Expérience négative: So here is my story about Iris Properties in Victoria. If I could give them a ———-10 star I would, buyer beware!!!! I signed on with them as when I spoke to Nico Grauer he told me that they could rent it for at least 80% of the year, they would check the guests’ in personally and do the walk through and the checkout that way, that a detailed inventory report was prepared of the properties and would be supplied to me, that the cost was 20% for the managment fees. I instructed them not to act on my behalf in any capacity and if there was anything with my properties to contact me. I trusted him on his word. Well…… I read and reviewed the agreement and then signed it. The properties were not rented for 80% of the time, a detailed inventory report was not prepared, the check-in and check-out are not done personally: Iris Properties goes in many days afterwards to check the Property. The agreement states only the 20% but GST is added above on the total, which adds up in a year to over $1,000 that I am charged, this is a lot. Nico when asked about this not being in the agreement stated they would have to fix it, no recourse to me and he brushed it off. My hands are tied as they collect the monies and remit it to me. The agreement should have stated: 20% plus GST. I asked for the inventory report and there was not one prepared. When I questioned Nico regarding this he stated since he had transitioned to furnished full-time rentals that the inventory report was not done. Well, why did he tell me this on the phone 6 weeks prior then? Iris properties did act on my behalf and signed my signature electronically. I only found out when I questioned them on a form. They sent this form after the fact to me and WOW my signature was on it without my knowledge. The agreement does not even state they would act on my behalf in this way. One of the units had numerous items damaged and not cleaned properly after the guest vacated. They did end up cleaning the unit after I told them but did not repair the items, I had to do this. Since the unit was NOT rented for the 80% of the time, only about 40%. Someone approached me regarding renting for a 1-year lease for one of the units. So I contacted Iris properties and let them know I would be renting to them and would not require them for the unit. They had signed a lease with someone for June-September, but the unit would be vacant in April and May. I am allowed to give 3 months’ notice, based on the agreement, which I ensured I honoured. I received an email from Nico stating, ‘I think we need to have a phone call to discuss how managment works with us.’ I let him know that would be great to review everything, well…… let us just say he is not nice. He NEVER once apologized for any of his discrepancies with the agreement or the issues with the items stated, which is managment issues. It was more about the fact that they signed a lease and ‘that it was a regulatory issue with the document’. Not sure how it is a regulatory issue to let them know that they could not rent my unit? I also want to say I know other people in the building who have stopped renting with him as things went missing and were not replaced and one person told me his unit was vacant for 5 months!!!

Iris provides quick responses to inquiries, and keeps owners informed of useful information such as market trends, and improvements within the business. I have used other properties managers in the past, and find that Iris provides the highest quality and service amongst others.

Expérience fantastique: What I admire about Iris Properties is how quick they respond to my concerns. They really value their guests' comfort. I highly recommend staying in one of their properties, as the place we stayed at was well stocked with appliances, and utensils.

Expérience positive: Poor customer service rectified in the end, but would advise to only book direct as their system doesn't match up with VRBO/Expedia and allows reservations that aren't available. Cancelled two reservations and "refunds take 5-10 business days". However, after escalating the situation they did process the refund faster. Booked a similar unit on Airbnb for less in the meantime.

Expérience fantastique: My partner and I stayed at the Sooke Seascape Studio for our short vacation and it was perfect for what we were looking for! The studio is a small and modest space but had everything we needed and was clean and comfortable. The property also included a garden and access to a pier, which was beautiful! Iris Properties was very clear and considerate in their communication and made the experience smooth. I would happily stay here again.

Expérience négative: Unfortunately, the site information does not accurately describe this space. Older and run down is more appropriate. Window covers broken at the entrance door, the patio door and 1 bedroom which meant no privacy. There were ants everywhere...especially the kitchen and bathroom. Appliances seem old and didn't work well. The mattessws were awful and we woke up sore every morning. The couch was a futon bed and was extremely uncomfortable to sit on. Outside space a mess and spider webs everywhere...including the entrance door. View is beautiful but would not return to this location.

Expérience fantastique: This place is perfectly situated just outside the excitement of downtown. Easy peasy check in and entry to building. Close to walk to a lot of fun stuff and when you are back, the condo is sunny and quiet. I was with my adult daughter and we felt safe walking the area around the condo. Great amenities, the deep tub was excellent after 9 miles of walking around the city. Would recommend and would stay again.

Expérience fantastique: The property is ideal - private dock, and it must be recently renovated interior. When we first arrived, the bush infront of our entrance was a bit overgrown, and the outside porch could definitely use a good cleaning, it would go a long way for presentation. But once we were inside, it was a very nice presentation and must have been recently renovated. staff was very responsive to any questions. The dock and private access to the beach made all the difference for us! there is definitely only enough parking for one car per unit, so do keep that in mind. update: came a second time and stayed in a different unit. Also a great experience - similar to above!

Expérience fantastique: Wonderful, bright, clean, beautifully decorated cottage by the sea. We really enjoyed sitting out at the end of the dock. The hot tub was clean and the perfect temperature. It was quiet and conveniently close to the down town core.

Expérience fantastique: Excellent property. Yes it is compact and bijou, but still had two good bedrooms, decent size bathroom and open plan kitchen. It was fully equipped for everything we needed, everything almost brand new, and enough room for our three year old daughter to swing her proverbial cat around, metaphorically speaking. Very clean and secure, and it looked just like the photographs in the advertisement in Expedia, which is a rare treat. The description of the property and surrounding area also accurate. Although no garden, it is very close to a school playground for the young one to go charging around in. Good transport links and very close to shops. Communication with IRIS Properties excellent. Although didn’t actually meet anybody in the flesh, all communication by email was answered promptly. No problems at all. Very pleased with the service we had. Everything first class. Would definitely stay there again.

Expérience négative: DO NOT use this agency. They do not respond their clients. Terribile service and do not honor their own rules. we have used them in past with no issues as properties tend to be really nice but as soon as something was not perfect and we became ill with the flu and needed to reschedule or stay is became a nightmare. They also do not follow their own rules in regard to refunds and in addition they will change rules due to new regs in BC but will not actually honor any changes to reservation in regards to this. DO NOT USE THIS COMPANY for short term rentals or long term. they are a bit shady and terrible customer service. We are still trying to get them to honor their own rules with the deposits refunds. its come to reporting them as fraudulent on our credit card to get our funds back and that is just a terrible way of doing business. we own VRBO and long-term rental ourselves and can't believe the experiences we have encountered with this company. They are now sending me check out instructions and review requests. When reservation was canceled.

Expérience fantastique: The ten days my sister and I spent at the Corazon provided an excellent vacation get-a-way. The beds were comfortable and the suite offered a fully stocked kitchen, comfortable living room and indoor parking. The convenience of en suite laundry facilities was a great bonus. Views over the inner harbour and across the city made evenings a sparking light show. I would highly recommend this location and hope to stay here again.

Expérience positive: Great apartment well appointed - close to a couple of good eateries, bakeries - grocery store etc. a reasonable walk to downtown Victoria (15mins) - a few hassles getting access once we arrived with problems at the intercom - no instructions for air con or garbarator - comfy beds and clean.

Expérience fantastique: We're a family of 4 (2 adult children) and stayed at Iris Properties' Oceanfront house in Sooke, B.C, Oct 14 - 21, 2023. It's a little bit north east of downtown Sooke, about a 10 minute walk. The property was exactly as described in the photos and précis - it's likely even a little bit nicer than described. It is as spacious as it appears in images - no photo distortion from wide-angle lenses. This house was extremely clean and well appointed - the kitchen is very intelligently designed without being too busy. It has everything necessary for a family group to prep and serve food in, with a very generous dining area. Both washrooms were exactly as described, well designed and very clean. The beds were fantastic - from a comfort and sleep ability perspective. The laundry units in the basement were excellent quality, as were all of the appliances. Despite being quite close to the main road into town, the house is extremely quiet - even when the fire engine went by with sirens on. The front of the house faces the ocean, with a lovely accessible pier and beach access. We enjoyed walking into town for groceries, services and cafes. The area is very beautiful, with many lovely walks and photo-ops nearby: Whiffen Spit park, the boardwalk, and Sooke Potholes (all are must-dos). It's about a 40 minute drive to downtown Victoria, and a one-hour plus drive to the end of the road at Botanical Beach. There are many lovely outlook spots closer, too: French Beach, Mystic Beach, China Beach, Jordan River...to name a few. I could make no recommendations on how to improve this place. Communication and instructions were clear, and expectations for tenants were very reasonable. This is a lovely place for a family retreat of people looking to hike, explore, read, share good meals, and stare out at the ocean. This will be our 'go to' spot for southern Vancouver Island for any future stays.

Expérience fantastique: I recently had the pleasure of staying at the magnificent Saratoga Beach House beachfront vacation property, and I must say it exceeded all expectations. From the moment I stepped inside, I was captivated by the breathtaking view of the ocean - it really feels like you're immersed in a landscape painting! The property's prime location right on the beach allowed for a truly immersive experience. The decor of the rental was nothing short of exceptional, blending coastal elegance with modern comfort seamlessly. Every detail was meticulously designed, creating a serene and inviting ambiance. The tasteful color schemes, stylish furnishings, and thoughtfully chosen artwork perfectly complemented the surroundings, creating an atmosphere of luxury and relaxation. The level of comfort provided was outstanding. The beds were incredibly comfortable, ensuring a restful night's sleep. The living areas were inviting (especially the massive gas fire pit!) allowing for quality time with my friends, all while soaking in the incredible views from large windows that brought the beauty of the outdoors inside. I also appreciated the well-equipped kitchen, which made meal preparation a pleasure. Whether enjoying a home-cooked meal or dining al fresco on the balcony overlooking the ocean, the experience was unforgettable. I cannot wait to return and create more cherished memories in this idyllic retreat by the sea.

Expérience fantastique: We stayed for almost a week at Parliament suite. The apartment is beautifully presented on the 11th floor with great views of Parliament House and towards the harbour. Everything in this apartment was perfect. The location, the amenities provided - on site parking, gym and pool and best of all the support we received from the agents managing the place.

Expérience positive: Thanks for the opportunity to provide feedback on our recent stay. We were disappointed with this accommodation and don’t believe it is anywhere near 5star. The outside of the windows were so dirty our view was spoiled. The towels were not of an acceptable standard as confirmed by the attached photo. The description of the property and photos supplied did not reflect the actual unit we were given and getting access to the property and using the car lift is not straight forward.

Expérience positive: The airbnb is located at a very convenient spot, especially if you plan to tour downtown or UVic. They were accommodating with our requests and concerns during our stay. With a guidebook provided, it was easy to navigate this airbnb's utilities and rules. Our only problem was the initial cleanliness of our bedding. While it was stated in the airbnb's guidebook that all used bedsheets were to be placed on the floor after your stay, it was an oversight on housekeeping's part to replace the musty bedsheets used by the previous guest. Upon bringing it up with the host, they promptly replaced the bedsheets with new linens.

Sipping coffee on the huge sunny deck with unobstructed ocean views, finding natural treasures while watching salmon jump and eagles soar over the softest sandy beach on Vancouver Island, making incredible meals in the chef’s kitchen, walking a few minutes down the road to a great ice cream shop and more … we will definitely be back!! We comfortably fit two families (sofa bed is the best we’ve ever felt!) and feel like this is a fantastic year-round destination. Thank you so much to our amazing hosts!!

We stayed there with one other couple and there is a large living room amd open dining room. The ensuite bathroom in the loft is small, but it has everything you need. The parking is secure and the hosts are extremely responsive if you need anything. We would definitely stay there again.

And we really appreciated the free laundry facilities. The suite was comfortable and plenty room for four adults. Iris Properties addressed any concerns we had and we’d love to come back one day.

Expérience fantastique: Great location. Dozens of restaurants within walking distance. Close to Chinatown and 4-5 blocks to the harbor. The apartment has everything needed but the initial supply of toilet paper and dishwasher detergent was poor. Only 2 dishwasher tabs broken in half and very little toilet paper only good for 2 days. I stayed for 2 months. Lots of noisy street repairs but it didn’t bother me, and it will be over eventually.

Expérience fantastique: Stayed 5 nights at the Seascape Beach House, suite A in Sooke. Probably the best Air BnB I've ever stayed out. Completely equipped with everything you need. Gorgeous views, private dock (shared with other residents but effectively private), BBQ, outstanding customer service. Clean, comfortable, responsive hosts (Iris Properties), really top shelf all the way highly recommend!!

Expérience positive: The "Falls Pond Retreat" had an ideal location for Victoria. The unit was nice. However, there were several problems with the property. First the front door lock did not work and we had to wait until Jacob came out the first two days to jerry-rig it before actually having it replaced (which cause late starts on out daily outings. The slat curtains were falling apart, one room had them in the closet, the master bedroom had half in closet and half hanging, when we tried to close it several slats fell almost hitting us (never repaired while we were there). Then there was the refrigerator which would have beeping alarm go off from time to time at all hours, very annoying. I left a message on Jacob"s phone asking for a price reduction due to these inconveniences but received no response. We agreed to pay for unit but expected it to be in better shape.

Expérience positive: I wrote this review for the AirBnB post. Due to the limited number of words I had to cut down. Here is my full review. This is intended to be helpful for future renters. We stayed for 7 nights. We meet the gentleman who lives and owns the house. He was very nice. While chatting with him, he mentioned his dad manages all the property maintenance. Pro Very clean inside Excellent view of lake Excellent location for walking to restaurants and stores 2 new hammocks Plenty of bath towels Easy access through a private gate and entry into the house. Lots of entertainment inside and out. Nice washer, dryer and supplies Con Outside area has been severely neglected. We arrived to tons of cobwebs/spiders on everything, pine needles covering the ground and furniture. The grass is dead and tall weeds all around . We used the hose to clean up the surfaces. The 5 hanging flower baskets looked highly neglected. The Airbnb site needs to update with new pictures. The hot tub has been removed and replaced by hammocks. It is noted at the bottom of the listing that the hot tub is not available. There is large PUBLIC lake access park across from the house. This can be loud due to the large number of people utilizing the beach and water. During our stay it was very hot. There are no screens on the slider or primary door. The house does not have AC so having the doors open was our only options to cooling the space. One of the two small fans was broken. Only one hand towel for 2 people, for 7 days We arrived to broken items: 1. Handle to slider broken part sitting on window sill 2. Bedroom smoke detector removed from ceiling and the battery sitting on top, all laying on window sill 3. Fan, which would have been very helpful due hot weather, didn’t work. 4. Sliding door handle works but most of the handle is gone/broken off. 5. Slider curtain panels the first 2 feet the clips are broken so very limited privacy. 6. Primary door the window blind is half falling off. 7. Refrigerator ice dispenser lever is gone/broken off making filling a glass challenging. 8. Vinyl shower curtain 1st loop/bracket is broken so the curtain would not close property.

Expérience fantastique: The Sooke Seaside Inn managed by Iris properties was a delight to stay in. Interaction between us and iris properties was very quick and everyone we delt with always pleasant. We stayed in the main house for 6 people. Everyone had a comfortable bed and the house is furnished to feel like a real seaside getaway. Appliances and cookware are high end and a joy to cook with. We appreciated the fact that there were chopsticks in the utensil drawer! We really liked the private dock as well as we caught crab dinner from that dock! It is on the main highway which produces traffic noise but that didn't bother us. We aim to return! Thank you!

Expérience fantastique: Could not have asked for a more perfect spot! Suite 'A' is right on the edge of the property feet away from the water, completely private, with incredible views. It's the perfect size for two people who want a romantic and relaxing weekend together. Nearby lots of really fun activities (breweries, swimming holes, cidery, beaches, etc.), but also very cozy for quiet time inside/on the patio/in the hot tub. The suite was spotless upon arrival, and they provided all the necessities to make cleaning it throughout our stay very easy. The listing does note 'Smart TVs' as a provided amenity, but our suite did not have one. However, they do have TVs with cable and a selection of DVDs if interested. We absolutely plan on returning to this listing, and will likely make it an annual trip!

Expérience fantastique: Staying at Ocean Villa Getaways was delightful. The attention to detail was amazing. We enjoyed the comfortable king size bed and that everything was spotlessly clean. Having a washing machine and dryer was a bonus along with good cooking facilities and even air conditioning. The unit also included parking. Expérience fantastique: We had a great time and the cottage is lovely and clean. The beds were very comfortable. You can hear noise from the highway as the cottage is close to the highway, but traffic seemed to die way down by bedtime and it didn't bother us or keep us awake at all. The property managers were very responsive through e-mail and we had no issues getting in. They were also very kind to preheat the hot tub, as we had a late evening arrival and wanted a soak before bed. As we had never used the electrical heating plates it took us a minute to figure out it would not work until a pan was placed on the heating element (note to managers: It would be helpful to add instructions on using the hot plates and maybe the oven in the digital guidebook for the clueless people like us ;). All in all a great experience.

Expérience fantastique: What a difference a professional property management team makes! Their communication was always prompt and very thorough. The property we rented for a week was well maintained with all the nice touches, only a professional team would think about. This property owner chose well in selecting Iris.

Expérience fantastique: Comfortable, well equipped, conveniently located (easy access from the airport and an easy drive straight down Quadra to the heart of Victoria). We did have to buy coasters and tea towels from the local dollar store, but left those behind for the next guests.

Last night, our account manager went to the trouble of leaving us a spare key fob in case ours had failed over the years (I arrived at 1 am). It saved me. And, the place is great. Thanks for your excellent work. Highly recommend this team!

Expérience négative: Looking for something good to say about the unit - the toilets flush. The pictures are nice and the building does have secure entry. Traffic noise was extremely intrusive requiring that we were earplugs, put on the microwave fan for white noise, and play music at night. There is nearby road construction. We spoke to a guest staying on the 11th floor who said that was quieter so don’t stay anywhere lower than that. We discovered that the blinds didn’t keep out the sunlight and don't open in the bedroom, that the couch had broken springs, the shower and washing machine didn’t work, and the track doors in the hall closet are broken. Iris properties told us two days in a row that someone was coming to fix the shower and washing machine but that person never arrived. Security is needed in this neighborhood. We’re a few steps away is a health centre that serves the homeless and a atracts many who are using drugs. There may be parking for some units, but where we parked next door the stairwells reek of urine and we discovered a homeless man sleeping behind our car. We can tolerate the needs of the disenfranchised. What was harder to tolerate, is the apparent lack of concern and responsiveness from Iris properties. Attempts on two occasions to talk to someone with Expedia/VRBO was also unsuccessful as the system was down and they were going to contact Iris properties and we know how that turned out. In the first response to multiple emails that we sent they informed us that staying in the city downtown comes with noise. Apparently, it also comes with broken showers, washing machines, closet doors and other inconveniences as well as wall damage in need of paint. There are probably nice units here. Make sure that you check that they are actually rented out (with the number of problems here I’m not convinced this unit is usually rented out) and maybe check reviews to see if Iris properties actually successfully responded to peoples concerns to address maintenance needs.

Expérience positive: The Beach House itself was wonderful. Beautiful setting and wildlife and very clean. Customer service and toiletries very bad. We were given 4 wash cloths and 4 hand towels and 1 bath towel for 2 people for a 2 night stay. Also bath towel had obviously been used out for hot tub and was stained. No extra towels for hot tub supposed to use the one bath towel and 2 hand towels to shower and use hot tub. Informed Iris Properties approx 5:30 first night and told they wouldn't do anything until the next day. And they assured it would be taken care of by 5:00PM next day. About 5:15 we were told there was an emergency elsewhere and towels would come after we checked out. Also the king size bed had a king size lower sheet, but 2 queen or full size sheets to give you full coverage. Had to go out and buy our own facial tissues. You spend hours exploring and hiking and you would really like to take a shower and have towels to dry yourself. Too bad that something as simple as housekeeping and customer service taints the stay at a beautiful place.

Expérience négative: I had a very poor experience with this company. 1) the owner of my unit was never told it was rented and walked into the unit I rented while I was sleeping. I, as a mid twenties female was awoken to a male in my room. The property management company knew of this and never reached out to apologize or take any responsibility. 2) Prior to my check in they never cleaned out the washer/dryer (the manual says to do it every month) so it stopped draining and ruined some expensive clothing. I ended up fixing that by emptying 12 buckets of water and cleaning the filter. Zero compensation or ownership after recommending they do this after each tenant. 3) The smoke alarm battery was dead and needed to be changed. The alarm would beep every minute. The alarm was 17ft up the wall so I couldn’t do it myself without a ladder. They didn’t come and change it. I had to listen to it for 48hrs until I left. I had to pay for other accommodations as I couldn’t sleep/stay there with the constant beeping and they didn’t compensate me or care, there response was “we let maintenance know”. That’s unacceptable as I paid you $6400 for 45 days. If there was an issue, it should be a priority to fix it. 4) In regards to check out day, I followed all avenues for check out instructions and they didn’t give me a time or a person to meet to give the keys. They said “just leave them on the table and the unit unlocked”. That was an issue as you need the fob to get out of the parking garage and use the elevator. Also if anything was stolen in that time surely it would have been an issue. Over all, I had requested my money back for the 48hr of the beeping fire alarm at minimum. They said management would contact me. It’s been 2 weeks and I’ve heard nothing. I would recommend NOT working with this company. The building was nice but this company is not worth what they charge. So disappointed.

Expérience fantastique: This was the best “ stocked with supplies” unit we’ve ever stayed in. Everything from coffee, filters, coffee grinder, all the soaps, detergents, shampoos, etc. We so appreciate your attention to details. Beautiful view, comfortable, and what a great location!

Property management stayed in touch by text and email during our stay. They made sure our stay was safe and enjoyable. We loved rooftop patio with BBQ and beautiful view of city. We will definitely come back to this place in near future. We highly recommend to anyone who is planning to visit Victoria. Don’t look anywhere else just book this place. Thanks

Expérience fantastique: The rental we stayed in in Victoria was absolutely stunning! Located right on one of the main streets in downtown Victoria. Tons of restaurants, coffee shops & shopping within walking distance. The inner harbor is just 1 block away. Dallas road & beaches are just a 10 minute walk away. The bus stop to the airport and ferries is right outside as well. Well maintained suite with everything you need, tons of space and very clean. Will definitely stay again on our next trip to Victoria.

Expérience positive: Had to give 4 stars we were in Victoria Canada at the falls parliament complex, this place was great, it had absolutely everything, location, views, security, stylish, it was great. BUT what messed it up for us was the instructions sent to us had a bad url and would come up as error. And so we had trial and error with our key fob, and ended up making it up the wrong elevator (south elevator and we needed the north elevator) someone was kind enough to let us use their key fob and we got to the 11th floor. So once we got to our 1102 room, tired, frustrated and hungry. We opened the door with OUR KEY. And there was someone in there already! So after 20 minutes of figuring out things with the occupants of the room, we figured out we shimmied up the wrong elevator. BUT STILL OUR KEY OPENED THEIR ROOM so once we got to the north elevator everything worked the way it was supposed to. And when we actually arrived at our room, I opened it and had to yell hello just in case. It was smooth sailing from there. All in all this could’ve been avoided if 1: we guessed the right elevator, or 2: we got the instructions reliably, and not an error page. So maybe they should consider a physical page with instructions and not a faulty web page.
