Negative experience: The worst management i have ever dealt with. If i see them again involved in a property i will never ever everrrrrr invest in that property. You hear them you stay away thats my advice. Such a poor management. Making everything complicated and disaster at the same time taking advantage and ripping you off. Done
Fantastic experience: Their after hour emergency team trying hard to resolve my kitchen water back up issue with follow up calls, confirmation and prompt arrangement. I have to give them credit
Negative experience: I don’t have enough words to describe how useless these frauds are. They don’t return phone calls, don’t return emails, don’t respond to service requests online. God forbid you try to make an in person appointment which is appointment only but can’t be booked by the operator.
Negative experience: After reading other one-star reviews, a clear pattern emerges—and our experience confirms it. Once AWM is contracted, it becomes obvious who they’re working for, and it’s not the owners. There has been a consistent lack of transparency, any questions that challenged the management company were often met with defensiveness. That alone eroded trust quickly. AWM has now officially been removed from managing our building. That alone should say enough. Over the past 12 months, our building had only two council meetings. When questioned, council cited scheduling issues with the management company. Our annual budget was assembled overnight and pushed for approval, and increasing the budget appeared to be the default remedy for every problem. We were also told by our strata manager that seeking multiple quotes on large ticket items could result in vendors “blacklisting” our strata an explanation that makes little sense and raises serious concerns about procurement practices. Notably, many of the five star reviews appear to come from vendors. That in itself is telling and underscores the need for proper disclosure. Any strata still working with AWM should seriously consider an independent forensic audit. Based on what we’ve seen, I would not be surprised if mismanagement or negligence were uncovered.

Negative experience: I had a very bad experience with them! They run the amenity in my complex and I had guests invited using the party room. The person who works in the facility told me I can stay over the time and I did so; but they suspended my membership for the same reason! When I tried to contact Shayne Mattern, the agent who sent me the email and has suspended me, not only she was not available and I couldn’t reach put for days! Eventually when I got the chance to talk to her over the phone, she was very rude and disrespectful and didn’t help me with the matter at all. Absolutely awful service!
Negative experience: Poor communication, frequent stonewalling, and defensive boilerplate replies. Management repeatedly failed to forward owner concerns to Council and threatened undefined fees rather than offering practical solutions. Not recommended.
Fantastic experience: We had an apartment in a building managed by Marco Silva from AWM. Marco has been with us since the building completed and residents moved in back in 2018. Given his senior property manager position, Marco has been managing several buildings and his schedule must be very busy yet he has always been professional and courteous throughout, never neglecting to answer my email inquiries albeit it took him a couple of days to respond. During AGM, Marco has always taken individual residents' voices and view points seriously and professionally. We have lived in different properties and experienced numerous property managers over the years. Marco is the only manager that has continued to serve us all these years; in fact he has the longest tenure as a property manager in all my years of experiences with numerous property managers. That fact speaks to itself about Marco's professionalism and services. We have now moved on but I want to take the time to acknowledge Marco's excellent services. AWM is lucky to have him.

Negative experience: Just another low integrity company. I read through all the reviews and AWM's responses before writing this. The pattern is clear and concerning. Multiple buildings across Vancouver report the same issues: ignored emails, hostile staff, poor maintenance, lack of financial transparency, and failure to follow BC Strata Property Act requirements. Several buildings have terminated their contracts. AWM's responses are equally telling - they deflect blame, avoid addressing legitimate concerns, and invite people to "come to the office" instead of resolving issues publicly. Their tone is defensive rather than professional. I guess coming to the office means no paper trace of the low integrity you will witness. More examples: Owners consistently report the same problems: - "AWM has consistently ignored our emails and phone calls" - "You'd get more transparency walking into a car dealership in the sketchiest part of town" - "Despite receiving a formal SGM request supported by more than 20% of owners — the legal threshold under the Strata Property Act — AWM Alliance has not called a meeting" AWM's hostile, defensive responses are equally revealing: - Called one reviewer "utterly disingenuous" and blamed the "toxic and litigious nature of your community" - Dismissed another as "misguided and defamatory" - When owners cited legal violations, AWM responded condescendingly: "that simply shows your lack of understanding that we are doing our job" - Instead of addressing SGM concerns, they lectured owners with regulatory quotes, essentially calling them too ignorant to understand the law Multiple buildings have terminated their contracts - AWM's own responses repeatedly state "AWM has terminated the agency agreement." In my opinion, this company is widely known across many buildings in the Vancouver area for consistently poor property management. Based on what I’ve observed, there are ongoing concerns about both the quality of service and the lack of professionalism. In my case, I’ve experienced dismissive attitudes and what I would describe as a lack of respect toward owners. These are not isolated issues many reviews mention similar treatment. I’ve also read the company’s responses to those reviews, and in my view, they appear to minimize valid concerns and suggest that owners are simply uninformed about the law. I personally find those responses misleading and unhelpful. I strongly encourage anyone considering this company to do their own thorough research. Don’t rely on reviews alone if possible, visit properties they currently manage and speak directly with residents. Over the past few months, I’ve spoken with several people living in buildings managed by this company and haven’t heard anything positive. Friends in other buildings report the same experience. Even some council members are unhappy, and there are plans to replace them next year.

Negative experience: We had a very disappointing experience with AWM as our strata management provider. In our view, they routinely ignored lawful requests from owners and deflected responsibility onto the council. However, the BC Strata Property Act clearly states that management companies must not act on unlawful directions from council. Only after a large group of owners petitioned to replace both the council and AWM did they choose to terminate their contract. far too late. Based on our experience, we found AWM’s conduct dismissive and unprofessional, and we do not recommend their services.
Hello. We regret that you misunderstand AWM's role as the agents for your strata corporation. As communicated to the numerous owners in your property - which AWM has terminated - we have express instructions not to provide records nor respond to the petition, and are restricted from acting counter to those instructions.
Negative experience: They ask me to pay strata fee as obligation of unit owner, but they don’t do their obligation and responsibility. It is a scam company, just taking money and does nothing. Specially, one of strata agent, Stephen Lam, he pretend working hard and listening, but nothing change. Even later, he ignore my email such irresponsible. I don’t understand he’s manager, why keep hiring him as senior strata agent. Please hire someone who work with truth for customer. Otherwise your company lose all the customers to your competitors. It is not only the cooling system issue, this company mismanaged about the elevator issues, storage issues and communication issues. I don't understand how come our same storage room are was broken 4 times within 10month by thief under your company management. Also, what is reason your senior agent ignored my calling, email and visiting. If your company is innocent and have willingness to solve that problem, why he avoid and ignore my request. I tried to be nice and have patience to you even though your management was not satisfied enough. Enough is enough!! Your post is misguided and defamatory, in particular considering your main issue seems to stem from a development that did not address deficiencies with the cooling system - something that is not AWM's responsibility. Several updates were provided to the residents on the status of repairs, which were again a warrantable defect. AWM ultimately terminated your strata corporation due to an untenable situation. Thank you.
Negative experience: We’ve had a very disappointing experience with AWM as our strata management company. In my opinion as a Council member, they are unprofessional, unresponsive, and seem more focused on profits than the well-being of the owners. AWM has followed unlawful instructions from certain council members, which has caused confusion, division, and significant administrative delays within our strata community. They consistently fail to demonstrate transparency and have shown a lack of basic accountability. Requests for financial clarity and proper communication with owners are often ignored or poorly handled. It appears that their priority is to protect select individuals rather than follow the law or act in the best interest of all owners. Furthermore, AWM does not seem capable of properly managing a mixed-use property (commercial and residential). Their approach has contributed to ongoing conflict and legal disputes — issues that could have been avoided with fair and competent management. If you're looking for a strata manager who respects democratic processes and genuinely supports the community, I cannot recommend AWM.

Your review is utterly disingenuous and you are well aware of the toxic and litigious nature of your community. AWM was retained when nobody else would accept your strata as a client, on three weeks notice, in part due to your Strata’s reputation throughout the strata management industry. We assisted in resolving numerous CRT and other claims in those early years and encouraged a comprehensive financial audit – a condition of our management – to bring your community to a respectable position. Your disputes with the strata council members and between your sections are not AWM’s doing. A google review posted shortly after receiving termination from our firm, while you are seeking a demand SGM by petition – which we have openly cited should be called – is nonsensical. We sincerely wish the people within your building all the best after decades of conflict and will stand by our record of management within the same.
Negative experience: I lived in 525 Foster ave in Coquitlam, managed by this Group. Nothing more than a bunch of humans (not even sure abt that!) who can’t understand English and most likely any other languages spoken by humans! For move-in/move out, there’s a $150 non-refundable fee and when asked why, they weren’t able to give a consistent answer and basically said “it is what it is”. This is a one time fee on top of the refundable damage deposit for elevator bookings. I’d call it power money = “Just because I can, I ask for it and u can’t say no coz u gonna be a resident here”. Every year there is fire inspection, they give u time and date and ask u for unit access. I would give them keys and come back home after the scheduled time hoping it’s done, but then they’d say “oh ur unit isn’t done yet”. When I asked “why would you publish a certain schedule then?”, they couldn’t provide a consistent single explanation or even a sentence! Just mumbling in words no one can understand. Next door unit smoked weed inside day and night, making our unit and the hallway reeking! I probably submitted hundreds of com plaints. Every few times they’d get back to me after a few days saying “Oh have u notified the concierge desk to come and check in person? First do that and if the problem happened again, submit your complaint”. Funny thing, concierge was always either busy or taking a nap whenever that happened! And indeed thousands of other terrible flaws that would create a whole book if written. I’m happy I was only a tenant and don’t have to deal with this so-called “management group”! Ironically, all we dealt with was a mismanagement group with facades full of lies!

For the past four months, they’ve harassed me with five baseless noise complaints, two of which were dated for days when no one was even home (proof available). Instead of investigating properly, they’ve chosen intimidation tactics. Meanwhile, our 33-floor building suffered with only one elevator for over a month because they couldn’t prioritize basic repairs. The hypocrisy is staggering: they ignore real infrastructure failures but aggressively pursue unverified tenant complaints. If you value professionalism, transparency, or sanity—avoid AWM Alliance. They’re better at bullying residents than fixing problems.
Hello Davood, as per the Strata Property Act, AWM is required to notify residents of any complaints / bylaw violation claims against them. As outlined in the letters you have received, it notes you are provided an opportunity to submit a response to the noise violations which the strata council will then review. You are also entitled to attend a hearing with your strata council to discuss the matter, as they are the ones who ultimately decide how to deal with a bylaw complaint. AWM is not harassing you, that simply shows your lack of understanding that we are doing our job - perhaps you should meet your strata council who decides on bylaw enforcement. With regards to the elevator repairs required within your building, we trust you took the time to familiarize yourself with facts and details as to why the elevator failed and the third party company, the elevator maintenance firm, who would be responsible for the repairs. Your assumption AWM does not treat those matters with urgency is baseless. Your strata agent will await your hearing request to have your concerns heard by your strata council. Thank you.
Negative experience: I live on 2978 Glen Drive in Coquitlam, BC. I am very dissatisfied with the management AWM has provided. At this time I cannot legally disclose the reasons, but based on what I have witnessed I would not recommend using this company

Negative experience: Horrible management company - I want to sell our place that is being managed by this property management company. Horrible at communicating and staff is so disorganized. They accessed our unit and didn't even tell the owners what was going on in their unit and made repairs and billed the owners without even notifying what they were fixing - even though they had access to all of our contact information. When we asked for answers if this is normal practice for them, they just ignored us and sent us the bill for $1,800 - til this day I have no idea what they did in my unit because they would not answer me. All they tell me is my request is denied when I'm asking for answers on what they fixed in my unit and why they didn't contact us to let us know something was even being fixed in my unit.

Fantastic experience: Updated Review Date: February 15, 2025 This follow-up review is long overdue, and I want the AWM team to understand how much their work is appreciated. In the past ~15 months' time AWM has continued to provide exemplary service to my 600+ unit strata as well as professionally chaired yet another "fiery" Annual General Meeting. I wish to highlight in particular Jeffrey Wang's above-and-beyond efforts in responding within the hour to my numerous questions and queries, whether they be on maintenance or bylaws or any complaints about the building. When a booster pump failed and was creating disruptive nightly noise, he'd promptly gotten immediate attention from our mechanical contractors to address the issue within a week, and all this for an issue that would only crop up after hours in the middle of the night too. The AWM after hours team has always been very prompt and polite in their assistance and coordination of after-hours contractors or fire alarm issues as well. The amount of items that Jeffrey and the AWM team have helped address for my strata is nigh uncountable, and Jeffrey has time and again made himself available to assist with issues after hours and on weekends, for which I am forever grateful (though I really hope that Jeffrey has opportunity to have time for himself too!) AWM is very fortunate to have a representative as dedicated and professional as Jeffrey, and I feel our strata is very fortunate to have him and the AWM team helping us. The idea that a property manager acts as the arms and legs of a strata corporation is demonstrated to me everyday and I cannot imagine how hard our strata's life would be without AWM's assistance. If an insurance policy gives peace of mind against large, uncertain events, then a good property management team gives peace of mind against all the other everyday woes. My utmost appreciation to Jeffrey Wang and the AWM team! --------------------------------------------------------- Original Review Date: November 10, 2023 As a first time condo owner for 3 months thus far in a 600+ unit mixed-use strata complex, I have found AWM's property management service to be highly professional and invaluable. I see this is evidenced in several ways: - Their clear, structured meeting minutes and documentation provided since their appointment starting August 2022, allowing for ease of review and orientation to a new community; - Their email responses arrive within reasonable times given the number of doors each manager is responsible for, oftentimes less than a business week for my inquiries to be addressed; - Their property managers provided professional and composed chairing of my strata's recent Annual General Meeting, in which there had been a number of animated disagreements between some owners on various matters. The property managers remained calm and focused in guiding attendees on items on the meeting agenda to ensure the meeting proceeded smoothly, efficiently, and on time, and accurately presented any relevant strata regulations when applicable, to the best of my knowledge and research. I consider myself very pleased with AWM's service to my strata. Having seen the AWM nameplates on various other large properties around the Lower Mainland, and now experiencing their abilities myself, gives me confidence that my property is in good hands, and that should I ever have any questions or concerns, I will have a professional property manager at my side to assist.

Negative experience: 2388 Madison has a husband and wife manager team that is so pitiful that when I stayed there taking care of my son’s dog while he was in Europe, the husband (who must have a learning disability) would leave misspelled hand written messages on my vehicle despite the visibility of the visitor pass hanging from my rear view mirror. This horrible example of our education system when serious issues go unrecognized also posted notices in the elevators one day in this very congested high rise in Burnaby close to 10pm the night before the underground parking was to be cleaned. The truly pathetic element of this blunder is that the notices’ dates did not match the dates on the calendar!! In other words, the 12th was not a Tuesday, but rather, a Monday!! I am guessing that this couple are underpaid for their obvious lack of abilities, which is how companies like AWS maintain a hefty profit margin, however, the recent pettiness and obvious deal that this manager has with Mundie’s towing became obvious to me and my family last night on what should have been a truly happy day since my son and his wife had their first child! The manager recognized my vehicle parked in the visitor’s stall, and before I could go upstairs and see my new granddaughter and everything that comes with that incredible chain of events, the husband of this terrible partnership called the towing company! $285 later, and after my son drove me to the Mundie’s garage—having to leave his new daughter——I got my car back. The level of pettiness and evil demonstrated by this couple yesterday, FEBRUARY 12, 2025, who though realizing that they knew who owned the vehicle in the parking stall— still decided that they wanted the kick-back payment they receive whenever they call the tow truck company to punish those who have challenged their incompetences as building managers. How do I know? . Mundie’s confirmed that it was “one of the managers” who had called it in… rather than their the lies they include the regularly purported statement that “Mundie’s does their own random checks and strata has nothing to do with it”. Shame on this undereducated and emotionally stunted managerial pair for deciding to punish me by forcing me to pay nearly $300 for momentarily parking in the visitors stall where my son owns a condo as I made my way upstairs at 2388 Madison Avenue. I hope that all future potential buyers of Fulton House condos at 2388 Madison heed this warning—/ AWS has—- for whatever reason— placed the most incompetent individuals there to take care of the place that also looks more and more neglected each time I visit. Save your hard-earned money and buy elsewhere!
Hello. The staff that are the subject of your complaint are not employed by AWM Alliance, they are employed by the client strata corporation.
Negative experience: It’s really frustrating dealing with this strata. The building which is in Langley, Latimer was newly built in November 2024, but now there’s flooding in the hallway on the 4th floor, which has caused issues inside the units as well. They’re asking us to vacate the apartment quickly, saying it will take one to two months to resolve. The tenant is looking for a place to stay for one or two months, but finding one has been difficult. Meanwhile, the strata sent an email saying, "We need to urgently have this completed as failure to remove items may result in mold being formed which will not be covered under the strata insurance." The tenant would be happy to vacate the property immediately if they had a temporary place to stay, but it's difficult to find somewhere to live for one or two months. I don't understand how they are supposed to vacate right away under these circumstances. Additionally, I don't understand why we are required to pay strata fees for the unit during the one or two months of repairs when the tenant cannot even stay there. This is the first time I've experienced such rude and unreasonable behavior from a strata. Also, I paid extra for an additional fob, and while they took my money right away, now when I ask why I haven’t received it, they tell me they have no proof that I paid and ask me to prove it. It’s ridiculous. The way this strata operates really annoys me. The way they handle everything is so unprofessional.
Hello. We regret to hear your unit was impacted by the warranty defect which caused water damage. AWM is not the builder of this property nor is our firm handling the repairs or management of that claim; it is a construction defect. The situation described below also seems to indicate the tenant and/or yourself as a landlord do not carry home insurance, which otherwise would trigger additional living expense coverage to assist with any required accommodation for the tenant. Again we are empathetic to the impacts to residents of this loss, but your review is misplaced in that both the cause and after the fact handling are not within AWM's management. Negative experience: I usually don’t write a review, but thought it would be good for people to know my experience with this group. Horrible management: Treated our concierge team like crap. As a result, most of concierge team quit. They are wonderful people, some of them had 9 years working in this building. Horrible problem solving: It took 2.5 years to repair the shattered glass on our upper floor. When they finally changed it, they damaged the glass frame inside and just leftOnly after the complaint, they sent a paint team who just covered the damage up with the spray paint. After 2 attempts they stopped answering my messages. I don’t know what’s going on in this group, especially with management. Result: there is no trust, and there is no environment for the staff. If it takes 2.5 years to repair the glass, why this building needs you as a strata? Question for you to answer internally.
Hello Aleksandr. Regrettably your review lacks context to the role of AWM Alliance as agents for the strata corporation. Notably, AWM has never treated the site staff in the manner you suggest, the decision to change staff is made by the elected strata council and as we understand, certain staff has been re-hired following a recent general meeting. A third party trade, again contracted by the building to address a warranty defect, is not AWM's management - rather an unfortunate, and complicated situation relative to how defects are resolved, You are welcome to a hearing with your strata council to bring forward issues related to your property. Negative experience: Absolutely terrible management. My EV charger has been breaking on and off for a year now and Charlie refuses to address the issue. No response from email or phone despite over a dozen times if me trying to contact him. Avoid buildings managed by AWM at all cost.

Negative experience: Everything has gone down even further at our building since this Company took over from the wife and husband team we had. There was a flood through all 3 floors. Restoration company didn't turn fans on for 3 days and management had to be notified because they don't bother to oversee their work. Then no renovations or remidation was done. There mold growing through the ceiling. Doug and Nick caretakers only answer certain people about issues in this building. Same with Tyler. No cleaning of common areas or outside is done like we used to have weekly. There is a tap leaking outside for months nothing. They are still running the air conditioning in hallways like it isn't almost winter. There blood or poop smeared on walls. Elevator is broken again in two days. Still no response from them though I messaged early morning. I asked other tenants and they say no response either. Possible laundry fire because it so dusty and no maintenance. Person living in laundry room. Oil leaking all over carpet from door hinge. Allowing tenants to install bird cannons on balconies. The list of nightmares this company has brought is ridiculous. Should see the junk around the building or the building next door they run with garbage strewn about in the lot. Missing carpets on stairs or the crappy fixes in the drywall with clear water damage. Mold growing everywhere. Bring Maria and her husband back!! They were great for 14 plus years I've been here. But nope you all want to rip this building down and that's it well we suffer till then with bad plumbing, lack of heat and mold that growing every where in units. Don't hire this company if you want a nice place to live and management that cares. No wonder they have less than 4 stars because they suck at their jobs it's obvious. And this management is going to have some rebuttal I know it when there is documented proof of everything. They even went through storage lockers without informing anyone and threw out peoples belongings.

As agents for the property, we must act at the instructions of our client. Retaining the previous site staff was a matter we supported. I appreciate the acknowledgment of the efforts made by the strata council and the work you’re doing to address the challenges faced in our building. However, I want to emphasize that my concerns about cleanliness and maintenance stem from my experience as a resident. While I understand that every property has residents with different cultures and manners, effective management can play a significant role in maintaining the common areas. I’ve noticed that some areas have not been cleaned for an extended period, which contributes to the overall neglect. For instance, In monitoring the cleaning process in specific common areas and I discovered that it had not been cleaned in a long time. This indicates that some of the dirtiness is not solely a result of resident behavior, but rather a lack of routine maintenance. It’s essential for the management team to take responsibility for ensuring that regular cleaning occurs. A clear plan of action for consistent upkeep would go a long way in improving the environment for all residents. I welcome the opportunity to engage more with the council and management to discuss these issues further. Thank you for your attention to this matter. ----------------------------------------------------------------------- My First review; Our experience at 2180 Kelly Ave has been disappointing due to poor strata management. Despite being a brand-new building with expensive monthly maintenance fees, the common areas are dirty and neglected, with stains on the floors, walls, doors, parking lot, elevators, and even the party room. It’s disheartening to see such a lack of cleanliness and upkeep in a new development. I wish I had done more research before purchasing my unit, as the level of maintenance and service is unacceptable; I have never seen a building in such poor condition. We do not have the minimum services like other buildings in BC. I hope the strata takes immediate action to improve the situation for all residents.
Hello Nasrin. The state of your building is not a matter that warrants a review of AWM in this manner, while we appreciate you have a desire to see a positive environment. Many of the challenges your property faced in the first few years have been addressed head on by the hard working efforts of your elected strata council and Owners, who have voted at annual general meetings to invest more in their property. Your Council has taken steps with our support to hold contractors accountable who work on the ground, changes have been made in service providers. Abuse by residents who do not care remains a challenge, as most issues referenced are created by users of the common property, not by a failure of management. Fantastic experience: Have a really positive experience working with Jonathan Gilmore as a strata agent manager on the strata council. He is quick and responsive. Any time we have had a question for him, he is professional and will explain in detail to us. For example, in preparation for the annual AGM, he will take the time to walk us through each agenda item. As this is a new building with many challenges, he has been helpful and open to our concerns and questions. We have also had a few emergencies and he has been transparent in providing updates and information to us. He has been a great resource during this time. Also want to mention that I've had a positive experience with Sibeal at the Vancouver office. She was dealing with a challenging situation at the entrance but she was polite and professional.

Negative experience: I’ve had a very disappointing experience with AWM Alliance Real Estate Group Ltd. at my building in Richmond. Their responsiveness is shockingly poor, and they seem more interested in citing unit owners for trivial matters than setting up comprehensive strata rules and policies that actually benefit the residents. It feels like their primary goal is to drain every penny from your pocket, rather than taking proper care of the building. They failed to plan the correct annual budget, resulting in an extra special levy, which is frustrating and avoidable. When it comes to issues like power outages, elevator malfunctions, or break-ins, they are slow to respond—yet they are quick to fine residents when accidents occur, rather than focusing on how to prevent future incidents. Overall, AWM Alliance is not a company I would recommend; they simply don't put enough care into managing the building effectively.
Hi Michael, we regret you have difficulty with your strata corporation. AWM does not decide on levying of fines or bylaw enforcement, that is done by the strata council. The notion that AWM's goal is to extract funds from Owners is misguided and based in no facts whatsoever. If your strata is the project we believe it is, the reason for your deficit in that operating year was due to the municipal energy utility not being live at the time of occupancy, which was not a matter within your strata nor AWM's control. Fantastic experience: Jeffrey responded so quickly to our request to have our window looked at when we took possession of our new condo. He got our door handle fixed and a professional to look at and fix our second bedroom window as soon as we put in the request. Having had past experiences with a strata that was slow to move we were SO pleasantly suprised and pleased by this quick response. Negative experience: Now 3.5 months in to dealing with my unit in a Coquitlam high rise having unbreathable air due to heavy cigarette smoke coming through the walls from a neighbouring unit, Jeffrey Wang continues to do just about nothing... There is a response to my prior review of Jeff's awesome work, which includes how he allegedly came down to investigate the problem after a strata meeting. I don't believe that for a second as he never came by my unit, and because he would have said he did it when he did it, not mentioned it 3 weeks later as reply to being called out on not doing anything. In regards to the other statements in that reply: - It's not slander when it's true. - I've been attempting to go through the strata council directly, however Jeff appears to be stalling that too. Jeff and his team's level of both laziness and incompetence is difficult to fathom. I'll be making sure AWM Alliance does not manage any building I consider moving in to in the future. July 4th: Another sad update.. 5 months in... and the only effort these lazy worthless people have done is send out emails and letters... a task that took 3.5 months to accomplish. All they have to do is go to the 1-3 units that had a new person move in in Feb, the month the stench started, to find the smoker, but such a simple task is proving too difficult for them. Can't wait to move and never have to see the name Jeff Wang, nor AWM alliance again.
Fantastic experience: Our condo is managed by Awm Alliance and I have had positive experiences with their team each and ever time, including the strata manager, Alex Boatman and his assistant as well as with the building manager, Deyan Dyakov, who has happened me countless times and seems to be on the job 24/7!. Negative experience: Extremely poor and painful experience with their strata service. I, and other tenants, would sometimes wait for weeks if not months and months for a single email. I have been waiting for over 13 months for a single document from them. I, personally, have been dealing with the "Vice President IC&I" with "over 29 years of experience" who took 2 months to respond to my first email.

In 5yrs since our building opened, we have had 3 Strata Agents, each progressively worse in work performance, useful building management experience, and personal integrity. UPDATE TO YOUR RESPONSE: It is unfortunate that your organization have shown nothing but poor service and unprofessionalism to The Delta Rise for so long(7yrs), I am not just a former Council Member complaining without support(as you suggest in your response). Since becoming our current Strata Agent(2ys ago), Michael Boyling, has shown nothing but incompetence and arrogance to Owners(including many previous Strata Council members). He is the 3rd and most unprofessional Strata Agent that your organization has provided us to us yet. NO MORE EXCUSES, AWM NEEDS TO BE REPLACED. The residents of Delta Rise simply deserve better than what AWM can provide.

Fantastic experience: Just wanted to say what a great job Vali, the building manager at 3 Civic Plaza, does. He runs the building well and is firm, but fair with the rules. I have full trust in him if he ever has to enter my suite for an inspection, which is a rarity nowadays. Any problems are quickly attended to by him. I am about to leave the building after 5 years of living here and my only regret is I can't take Vali with me. For potential owners, rest assured that Vali will take good care of the building.

Negative experience: Unfortunately I cannot recommend this management company. A commercial building under management by this company consistently has issues with the building being opened on time. Additionally, they provide very little notice of building closures, leading to loss of business and thus loss of income and don't respond when asked to provide sufficient notice to future closures; the closure in question wasn't even due to any building maintenance! To add insult to injury, they refuse to take security seriously when vehicle break-ins happen consistently. I suggest you look elsewhere for your commercial property management. Edit in response: Reading comprehension much? No, the building is a building completed years ago. The point is that the building supposed to be unlocked by 8am weekdays and consistently I have to walk down to let clients in. You and the parking company like to pass the buck about security in the parking lot.

Negative experience: The strata manager for a large North Van condo building (under this company’s management) often makes mistakes in communication and materials sent. He is also too quick to send messages without forming a structured reply, yet very slow to follow up on questions and requests until the last hour. He also does not follow up on necessary materials required around decision making processes and steps, arbitration options, and deflects questions that requires some critical thinking - preferring to pass questions off in favor of repeating the same rules he (and the requestor) knows, over and over again. While his intentions do not sound nefarious, his lack of ability to understand the basics of project management and ownership over the non-turnkey issues in his role is quite surprising for a non entry level professional. Having owned and lived in multiple condos, this is by far the least competent property manager I’ve interacted with. *in response to reply: this is not the site manager, but the strata manager. If the issue is to be dealt with by the condo board or site staff, he should’ve immediately looped those people in thread. If he is only responsible for coordinating communication between parties, then he should reply within 2 business days to all correspondence to confirm receipt and provide regular status updates. We’ve followed up multiple times in multiple threads and only then do we get a response as simple as confirming receipt. If he also is merely just a comms coordinator… why do we even need a strata manager? Open to changing this review when I start seeing reasonable turnaround times for email receipt, ownership of issues, and generally professional behaviour that includes some level of thinking beyond copy pasting what he read somewhere.

Negative experience: Absolutely utter incompetence from the building manager BRUCE STEVENSON that manages one of the Brentwood Towers in Burnaby. There was a gas leak detected and he had no idea where the switch to turn off the affected gas pipes were located. The ENTIRE BUILDING was brought to a standstill with no elevators working. There were people still in their units having to listen to the fire alarm for 3 hours straight while this “building manager” clamoured around looking for this switch. Even the fire department found it completely laughable (I have video evidence of this). Complete and utter mess and incompetence from this management company. The building manager and the higher ups that employ him should be held accountable.
Hello Emily, please note the staff in question is not an employee of AWM Alliance and furthermore, the Fire Alarm system is managed by a third-party. Accordingly, you are somewhat mistaken in the responsibilities of the site staff employed by your Strata Corporation vs. the obligations and responsibilities of other parties. The Strata Council who governs your property is aware of the facts of the incident in question and has reviewed it in full. You are welcome to attend a strata council meeting with your governing body if you wish to speak on this matter directly to the elected members. Thank you.

He has a tremendous grasp on the details underlying the financial statements. Between meetings, he is always on top of important tasks and following up on residents' requests and questions.

Fantastic experience: This review is to recognize Jason Scott the Senior Strata Agent at my large condominium complex in North Vancouver. I have been involved with strata living for the last thirteen years and can say that my experience with strata agents from various firms here in Vancouver has been underwhelming at best and down right disappointing and frustrating at worst. I recently purchased a condo in North Vancouver, a property which AWM Alliance manages under Jason's leadership. I have been absolutely amazed and, not to overstate things, thrilled with his responsiveness to my enquiries. He is prompt, through and extremely helpful, providing all the information that I need to move forward on various issues or simply helping me to understand how things work in my building. I've also found communication to Owners in general to be clear and timely and a recent meeting with Owners regarding the Depreciation Report was well organized and well managed. An outstanding strata agent, something I wondered if I'd ever say. Thanks Jason.

Negative experience: Worst strata company, with the worst service !!! Strata manager Lyndon king and the so called strata council director Dalton kamsek firstly wrong resident park the car in wrong place ( actually that car belongs to someone else) ; then ignore explanation email, conniving the real rule breakers ; keep sending victims fine bill, forcing them moving out ; pass all the bunk. When asking for park rental , strata manager’s attitude is super rude, arrogant. I thought he owns the whole building . Never buy anything from this disgusting developer, and never live in any building under this sucks property management company.
Hello Grace, to be clear AWM is not the Developer and as agents for the strata corporation, we take instructions from the elected strata council on the levying of fines and/or the enforcement of the Bylaws. If you feel a bylaw was not enforced correctly, you may request a hearing with the strata council.
Negative experience: Critical: Worst strata manager, Professionalism, Responsiveness, Dishonest ---- Management system lacks professionalism. No one follows up. ---- --- Quite an unsatisfactory encounter with their strata assistance. --- --- This appears to be their standard strata service level - no response, no service. -- The entry phone system in our building was changed and monitored through an outside firm, which was suggested by our strata representative. Despite the fact that it has been six months, none of the characteristics of the system have been switched on yet, leading to issues that could potentially result in burglary. Furthermore, Jason Scott, our strata manager, has not answered to our questions or provided us with information regarding the system. We are exceptionally disappointed with how he has done his job. Update: I am extremely disappointed by the response I received. Rather than taking accountability for the issue, I was instead blamed and spoken to in an unprofessional manner. This is unacceptable behavior from a company that prides itself on providing excellent customer service. Your customers need to be able to trust that their concerns will be taken seriously and addressed in a courteous manner. In order to ensure this issue does not happen again, I am filing a complaint with BCFSA (BC Financial Services Authority). I hope this will prompt you to review your customer service policies and procedures so all customers have the experience they expect and deserve.

Negative experience: ##Only contractor would give 5 star on AWM now. It was the most horrible thing I could think of. Those who do not consider why they are receiving so many negative comments will continue to make mistakes as employees seem uncertain of answers and need help from others. The best thing you can do is to distance yourself from them if you don't want your strata fees to increase each year.

Negative experience: We lived in a building managed by AWM and as someone who works in the industry can confidently say that this company is incompetent. The building went through three property managers in the period of 2-3 years. None of them were responsive or professional in any correspondence. The building itself has been without heat for 3-4 years without a plan or course of action by AWM - regardless of the issue or cause, a good property manager would not let a strata leave the building in this condition. Do not hire them.

Citing a building without heat for the years you suggest seems inaccurate on the surface, however, perhaps you reside in one of our clients embroiled in multi-million dollar lawsuits for mechanical deficiencies, which as you know are not correlated to AWM. There seems to be a complete lack of transparency, honesty, integrity, and accountability. I can only imagine the positive reviews are from their vendors who rely on them for some work. Their website does not provide adequate support for residents and strata councils. Their strata manager is unprofessional, unethical, and inexperienced in daily tasks. Fantastic experience: It’s been an absolute pleasure and fun working with the management and to see how they handle client; staying on top of everything and anything. I see a lot of bad review coming out of some people criticizing their service but personally my experience at MODE has been excellent and worth working with the management. Management staff- Property manager (Trevor) and assistant weiwei knows their work and give out a very professional response to whichever issues that might pop. Negative experience: ## I can only imagine the positive reviews are from their vendors who rely on them for some work. They do NOT answer calls, return emails or do anything they are charging you for. ## Don't count on them getting back to you with answers to your concerns. Their services mainly focus on assisting contractors and strata councils, instead of homeowners. AWM always reassigns strata agents without notice. This can be confusing and difficult for residents of a complex when they have been working with one strata manager on issues. Then, suddenly, they get a different one who is not familiar with any of the issues at their complex. This is more unprofessional and poor management. Their services aren't recommended.

Negative experience: #The company only blames the client and never consults with its employees, and this shows poor management skills. # An incompetent strata manager == more strata fees update: If your strata manager is doing a good job, we don't need to post the truth here. I hope others don't have the same issues they encounter with him. update: There's no way for property owners to vote for their strata agent. Within these seven months, Jason Scott was even less effective than the previous strata manager. Meanwhile, our site manager was replaced without prior notice, which led to a criminal issue in our building. There would be nothing expected of him in support of our strata and he would only become more expensive. Our building in New Westminster is good, the environment is good, the residents are good, but POOR management. The building manager likes a boss. And our strata agent, Jonathan Gilmore is inexperienced, had no rules or guidelines for any bylaws, never responded to our requests and only made everything more expensive with our strata fees.

Fantastic experience: I've lived in the Civic plaza residential building for a year now and it has been an absolute pleasure. The building manager Vali is a great person and knows how to do his job. We've never had any incident where me and my girlfriend were not helped by him. The building is well managed and super clean all the time. A big thumbs up to the building management and Vali.

Negative experience: I'm not sure what happened with AWM, in the past their management was run perfectly, and the building managers were always top notch and friendly. Negative experience: Have had a pretty bad experience with them so far. They've kept one of my deposit cheques of 300 CAD for a really small wall scratch on the floor's wall for the entire past month and they say it can take additional two months to assess the damage and they might even charge me more if needed, but interestingly in case the damage was assessed to be less than 300 CAD, I may not be be paid the excess back, as after that it would be strata council decision! They are extremely slow in addressing concerns or answering emails and they never ever answer phone calls. On top of that, they have put a very unfriendly concierge on weekday mornings (named Cindy) in our building that gives you the feeling that you are imprisoned inside your own home!
Hello Marjan, as you are aware, the movers who brought in your furniture were reported as scratching the walls and this led to the hold on the deposit. This was explained to you in conversation at the first Annual General Meeting, where it was further outlined that because your building is brand new and the strata council was just elected, there would be some additional time delay before the Council would review your concerns at the very first Council Meeting. Once council makes that decision on your deposit, you will be contacted. Thank you.
Negative experience: We’ve used AWM at our property in the lower mainland for over a decade. AWM Alliance struggles to provide professional, timely service and disregards the guidelines set out in the Strata Property Act. They lack the ability to support administrative tasks, accounting, governance, and general support to our council members. Our residents have given direct feedback to AWM in the AGM about where they’d like to see improvements in general administrative processes. We’ve had multiple communications from AWM to our residents, with miscorrect information. Our AGMs have been delayed 10 out of 11 years; when we inquired why, they said it was because they couldn’t get the financial statements done within 60 days. Once we receive our financial statements, they are not free from errors, with issues in the coding of expenses, making it hard to review against the approved budget. They coded a large legal fees cost under building maintain, and did not have the ability to note it, causing massive confusion. The response from AWM is quite slow, basic questions to them about our property can take up to 3-4 months for a response, and many times responded with unprofessional responses language. I can’t speak for all AWM agents, but our assigned property agents have lacked a basic understanding of the legislation set out in the Strata Property Act. Advising the council incorrectly, costing our strata more time and money. In our time with AWM, we have yet to see service, let alone quality service.

Ultimately the majority of Owners voted in support of our Agency at your strata during the last AGM and we will continue to work with Council and Owners as we have for the past decade.
Fantastic experience: Kyle Gloude and the entire AWM team have been wonderful to work with. My husband and I had an issue with our rental property that the previous management company ignored for close to 3 years, despite us reaching out numerous times to try and resolve. Within the first couple of months of taking over, we were able to get things taken care of, thanks to Kyle. As someone in the industry myself, I deal with my fair share of management companies. I can’t tell you how refreshing my experience with AWM has been! They’re professional, experienced and work hard to get things done. Fantastic experience: I have worked with some ok strata agents and with some really not great strata agents. For the past couple of years, I have had the pleasure of working with Alexander from AWM, and he is shockingly amazing at his job. He knows a lot about a lot of things, and when he doesn't know, he checks. He's unflappably polite and respectful and handles challenges in meetings like the consummate professional he is. Fantastic experience: Alexander Bzowski has been the property manager at our building for the past few years. I am on Council and have always found Alexander to be professional, knowledgeable, calm – and willing to search for answers when needed. Fantastic experience: We Manage rentals in many strata buildings including many managed by AWM. They are always very good at communicating with us our tenants and our clients, about issues at the building. all our tenants are connected to their online portal to receive electronic information about happening s at the building. Negative experience: It is very frustrating when noise complaints are not taken seriously and investigated properly. Our building has been dealing with this issue for a while, yet the strata manager never seems to take it upon themselves to investigate the problem thoroughly. Instead, they just send out complaint letters without taking any other action which does nothing but cause us further distress and disturbance. Clearly there is an issue with how these complaints are being handled as we continue to suffer from loud noises in our building that could be easily remedied if dealt with correctly by those in charge of managing our residence.

Negative experience: Five stars are given by contractors I guess… The customer service at AWM is so rude and useless that it's even lower than 1 star. There doesn't seem to be any effort put forth in helping customers, as they never know the answer to questions and always have to ask another guy for help. On top of this, their fees are constantly increasing despite the lack of quality service being provided. It's a shame that such an important business is not taking more responsibility for its customer experience.

Fantastic experience: I'm the Strata President in a 333-unit residential building in Downtown Vancouver. Our tower has only been managed by AWM, and I've got nothing but positive things to say, with specific highlights about our Senior Agent Shawn Smith. I’ve known Shawn for almost 2 years now since and can only pass on the highest praise for him. As a resident initially, and later on as a member on the Council, I’ve had only had positive interactions with Shawn. He’s incredibly professional, thoughtful, and takes great pride in his work. He stays up until late hours of the night tidying up outstanding maintenance issues. He has educated himself in various electrical, plumbing, construction, and building maintenance issues to truly understand the underlying issues. Since my initial move-in, the building is calmer, runs smoothly, and many problems have been sorted out / en route to have an efficient solution. Too often Google Reviews are a magnet for anonymous venting sessions, but I truly wanted to show appreciation for what Shawn and AWM have done for our building.

Negative experience: The worst strata company i have ever dealt with. No furnitures was moved at all and they still charge you a heavy fine. This company does not care anything beside money during the covid 19 hardship. They said this: " Move fees apply regardless of whether the elevator is used or whether the unit is furnished or not." In addition, my parking spot is right next to the condo's gate and they ticketed me for not stopping for the gate closing two times in behalf of the strata 2 times. All they wanted is your money for any reason.

Fantastic experience: This is one of the best real state companies I ever worked. The company is very organized, their website is very complete with all support to the residents, building manager and the strata manager. Also my strata manager Sean Krause is one of the most professional, ethic and experience manager I had ever work. The council members trust on him. He has a great support and teamwork with the strata assistant. I recommend this strata company to all buildings, townhouses and companies that want a professional service, very reliable and ethics.

Negative experience: They can reassign agents without advance notice, and this makes it hard when you have been working with one strata manager on issues and then you suddenly get a different one who is not familiar with any of the issues at your complex. We are approaching a very important two year warranty review at our new complex, and they just assigned us someone different, who doesn't know about the issues we've been finding, etc. He will probably get up to speed on the project but this lack of continuity makes it harder and raises the chances that something important will get missed.
Fantastic experience: AWM's Surrey office manages my property in Langley and we have always received great service and they do an amazing job of supporting the strata where I live. Kyle, the agent for our property, provides all the communication possible for upcoming maintenance events in our complex in a timely manner as well as other necessary reminders. Fantastic experience: I am a council member at a condominium tower located in downtown Vancouver with 375 strata lots. We replaced the original management company with AWM two years ago and immediately found their support and expertise to be exactly what we needed. From the CEO Michael Schuss to our designated Property Manager, Lyndon King and his very capable assistant Sarah, we set ourselves on a path of success and sorted through a number of issues to strengthen our community. Fantastic experience: AWM Alliance Real Estate Group has been our strata management company for over 17 years. AWM has always provided us with quality service, but over the years I have learned, as in most companies, the quality of service is hugely dependent on the strata agent assigned to the property. Our current agent is Jonathan Gilmore. As Council President, I have been very impressed with the service Jonathan provides to council. As our building ages, we are dealing with a number of significant issues. Jonathan provides our council with alternative solutions, advice and direction. He brings his industry knowledge to the table, and his recommendations are always well thought through and practical. He doesn't hesitate to reach out to colleagues for other ideas or solutions or to gather information on what other buildings have experienced if required. He is always professional, attentive and responsive, no matter how big or how small the issue is. He is a very effective communicator, whether it is leading meetings, dealing with owners and trades, or following up on issues or requests. As Council President, I very much appreciate the value he brings to our strata. 5 stars.

Fantastic experience: AWM has been consistent at delivering quality management. I am on the strata council for two buildings managed by AWM downtown and in south Vancouver totaling some 550 suites. I have had experience with other management firms and AWM has been a pleasure to deal with. Both strata Agents I have worked with, Shawn Smith and Lyndon King, are both knowledgeable and great to work with. The AWM leadership team from the CEO down have participated in several challenging issues our buildings have faced over the past several years. I highly recommend AWM.

Negative experience: Worst strata management company I have ever dealt with. Completely useless and incompetent in resolving any issue, big or small. Our building has gone through several of their strata agents in only a matter of a few years. It's a miracle if you even receive a response from Shawn Smith. Emails, calls, texts, all go un answered for months. Even after reaching out to their VP, nothing is resolved. They are dishonest, withhold checks that owners are owed for 6+ months, never take accountability for anything and have increased our strata fees by 50% resulting from their negligence and mismanagement over the years and building issues STILL go ignored. That's just the beginning of a very long list. They blame the strata council (or anyone they possibly can) as you can see from their responses to these reviews, but when you express interest in joining council, they don't respond, and actively get in your way. Do yourself a favour and work with ANY other company than AWM. It doesn't get any worse.
Hello Soha, we regret any lack of communication to you that may have stemmed from your inquiries. We must however correct certain facts related to your strata corporation, the first being cheques are not being withheld arbitrarily but rather the physical cash flow to return the surplus special levy has not been available due to a significant accounts receivable. Further, your Strata Corporation Owners approved increasing the strata fees at an AGM - this is not a decision made by AWM but a vote of the Owners. Lastly, the issues related to the construction of your building which you cite are likely related to the design/warranty deficiencies, which the Owners of the Strata approved to litigate against the Developer and related parties. The Strata has recently filed the Supreme Court Action this month for these deficiencies, as noted in the minutes, and we encourage you to review this filing in detail. We wish you and all the Owners in your Strata Corporation positive results for an otherwise difficult situation.
Negative experience: We have experienced AWM alliances for Shangri-la residential. They did such a poor job! Our strata company has finally hanged to something else. In regards to your recent post in below comment, nice try, but my comment back in 3 months ago wasn’t anything about in-suit pluming issue I have no idea What Are you talking about!!! It WAS SIMPLY ABOUT HOW POORLY MANAGED YOUR CORPORATE IS. accept it, you guys were not doing anything good for the building as strata management. P.S. that’s why all the owners have voted for a CHANGE! If this bothers you, don’t have google review at all! Negative experience: Wish I could specifically give Marco Silva 0 stars. We have lived in a previous building and dealt with AWM with no issues. After buying in a new complex we were again with AWM and thought, great! However Marco has been the worst “professional” I’ve had to deal with in a long time. First off he is impossible to get a hold of at the best of times. He does not have a direct number available and when you go through their generic number to transfer to him, trust me he will not answer! We had a massive flood in our unit that had a response of 4 fire trucks showing up. It was during the week on normal business hours and he did not have an out of office in his email. When I eventually got a hold of him, or anyone to ask questions or deal with the situation it was not exactly pleasant. The fire department wanted a strata representative to sign that we no longer had fire detection or sprinklers (due to the flood). MARCO YELLED AT ME over and over on the phone. I wasn’t exactly a happy camper at this point but I most certainly was not the first person to be yelling on the phone. Especially not at a customer. His behaviour on the phone that day was beyond rude, disrespectful and outright unprofessional. As we live in a new complex there are going to be issues with the building. Marco always dismissed any of these issues. Many problems bounced back and forth between developer and strata. One of many was a gutter leaking over our entrance. After several months of him deflecting he would eventually get back to me to say, oh I thought it fixed itself. Is he delusional? I hope so as it would make his responses more appropriate. Anyways our complex has finally parted ways with AWM and honestly disappointed we didn’t have a celebration for getting rid of Marco!! Very excited to never work with or hear from him again!

Negative experience: AWM is a useless strata management company. Unresponsive, not helpful and do not care about residents of the buildings they manage. Requests for building issues are not prioritized correctly, not actioned in a timely manner and often require follow-up. My family experienced a serious mold issue in our unit, were displaced for 2 months and AWM did not offer any assistance, information or guidance. Not recommended.

To state a lack of care is disingenuous, and demonstrates a lack of understanding of our role. It would seem you reside in a property where our client, your elected strata council, provided us instructions not to effect a repair to units under a larger loss/claim. Your review is misplaced but trust your home insurance ultimately was able to address your unit repairs.
Negative experience: Useless management. Michael Boyling never follows up, never updates and is unresponsive when I follow up...multiple times. I reach out to others for help and they direct me to Michael. I've never had to deal with such poor management in my life. Like so many other residents, my matter is still unresolved and I'm 4 months in. Update#1: I had reached out to the VP of AWM to address this issue. He kindly responded with, "I will be sure to review and circle back with you." After 2.5 months, no follow up and is ignoring my follow ups (once per month). He was upset I left a negative google review so here I am updating my review. Also my matter...still unresolved, instead was given the wrong information. Thank you! Update#2: My situation has finally been resolved after 6 months. I have to say that Michael has been more responsive with me since I voiced my opinion on his performance. But honestly I hope I don’t have to deal with this company again.

Negative experience: I don’t expect much from Strata management companies in general but AWM is the worst one I have ever encountered or dealt with. Unfortunately it is the Strata management company for the Beacon tower in North Vancouver and they do a poor job in managing the strata building and its finances. It is time for residents of Compass and Beacon building to come together on 3/4 vote and replace AWM with a real strata company.

Negative experience: Money hungry, heartless people who don't care about anyone. Nobody even picks up the phone when you want to inquire about something and when they do its like they hate their job and provide no help whatsoever. Strata management is absolute garbage, all they want is money. They charged us a hefty strata fee during covid when the amenities were closed and then increased our fees this year. Stay away from them! EDIT:I’m actually surprised they commented on my negative review! How about spending that time to get back to the numerous people who are trying reaching out to you about important matters. If you ever try contacting them for anything they NEVER reply or get back to you. Your questions or concerns get ignored but I guess they have time to try to maintain their reputation/image by replying to these reviews!
The strata management firm does not charge owners the strata fee, the strata fees are approved by the Owners at the general meeting. Further, it is the client strata council which makes decisions regarding the amenities during the pandemic, not the strata management firm. Your review is disingenuous and lacks understanding on the structure of the management of strata corporations, though you are welcome to reach out to our management team to gain an understanding of our role in managing your corporation.
Negative experience: AWM alliance is quite a useless management group. They managed my strata for a few years and the manager in charge Michael Boyling was quite unhelpful on matters concerning safety of the residents. There were glass bottles and other projectiles constantly falling on residents private property from the apartments high up nearly fatally injuring people multiple times and they were made well aware of these incidents but were completely non-responsive. The most they did was send out emails which didn't stop the issue. They seem to want to wait for someone to get injured instead of actually getting off their butts and doing something.
Fantastic experience: AWM Alliance does an amazing job of supporting the strata where I live. Sean is actually the agent for our tower and is responsive and provides adequate communication for upcoming maintenance and other necessary reminders. Appreciate the support the company provides to making condo living a less stressful experience.

Negative experience: I've submitted my tenant's information on the Awm Alliance website twice and my tenant's information is still not showing up in the Concierge's system. Now my tenant is being denied access to the buildings facilities. The Strata manager is also unprofessional in the way they deal with complaints. Basically told me to tell Concierge of smoking complaints, but when I goto the Concierge, they tell me to tell the Strata manager instead. No one is held accountable and no one is actually solving any problems.
Hello Eunice, If you require assistance establishing an online account, you may contact our main office line during business hours. Once registered, you will be able to file reports regarding bylaw violations (smoking) which will be directed to the client strata council for review.
Negative experience: I truly do not understand how anyone could have written a positive review for this company. My family's company has worked with them for eight years, EIGHT YEARS, and the experience has progressively become worse with time. The sheer level of disrespect, mismanagement, disregard, and unprofessionalism has been astounding to say the least. I can only imagine the positive reviews are from their friends or clients they just signed. There are no updates about what is happening with your property, they do "work", send you an invoice, then your tenants are unsatisfied with their move-in experience, and you are unsatisfied with their move-out experience. Taking care of your properties yourself is a headache, but it, without a doubt, beats the brain crushing experience you would have with AWM. Eight years, and they don't even answer our calls. There is no transparency, honesty, integrity or accountability. I would highly recommend avoiding them at all costs.
