Negative experience: The worst possible management company you can have they will literally not attend your calls when you go to the office the employees would not be there even if its like 1-2 hours left in their closing time when you call them GOODLUCK they are not going to be picking your calls. They have misplaced my rent cheque like 2 times and sent me a court hearing to recollect it not even once asked me if i dropped it or not. They literally are a joke. Some clowns running the show.

Negative experience: I believe that every employee at the headquarters is deaf since, regardless of how many times someone calls, they never answer. If someone does occasionally answer the phone, receptionists transfer the call to someone else who never answers either. The truth is that, first of all, they don't give a damn, they don't want to hear the concerns from customers, and second of all, they turn a blind eye to problems. This company doesn't deserve stars Negative marking is also low in front of their negative attitude.

Negative experience: The building management is extremely unprofessional and irresponsible. They fail to address issues on time, no matter how serious the problem is. Tenants are forced to call repeatedly and wait for days, only to be ignored. We have been without hot water for the past five days. Despite calling the building manager many times, we are given false assurances that someone will come, but no action has been taken. Living without hot water in this cold weather is unacceptable and shows complete negligence. Calls to the head office go unanswered, and voicemails are ignored. This behavior reflects a total lack of accountability and concern for tenants. It raises serious questions about why management is in place if they are unwilling to do their job.

Negative experience: The staff are be a large margin the worst I have ever dealt with. Threatened to send an eviction because the city has failed to issue a water bill. I called their bluff. Will leave as soon as I get my notice. Good luck renting out in the middle of winter. Sorry for the building owner who trusted them with their property.

Negative experience: If the property you rented is being managed by Sussex realty, I highly suggest that you do not sign the lease. I have lived here with only 2 months so far and I have had the worst property care management experience. I will tell you that all the negative reviews are indeed true. I thought they were exaggerated and I thought “I’d see for myself” I have seen and it’s treacherous. I’ll never lease a property managed by them again.

Negative experience: DO NOT RENT FROM THEM!!!!!! This has been the worst rental experience we’ve ever had. We moved out of our apartment at 315 Ballantrae Drive months ago, and they are still withholding over $5,000, including our security deposit, pet deposit, and prorated rent refund. Their excuse? They claim they’re waiting on MB Hydro to confirm a less than $10 bill, a bill we already paid and sent them proof of multiple times. Holding thousands of dollars hostage over a $10 payment is not only unethical, it’s illegal under Manitoba rental laws. This is completely absurd, irresponsible, and feels like a scam. We’ve contacted them repeatedly, and they continue to respond with the same nonsense. The level of disrespect and unprofessionalism, especially from Lucy Yewchyn, is unbelievable. Save yourself the stress. Do not rent from them.

Negative experience: They took condo fees out of my account after I sold and no longer owned the condo they managed. First I got accused of not being the legal owner when requesting the documents for my real estate agent and was given someone else's full name that was "the owner" However, they were mistaken and had the wrong unit information pulled up. I've requested several times for the charge to be reversed or a cheque mailed to me and I've been told been told it was "mailed out" , except the first time Susan never put through the request until a week later (she emailed me to tell me that the request was just being processed) and the second time no cheque showed up after they said it was mailed out Aug 19th. - If i could give them zero stars I would

Negative experience: HORRIBLE experience. Please, avoid Sussex at all costs! Our building transitioned to Sussex earlier this year and the decline in service has been shocking. Initially, LIJING was responsive and helpful during the sublet process. But once we paid the fee and began showing our unit, things went downhill fast. They promised to post our listing on their website immediately, yet it took over two weeks. Despite their delay, we managed to find a subletter ourselves. That should have been the end of it, but it wasn’t. After we had moved out and completed the final walkthrough with Jackie (who, to her credit, was professional and empathetic), Sussex informed our subletter that he was no longer approved, claiming we had cancelled the arrangement. Completely untrue and completely outrageous. They then had the nerve to ask me to keep showing a unit I no longer even had access to. They’ve taken a full month’s rent, and based on other negative reviews, I have little hope of seeing that money or my damage deposit returned. Emails are now ignored and phone calls are bounced between staff who either don’t know what’s going on or simply won’t help. SHANNON, MARGO, FELICIA, LIJING and CURTIS — your disorganized work ethic, consistent lack of responsiveness, and unprofessional behaviour will continue to undermine the “integrity” to Sussex’s already poor reputation. If you dislike your job so much that you refuse to perform it properly, then perhaps it’s time to find one you can actually show up for.

Negative experience: The communication from some Property Caretakers has been extremely poor. Calls often go unanswered, voicemails are frequently full, and even when messages are left, there’s rarely any follow-up. When contacting the office, the typical response is that they might be busy—but it takes only a moment to answer a call or provide a quick update on a property's status. Additionally, it's important to recognize that tenants have work commitments too, and viewing times should reflect that. It's unreasonable that full-time caretakers are often unable to accommodate flexible scheduling. Improved communication and a more considerate approach to scheduling would significantly enhance the experience for everyone involved.

Negative experience: I have rented with Sussex Realty in Winnipeg for seventeen years. What a terrible agency! One bedroom in 2004 was $420 now it is $979 going up tp $1009 per month. They could not care about you when it is time for your rent increase to apply!! They are greedy! If they want to give a long time senior resident an increase in rent, they couldn't care less about you being a long time renter or a senior!! They are rude. Just know with Sussex Realty there will be plenty rent increases coming!!

Negative experience: They allow our neighbor to harass and threaten us and vandalize our doorway and the hallway. They do not care to help in any way. On top of that we have plenty of mold in the bathroom as well as corrosion they tried to hide, but the metal is crumbling apart so now I need to use plyers to start my shower. They do not take any care for their tenants in any way at all.

Negative experience: Terrible experience — still no deposit after 2 months! We moved out of our apartment managed by Sussex Realty on March 28, 2025. They told us that our damage deposit was mailed on April 2, but as of today — the end of May — we still haven’t received anything. We visited their office three times, called the number they gave us, left multiple voice messages, and were promised follow-up — but no one ever got back to us. We even contacted our downstairs neighbors, in case the company had made a mistake with the address and the check was delivered to the wrong unit. But they confirmed they never received anything either. We have no idea where the deposit went, and the company refuses to clarify or help. It’s incredibly frustrating and completely unprofessional. Why should tenants have to chase their own money for months? If you value your money, time, and peace of mind, please stay away from Sussex Realty This company has been nothing but a headache!

Negative experience: I’ve rented apartment at Refinery Townhomes. I feel obligated to warn everyone about the awful experience I had with Sussex Realty. Renting from them was hands down one of the most frustrating and disappointing experiences I’ve ever had as a tenant. To start, the apartment was brand new but horribly finished — cheap construction, visible flaws, and promises of repairs that were never fulfilled despite months of follow-ups. Living there felt like being trapped in a construction project that they never cared to complete. Their communication is a complete disaster. Getting anyone on the phone is nearly impossible — you leave voicemails, you send emails, and you wait endlessly for someone to maybe reply (if they ever do). And when you do manage to get a response, especially from Lucy, expect rude, dismissive, and unhelpful replies that make you feel like you’re bothering them just by asking for what you’re legally owed. But the absolute worst part was the security deposit fiasco. I paid the full deposit myself, stayed in the unit until the end, fulfilled every obligation, and yet Sussex delayed the return of my deposit. They charged lease change fees and acknowledged paperwork but still refused to process things. P. S. Utility bills were enormous, as building is not well insulated

Negative experience: This review here I made 5 years ago. It does not reflect the current conditions. And how badly it is gone. They do not care about tenants only about ways to raise the rent. They have done half renovations just and then refuse to finish them. They swap appliances between apartment buildings to claim they are new as a way of raising rent even though they are not new appliances. They are just moved from apartment block to apartment block. Some arrive visibly dirty from previous tenants from previous buildings. "I've lived in my building for going on 5 years now, been mostly a good experience with Sussex they are always prompt with responding. an have taken action with some of my requests, when at first they said i could no longer lock my bike up under the stairwell they installed a vertical bike rack system in the storage locker room. an they have made improvements all around too such as new windows an exterior doors. I write this review cause they just installed security cameras this week." I gave this a five-star review 5 years ago They have ignored me since. I could include hundreds of photos of how bad they've left my apartment in state of repair. My caretaker tells me just to message management directly. Management doesn't respond. I'm going to start doing electrical work myself because they won't finish a job they started 3 months ago. Because they won't finish a job they started 3 months ago they also took my fire extinguishers away because they said they legally didn't have to supply each suite with fire extinguishers which they had previously for many years. cost cutting is the only thing this company cares about

Negative experience: Very recently I dealt with my Mom's move out in a block managed by Sussex. My Mom, who is in her 80s, lived in one suite for a year and then moved into another where she lived for 2+ years until her health deteriorated and she couldn't manage on her own anymore. The building manager Warren was awful to deal with. First he bullied my Mom and then he tried to swindle her out of her damage deposit. What is worse is that Andrea the POC covered for Warren. After we stepped in, my Mom will be getting her full damage deposit back, but we will be lodging a complaint against Sussex with the RTB for how they treated my Mom and handled her move out. They deserve a 0 rating.

Renters, think twice before dealing with Sussex Realty LTD. The properties are poorly maintained, and the management team is unprofessional and disorganized. Communication is a nightmare!!!!!!don’t expect clear answers or timely resolutions to your concerns. The buildings are often dusty and neglected, and maintenance requests are handled slowly, if at all. You will be homeless for a couple of days if they are renovating something! It feels like they don’t care about their tenants, only about collecting rent. The leasing agents nicole becky are lazy!! The lack of professionalism at all levels is a huge red flag. I called seven times and they never pick up the phone!!! If you have other options, go with those. Renting from Sussex Realty is frustrating and not worth the hassle.

Negative experience: I lived in the property for only two months, and during that time, I experienced several issues with the building manager, Jackie. She consistently failed to respond to any of the complaints we raised regarding the building or address specific questions. Due to this, I decided to move out. To add to the frustration, it has now been almost one and a half months since I vacated the property, and although I was informed that the deposits would be returned within 15 days, I have yet to receive anything.

Negative experience: I’ve lived in one of their buildings for a while now, and it's clear the management is stuck in the past. The building is incredibly outdated, and they haven’t made any effort to renovate or modernize it. The place looks ugly and feels neglected. The caretakers or resident managers should all be replaced!!! they lack empathy and professionalism, and it's clear they don't know how to manage properly. The collector, Lucy, should definitely be fired. Can you please hire someone with good education? Instead of investing in people who actually know what they’re doing, management hires individuals who seem clueless about CUSTOMER SERVICE. There are plenty of qualified individuals with bachelor's degrees who would do a far better job. What’s worse is that the apartments are in desperate need of an upgrade!!!! Who uses carpet nowadays? It’s outdated and unsanitary!!! We need minimalist designs with modern kitchens, updated bathrooms, and properly fixed bedrooms! not this old-fashioned, run-down look. Sussex Realty trying to make their buildings look like Fort Garry picturesque in 2024! Jesus Christ! These buildings seem like they were built a hundred years ago, and it's like they’ve never been renovated. Just look at the new townhouses being built today management needs to step into the 21st century! Fire all your people! To make it worse, Sussex Realty has zero presence on social media, which makes them feel like total scammers. It’s like they don’t even want people to know how bad they are. They don’t care about their renters at all… it’s obvious they’re just in it for the money, with no regard for the quality of service or living conditions. Renters deserve better than this. Once I have the time, I would probably file a case vs Sussex and invite my whole building to do it so they go out of business

Negative experience: I wish i could give 0 stars, I lived at the apartments on Elizabeth road and I had the worst experience living there. The building is pretty old and run down and when i was there, I seen 4 cockroaches in my apartment on different occasions, which grossed me out. The "rent collector" Lucy yewchyn was just horrible to deal with as well, like does she not have a nice bone in her body, like she accused me of so many things via email and i have the proof, shes just rude and she should be a little nicer considering your position within the company and i get you have a boss to listen to as well, but show some manners when dealing with people who are actually TRYING to be nice or ask for some actual advice that YOU would know. The caretaker Greg is chipper and great, but he did come in to my apartment without me knowing and i wasn't happy about that, so who knows who else apartment he goes into. buyer beware. not saying everyone will hate it, i just had a horrible experience.

Negative experience: ZERO STARS! Horrible company to rent from. The building I reside in is deplorable and run down. Mold EVERYWHERE!. Only a few working washing machines at a time. The landscape is disgusting. The outdoor fountains are filled with scummy water, debris, including bird carcasses. They say the pool is part of our amenities, yet they never open it. There's always an excuse. The sauna is ALWAYS locked, as is the pool/game room. More amenities that we pay for but do not get to enjoy. They have 1 single person to maintain a complex of 236 apartments. So you can imagine how this place is ran. Sussex head office is awful to deal with. They fluff you off when making inquiries or complaints, and nothing gets done properly. Again, I DO NOT RECOMMEND RENTING FROM SUSSEX!... Ken Campbell is a total Slumlord.

Fantastic experience: I can't speak to the rental side, but as a Real Estate Agent, dealing with property management companies for Condos is often terrible. Asha from Sussex was so helpful, and their prices for condo docs are the first reasonable prices I have ever seen. The documents were ready to go the next day. Other management companies try gouging people by charging a rush fee if you want them in in less than a week! Very refreshing dealing with Sussex on this one!

Our apartment’s roof is leaking, 2 stoves are not working, kitchen tap is Leaking, door lock is broken and these are isssues we are facing from last 8 months. Nothing has been fixed yet. We are paying so much rent and what we are getting. Even I called headquarters, staff doesn’t know the meaning of customer service. What can I expect more? They only know taking rent but not willing to fulfill the responsibilities and the work associated with it.

Negative experience: If I could leave zero stars I would. From receiving notices less then 24 hrs in advance to the company fully doing renos/kitchen demo without notice making my apartment unlivable and nor offering compensation or another place to live. It was awful. I was also told the higher ups in the company have told the caretaker not to notify the tenants about the extent of demo and work they will be doing. DO NOT. and I repeat DO NOT live in any building owned by Sussex. Worst experience of my life and the most unprofessional business -100/10

Negative experience: Lazy employees and they treat potential renters terribly. They post photos that aren't even close to the actual listing. Then expect you to change your entire schedule to view an overpriced apartment that's not even what you saw in the listing. This strategy of not posting actual photos of the apartments available is embarring, lazy, and poor business.

Fantastic experience: Very good organization. I recommended this real estate agency to many acquaintances and not so many people. There are good apartments here at good prices. You can always find a suitable option. I have been living in their house for a year now and have no complaints. The house itself, the laundry room and around the house are always clean. If we have any questions, we turn to our caretaker Larry, and he always tries to help us. All issues are resolved quickly.

Negative experience: Lived with them for almost 5 yrs, once I caught Covid in February was in a coma in the hospital for weeks my rent was late yes. I also did not renew my lease in May as I was moving out, May 1st I called to tell them I was not renewing my lease by May 21 they served me with a 24 hr eviction notice due to late rent to which I told them I had the extra $200 they told don’t matter I neeeded to be out immediately……I was floored…..

Negative experience: This is very upset that they steal Tenant deposit. I made a complain today to the Board regarding Sussex and The Chancellor manager GAVIN. They work together to steal money regardless. Even Its cost you 75 to make a complain but worth it. They need to stop stealing money.

Negative experience: DON’T EVER RENT FROM THIS COMPANY! Wish I could give 0 stars. Don’t maintain apartments Steal damage deposits AND Try to charge tenants for all upgrades on units after leaving. THEY DONT SHOW UP TO RESIDENTIAL TENANCIES BOARD HEARINGS. Go against their own contracts, illegally file claims against tenants with COMMERCIAL CREDIT ADJUSTERS. Makes you take them to court just to have a fair trial. Absolute worst garbage I’ve ever dealt with in my life. Save yourself the financial and legal headache and stay away from Sussex at all costs.

Negative experience: It's hard to express how disappointed I am with the services provided by Sussex. Communication is unclear and difficult to establish. They are not forthcoming with information, and rely on overworked and undersupported caretakers to relay information. My impression is that Sussex's operating principle is to use renters and caretakers against eachother. We have not had a working fridge in our unit for the entire month of June, each time we called Sussex asking for information about when our fridge would be replaced, we were told we would receive a call back the same day. Sussex has yet to contact us. I'm writing this review after spending an entire day calling their office without success. This is a representative example of our experience with Sussex in general. At this point I can safely say we will never be renting from Sussex again, and will advise anyone who asks to avoid Sussex realty.

Negative experience: Extremely unprofessional employees with zero conflict resolution skills who are inconsiderate of others. **NOT** 2SLGBTQ+ friendly at all. Repeatedly miss-gendered by staff, and when asked not to be called Ma'am or Sir, I was treated to a loud groan and an exasperated "Oh, My God!". Trying to have a mature discussion, I was cut short by being hung up on.

Fantastic experience: I came from Ukraine in June and had been looking for appartment since July. I saw so many really bad and dirty and smelly places, that I wouldn't believe I could get anything decent for the money I could afford. But I got this apartment at Valhalla approved. And I really love it here. Moved in at the beginning of September. The caretaker is amazing to say the least. He does take care of the whole building really well. The neighbours are very lovely and it's a relatively quiet neighborhood. I had no issues with Sussex so far. I had a leaking faucet at the kitchen and it had been fixed really fast. Thank you All in all, I am really satisfied here!

Positive experience: Experience changes by each location. My building went through 3 caretakers in 6 months. Maintenance is usually pretty quick if it’s urgent. I did complain about mice and they never came to set any traps so if you live in an older building you’ll just have to co-exist with your new “friends”. I did find that the company as a whole is unorganized but that might be due to being understaffed. If you move in to a building and someone is smoking, nothing will happen, they will not evict. I would not live in an apartment managed by this company again. They seem to run a lot of affordable buildings but it’s reflected in the poor quality of living.

Negative experience: Worst company ever Made 600 security deposit but at the time of return they deducted 300 dollars and didn’t answer the phone to confirm why is it so. The house was totally clean. Showed to the caretaker before move out but still deducted my money from security deposit. Please never rent any apartment because they are not going to answer your phone afterwards.

Negative experience: When I first rented my suite it was unlivable due to repairs they were doing and didn't tell me till I got there the day of possession. They refused to give me the half month rent back when I couldn't live in the unit so I went to the Residential tenancy branch. They settled and it's like pulling teeth trying to get anything done with Sussex. The only good thing is my caretaker is great.

Fantastic experience: I moved into Siesta apartments on October 1st. Six weeks later we had our first snow storm. I texted the caretaker asking if I could borrow one of the shovels by her door. She not only let me use a shovel but helped me shovel my car out! This is my first time living on my own and renting a suite. I'm very happy I chose this apartment building!

Fantastic experience: I have managed a great little building with wonderful tenants with Sussex Realty for almost 14 years now! This is the first and only building I have managed. I was overwhelmed at first, but had a lot of great support from Head Office during this time. I was never made to feel like I was a pest by asking too many questions LOL Eleven months ago, I had surgery, which I am still recovering from til this very day. The surgery left me temporarily physically challenged for a very long time. Head office, specifically Andrea, helped me tremendously with coverage for the building cleaning, shovelling and grass mowing. I am so grateful :) Everyone I interact with at Head Office wether it be Erik with maintenance/health and safety, Becky and ladies in leasing or reception staff when picking up or dropping off stuff, have all been a pleasure to work with! I have no plan of leaving this great building. YOU are all stuck with me for the long haul!!! C.H.

Fantastic experience: I've been renting with Sussex for over 6 years. I've been in the same apartment block all six years but in three different suites! I went from a one bedroom to a two bedroom. Then from a two bedroom on the top floor to a two bedroom in the basement. I've been very happy in all three suites. Cyndi, the caretaker, always responds in a timely manner and keeps the building clean. I feel very safe living here!

Fantastic experience: I lived an apartment for over 2 years at lanark at River heights area. I was so happy for everything. Our manager was very nice, helpful, and professional. Our apartment was always clean, and calm. I moved to house to River heights area at Grant. I have been living here over 2 years now. I am so happy to live at a beautiful place and our manager are very nice. Erika&John are our manager, they are very friendly and they are working very hard to fix our problems, and clean snow.

Negative experience: Unwilling to work with at risk women who have displayed ability to pay rent, passed multiple reference checks. And had the backing of two organizations. Sussex displayed prejudice behaviour towards the women we work with and wouldn’t even give us a call back to explain why a stable and reliable client was denied housing until I called over 5 times. I would not recommend this organization to anyone who is a visible minority.

Negative experience: I would give -5 rating if google would allow me. The worst experience living in Sussex realty apartments. They don’t start heater until the temperature goes negative. You have to call them couple of times and tell them to start heater, and if you are lucky they will start it otherwise just keep waiting until the snow fall.

Negative experience: I’ve lived at my place for 5 years. It’s considered a “condo”, but only because of the dishwasher. The entire building receives a $200 “rent discount” every month that ends this year. The listed price for the apartments is after the discount, which I find shady. My Sussex building has also decided to increase the rent $100 per apartment this year, and Residential Tenancies have backed their request. I am disgusted with Sussex and Residential Tenancies! After 5 years I have to find a new home. Thanks.

Negative experience: My family and I came from Ukraine after the war started. We applied for an appartment to rent with Sussex Realty. We are newcomers, who just came to Canada. However, they did a check on our credit history, which is obvious ZERO and told us they rented the apartment to someone else. Awesome, great company. They do not support Ukraine and Ukrainian families. Beware. Не снимайте с ними квартиру!

Negative experience: Do I have any option for negative review?? This is the worst place and people I have ever been with. I was soo frustrated with the care taker and the management that I was forced to leave the apartment. The manager Linda is so rude and racist, if you are from other place or country she will be racist, disrespectful, discriminated you. If you go with any complain she won’t even bother to listen and run off from your face. And will also tell i cant do anything thats not my problem. I left the suite and its been more then a month and I haven’t received my deposit back. I have been trying to contact them since more then 3weeks but they only say that wait wait. And now I am not able to reach them no contact and they even dont care to contact back. Worst worst worst. I am gonna file a complain against them now.

Negative experience: Friends of mine were caretakers for one of their properties. They are slumlords, who only treat the tenants who get their rent paid by assistance, with any respect. They expect their caretakers to work 24/7 with very small compensation. Demanding and rude tenants, who call and bother the caretakers all hours of the day and night for petty things. Head Office ignors complaints of parties, and abuse of rules, for only tenants who are on assistance. Has evicted good tenants, who lost their jobs, thru COVID-19, and had zero empathy or try to work out any sort of payment arrangment. Very cold and uncaring people. DO NOT RENT thru them, unless you are on assistance, then you will be treated like gold.

Positive experience: Not the worst company you could rent with, not the best either. I’ve been in two different buildings with Sussex. Our old landlord never answered any texts or calls. But our new one sent someone up to fix our dishwasher as soon as they could. Buildings are kept relatively clean. From the company itself, i’ve only dealt with two people. Alex was amazing and always got back to me right away. The other person I was speaking with didn’t even show up when we made an appointment with them.

Negative experience: Ended the lease on March 31 and handed the keys to the landlord, but on April 02, 2022 was still charged with whole April's rent. Called many times to get this fixed and still no reply. Office management is horrible

Fantastic experience: I moved in on January 20th 2022 to 354 Enfield Crescent. Moving always makes me nervous but Kalyn the caretaker made it so easy for me. It’s been a blissful stay so far and she will always respond to messages if you reach out. Kudos Kalyn and kudos Sussex Realty
