Negative experience: Rudest property manager i have ever encountered. They reply very late, that too i had to call them like 10 times and send them god know how many emails. They never reply on listing website like liv.rent etc. Also, Jess was rude while showing me the property, she was like she was doing us a favor. For these reasons i decided not to go ahead with that property. And after more than a month, that property is still open, so........

Fantastic experience: Charmine Law from Prompton Real Estate Services Inc. is the property manager for the building we are currently living in. One time in September, the power button of the mirowave at our unit stopped working. We reported the issue to Charmine on a Monday. A technican stopped by on Wednesday in the same week and fixed the microwave. This proves that Charmine is very attentive and can quickly have our issues resolved. Last week, our builiding had some noticable water quality issue. We notified Charmine and once again, she liasied with the strata manager/building conceige for us and followed up to ensure water quality issue was resolved. It has been a pleasure working with Charmine. We greatly appreciate her prompt assistance and professionalism. Thank you Charmine!

Negative experience: I called their office after emailing them since Tuesday (and my husband had already emailed the week before which i explained to them on the phone that we had been sending inquiries since last weeek), and the woman on the phone was incredibly rude - she wanted to just prove me wrong so she took my name and searched it in her system and said i sent the inquiries today and on tuesday when my husband did so last week and i dod it again today and tuesday because he had not heard back. I explained that we’d been waiting for a response for over two weeks, and instead of helping or apologizing, she just snapped that it takes “two business days” for them to reply. It’s been way longer than that, but she seemed more interested in proving me wrong than actually connecting us with a property manager.so i just hung up on her rude tone becauze as a tenant i dont wnat to be treated like that from a property manager when im paying the rent! It just shows how unresponsive they will be if i had a problem in the unit Her tone was dismissive and unprofessional — not what you’d expect from anyone dealing with the public. I honestly feel bad for the landlords who trust this company to rent out their properties. If this is how they treat potential tenants, who would ever want to deal with them as a property management company?

Negative experience: Very disappointing experience. The agency doesn’t respond at all... not to calls, and barely to emails. Whenever we tried calling, we were told to only communicate by email, but even then there was no proper follow-up. The process feels completely unprofessional and inefficient. It’s been extremely frustrating trying to get any updates or help.

Negative experience: I’ve lived in my unit for over 3 years, paying more than $3k/month. Heating stopped working a month ago, and after dozens of emails and promises of repair and reimbursement, Prompton Real Estate has still done nothing. Now after a month, there is still no heat and no meaningful response. I even had to stay at a friend’s place for a few days because it was too cold to stay here. Now, it's 3am in the morning, I’m writing this review from my own unit, bundled in layers of clothing, freezing. Their agents rarely reply to emails, you often need to follow up multiple times before hearing back. Property management should be responsible and responsive, not neglectful of tenants’ basic living needs. I waited patiently for a month, giving every opportunity for them to resolve this. I’m not someone who writes reviews or complains easily, I’ve always been understanding and tolerant, but this situation is beyond frustrating. I’ve now had to file a claim with the Residential Tenancy Branch in the hope this finally prompts action.
Negative experience: Prepare yourself for the lowest, sneakiest, deceptive, and deceitful management company. They will lie to get you into an apartment, and make you jump through hoops to get anything fixed. Floods, leaks, mould, broken facilities, rude representatives. They'll let your pets starve in an emergency when you are out of town and the key they gave you for a backup doesn't work. Yes, they will let your pets starve. Think about it. It gets better too - their property managers, specifically Jess Baddan, chase you down in the lobby and scream at you - then, turn around and complain that it was the other person who did it to try and get you in trouble. Total greasy people.

Negative experience: They are a “sophisticated” agency only values their own profits. They get you into problematic properties without disclosing critical defects which will cost you a lot in both of your money and your health. They don’t make any effort on solving the problems caused by the defects once you signed the contract but can suddenly become professional during their inspections and try to find every reason to take every penny out of you for the consequences of their misrepresentation. We had an exterior water leak and contacted them several times for repair, they did nothing but finding excuses and stalling for almost a year. Once we told them we were moving out, they fixed the leak immediately in the next day since they were going show the unit the day after. If you’re a tenant looking for a proper place to live in the long run, don’t go for them since there is always a catch. Update: It’s interesting to see how the owner responded. You mentioned you maintain transparency, but I was never informed regarding the defects which caused several heath issues on me and my family, fortunately our problems were gone months after we moved out, and you guys should be thankful that we’ve never filed a lawsuit against you on this, and I imagine you should have a lot of them on your plate already. Of course you can simply pull something from your “about” page saying that you follow all your repair/maintenance protocols and treat owners and tenants fairly, but you’ve been doing differently. Poor management is a critical issue already, but what your organization did shows more than management issues but dishonest business ethics and organizational culture. Instead of faking positive reviews to cover up the truths from real tenants, why don’t you guys actually try improving yourselves? Fix your management issues, have some proper ethical training for your agents, and start taking responsibility please.

Negative experience: The worst rental management company I have ever dealt with. Somehow, they always seem to find the worst tenant for your unit. Found us a tenant overdue for 6 months, and after the chaos happened, no apology was received. The agent, Lili Wan , showed zero decency, even though all the evidence exists. She still lies to my face.

Negative experience: If you enjoy filling out mini-application forms for the possibility of seeing a property, this is your place. After sending basic contact info, I was met with a laundry list of personal questions — budget, employment, reason for leaving my current home — all before they would even confirm whether the type of unit I wanted actually existed. It’s an efficient system… for them. They get your personal details up front; you get a polite “we’ll see” in return. No confirmed availability, no viewing date, just hoops to jump through. In a renter’s market, I expected a two-way conversation. Instead, it felt like they were screening for data collection rather than showing homes.
Negative experience: My experience with Jess was disappointing and did not meet basic expectations. Communication was consistently slow, often taking more than 24 hours to get a response. When we scheduled a viewing, I arrived on time and waited near the entrance. Jess initially ignored my calls and texts, and when she finally called back, she blamed me for not standing directly in front of the door, even though I was just a meter away. During the showing, Jess appeared unprofessional, wearing headphones throughout the showing . The visit was rushed and limited to a brief explanation about payments, with no tour of the building. She stated it wasn’t possible to view the rest of the property at that time without any clear reason. Despite our interest, Jess never followed up afterward and effectively disappeared. Overall, the professionalism and effort expected from a realtor were noticeably lacking.

Negative experience: BASED ON THEIR REPLY - I guess over 24 hours is not a delay eh? How can your company randomly rekeyed another person's apartment leaving them over 24 hours without a key to their home. This happened in park george tower 1 13768 100th Avenue. Who gave you the authority to switch the locks without consent? You then blame the locksmith that did the work for you. Your hire your responsibility. This is what happens when the two companies(concord and prompton) sleeps together. They have the power to do as they choose. No recourse of action what so ever.
You are correct, this very unfortunate and regrettable situation happened. The locksmith that we hired did go to the wrong tower to rekey the units under our management. We do not place blame on any other individual, including the locksmith that we hired. It was a human error that we take full responsibility for.
This was an isolated incident and does not reflect our standard practices. For over three decades, Prompton has maintained a reliable and incident-free rekeying process for our owners, and this unfortunate situation was a rare exception. As soon as the error was identified, it was rectified without delay. It was not intentional, and we are very apologetic and sympathetic to the inconvenience this has caused.
Negative experience: My experience as a tenant with Prompton Real Estate, particularly with agent Nicole Huen, has been deeply disappointing. Over time, we’ve been subjected to consistent racist and unprofessional behavior, and it’s clear we’re being treated differently based on our race and color. This kind of treatment is completely unacceptable — especially in a country that claims to uphold equality and fairness. Sadly, this experience is yet another reminder that systemic racism still exists here, and that the promises of fairness and inclusion in Canada often fall flat in reality. Prompton should take accountability for this conduct, and no one should have to tolerate discrimination when seeking housing or professional services.

There are plenty of unruly tenants in the market, trust that Jess is able to find you 1 that is responsible, courteous, and clean. As a homeowner, you’d want your Property Manager to be direct, don’t beat around the bush, and on-point to ensure your property is in good hands when rented out. Fantastic experience: After owning our own homes for over 25 years we were nervous and unsure what to expect moving into a managed property situation. We've found Prompton Real Estate, and in particular our property manager Jess, to be very professional, easy to work with, and very quick to handle any issues. Negative experience: My experience is with Corry, and her manager Aime. Long story short, I am an existing tenant, received rent increase form in September, msged Corry as the property manager to relay the msg to the owner to ask for some leniency right away, but she failed to do so in 3 months. Msged her 3 separate times within the 3 months, finally she responded , and that defeats the 3 months notice. She also called me rude when I ask her why she didn’t respond in time. Seems like Prompton is not so “Prompt”

Negative experience: We terminated our contract with Prompton following 4 years of cleaning service. Over a 4 year period we had regular late payments on our invoices from Corry, Sharmini, Nicole, Marcella, and Monica. As context - 7 months for Marcella, 5 months for Nicole, 5 months for Corry, and 4 months for Monica. Reoccurring with no improvement. When we brought this to attention of Aimee, their Director, no action was taken and excuses were given. We had to reach out to James (managing broker) to finally have resolution to our overdue invoices. Other trades (painting specifically) have had their 5 figure payments also delayed regularly. They did want to rock the boat - we wanted to ensure accountability. Aimee has done nothing in the 4 years to performance manage and professionally develop her PM team. She provides no support. Unbelievably, when we ask about our overdue payments we are responded to unprofessionally with excuses. To all Trades - be careful.

Negative experience: I had a disappointing experience with this realtor company. After moving into my apartment, I encountered a water leakage issue that took over two months to address. The response of the realtor was quite slow, and I felt left to manage the situation on my own, but filing a dispute to seek my rights. If you're a landlord, I recommend considering your options carefully before choosing their services, as this type of situation can be troublesome. And for tenants, it’s important to research who will be managing your rental to avoid similar issues.

Negative experience: I’ll note here that this is the second review on this page about Jess Baddan. My experience has been the most horrible I’ve ever experienced as tenant. At first, I dealt with a great person named Megan in the process of renting the unit. Since then, I’ve had to deal with Jess Baddan - the worst experience I’ve ever had. Her tone is rude and unprofessional to the point of insulting. Her emails are always harsh with no customer service whatsoever. I’ve even tried to have a chat with her over the phone and her response was “All our conversations will need to be in writing via email as evidence.” I’ve always had great reviews from past owners and property managers in the past, as I take great care of the apartments I’ve lived in. The only reasoning I see here with her demeanour is that since I started renting during the pandemic at a lower price, she wants me out of the unit to make more money on the unit. Don’t just walk away from being managed by Prompton, RUN!

Negative experience: I rented with them and it was the worst experience. Reaching out to my property manager was SO DIFFICULT and frustrating for he has no answers to any of my questions. Unhelpful and I had to consult BC Tenancy Law directly to clarify my rights. They are bias and I received my deposit two months after my move out and only after I called them multiple times. During collection of deposit, the amount, and collection time was confirmed hours before. When I arrived, they had problems with my deposit and had to wait for a reply from current tenants. I WAITED AT THEIR LOBBY despite receiving an email CONFIRMING the amount and date/time of collection. Truly unprofessional and I have never received such poor customer service. would highly recommend anyone to go somewhere else. // editing my review after reading the response from the Prompton team. I stand by my original review because at the end of the day, I still received terrible service and had to call BC tenancy law multiple times to review my rights as my agent was not helpful. Btw, it takes about 30 mins atleast to call BC tenancy law. I had to do this 5-6 times because the agent couldn’t help, so that’s already 3 hours wasted. Yes, they helped me break my lease as it was allowed to as per contract agreement and with the current tenants, but I had to waste ALOT of hours going back and forth because Prompton could not offer better services or advice. It was an UNSAFE environment and I had to leave, what choice do I have?? Thus, my break of lease. In regards to the deposit refund, as I said, it was already agreed on via email confirmation. Prompton should’ve verified it when the email was sent and not after. If anything, dealing with Prompton felt like a waste as I ended up having to clarify it with the tenants on my own. The fact that your team cannot admit that the service was poor, has to push the blame back to me for your lack of support during this experience or even apologise for the lack of diligence when dealing with the lease break, just shows how problematic dealing with them can be. Again, spend your time and money elsewhere. It’s not worth it ◡̈
Hello Jolene, sorry to hear that you had a frustrating experience. In light of your review, you in fact requested to be removed/break from the lease with your two roommate's and reached out for support with this. Management assisted with the terms and conditions of your lease break to ensure it was amicable for all parties. The delay in the cheque was between yourself and the two roommates as they disputed the deposit amount due to you AFTER we allowed you to break your lease on the terms and conditions that YOU agreed to with the multiple phone calls and emails we shared. You WAITED IN THE LOBBY as we verified the terms of the lease break with no penalty. In addition have verification that the funds were returned to you in within the 14 days allowed of your official lease break. This review should be removed as you know very well it is not true.
Negative experience: Prompton used to be a well established and knowledgeable company, however now they're working against the City hall rules and regulations, and that take us through an unnecessarily time consuming dispute process. If you need a professional property management company think twice before dealing with them!

Fantastic experience: I have been a client of Chris Clarke's for a couple of years now and I can't think of anyone better than him to manage my rental properties. He is a wealth of knowledge. He has educated me about rentals when I needed it. He has guided me through some tricky situations. He has handled every aspect of my rental so much to the point that today I enjoy a peace of mind that I always aspired for as a rental investor. I would highly recommend him considering a rental management service. In fact the rules, by-laws and renter sentiments change so often that having a professional focused in that area is a must for anyone who owns a rental.

Negative experience: Mislead by “A Reputation That Inspires Confidence” We entered into a Residential Tenancy Agreement (the “Agreement”) effective August 30, 2021 with a landlord who was represented by Patricia Wong PREC* as their Agent. Prompton Real Estate Services Inc. address was used as the Address For Service. The Agreement was negotiated by Brenton Wong PREC* (who we understand is Patricia’s son). We entered into the Agreement, following due diligence and an understanding that Patricia was a practicing Real Estate Agent in British Columbia and was affiliated with Prompton Real Estate Services to enable her to use their address in the Agreement. We expected professionalism and duty of care towards her clients, both landlord and tenants. At a minimum, we expected Patricia Wong as Agent (and Brenton Wong) to represent the Landlord in accordance with the BC Residential Tenancy Act in which the Agreement was executed under. Forty-seven (47) days into our Tenancy Agreement, on October 16, 2021 we discovered a Water Ingress Issue, with water pooling along the wall of our living room. As at January 5, 2024 the Water Ingress Issue remains, with what would best be described as minimal attempts to engage contractors with little credibility to complete repairs. This is the opposite treatment to what we received when being pushed to enter the Agreement. During 2023, it was confirmed in writing by email that Patricia and Brenton were no longer engaged to act for the landlord, as it was conveyed that Patricia and Brenton from the commencement of the Agreement, were not professionally engaged, rather doing a favor and not being paid – quote “All these are free labor, Brenton & I are not getting pay for all these. I’m just the liaison between the owner and the tenants”. After two years of hope and being misled by Patricia, Brenton and the Landlord, in August 2023 we filed a dispute with the Residential Tenancy Branch and in November 2023 an Order was made for the landlord to (i) engage a contractor to provide a written recommendation by December 30, 2023, and (ii) complete the repairs by January 31, 2024. As at January 5, 2024, the Landlord is non-compliant with the Order after failing to provide a written recommendation by 30 December, 2023 and communication has deteriorated to a point where it would be a miracle for repairs to be completed by January 31, 2024. We are now left with (i) the Agreement still noting Patricia Wong as Agent and Prompton Real Estate Services Inc.’s Address For Service, (ii) a landlord who does not comply with their responsibilities under the Agreement or the BC Tenancy Act, and (iii) a landlord who does not comply with Orders handed down by the Residential Tenancy Branch. While we understand there is likely little Prompton Real Estate Services Inc. can do in this situation, we hope to highlight the fact that Prompton Real Estate Services Inc.’s reputation and credibility has been misrepresented (by affiliation and use of their address) in unprofessional engagements and linked to what most would call a “scum landlord”, an ever increasing problem faced in BC in which the Residential Tenancy Branch had to create a special Compliance and Enforcement Unit which is the route we are now taking to resolve this problem.

Positive experience: When Emily was responsible for my place everything was great, she's super responsive and a caring real estate agent. Then [redacted] took over for my flat and he's been completely unresponsive! Doesn't pickup calls, doesn't want to share their cell work number, barely replies to emails, used to not send out important building email alerts. Awful service. Eventually posting this review helped though, so keep on persisting if you have issues. They got to all my concerns afterwards.
