Negative experience: I have complained for 4+ years about the resident above me, letting his dog use the balcony as a washroom. As a result I can't use my balcony at all, due to risk of mess pouring down. The property manager of my building does nothing. My rent keeps going up but I am still unable to use the space I am paying for every month. It is a biohazard. Even worse still, I'm above the lobby. So they allow this mess to pour down at the buildings front door. Super classy!!
Negative experience: Uses harsh chemicals around tenants and pets with no consideration for health.
The "harsh" chemicals are routine cleaning agents, widely available in any department store. Following up on your complaints, numerous municipal law enforcement officers as well as Animal Services visited the building, and not one of them agreed that your complaints are valid, or that there is any danger to you or your pet.
Fantastic experience: Holly - The property coordinator at Valiant building 155 Nonquon Rd is truly great at what she does. She is great at communicating when issues come up, and is very approachable. She helps when needed and is always available in some format to talk to about any issues or answer any questions that we may have.

Positive experience: I would like to share that since living at Parkhill rd I’ve seen many superintendents come and go a couple have been great but Monique who is currently our superintendent has been the biggest asset to the building. She is always friendly with a big smile, very knowledgeable and will go out of her way to make sure she can answer any of your questions. The building is very clean and she is always busy making sure it stays that way. I give Monique 5 stars. Keep up the great work.

Fantastic experience: Wanted to share this review about Holly the Property Coordinator with Valiant Group & Companies Limited. She is honestly the epitome of what property coordinator means. She is very pleasant, well spoken and kind. She takes her job very seriously, and makes sure if you have any type of issue, it is taken care of and dealt with in a swift and timely manner. You are always greeted with a smile and " how are you today, how can I be of assistance" Holly always makes a personal visit to make sure you are completely satisfied with the repairs that were done. In my opinion, Valiant should be awarding her with a raise and put her in charge of teaching all the other building coordinators how to do the job. Holly is very professional and diligent at her job. Any company would be extremely lucky to have her as part of their team. ⭐️⭐️⭐️⭐️⭐️

Negative experience: Any interactions with Colleen make me lose more and more faith in valiant. Discussing with other tenants she’s the human embodiment of a traffic cone who only knows to say no. She has no people skills and has this false sense of a 17$ an hour superiority complex. Not sure what happened to the standards of managers here. Perhaps it’s time to raise the bar from dollar tree management. There’s a reason why no one is moving in
Hello Samantha. Some of the neighbours you greet each day, and share your home with, are hard working people earning minimum wage. Some of them work multiple minimum wage jobs in order to feed their families and pay their rent. Utilizing minimum wage as a tool to disrespect another person, is cognisant of the lack of depth in your character. Perhaps it is time to raise the bar from this shallow level. In the event your requests were not granted by the property manager, there are much more productive channels to pursue than the one you chose. Please feel free to contact our head office at any time.

Negative experience: Colleen is disrespectful to any tenant asking for help. She has no professionalism and it a horrible representation of what valiant is. Do not move into anywhere here. They are forming a tentant committee due to how badly the building management has gotten within the past year.
Hello Tammy. Thank you for your feedback. We apologize for not being able to accomodate your request. We need to keep every tenant's safety and well being in mind, even if that means saying no to individual requests. As for the tenant committee. A hand-written scrap of paper was delivered to tenants in your building, indicating a date/time for a meeting to discuss forming a tenant association, for anyone who was unhappy with management. Valiant received dozens of calls from tenants asking if this note was sent by the landlord. We confirmed that it was not. In an effort to assist our tenants, we posted notices in the building, offering up our recreation room for this meeting. We also purchased coffee, tea and snacks. There are over 250 people residing in your building. The turnout yielded less than 10 people, most of whom returned home after finding out that the meeting was organized by 2 ladies, who were upset about a staffing matter.
Negative experience: I am writing to formally express my deep concern and dissatisfaction with the conduct of the building management. The level of disrespect and unprofessionalism I have experienced is unacceptable and does not reflect the standard of service that tenants/residents deserve. Perhaps if you contacted head office and offered the full story, we would be able to assist you. I am fairly certain, that random people reading this comment will not be able to provide any type of service to you, which may lead to resolving this matter.
Negative experience: What is going on? Garbage chut, main door, and intercom is not working for weeks. 155 nonquon is falling apart. One thing for sure is that you never miss a beat to increase the rent. How are things not working for weeks now? Is a locksmith difficult to get? The building is despicable.
Hello I am Noni. Thank you for your comment. The intercom was disconnected by Bell, while doing work in the area. We had to wait for several days for Bell to service several of our buildings, including yours. We posted notices to tenants in order to advise them of what happened. To answer your question though - no, a locksmith is not difficult to get. We have one on staff. The building is clean, damage free, and well managed.
Negative experience: Tammy at 340 could be replaced with an answering machine. Atleast the answering machine would come into work. Who is hiring these new managers and coordinators now needs to be replaced.

Fantastic experience: This review is for Gary who owns Glee Construction and is contracted through Valiant Properties for repairs and maintenance. He came in to complete some work from water damage and he did an amazing job and was very attentive and put in extra effort where it was needed. I would highly recommend his repair services. Negative experience: Appalling Treatment by Valiant Properties in Oshawa, Ontario. **Review** I am utterly appalled by the treatment my family received from Valiant Properties in Oshawa, Ontario, during a time of immense grief. My mother, a tenant of over 25 years, recently passed away, and what followed was nothing short of disgraceful. Despite my sister residing with my mother, Valiant Properties wasted no time in informing us, within less than 48 hours of her passing, that they would be reclaiming the apartment. This heartless decision left us reeling with shock and disbelief as we grappled with the loss of our beloved mother. Adding insult to injury, the rent for the apartment was well below market value, a testament to my mother's decades of loyalty as a tenant. However, Valiant Properties showed no regard for her legacy or the stability she had brought to the property. Instead, their actions demonstrated a callous pursuit of profit at the expense of human decency. The insensitivity displayed by Valiant Properties during our time of mourning is unforgivable. Their lack of empathy and compassion has only served to compound our grief and distress during an already challenging period. I urge anyone considering renting from Valiant Properties to think twice. Their shameful treatment of my family in the aftermath of our mother's passing is indicative of a company that prioritizes profit over people, and I would not wish such heartache upon anyone else. In conclusion, the reprehensible actions of Valiant Properties have left a lasting stain on our memories of our mother's final days, and I implore others to seek accommodation elsewhere to avoid experiencing similar heartbreak.
Negative experience: People are allowed to smoke in the underground parking? Really? So you increased the price for underground parking to $160 + lung cancer? If they want to smoke weed or cigarette, they should go OUTSIDE. Is this a smoke joint or and apartment building? This is for 155 nonquon road. I am going to call the city to find out if this is legal.
Negative experience: Unprofessional, extremely dirty buildings, overpriced, understaffed.
Fantastic experience: Very friendly staff. I mostly dealt with Erika and she was very pleasant and quick to respond. My dog also loved the building!

Negative experience: I wish I could give zero stars, because that's what this property manager David deserves. Where do I even begin with the litany of problems. Management is like BEGGAR. Worst management in the Durham region. Erika and David both are unprofessional, disrespectful, and frankly embarrassing. Never recommend to live in this property. Superintendent never available in the building but if they want rent then they will come in 2 minutes and if you face any problem they never come on time. If you are working, you have to have take leave to talk with management. Office is close all the time. In conclusion, this property manager is an absolute nightmare. I can only hope that others heed this warning and spare themselves the misery I've endured. Zero stars, zero respect, zero competence. NO..NO.. NO.. Big no for this property with this worst management. If management change then you can think.

We are experiencing severe staff shortages, and the manager is juggling three positions at once. This building has several hundred tenants. Although it took some time, for which we apologized repeatedly, you were provided with a detailed explanation of your balance, as requested. No one that you have dealt with has been rude to you. You were asked to be a little patient, which you interpreted as not being important.
Negative experience: NOT a good company. Willing to break LTB rules in order to maximize profits and I have email proof for anyone who wants to see it. In general they will do ANYTHING to screw over tenants and get more money, and lemme tell you the money isn't going into bettering the buildings. Greedy company contributing to the downfall of Oshawa

We also checked our records carefully, and we have not been advised of any tenant applications filed at the LTB siting screwing over tenants and being greedy. Yes, we had some issues with the elevators lately, and we have posted notices in the building to keep tenants updated. Due to the pandemic, parts arriving from the US were delayed, in some cases by several months.
There is absolutely nothing that we could do about this situation. We are happy to announce that all 3 are in working condition at this time.
As a side note, it seems that you may have accidentally borrowed some mats from 177 Nonquon Road, Oshawa.
We would like to take this opportunity to thank you for returning them.

Negative experience: Do not rent from Valiant. Due to a clerical error, thousands of dollars of my belongings were thrown in the trash without so much as a phone call, including live animals and family pictures that can never be replaced. They were slow in responding, and the compensation they offered was not even half of what the items were worth. I regret not going to the police, but my anxiety prevented it at the time. I knew they would fight me every step of the way, so I didn't push further, and went along with what they gave, but I wish I had. I also lived there for over a year and never had 4 working burners on my stove, despite repeated requests to get it fixed.
Thank you for your post. You are correct. During this unprecedented, extremely stressful and traumatic time, we made a mistake. We admit it. We apologized to you immediately upon discovering the mistake. We explained exactly what happened (which was entering the incorrect vacate date). Then apologized again.
Our manager supervised this entire situation personally, from start to finish.
Your decades old, worn, half-broken kitchen supplies were replaced with brand new items.
We gave you gift certificates to purchase brand new shoes, in place of shoes that were not in good enough condition to donate.
We gave you a gift certificate to purchase brand new coats.
We purchased brand new tanks for your shrimp.
Please do not regret that you did not go to the police – we did not steal your belongings.
We thought you left these items behind, because you moved your valuable belongings out way earlier then your actual vacate date. Although the live animals – the shrimp – were left behind for days without anyone checking on them.
Not only did we not fight you every step of the way, we asked you to prepare your own list of what was discarded, and approve everything prior to us purchasing the items.
We then asked if you were completely satisfied with everything we purchased, the refund you received for the rent, and the gift certificates you were given.
The final document was executed only once we received your approval – in writing.
As for the burners not working on your stove. There are no work order requests in your file regarding your stove. Not a single one. We do not live with you. We cannot know that your stove isn’t working properly unless you advise us.
This situation was our fault. No question – but we did everything in our power to make it right.
Fantastic experience: I started renting a 2 bedroom on Marland Ave and our experience with the staff has always been professional. I wanted to downsize to an upgraded 1 bedroom and desired to stay with Valiant. They made my wish come true and as expected, the staff here are all amazing, great community atmosphere and a beautiful place to call home! Thank you Valiant!

Negative experience: Terrible place to live. I visit some friends who live here and the whole building smells of curry. It’s also very noisy every time I’m there, from outside and inside the building. It looks ok on the outside but it’s a complete dump on the inside.

To clarify, you gave us 1 star because you are not a fan of a particular spice.
I work in this building every day, full time, Monday to Friday.
I share the building with tenants and their families. Yes, they cook. Yes, spices are being used as part of their meal prep.
It is by no means overbearing.
This building is home to several hundred people. Yes, you will hear regular, day to day noises. Again, nothing overbearing.
We currently have 0% vacancy. There are 245 units in this building. It is safe to say, this wouldn’t be the case if the building was a dump, inside or out.
Fantastic experience: We lived at 177 for a few years and had a great experience! Our apartment was a great size and lovely! The supers were always happy and the building was always spotless. The pools were a bonus. The only downfalls was the elevators would go down frequently and being on the 7th floor with a baby and stroller made stairs impossible, they were working on fixing them around the time we moved so may not be an issue anymore. I also was a light sleeper and if I had my window open I would wake up every morning at 4 am as strangers riffled through the dumpster. Other then those two things it was great! Also like to add Ida was great and always so friendly when she would see us!

Fantastic experience: This is my second time renting at 177 Nonquon location. The reason I returned was because of the cleanliness of the building and the superb service form the superintendent staff.
Positive experience: I was looking into a rental unit at 177 Nonquon Rd. in Oshawa. When I arrived I was told the rental office was closed. She sent me across the street to speak to a lady named Ida. Ida was very pleasant and very happy to assist us. She took the time to walk me back over to the building - the one I was interested in - and showed me the layout of an available unit. She was willing to answer all my questions and I didn't feel rushed out the door. She was awesome!!!

Negative experience: I wish I could give this "company" no stars. The property manager Andrea doesn't return your phone calls and is extremely unprofessional. If she doesn't like you, she will make it very obvious by mailing you letters with grammar mistakes. Jeff was a better property manager who had a big heart and was very understanding, who didn't give me anxiety, who didn't break up my family due to numerous almost weekly letters of complaints from Mrs Walker. Trust me, if she doesn't like you she will do everything she can in her power to get you out of your unit. She has no idea how much stress and discomfort to my family she has caused.

Negative experience: The property manager Andrea is sloppy, rude, and extremely unprofessional. Threats and harassment are the norm for these guys... Don't rent from valiant if you can help it. Edit:: Dont let their cheesy replies fool you. Any attempt to contact the property manager would not be answered. Andrea will not call you back, she will not answer her phone, and she will not meet with you. If I could give a zero star I would. Run! Don't rent here.

Negative experience: I wouldn't trust the integrity or ability of any company whose self entitled, childish executives thow a fit and ban a charity organization who raise money for MS and draw business to its tenants businesses when that exec has to go an extra 10 ft. Negative experience: Shame on you!!! Banning a group of classic cars owners from gathering in the parking lot at your mall in Lindsay! Not only do they shop and eat at that mall when they are there. They also draw others like myself to the mall with my grandson to see the cars and gave dinner and wander the shops. Usually purchasing something. I hope KARMA GETS YA! They will continue! But if businesses leave your mall due to lack of sales or traffic, you will have nobody to blame for the lost rent but yourselves. Remember where your money comes from! I hope you never need help in your life! This group not only brought revenue to the mall, but also raises money for MS! More then a little angry!

Negative experience: So bad management, this is my worst experience ever. Living in Toronto and I want to change in this building when I called no one answered ( around a week of calling every day), I have to go to the office and speak with them face to face . Be already for the lazy manger . However, I will give 5 * For the location and the building. It's really amazing

Our offices are open 8:30am to 4:30pm. We employ a full time receptionist during regular business hours and we have an answering machine for the main office line.
The rental office stays open until 9:00pm. We have two full time agents on duty from 9:00am to 9:00pm, they carry a cell phone when they are out of the office to show units and the rental office phone has an answering machine.
The Superintendents’ cell phone is answered 24/7, 365 days per year.
You did not mention in your post which of these numbers you were calling and whether or not you left a message.
After calling for an entire week without speaking to any of the over dozen employees assigned to answering these phones, did you maybe send an e-mail to us?

Negative experience: The building looked pretty neat and the staff (April) really helpful however, they take so much time processing your application. Be ready to submit every document you own in your life including issuing a cheque for first and last and also risk being turned down in the last minute. In my case, I wrote bunch of emails and tens of calls without answers including unanswered voicemails, I have been to their office over 8-10 times in two weeks. The whole point is, their standards are too high and processing time takes forever. My advice: DON't PUT ALL YOUR EGGS IN ONE BASKET

There are two reasons for us requesting the number of documents we do and spending extra time thoroughly reviewing applicants.
One, we owe it to our existing tenants.
Two, we want the applicants to be comfortable with their new venture, both financially and logically.
Negative experience: Apparently lease verbage is irrelevant and your business appears to be too. Move on.

Negative experience: Don't deal with Ida. She is unethical, unprofessional, and unreliable. "Ida" who is supposed to help you find an apartment, does the exact opposite. She took over 2 weeks and continuously asked for more information from us, meanwhile we had presented her with more information than we ever have for an apartment. She then "forgot" to call us and tell us we hadn't been approved. I called 2 days before months end and couldn't even get ahold of her during business hours. When I finally spoke to someone, they told me I hadn't been approved and had no reasoning as to why, I still haven't heard from Ida... The information given shows I can afford the rent per month, by myself!! And somehow I still can't get approved. This company is a scam and takes enough information from you to steal your identity without trying, they act like they will help you but simply turn their cheek when you leave. Brutal. Don't bother trying to rent from this company unless you receive a government check. Sickening. Thanks again Ida, I'll be homeless this month, at least.

Although we are surprised to hear that you did not find your interaction with her beneficial, we apologize none the less. There are many variables taken into consideration when we assess applicants. Income is only one of those variables – it is important, but it does not on its own serve as a deciding factor.

Positive experience: Apparently your neighbors can smoke all they want on there balconies even if it effects your own apartment. The properties have no smoking bylaws that they enforce. When you phone the superintendent they say. Nothing I can do. you pay 1,140. and you have no rights. just letting you all know what's up This property rental company.
Thank you for your comments Robin. Unfortunately, our company – as well as all other Landlords managing rental units – struggle from time to time with this issue.
The Residential Tenancies Act and the Human Rights Code clash when it comes to the matter of smoking. Both smokers and non-smokers have certain rights. Both government agencies are designed to protect people’s rights. We cannot prevent tenants from smoking in their homes. Regrettably, their neighbours who do not smoke are negatively impacted. Once we receive complaints from tenants whose neighbours smoke, we do take these cases to the Tribunal. The decision however, is up to them. We cannot overrule them.
Hopefully you have found a newly constructed building which owners/Landlords can designate as non-smoking. Older buildings are not awarded with this opportunity.

Negative experience: Their units are not as advertised. The 20 foot units are only 18 feet deep. When I complained in writing, they are now evicting me. Discrimination, plain & simple. I'm filing complaints with the Ministry of Consumer Services, and with Industry Canada for false advertising.

Negative experience: i visited, a member of my family living at 191 nonquon road , i was disgusted, fridge door had no shelves on the door , broken off, 2 doors in kitchen broken off, hall door off track not fixed no light in dining room broken , stairs to balcony on lower level fixed , holes in wall , never painted , no one should have to live like this, im going to take pictures of this mess and go to the oshawa city inspector , to look into this mess ,
We appreciate your comments Ms. Gummerson. Your family member viewed the unit prior to accepting it. As you may be aware, once a tenant obtains possession of his/her apartment, the Landlord has no legal right to enter. This means, if your family member does not report the problems, we cannot make the necessary repairs. We cannot fix problems we do not know about. We have sent the superintendent to take a look at the stairs you mentioned. If required, repairs will be made forthwith.
