Fantastic experience: Randal and his team are great in managing my property and dealing with all the agencies including RTB, tenants and their demands etc. In the process I am at peace knowing very well that the property is in good hands.

Negative experience: Rented from these folks for 5 years. Reported damage to several appliances through my time (nothing major, appliances still functioning at the end of tenancy), and then they say they have no record of it. Ridiculous. When hunting for a new unit was left responseless when asking for a landlord recommendation. To the point where my new landlord had to call their accounting team to confirm that I had paid rent on time, for 5 years. If you want a hands off landlord that won't fix their stuff, then you've found the landlord for you! Personally will never rent from these people again. Hope you don't, either!

Negative experience: I would not recommend renting at 191 East 11th Avenue, managed by this company. The building owner appears completely detached from incidents affecting residents and communicates only through property management, which ultimately takes no responsibility when serious issues occur. What is particularly concerning is that there have been repeated security breaches involving thieves entering the building and stealing bikes from the bike storage. There are recordings and documented evidence of these incidents, yet the response has been limited to minor measures that do little to address the underlying security problems. Despite being aware of ongoing concerns, ownership and management have failed to implement meaningful improvements that would help prevent similar incidents from happening again. The overall management of the building has been poor. Concerns are not addressed with the urgency they deserve, and residents are left feeling that their safety and well-being are not a priority. Rather than providing solutions or accountability, management seems focused on deflecting responsibility when problems arise. As a tenant, you expect a building to provide a reasonable level of security and a management team that takes resident concerns seriously. Unfortunately, my experience has been the opposite. When incidents occur, residents are left to deal with the consequences while ownership and management avoid accountability. Before signing a lease here, I would strongly encourage prospective tenants to carefully consider whether this building’s security standards, management quality, and approach to resident concerns meet their expectations.

Negative experience: We booked an apartment viewing with Karen Muteba and unfortunately had a very disappointing experience. The only viewing time offered was during work hours with no flexibility, and the appointment was later rescheduled the morning of, with a very unrealistic and lame excuse of the previous tenants not having moved out yet, forcing us to rearrange our schedules twice. Aren't move outs planned in advance and not left till the morning of? During the viewing, the agent seemed rushed, uninterested, and unfamiliar with the property. The tour lasted less than 8 minutes, and questions about the building and amenities were met with vague answers. Overall, the experience felt unprofessional and poorly managed. We quite frankly feel like it was a waste of time and our entire work day. I would not recommend working with this agent. If I were a landlord, I would look for another agent/company that might be more appropriate to find the tenants you are looking for.

Negative experience: I hired this company to manage my rental property, but the experience was very disappointing. Their service looks professional and they charge a premium fee, but in reality the property manager barely gets involved. Most of the work is handled by several different people on the team, and the communication is poor and disorganized. One of their employees did a very poor job and was completely irresponsible — even trying to shift the blame onto me as the property owner, which was extremely frustrating. As a result, the property sat vacant for several months and I lost a significant amount of rental income. I originally found this company online because they had many positive reviews, but now I honestly wonder how those ratings were generated. I can’t speak for their other services, but at least when it comes to rental property management, my experience was extremely disappointing. It also felt like the property manager’s main focus isn’t really on the rental market. If you’re looking for a reliable property management company, I would strongly recommend looking elsewhere.

Negative experience: Avoid Tang & Kung Property Management—dishonest and negligent. Our experience with Tang & Kung was terrible. Severe mold issue ignored: We had a serious mold issue in our apartment. When we reported it with photo and video proof, they dismissed our concerns, took no action, and let the issue persist. The mold led to health problems requiring medical attention. They initially claimed they were unaware of the mold, We later had reason to believe this issue was already known before we moved in. It also caused us to receive some very expensive electricity bills. When we hired a professional cleaning company for our move-out they confirmed that the mold was beyond regular cleaning and required specialized remediation. Lies and deception: Before we signed the lease, we were led to believe the construction next door was a minor outdoor pool project. Once we moved in, we learned it was actually a skyscraper, and the noise was one of the reasons the previous tenant left. Bad for landlords too: Their mismanagement and dishonesty forced us to leave the unit and move back to Quebec. As a result, the landlord had to re-rent the unit for $790 less per month—a huge loss in rental income that could have been avoided. Whether you're a tenant or a landlord, I strongly recommend staying away from Tang & Kung.

Fantastic experience: I started working with Agnes Lam and Randal Kung in August 2023 to manage several of our family's properties (commercial and residential) after our previous manger retired. It was a challenging portfolio, which included expired leases that needed renegotiation. Agnes brought everything up to date, guiding us through the process. She is firm but kind with the tenants - always making excellent recommendations to us on how to deal with issues as they come up. Randal provided reasoned and respectful advice on how to deal with a neighbouring owner. I would recommend Agnes, Randal and their team without hesitation - they are professional, informed, and ethical in their dealings with not only us, but also our tenants.

My first property manager was a referral from a family friend but he turned out to be basically mute with communications and all but useless when it came to helping us find a tenant. Fantastic experience: I'm a tenant renting through Tang and Kung. we had an issue with our fridge. (stopped working) and had to be replaced. After getting hold of them, they immediately got the ball rolling and within a week we had conformation for delivery of a new fridge. However when it arrived , it was damaged and had to be returned. I didn't really have to do anything. Tang and Kung's expertise got everything going and was getting another new fridge delivered in another week. When the fridge arrived, the delivery guys installed it but a part of the lower door hinge was missing a plastic bushing. Because of this the door would not shut properly and a scraping of metal on metal sound and the door would wobble. Got hold of Tang and Kung and explained the problem with the new fridge. Again , immediate response. They got hold of BestBuy (where fridge was purchased) Best buy sent someone out to verify the problem and see what part was needed. A part was mailed to us but it was the completely wrong part . (no fault at all of Tang and Kung) after letting them know, they were back on the phone to Best Buy to resolve this problem. Seems they couldn't get the actual part needed, (probably a 1$ plastic bushing) Best Buy finally agreed to another replacement fridge. Finally we are happy with this fridge. Couldn't have happened this well without Tang and Kung on the case. There perseverance and dedication to making this work out was exceptional. always keeping me in the loop as to what was happening and not letting up until the problem was fully solved. I messaged Scarlett and RIGHT AWAY their maintenance man was able to come over, fix it and show me how to keep it secure for future use. I, as a young woman, also feel comfortable and secure working with their team and maintenance. It is a wonderful feeling to know that they WANT you to succeed and have the best service possible. Always striving above and beyond- this team has relieved me of the stress and worry, leaving me with a better quality of life, better sleeps and reassurance. Fantastic experience: I am tenant first time renting through the Agency and I must say I was a little hesitant because I thought there will be lack of genuine concern while dealing not with the property owner directly. I was very wrong. From the day one everything was going smoothly, everything was addressed promptly. Communication with the Tang and Kung team is on point and I feel very well taken care of. Recently I had some issues with appliances and since the owner has decided respectfully to buy new instead of repairing I went through the switch process in the most busy and stressful time of year, Christmas/New Years, with extreme weather conditions postponing the delivery. It was all sorted out as quickly as possible and Natalie and Karen from Tang and Kung were following up almost daily and even showed me their appreciation with a thoughtful gift card for a bit of the troubles. I am very grateful tenant.

Fantastic experience: Its never easy to find the home that makes you happy, but from first calling David to closing. He was there and full of all the information we needed. We got to know David so well after house hunting for 4+ months and budgets kept changing opinions kept changing but David kept up with us. We visited so many cities and he made it work. He was virtual when we needed, he was in person. Always on time and always sharp he had the insight to keep us in the game (rat race). Our small family is so appreciative that we had David covering our back. I think we did 5 offers until this last one and David took extra effort even contacting neighbours when we noticed some issues at the house inspection. Fantastic experience: I was very impressed by David's knowledge when I first met him at an Open House and asked him to be my realtor. As I am from England purchasing a property is a whole different ball game in Vancouver. David walked me through the whole process in details which I find extremely helpful in my decisions making. He is very thoughtful, reliable, trustworthy, quick to response to communications (which is an important factor to me) and ability to resolve issues. We received excellent after purchase service when we discovered equipment were not working in the house. David was contactable at all times and gave us the assurance that it will be replaced. Purchasing a house is very stressful and David's helpfulness and professionalism make it a smooth journey. He goes the extra mile and work really hard. David did not approach me to write a review. I proactively approached him to find out if there is a website I could write a review. He deserves a 6 stars rating but 5 stars is the top rating. I am not a person who would easily give a 5 stars rating. David is the first. So my personal ****** to you. I WOULD RECOMMEND HIM TO ANYONE FOR HIS EXCELLENCE SERVICE.

Fantastic experience: To sum it up: Absolutely top-tier service, responses faster than the speed of light, knew the answer to every single question we had to ask, polite, patient, friendly, and most of all, complete professionals through and through. Keep reading to see why I've given these guys an A+ review, these guys do not disappoint whatsoever! -- Our rental agent, Yirong, was (and is) an absolute pleasure to work with. He was professional, friendly, knowledgeable, patient, responsive, and always very easy to get ahold of. These guys top the leaderboards as far as rental agents go, of all the agents we dealt with in our apartment search, they BY FAR gave us the best impression of any one we had dealt with. When my Brother and I were looking for our apartment, I was super anxious about not being at the viewing on time, so I was pressuring my Brother to leave earlier than needed so we would make it in time. We ended up being in the area about 15~ minutes early, at which point Yirong texted us and let us know that he had finished up with the previous viewing a bit early, inviting us to give him a shout whenever we were in the area. We were right outside the apartment, so he got right to business with us and brought us in and showed us the place not just on time, but conveniently earlier than we had expected. It's a little thing, but it's something no other rental agent we had made appointments with (every other agent ended up either being late/hard to get ahold of) was able to do, and it definitely set a great first impression for us to be catered to in that manner, despite the obvious inconvenience for Yirong to do so. From the moment we walked into the unit, we knew Yirong knew what he was doing. The unit was immaculately clean, all the metal in the unit had been polished and left literally sparkling, you would not have been able to find a single speck of dust in that place. I literally could not tell whether someone had lived in the unit before us! And I know-- if you're doing apartment viewings, you go in with an expectation of the place being clean as a whistle, but in Vancouver, at least from our experience, that was... not necessarily the case with other properties. Definitely a great first impression. My Brother and I had a lot of questions about the unit we ended up renting after Yirong sold us on it (first time renters), and he was able to answer every question without hesitation, and even gave us his personal number to reach out if we needed anything else. Any time I (or my Brother) had a question, he would respond within minutes with exactly what I was looking for. For example, I wanted to show my friends the fancy new place I had just secured, but I didn't take any nice photos of the unit while I was in it, and the ad I had responded to was taken down. I asked Yirong if he could supply us with some photos of the unit, and wouldn't you know it, he had a literal 3D 360 degrees VR-capable walkthrough of the apartment ready on his team's site, complete with super useful utilities like a measuring tool that lets you measure the distance between anywhere in the apartment, multiple different viewing modes to see the unit in, etc. It was such a treat to be able to go home and throw the unit up on my VR headset and literally let my friends walk through my new apartment and check it out. Totally didn't expect that, and it was freaking awesome, ace tier service. The unit we ended up getting from Yirong and Tang Kung was the most expensive of the units we had seen previously, but my god, on the service alone they could have convinced me to pay an extra couple hundred bucks a month for the place. Just stellar, all the way through. As a nervous first time renter, he made the entire process completely frictionless, easing my anxieties and helping every single step of the way. Yirong and his team are a total no-brainer decision, I would HIGHLY recommend doing business with these professionals. Fantastic experience: David was a great source of information while I was doing preliminary research in the market for an apartment in 2014. His resolve was tested when I asked endless questions - he passed with flying colours. No question was too unimportant, taking the time to speak to me after hours and on weekends outside of his obligations. One example of him going the extra mile again in 2017 when I was in a market to upsize to a bigger place. He helped steer us in the direction to make the best possible choice for us, originally we intended to buy a more expensive older place that had strings attached(money pit) and we would have bit off more than we can chew financially aka the phenomenon of FOMO. Instead we bought a less expensive newer place which was a win. He definitely put our best interests first even if it meant he would make a lower commission. Fantastic experience: David managed to sell my condo during a time when the market was shaky. In fact, we listed during a time when there was the most listings in the same building for the 8 years that I owned it. Not only did he manage to sell my condo unit more than the recent units that had sold but he created a seamless process which required minimal work on my end. He provided relevant listings and then went above and beyond to do extensive research when we found a place we liked. He was not pushy and took time to explain what we needed to know. Fantastic experience: We were introduced to David and his team in Nov 2018. David helped us sell our condo in Richmond within 2 days. Days prior to closing we discovered a leak under the dish washer. David and his team, Melvin Chan and Sandra Macdonald came to the rescue. Melvin liaised with the plumber and allowed them access, while Sandra shopped for a new dish washer.
