Expérience négative: Adam Taylor… oh boy, he’s one of the worst and laziest property manager out there. He either takes 20 business days to respond or doesn’t bother replying at all… If you have any important questions, he gets frustrated and tells you that he doesn’t want to go further to explain. Very unprofessional and unreliable. He doesn’t bother clarifying the move-in or move-out process. I can’t tell if this guy hate his job or his life. I don’t like making reviews as it’s not worth my time, but this review is worth making. So, my message to anyone out there, don’t bother trying to work with Adam or hire him at your management company.

Expérience négative: I attempted to rent an apartment across from Beacon Hill Park. I first emailed the listing agent (KD); no response for days. I phoned the main office. They assured me that their agents respond within 48 hours. Nothing. Disappointing service to say the least. As a condo owner, I would not hire this company to manage my property.

Expérience négative: Water outtages and busted pipes seem to be a main feature in one of their developments. Residents of this development were left without water for four days because of a pipe leak last December. Three months later residents are once again without water and are now approaching their third day. My biggest issue is how Proline keeps sending memos stating that someone will be dropping by to check on the pipes and restore water but no one actually arrives that day. The sheer lack of integrity is mind blowing.

Expérience négative: I had a very disappointing experience with Proline due to the unprofessional conduct of Kate Devlin during a dispute over my damage deposit. Despite my efforts to resolve the issue she displayed a lack of professionalism and showed no willingness to address my concerns or communicate properly in regards to the issue. It was unacceptable and reflected very poorly on the company's reputation. I would not deal with Proline again, specifically because of my experience with Kate Devlin.

Expérience négative: They made us feel like wage slaves and lesser citizens. We had rats for two years, and a broken stove for six months. Our neighbours on the same property in the carriage house continually had sewage backups and other issues. The house is falling apart, and their management and communication was condescending and we were gaslighted at almost every complaint and issue.

Expérience négative: They have been the property managers of my building for the 10 years I have owned a unit in it. They are incompetent at even the most basic tasks, with seemingly no record-keeping or scheduling system. They regularly don’t have required paperwork on file (such as Form Ks), communicate poorly (on items such as requiring keys to be picked up from their office), and have taken an inordinate amount of time for the most basic of tasks (3 months to update the enterphone). Most frustrating is the fact that they don’t log move-in requests and leave people in the lurch on an already stressful day. The value received for the money we pay them is simply not there. EDIT: Proline has not even responded to my emails regarding the recent move-in incident, and the enterphone issue was 6 years ago so has nothing to do with a recently installed system. The below response from Proline on both items is either false or irrelevant.

Expérience négative: Staying at the beautiful Union building in Victoria, BC. Airbnb tenant in the condo above our unit arrives and ruins our stay. He has a dog that never stops barking. I discussed the situation with him at 1:00 am the first night, not able to sleep and he apologized, stating that he would put his young Doberman in it's cage -- but what transpires is being tormented through day & night as the dog runs and barks continuously. I called Proline right away and the response was that they would look into it and a week later no word. Most property managers would appreciate a heads up and I would as well think that the Airbnb owner would want to be aware of what was taking place & deal with the situation. The employee at Proline that I initially spoke with sounded disinterested and unprofessional and myself and my wife have suffered as a result.

Expérience négative: This is one of the worst property management companies I’ve ever experienced. During dryer vent cleaning over 2 years ago the workers damaged my drywall significantly in two places and proline was unresponsive to repeated emails. Repeated phone calls either ended up with a hang up or a half hearted response of “we’ll look into it” . They essentially gave our strata the complete runaround and I am very happy we will no longer allow them to racketeer our hard earned money, good riddance. EDIT: That response is completely fabricated, there is no way you looked up anything as my name is not associated with the unit in any way. There was zero communication channels and we were not connected with the company whatsoever. Nice one

Annual Inspections have been timely and thorough. Repairs and maintenance have been efficient and professional. Repair and maintenance project expectations and budgets were clearly outlined. Expérience fantastique: The property we are renting in Gordon Head is managed by Proline's rental property manager Trevor Matthews who has been very helpful to us from the day of our initial inquiry to now, eight months into the rental period. We received excellent support to have the house initially prepared for our possession and subsequently for any issues that arose. Trevor has many excellent companies on hand that come in and do a great job when anything needs to be maintained or repaired. The gardener who was hired by Proline also does a beautiful job with the garden. We enjoy the good relationship with Trevor and the management company and are very comfortable in this home.

Expérience fantastique: Trevor Matthews, property manager, is a wonderful representative of the Proline Management family. I've personally stayed with Proline Management because of Trevor. Due to unmitigated circumstances, my Mom and I are on our third move. Bizarre and uncomfortable, to say the least, but Trevor has been a star. He's made sure we are happy with our new rental unit and keeping everything up to great working order each time. And he never makes you feel like you're asking too much or inconveniencing him. He is always professional and personable. Friendly and accommodating to the best of his ability. We've been very happy with all of our rentals. All his buildings are kept clean and in great order. You can be proud to have company over knowing it's safe and secure for everyone. Thank you, Trevor, for your continued awesomeness!

Expérience fantastique: We moved to Victoria from the UK last year, and despite the notorious housing issues in Victoria, Trevor was able to help us secure a house that checked off all of our needs and was ready for us to move into the day we arrived. I will say that I've been working along site Theo for our strata and he has been a huge help and a great resource navigating the daunting world of strata rules. Expérience négative: I rented an apartment for almost a year, after inspection they literally tried to keep most of the deposit. For instance trying to charge $100 for duplicate keys. $300 for little cleanup and much more. Not recommended.

Expérience négative: My complaints are in regards to prolines very poor communication abilities their unwillingness to do work, and a severe inability to get things done. I seem to consistently struggle to get information, or to relay information to proline. There have been multiple times that an email inquiry or property complaint was sent without any follow up, for months. I try to reach them by phone, and not only do they never seem to pick up a call, but they fail to return any call or voicemail left with them. I am quite unsure if anyone but reception is actually working a lot of the time. There was an incident that I reported on Nov 14th 2020 in regard to unit and external deficiencies that I needed communicated. Through more emails and phone calls, I was finally able to get my first response on Nov 26 2020 with no follow up from them on repairs on said issues to date. I was trying to follow up with them myself. But, as per usual, they are impossible to get a hold of. There was another incident reported on April 5th. The property manager had responded days later, with no action or follow up afterwards. It is now May 10th and I still do not have the information that I require, or any updates to the issues at hand. ALL issues still stand with ZERO information or communication. This has left me with a sour taste in my mouth towards proline management. When picking my next home, NOT having Proline as the management company will be a top priority. Update: 2021-07-05 After speaking to Alix and the management at proline nothing has changed. The property manager replied to a couple questions I had after this. But we are now back to the never answer stage. Proline provides empty promises and poor communication skills Update: 2021-10-09 Do not allow proline to manage your property. Do not buy a gablecraft home.

Expérience négative: Awful level of communication. 8 calls, 2 emails and 2 different receptionists saying they would hand deliver a message to Dario Anselmo. After 1 week, there has been absolutely no communication back from Dario Anselmo. I have dealt with nearly every management group in town over the past 5 years and this is hands down the worst experience.

Expérience négative: Miron Humeniuk is by far the most arrogant, rude, and domineering manager I’ve ever encountered. Instead of talking to you in normal voice with professionalism, he’s always been yelling at you in extreme anger and threatening you like an angry boss. We are the tenants, not your inferior or your kids. He never smiles and just never seems to be happy. Even when I try to be nice and apologize over and over again he’s still shouting and yelling at you with a threatening manner. Just for context one night around mid night, me being a petite female he barged into my apartment in the middle of the night without asking if he could come in first, Then yelling at me angrily non-stop, Then Dave was trying to calm him down. Dave, on the other hand is a much nicer manager, who’s smiling and always happy. Who can at least talk to a tenant with patience and professionalism. I understand as a building manager you deal with many frustrating matters all the time, but if you can’t even talk to your tenants with basic professionalism and respect, maybe this is not the job for you. I would suggest medication or a vacation and a different career if you always act like you hate everyone and your job so much.

Expérience négative: I am very unpleased with the Proline Management company. My roommate bought a condo and we have been here 1.5 months. He has contacted our building manager MULTIPLE times. He gets ignored, put off to the side, or the front desk person will say they will “pass on the message” and never do. We have not heard back anything. Our buzzer name STILL hasn’t been changed from the previous owner... BUT yet, they have the time to come to the condo, leave a note on our guests car in visitors parking whom had a parking pass hanging. They said they couldn’t see it clearly enough and will get towed. Not very happy with this service and have told them that before yet they still don’t do anything to make this issue resolved. No wonder they only have 2.5⭐️

Our strata switched to Proline several years ago after another local property management company almost put us into bankruptcy. Are they perfect, no but do they have our back, yes!

Expérience négative: does anyone who works here actually do their jobs? it doesn't seem like it. proving time and time again to be the worst property management company because of their failure to answer emails or phone calls, and failure to deal with issues. don't even bother responding to this review with an attempt at giving a solution. my partner had already put in a review previously, and even after getting the response saying to contact proline about the situation [we did contact them after], guess what, still no good answer to the email or an actual solution from proline. this company will give you the run around because they don't actually do what they're supossed to do, or say they're going to do. completely clueless.

Expérience négative: If you want a rent increase during the middle of a pandemic on your already overpriced unit this is the company for you! Judging by the mass of horrid reviews it’s clear they only serve the needs of the building owners and not the tenants keeping them in business. Tried contacting management over the term of our lease and they very rarely if ever get back to you unless it’s something that serves there needs. The last straw for us was a rent increase during a pandemic that is a VERY bad look and just not morally acceptable. This is without question the worst property management company I have been with if you are considering one of there buildings I urge you to look elsewhere!

Expérience négative: I wish I could write negative stars. I first wrote a review and expressed concern about an idling vehicle 1.5 years ago. The president pawned my email off on someone else and they've made zero effort for a solution. I'm stuck at home working with severe headaches and dizziness due to fuel exhaust. They could request the tenant park on the street and lessen their rent by the amount of parking but it seems a small portion of revenue is more important that community stewardship to Proline.

Expérience négative: This is possibly one of the worst property management companies and profits by cutting out amenities and lying. They bully and are terrible to renters and landlords who rent. They will leave you without out heat for weeks. Do not rent at any of their buildings. Do not purchase a place at any building they manage for a Strata. Do not buy a property they manage if you are buying it as a rental of any type. Do not buy if you want to live in a building they manage. Your investment will go down.

Expérience négative: Micheal, one of the property managers was awful, dishonest and very rude. He called one of my references and pretty much yelled at him for subletting a basement. There have been multiple written letters and not a single response from proline. I would suggest staying from the properties he manages as he will be your biggest problem.. Be safe around this human, he will go out of his was to harm you. This company is a lawsuit waiting to happen, don't let it be you.

Expérience négative: My wife and I moved into the one of the towers and Kimta Rd.in early April 2019.We have had several e mail notices from the representative from Proline who helped us to secure the condo for rent. They involved complaints about our bicycles on the ground floor common area just off our designated patio. Also, we were told we couldnt have a plastic tote with our garden tools out there as well. On at least three occasions, we attempted to contact her about other minor issues. SHE has never once responded to us. We can't figure out what is up but this lady is acting for the owner and us as well. We plan to contact the rent review board or some office at the provincial level for assistance. I really don't know how they can conduct business in this shoddy way.

Expérience fantastique: Sam and everyone at Proline were very helpful with a recent issue I had. Although they were not able to help me after hours, Sam did his best and kept me informed. Today everything is solved and I am a very happy client.

Expérience négative: I haven’t put any bad reviews so far, but I definitely have to give my first bad review to proline Management because of the bad bad bad experience I have! There’s a issue came up of my condo unit in early December ( now it’s January 18th).It’s been two months and the problem still not being solved and the strata manager Jarryd is not responding to my email since I asked when they can fix the ceiling problem. I paid my strata fee regularly, HOWEVER , they don’t want to pay penny when there’s a problem happens to the condo owners. The situation of my living place getting worse and worse, the moulds spread because the leaking from upstairs haven’t been stopped, it’s totally ruined my life and waste my time to deal with them!

Expérience négative: If I could put zero stars, I would do it. Terrible company with the complete lack of any assistance. I contacted Raymond Normandeau and told him about some issues that we have. All my attempts to get at least some reasonable answer was in vain. Complete indifference and lack of communication. I followed up a few times and have never received a response. Then I decided to talk with a senior manager, whose name is Paul Merrien. I called and left a voice message because to call and hear a real voice at the other end is simply impossible at Proline. Of course, no one got back to me nor took any steps to deal with the issues we have. Proline is the worst management company I've ever dealt with - unprofessional and lazy with zero understanding what the customer service is! UPDATE: I recently had to deal with Proline and Raymond Normandeau and again the experience was terrible. The Proline website says that Raymond "brings over 20 years of experience in strategic planning and sales/customer service management". I sympathize with all those people who have had occasion to deal with Raymond for 20 years because he doesn't know what the customer service is. We were moving from one unit to another and Proline removed our names from the building buzz system more than one week earlier without any explanation. We missed several packages because delivery guys couldn't call us and then had to chase them to pick up parcels ourselves. We emailed Raymond and asked for explanation. He didn't even apologize and we haven't received an adequate answer yet even though it's been 9 days ago. Moreover, our names haven't been entered back into the system as per request sent on August 01. We are still missing packages and cannot use intercom and Proline simply doesn't care. Probably, when you have over 20 years of experience, you can give a damn about anything!

Expérience négative: Worst property management company I ever had to deal with. I just want to set up the buzzer system. They told me it usually takes 2 - 4 days to complete the process. Have to talk to at least two or three people for two days in a row to get a hold of my "building coordinator" and they can't answer me simple questions like "what is my buzzer ID?" " How to use the buzzer?". They will answer the questions like " probably", " I think", " I am not sure." I hope my building change another management company pretty soon. Two days later, buzzer still not set up for me.

Expérience négative: Serious lack of communication from property managers, property assistants do their best to compensate for this. Also find the communication from property manager to be very condescending, using incendiary words that are quite unprofessional.

Expérience fantastique: Two experiences with them, both exceptional We dealt with Kate and everything was smooth. Twice. In 2010-2012 we rented a property through them. Quick reply, easy visit & simple paperwork. Later, in 2015-2017 they managed our property, and once again, it was perfect. They took very good care of our home & they barely contacted us. Lovely service, specially Kate.

Expérience fantastique: Ive had terrible luck with property management companies in the past. Most are hard to get a hold of, unattentive to their tenants needs and take forever to handle simple issues such as repairs and general inquiries. Proline Management was the opposite. I was given very thorough and prombt service from a property manager at proline and when that particular employee was unable to provide the services requested due to medical reasons he made sure I was immedietly helped by another employee who was equally as helpful. Their staff are all very well trained, professional and very considerate to both their clients and unrepresented parties. I was greeted by a very friendly and professional receptionist and immediately was provided the information I sought by the property management team. I would highly reccomend their services if seeking a rental agreement for a tenancy. Asaan and Micheal were most helpful! Thank you proline!

Expérience positive: It is near impossible to get a call back from (any) building manager, but when I show up to the office I get good service and emails has timestamp - just a shame we need so much CYA. I rented a condo in a building they managed and it was immaculate and I know the strata paid a pretty penny for it. Being charged fees for moving in was a bit cheeky IMO. It may be legal, but it's not the "welcome" I was expecting. Not bad company - not great either from my experience.

Expérience fantastique: I have rented with proline for the last 6 years with Kate as my landlord. I have had nothing but a positive experience during my tenancy. I was always responded to in a timely manner, any issues were addressed immediately. She also provided me with a fantastic reference upon moving out. Would highly recommend renting through proline to anyone!

Expérience positive: I am in the process of moving from Edmonton to Victoria and contacted Proline Management two weeks ago about a condo rental. I was scheduled to meet with Mason Klein to view the condo this week. Although Mason is new and still in training, he handled my questions very well. I am impressed with how professional and customer friendly Mason is. Any questions he was not able to answer, he deferred to the other Property Managers and was upfront about the fact that he was new and there were certain things he was not allowed to do. I look forward to continued association with Mason and Proline Management.

Expérience négative: I called to get residency documentation and got transferred to voicemail. Then I left a message and got no call back or email back. So I sent multiple emails and received no response. It has been over a month and no response.

Expérience négative: Worst management company, treats renters terribly. The apartment is older and needs a lot of upgrading but is comfortable and livable, however Proline seems to compare price listings with newly renovated apartments. The walls are paper thin you can hear everything that happens on each side of your unit which is something that newer apartments don't experience. Our laundry is now increased because they claim hydro has increased, however we pay for our own hydro bills. I would highly encourage anyone looking to rent in Victoria, go to a different company.

Expérience fantastique: I've been with Proline for 10 years now. I've had great experiences with them, but especially with Mr. Paul, who talked to me on Friday, and went out of this way to help me with a matter that's not even related to Proline. they're always on top of things, and are very polite, from top to bottom.

Expérience négative: DONT USE THEM!!! Renting a unit with this management company. Have issues with light's, appliances and outlets. Call property manager, nothing they can do.. Last time I checked it's the property owners responsibility that appliances actually work. Never using them again. Worst company to deal with

Expérience négative: I rent a condo in a building that this company "manages" in Colwood. I called them three days ago to ask if the light fixture in my storage locker could be repaired because the chain ripped out when I went to turn it on the other day. No one called me back. I just called them again which honestly pisses me off because shouldn't a property management company respond to tenants requests immediately? Now you are wasting my time and your delay in responding makes the situation much worse. After being transferred to someone who apparently is not there and then told that the other person who deals with it is also not there I was asked if I wanted to leave a voicemail but I don't think anyone would care to call me back even if I did so, NO, I will not leave any more messages. I realize I am just a renting tenant here but I pay the condo owners mortgage. How would you like to be ignored? I think it's insulting and unprofessional to not respond to tenants calls. I would be happy if someone just got off their ass and came and fixed it. Maybe I should try and fix it? Maybe I'll be electrocuted to death in the process because I have no way of turning off the circuit breaker.

Expérience négative: Horrible company , They tow vehicles from the visitor parking in my girlfriend building on bear mountain and when I parked there to visit my girlfriend and had a emergency were I had to go to the hospital and wait 6 hrs overnight to come home and find my car was towed even thou she and I have also noticed people parking overnight all the time and not getting towed .. And the random ocasion I leave my car in front and can't tend to it they decide to call the tow company .. It was also a Tuesday night .. What a joke . Just sucking money out of our pockets any way they can ! I would recommend any other management company ! Horrible customer service as well .
