They lead you on to believe you’ve gotten the place by taking all your info and tell you the next step is signing the lease, then at the last minute say it’s gone to someone else. Save yourself the time and don’t bother with these people.

Although our income was more than three times the rent and clearly met the requirements, they declined us due to a long-term student loan. I explained everything clearly and also offered to pay 3months upfront but NO SURPRISE,No response AGAIN!

Expérience négative: We have been living in a unit in Beach Avenue managed by this company since 2023, and unfortunately, our experience has been extremely disappointing. The level of professionalism in responding to emails and handling maintenance issues is shockingly poor. We have submitted several maintenance requests so far, and all of them were handled very badly. At one point, our refrigerator was broken and leaking water for months. We had to manually empty the water every day, and some of our food was spoiled as a result. At the same time, our washer and dryer were also malfunctioning. The dryer was damaging our clothes, and we reported this issue as well. However, getting approval quotes and arranging for replacements took months. The entire replacement process was unreasonably slow and frustrating. Eventually, I was forced to purchase a refrigerator myself because the replacement process took so long. During this period, our emails were often ignored, and getting approval quotes and permission to proceed took far too long. This was completely unprofessional. We also requested to replace the flooring in our unit and even offered to pay 50% of the cost ourselves. We found our own contractor because the ones they suggested quoted prices that were more than double the reasonable market rate. Despite the fact that we handled most of the coordination, they delayed the permit application for months. Poor communication between the owner and management caused even more unnecessary delays. Most recently, a staff member who inspected our unit personally saw a water leak and submitted a maintenance request on our behalf. After more than a month of follow-up, the head of maintenance responded by saying that the leak was ‘incredibly minor.’ This is unacceptable. As tenants who live in the unit, our concerns should be taken seriously. Overall, communication with this company is extremely difficult. Emails receive automatic replies, phone calls are rarely answered, and reaching anyone is very challenging. We strongly do NOT recommend any building managed by this company. Our experience has been frustrating, stressful, and disappointing from start to finish.

We’ve reviewed the maintenance history for your unit and can confirm that the requests referenced in your review were addressed, including the replacement of appliances and follow-up inspections. In several cases the timing was dependent on owner approvals, contractor scheduling, and permitting requirements, which can unfortunately extend timelines beyond what anyone would prefer, especially when wanting to replace the flooring in an occupied unit at your request.
Regarding the recent leak mentioned, our maintenance team inspected the issue and confirmed it was minor and does not require repair at this time. If conditions change, please advise our office.
We also want to note that despite the concerns described here, you recently chose to renew your lease with us in a very soft rental market.

Expérience positive: *Adjusted to 3 star after owner reached out* Just a poor experience as someone trying to rent. Super bad communication, very low level of urgency. They told us our application was "pre approved" . We do a final walkthrough, and on the way out they showed another viewing to another party. The next day they say the other application has been prioritized over us. Took them *two full weeks to review* the other application, other places are under 24 hours (what a joke). Then they texted me saying our offer is approved and the other backed out. I missed that text, texted them yesterday seeing if we can proceed (I dont even want to anymore, just seeing how poor their operations are) .. and 24 hours still no reply , cant get ahold of them by phone. No call for approval? No email? Do you really want to earn someones business? We were evicted and needed reply times + approvals .. seen similar reviews from tenants - avoid them at all costs Please step up your operations

I can see from our system that an application was submitted on Jan 12 from your co-applicant and they received an instant response connecting them to our leasing team. They were already in our system for another property so their application was expedited for review to our landlord client. The landlord confirmed to put the application into a backup position as another application had an earlier start date.
A couple days later your applicant informed us they had rented another home and following that we confirmed we had rented the home you were interested in.
Throughout the communication process we can see that responses were either instant, within minutes, or the next business day depending on timing of communications.
If there is any further feedback you wish to provide--anything we are missing on our end, it would be much appreciated so we can continue to improve our processes to the benefit of potential tenants and our landlord clients.

Expérience négative: The person showing us the unit was very kind and I appricate her honesty and ability to answer our questions... The unit itself is unfisnished and Definitely not move in ready. It has a cracked window and unusable balcony space, due to an ongoing atmrgument with STRTA... And the floor is unfinished its dry and splinters. The location is fine if you have a vehicle but the advertisement was deceptive. It makes the unit look larger then it really is. Personally not a home for me. Hope they get their stuff figured out.

Upon review of your comments with the team, we have the following responses:
- The cracked window is new from our involvement and the owner has been in touch with Strata to have it replaced as it is a hazard. This is underway but takes a few weeks for the measurements, ordering and scheduling.
- The balcony is unusable. The owner is not arguing with the Strata, but the building is reviewing engineering reports and coordinating with the developer/warranty on the safety of the balconies. The ad clearly states the balcony is not accessible, the booking page has you confirm that you understand it is not accessible and to not access it, and you checked that you understand this while you still attended the showing
- As for the flooring, there were no comments made during the showings or found in our property inspection, so we'll be taking a look again with our team. The property does have hardwood floors, they are not recently finished, but they are 10 years old and may be coming to the point where it needs a bit of maintenance in an area or two, but they are still great floors!
- As far as the ad being deceptive, the square footage is accurate per BC Assessment and the photos are not edited or taken with a lens in anyway to make the space larger than it is. Our photographers are specifically directed not to do that, and they do a great job of delivering accurate photos which look great, especially of this 928ft waterfront 2 bedroom apartment.
This unit has been rented since your showing to some happy and excited tenants. They are going to be compensated on a monthly basis for the loss of use of the balcony while the Strata plans to get any work done that would be required. While it is an awkward scenario with the balconies, we have worked with our client and been clear with all prospects to make sure the property is available to interested prospects, adjusted the rent and compensation accordingly, updated our lease to reflect these changes, and we look forward to moving in the new tenants to their new home!

When moving in there was a deficiency list we filled out that was supposed to be fixed before we moved in. The Strata rules in this building prevented them from these repairs before we could move in. We are still waiting for some of these repairs. At this point they are no longer answering out emails and it is very difficult to get ahold of anyone vie phone or in person. We are just a pay cheque to them and they do not care to resolve any issues we may have. BEWARE!!

While you have been a tenant with us for nearly 6 months, and you're correct that Strata rules prevented us from completing some minor painting in the unit before you could move in, your final comments are quite unfair.
- There was an electrical diagnostic as you were concerned about your utility usage after explaining it was due to a sudden change in weather, this was confirmed no issue by a certified electrician and resolved--but we'll be checking in again on our next inspection to ensure there have been no further issues
- You had a small plumbing issue that was resolved with troubleshooting the same day (using a plunger)
- Painting 3 walls--delayed by the Strata--while at the same time weather stripping was applied to a window
While we definitely respond to emails--even from the most difficult of tenant relationships--we also apply responses in priority sequence. We are available 24/7/365 for emergencies, you receive an instant response when submitting a maintenance request, and all requests are troubleshot within 1-2 business days. I can see that even on Canada Day (today) we have 1 unanswered maintenance request which was submitted last night, and it's incredibly minor.
You are able to contact us via email (you will have at least 3 emails from our team members already), phone (all our team's direct phone and extensions are included in our email signatures), and if you feel the team is not assisting to resolve your issues, you can always escalate it to our managing broker.

It didn't even let me know if my maintenace request has been submitted successfully though. And they have not done anything to address the mainenace issue before wanting a review from me.

You also receive an email automatically letting you know it has been received, connecting you to our maintenance team, and letting you know next steps.
We can see that in your specific non-urgent submission on Saturday morning, there was no email. We have recently added an option to include more detail with this type of request, and we can see that the automatic email was not yet setup so you would not have received the email right away. We can however see that our maintenance team was in touch with you on the Monday with a resolution and our development team has fixed the email the issue since then as well.

I hope that helps you further understand that the items you have raised as frustrations are out of our control and we are working with the building--resorted to a Strata Council hearing, after repeated follow up--to help resolve the issue with the building wide intercom system, noise from the upstairs neighbours, and pest control investigation.
Thankfully it seems there is progress on everything except the intercom, but we will continue to push on the Strata to get their system online as it does not only affect you, but the rest of the building as well.
You have our managing broker's information for follow up if needed and we're working hard to get this final item resolved for you. If we managed the building, it would have been resolved already.
