Negative experience: The staff are very friendly and professional! I appreciate the quick response times and the amazing work they do. Would highly recommend. Update: moving out was a disaster. They really nickel and dime you. During our stay they were good with responding to issues but upon move out they were a disaster. Changed rating to 2 stars.

Fantastic experience: Amazing service and professionalism! From the first interaction, I felt safe dealing with Upper Edge Rental and did not feel taken advantage of. They truly had both my best interests and my property’s best interests in mind, and they were patient in walking me through everything when issues came up. Negative experience: Edit. Nov 14/25. This post is from the 3 months ago regarding big branches on lawn. Company has been told about it multiple times by multiple people but branches still there. It’s only been 3 months now. Not sure why it took so long. Neighbour across the alley complained to me about it. I told her I let the company know multiple times but they are still sitting there I’ve been with Upper Edge for a few years now and haven’t had any issues with them. If I’ve ever needed something repaired it’s been taken care of promptly. Until recently. The grass has been so long it’s over knee high in some places. There is a big tree branch that broke off into the alley over a month ago. One of the neighbours said they put it on the lawn to get it out of alley. I let the company know. Nothing was done. I put another meld in as more branches appeared on the lawn and the grass is even longer. I sent in another follow up and no response. It’s been over a month since I sent in the meld. Nothing done and nobody has responded.

Negative experience: Literally the worst company to deal with. The only thing they’re half decent about is getting things repaired. I moved out on June 17th and STILL haven’t gotten my damage deposit back even tho in the emails they said they would be processing it and that everything looked good in the emails. It’s absolutely insane to me that it’s been this long without receiving my damage deposit back.. I’d stay far away from this company.

Negative experience: After terminating upper edge, we found out that the tenant was misled about a number of things: 1. he was not made aware that garage was not operational (which we had made clear to upper edge) 2. he was promised cleaning before move-in, and he found the place dirty and untidy when he moved in 3. the tenant was specific about smoke and co alarm system to property manager, but it seems the manager just checked the boxes without even testing the sensors (which were past expiry on further examination) Really poor management, and utterly disappointed.

Negative experience: Editing my review from months ago: this company is still the worst, and that's why a ton of their clients are firing them right now. AVOID GARRETT AND THIS COMPANY AT ALL COSTS!!! OLD REVIEW: This is the worst property management company in Winnipeg and Garret is one of the shadiest humans on the planet. The company is so bad, and their reviews were getting so bad, that today he sent an email saying you can win free Jets tickets for leaving a positive review. He also encouraged people to get their friends and family to leave positive reviews for the same deal. This is against Google policy and very unethical but I am not surprised that someone like Garret would do this. DO NOT FALL FOR THIS COMPANY, GARRET PROVIDES VERY BAD SERVICE

Negative experience: Update 3. NO CONTACT other than responding on your reviews has been made by your company. I guess visuals are all that matter to you. You do realize you've lost both hearings and have an order to pay, nothing you say changes that. The courts at both the RTB and RTC didn't care for your screen shots. It's why I won both cases. You needing to sue is for you to recoup whatever monies you believe you've lost - which has nothing to do with me or the order that's been granted against you. Small claims will be an easy in and out. The order that's been granted is legally binding your legal team should have told you this. Courts are open first thing in the morning, followed by my meeting with the reporters. Which is where I will be, unless I recieve a phone call from Garret before hand. This is my last attempt at having someone contact me. Update 2. Since NO ONE will respond or try to settle this matter professionally and with integrity. I'll leave this here in good faith (not that you deserve it but because I am that kind of person) I would like my payment that's been ordered to be paid. I will go to small claims and I will file and WILL NOT SIGN a NDA that you so love to ask people to do in order to gain whats rightfully owed to them. I have 3 reporters waiting to cover this story and blow it all open. I'm sure the more they dig the more they will find. Updated to say flooding your reviews with bot automated reviews will not silence me, nor will it deter me. For those curious to know I have not had ANYONE reach out to me about payment. - note the date on the photos. Typical upper edge management and ZERO communication unless it's to intimidate. Zero stars if I could. The absolute hell my kids and I went through at the hands of this company is mind blowing. For over a year and half we were left with 3 unusable bedrooms rooms bathroom and entire basement due to a back up in the basment. They did NOTHING to mitigate damages for over 2 weeks and I was left trying to mediate it. That was just the beginning of a drawn out mess. Completely unprofessional. The threats that came from their team when Id ask for updates about having work completed (being told if i escalated to the rtb that it may cause me and my 4 kids to be without a home near christmas time) keep in mind we have been in this house for nearly 7 years at the time with no issues on our part. The details and the paperwork and piles of evidence I can provide won me both cases at the RTB and the RTC the first one and the appeal upper edge asked for. They have yet to pay me the $7000 plus interest that I was granted and awarded through RTB and RTC. So before I go to the media... when are you going to stand on your company motto and be a company with integrity?

Negative experience: Mishandled our account ( INCLUDING FINANCIAL BOOKKEEPING) pretty bad due to lack of communication and also a lot of confusion. They wanted to charge us twice for over $2000 bill that we have already paid. They also said they set up our account wrong and asked us to send them some amount of money they've sent us by mistake. I don't really know how they run their accounting and bookkeeping. They kept us waiting and even delayed finding tenants for us due to their employee turnover. In the end, the new person who took over our case doesn't even know what kind of services we have signed up for and what we are availing. Our own property manager asked us what kind of service did we avail from them? It's just disappointing. We signed up for a monthly maintenance for our property but in the end when our tenant's door had a problem, they sent a handyman who can't do anything and eventually, THEY ASKED US TO SEND OVER OUR OWN CONTRACTOR. So, what is the point of the property management maintenance??? The tenant also had a lot of requests unknown to us that weren't done, so I guess a lot of miscommunication and EMPTY PROMISES from their end. I am discouraging everyone from availing of their services. The communication is so bad and their service doesn't come through.

Negative experience: Another one star for good measure. EDIT: since we can’t respond to messages, I’ll happily add that Garret Wong is lying via Google Reviews. We were NOT offered compensation, we did NOT refuse compensation, and the educational seminar (which teaches landlords how to get around the human rights commission who “sits around waiting to make something out of nothing,” hurting “poor landlords who sometimes only own one house” — Garret’s words) where I HAPPILY left profanity was the only way I’ve ever been able to contact Garret after months and months of calling his office and waiting for a response. Negative experience: What a poor excuse for a property management company. The term slumlord rises to mind; from withholding security deposits for no legal reasons, un timely fixes to literally hosting seminars about how to deny ESAs, to skirting general human rights. Landlord management companies like this deserve nothing and actively are hurting tenants and human rights. Be better.

Negative experience: Rented an apartment at 622 St. Mary’s Road from them before and would not recommend. Had a leaking ceiling for most of my tenancy and they would say “it’s been repaired” meanwhile I would walk into puddles on my hallway floor every time it rained. They did a horrible job covering it up and it was an issue with prior tenants as I could see their correspondence on the maintenance app/website (I’m assuming they didn’t know I could see it). Have a health inspector come in to see it or make a case with Residential Tenancies Branch. I won’t be surprised if that roof caves in one day from all of the water damage. It’s such a shame they neglected it so badly because it was a nice building that was built in 1944.

Negative experience: They don't answer phones. Send me a text and email for late rent that I already paid on time. Paying way to much for a house with 1960s aluminum framed windows. Got all the energy efficiencies going on there, but they had to replace a 1970s stove that gave up, and could not get parts for. I keep getting the rent increase. Perhaps stop being the person that gets money, and look at the people who have to pay.

Negative experience: I am going to try to stay true to the facts and not get emotional in this review. Do not work with this company. This is gonna be a long review y’all, but take the time to read it because it’s all true and should be your warning to run away. My wife and I moved into a rental unit two years ago that Upper Edge had posted online. When we had booked a showing, it wasn’t clean, but we were assured it would be by the time we moved in. After many attempts to get in touch regarding the application, to which the portfolio team seemed oddly aloof - we were excited to learn that we got the place. We moved in and quickly found the most disgusting kitchen to move in to. Oil and grease dripping down the side of the oven, oil caked on the counters and a host of grain weevils in the cupboards that we had to eliminate before we could unpack. Upon contacting them, they waited two days before they sent anyone to help, and unfortunately, god bless her, it was somebody who didn’t speak a word of English and obviously hadn’t been told what needed cleaning. She did her very best, but Upper Edge did not properly communicate. That will be a theme in this review. That summer, we found out that the air conditioner blew the breakers of the living room. Upon sending in a request to have it looked at, the electrician (excellent guy as well) told us that the unit we were living didn’t have the proper electrical wiring to house the amps of an air conditioner, and that he put in a request with Upper Edge with instructions on how to fix it. This fell upon deaf ears, and a year went by. We never had working A/C in our time living there. Upper Edge contacted us saying that they never received a request from us regarding A/C problems. We have emails, meld requests to prove we did. Our condo started leaking water into the condo below. We felt terrible for our downstairs neighbour. Upper Edge insisted we shut off all water for four days while they got a plumber in to look at the problem. They cut into our bathroom walls to look. They said they’d come back to close up the walls once the problem was fixed. The leak problem took them over six months to correctly identify. The gaping hole in our wall was never closed. When we moved out they tried to charge us for a hole in the bathroom wall. I am writing this, currently three months after having moved out. The owner (still a mystery as to who that is) wanted to sell the unit. There were showings in this unit for months. Because they wanted to persuade us to leave, my wife and I asked for an extension until we found a suitable place. The realtor (again, a wonderful and professional person) said that they would cover the extra week that we needed after our lease was up to secure the proper move in date for our new home. They had a lot of trouble as well getting ahold of Upper Edge, but assured us that there was no pro-rate for the extra week as the new owners were only moving in come June (we moved out May 7th). Upper Edge has not returned our damage deposit - three months after we moved out. The list of excuses being that there was not one, but two changes of staff on who our portfolio manager was and that “they needed some time to catch up on what was going on”, that direct deposits often take 2-3 weeks to be processed and now, that they don’t have any record of an agreement that we were not to be charged for the week that we had agreed for move-out. I’d like to finish this very, very long review to impress upon you this. My wife and I are very positive people. I can’t stand people who air out all of their frustrations with a Google review, they usually seem like miserable people. We are happy, silly people who have been absolutely neglected and taken advantage of by this awful company. The other positive reviews you see? Remember that they have an incentive for all tenants that if you leave a review, you’ll be entered to win Jets tickets. Those are most likely the lies of faithful hockey fans. I don’t blame the reviewers at all, I love free stuff. This place is deplorable. Run.

Negative experience: When you need a hole fixed, you’d hope you could rely on your landlord. No amount of emails, requests, nor personal debates to resort to lesbianism could have fulfilled this. Negative experience: I used to say Upper Edge is most likely run by three toddlers in a trench coat, but I have genuinely come to the conclusion that three toddlers are more capable. The trench coat itself is more capable. Don’t believe the four stars. I don’t even know where to start. I’ve been retyping this review for two and a half years, and I WANT to be scathing and bitter and share a million of my horror stories, but I’m just tired. Which I think they rely on. The application process was a red flag we ignored, resending and resending (and resending!!!!!) information that they already had, the move-in was nothing but us sending pictures of mold, grease, and garbage to deaf ears— they do provide you with toothbrushes and a pizza coupon which is very sweet, but I would give up pizza for the rest of my life if I never had to say the words “upper edge” anymore. The vendors they use are lovely— the plumbers were nice, the electricians were nice— MOSTLY because they were just as frustrated with Upper Edge as we were. It was our small talk while they worked. “Sorry, we’re late, upper edge doesn’t answer their phones hahaha.” “Oh no worries, we hate them with every fibre of our being hahahahahaha come on in!” Our specific unit had a broken air conditioner, and we spent two hot summers without it (even though we were paying! for a unit! with air conditioning!!??) They tried to tell us the second year that we had never ever requested a meld, but when they finally sent the electrician over (after the second summer had ended, in JANUARY!! ON A DAY WHEN IT WAS -40 What are we doing, y’all?!?) the electrician confirmed that yes, we weren’t crazy, he HAD been in our unit the year prior, he found the issue, and upper edge wouldn’t pay for the fix. CUTE. I don’t know. I have a million stories, but I’m tired. I have been waiting for three months to get my damage deposit back. They tried to take money off for the gIANT HOLE IN THE WALL. THAT THEY. MADE. AND. DIDN’T. FIX. They tried to ding us for the unpainted patch on said hole THEY did after we moved out. They tried to ding us for a piece of painters tape THEY LEFT on a vent. (???) Today (after months of saying there will be be no more deductions, and it will be processed in four-five business days), they’ve let us know they’re withholding it because they claim we owe rent on the days the owner said we could come in and clean (we had to leave early because the owner was selling the unit). My husband and I are patient. And kind. And pay our rent on time. And didn’t hang flowers over the edge of the balcony like they asked. We’ve been calling. And calling. And emailing. And crying. God, the amount I’ve CRIED over upper edge. Full, ugly sobs. Our case has gone through three portfolio managers. I feel like I’m pleading with an ex boyfriend. PLEASE return our deposit so I can delete your number from my phone and move on with my life. I wish I felt better after writing this, but it will no doubt be answered by upper edge saying they’re sorry for our frustration and will do better in the future, or that they’ll give us a call to make things right (and then I’ll laugh and laugh because they will never call.) OR the owner will say something shady about our character like previous reviews. Who knows, maybe I’ll win the Jet Tickets. Edit: I’ve attached the picture they sent (and graciously circled) of the painters tape that we were being charged for because it’s that unbelievable.

Fantastic experience: I have resided in my current apartment since 2017, prior to that, I lived at 622 St Mary's Rd, from 2007 until 2014, which is another block managed by Upper Edge. As I stated in my last review, I think highly of Upper Edge where, I believe, the staff members strive to make the place where we live safe, secure and comfortable. I Upper Edge still work to respond to maintenace and other needs requiring attention in response to their tenants' requests. I still love my apartment and the community of tenants who dwell in my apartment block, many who have been long-time tenants. What's interesting is that tenants who actually talk with each other and who have a sense of "community" with each other: it continues to be refreshing, especially after the Covid restrictions. Kudos to the staff at Upper Edge Property Management, the Maintenance Department, Garret Wong and associates, your hard work and diligence in responding to our tenancy needs is greatly appreciated! Negative experience: Absolutely the worst property management company I’ve ever dealt with. They take forever to repair minor issues (an entire year), and urgent problems—like a broken dishwasher—go unresolved for weeks. Communication is practically nonexistent. It’s nearly impossible to get in touch with a property manager, even in emergencies. I constantly worry about getting locked out because there’s no reliable way to reach anyone. They failed to inform tenants when the rent payment app was shut down, leaving me unable to pay rent until I reached out myself—only then was I told it had changed. Completely unprofessional and disorganized. They once hired two different companies to fix my blinds without realizing it. I’ve also been dealing with a mouse infestation for months, and while exterminators have come a few times, the issue still isn’t resolved. It’s clear they’re not doing enough to fix the root problem. Avoid renting from this company if you value your time, money, and peace of mind

Fantastic experience: Upper Edge Property Management delivers good quality property management service. Firstly, their rental application process was hassle-free. They follow an organized system and have step-by-step process from form submission to handing us the keys. They even gave us some freebies when they did walk-through that made us feel welcomed to our new place. If you need anything or encounter any issue, their Portfolio Managers and other staff are willing to help and make sure that they will resolve the issue. They are very responsive and prompt with any requests. They also do regular maintenance with the property and clearly communicate with the tenants should they do an inspection, maintenance, etc. of your unit/building. They also give notice ahead of time should they conduct maintenance/inspection. I highly recommend Upper Edge Property Management if you're looking for top-tier company that will manage your real property asset/s.

Positive experience: I’ve been with Upper Edge Property Management for over ten years, and overall, my experience has been positive. The company has consistently provided professional service, handled tenant placements efficiently, and maintained good communication throughout most of the years. They take care of the day-to-day responsibilities, giving me peace of mind as a property owner. For the most part, they’ve kept my property occupied and in good condition. However, there have been some concerns worth noting. In one case, a tenant left without paying, and despite management’s efforts, they were unable to locate the individual—leaving me responsible for all legal fees and the cost of moving and storing the tenant’s belongings. Additionally, after being a loyal client for over a decade, I’ve seen no incentives or loyalty benefits, which is disappointing. Lastly, their management fees are noticeably higher than other property management companies in the area, which can add up significantly over time.

Negative experience: Worst company ever. No communication and then they come back saying the person incharge for the case left. Has been more than two months since I moved out and no deposit refunded. Someone reached out and said they will look into it and I would get my deposit in 2-3 business days. Has been 10 days since that one too. Now the new thing is finance department changed. Don’t trust them. They occasionally listen to you when you even open a ticket and then say sorry that they missed it. But one thing they never miss is rent collection. Even if it is paid and they miss seeing it, they make sure to call you and ask. Very bad frustrating experience. Great how response to this was in less than an hour and i have been mentally harassed for my deposit till date. May be you team needs people who are working day and night to improve your false good image on google.

Negative experience: I applied for a house through upper edge management. They called me saying they are moving forward with my application and asked for more information. The women told me the move in date and everything. 1 week passes and there is so communication so I give them a call back but no answer. Very poor communication. It is now 2 weeks until the end of the month and still there is noone answering my phone calls. This has got to the be worst customer service and the worst communication skills. Now I don't know if I need to extend my current lease or if I should keep looking for a new place to live. I have 3 children and they're leaving me on read with no communication. The women who answers the application line needs to learn how to communicate with "future" tenants.

Negative experience: Renting from Upper Edge Property Management has been the worst experience of my life. I’ve rented from various places over the years, and nothing compares to how poorly this company operates. Communication is either nonexistent or painfully slow. Maintenance issues are ignored or endlessly delayed, no matter how urgent they are. You’re constantly left chasing them for updates or answers, and it feels like they just don’t care about their tenants. They’re quick to enforce rules when it benefits them, but completely absent when it comes to fulfilling their own responsibilities. The level of disorganization and lack of accountability is shocking for a company that’s supposed to manage properties professionally. If you’re considering renting from them—don’t. Save yourself the stress, frustration, and disappointment. This company has absolutely no regard for the people living in their properties. Worst. Experience. Ever.

Negative experience: Upper Edge Property Management: A True House of Horrors If you’re looking for a case study in how not to run a property management company, look no further than Upper Edge Property Management. From the moment you sign on the dotted line, you’re not a tenant—you’re a target. Expect maintenance requests to vanish into the void, like screams in a haunted house. Plumbing issues? Electrical nightmares? Mold growing like a science experiment gone wrong? Don’t worry, they’ll promise to handle it—then vanish like a ghost at dawn. My girlfriend was pregnant and I asked them to come fix our toilet, took over a month…pregnant girlfriend had to go downstairs at night because they had no employees to run the company, and to boot I paid for my own supplies to get it done faster. Absolutely horrid. Communication? That’s where the horror really kicks in. Emails go unanswered, phone calls mysteriously “missed,” and when you do get a response, it’s often dismissive or downright rude. Accountability is a foreign concept here—like trying to find light in a pitch-black corridor. And don’t get too comfortable- taking extra rent and deposit disappearances are all part of the Upper Edge experience. They knew I was moving out and assured me of a prorated rent…well they took the full amount and waited 3 weeks to return my money after they took it. It’s also been past the legal 28 days to return my damage deposit after moving out. When I called they told me “we are working on it” and “we have our own process” even if it breaks the law, they don’t care, complete disregard of proper procedure. They also told me I will not receive my refund unless I show them I paid my water bill which is also illegal. It’s not property management—it’s property mismanagement at its finest. They clearly lack the information regarding rules, regulations and laws when it comes to property management. This isn’t just poor service; it’s a masterclass in neglect. Upper Edge doesn’t just drop the ball—they bury it under years of dust, decay, and disdain. Proceed with caution—or better yet, don’t proceed at all.

Fantastic experience: Dear Landlord/Property Manager, I hope this message finds you well. I am writing to bring to your attention some concerns I have regarding the condition of the property. Specifically: 1. The bathroom water temperature is not functioning correctly, making it difficult to get the desired hot water temperature. 2. The bathroom tub drains slowly, taking longer than usual to empty. 3. There is no provision for shower curtains in the bathroom. 4. The washer and dryer appear to be faulty, as they do not spin or dry clothes effectively. 5. The living room and sitting room windows require blinds, but there are no fixtures or holes to install them. 6. The washroom door does not lock properly. 7. The main room door is stiff to lock and makes a loud, unpleasant noise when closed. 8. I have a car, but unfortunately, the parking space allocated to my unit has been occupied by a neighbor. The bathroom is blocked and is not flashing well I have attached pictures and videos documenting these issues. I would greatly appreciate it if you could address these issues at your earliest convenience and provide a timeline for when I can expect the repairs to be completed. Negative experience: I recently rented a house where the previous tenant had to be physically evicted. Today, this house was stolen from me by thugs under the Upper Edge Property Management banner. A legal battle is underway. If these crooks offer to rent you a property, refuse.

Laurent Poliquin, I would appreciate you removing this post. The fact is, your lawyer and your ex-wife's lawyer agreed that Upper Edge was to manage these properties until your divorce is settled and we have a legally signed management contract directing us to do so.

You are unfairly putting all of your tenants at risk by refusing to pay the mortgages and have these houses repossessed by the banks. Slandering our company all over Social Media will not help your case. We are considering adding to the "legal battle" you describe with your ex-wife with a lawsuit of our own if you do not cease and desist with this slanderous activity.

Negative experience: Upper Edge Management had recently sent out an email requesting Google Reviews for a chance to win Jets tickets. They are clearly tone deaf and do not recognize their absolutely horrible customer service is not going to lead to the types of reviews they are seeking. This management company should be avoided at all costs. As a tenant that is under their “care” I have been disappointed time and time again. Each time they are called, their response has been “we don’t deal with that”. So, someone tell me, who does a tenant go to with issues when the landlord has hired these useless people to be the middle man. Today, our building lost its water supply. My neighbour called, and had the misfortune of speaking with Andrea, who seemed to have an extremely rude response to the concern being brought to the company. My neighbour was essentially told to figure it out for herself, and to call the city. My neighbour was kind enough to take her advice and call the city…If I had been on the phone, this would have been a VERY different conversation. My neighbour notified me of the water issue in the afternoon, as there had been no resolution, and no particular city work in the area that would have shut the water down. This is when I called Upper Edge, in the middle of my extremely busy work today, to ask what they plan to do. There was no plan— I was told that water and hydro is not under their management. This was bewildering to me, as I am not sure what they expect a tenant to do when an issue like this arises. With some “discussion”, he agreed to send a plumber to our building. I am now home, 3+ hours later, with no update, and no water. This is just flat out unacceptable. It is Extremely clear that Upper Edge Management is only good for collecting rent, threatening with collectors when they think rent is not received, and taking their cut. The expectation that when people go to work, they will do work to earn their wages, is truly not a concept that this company abides by. This is NOT the first issue with this company. I have had other issues, including hydro needing to check something in the building, but not able to come in without the owners “certificate”, however continuing to call me with messages stating I will have my hydro turned off. When I contacted Upper Edge, I was told it is not their issue. I had to clearly ask “Then WHOSE issue is it?” In order to get them to take me seriously, and contact the landlord to figure out what was going on. On another occasion, I also had my landlord enter my apartment without warning to change a furnace filter, set off my security alarm, and leave my place without notifying anyone that the alarm had been set off. My alarm company called police, and when I got home, I was able to view my landlord entering and exiting my apartment on my alarm camera. I emailed Upper Edge, extremely angry with this situation, and received NO response. The work ethic of this company is extremely poor. They do not know what quality service is. They are not a company that should still be up and running. They wanted a review, and here it is. ADDENDUM: They replied below and I will just say: A plumber was sent when I called later in the afternoon, and demanded they do something. This was NOT in their plans. And they did not update any. of us until the FOLLOWING day. The update I got the same night, which was essentially "We can't do anything now" was due to me contacting their emergency line. The current stars rating is truly due to an effort made by this company to get people they likely personally know to leave a review. There is no way this company is 4/5 stars. Finally, if they would spent HALF the time replying to these Google reviews that they did actually helping their customers, they would probably be 5 stars. And no one reached out to further discuss anything. It has been over a week. So pathetic.

Negative experience: The apartments they manage are nice, but the customer service experience with One of the Portafolio advisors Luis Caballero was horrible he was as rude as you can be. After multiple discussions, yelling and bad treating he would hang up the phone and only communicate by email. I even hesitate calling property management for any melding because of the bad experience I had with him.

Fantastic experience: I have been a tenant of Upper Edge for 6 years now, and I have nothing to say but positive things. Their online system connects you to the vendor, supplier, customer real quick for lightning responses. Any work tickets that I have created as taken care of as soon as possible, and the contractors are always professional. 10 stars all across, if I had an option to chose from. A+ for the Jets ticket draw, not everyone values and rewards their tenants.

Positive experience: Been renting with Upper Edge Property Managment for just over 2 years. Maintenance issues are usually pretty quick once reported. Only nervouse about when the time comes to move out getting my deposit back. They had completed the walk through paperwork without me . As I was taking photos of prevoius damage they told me not to as they already took photos. I took my own anyway and they are time stamped. It was my bad not thoroughly reading them before signing as he was rushing me out. With that said, I have been having a good experience with them overall.

Negative experience: This is the first review I've ever written, and I’m doing it in the hope that it spurs some action into my current situation. I have been renting with this property management company since August 2023. Initially, everything was great, maintenance issues were dealt with promptly, and I would have happily recommended their services. I was a happy tenant. However, that changed in July when our HVAC system broke, and since then, the experience has been nothing short of frustrating. The biggest issue is the complete lack of communication and organization from their repair and maintenance departments. For months now, we've been left in the dark. Despite our repeated calls and emails, we’ve had limited updates since August and seemingly no progress. When we reach out, no one seems to know what’s going on, and we’re passed from person to person without answers or solutions or told 'someone will get back to you within the next few days' and then nothing. We are now enduring fall and an incoming winter with no heat after enduring an entire summer without AC. Meanwhile, they have no issue collecting our hard earned rent every month without addressing this critical issue or following up with us. I understand the challenge of balancing tenant and investor needs, but this is beyond unacceptable and I hope that this reaches someone who cares about the quality of service at this company. Positive experience: Buzz code system has been broken since I moved in over 2 years ago and no attempts have been made to fix it. I've missed many package deliveries as a result which caused further stress tracking down packages, requesting another delivery, and/or refund of items. I literally had to sit at the front door for hours on end many times whenever I expected a delivery in the hopes I didn't miss it. The hired cleaner for my building sucks and she should be fired. They need to hire a professional cleaner to come by on a weekly basis. The current one does it once every 2-3 months. Smh Hallways and carpets need a deep cleaning due to her poor cleaning methods. Plus she's a gossip, talking about tenants behind their backs with other tenants. Smh Only upside is living in a better neighborhood, parking is included in rent, and laundry is free in my building!

Negative experience: The pre-tenancy team at Upper Edge Property Management was great to deal with and I was impressed with their professionalism. Anything after that though? I cannot recommend strongly enough that you avoid dealing with this company. Upper Edge Property Management did not properly inspect the property prior to us moving in. - It took 30 days before we had a working fridge installed properly. Multiple calls to their after hours line resulted in nothing, other than one vendor asking simple questions like "is it plugged in properly?". Repeated requests for a temporary solution were ignored. - There was rotting waste left outside and a complaint had been filed with the city. - There was a lot of dirt left in the basement from a previous flood that they knew about, but wouldn't clean up. Unfortunately, there were other issues too. We spent many hours and far too much money dealing with issues that should have been cleared up before we moved in. A simple "We're sorry we missed that. Let's get it fixed" would have made things easier, but that never happened. Stay away from Upper Edge Property Management. Plain and simple.

Fantastic experience: Upper Edge is great. They respond quickly to issues, and their system to report issues is very user-friendly. They communicate with us in writing, both by email and often with a letter in the mail for more important information.

Positive experience: I have had a few issues with monthly payments getting processed over the years. Overall, they are responsive and reactive. Avoid using the dropbox if you are able to do so.

Fantastic experience: Just got approved for a place, taking a bit longer then I hoped to get the keys but thankfully they are doing what they can to make it a smooth transition and are willing to reimburse me for days I won't be in the house. They email me back within a business day as well and main phone line is always answered by someone.

Negative experience: UPDATE: Ugh, Garrett, it’s very sad that a man of your age is watching his business crumble due to poor management decisions and still cannot accept his mistakes. It’s unfortunate that you’re still relying on cheap marketing tactics and trying to sell your services by playing the ‘tough life’ card, instead of demonstrating good leadership and proper management skills. You should stop blaming your clients who are leaving bad reviews and start reflecting on what you could have done better. You’d be amazed at how many opportunities there are to grow both professionally and personally when you listen to feedback from your clients and former employees, who once trusted you but were disappointed by your two-faced behavior. You can ask your clients again about my relationship with them, and I’m sure they’ll tell you a different story—just like all the valuable employees you failed to appreciate: Leo, Fercy, Mariana, Laura… and the list keeps growing…

Negative experience: Showed up to a viewing, the neighborhood let us know the person showing the place left before we even arrived. The site has a homeless encampment on the property, the outdoor area was in total disarray.

Negative experience: I have been having the worst experience with this property management company. Our HVAC system has been malfunctioning, and despite calling them daily for past a month and emailing them for the past 2-3 days, no action has been taken. Each time I call, the lady who answers assures me that a maintenance technician will contact me that day, but I never receive a response. The situation has become extremely frustrating. When I called again, not only did they fail to address the issue, but the receptionist also hung up on me and never called back. The after-hours service claims they can only send a request to the property management, which is not responding. We received a message from Mike stating they are preparing keys for Property A, but it's baffling why the property management company doesn’t have keys to a property they are renting out. We pay our rent on time, but the service provided is absolutely unacceptable.
