Expérience négative: I lived in a property managed directly by Bird’s Nest Property Management for one year and dealt primarily with Oscar. It was a terrible experience from start to finish. One of the main reasons we chose this unit was because it had HVAC and air conditioning. That was a major selling point for us and heavily influenced our decision to move in. Within the first weekend, we discovered the HVAC system was not functioning properly. What followed was an entire year of back and forth with Bird’s Nest and Oscar with no real resolution. They replaced the coolant twice, which was clearly not a long term fix because the entire unit was failing and they failed to address this. The temperature inside the unit consistently sat around 26 to 27 degrees. It was extremely uncomfortable to live in those conditions. There was no meaningful rent adjustment, little support, and no urgency to properly fix the system. We were repeatedly told nothing more could be done, when in reality the unit needed to be replaced. Given that HVAC was one of the main features used to attract us to the property, it is hard not to feel like we were swindled into signing a lease and then left to deal with a broken system for an entire year. Overall, dealing with Oscar and Bird’s Nest Property Management was frustrating and deeply disappointing. I would strongly caution anyone considering renting from them to be extremely thorough and get clear written confirmation about the condition of major systems before signing a lease.

Expérience négative: Our experience with Birdsnest Property Management, specifically with our assigned agent, Oscar, was very poor and below the standard one would expect from a licensed property management company. Throughout our tenancy, communication was often dismissive and lacked follow-through. When essential services, including heating, air conditioning, and waste disposal, were not functioning, we were repeatedly told there was “nothing that could be done.” On two separate occasions, when we raised concerns about ongoing maintenance issues, we were told that if we were unhappy, we should consider moving out, rather than being provided with a resolution plan. Most concerning was the HVAC system, which remained non-functional for over a year, leaving the unit consistently at 26–27°C. These services were explicitly included in our lease agreement, yet no meaningful remediation, rent adjustment, or interim solution was offered. During this same period, rent was increased despite the material decline in living conditions. In our experience, Birdsnest failed to provide proactive oversight of maintenance obligations or tenant support. Prospective tenants should ensure all communication is well documented in writing and be prepared to advocate for the enforcement of lease terms.

In a challenging Vancouver market, Belva rented my Olympic Village one bedroom plus den condo to an excellent tenant by first arranging for the repair of some minor damage in the condo, developing an appropriate value for the rent, advertising on multiple platforms and doing multiple showings of the property. Contracting and agreements were handled professionally and Belva was available for landlord discussions as needed. The condo is now cash flowing, and I am avoiding the Vancouver empty property tax. I do not think I would have achieved these benefits at this time on my own. Thank you, Belva and the Bird’s nest team. Eric.

Expérience positive: Didn’t know Birdsnest until I came across a rental unit. Belva helped us with everything since the beginning giving us all the information needed and choosing us among other potential renters. She’s still helping in direct contact with us for helping or clarifying any doubt or issue. We’re very happy with our new home and pleased to be backed up by them.

Expérience négative: I strongly recommend DON'T use this agent as they use all kinds of ways to charge lots of money for doing nothing! 1) 2 years ago, they increased my rent more than 60% without getting my permission, and the tenant left. Why they do this? Because new tenant will let them charge more money in the first month or the old tenant will pay more for them. 2) Then for the new tenant, they have a baby, the agent didn't inform me before they signed the ocntract at all. I'm not against families with babies, but the agent's lack of transparency is a red flag! 3) When the new tenant moved in, they found a very minor issue with one of the blinds that doesn't affect usage at all, and the agent wanted to charge me $200~ to fix it. I had to talk to the tenant directly, asking whether they have to fix this issue, they said no, therefore I didn't need to pay such huge amount of money. And later, the tenant decided to fix minor issues in my mortgage themselves.... Why do I need an agent then? I'm paying everything for this mortgage, it's huge money, the agent doesn't do anything helpful and charges monthly payment and want to charge me lots of money when there're issues. 4) Now the tenant moved out 1 month early within one year because they got laid off for a while, I asked the agent in detail about compensation, leagal penality related questions, and I never approved to let the tenant skip any required compensation. Yesterday, I got an email from this agent, saying the tenant moved out 1 month earlier therefore need to pay for compensation, but because the agent didn't get the money from the tenant, they need me to pay for the compensation!?? What the hell is this logic? This is my mortgage, it's my decision to decide whether to charge tenant's compensation, when it's this agent's turn to charge me money for tenant's compensation? So strongly recommend, DON'T use this agent, not worthy!

BirdsNest manages a house near me and it fell into disrepair; as they dealt with rats/mice and overgrowth BirdsNest allowed trades to park in and block my driveway. Felicia was flippant: “The regular property manager is on MAT leave not my problem…” and Managing Partner Jon Low cared even less; “Not really much I can do if Google directs people to your house…” No ownership or accountability when it comes to hiring trades/listing agents. If you are looking to list a property you can do better than BirdsNest. Edit: BirdsNest reacted faster to a Google Review than to 3weeks of phone calls/emails. One off mistakes happen but BirdsNest allowed employees and sub contractors to continually use and block access to my driveway after I request they use ample street parking. Even the Home Owner was upset with your lazy, dismissive approach Jon and she made that known to Alvin. Take care.

Expérience positive: Birds Nest Properties has taken the reigns of the previous owner's group of two houses that I manage and have for years. I wish that I had positive notes to add about this company; unfortunately, I do not. I have easy to solve issues (one is a safety issue) and have had little to no updates on exact times and dates work is to be done on either. One "approved" task I've been waiting nearly two months to have a scheduling (another on vacation excuse). I have been met with partial approvals to crucial small item repairs / replacement, maintenance and have been handed excuses as to why the waiting times have been so long. The "approval guy" Scott is on holiday or he's swamped. Sorry, Birds Nest, but understaffing is not my problem. If the contractors don't contact you within 24 hours call us back. If the contractors don't call you within 48 hours to schedule, call us back. Nonsense as some "jobs" need to be done sooner rather than later. If this is rectified with me and to standards that myself and my tenants expect, then I'll consider updating this poor review. Please do better, Birds Nest as there are good responsible hard working folks counting on you. Update (Sept. 17, 2025). All of the scheduled work has been completed and I have adjusted my review on a positive note. Thank you, Bird's Nest. Update to the update (Sept. 19, 2025). Birdsnest went above and beyond and I am happily giving a 5 star review. Thank you.

They were very professional, and great in showing me the building amenities, as well as helping me out with the application and answering any additional questions I had. Having the ability to book/update appointments was also an excellent feature I haven't been able to do with other property management companies. Only suggestion I would have would be to list the agent's contact information on the viewing booking confirmation because I didn't know who I needed to contact/who would be contacting me when showing up to the viewing

Expérience fantastique: A month or so after we moved in, we had a mishap involving a leaky washing machine and several liters of water in our floors and carpets. Birds Nest jumped to action almost immediately and sent emergency services our way. They were helpful and communicative through what turned out to be a chaotic couple of months—they were always easy to reach and extremely responsive. Alessandro from the Repairs team especially was ready to answer our millions of questions and was extremely kind throughout the entire process of getting everything restored.

Expérience fantastique: At first we were a little apprehensive about renting from a property management company instead of dealing directly with a landlord, but Belva at Birds Nest Properties has turned out to be fantastic—she’s helpful, responsive, and attentive, and she’s been extremely proactive in helping us iron out the inevitable logistical challenges and minor maintenance issues that went into our move. For example, we did have a slight issue with cleaners but Belva immediately jumped on and provided us with solutions and a quick resolution! Would highly recommend!

Expérience négative: We almost rented 1402-499 Broughton St managed by Birds Nest and we’re so glad that we didn’t. We expressed high interest in the unit and the owner of Birds Nest met us for a viewing. We applied immediately, hoping to hear good news as my wife and I have quality backgrounds (I am a specialist physician working in the city and we are both home/business owners). Not sure if Birds Nest recommended it or if it was owner driven, but they came back to us and rose the value of the apartment by removing 1 parking stall and 1 storage locker (2 of each were initially included), which felt like a bait-and-switch tactic. What was advertised was not actually available. Giving Birds Nest the benefit of the doubt that perhaps it was the owner that was sly, we still signed the contract with the agreement that we would get the larger of the two storage lockers as we really loved the unit itself and was willing to look past this sly move. After we paid the deposit, scheduled movers and gave our notice to our current place, Birds Nest sent us an amended contract a week later - knowing we were in a vulnerable position with no guaranteed housing in less than 3 weeks. The message we received was that they made an ‘error’ on the storage locker number, and to sign it - without any information as to what the change entailed. Turned out that they wanted us to sign for the smaller locker, without informing us what we were signing on. This lack of transparency was the last straw for us. Birds Nest let us end the contract and we are grateful that we were able to get our deposit back, however - we are extremely disappointed with the lack of transparency. It felt like Birds Nest is primarily driven by profits, not humanity, relationships, good morals, ethics, nor transparency. This is common for property companies, but we expected a better experience as it had glowing online reviews. I would steer clear of working with this company, and especially of renting this particular unit given the lack of respect, honesty and integrity that you will undoubtedly experience working with those owners.

Expérience négative: I rented a 2 bedroom apartment in one of the houses this company manages and it was in really bad living conditions, the worst rental I have ever experienced. The apartment had bug infestation and the woman renting the place was filthy and didn't take care of it in common areas like laundry room and around the outside areas of my suite. I had to deep clean it when I moved in,it was filthy, paint it and request a door to block the furnace room infested with all kinds of bugs that was never done. I didn't have proper heat threw the winter and had no salt on pathways around the house with thick ice walking to my door. Very dangerous. The roof would poor and flood water at my front door on really rainy days like 6 inches of rain or more. I notified this company about the issues I was having living there. I spent over $500 fixing up the suite. They didn't care and told me it was my problem and the suite wasn't even a legal suite being rented from their tenant. What kind of rental property allows a tenant to rent a filthy unkept bug infested suite at a property they are supposed to be managing and when they are informed they don't care. Definitely don't use this company especially if your property is far from where you live. They will discard issues and not care how filthy and unkept it is. Reply to the company: I stated I was a tenant renting a 2 bedroom from one of your tenants that's renting a house you manage. The 2 bedroom is in the house. I had already contacted you and received rude emails telling me it is my problem since I'm not on the lease. But if you are notified of the conditions your tenant is keeping , you should take this information seriously especially since they were renting an illegal suite to me in very bad conditions and making money off me which also mentioned $1900 a month
