When a resident provides clear photos as evidence that a unit was left in good condition, you should receive a fair review of that evidence, a transparent explanation of any deductions, and timely, reliable communication. If you feel your documentation was ignored and the refund was refused without proper justification, we understand why that would be frustrating and why it would impact your trust.

Royal York Property Management aims to deliver a top tier property management and leasing experience, and part of that is ensuring that any move-out related charges, including cleaning or other deductions, are handled professionally. In a proper process, charges should be supported by documented findings, clearly connected to the condition of the unit at turnover, and communicated in a way that is easy to understand. If the unit was left in good condition as you stated, and you provided photos, then your evidence needs to be reviewed carefully and objectively, and the outcome should be explained clearly.

We also want to acknowledge your point about customer service. Even when there is a disagreement on a file, communication should never feel dismissive. A reliable property management team should be able to explain what was charged, why it was charged, what documentation supports it, and what the next step is if a client disputes it. If that was not done here, it is a service failure that we take seriously.

As a public commitment, we are prepared to re-review your file, including the move-out documentation, photo evidence, internal notes, and the reason the cleaning fee and other charges were applied. If any charges were applied incorrectly, duplicated, or without proper basis, they will be corrected. If the charges were valid, you deserve a clear, plain-language explanation supported by the appropriate documentation, rather than a generic response.

Our goal is to provide a fair resolution and improve the consistency and transparency of how move-out charges are handled in our property management and leasing process.
