3 months ago Negative experience: I have had a terrible experience ever moving into this house managed by JDN property. First one being the frequest entry by some trade workers who come into the house to conduct some works constantly leaving the house messy with no cleanup at all afterwards. On another occasion arriving home from work just to realize that the codes to enter the house were changed without informing the tensnts, unfortunately for me my phone had died I had to go find a restaurant who had a staff kind enough to let me chantge my phone, only them was i able to contact a staff of theirs who also was unaware of this change and had to investigate before finding out. Mind you this was during winter and it was snowing that day. I paid rent yet was subject to the stress of being locked out of my place. The worst case which has been affecting my health overall was the dust issue I complained about, after making multiple complaints, raising tickers which were later closed without any actions they sent someone to come take a look. Again this person entered into the house without any prior notice before visit. He assessed the environment stated everything checked out however the issue persists from my personal experience, this problem has cost me a lot financially and mentally I’ve had to purchase expensive air purifiers and air humidifiers just to make the environment bearable. I’ve had respiratory issue historically and fear it returning yet my please to end my lease have yet to be heard I pleaded with them as i have had terrible experiences to let me go but they have me locked on this lease. I have filed a complaint with the LTB and wait to receive a hearing date. I have proof in clear correspondence Jeff trying to deny these complaints of mine but my proof will contradict his responses. DO NOT FOR YOUR OWN GOOD PATRONIZE THESE GUYS, I BEG YOU DO NOT TAKE THAT RISK AND RUIN YOUR SELF!!!

We’re sorry to hear that you feel frustrated, and we want to provide some important context for anyone reading this. Note, this is also all documented in emails sent from our office.
This building is a newly renovated property with 16 brand-new units. At one point, a required repair involved opening drywall above a shower to address a missing light. While some dust was unavoidable during the work, the contractor completed cleanup the same day. In addition, the property’s ductwork was professionally cleaned, and we have invoices confirming this work was completed.
There were two issues we acknowledge and addressed directly at the time:
On one occasion, a contractor entered without proper notice
A digital lock code was changed in error
Both matters were acknowledged in writing, and a rent abatement of $125 was offered and communicated — an amount that exceeds what is typically awarded by the Landlord and Tenant Board for such issues.
Regarding the lease, early termination requires the owner’s approval. In this case, the owner did not agree to terminate the lease; however, we did offer the option of an assignment to allow you to move out early, in line with Ontario tenancy rules.
We take health concerns seriously and respond to all maintenance requests in accordance with legal requirements. Where work is required, it is completed and documented.
We remain committed to resolving issues professionally and within the framework of the Residential Tenancies Act.

7 months ago Negative experience: Do not rent with JDN if you are a student. I can't stress enough how badly JDN, specifically Tate takes advantage of students and young adults. My roommates and I made the mistake of renting with JDN without doing our research and checking their reviews. We ended up moving into a house that had not been cleaned, with no fridge, a wasp infested bathroom, no microwave, plumbing issues, holes in the wall, loose toilet, broken cabinets, and the list goes on. We moved into the house with no fridge and no notification until we called. When we finally recieved a fridge 5 days later, it was significantly smaller than the space designated for the previous fridge that could no way be shared by 5 people. The downstairs bathroom was completely infested with wasps which did not get resolved for at least a month, forcing the 5 of us roommates to share one bathroom. This situation was not handled seriously, where their maintenance people would come in with bug spray and tell us to "wait and see"; which we were then left responsible to sweep up piles and piles of dead wasps for weeks. They blamed it on the weather. When the same thing happened the next summer, this time with flies, we were told they don't deal with flies, because flies can't hurt you. This was not taken seriously until it had become a full infestation with hundreds and hundreds of flies swarming the living area. We have had constant issues with the plumbing in this house, from leaking ceilings that resulted in significant damage of personal property to temperature issues in the shower. The water in the bathroom goes boiling hot, or freezing cold, no in between; so bad that even maintenance wondered how we were taking showers. Like every other issue we've had in this house, maintenance call after maintenance call, this issue never got resolved, and as students, we gave up. Throughout this experience, Tate preyed on our lack of experience and understanding of rental laws, with petty emails, belittling comments, and showing up at the house unannounced with eviction threats. We received ongoing emails back and forth of him making demands, when we try to stand up for ourselves, we get ghosted. As a student who has had many experiences renting every year, this one has been an absolute nightmare. I wish there was a way for us to get out, but now that our lease is coming to an end, I'd like to warn the rest of the students out there.

Thank you for taking the time to leave your feedback. While it’s disappointing to receive a 1-star review, we genuinely appreciate all reviews—both positive and critical—as they give us the opportunity to reflect and improve the service we provide to both our tenants and owners.
Since your tenancy began in September 2024, we’ve reviewed your service request history. You submitted three maintenance tickets: the first two—concerning a leaking faucet and a ceiling leak—were both resolved in September shortly after being reported.
The wasp issue you experienced was more complex. Initially, we believed we had sealed the entry point, but unfortunately, a second, less visible hole allowed the bees to return. By the second visit, some had already made their way into the walls and eventually into the unit. It wasn’t until the third service visit that the issue was fully resolved. Bee infestations are rarely a one-and-done fix, but we remained committed until the matter was fully taken care of.
Regarding the microwave, the unit was not listed as including one. A countertop microwave had been left behind by a previous occupant, and when it stopped working, the property owner opted not to replace it. About 98% of our decisions are made in consultation with the property owner, especially when it comes to appliance replacements, and we are only authorized to proceed with repairs or replacements when the owner approves.
You also mentioned a missing fridge. When we took over management in September, the house was still occupied by the previous tenants, who had brought their own fridge. During our walkthrough with the owner, that fridge was still in place, and the owner mistakenly believed it was part of the unit. Unfortunately, the owner did not recall that it belonged to the previous tenants and would be removed when they moved out. As a result, when you moved in and informed us of the missing fridge, we acted immediately to source and deliver a replacement. We regret the mix-up and any inconvenience it caused, and we appreciate your patience while we addressed it.
Your comments about Tate are also important to address. Tate has been with JDN for many years and is known for his respectful and professional communication. He typically communicates via email and rarely attends properties in person. It would be extremely out of character—and against our policies—for him or anyone on our team to threaten eviction. That said, we do support tenants who want to end their lease early and regularly help students through that process. We wish you had reached out to explore those options sooner.
Emma Zhang, we understand that renting in London, Ontario can come with challenges—especially in student areas—and we truly do our best to support tenants through every step of the experience. We’re sorry that you waited until the end of your tenancy to share your concerns, but we’re grateful you shared them. 8 months ago Negative experience: We helped a student move into a property managed by JDN Property Management and arrived to a residence infested with cockroaches, had mouse droppings on the counter and garbage everywhere. The property has holes in the walls, broken windows and garbage all throughout the property. It's clear that no inspection was completed since the previous tenants moved out the day prior and that this company was banking on students not complaining about the health hazards of the property.
Thank you for raising this. I’m truly sorry the home was not in the condition our residents expect on move-in day. Here’s what happened and how we addressed it immediately:
• Prior occupants refused access and vacated right before move-in, preventing our normal pre-inspection and turnover.
• Same-day Pest Protection Services treatment, plus follow-ups; their assessment showed low activity, but we treated proactively until resolved.
• Leftover garbage removed and two cleaners dispatched to work with the resident and parents on site.
• Damage discovered after move-out (walls, a broken window) repaired and paint-touched within four days.
• Seven update emails sent over three days so everyone knew the plan and timing.
Health and safety are non-negotiable at JDN. I’m happy to share work orders and pest-treatment reports to verify the actions and timelines above. Please reach out so we can review together and ensure everything remains in good shape. — Jeff, President - JDN

9 months ago Positive experience: **UPDATE: Today the maintenance guy has come, Marty, and he has been great! I appreciate how promptly and thoroughly my main issues/concerns have been addressed and have changed my rating from 2 to 4 stars to reflect that. I have recently rented an apartment through JDN properties. Crystal has been super nice and always replies fast, etc. However, I was told the apartment would be cleaned prior to the move in date - and it may have been “touched up” slightly but the overall condition/cleanliness of the apartment upon arrival is almost unliveable. The laundry room is completely invested with spiders. The floors, walls, ceiling are filthy. None of our doors in the entire apartment close fully, and the front door has a one inch gap under it allowing for any bugs, mice, water to get in and the second door to keep anything out that’s came in under the front door has fallen right off the hinges today, two days since moving in. I have so far found/killed 3 cockroaches which is information that wasn’t disclosed to me prior to moving in. I have killed at least 30 spiders, probably more. We have outlets without covers, lights without covers, large cracks and holes in the walls/baseboards etc. all throughout the apartment allowing for bugs to enter, the walls are squishy in several places and have bulges. I am quite dissatisfied in the quality of the apartment.

We want you to know that not all repair or upgrade decisions are made solely by JDN. In most cases, capital costs over $500 are at the discretion of the property owner, so if something cannot be approved immediately, it’s often due to ownership direction rather than JDN directly. 1 year ago Negative experience: Maybe as a landlord this management group seems beneficial, but as for the tenants...the service is neglectful, lacking respect and creates a sense of insecurity that negatively impacts the mental health of the many students who call London their home while away at post secondary.

1 year ago Negative experience: A Nightmare Rental Experience at 190 Waterloo St. I was initially drawn to 190 Waterloo St. due to its convenient location and the promising assurances from the rental agency. Despite the property's dilapidated exterior, I was assured that the interior would be thoroughly cleaned, painted, and maintained. Unfortunately, these promises were quickly broken. Upon inquiring about the painting of the property, I was told that only necessary touch-ups would be done, a stark contrast to the initial agreement. This was a significant disappointment as I had expected a fresh and clean space. Furthermore, the rental agency's handling of the move-in process was incredibly confusing. Despite being told that my rent would automatically be withdrawn from my account, I was informed at the last minute that I would need to wait for the payment to process before receiving the keys. This meant that my planned move-in on September 1st, a Sunday, was now uncertain. To add insult to injury, the agency was previously asked who encouraged me to book a moving truck, assuming I could move in on the 1st. Now, I find myself in a precarious situation, potentially homeless for several days and facing additional expenses for movers, a rental truck, and temporary accommodations. I strongly advise potential renters to: * Document everything: Record your conversations with the rental agency and obtain written confirmation of all promises, especially regarding cleaning and painting. * Plan ahead: If you are moving in on a weekend, ensure that your rent is processed well in advance to avoid delays in receiving the keys. My experience at 190 Waterloo St. has been nothing short of a nightmare. The rental agency's broken promises and poor communication have caused me significant stress and inconvenience. I would not recommend renting from them under any circumstances.

1 year ago Fantastic experience: i’ve lived in my condo rented to me by JDN for the past 4.5 years and it has been nothing short of amazing, they have a great team, very very sweet and understanding of life’s hardships when they arise, and very empathetic. i have absolutely loved my experience living here as well as dealing with them. this is the longest i’ve ever lived somewhere and i am very sad to be leaving, but hopeful sometime in the future i will be lucky to be rent from them again. thank you guys for everything the past few years, i will not forget it! ❤️

2 years ago Positive experience: I love the house, it's location is a walking distance to my college and I really love my room. However we constantly experience problems with cockroaches and even bed bugs in adjacent unit. I am glad I have a parking spot tho, but you gotta be quick to get it at the beginning of each year.

2 years ago Fantastic experience: Its gonna be almost 1 year for me to be the tenant of jdn property and i feel like it is one of the modest management i ever seen. Been a tenant of stanley street managed by jdn i must say that they are always been easiest & comfortable management department to dealt with. They always make sure that tenants faces no problematic issues in their rooms. So i must say that the most significant feature of this management committee is that they listened to their tenants problems they are facing and solved it momentarily as soon as they can. 2 years ago Fantastic experience: I have been with JDN for two years. They are very responsible and responsive. Whatever challenges we've had, they took care of them as soon as they could. We had a broken dishwasher; they replaced it with a new one. We had a heater problem, and they changed it with a new one. Even when our kitchen lamp didn't work, and I had no idea how to fix it, they sent a technician to help. Tate is awesome and responsive.

2 years ago Fantastic experience: I've been very happy with JDN Property Management. Any issue I had was always promptly received and resolved. Their maintenance system is easy to use, and communication with tenants is always prompt and efficient. I recommend them. Update February 1st 2024. I am still very happy with JDN. Maintenance is always very responsive to any issues I have and the admin staff are all so friendly and helpful. I feel they support the tenants and mediate where necessary with the landlords.

The neighborhood is quiet, and the proximity to schools and grocery stores is convenient. The spacious living room and well-equipped kitchen are definite highlights. However, there were a few maintenance issues initially that took some time to address. The landlord, though, was responsive once notified. Overall, it's a comfortable place to live, and I would recommend it with minor improvements."

2 years ago Negative experience: Because of the neglect of both work and not dealing with the smoking we decided to just leave due to our safety and health issues I've decided to just pack us up and leave. If I could rate a zero I would. I thought they were professional. However, I have lived out in our driveway due to the over excessive smoking that has gone on within and around the house. Yes I have proof. They tried to blame me for the refrigerator gathering mold even though they never inspected it first Stating I need to clean when we found out there was a blockage. They would state they don't wish to evict but the second I brought up our health and safety and that I was tired of waiting, seeing as its been a year with no change, they wanted to kick us out without a tribunal hearing. Completely wrong. The upstairs tenants smoke everywhere. I have brought it up for a year now, and all I get is I have made my inspection. We have been sick and I had sleep deprivation due to the amount of smoke coming into our unit. When I kept my door open to air the place out the upstair tenants decided to send someone into my unit which resulted in the police coming to our place and just telling us to stay away from eachother but not actually dealing with the problem at hand. My daughter states she feels unsafe in this environment. 1185 Albany St is highly NOT recommended I've been cleaning this place with proof of videos, and I've been treated with the worst disrespectful attitude Being a single parent and working for everything is hard enough.
