Fantastic experience: Fantastic

Negative experience: Horrible, horrible, horrible. Unresponsive staff, tacked on mystery fees and unacceptable levels of disorganization. The turnover is so bad that you're never sure who your main contact is, and there was a scare when my tenant paid rent but still got a notice from them that their rent was overdue... You have to be pretty bad for both the landlord AND the tenant to think you're doing a bad job. Response to your response: I do appreciate that the fees cover any issues management might have with my tenant, however with the pro-rata arrangement we have (where the tenant pays a certain amount of rent, but I receive a lot less), I've asked for more transparency on that and haven't gotten it. Also, the assigned managers can't be that dedicated. I've been emailing Gordan since the end of February, and he has never once responded to a single message. And with the documents I asked Nyasha for, she stonewalled me for weeks. I only got the documents I requested because I called accounting directly to request it myself. I could also write about the incidents I've had with Tatiana, but that would be a couple more paragraphs...

Negative experience: Poor communication, don't comply with or meet the expectations of their leases. Their poor management has not only impacted me financially, but also my work. Edit: I want to break my lease because YOU aren't meeting the lease agreements. After A MONTH AND A HALF of my trying to get a response from anyone at Larlyn, and me saying I am leaving do I get a half assed response. Your staff and management are horrible at communication, make false agreements and over all are incompetent in every way. Believe me, you earned the 1 star It's also shocking how fast you respond to a review vs a tenant complaint.

Negative experience: The absolute worse management company! No help what so ever they do not even try.

Negative experience: Horrible management that steals landlords money. There are countless financial losses this company has caused and without proof they charged my account. They also documented my original rent amount for several hundred dollars less on top of it all. Gordon was unresponsive for several months when I asked where the funds go and one time he told me there's a "discount" they give to my renter, what a joke. Gordon and Darlene aren't even competent enough read what emails say, and don't even get me started on Tatiana. They owe me money and Darlene repeatedly refused to comprehend what is going on, as this has gone on for months I have decided to take legal action for the theft. I agree with every single thing "Mel" in the comments said as well. I made sure the previous company got fired and you are next, we hired you and in the same way, we will fire you.

Negative experience: Harassing Tenenants at 1059 Wetherfield st London On. Making Canadians take down Small Canadian Flag that is in the garden on our own property, meanwhile other people have signs in there garden regarding alarm systems Gnomes etc.... Sad someone has to complain about a Canadian flag - Notices in everyones mailbox Telling families their kids can't play in the complex. Same board member I can Guarentee. Harassing people about the no parking then is caught in the visitor parking, nothing done to him as he is a board member. Board and Property management Micro managing the way you live. Update :: 02/24 left the green bin on my front porch received a letter stating remove or further action will be taken. There are 4 other green bins sitting on front porches, a set of blue jeans sitting on front porches for 1 month(my neighbour lol) and no letters sent to those homes. Otto the board member harassing me and my family again. 02/24 edit 03/25 - Recieved an email stating I cannot have my garage door open its against condo rules, drive around the complex and multiple Homes have Gargae doors open, they recieved 0 emails about Garage doors being open. edit 04/25 : We are the only unit to recieve and email regarding overnight Parking, many cars park overnight here, ask all neighbours and noone recieved a letter, They disguised the letter as general but only sent to us. Another clear example of me & my family being watched targeted. edit May 11/25 Car parked in front of our home all day and overnight, attached is a uhaul trailer that is impeding multiple visitors parking, Car n trailer parked in front of our homes impeding us from backing out of our driveways. Where is the response to this??? O tickets or notices on car, the board member loves to leave notices only on my cars. Another clear example the condo rules are only ment for me to follow or the person reporting these feels the need to only report my unit. Based on the reviews I am not the only one who thinks this. Lastly The board member who has nothing better to do with his time, Get a life ! Overall Terrible experience dealing with this Property Management Company and you can tell the type of people they are by the responces on negetive reviews.

Fantastic experience: Bought our 1st condo and Tatiana has been very polite and helpful to us. She is approachable and tells us to not hesitate to contact here if we need anything. Only positive experiences with her.

Fantastic experience: I am a contractor that often works with Larlyn. Most often I deal with Raj and Teanne, who are both always pleasant, fair and honest. I can always count on them both to get back to me quickly with any questions I have about ongoing projects, as well as expect prompt payment after jobs have been completed.

Fantastic experience: I have lived in an apartment belonging to Larlyn property on Ernest Avenue for two years. The maintenance and cleanliness in the buildings are well done. They are also very helpful if we have any issues with the buildings and our apartments. The superintendents are available anytime they are called and extremely supportive. Also, lately they have been renovating many things in the building and around.

In the past year, so many wonderful projects, including Renevation in the apartment buildings and around, have been completed. Thank you to the new manager, Tatiana! I also find the superintendents Mahasan and Belinda very friendly and helpful. They are on call whenever we need them.

Shirley Barker as building superintendent is extremely helpful and is friendly with all the tenants. The building is always maintained extremely clean. I feel fortunate to live in this condo. In addition Ivan Valentic also is excellent in his duties keeping the building clean and safe and he also is very welcoming .

Fantastic experience: I have first heard of Larlyn from a family friend few years back. I wasn't interested then because I thought I am happy with where I currently live. But then I came across the building in Wharncliffe and felt the need to search their website. I called the number and made queries about the properties they handle. I am impressed on how accommodating the staff are. Special thanks to Josie Gonzales for being patient enough in answering each of my query and knowledgeable in explaining each of them to make sure that I understand them very well. Her customer service skills are beyond excellent. I am now considering to make the move!

Negative experience: This review is after being with these guys for well over a year and I really wish I read their reviews earlier, I’ve never had such a terrible experience with a property management. My washer broke on October 14th and it hasn’t been fixed/replaced until today(Nov 16). Their supplier doesn’t have the washer in stock and they decided to make me wait over a month. I bet the landlord doesn’t know about this at all, they refused to share the landlord contact information. Terrible experience over all
