This is extremely unprofessional and sounds like they are answering the phone from home definitely not an office . If you are working from home at least keep it professional so I can have a clear conversation. I can barely hear the lady I was on the phone with .

Expérience négative: Highly unprofessional and disgusting people. The leasing agent didn't show up when I travelled 150kms from Pickering to Kitchener in peak traffic. They called me back after 1 week and told me that the leasing agent resigned from the company and hence didn't show up. It was a scheduled appointment and they sent million email reminders about the appointment. Also they would never mention hidden fees like tenant placement fees till the very end. Don't ever indulge with these unprofessional idiots.

Traveling approximately 150 km from Pickering to Kitchener in peak traffic for a scheduled showing and having the leasing agent not show up is unacceptable. Regardless of circumstances, this is not the reliable, top tier leasing service Royal York Property Management is expected to deliver.
We also understand your frustration with receiving multiple appointment reminders and then only being contacted a week later with an explanation that the leasing agent had resigned. Even when staffing changes occur, our responsibility is to ensure proper coverage, immediate communication, and clear accountability so a client is not left wasting time and effort. The delay and lack of proactive follow-up you described reflects a serious breakdown in coordination that should not have happened.
On the point about fees, we hear you clearly. In professional property management and leasing, any tenant placement fees or other charges must be communicated transparently and early in the process, with clear written explanations, so there are no surprises at the end. If you felt this was handled as a last-minute disclosure, we agree that it is not acceptable and it undermines trust.

Expérience négative: Email says you will be contacted within 24 hours before showing to confirm. I got a call 1 hour before my viewing and missed it and they cancelled my viewing within 2 minutes. I called back to confirm it and they put it back on. The lady doing the viewing called me and asked to come half hour after the original viewing, I said okay (9:30). It’s 9:45 at this time and she’s not there so I called her, she turned her phone off so I couldn’t contact her. The company then called me saying she forgot the keys to the unit so they rescheduled my viewing. The day of my next viewing they called and said sorry this unit is on hold. When i asked why they said they don’t know but if it’s still available online then I could call back. It’s still available online. I’m just going to take it as a sign to not do business with this company as they are very unprofessional and clearly have no idea what they’re doing. Also it appears the company only responds to 5 star reviews… seems suspicious. They also ask for a $750 deposit before you even get approved or told the units yours. SCAM. PS all 5 star reviews are fake ones. Apparently the only person that works there is Pricilla…

I learned of the cancellation only after calling them. Another appointment was cancelled again without informing me. Pathetic service. Can't trust them with your property

In professional leasing and property management, showing coordination and appointment management must be handled with clear confirmations, proactive updates, and immediate communication if anything changes. When that does not happen, it wastes your time, creates unnecessary expense, and shows a lack of respect for the client’s schedule. We acknowledge the impact this has, and we do not take it lightly.
We want to be transparent that this requires a full internal review. We will be looking into the appointment booking details, the cancellation logs, the communication trail, and why you were not informed in advance. If there was a breakdown in internal coordination or escalation, it will be addressed. If the file was mishandled, we want to identify the cause and ensure stronger controls so this does not happen again.

Expérience négative: I don't usually write reviews but This company frustrated me enough to write one for them.Very bad service from this company's accounting department. They're collecting money from my tenant..but not paying me back my rent collected from my tenant..They are not paying me rent on time after collecting them from the tenant But the mortgage keep coming out cannot be delayed. I highly do not recommend this place of Business to anyone. They also made a mistake in the agreement between them and the tenant which messed up communication. They have filters on their reviews so bad reviews are not posted. If I have a bad experience therefore other people might be going thru the same scenario as us.. SO PLEASE BE CAREFUL WITH THEM...

Expérience négative: Do not believe anything word they say , they force you to sign a two year exclusive agreement and if your tenants moves out after a year, they keep your last month rent and charge the monthly management fee even your place stays vacant and since you signed an agreement, you are not allowed to rent your property yourself or with other agents, lots of fake maintenance invoices such as bi yearly inspections and so on. look for different property management companies, thete are many small and honest PM out there I even can recommend one that manages my other properties and they are very good, they do not answer emails or return your calls after you sign the agreements,, prior to signing, you woll get three or four calls everyday, telling you how wonderful they are the minute you sign it, then all stops . a big scam, read the reviews on Reditt and Poilet trust, real reviews , not posted by third parties or bots according to thier ex employees . my property still vacant after three months, thevtenantd gave them 60ndays advance notice on July 1st and we are in middle of Nov and they have not found a tenants. They had a fake a showing, I sent a friend of my wait the unit for the showing but no one showed up, I e mailed their showing agent and he replied that all went well and he is waiting to.hear from renters and when I told him that no one showed up , he changed his storey that they cancelledit, I have the emails to support my court case Bunch of liars, it was the second time this was happening so I decided to find up for myself I have sent many e mails to owner Nathan general manager Arif and account manager Dion They do not respond and do not return the calls . Small claims court will decide I have lost more than $5000 so far , got nothing to lose taking them to court

Expérience négative: Dear Royal York Apartments My name is Chioma Faith. On Wednesday, September 10, 2025 I contacted Royal York Apartments about renting a room at 348 Spruce St, Waterloo. During that call I was asked to pay a $500 deposit. I was told that the deposit would be deducted from rent if my application was approved, and that I would be refunded if the application was not approved. I explained on the call that I might have to leave Canada suddenly and asked whether I would be refunded if I could not take the apartment. I was told I would be refunded, so I paid the $500 deposit. One hour after paying I received the call and immediately asked you to cancel the application and refund the deposit. I was told that refunds are not permitted under company policy. I was explicitly told before paying that I would be refunded if I could not take the apartment. Because I relied on that assurance, I paid the deposit. Refusing to refund the money after giving that assurance is unfair and has caused me serious hardship and serious depression, because this is all I have, I have cried several times, when i remember that I was told I will refunded but they refused to refund me I feel I have been treated unfairly, and this makes me sad. I work so hard to make money. I go through stress to make money, please kindly refund me Please refund the $500 . Expérience fantastique: ⭐⭐⭐⭐⭐ Priscilla was an absolute pleasure to work with! Her professionalism and genuine care made our rental process seamless and stress-free. She listened to our needs, provided expert guidance, and was always responsive.
Expérience négative: This company is horrible. The management and maintenance teams are so incredibly rude and do not know how to speak with customers. This agency reached out to me via my Kijiji ad, offering their assistance in finding me a tenant. This past December they found me a tenant who signed a lease for a 1 year rental agreement. However, the renter decided to abruptly leave at the end of May (last month) and in doing so left a substantive amount of damages along with leaving the property in horrible condition full of filth and dirt. I have pictures of before and after the tenant moved in, as evidence to show the damages that were present. I had called the agency on June 16th to express my concerns and the agent speaking to me gave me a fake name, referring to himself as "Jeet," and lied to me stating that Royal York would be responsible for the damages to my property as they tenant was contracted through them. After receiving no further response following the phone conversation, I called once again on June 18th and found out from another agent that there was no employee under the name of "Jeet" and actually goes by the name of Gaurav Kumar. The agent I spoke with on June 18th, refused to give me his name and stated to me that they will not be responsible for repairing them damages after previously telling me they would. Before I signed the official lease, Royal York informed me that any damages to the property by the tenant would be rectified through them. So, if anyone is looking to contract Royal York Property Management, think twice, as they will not follow through on their behalf with the contract you sign with their company.

Expérience négative: Updated in reply to Royal York Reply: The Property management side is very professional. And thank you for noting the honesty of my review. But the maintenance team side is extremely inconsistent. Twice now I have caught maintenance team taking action on work order and charging without approval, without communication, without even a report or notice that action taken (aka landlord kept in dark) and subsequently trying to justify their action. Maintenance team even dismissed my contractor’s explanation and assessment, went and assessed the situation themselves only to ultimately realize landlord was correct from the start. I do thank the maintenance team for owning up and being honest about their mistakes. ***Fundamental issue with the maintenance team is that they are unable to clearly distinguish between landlord legal obligations and non-obligations. Many times I find maintenance team unaware of basic government rules between landlords and tenants, or they cannot explain to me under what landlord legal obligations a work needs to be done. Even where work request is acknowledged by maintenance team to be cosmetic request and not landlord responsibility, maintenance team still asks landlord when cosmetic repair work will be done. They explained “we are just doing our job of clearing internal policy rules”. A landlord then has to ask property management to tell maintenance team to clear the request. Until cleared, the landlord is still on the hook for work completion even if there is no requirement to do so. So a landlord has to do the job of their own internal team. *** Recommend anyone dealing with Royal York: 1) to take down super detailed communication string in writing to avoid this scenario 2) for every work request book appointment with property management to access whether work is even landlord obligation/responsibility 3) request in writing what is the reason or rationale why something is landlord obligation/responsibility so there is no back tracking. Expérience négative: As a landlord, received a call from my Kijiji ad. Went through all of the preamble to schedule a viewing and at the end lets me know that she works for Royal York PM and has a client interested. They have to view the building first and then have their client come through. I then call the main office since that didn't make sense to me. When I was on the phone with their office I ask the direct question "there is no cost to me" and the answer was yes we don't work for free. So shady, why not just try to get the listing like the 10 other property managers I got a call from. Would not recommend them.

I think this is ridiculous. Do not recommend this company at all at first they seem honest and reliable, but in the long run, it’s a joke. The communication is garbage And just all around a hard no! Renters beware! Also readers beware don’t listen to the garbage that they’re going to post after my review. It’s all a bunch of lies. I have all the emails. The company has so far been the opposite of stress free, reliable and responsive support.
