Fantastic experience: Working with Sarah was honestly the best rental experience we’ve ever had. From the very first showing, she was warm, professional, and incredibly knowledgeable. She took the time to understand exactly what we were looking for and made the entire process feel seamless and stress-free. She was patient with all of our questions, super responsive, and genuinely invested in helping us find the right fit — not just any unit. You can tell she truly cares about her clients and wants them to feel excited and confident in their decision. We are so happy with the apartment we chose and couldn’t have asked for a better person to guide us through it. If you’re looking for someone who is attentive, trustworthy, and goes above and beyond, Sarah is absolutely the one to work with. Highly recommend!

Negative experience: The worst property managment company, Do not believe a word they say when you call for information. The minute, you sign the agreement, you do not hear from them, expect extra charges for unauthorized maintenance services that you did not requested, increase in the monthly managment fee and no communications at all. No response to e mails or phone calls. Just extra charges even if the place is vacant and they can not find tenants There are many small property managment companies that they care about owners and tenants.Google for local PM with offices in London so you can reach them in person if needed. They collect first and last monthbtent when new tenants move in but they keep the last month tent wht they do not allow the owner to keep the last month rent, They refuse to give it to owners after the tenants moves out with two months advance notice . .Most of thier clients are big corperations and they look for a year lease for thier staff when they relocate and at Royal York,they basically are looking for a short term lease tenants (one year term lease) in order to chargethe owners for a new tenants placement fee when the tenants move out after a year which is equal of one month tent and even if they can not secure new tenants, still charge the owners monthly fee at increased rent, They force you to sign a two year agreement and tell you that you cancel it anytime. a very big lie , you can cancel but you have to pay the monthly fees for the next two years even if you place stays vacant plus the inspection fees, maintenance fee and so on They will keep your last month rent, they call it a retainer in order to deduct monthly fees or extra charges such as property inspection fee every six month or unauthorized maintenance fee for checking the heater furnace or AC . If they tell you that they have pre screened tenants ready to move in ,is a very big lie, do not believe it word they say. I reached out to the owner as all my e mails and phone calls in the past 8 months not answered, Nathan, the owner e mailed me that they will not return the last month rent, they kept it to deduct the fees even my tenants has moved out 4 months ago and they could not find any tenants. stay way from these scamming people and do not even call them for info, biggest scamming company in North America . read the reviews on Reddit abd Trust pilot posted by actual owners , not by bots to give five star ratings.

Negative experience: BEWARE BEWARE BEWARE I rented out my property through Royal York Property Management, and my experience has been extremely disappointing. They deducted $700 in “cleaning charges” without any prior notice or approval. No proper explanation or invoice was provided. To make matters worse, the tenant is not paying rent, and Royal York does not respond to emails or phone calls. Communication is nonexistent when support is most needed. Because of their negligence, I am completely stuck in this situation. I strongly advise others to think carefully before signing a contract with Royal York Property Management to avoid similar problems.

That is not top tier service, and it is not the standard we hold ourselves to.

Fantastic experience: I lived on 165 Empire Street with Brenda as my property manager. She was amazing. Honestly she deserves a raise. She keeps everyone so on track and informed. She really helped my transition out of the building so smooth. I am still looking for someone to rent my unit so reach out to the office if you are interested in living here. Mistene in the office is also really awesome. I only left because I got an amazing job up north. Otherwise I would have stayed for a very long time

Negative experience: Totally disappointed.. a guy showed as a basement.. it was 1500 with utilities and. Wifi. . after moving to the property we didn't get the wifi excess and after calling the guy who showed the house he said wifi is removed .. you should have read the offer letter... The offer letter is 10 pages long and he never told what was changed when he sent the offer letter

Negative experience: Will keep your "deposit towards last months rent" that you have to give with an application even if you don't sign a lease. I only did an application and had to send $500, was told totally refundable then told later I couldn't have it back after weeks of emailing with no answers. In professional property management and leasing, any request for money before a lease is signed must be accompanied by clear written documentation that explains what the payment is for, whether it is a holding deposit or deposit toward last month’s rent, and exactly what triggers a refund or a forfeiture. If the documentation you received did not clearly state any non-refundable terms, and the communication you received indicated it was refundable, this requires immediate review.

We also acknowledge your concern around timing and communication. Delays and unanswered messages are not acceptable, particularly when the issue involves client funds. Our property management and leasing standards require timely, consistent responses and clear accountability, and if you experienced weeks of unanswered emails, that is a serious service failure.

Because we cannot review or confirm personal account details publicly, our public commitment is this: we are prepared to audit your file and provide a clear written explanation of (1) what the $500 was categorized as, (2) what documentation and terms were provided to you at the time of payment, (3) what the application outcome was, and (4) what the refund decision was based on. If there is a policy that applies, it should be communicated transparently and supported in writing, not introduced after the fact.

I have called many times but my calls redirected to another country , my response to RY is : Could someone pick up the phone and call me if it is important to hear from me, my number is on owner's portal Have sent e mails to Nathan, the owner, Arif, general managers and Dion, my account manager with no responds, is there anyone left that I need to e mail as phone calls are forwarded to customers service desk in another country.I have lost many thousand dollars and have nothing to lose if I go before judge. Small claims court is the last option

Negative experience: Unfortunately, my experience with this company has been frustrating from start to finish. The service felt disorganized and lacked any sense of accountability. Communication was slow and unclear — I often had to follow up multiple times just to get basic answers. It never felt like there was a dedicated person overseeing the process, which created a lot of confusion. I was also concerned about the overall professionalism of the team. Tasks that I expected to be handled with some level of strategic thinking were instead managed in a very reactive, surface-level way. At times, I felt like I was doing more work than the people I hired to help me. While I understand no company is perfect, this level of disarray and the lack of transparency made it extremely difficult to trust their process. Negative experience: I wish I could leave a negative star just so others had do not fall into the same error of signing with the company. I had a horrible experience as a Landlord and will not advise any Landlord to sign. The contract has a clause which states that once you receive an offer to lease(mind you offer to lease is sent before you see the tenants document,hence the possibility of getting a tenant you do not want as a landlord is high)that is within 5 percent of the listed price,you are liable to pay one month rent plus hst and a set up fee. This means that even if you do not choose the tenant you are liable. They also insisted on signing an offer to lease before they share details of potential tenant with a Landlord. Hence one you sign the contract,even if you do not choose their prospective tenant or sign the offer to lease you will pay. I wish someone had written this before I went ahead to sign. They threaten you with lawsuit if you refuse to pay.

Negative experience: They lied to me about being approved. Made me get insurance on a unit I was never approved for. Now they won't give me the money I put down. They initially said I was approved took a week to transfer everything and get insurance put down 7 months rent. A week before I was supposed to move in the called me and said that I wasn't approved anymore. Now they have 10918 dollars of mine and won't give it back. Next step is office of president and or talk to a lawyer.

Negative experience: I booked with them for a deal, it didn't come through and when I asked for a refund it was already 4 days late. I still don't have my money back and I need it urgently.

Negative experience: The realator changed the renting price multiple times. Went to go look at a listing. During the process, the realtor we were with had it listed as $2800. While we were there in person, he said it would actually be $3000, stating he lists low to get attention. Then, after we viewed it, we were informed that the price increased again, another $200 over $3000. We would have had no problem if the first listing was as the landlord wanted $3200, but the odd back and forth with the realator kept us from putting a deposit down as we would like full disclosure when looking for a place.

Negative experience: I never leave negative reviews, but my experience with this company was so bad that I felt compelled to warn others. I own a two-bedroom apartment and decided to use their services after they contacted me directly, likely after seeing my ad. Normally, I successfully find tenants myself, but since it was a bad time of year, I thought I could use their help. Was I ever regretful of that decision! They are completely disorganized and careless. Bookings for showings were poorly organized, and I was barely given 24 hours' notice, which forced me to bother my current tenant at inconvenient times with little to no heads-up from the company. On top of that, I received multiple calls regarding the same matter several times a day, day after day, which was highly disruptive. Additionally, they failed to clearly mention that HST would be added on top of their one-month rent fee and $150 service charge. This clause is buried in the contract under Section 3.04, so be sure to read every single line carefully before signing anything—the final amount will likely be much higher than what you initially expect. The technician who came to do the inspection before the tenant moved in didn’t even have the courtesy to show up on time and then left all the lights on, as if he owned the place! Very inconsiderate and careless behavior. Their customer service is appalling—they do not respond in a timely manner, and if there’s a concern, they either brush it off or outright ignore you. If you’re a landlord, stay away from this company, or you’ll regret it. It’s much better (and cheaper) to hire a real estate agent who charges a flat fee of one month’s rent without adding hundreds of dollars in hidden fees. I would not recommend this company to anyone!
