Expérience fantastique: Working with Alex Anderson at Rancho Property Management has been such a relief. I honestly forget that I even have a rental property; I never have to worry. I tried managing my new-build rental on my own the first year, thinking it would be easy and low-maintenance. It wasn’t. Being a landlord can quickly turn into a full-time job. I only wish I had hired Alex from day one. Since handing the property over to him, all the stress and anxiety are gone. Since living here, the upstairs tenant has allowed their dog daily to urinate on their patio and as a result it ends up all over my patio. My space is disgusting. It stinks, there's stuff growing. The glass looks like it's oil-slicked. There has been 40 emails back and forth between my management company and Rancho with 0 response, 0 resolution. It's been 2 months. I'm sick of it. Only reason why I'm posting is because I have seen a bit of response in the replies on other reviews so I'm hoping someone reaches out. I can't even clean it because water is not permitted to go off the balcony.. it shouldn't be my responsibility to clean it up anyway. I've requested a professional cleaner to come and take care of it, but I haven't even got a real response for the initial complaint. I've said it numerous times in my emails, and starting to feel like a broken record, but the whole issue is ridiculous and absolutely unacceptable. I want a resolution.

My previous tenant moved out on March 27, and I was never properly informed about any alleged damages at that time. Months later, I found out repairs were only completed on November 14 — nearly six months later — with no clear explanation for the delay. On top of that, because of an outstanding payment, they restricted my current tenant’s access to amenities, which I find completely unprofessional. Communication throughout this process was very poor, and I was left without proper updates regarding my own property. As an owner, I expect transparency and professionalism, which were clearly lacking. Based on my experience, I would not recommend their services.

Expérience négative: This was by far the worst property management experience I have ever had. The level of incompetence is unbelievable. When I purchased my home, I paid my first month of strata fees in advance. Despite that, they still charged me again for the same month. Fixing their mistake required endless emails and constant follow ups, most of which were ignored. Getting a simple reimbursement turned into a months long battle because they either would not respond or could not provide clear answers. It did not stop there. I paid the required move in fee and received confirmation, yet they failed to arrange anything for my actual move in. I was left scrambling because they did not do the most basic part of their job. After finally reimbursing me for their error, they then decided to stop my pre authorized payments without explanation, creating yet another issue that I had to chase them to resolve. This team consistently demonstrates a lack of organization, accountability, and basic competence. Simple administrative tasks became exhausting problems that I had to manage myself. I would strongly caution anyone considering working with them.

Expérience négative: They are impossible to get ahold of!! I've been trying to get a response back for MONTHS! My apartment building is managed by Rancho. Since buying an apartment, I haven't had a working fob to access the parkade. I pay for 2 parking spaces. Street parking is extremely limited, the street is busy and people fly down it, making it a huge danger to my young autistic child. This has been going on since July 2025!! It's January and they're still giving me the run around!!!!

Noise Issue (8 Months Unresolved): For over 8 months, they have refused to actively resolve a serious low-frequency noise issue (floor vibrations). They dismiss my complaints simply because I don't have 'video evidence'—which is impossible to capture when the noise wakes you from sleep. They are showing no active effort to help. 2. Security Breach (5 Months of Silence): It has been 5 months since the break-in at the underground parking where lockers were vandalized and items were stolen. Yet, they have released no apology, no official statement, and no plan for preventive measures. They are negligent and lack basic moral responsibility."

Expérience négative: Terrible property management — unprofessional and incompetent Living in a building managed by this company has been incredibly frustrating. From the very first interaction, it was clear the senior agent handling my concerns did not understand the building or take issues seriously. When I reported a noise complaint, I was told to “go speak to the person above me.” This is impossible — the building requires a fob to access individual floors. The agent clearly did not even know how the building operates. Later, the locks to the building were changed without any notice to residents. When I emailed to ask about it, I was told the locks had not been changed — despite the fact that I had personally used my key previously and it no longer worked. Another staff member then claimed they had “spoken to the developer,” which only highlighted the lack of internal communication and accountability. On another issue, I was asked to provide a timeline. I had already clearly included dates and times in my original email, yet it was obvious the agent had not read it at all. Every interaction follows the same pattern: concerns are dismissed, emails are not properly read, incorrect information is given, and nothing is resolved. This company is disorganized, unresponsive, and completely ineffective at managing a residential building. I would not recommend this property management company to anyone.

We’ve been living in our new home for over two months, and despite repeatedly asking different people, including the financial manager, we haven’t received our move-in deposit back. We also have an electric vehicle, and they were supposed to install an EV charger at our parking spot, but after two months, we’re still struggling with this issue. To top it off, the elevator in our 50-story building has been broken for three months! I can’t believe the mistakes we’ve made to choose this building for our new home!

Expérience négative: This is the second place I've rented that is managed by Rancho. All I can say is that if they are managing a building you are considering renting at, RUN! An absolute nightmare. The building is constantly filthy, we are paying for amenities that we can't use (ie., hot tubs not heated, dog run is now closed because they are not cleaning it properly), they are rude to deal with, dismissive of complaints, they put up notices almost daily about fines for just about anything, they recently put a notice ON MY CAR saying that I had to wait for the car in front of me to enter the parkade, and then for the gate to close, and then to open the gate again a second time, or I would be fined. They act like jail guards, not like they are providing a service, and they give not single flying you-know-what about renters. DO NOT DO IT

Expérience négative: Extremely unresponsive and inefficient. I'd strongly caution residents in buildings that are managed by this company - expect poor service. On multiple occasions I've received delayed notices regarding urgent matters, leaving me to scramble to try and take any necessary action. Every time I've tried to contact the property manager I'm always sent straight to voicemail. Even their email responses are ridiculously unhelpful and when we've tried to suggest a way to solve the issue, we are met with radio-silence. To the management company - I'll refrain from publicly posting examples of poor service, but I'm happy to go into specifics in private, as long as I'm not asked to reach out to a generic help desk email. I've tried those in the past and with your company they don't work.

Expérience négative: What a disаstеr for a building management company! One of the elevators has been out of service for a WHOLE MONTH so far! How long does it take to fix an elevator? It’s 2025, almost 2026!!! All of us residents have been struggling getting in and out of our condos. At times, the elevator button doesn’t even work and we have to wait for at least 20 mins for the elevator to arrive. This company must gо!
Expérience positive: As a property management company overall, I have been satisfied with the service—except for Residential Parking Management, which has been nothing short of distressing. I live at Onni Towers in North Vancouver, and the constant “Invalid Parking Notifications” I receive have become overwhelming and deeply upsetting. These repeated and often false accusations have seriously affected my peace of mind and emotional well-being over the past several months. The stress has reached a point where I feel anxious and on edge every single time I enter or exit the parking garage. No resident should feel this way in their own home. The enforcement itself is excessive, aggressive, and completely lacking common sense. Residents are expected to wait until the gate is fully closed, and if you proceed even a second too early—while the gate is still slightly open—you are penalized. Who exactly is going to crawl under a closing gate? This feels more like intimidation than safety enforcement. What’s truly infuriating is the blatant inconsistency. The gate regularly malfunctions, remaining open for hours—and sometimes days—without urgency or concern. Apparently, that poses no risk. But a resident moving forward a moment too early is treated as a serious security breach? The logic simply does not exist. This approach has created unnecessary fear, stress, and emotional strain for residents already struggling with rising costs and economic pressure. Parking management should support residents, not make them feel targeted and harassed. This system needs immediate review and accountability. I will post the video footage that they have recently accused me of "parking bylaw infringement" later on!
Expérience négative: My partner and I submitted our PAD authorization form and void cheque starting July 28, 2025, and followed up repeatedly—sending the documents multiple times because Rancho kept losing them or claiming the attachments were missing. Despite at least five documented attempts between July and September, and even receiving written confirmation on August 13 that our PAD would be processed, Rancho failed to enroll us until October 22, stating the withdrawals would only begin November 1. Throughout this period, we warned them that their delays should not result in penalties, yet we still received a $50 fine for “late payment” of the October strata fee—something entirely caused by Rancho’s own administrative errors. After months of attempting to resolve the issue in good faith, we were left with no choice but to dispute the fine and prepare to escalate the matter to the BC Civil Resolution Tribunal (CRT) and the BC Financial Services Authority (BCFSA) for property management misconduct.

Expérience négative: Terrible experience and would strongly caution anyone looking to rent or own in a building managed by this company. Difficult to communicate with and to get even the most basic things resolved. They will fine you for the smallest reasons.... for example, if you leave something in the parking stall, instead of a simple reminder to move it they will issue a $200 fine and escalate to a strata council hearing - all communicated by formal hand written mail. I try my best to follow all the bylaws, but come on - do you really need to fine me for every single thing when you could just remind people - I know I'm not the only one. Plus, strata bylaws are not always clearly written so it is not easy to know what is and what isnt acceptable but I guess they realize most people wont fight the fines and can get away with taking peoples money. Overall living in a building managed by Rancho is a stressful and frustrating experience. Amazes me that companies like this still exist.

Expérience négative: Gross Administrative Error, Undue Stress, and Serious Security Negligence - Unacceptable Management! Our unit recently received a baseless warning notice from the Strata Management/Committee for an action we did not commit. We had previously provided conclusive evidence proving that the FOB used in the incident was NOT registered to or used by our unit. Despite this clear proof, they proceeded to issue a disciplinary warning based on an outdated, incorrectly registered FOB used by an external party. Crucially, we raised a severe security concern regarding the incorrectly registered FOB, highlighting that other residents could experience similar false accusations due to this system flaw. The management, however, failed to take any corrective action. This failure means the Strata Management is effectively neglecting a security vulnerability where FOBs incorrectly registered to one unit can be used by unauthorized individuals, putting all other units at risk of false accusation and compromising building security. The decision to issue a warning despite having proof of our innocence demonstrates a negligent, careless, and purely formalistic administrative approach. As a result of their error, our family had to waste considerable time and effort proving our non-involvement, causing significant mental and temporal stress.

Expérience négative: I contacted our assigned property manager because our dryer vent had not been cleaned during the annual cleaning and our dryer was displaying a code indicating that the vent had a blockage. I simply wanted to know if the strata is responsible for this as I need the duct cleaned right away. I got an email back saying that our property manager was away until next week and referred us to another manager. I waited all day for a reply from the other manager (Ms.Ng) only to receive a dismissive email telling me to wait until our property manager returned from holidays.

I set up PAD auto-withdrawal in May, they successfully charged me in June, then their own system failed in July, August, and September — and yet they fined me $200/week, claiming I never submitted the PAD form! I’ve wasted hours sending proof, emails, and calls — every time a new person takes over, and the manager does absolutely NOTHING except tell accounting to “assist.” It’s a total mess. Our building's agent Sube Young takes ages to reply emails if she ever does that, often she just ignores them. There was one time in October, our building's hot water was cut off during a weekend and she refused to come here and let the technician in because she thought it's not an emergency.

He always replied within an hour or so and made sure all my concerns were addressed. When I was searching for a new place after my previous landlord reclaimed their property for a family member, I met with Jorge to view the apartment and he informed me of my legal right to receive an additional month’s rent from my previous landlord, something my former landlord had conveniently failed to mention. Expérience négative: Towed from visitor parking in ~3 hours — disproportionate enforcement and cost On August 27 (my mom’s birthday), I parked in the visitor lot at 3107 Windsor Gate, Coquitlam with a visitor pass on the dashboard. The pass apparently slipped out of sight, and within about 3 hours the car was towed by Benjamin Towing Corp. I paid $324.53 to pick it up a five-minute drive away. This is my first tow in 25 years in Canada. I did notice signage mentioning towing. However, the immediacy of towing, the specific conditions, and the actual cost were not obvious enough for an average visitor to grasp at a glance. Since visitors often don’t leave contact details, reasonable procedures matter even more. A few constructive suggestions: Add a short grace period (e.g., 15–30 minutes) followed by a re-check, instead of immediate towing. Use hang-tag/clip passes or a QR/license-plate registration to reduce accidental non-display. If enforcement must remain this strict, consider switching to pay parking for transparency and records. Paid parking typically includes a grace period and some leniency/adjustment for honest mistakes. As it stands, the approach felt punitive rather than service-oriented. I hope Rancho Management reviews the policy and adopts a more balanced, visitor-friendly practice.

Expérience négative: I have been dealing with unresponsive senior agent on over 12 counts of common property issues ( elevator repair, landscaping, safety hazard, mold, phantom complaints, cherry picked accounts and more) and issues of personal matter and issues where they forgot to follow the Strata Property Act with procedural law. The one star reviews here says it all. People who are not trained as strata lawyers are making decisions a strata lawyer should advise on to avoid significant unfairness charges. Same day notice for granting of a hearing, when it was requested more than 4 weeks ago. The list really goes on. I caution strata considering using them or are using them. Already called and left VM monthly since Feb and no return of calls, no response for emails, emailed the general email already and no response like they like to tell you to email the pmgr@Rancho email 7 months ago no response.

Zero follow ups and false promises - the moment any news is received it's far too late and he doesn't contact the tenants directly. Vancouver has had a housing crisis for years and the staff here are contributing directly to it with their "service" by making their properties unlivable. Expérience négative: My husband and I just purchased a condo managed by Rancho, during inspection we found a cracked tile in the bathroom. We reached out to Joseph Tsang, Senior property Manager to find out the specs of the tiles that were used so we could try and source it and replace the tile. To put it bluntly, Joesph is shockingly rude and unprofessional. His response was for us to reach out to the original homeowner and find out ourselves. When we replied saying that other stratas that we lived in had no problem providing us original specs when requested his response was “if I had it don’t you think I would have given it to you.” This is extremely disappointing and shocking the lack of service we received. I hope that strata council will consider changing strata management companies in the near future. UPDATE - August 1 2025 In response to Rancho's request to email them directly with our concerns, FYI, my husband already emailed the address provided at the same time as my original post, and he still has not received a response.

Jan 2 I get a letter in the mail saying I haven't set up my pad form, fined me 50 dollars, secondly I got a new local number 236 since my old number was long distance and wouldn't work with the call buzzer, my phone works just fine full service go to dial my unit says its not in service, I call them to inquire about the issue .. say their looking into it its been 6 months, now the kicker is they just installed key fob readers into the elevators so one one but the people that live on that floor can access it, cool idea except if your storage unit happens to be on a different floor and they have the stairwell locked so you cant even get to any floor but your own.. been trying to contact strata for over a 5 days I need to get into my storage locker , no one will reply to my voicemails or emails.. just started my holidays and can't get my camping gear , thank you rancho for being a outstanding property management company

Expérience négative: Poor Communication and Unfair Handling by Rancho Management Services (Francis Yeung) I am writing this review based on my personal experience with Rancho Management, specifically dealing with Senior Strata Agent Francis Yeung, in handling a visitor parking infraction at Moda Strata (6638 Dow Avenue). Lack of Acknowledgement or Interim Contact: On April 24, 2025, I received a Notice of Infraction for a guest’s vehicle overstaying in visitor parking. I replied promptly (on April 25, 2025), apologized, and asked for guidance. Despite multiple follow-up emails, Francis Yeung never acknowledged receipt or offered any interim communication (phone call or meeting) for over a month. During this period, there was no courtesy warning or reminder that could have allowed me to correct the issue early. Delayed Decision and Heavy-Handed Fine: After more than a month of silence, I received a “Notice of Decision” imposing the maximum $200 fine without any prior discussion or warning. For a first-time, unintentional overstay, this felt disproportionately punitive. There was no explanation of why the Council waited so long, nor any transparency around how the decision was reached. Unresponsive Representative: My agent emailed again Francis Yeung seeking clarification or the chance to discuss mitigation, but received no reply until after the fine was already imposed. This unresponsiveness undermined any trust in the process. No Opportunity to Rectify Before Fine: Had there been a simple phone call or concierge alert on the day of the overstay, I would have moved the vehicle immediately and avoided any penalty. Instead, the process was entirely reactive and impersonal. Impact & Recommendation: The lack of timely communication and immediate imposition of the full fine gave the impression that Rancho Management (and Francis Yeung) prioritize strict enforcement over fair, community-focused resolution. I do not recommend Rancho Management Services for strata management if you expect reasonable dialogue or human-centered handling of minor infractions. Constructive Suggestion: Strata management should implement a courtesy warning step (e.g., concierge alert or phone/email) before issuing fines for first-time or borderline infractions. Better responsiveness from agents like Francis Yeung would prevent frustration and costly appeals. This review reflects my direct interactions: prompt replies on my side, but no acknowledgement or discussion from Rancho Management, followed by a delayed decision and maximum fine. I hope Rancho Management improves their communication protocols and handles minor issues more fairly.

There was a lack of communication between the management and the unit owners, also a lack of transparency in financial statements, budgets and fees. In addition, the resident council also got notified that Rancho hasn't been paying the contractors at all for quite a few months. The list goes on and on... Please BE AWARE if you come across Rancho.

They will request extra fees during the rent , they will request you to have a professional cleaning to clean the apartment and provide the receipt( against the contract information) , they will also request a professional carpet cleaning company to clean the carpet when you decided to leave the apartment and charge you if you dont provide the receipt. I've never had a call back after leaving a voicemail either. I'm also skeptical whether they actually have a diligent maintenance program, for our building or if they are just winging it. Pipe blockages were ignored for two years until one of my neighbors had a major leak requiring them to move out. Days later they cleaned the pipes properly. DO NOT HIRE THIS COMPANY TO MANAGE YOUR BUILDING!

Expérience négative: Jeremy Lim is completely incompetent and utterly useless (that is the most polite way to put it). We've had a marijuana smell flowing into our unit for the past 5 months and we've reported at least thirty times. The concierges have also noted that other units have reported this issue multiple times. I emailed Jeremy Lim to find a solution and he tells us he'll hold a strata meeting. 0 follow ups after the strata meeting so we email him again and he replies that they contacted the suspected unit's landlord to investigate. Again, 0 follow up afterwards so we email him again. He then asks the concierges if they've knocked on the suspected unit's door (which they have, every single time it's been reported and no one's answered). Time and time again he provides zero tangible solutions and now it's almost April. They haven't even sent a warning notice or infraction letter under their door yet. I'm sure they have a log of all the reports since November 2024. What's the point of reporting it if there is no action? Absolute joke.

Expérience négative: With my experience with Rancho has been nothing but a nightmare. My 1st home (Park Ave) was managed by Rancho where I had to sell after 2 years living there. No customer service nor any care came from them at all and it felt like all they cared was trying a way to fine you for anything. After I moved to new condo place and wasn't too happy when I heard they were managing my new place. Moved in on late October 2022 and in January 2023, just shy under 3 months into January they raised the Strata cost. Not just that but drove us already into a special levy after 1 year living at my current home. There was so much work that was announced by Rancho that never came to fruition and we were only given 1 weeks notice before we were notified that Rancho was bouncing out and we were getting a new strata management taking over. That explained a lot why they completely abandoned a lot of plans that were made and left our building in total chaos. Wouldn't trust a place run by Rancho. Glad they're gone. Update: March 2025 We just had our AGM with our new Strata agency and they told us all the Shady things Rancho has done. All the insurance and damages caused by RCMP and Uhaul that hit our parking gates during year 1 was never dealt with. Our council members have told us Rancho kept them in the dark on everything saying it's all handled when nothing was. Our foundation paperwork were never completed and things were all in shambles. We were royally screwed to the point where Rancho Drove us into a 2nd Levy that the new Strata agency had to embarrassingly lay it upon us. Over $160k also went missing during investigation. Everything made sense as of why Rancho ditched us after 1 year. Management and budget mishandling and all the lies.

Expérience fantastique: I have been living at The Austin in Coquitlam for 10 years managed by Rancho and senior management by Mr. Yya Malek who is a professional and caring young man. You can tell in the way he speaks and how he carry’s himself. He has been really great with emergencies such as a fire we had in the building and how it was managed from beginning to end was smooth and the cleanup was perfect because there was no smell of fire and repairs and cleaning in particular were done flawlessly. Mr. Malek is thorough and intelligent and truly cares and I just wanted to say how appreciative I am of him. The staff is also very friendly from the building manager Trupti, or cleaning personnel Emily or Diana or Johannes are great people to deal with when it comes to extra parking in the building. Everyone is professional and friendly and you can tell they you do their best and they care. Its been great living here and it’s been great for the past 10 years so thank you to Mr. Malek and his staff for their prompt replies and amazing work in handling everything so well to a high level of excellence.

Expérience négative: Terrible service (more like non existent) email about concerns with our condo and no reply. We had to have our strata president reach out and even then there was a VERY delayed response. Light in our patio gave out then started sparking, all they did was unplug it and say they were going to send someone out (there are many units in our building with this problem. We have now switched our residential strata company to another company (much better) and Rancho says they have fixed all patio lights. Super sketchy not fixed at all. This company has a history of being shady with managing our strata’s funds, this led to Otis (elevator company) shutting down one out of two elevators cab in high rise condo for god knows how long.. until Rancho pays the bill that’s been outstanding for MONTHS. This a blatant disregard of building safety and shows shadiness with management of our funds. As a resident, there’s no clarity as to why Rancho has dropped the ball with payments to vendors despite us having sufficient funds.
