Negative experience: From past experience, generally not much can be expected from any property management company. Lionheart is not an exception to the that fact either. Its interesting that just like any other underperforming organization, their phone message has the ever so popular message that , if you are unpleasant to their staff the call will be terminated. Maybe if their staff actually did their job properly, then they would not have to face unhappy clients and phone calls.

Negative experience: I have lived in this community for nearly six years and have been consistently disappointed with the management of the property. Special assessments are frequently added with little transparency or clear justification. Winter maintenance is unreliable and poorly managed. Snow removal is inconsistent, driveways are often left covered for extended periods, and salting is done sporadically with no predictable schedule. The contractors hired for these services do not appear to be adequate for the needs of the property. Condo fees increase by approximately $60–$80 each year, yet there is no noticeable improvement in services or maintenance. Basic upkeep such as lawn care is only partially completed—grass is cut, but weeds and general landscaping are often neglected. Overall, the management lacks responsiveness and fairness, and residents do not see value for the continually rising fees. Based on my experience, I would not recommend living in a community governed by this condo board and management company.

Special assessments and condominium fee increased are not set or decided by management, but are approved by the elected Board of Directors based on the budgetary needs of the Corporoation. Management's role is to implement the decisions of the Board and ensure they are carried out.
With respect to winter maintenance, this season has presented significant challenges across the region. Frequent freeze-thaw cycles, prolonged cold snaps and ongoing salt supply constraints have impacted snow and ice control for many properties. While contractors continue to service the site in accordance with their contracts, these conditions can affect timing and effectiveness. We appreciate residents' patience and understanding during particularly difficult weather events.
Regarding landscaping and general maintenance, concerns such as incomplete service or specific issues are best brought directly to the attention of the Condominium Manager so they can be reviewed with the contractor and addressed.

Negative experience: The bare minimum of a management company. Poor customer service provided to residents - we are talked down to, response time to non-emergency issues take over 6 months. Residents are required to gather evidence against other residents when violations are reported or the management company will ignore violations.

Negative experience: Very disappointing experience with this property management company. The level of professionalism is extremely poor — staff often struggle with clear communication, and basic customer service skills such as listening and courtesy are lacking. Managers like Keith Natembeya dismiss concerns, hang up on calls, Very Unprofessional and disrespecting people. A property management company should prioritize ethics, values, and client relationships, but unfortunately, this one does not. Based on my experience, I would not recommend this company to anyone looking for reliable, professional property management.

Negative experience: Worst management company in my opinion. faced vandalism in my rental ground floor apartment, property management not responsive enough. Still living with a broken bedroom window. Landlord tried to contact multiple times, no response. Haven’t received Buzzer code since we moved in. Pending for months now.

Fantastic experience: I had a great experience renting through Lionheart. They’re extremely organized and professional, and it’s clear they care about both the landlords they represent and the tenants they work with. Negative experience: Our property manager's lack of experience is causing issues with contractors, such as inadequate snow removal and garbage disposal. I'm concerned about the impact on our property's maintenance costs.

Upon reviewing our records, we noted that this issue has not previously been brought to our attention through the proper channels. Please be assured that Keith, your Condominium Manager, is an experienced professional and a valued member of the Lionheart team. We work collaboratively to address all resident concerns effectively.
Originally, garbage pickup at your property was scheduled twice weekly. At our recommendation, this was increased to weekday daily service. The contractor does attend each morning to perform cleanups; however, as new garbage tends to accumulate throughout the day, additional waste is often present by afternoon. Unfortunately, the contractor’s services are not available around the clock, and any subsequent issues are addressed the following morning.
Keith has taken proactive steps by distributing printed disposal guidelines to residents and posting them on the community website. While we continue to manage the situation, long-term improvements require cooperation from all residents to maintain a clean and respectful environment.

Negative experience: Unfortunately, my experience with them during a recent water intrusion issue has been very disappointing. I first reported a ceiling leak on February 23 caused by ice damming — an exterior issue. It’s now been close to three months, and despite multiple follow-ups, I still haven’t received a clear repair timeline or complete scope of what the condo will cover. Communication has been slow and unclear, and I’ve had to repeatedly ask for basic explanations — even about whether they will finish the work or just leave it open. I’ve tried to be patient and cooperative, but this kind of delay and lack of transparency isn’t acceptable, especially when water damage and possible mold are involved. I hope the company improves its communication and responsiveness. As a resident, I just want issues resolves properly and fairly. *****My Response to the Owner**** Thank you for your reply, but I feel it’s important to clarify and correct several points for the sake of accuracy and fairness. First, while I fully understand that the weather conditions created high demand, my issue was reported on February 23, and yet it took weeks just to get clarity on next steps. The delays were not solely due to weather, but also a lack of communication and clear process from the management side. At the very beginning, my first and most urgent request was to remove the heavy snow accumulation from my roof to prevent further damage. If that simple step had been taken quickly, much of the damage could have been avoided. Unfortunately, it took nearly two weeks for that to happen — during which time the damage worsened. Regarding the contractor: I raised concerns because the initial assessment misdiagnosed the issue, incorrectly suggesting it was related to an internal plumbing discharge. As a result, management was hesitant to accept that the leak was from outside, and this added further delays. It was only after continued communication and evidence that the actual cause — external ice damming — was acknowledged. To suggest that my questions caused the delay is not accurate. If the initial contractor had identified the issue correctly, or if the snow had been cleared promptly as requested, this could have been resolved much sooner — and with less damage. I stand by my review and hope it helps others make informed decisions.
Thanks for your review, while we understand that the resolution of this issue with your unit has taken longer than expected, there are several factors that have contributed to this. The damages to your unit occurred during a period of widespread freezing and thawing with unexpected amounts of snowfall and fluctuating temperatures. A remediation crew was engaged immediately to assess your unit, however, due to the high demand following the severe weather, wait times were longer than usual. While your unit was scheduled for service, you raised concerns to our team requiring a change in the assigned contractor, this deviation led to further delays as we had to cancel the original contractor. This cancellation also lead to a loss in priority sequencing with that contractor. Continued challenging of both the contractors’ findings and the cost of repairs have also contributed to these delays. Lionheart remains committed to working towards timely and effective solutions while ensuring fair and transparent processes, however, differing perspectives regarding the approach has lead to delays in reaching a solution.

Just so I understand your customer service response is to " blame ex employee, admonish me for not doing more and complain about a review that is posted on a site for reviews" Perhaps next time try "Please accept our apologizes for this matter not being properly followed up on. Unfortunately Jessie-Lynn is no longer with us. If you would not mind waiting an additional couple of days for us to look into this matter, someone from our team will reach out to you." Through my own misunderstanding ending up owing money to the condo corp. Received letter and costs from lawyer sent money. Contacted Jessi-Lynn May 24, 2024 requesting information i.e. special assessment x 2 any documentation regarding costs since Lionheart also had a cost included. Negative experience: Very poor and bad management company. Our townhouse are managed by this company on edgevalley and company literally doesn’t care about managing the property, no rules are set properly and no form of clear contact. In case of any car parks or property assistance every owner is just arguing with each-other on one basis that the “property manager have not set any rules especially for parking in you own assigned unit parking or anything” When contacted property manager they just want you to take no action and also they do not want to take any action for other’s wrong actions but have guts to ask you not to park at others but park at street. Well, If anything happens to my property, I know very well who will be liable. At least i know that its not my fault. I do have all the videos and everything in case if i have to present at court.

Your Board of Directors, elected by you the owners are responsible for creating rules in accordance with the Condominium Act. Enforcement of those rules are typically delegated to management. In the absence of those rules, it is difficult to enforce if there is a problem. While we appreciate the frustration, it’s important to contact your condominium manager for further discussion and so we can deal with your Board of Directors. Taking to social media is not helpful as we can’t properly address the community concern. Thank you.

Negative experience: Service not existent. Not on the phone. Not on emails. They keep refusing for maintenance that they used to do while increasing the condo fee every year. Not to mention the “special assessment” which we got nothing for to justify it. Edit: In response to your reply, it speaks volumes refusing service over a review. Not to mention the defensive automated voicemail which makes anyone cringe listening to the negativity before the conversation even gets started. Do you threaten others with disservice if they don’t remove their review that’s not favourable? I have had numerous services declined post covid and will be considering following up with the condo authority.

Your fees are set by the Board of Directors who are elected by you the owners. Property Management does not set the fees or levy special assessments. These are done as required by the Corporation. Maintenance is also prioritized and approved by the Board of Directors. We take direction from the Board.

Negative experience: Worst management ever. I deeply regret buying a home in this area. If I could give zero stars, I would. I lived in the Toronto area for 5 years without a single complaint, but here, it's a nightmare. Every other month, they're finding new ways to charge me and complain. It's like they have an eagle eye on my house, just waiting to pounce and charge me for the smallest things. This place is a complete rip-off and a constant source of frustration. Avoid at all costs! While I understand that your duties and responsibilities are directed by the Board of Directors and that you are enforcing Condominium rules as contracted, I still believe my rating accurately reflects my experience as a resident.The manner in which rules are enforced and communicated plays a significant role in the quality of life for residents. While the transparency of noncompliance charges and the authorization by the Board are clear, the interactions and communications from your office have left much to be desired.I have made efforts to address my concerns through the recommended avenue by calling your office and speaking with my Condominium Manager. Despite these attempts, I have not felt adequately heard or supported in resolving the issues at hand. My feedback is not merely about the enforcement of the rules but about the overall approach and customer service provided by your office.I hope my feedback will be taken seriously and lead to improvements in resident relations and the overall handling of communications and rule enforcement. Negative experience: This is the worst Property Management Company around. Do NOT use them. Their customer service is horrible. Jade, the director has no compassion or professionlism when speaking to condo owners who pay a lot of money to have our condo corp managed. Communication is their weak point...you have to go into a rabbit hole to find notices and information. I will be voting with our board this year to go with someone else. They definitely need some development training on "how to speak to their clients".
This review is without merit. A full discussion has been had with this owner and all documentation is on file to justify the actions. A public comment will not be made regarding the situation.
Negative experience: Not sure why this management company even exists with the scams they try to pull on owners. I will be doing my best to vote them out any chance I get. They will try to get every nickel and dime out of you for things like "turf damage" when grass doesn't grow on time or charge you for just SENDING communications out about minor fixes that need to be done to your property. Fantastic experience: Our condo corporation has only been with Lionheart since January and I am pleasantly surprised by how professional and responsive they have been. Our manager, Joe Hill, has been on top of issues, and there have been a lot since the previous company’s work was underwhelming, to say the least. I appreciate the web portal and other technology incorporated into Lionheart’s work model.
Fantastic experience: Its easy for our condo board to work with Lionheart PM over the couple years. They run an efficient and honest business with integrity. If we have any questions or concerns, our property manager Chris, has years of experience to help us make the best choice for our community.

Great communication. Responsive. Professional. Michele and Stephanie are the best! Also, the online tool Lionheart uses to store monthly statements and lease details makes it so easy to retrieve information. Negative experience: Zero accountability Update : 6 years later - 2024 They got worse . Deplorable business practise . They do not correspond in any way , emails ,letters , phone calls , nothing . Previous review 2017: The worst , trying to correspond with them about important issues is like smashing your head into a wall constantly . After having emails and phone calls ignored for months , I went in person and not one of the 5 people sitting in there could meet with me . I wrote a bad review on Facebook .... it was immediately removed. Their priorities are not to help the paying client.

Fantastic experience: Our unit is beautiful and the amenities are incredible. Our leasing agent Christina went out of her way from start to finish, and the Property Management team are prompt and friendly. This is a very family friendly building and meeting the tenants that I have met are friendly. The building is clean and welcoming from the time you walk into the building until you walk into your welcoming unit. Topaz went above and beyond on this building, if your looking for a new home I would definitely recommend contacting the team.
Negative experience: A poorly run organization. I have checked many reviews and one can conclude the experience of others is the same. The are a bad company to be associated with. They do not listen, uncaring, seemingly unconcerned, or do not care about homeowners issues. Will not help, work with or accommodate homeowners. Seemingly reckless attitude regarding other homeowner's as they let property maintenance and property conditions deteriorate as reported by other reviews from other condo corps. Do not have them as your property management org. Or, disassociate from them as they are not worth the pain. Find a property management firm that is willing to listen, be respectful and considerate. The comments are accurate and reflect the large amount of negative comments garnered from many sources.

As we made you aware today in our conversation, your condominium corporation just started with Lionheart Property Management on January 1, 2024 (29 days ago). Over the month of January, Lionheart and your board of directors has been working hard behind the scenes on the transition from your previous property management company to us. This transition from one property management company to another will take a bit of time. Lionheart advises all owners to be patient in the first month of transition. Please trust that Lionheart is following the direction of your board of directors, which are elected by you the owners.

Fantastic experience: I have been dealing with Joe Hill for over a year now, as a contractor for 14 years of being in the hvac business. I will say Joe is the most organized and well managed gentleman I've ever got to deal with in this line of work. If there's something he doesn't have an answer to he will certainly get that answer for you within a day!
Negative experience: Ive had many many bad and unfortunate experience dealing with this establishment. The customer service honestly sucks. The employees have very poor knowledge of what they get paid for. Stuck up and and have a big chip on their shoulders. It comes from the top, the owner is the one that sets trend for the others.
