Expérience négative: This is, sorry to say, going to be a long review. Firstly I lived on Maitland in Kitchener since the townhouse was built ... a long time, and it's also important to note that I owned all 5 of my appliances. Ever since the owner changed to this company, I have had nothing but issues with them. So let's start. On February 11, 2025 I got an email stating: Our team has noticed a strong odor of dog feces around the laundry room. It is imperative that extensive cleaning is done immediately to address this issue. Please ensure that the area is thoroughly cleaned and sanitized as soon as possible to maintain a hygienic and comfortable living environment. Let us know once this has been completed. After numerous emails and calls I finally got a response from Tavleen Kaur ..no apology but she did write: Please disregard this notice. It was issued in error to your unit. wow great customer service. Again I get an email on February 12, 2025 stating that they will be coming to replace my dryer (see above as I stated I owned all 5 of my appliances). Again after numerous emails and calls I finally did get a response: Sorry for the confusion. This pertains to a different unit under our management. I received 2 calls on January 12, 2026 from some repair guy asking if I was at home as he needed to come in and repair something. Again I haven't lived there since June 30, 2025. Now, today, February 24, 2026 .... I get an email that I owed over 300.00 as the plumber came by for a clogged toilet and found a diaper in the toilet. Well I have been gone from there since June 30, 2025 and have no small children as the owner knows. After calling I was disrespected and told it was my fault. I have never heard of a toilet being clogged for over 8 months. I emailed these idiots telling them to remove my email and phone number from their system but of course have not gotten a response yet. Go figure. What an absolute screwed up company who has no clue what they are doing. Ok done ... but beware of them.
Expérience fantastique: Noah is phenomenal to work with. He was very quick to show us any place that we wanted to see. After we got our place he ensured that everything was updated for proper safety (carbon monoxide detectors). Whenever we have an issue he responds within minutes and is quick to show up to help. If you are ever looking for property management services I would recommend working with Noah and KW property management.

Expérience fantastique: I own a small house in Kitchener as investment and hired KW properties a few years ago to rent it out. They have been awesome in managing the property at reasonable cost. They have been prompt in fullfiling my needs as landlord as well as the tenants.
Expérience négative: I strongly advise landlords to avoid KW Property Management. My experience over two years was defined by poor communication and financial loss. They excel at collecting rent but fail at everything else. They consistently delayed turnovers—once leaving a unit uncleaned for an entire month—and then refused to take accountability when their contractors damaged my home. Their repair process is inefficient (sending multiple handymen for single fixes) and their portal is full of "convenience fees" for the landlord. They also do not assist with NR60 filings. I’ve switched to a new company and the difference is night and day. Save yourself the stress and the money.

There’s also a company called KW Property Management in Florida, perhaps you’re referring to them?

Expérience négative: Living under the rules and regulations that KW property management has placed upon themselves has been nothing but a nightmare for myself my daughter and her boyfriend that live in a house. THE WORST PROPERTY MANAGEMENT EVER! I would never recommend anyone to ever rent under this group.
Expérience négative: Beware of Ben, he will charge you more for rent than you owe. They will show up at your home unannounced and have terrible communication. No Accountability for their wrong doing. They just pretend everything is fine.. I don't owe any monies to this horrible company...The idea is to deflect on order to make them look better...Rent with them at your own risk

Working with KW Property Management helps take the stress and headache out of the daily management and maintenance side of things. If you are debating whether or not to hire property management services, I highly recommend starting with KW Property! It is an investment that will save you a lot of time and worry down the road.

Expérience négative: Extremely unprofessional and unresponsive property management company. When we moved into the apartment, it was dirty and clearly never cleaned. We emailed multiple times asking them to send cleaners, but they ignored us for almost a week. Only after we warned that we’d file a complaint with the LTB (Landlord and Tenant Board) did they finally respond and schedule a cleaning. Unfortunately, the same poor communication happened again when we moved out. Our lease ended on October 31, 2025, and we returned the keys the same day. It has now been over 10 days, and despite sending three follow-up emails, we still haven’t received our $300 key deposit refund. It’s very disappointing to deal with a company that only reacts when threatened with official action and otherwise ignores tenants. I would not recommend renting from this company unless you want to deal with unnecessary stress and unprofessional service.

We applied for a basement unit, gave notice to our current landlord, and spent time and money preparing to move, only to have our application rejected without any valid reason. I was a new immigrant and my husband had already been a good tenant with them for two years, yet they showed no transparency or respect. Their poor communication and lack of professionalism caused us unnecessary stress. I wouldn’t recommend dealing with this agency.

We take reviews seriously, but it is important to clarify the facts. Our office responds to all emails within 24 hours, and all communication is directed through our active team members. In this case, you repeatedly attempted to contact a former employee who was no longer with our company and who had asked, multiple times, not to be contacted due to serious health reasons. Our office also advised you directly to direct all communication through the correct channels.
It became clear that our approach to property management was not a good fit for you, which is why we recommended that you seek another company better aligned with your expectations.
We remain committed to maintaining professional and fair practices for both property owners and tenants, and we will not tolerate disrespectful conduct toward our staff.
Expérience négative: Constantly have to chase them down for maintenance requests. There's no point in their ticketing system because you always have email or call to get anywhere. And now they try to enforce an invalid rent increase that was sent to us at the end of August, with an effective date of August 1st, when you legally need 90 days notice. This company is comically incompetent.

They make management of my student properties a breeze. I wish I'd sought out a management company years ago but I was worried that I'd be disappointed. Expérience négative: Rented a unit with them and it was an awful awful experience - we ended up terminating our tenancy within 3 months of signing. This was a lower unit for a no smoking unit; the upstairs tenants were stoners and were CONSTANTLY smoking weed. The management were either unwilling or unable to do anything about that. All of their responses were "we're trying our best", but to no end. I would never rent with them Oh and also, DON'T rent the lower unit at 23 Markwood - YOU WILL REGRET IT!
Expérience négative: We’ve been renting an apartment managed by KWP since March 1st, 2025, and unfortunately, our experience has been extremely frustrating and disappointing. Problems began even before we moved in. There was a delay in the electricity account being set up, which meant the apartment wasn’t cleaned or properly prepared as promised. On the day we picked up the keys, Andrew told us cleaning would be done in the following days — that never happened. We also didn’t receive all the keys needed to access the building. We were without access to the parking garage door for almost four months, and we still don’t have access to the building’s gym. Several items in the apartment were delivered dirty, neglected, or in poor condition — including the air conditioning unit, the water softener system, and the washer and dryer, which had visible dirt and mold. We’ve sent multiple emails requesting maintenance, and after weeks with no action, we were eventually told to submit a request through the company’s website. However, when we tried, the system said we weren’t even registered as tenants. We reported this on May 15th, and were told the IT department would fix it. It’s now mid-July, and the issue still hasn’t been resolved, despite several follow-up emails. It’s incredibly disappointing to be ignored for months while paying full rent and living with ongoing issues. KWP’s complete lack of communication, follow-through, and accountability is unacceptable. We’re sharing our experience here in hopes that it finally gets their attention — because nothing else has worked. Fellipe B.

Thank you for your feedback, and we're genuinely sorry to hear about the frustrations you've experienced. While we recognize that your move-in process did not go as smoothly as it should have, we want to assure you that your concerns have not been ignored.
We understand the inconvenience caused by the delays in utility setup and cleaning. These were tied to logistical handovers from the previous management and third-party providers, and while not typical of our service standard, we take full responsibility for ensuring these issues are resolved.
Regarding the missing access keys and amenity entry — this delay was unfortunately due to restrictions and procedural hold-ups from the condominium corporation that governs the building, not something KWP controls directly. That said, we understand how frustrating this has been, and we’ve followed up with the building’s administrators multiple times to expedite your full access.
We do apologize for the initial oversight in our tenant registration system. While it’s not an excuse, a technical error affected a small number of profiles and has been escalated to our IT team. We agree this should have been resolved sooner and are actively working to make things right.
We are committed to addressing any outstanding maintenance issues and improving communication moving forward. Our team will be in touch with you directly this week to confirm next steps and ensure you’re supported.

I would highly recommend this company, Moe and Flora have always been more than accommodating to deal with!

Expérience négative: Room leaked all over my stuff ($450 worth, they would only replace it if I took out a 10k deductible along with raising my tenet insurance) Yes they wanted to raise my insurance to pay for the stuff their leaking property ruined. The whole building of 10 hickory east was the leaking this winter and took them 3 months to fix. Along with this despite telling I’m moving out in April. They are now making me pay until June 30th. These people are cheap do NOT rent from them. Also when I came for my showing they literally forgot the key to the apartment I booked and just brought me to a different one. These people in no way are professional, save yourself the hassle and stay away from them.

Ive gathered sources and 8 of their Waterloo properties including mine leaked this winter. This company is not ran well and is not worth your money.
Expérience positive: We rented with KW Property Management for just over 3 years. Overall we were satisfied with their service. When we moved to KW, I was really adamant about wanting to go with a rental management over a private rental after years of private rentals in TO, to ensure legal rent increases. No complaints there. Only one miscalculation, and when I caught it, it was quickly rectified and they apologized for the error. My main criticism is communication. With a couple exceptions, I found the staff very unfriendly. They have a look down upon you attitude with tenants, even when you are going above and beyond as a tenant (from what I gather in reviews, this is not the case for property owners). They were slow in their response times, particularly if you need their assistance. Sometimes inquiries required multiple follow-ups to get an response. Communication seemed broken internally, specifically when moving out (a number of emails from many different staff about the same things). However, if you are a tenant who is self-sufficient, organized/on top of things, and able to address some issues yourself, the relationship works pretty well. We could usually fix most problems ourselves, and enjoyed that there wasn't a lot of interference from them in our space. We've left the rental market, but if we had to go back we'd use them again. Constructive feedback: I understand that you have to develop a certain response with some more difficult tenants, but when someone is generally polite and friendly, simply be polite and friendly back. You are dealing with people and families who call your properties home, so treating them a bit better that an run of the mill business transaction would go a long way.

Expérience négative: Do NOT work with this company. I am a new landlord and tried getting in touch to get information on their packages. First of all, they NEVER pick up the phone. I must have called about 15 times over the span of a week. Someone finally picks up today and says her name is "Flora". She has a slight Indian accent. She interrupts every single thing I try to say and I never get to finish my thought. She then says she will set me up with a property assessment and told me to expect an email which never arrives. I call back to enquire and am right back to their old game of NEVER picking up calls. If this is the way they treat prospective clients, I shudder to think of how they will treat you after you have signed a contract with them. STAY AWAY. ----------------------------------------------------- This is in response to the owner's response, in the interest of "constructive, accurate, respectful feedback". As I mentioned in my original comment above, I did manage to finally get a hold of your business on the phone and spent a frustrating "26 minutes" with Flora, trying to ask questions that were constantly and consistently interrupted by her. That simply seems to be her communication style. I did not receive the email that Flora indicated she would send after our call. Not in my Inbox. Not in my Spam. Nowhere. Please do not make false claims to protect your business. My repeated unanswered calls comment is not a "claim". I left two voicemails, that you seem to have conveniently lost? Do not expect your prospective clients to call your business 15-20 times within one week and leave 15-20 voicemails. My comment about Flora's accent is intended to help other callers identify this very unhelpful receptionist and her constant interruptions during conversation. My original accent is far stronger than hers and I come from significant diversity myself. Your virtue-signaling regarding diversity here is not appreciated. Your response is further proof that this business does not operate with integrity.

Expérience négative: Be happy that you are receiving a 1 start… zero stars was not an option.. please everyone avoid renting with KW property management at all cost's. It took them 2 weeks in the middle of the winter while my furnace wasn’t running to have someone come and cheak on it.. that’s right just cheak…. Then to only have to order the parts.. in the mean time I was running electrical heaters and they did not reimburse me for the extra cost on my electrical bill. . There is no body to call , everything is done through there stupid website which then takes them a few days to even reply.. bunch of crooks and lazy people working there .

I'm a first time landlord building my portfolio and this company makes it simple to do, taking the stress off of managing the property on a day to day basis. Expérience négative: Terrible care of property, often long over foot long grass with more weeds than grass. In winter the snow has not been removed for 48 hours after snow storm. Tenants have a had difficult time getting mould removed.
Expérience négative: I'm writing this review on behalf of a mutual friend of mine. He was set to move into a place today (May 1st) and yesterday afternoon he was sent an email stating the landlord decided to cancel his lease agreement due to the fact that they didn't want to rent out the space. He had everything ready to go, sent in a deposit, signed all the legal documents, was packed ready to go and was very excited. He was told that he would be getting his money back, which is the bare minimum, doesn't stop him from being on the streets! But he's extremely fortunate that he has a good support system or he would be homeless today. I told him to call the tenant board to check the legality of the situation because it's ridiculous, not even a full days notice. Hes a resilient young kid, who works hard and is just trying to get out on his own and unfortunately placed his trust in the wrong people. Because of the lack of accountability and professionalism from this company, I would urge people to stay away.

Yesterday the company tells him the unit is no longer available because the landlord has other plans. Rating one star for the lack of professionalism and accountability.

Anytime a work order is sent it is responded to the next business day (if possible). The move out process was easy and painless. The leasing agent for our property, Noah, was friendly and welcoming and more than amazing at answering questions. We absolutely adore our unit and it is clear by not only the requirements in our lease, but the presentation of the unit that this home is greatly cared for. Extra special thank you to the team for being inclusive of pets within properties. Having two pups it has been hard to find property managers that allow them within their units. It makes us feel extra welcome that not only we have been cared for, but our pets have been as well. Thanks team!
Expérience fantastique: I think the first thing people need to understand is that KW Property Management are not the landlords; they are a company providing a service, primarily to the landlords to market, and find appropriate tenants, and take the hassle out of collecting rent, and all the paperwork side of things. I have seen many reviews complaining about maintenance/repairs and unfortunately that is largely going to boil down to the Landlord, actual owner of the property. KW Management helps facilitate through their ticketing system but does not get final say. That said, I had the pleasure of meeting Kelly for a last minute open house booking. The booking system was extremely easy to navigate and I appreciate that you can browse and schedule viewings in this way. Once the booking is confirmed, I received a text message from the agent 15 minutes prior to the appointment slot to confirm. Kelly showed me the basics of the property, but let me look around without being pushy or invasive. I asked a few questions she did not have the answers to in the moment but was more than happy to look into them for me. It's also important to note that there is a team and the leasing agent showing homes is not going to be intimately familiar with every aspect of every property, they are going to have the information in the listing, which you also have access to, such as amenities. She took photos of items of concern I noticed (Side note for anyone going through this process, when you fill out your application you will state there all the items you wish to have addressed, so make notes of those during your walkthrough) Afterwards, she let me know that applications are submitted through their online portal and asked if I had any questions. When I chose to submit an application I let her know, she advised the office, who followed up very quickly. (I don't think this part is a required step, I'm just a little extra.) Overall, on the Searching, viewing and application process I have had a wonderful experience. If any other items come up as I move through the process I will update accordingly.

Expérience négative: Not a worthy team to get in touch when it comes to customer service. The first touch point with KW was for the viewing of a rental apartment and it was a disaster. The representative had no courtesy to brief us about the basic details of the unit. She opened the Unit Door and kept engaged with herself and made us feel that she did a big favour to us as he opened the door of the unit. Definitely,a big no. It was best that we got a big hint of what the KW might be doing with their clients.

Expérience négative: This Property Management company is brutal. Do any of your employees learn anything about the RTA? My child and friends have this joke of a company managing their property. They are constantly getting threatened to pay for maintenance issues that are unquestionably a landlord responsibility. Terrible responsiveness and constant comments/directions contrary to the law. It's so annoying for students trying to focus on school/work etc., and have zero support from their PM when they have issues and then have to argue with them on a continuing basis. As a landlord myself, its infuriating to see this company in action giving both Property Managers and landlords a bad name the way they operate. Expérience négative: This is the worst company to rent in Kitchener-Waterloo Area. The company has the following problems: 1. Mismanagement - It looks like the owners of the individual apartments and the managing company are different so any problem you raise moves in circles without any tangible solutions. We had a noisy fridge and it has never been fixed. It has been more than 4 months now. They told me that I need to give them copies of they keys they gave me because they didn’t have spares. How on earth does that a big company pressure a tenant because they don’t have a copy of keys for their own apartment? 2. Spamming emails - the managing company send you at least 5 emails per week telling you they will check the apartment or something. Meanwhile, they will threaten you to face consequences if you don’t allow the access of your apartment. When the person comes, they take meaningless pictures without doing anything else. When you tell them why they are not doing anything about the problems you raised, they don’t tell you why. 3. Random hot water and heat outages. This happens mostly in the cold season. There was one time we were without hot water for 2 days. 4. Lack of integrity in the company - we tried to do a lease takeover because we had to move to another city for work and we advertised the place with many suitable applicants. The company refused to approve anyone for their own reasons even after pleading with them that we have to move due work. NB: If the company replies to this comment saying that they don’t know me or something, I promise to upload screenshots of the emails we exchanged.
Expérience fantastique: KW Property were consistently pleasant and professional with me, including providing a replacement fridge for my diabetic daughter within 24 hours. I never had a problem with anything they did, and they handled my concerns promptly and compassionately. I'm sure that a lot of credit goes to the owners of my property as well, but all the owners' goodwill would count for nothing if the KW Property people didn't do their jobs well too.
Expérience négative: Went to a showing for a house at 45 St George St. The agent showed up 10 mins late, there were multiple people at at the viewing, one even left because they had a schedule to keep, and after arriving the "agent" didn't even have the correct key to the unit and told us to go on their website and reschedule. Extremely unprofessional and I won't be looking for a unit through them. I highly discourage people from using KW Property Management. ETA: That's not true at all! She messaged 5 mins after the arranged meeting time to "confirm" the booking. That's 5 mins AFTER the schedule booking to confirmed. I'd also like to add I've given this company another chance. I had another viewing at 750 Paris, and I am standing here now at 12:03, when our scheduled meeting was for 12:00, there are multiple people here to view the unit AND NO AGENT! UNPROFESSIONAL AND YOU WERE EVEN GIVEN A SECOND CHANCE! (It's now 12:10 and still no agent! I hope there are consequences to the agents who waste people's time. Not even a confirmation text message.) UPDATE: IT IS NOW 12:22 AND NO AGENT HAS ARRIVED! THANK YOU FOR WASTING MY TIME ONCE AGAIN! ME AND THE OTHER PEOPLE HERE ARE NOW LEAVING! YOURE COMPANY IS COMPLETE UNPROFESSIONAL TRASH! Update 2: I now recieve a txt message at 1530 asking to confirm my showing appointment for 5pm this evening when that's not the showing I signed up for on their website and not the showing I have email confirmation for. "Professional" DO NOT USE KW PROPERTY MANAGEMENT!!!

Expérience négative: I am very disappointed in the level of care this management company has shown towards it's tenants. I have taken very good care of this property for over 7 years, yet when we need something fixed that is the landlord's responsibility we get no response and it takes multiple contact attempts to have someone address the issue. We currently have two open work orders, one for the AC unit and one for the washing machine. The AC unit has been broken for over a month and nobody has come to look at it. Last winter we had to go without hot water for 6+ weeks. Based on my history with this company, I don't expect our washing machine to be fixed before the end of our tenancy. As a mother with a 4 year old daughter, this is a major inconvenience. I will not be recommending anybody to lease with or entrust their property with KW Property management in the future.

I was interested in viewing a property, contacted them and was told to wait until the open houses were posted online. This is no way to conduct showings. I book a showing for today once I seen they had populated, only to receive an email "showings are cancelled it's leased." I guess it was bs then that you dont show the property outside of open house times because how else was it already leased? You website SPECIFICALLY says- "Dont see a showing for your property? Reach out to book a showing" which is exactly what I did and was written off. Beyond unprofessional and prevents more people from seeing the property. As someone that works in the RE business, companies like this give us a bad name. Renters stay away, property owners stay far, FAR away.

Do you want to rent an apartment where the company gives no cares for you or your well-being, look no further K-W Property is right for you. We lived for 2 years in 1 of their units, They lied multiple times about fixing our apartment, we had a smashed window in our apartment for the whole duration of our time living there. We went almost 2 full weeks without a shower due to their incompetence of priorities. Also we moved in under the impression it was a smoke free building, but below our unit was a smoker that constantly smoked cigarettes in his unit, we endured 2 years of constant cigarette smell with stains appearing all over our apartment. When we moved in we specifically asked if their was bedbugs and the response was no. Little did we know there was multiple units that had bed bugs when we moved in. We also spent our last winter in the unit with 0 heat the entire time, tried calling multiple numbers provided by K-W and their response was that it was not considered an emergency and if we called again regarding it they would fine us $100. We also filled out 2 work orders for the heat issue and they never responded or contacted us. They will tell you to fill out work orders for any issue that needs fixing but trust me, they will push it to the back of their mind and never get it done. For every issue I have listed here I have either made a work order or called/emailed the company. I am sure they will respond on this review with some snarky response on how this is our fault and they tried helping blah blah blah. Do yourself a favor, for your health and sanity. DO NOT RENT FROM THIS COMPANY!!!

As you're aware, we do not own these properties. All repairs are to be approved by the Landlords which can leave us with our hands tied in certain situations. As you're also aware, our team had explained the legal process in regards to the smoking situation as well as what steps we had taken. Again, unfortunately this is a lengthy process.

Despite numerous attempts to contact them, my calls were consistently ignored, leaving me feeling neglected and frustrated. Even when they finally responded, it was with delayed and insufficient replies that failed to address my concerns. Considering the high rent I'm paying, the service from this renting company is totally unacceptable. I can't recommend them to anyone. They are wanting to kick ppl out due to having one more person live in the house with us, house not always being clean where you can eat off the floor ( according to how the landlord wants it clean) and because they wanted to up the rent again over the phone and we said no because we were already giving a rent increase. And sadly for writing this review is gonna reflect on them kicking us out even more so anyone who rents from this company really watch out for your self and family, sadly walk on them egg shells before you get kicked out

However, many issues arise down the line as a landlord since KW Property isn't really taking care of the unit or the tenants. Staffs are generally rude and pressure tenants in terms of price increase and lease renewal etc. Process for lease transfer, subletting is a hectic process even though they are operating near two universities which offers Co-op programs.

Expérience négative: This property management company is a joke. We have been without hot water in our apartment for over a month and this company won't send a plumber to get it fixed. Good luck calling there office no one answers the phone and no one even answers the emergency number. They can charge very high rental fees and all I ask is for them to hold up there end of the lease. They've been emailing me all month saying to me saying they will get it fixed. And yet we still dont have it. I hope people read this that are considering renting from this company and look elsewhere. Unfortunately as a renter in Ontario there's not much we can do and this property management company gets away with this.

We are sorry you feel this way. As you're aware, the hot water tank is a rental and our office was working with the rental company to have this repaired. Unfortunately there were delays in their schedules and we had our own plumber go out to repair this could not be delayed any further.

From cockroaches, to a lack of heat, broken windows, mold, holes in the baseboards, electrical shortages, etc - this property management company seems to care only for the money received from Landlords. I would advise any of those renting to utilise Property Standards Officers to keep KWP accountable. Definitely contact the city, that is the only way to get repairs done. Students, stay away - they take advantage wherever possible. Landlords - I don't know what they promise you but most of your tenants are suffering and unable to reach out to anyone in this company. They'll typically reply to negative reviews pretending they "don't have your name in the system" or that you're "confusing them with another company" - this is false. Trying to contact them? - they'll pick up their phone once every 10-24 business days (unless you dial their Landlord extension, they seem to care then). Good luck to renters and landlords, stay far far away :)

As you can see from responses on other reviews, we do not own the properties we manage. All repairs are up to the Landlord and we must seek approval as they are the ones paying for the repairs. Unfortunately this leaves us with our hands tied when it comes to having repairs done to properties.

I seen a property come up that I was interested in so I requested an appointment as it wasnt available on the active list of showings. I got a pathetic email back saying wait for it to show up on the showing list. I returned the email stating that I was a potential tenant that wanted to view the property they should accommodate that- I work in real estate- turning away prospective tenants is not something owners want you doing, and I stated so. Their website specifically says- "Dont see you property here? Request an appointment". Today I see the property is rented. Unacceptable. Do not use them as a management company they have 0 customer service skills and evidently turn away tenants- ones that could have provided 6 months rent upfront.

I moved to a more expensive place to get away from them and I speak about them in my therapy sessions, that’s how poorly they treated me as a tenant. New Tenants - I know the market is tough, but DO NOT RENT FROM THESE PEOPLE! Current KWP Tenants - Get a lawyer to review your lease, ASAP. Students - WUSA or WLUSU offers these services. Unless you have the entire property to yourself (no other units) I believe owners are responsible for property maintenance, and if they make you do it, they HAVE to pay you. They pushed back but citing the 2009 Ontario Court of Appeal ruling in Montgomery v. Van got Nada to finally take care of their responsibilities. Homeowners - They failed to deliver the level of service described on their website. I wonder if they have taken on too much work and can't deliver on the level of service their website describes. They will also blame you when a tenant has complaints about their service. Zero Stars - Absolutely horrific from start to finish. Jason's advertisements were missing key information. They still haven't acknowledged or apologized for the mistake in their advertisement. Kristi didn't share the lease until the Friday before move-in despite our application and deposit being accepted weeks before. Our choices were to sign the lease with surprises or be homeless. When inquiring about a surprise utility cap, Cole was rude, unempathetic, and sidestepped our questions by saying "don't worry about that" when we were clearly worried about it. He also contradicted himself by saying that the utility cap was based on previous usage, but also that KWP and the owner did not have access to the previous bills. Units have been illegally entered multiple times due to 'miscommunications' - aka you will get inaccurate or no notice and they don't care. Our laundry was disconnected on a Thursday and on the following Saturday we finally received notice that it would be disconnected. Maintenance requests through the form and emailed directly to Nada directly go unanswered for months despite her assurances it would be taken care of. Nada and her maintenance team also neglected to remove unsafe infrastructure that caused injury and had potential to damage property or cause serious bodily harm. They just left it there for months. As mentioned above, their tenant handbook and our lease includes unenforceable, misleading clauses which results in them saving money by exploiting their tenants for free labor. Another unit had a complaint about the temperature of their unit (illegally low) and KWP contacted me to turn up my heat to heat their unit (the surprise utility cap makes this problematic). I had an issue escalated to Moe, a supposed manager, who isn't listed on their webpage? He was awful. Our conversation started with, "I don't have time to read all my emails, so can you just tell me what your problem is?" and then promptly never followed up on any of the issues we discussed. Kelly was showing our place to new victims and she's been giving incorrect information about our unit's laundry and fencing to prospective tenants. I could go on, but if you're still considering working with this company I don't think anything else I have to say will make a difference. Horribly useless company full of horribly useless people.

The positive reviews are very generic and have no details, but the bad reviews are able to tell you exactly why they are bad. If you read the reviews you will see the similar things happened to multiple people. Usually if a company had a bad review they will try to acknowledge it and resolve the problem with the customer, but not royal york, they only responds to positive reviews…. Hmmm…. Here are the issues I experienced while dealing with this company as a potential tenant: - Cannot get hold of them, by phone or email. Tried calling multiple times, tried different extensions, no luck - Always a different person when they call back - A sneaky $99 fee when you submit a rental offer I didn’t end up submitting an offer. If there are this many red flags early on, I can foresee it will be even worse once entering into a rental relationship with them.

We'd like to apologize for the inconvenience you've experienced with this. The landlord is working with the condo corporation to have this issue resolved. Unfortunately, the condo corporation decided to take back parking spots, giving owners and tenants very little choice. We have requested the owner to return the funds as we do not hold this, and are regularly following up as per your request. Sometimes we are left with our hands tied, but continue to do our best to resolve these issues for our tenants.
Expérience négative: I submitted an application for renting a student housing and a few documents were missing. I sent the documents on the same day. It’s been more than 2 weeks there is no reply on my application (if approved or not). I have sent a number of email requesting an update but no response. Tried calling the office a couple of times, no one picks up the call.
Expérience négative: I have never dealt with a worse company in any industry. I was left without a fridge for 7 months when the old one broke down, than 3 months without a dishwasher replacement, more than a year now with a broken range hood and yesterday I called their emergency line at 6:30pm because I have a leak in my kitchen. 20 hours later nobody’s contacted me yet to get my emergency fixed. I lost a day of work today waiting for them, they will not offer me to deduct that from rent just as they never offered a deduction for any of the other problems I had. You are better off renting from anyone else in the KW region. Edit to kw answer: we have all emails. Sometime ago we reported a leak and KW property send someone who said he would do a “bandaid” fix, cutting out the damaged hose instead of replacing the faucet. Now they want to blame on us. Thank god I have everything in writing.

As you are aware, the landlord must approve all repairs for the properties, as we do not own any of these properties. Unfortunately, the landlords did not approve the dishwasher and hood range repair in a timely manner and the fridge that they ordered, was on back order. We always send quotes from our technicians first, however it is entirely up to the landlord to approve and they are welcome to use their own contractors or purchase their own appliances. We also have note that you did in fact receive some compensation from the landlords as you did not have an operating fridge.
As for the plumbing issue. Our plumbers were able to replace the leaking faucet for you. Due to the fact that this leak was from the faucet and it was isolated, the plumbers got there as soon as they could. However, they did note that this faucet had been leaking for a long period of time, causing the cabinet underneath to completely rot out and now needs to be replaced. This issue was only brought to our attention recently, and should have been reported earlier to avoid any further damages to the kitchen cabinets.
Expérience négative: Their website says they are on call for tenants 24/7, 365. I have not been able to contact them for two days and my basement (where two out of three bedrooms are) is flooding with sewage water through the shower drain. We were told this would be fixed months ago and have been completely ignored. My home is uncomfortable and unsafe for myself, my roommates, and our cats. Since I cant respond to your reply: I did in fact call multiple times, but was not given the option to connect to the emergency line before being hung up on. It is not my fault their is no evidence of that. I have the call history if youd like to see it. You began managing in January and were aware of this in April when the problem first arised. it was not our previous management who initially dealt with it. Own your mistakes rather than lying and blaming your tenants for things that are out of their control.

As per your conversations with the office, you did not call the after hours emergency as you state. There are missed calls and voicemails to other office lines over the weekend, but not the after-hours line. Please note, our office is closed on weekends, however our after-hours line is available for any emergencies that may occur. The emergency line was only contacted yesterday evening without any contact information for the on call agent to call you back.

Expérience fantastique: This company knows their stuff! I own a PM company in a different region (Durham) and Moe from K-W Property Management Corp is such a pleasure to know and to work with. He is an expert when it comes to Property Management and if I had a property myself in KW - I would hands down have him and his team manage it. Your rental property is an expensive asset that you must protect - ONLY trust KW PM to manage it! They will treat it like their own :-)
Expérience positive: It's difficult to balance my two experiences with them. They took over managing the apartment I live in and they have been very good, but we were looking for a larger space and viewing one off their other properties went well but then when we put an application in and Cassidy wanted pay slips instead of letters of employment I didn't hear from her at all after I provided the new documents. I spent a week emailing and calling and I finally got through over the phone to someone in the office and they were able to track down Cassidy and she told me that someone else got the apartment. It would have been nice if she had any interest in good customer service like I have experienced as a tenant. It really does not take a lot of effort to reply to an email.

We worked directly with Moe, Kelly, Noah, Kristi, and Jessica. They found us a terrific tenant! We really appreciate their guidance and honest opinion in helping us make sound decision, even if it meant more work for them! Everyone was so kind during the whole process. They were also very professional and answered all our questions so quickly. They are a very hard working team - they seem to work every day of the week and all hours of the day! Expérience négative: As a response to the owners comment 2 weeks ago about contractors being in touch and should I have questions or concerns to contact the office: Thank you for your response, my main concern is that there is still a giant hole in my ceiling and my basement is still unusable 2 weeks after your comment. UPDATE: they have ignored my initial requests for maintenance even after leaving review. My windows are full of black mould, my ceiling drywall has collapsed and left with a giant hole in it from a rotted pipe for 3 days now. These people do not care about the health or safety of their tenants. The worst management company I’ve dealt with in my 9 years as a tenant with various companies.They took over the property last summer and I have yet to have broken windows repaired, my heat registers constantly running while being turned off, insects and rodents all over the property, all of my banisters are unstable and no door or window seals taken care of. There is mould literally on every floor of my 3 story unit no matter how many times I bleach the windows. They take zero responsibility for maintenance and constantly shift blame to other departments. Another tenant has taken it upon himself to do yard work. My next door neighbour has stopped calling them because they never get any responses. Do not rent from these people.

As you are aware from multiple conversations with our staff members, we do not own these properties and all repairs are are approved by the landlords. Our team works as quickly as possible to have repairs done in a timely manner, however we must get approval prior to proceeding with these repairs. Your repairs have been approved, and contractors are in contact with you to arrange these repairs. If you have any questions or concerns, please contact our office.
Expérience négative: Have requested furnace filters and a replacement/fix for the current problems. Thermostat reads 25c but my individual thermometers read 20.5-21. This is barely the legal limit, and winter hasn't even fully come upon us.\ These guys will try to evict you for fighting for your rights, and still not follow through with the landlord's side of responsibilities. Stay far away. EDIT: Our issues have been ongoing for almost 2 years. The fact they responded about contractors finally getting back to me after exercising our rights is them showing just how far you should steer. EDIT #2: the harassment continues as KW Property scheduled an inspection on Friday November 18 for Sunday November 21st and did not show, only to send another intent to enter for inspection today (Monday November 22) for tomorrow, Tues November 23.
Hi Brinn, our contractor has attempted to contact you since these repair requests were put in. We have since asked another contractor to attempt to contact you to get these repairs done as the last contractor could not get ahold of you.
Expérience négative: I believe one of your sellers on Facebook is poorly qualified and needs to reevaluate their skills with others. It has come to my attention that an individual who I know personally was set to meet with someone who was selling a property on Market place, Nelly Nodwell I believe, ended up renting off the property the day this individual was set to come see it and failed to inform them about it. This individual ended up waiting quite some time at the property only to have no one show up and no communication of this what so ever. Your staff needs to reevaluate the way you work with clients as well as communication as this is unacceptable. Not impressed at all, would not recommend this group.
Expérience fantastique: I am a landlord, and we have our properties managed by K-W property management corp. They are a class act and take great care of our properties (as well as the tenants!). All the employees seem to be motivated to do their best, which reflects Trish and Moe's leadership style. If you are a full-time working professional and would like someone to take care of your real estate portfolio around Kitchener -Waterloo- Cambridge, you have found the right company. Their leasing team, as well as operations team, is always on the ball. They are patient, do their due diligence with finding tenants, take great care of properties, and ensure tenants' comfort and safety. I also talk to my tenants if I ever visit a property, and they all seem to have great things to say about the company. The only suggestion I would have is, when getting quotes for repairs, don't be afraid to ask for multiple quotes; they will facilitate that for you and shop around on your behalf for the best price. Overall, Highly recommended!
Expérience négative: Every time I have called the emergency line I have not reached an actual person. Just a voicemail. Not really what you want in an emergency (for example when your bathroom is flooding with water and the emergency water shut off does not work). There have been multiple maintenance issues where the burden always falls on me the tenant, such as no electricity for 3 days, causing me to lose all the food in my refrigerator and making me stay at my parents house as it was still winter. They never offered to compensate me for the problems lax management of the property created. Lastly they continue to work with my landlord despite the fact he was illegally renting the building as a four plex when it was only zoned as a 2 plex. Generally, be very careful, the price listed on the website may be low but the costs will add up.
Expérience négative: Been waiting for a screen door for nearly 2 months which takes 2 hours. I got a message from management August 23rd saying they will finally put one in...that was almost 2 weeks ago still waiting for a screen door. 100% unreliable. Why would you guys tell me I'm getting a screen door then before I moved in just to sign the lease and take my money. Anybody planning on moving in just hold off because you will be disappointed.
Hi Alen, unfortunately all repairs must be approved by the property owners as we only manage on their behalf. Once these are approved, we can then have our contractors proceed. With screen doors, these have to be made and can be on back order which can cause another delay. We'll have our team provide you with an update on your door.
Expérience négative: [Legacy review from 2018-2020] Meh. Not entirely sure where the property management group ended and the weird AWOL landlord they were managing for in lieu started (I'm sure he didn't make approving any repairs easy), but it wasn't the greatest experience mostly relating to bad communication. Fixing water pooling and leaking into the basement after any run of the washing machine was an over 6 month process. Work report was filed and then I would get radio silence for months at a time. After multiple unanswered emails over the course of a month halfway through a months long gap in communication, wondering if the repairs were in progress/contracted/acknowledged, I filed a second work report saying that I was going to file a complaint with the tenant board because I assumed they had abandoned the repair. That one seemed to get a response immediately, where they told me something along the lines "actually we've been having a contractor doing tests out there every other day for the last week, why would you do that??". I was never told they had been sending a contractor to investigate the problem, and had never seen one on the property (I was away during work hours). If you're doing work on a problem, you need to tell your tenant, otherwise all we can do is assume that nothing is happening. Or at least respond to their emails. This isn't that hard. When contracters finally did show up, I was not given any advance notice, which was a bit annoying because it meant that the laundry machines were out of commision and I had to go on a surprise visit to a laundromat. I sent a message saying "hey, glad the problem is being worked on, but would have appreciated a heads up so I knew that I had to make alternate arrangements", and the response I got was something like "WAIT, THEY'RE ALREADY THERE" which didn't realy inspire confidence. The problem was reported in spring and wasn't resolved until October. It did involve significant repairs to the foundation, but timeliness and the lack of communication were unimpressive. Other repairs were also done without communication other than the automated response after you press the submit button. Filed a work order for a screen replacement for my door. It was filled quickly, but I was given no notice and just came home one day with it having been fixed, which was a little confusing. Anyways, I wrote you guys a form letter you can use. "Dear [Tenant], Your work order has been approved and passed on to [insert contractor/handyman]. They will contact you for details on arranging repair/they have scheduled repairs for this time window. Thanks." That's all I really needed to hear, and the lack of it in any of the communication I ever got was pretty disconcerting. Left the keys on the counter when I moved out which made em grumpy. Kinda my bad, but also, this is the only place I've ever moved out from that didn't give me any move out instructions like "here's our office with a key drop box". In fact, my email to them saying that I was terminating my lease and moving out was never responded to or acknowledged in any way......despite me explicitly in the message saying "Please respond to this message to confirm that it was received/provide me with any necessary details. Thank you!" (I was experienced in their email answering habits after two years of this, and was kind of expecting to be ignored barring any prompts). At least the repairs were typically executed decently and done by legit contractors, but the communication issues were uh, something. Looking at the pattern of reviews here I guess they'll probably respond to this, which is more than what they did to most of my emails.

Expérience fantastique: Kwp has been our property management company for years with integrity and professionalism. They have been responsive to any arising situation in timely and effective manner. We miss them all as we have sold the property. If in future we need such services KWP will be our first choice.
Expérience fantastique: KW property management was the best, most easiest experience I’ve had in years! They are both knowledgeable and very personable. They made me feel valued and they’re extremely down to earth people! Highly recommend over all others.
Expérience négative: I had an awful experience living in one of their properties. We had a wide range of issues that they refused to address for weeks. We frequently had no hot water and in the winter we had no water and no heat for a week until I filed a report with LTB. There was also mold in the basement unit which made some of the tenants very sick. I also emailed one of the staff about our ceiling leak and wanted it fixed immediately however she said it was simply a cosmetic issue. She mistakenly sends me an email talking about my complaints in a rude manner. When we call them they often hang up on us and are very condescending. Such an unprofessional team and I highly recommend avoiding this place.

Expérience négative: DO NOT RENT with this company. They have ZERO respect for their tenants. They don't communicate anything to the tenants. They don't answer the phone, respond to emails, or inform you of anything happening in building (ie water shut offs). I will NEVER live anywhere they manage. I would give them no stars if I could. I don't know of a single tenant in my building that is happy with them, and I do know some that have moved out because of their negligence. Believe me, I will move out as soon as I am able. The good reviews must be done by them or their friends, because it can't possibly be from a tenant.

Good for the most part until I have $8k worthy of damages after they told me no issues with the move out inspection and it’s good to bring in another tenant. Good thing I went in personally this time. If you’re a landlord go with somebody that actually does the job right. Best part is they claimed this was my fault. Class act as well how they handled the situation
Those were $8K in upgrades, not repairs, little guy.
Expérience négative: ****BE AWARE*** I found a townhouse to rent in Paris and was shown the property by KW property management, signed the lease with them and up until that point they were very helpful. After signing the lease, I ran into a maintenance problem (AC unit not working). I was under the impression due to their name (MANAGEMENT) that they would help with maintaining the property but turns out they were only acting as a lease broker which I was never advised of. I called and asked for their assistance and they simply stated "we have no responsibility for this property." The landlord, with whom I never met, has been far less than helpful and I am currently in talks with the landlord tenant board to see what my options are.
Sorry to hear, Tyler. Unfortunately, the owner only wanted leasing services. This is no different than if a realtor found you a home.
Expérience fantastique: Kelly with KW Property Management has been fantastic to work with. She has helped take care of coordinating open houses when we moved out, coordinating items we left behind by mistake, and has been great to answer any questions we had. Thank you to Kelly and the whole team! Not to mention, it was very easy to find a place with KW property as so many owners in KW use them to list their places. I would highly recommend!
