lived in our complex since 2009, and the caretaker, Angie, is an absolute dream!! She cares about her tenants, and it shows! AML has really put care into the townhomes in our complex over the years, making upgrades inside and out. The courtyard area and plants around each building show the company wants to take care of the property. If maintenance issues arise, Angie is always prompt to submit work orders quickly to resolve any issues. This has been a great place to call home!

Fantastic experience: Couldn't have had a better experience. We have never had such attentive care of a property. Any issue that comes up is immediately addressed and not only dealt with, but properly. We had a tiny amount of water coming in the basement, and there was almost immediate foundation repair done. Constant ongoing upkeep and preventative maintenance that is so extra. I have been able to reach the on site manager Angie at all ungodly hours (sorry!) and she is always so above and beyond. There are not even words for how much we adore her and her whole little family! It's so nice having them on site. It's been such a positive experience being here after years of other professional management groups not upholding the standards we expected, nothing but good things to say.

Positive experience: Caretaker is very friendly and responsive, She also works hard to keep the shared parts of the building and its property clean and kept. Building is old and has character (my suite has original wood door frames and hardwood floors) Its very quiet at night, and little daytime noise. Theres a cute, fully fenced outdoor space to relax outside when the weather is nice. Very close to city place, grocery stores, restaurants, riverwalk, the forks, and Osborne Village. 4 stars as there is no buzzer access for visitors and deliveries. Overall a very comfortable place to make home.

Fantastic experience: Our family have been renting an apartment managed by AML Properties for almost two years. We received a completely remodeled, superclean, and exceptionally located property and loved it. Our building manager Kat very quickly responds to any requests and solves problems. She remembers all the breakdowns that are in the building and efectively contacts with technicians to fix damages. Since Kat started working as a manager, the stairwells and corridors have become noticeable cleaner. She always communicates with the residents about any concerns or wishes. We recommend our friends to rent appointments from AML Properties for its reasonable price quality ratio and convenient location.

Fantastic experience: A special thank you to our Resident Manager Dodd! I’ve been renting with Astroid/AML Properties for about 5 years now, and Dodd has been one of the best Resident Managers I’ve had. He’s very friendly and personable. He has made improvements to the building since he became Manager. Fantastic experience: I have lived in an Astroid Building going on 5 years and I love it (besides the windows needing to be updated). My landlord Dodd has been the best landlord I have ever had in my years of renting. He is very responsive to any issues or questions I could have. He has a very easy going/understanding personality, and very knowledgeable about the company/his position. It's nice to know that when I need something I can count on Dodd to assist me! I've had always a positive experience since renting from Astroid. The office staff are always so friendly when I go to the main office which makes the over all experience better.

Fantastic experience: We rented our apartment remotely and haven't regretted it for a single day. We arrived on a very cold January day, but the warmth of Kat, our building manager, made us feel safe. We received a completely remodeled, super clean, and exceptionally located property. Over the past six months, we've always received exceptional service; the common areas are always spotless, and so far, we haven't had any problems with the property we rented. We're grateful to have found Kat, who has even provided us with all kinds of guidance.

Fantastic experience: I rented an apartment managed by Astroid for two years and had a generally very positive experience. Throughout this time, we had several different property managers and caretakers, but I want to highlight James as the most outstanding. He was always responsive, helpful, and quick to address any concerns we had. His professionalism and dedication truly stood out and made a big difference in our rental experience. Fantastic experience: I’ve been a tenant of Astroid’s for over a year. I could not be happier. My building is clean, quiet and very well maintained. All of my neighbors are friendly and treat each other like a family. Our site caretaker, Pat, is always so super friendly and helpful. She looks after us like a mom. I have had occasion to speak to Mary and Shanie in the office and they’re also always super friendly and helpful each time. Most recently, I had a great interaction with Shanie and she was super friendly and easy to talk to. She even took the time to call me back after hours to make sure that I was looked after.

Negative experience: Beware of renting with this company. Responded to a Facebook marketplace ad for a suite of theirs off corydon that advertised a $990 rent, and a SUBLET for September 2025. After looking at the suite I applied under the expectation that those would be the terms of the lease. Once I got approved they sent me an "approval" letter where it said it was gonna be a 12 month lease, and $1005 rent. I of course ask about this discrepancy and ask why it didn't match the ad. They then tell me a story about how leases that are under 6 months "automatically turn into a 12 month lease", I tell the RTB about this and they say if such a clause isn't in the subletters lease agreement then they have no legal grounds to pull that. When I asked the subletter to see a copy of their lease, and asked the person who was emailing me if this was maybe an error/miscommunication on the subletters part, I was suddenly sent a letter saying I've been declined because the suite was "claimed by someone else". Looks like they didn't like all the questions I've asked them, or maybe didn't want to own up to their shady behavior. God knows what other kind of shady things they would pull if I were to actually lease with them! ALSO, as you can see whoever is replying to these reviews (lots of negatives - hmm, who is the common denominator here?) is trying to pin it on me simply "not reading the email". I did read it, I also read it out to the RTB and they told me what was going on seems suspicious, and that they'd call them. Mind you I was denied hours after I called them, oh so coincidentally after I asked to see the lease the original subletter signed to see if that "sublet policy" was legit, which never happened. The professionalism of their responses alone should tell you everything. Avoid this company like the plague.

Negative experience: I lived at 35 Balmoral St. For almost 6years I’ve had a horrible experience with astroid and their management skills no communication ignored. The emails ignored calls. I applied for a different building that astroid has on st anns rd and got refused because of inaccurate credit. Hello I’ve been paying my rent on time for over 6 years and even paid 3 months in advance when I moved in so A different building wouldn’t make a difference so the answer should of been yes. And honestly, the security at 35 Balmoral is horrible. I had my storage lockers constantly broken into. I’ve had a motorcycle stolen from the Parkade the only good thing about this company is they picked a wonderful nice Caretaker. If I could give astroid no stars I would so had to give it one star

Negative experience: Hi Hey It was very surprising that I left the property on August 31 2024 and they were still took out rent of September from my Account even if I was opt out their auto payment plan it was highly disappointed that after they took the full month rent even if I have already left their property and then they stop to respond my multiple calls and emails. Lastly I had sent a voice message that I would be take this dispute to the Manitoba Tenancy Management and sue them for taking rent even after I left the property still they rigid people not responding. All’n all I report a dispute to my bank and my bank gave me my funds back. I have never seen such disgusting people and management in my life. I was facing a huge financial crisis on that month but those people never called me back. No one is taking care of this company’s tangents. Care taker of the building is always in Drunken condition,super arrogant and rude. He yells out on the innocent tenants without any proof. If you want to complain about anything the Main office never picks your call. Their Residents manager keeps changing after every two months . Security is 0(Zero) out of 10z Parcels of Tenants are stolen and opened ridiculously and thrown them on the stairs. I’m attached a photo of it. Even safely lockers of Tenants are being rooted on July 1st 2023.

Fantastic experience: All of the people working here are so helpful and understanding. Especially Marvin and Mary from the office and James the property manager. Everyone is really welcoming and know what they are doing. Really appreciate the support I've had from these people. Highly recommend the place if you're looking for a place to rent.

Negative experience: I have had a very bad experience with this property management. My fridge was broken for 3 months and they even did not answer a phone call or any email. My place has been infested by cockroaches and spiders. Caretakers are changed frequently and we did not have anyone for like 4 months to take care of the building. I don't believe in any of their excuses.

Negative experience: Not a renter of this company, but have had many friends rent from this unprofessional group of owners and seen the apartments first hand, bed bugs and failing appliances and issues never repaired, As you can see from the childish responses from the owner they have no business sense and look down on others. If you’re looking for a place to rent I suggest every other company besides this one as they will only drive you out or drive themselves further into the slumlord category. 10/10 do not recommend

Negative experience: These guys are crooks. Complete mismanagement. They don't care about any issues the residents have. We heard from the property owner that they withhold money from them and coerce them to sell their properties. And they charge close to a $1000 to board up broken windows, not even fix the panes of glass. We heard from a potential renter who responded to a "for rent" ad by email and by phone and never heard back and its been about 2.5 weeks now. We've had a broken sink for about 6 months before they did anything. When our stove stopped working, they again took months to fix. These guys are crooks. Avoid renting from them. Avoid having them manage your property. Report anything and everything to the Better Business Bureau.

Positive experience: I have been renting from Astroid for about five months and I’ve had a better experience than with previous companies such as Sussex and Onyx. The application process was online and the damage deposit can be paid the same way. I did have a bit of an issue with communication regarding my approval and the lease signing but that was minor and worked out in a few phone calls. One issue I had moving in is that the wiring for the Internet was not finished after the most recent renovations. I wasn’t informed of this before I moved in and it was a huge hassle to get fixed and compromised my schoolwork. I’ve had similar issues with maintenance requests not being carried out for weeks at a time and not being handled with a sense of urgency. Have dealt with some serious security issues with other tenants harassing/stalking/blocking my door at night and I had to make a huge fuss to get the tenant evicted, then when they refused, to get us escalated to RTB and the harasser eventually was taken to court and formally removed from the property. I have had the majority of my problems with the caretakers directly and there seems to be high staff turnover as I’ve seen 4 caretakers come and go along with management changes in my 2 years here. I know a neighbour of mine made a formal complaint in the past.

Negative experience: This is a third class property I suggest all the people that do not prefer this property management for staying there because they are not helping people even if something will happen in suite they are not coming to fix and when you complain them to fix it they are saying if you don't want to stay Here you can go will find other.. they want to just make money but they are not giving any services. It will be your terrible experience and you will regret if you prefer this property

Negative experience: Very unprofessional agency. They have entered my suite with either no notice or a public notice taped to the main entrance. Office staff are rude, if you are lucky enough for them to answer or return emails or voicemails. Get everything in writing. One employee will state one thing while another states different. Also, multiple late fee charges that were unfounded. So many other issues but really wanted to review due to the rude behaviour. When asked when something will be done I was scoffed at and given the reply, “whenever it is done”.

They do have some cheap options and if you treat them right they're going to treat you right

Negative experience: This is Canada's worst management for building. We didn't get security deposit in full amount. They took the money for main door key that I paid and made copies and fixing things like light which I bought with my money. Never trust this company. Donot recommend if you want to live in peace.

Negative experience: They are completely unprofessional, we submitted our application before 10 days and when we call them 5 times they respond that its rented. Had submitted all our Important documents of banking, passport and employee details, they don't even bother to inform applicants that your application is not selected. Horrible management, I request not to apply here. And today they deleted my account, after I talk to site manager for my application status and dropped her messages for their unprofessionalism. Really horrible, such unprofessional property dealing companies should be banned and licensed should be canceled so people don't waste their time and share their important documents and information.

Negative experience: The resident manager at 1472 Pembina needs to learn how to comunicate with the public properly. Shes not professional but what do you expect from that place? I went to see an apartment in an ugly building. Dirty curtains were hanging off the window in the laundry room of the building and electrical wires in open box on the floor. Not sure if they were live or not. She told me my daughters application would not be accepted before we even applied for the apartment. I was annoyed by her attitude but we hand decided when we saw her and the building I would never let my daughter live there.

Negative experience: Posting this review on behalf of a very close friend who just went to hell and back with this poor excuse of a property management company. Friend finds a listing for a 'luxury townhome' (single garage at the bottom, 2 floors above) in Bridgewater. Contacts them and is taken to a *show home* (this is a key piece of info). Show home was in great condition, so friend agrees to apply. Everything goes well with this process and they are approved. During this time they are told that they will be provided with the best unit that is only 4 years old. Move in day rolls around and they are finally taken to the actual unit they will be moving into, only to find extensive damages throughout. To name a few: multiple spots of water damage in a few rooms in the ceiling, a towel rack snapped off the wall, dents and dings absolutely everywhere, vinyl floor peeling up and 2" gaps between planks in various areas. They take over 200 pictures of all the inconsistencies and state they will not move in until these issues are corrected. Ultimately they decide that this company is not trust worthy and pull out altogether. What is to say if they did move in these repairs would be completed? And better yet, who can assure that they be not be blamed on move out that these damages were caused them and their damage deposit kept? Unlikely. After lots of back and forth with many arrogant levels of management, Astroid eventually agrees to refund the first months rent and damage deposit but not the $800+ security deposit. A security deposit to secure a place they weren't even shown until move in day and was in essence, trashed. Eventually after weeks and threats of being taken to the tenancies board, the security deposit is refunded and they can finally put all of this behind them. Do not rent from this company. They clearly want top dollar for lack luster 'luxury' accommodation, who ever conducts their repairs and renovations needs to be fired and ALWAYS ask to view the actual apartment you will be moved into before you sign all agreements (this is a requirement from the tenancies board), to avoid the bait and switch on move in day and potentially leaving you homeless!

Negative experience: Heres a surprise $10 mystery charge we will give you no info or notification about and then give you a 48hr notice to pay it back on 3am on a Saturday when were closed for the whole weekend and threaten a termination if not paid and return 0 of your voicemails never answers calls!!! Im afraid im going to get evicted over a random $10 charge im told no info about

Positive experience: i find that with out pay, we are always late which make me a bit ruffled cuz of late fees, however i have NEVER had any other problem and if i did, the staff as always accommodating. not only that but the receptionist is always so cheery and remembers me that my anxiety is rarely an issue with them. flexible pay dates would be the only thing i recommend to improve, either then that there smiles and freely communication with me make me feel welcomed. keep up the good work, nearly a 5 star from me

Negative experience: Astroid consistently loses track of whether you have paid your rent and will harass you about missed payments when they have in fact already taken money out of your account. They still manage to do this after using RentMoola - an Saas provider that they use for billing and I’m assuming to manage their AR. When they started using RentMoola they decided to pass on transaction fees which would qualify as illegally raising rent. When they switched to RentMoola they took me off of ACH payments without notifying me so my rent was late due to the fact they just randomly stopped withdrawing money from my account. I was able to resolve this by dropping a cheque off at the office but Astroid harassed me for months after this by telling the caretaker that I had to pay late fee. They never contacted me directly (only through the caretaker) telling her that there was fee and that it would continue to grow. I never learned what the fee amount was or how to pay it. Astroid never answers their phone so I just received cryptic messages from the care taker about this mysterious fee. I could go on and on about Astroid and how they would not stop withdrawing money from my account after I moved out at the end of my lease amongst many other issues but I think I’ve made my point.

Negative experience: Looking at the reviews, I'm so glad I did not get the place. I applied and was rejected, I have being waiting for my security deposit to be returned since March 15 but can't get a hold of someone. They really be messing with people money
