Negative experience: This is one of those scenarios where 0 stars should be an option. This corporation is the absolute worst! Nellie Snowball and Patricia Young are useless. They have no customer services skills and DO NOT care about the owners. My best advice is to stay away from any condo developments overseen by Bayshore property management.

Negative experience: Mr Thomas Bristow I am writing on behalf of many extremely frustrated and concerned residents at 4700 Highway 7 regarding the ongoing air conditioning failures in our building and the complete lack of support, communication, and accountability from the Bayshore Development management team. For the past four years, residents have continuously experienced recurring issues with the building’s air conditioning system. Despite numerous complaints, emails, phone calls, and requests for updates, no permanent solution has been provided, and no one in management appears willing to take responsibility or communicate transparently with residents. We are especially disappointed by the absence and inaccessibility of the site management team. The site manager is rarely present on-site, and when residents attempt to contact her by phone or email, there is little to no response. Escalating matters above the site level has unfortunately led nowhere as well. Emails bounce back, calls go unanswered, and residents are left completely in the dark. During the first major heatwave of May, the situation became unbearable. Residents were left without air conditioning for days while receiving vague explanations and conflicting information. We were recently advised that a required part must come from China, yet no timelines, updates, or contingency plans have been properly communicated. This situation is no longer simply an inconvenience — it is a serious health and safety concern. Our building includes: * Elderly residents who are vulnerable to extreme heat * Pregnant women * Families with young children * Residents with medical conditions * Pets becoming ill due to the temperatures inside units The lack of urgency, empathy, and transparency from management has created tremendous anger and disappointment throughout the building. Residents feel abandoned and unsupported. We have also requested compensation in the form of three months of maintenance fee reimbursement due to the ongoing disruption and unacceptable living conditions, yet this request has gone ignored as well. At this point, we are respectfully asking for your direct intervention. Residents deserve answers, accountability, proper communication, and immediate action toward resolving this matter once and for all. We sincerely hope to hear from you soon and finally receive the support and leadership that has been missing throughout this entire situation. Negative experience: The worst property management, please don't go with this company, 4700 highway 7 been out ac for few years, no proper management, hot water was out for a month, roof got repaired for $400000 without our knowledge and made us pay $3000 to $5000 each.

Negative experience: Horrid attitude. I missed the AGM yesterday and the five people I met today all said their concerns were blown off. They were pissed. They said it was the worst AGM ever. Before that, My notifications to Bayshore regarding serious security issues were responded to in a ridiculous fashion and days before the AGM they put out a notice “ to report security concerns” , so they can cover their butts. People have real concerns, water leaking, no hot water, and they blow them off. They didnt offer any hope for a resolution. I have the documentation, and communications to back this up. When they start respecting the owners, I will consider taking this down. In the meantime, I stand by my claim.

Fantastic experience: Michelle Radley manages my condominium complex and she has been great! She is diligent, responds quickly to any questions or concerns myself and other residents have had and she is very knowledgeable about the rules and regulations of the condo and city by-laws. Negative experience: I was told by the city of Barrie that the property management had to be the one who called to get a car removed from our parking spot. I called Bayshore after hours and they told me that nothing could be done and I’d have to wait for Bayshore to open on Monday I had no parking spot for the entire weekend.

Fantastic experience: I lived in my condo for 10 years with Bayshore as the property management company, and Linda Gabriele was our property manager throughout that time. Linda has been absolutely fantastic. She is always fully transparent about everything happening in the building and consistently quick to respond to calls or emailed concerns. Fantastic experience: I lived at 252 barrie road for almost 10 years there was many ups and downs but in the end it was such amazing place to live my family grew fast and we unfortunately had to move on from our small appartment the support from the staff that worked for bayshore was incredible I want to thank Dave for all his hard work and commitment to make sure everything was staying up to date Steve.C for all his support and being so kind and understanding that having 7 small children isnt easy and never judged . For Mac all his hard work and making sure the building was safe for everyone And Steve.G for his big heart and unconditional support over the past few years Theses workers are ones ill never forget coming into this building as a young mother and no idea what I was doing Theses people have a heart of gold there may be sometimes I was extremely out of line but everyone was great I couldnt have asked for a better place to call home when we had no where to live Thank you bayshore for everything.

Negative experience: I have been a new tenant for almost a month now and I have yet to receive a single response to multiple phone calls and emails regarding unresolved move-in issues. There has been no acknowledgment, no updates, and no effort to communicate despite repeated attempts on my end. This level of service and lack of professionalism is extremely disappointing, especially for a new tenant expecting basic communication.

Negative experience: 2025-How can you take over a property and spent 2years fixing the roof (inconveniencing everyone with sounds) , yet you ask to replace the entire roof in 3years? What happened to the company who installed it and why isn’t there a warranty or proper inspections 2024-The property management staff are rude and nasty. They’ve been issues we’ve had to accommodate with the building and it’s been resolved but it took a while. Yet, moving in past 2.30pm because we had issues with enterprise messing up and the assistant manager (can’t recall her name) said she’s doesn’t care where I sleep although I’ve been paying condo fees for 4years. They don’t support you at all. It’s high time they are replaced. They have too many bad reviews on Bayshore property management. 2023-I had an issue with my air conditioning, and Linda came immediately to fix it. She noticed some water drained that could have damaged my flooring and unit, leading to thousands of dollars. I was so overjoyed that i squeezed in a hug

Fantastic experience: I’ve been living at this property on Highway Seven for the past five years, and I have to say, it’s been a great experience. The property is managed by Bayshore Management, and they are truly on the ball when it comes to addressing any issues—big or small. They’re prompt, reliable, and genuinely care about the people who live here. This past Sunday night, I had an issue with the roof. There was a noise that kept me up most of the night. First thing Monday morning, I called Linda, the property manager, and within a few hours—despite the rain and the short notice—the issue was resolved. I was really impressed. Negative experience: I would do less grading if I could. There administration staff cause all the pain to the occupants just for their own comfort. I just wanted to ask elevator use to move out from the apartment. I get refused multiple occasions, for no reason saying their policy . They never answers the phone calls as well . Do not go to places where handled by this property management.

Goes out of her way to be petty to residents in the buildings she manages. How she got to her position with her poor professional attitude is shocking. Negative experience: Updating my review again. The state of our handicapped parking is a complete disgrace! They actually plowed snow from the sidewalk into the handicapped spaces which they haven't made any attempt to clean. The snow removal or lack thereof at my condo is atrocious! I've seen no attempt to clear out huge swathes of empty parking spots despite there being ample opportunity to do so. I shouldn't need 4WD to get into my spot and I shouldn't have to go out and shovel late at night just to find where my spot is.

Fantastic experience: I'm writing this review for my 97 year old mother who lives at the property managed by Linda Gabriele and Erica DiMauro for Bayshore Property Management. She would like to give a big "Thank you!" to both Linda and Erica for their caring and quick response to an issue that my mother had.  Within a week the damage was assessed and taken care of with perfection!   The gentleman who did the work to repair the damage was polite, professional and did an amazing job! Negative experience: I'm sure Bayshore has some good property managers, Susan isn't one of them. If she can't get something accomplished by sending an email then it isn't getting done. She shows up to site meetings wearing camo yoga pants, she favours vendors over owners and their Board of Directors which is the opposite of her job, she ran 369 Essa into the ground, her work or lack thereof will take years to reverse.

Negative experience: Definitely not impressed. I don't have an issue with their response. I have an issue with the office staff dancing around my questions. Highlighting their answers in red and referring me to look up my answers in CAO – Condominium Authority of Ontario. ...................... The Response Bayshore provided is untrue. They do not respond, they follow CAO and think that's all they need to do. I'm not sure why we have to pay these fees and get nothing in return. It does NOT cost 7000.00 to clean the garage once a year. I can take a leaf blower and then a wet hose too. I'll charge Bayshore $2000.00 once a year. The prices they come up with??? It has to be a barter situation, family members or a kick back. That's the only way I see Bayshore agreeing to these amounts. Also, Bayshore invested in the Condo complex and bought up parking spaces so no one else can. But, charging $150.00 per month for parking.. what a joke Bayshore thinks that they can charge Toronto Prices in Barrie.

Fantastic experience: I recently relocated to my new unit, and I must say that the management team has made the transition incredibly smooth. Moving from a house to a condominium can be quite a significant change, but thanks to the assistance of Linda and Erica, it couldn't have been any easier. Their prompt responsiveness to my emails and phone calls, along with their pleasant demeanor during interactions, have been a real delight. Negative experience: Unbelievable incompetence. They mistakenly removed trees and bushes from my backyard (leaving me with no privacy). Then when asked how they were going to fix this problem, they cancelled the contract and left. They raise your monthly payments and contract out to people who don't know what they're doing most of the time. My recommendation: Use any other property management company.

Negative experience: Please disregard all the fake 5 star reviews. This is an awful company that does not care about the peoples lives at the properties it is supposed to manage. Pray you never have an issue because they will do everything in their power to avoid actually doing any work to have it dealt with. Fantastic experience: Bayshore took over the management of our building after we had been terribly managed by a now bankrupt company, that I will leave unnamed. Julie and the Bayshore team picked up the pieces, sorted them all out, and together, we are now running smoothly and efficiently. Julie and her team have been fantastic to deal with, and they are "down to earth"... the kind of people you'd want as neighbors.

Negative experience: Barb barrett conspired with the supers a tenant and the police to have me charged with uttering death threats which I never did and I had witnesses to prove it. I wrote six or seven letters pleading for help with the upstairs neighbor and was willing to relocate which is your right under those circumstances in low income housing my wife was very sick and I was her 24hr spousal caregiver and power of attorney for personal care and property and took this very seriously. Irene is dead now and I believe this episode played a part in her death if they had helped us things might have turned out differently unfortunately they did not care instead of doing their job they decided for whatever reason it would be better to destroy our lives Irene is gone and now my health is bad why would they do this to us it literally ruined our lives we were liked by everyone in the building and I was told it was a nice quiet place to care for Irene but the person upstairs was a nightmare and drove Irene crazy and it was my job to look out for her health and peace of mind and she was the love of my life and my best friend I was so upset we gave up our low income apartment to avoid further trouble and have regreted it ever since I'll end it here I think I'm going to cry now.

Negative experience: Been residing at 4 spice way & it is HORRIBLE. The building is cheaply built to the point cupboards are falling off the hinges & the flooring material is so cheap you hear every step someone takes. They are so concerned about building a “bistro community” but should be more concerned with having a line to speak to someone directly. There’s no option to do so unless you know an extension. Finally speaking with NELLIE on the phone after a month’s long process (trying to get a key fob) went horrible. She was very condescending , very impatient , didn’t let me finish a sentence & then told people in her office that she was being verbally abused… it’s bizarre & very unprofessional. Upon arriving at the office because NELLIE hung up on me, it was very clear I was the topic of discussion & due to bias I was treated HORRIBLY by an elderly lady that was asking personal details about my life , patronizing me, was inconsistent with her answers & and very demeaning. Overall , The Bayshore property is a falling apart & the management … when you actually do get a hold of someone is DISPICABLE. Would highly recommend making your life easy & avoiding anything to do with this “property management”.

All property management companies have a duty and an obligation to enforce those rules under the Condominium Act. Rules such as these do not discriminate and are applicable to anything that might be attached to any portion of the building or common elements. There is a process by which owners can work with their condo boards to craft or change rules for their communities, for more information, you may wish to contact the Condominium Authority of Ontario.

Negative experience: I wish I could leave 0 stars. This company has nerve! Once again I had to email this company about their deplorable property maintenance services. They have their contractors come to our complex to salt and sand our common roadways when they are bone dry but when we have a foot of snow or the roadways are a skating rink, they are nowhere to be found. My son almost fell on his face because the roadway was a sheet of ice. Residents' tires were spinning as they were trying to drive. They say the increases in our fees are for major repairs, improvements and maintenace of the property as well as to negotiate the best rates for contractors. I have been here 6 years and there have been no repairs/improvements, major or otherwise to the property. Their management of our property has been much less than adequate. They must have negotiated with very cheap contractors because they are never around when they are most needed. I have sent multiple emails with pictures and videos of residents getting stuck in the snow and shovelling the street themselves so they can get out of the complex. They keep trying to justify where our fees are going but they do much less than the bare mimimum and keep increasing our fees. There has been no evidence on the property that these fees are being used for what they claim. It seems that their offices and staff are the only ones benefitting from OUR fee increases. They are disgusting and their property management is deplorable!! They are just gauging their residents on a continuous basis with nothing to show for it. Our previous property management company did a much better job for less fees and barely any fee increases. Do better Bayshore!!

Please contact our office any time and we will be happy to discuss your corporation's plans for major repairs or replacements, the reserve fund, Condominium Act etc. For general questions, you will find many great websites online that explain reserve funds and condominium governance etc. Finally, each year the annual general meeting of owners offers an awesome opportunity to meet your board of directors and other owners, ask questions and review your corporations finances with an independent auditor. Fantastic experience: Huge thank you to Linda of Bayshore Properties! I accidentally had a package delivered to my old mailing address in error. My husband contacted Linda and she so kindly returned his phone call and made every attempt to reunite me with that package. There was no hesitation at all! Thanks again for the great service! (Side note, we were tenants at 4700 Highway 7 and thought the condo was always beautifully maintained. It was one of our favourite places before moving on).

Fantastic experience: I live at 11121 Young St. It is a beautiful place. The fountains and the landscaping always impressed my guests. Not to mention how well the building is managed. Negative experience: If I could give 0 stars I would. I own a condo that they manage and pay condo fees on time every month. I’ve had multiple bats in my unit and they refuse to address the issue or even fix the soffit where I know there is a gap. My neighbours drainpipe is has been broken for 2+ years and floods my patio to the point where water comes into my unit if the rain is heavy enough. They have promised to fix these issues for 2 + years. A maintenance person is always coming within a couple of week. They still have not even looked at, even after numerous emails. When you question their accountability they can be quite snarky.

Negative experience: This company is a joke. They threaten their residents with eviction if they make a case to the LTB. They lie to suit themselves saying no last month's was paid when it was. They do not provide the LEGAL tax gained from LMR to residents when rent does not increase. I do not recommend.

Negative experience: This company prevents residents from being visited by friends, family and loved ones by making parking difficult. They have many visitor parking spots but you need to contact the building supervisor in order to get a visitor parking pass for only one time. If you have someone who wants to visit a few times a week they have to get a parking pass every single time with the dates filled in by the supervisor. I received a ticket while visiting my girlfriend because I had a parking pass in the window of my vehicle but I only penciled in the dates. As a military veteran, I will make sure no military members ever use this company. Not a family friendly company, only out for money. Pathetic.

Just looking for a status update on a simple issue that I submitted electronically. Negative experience: It's been a very light winter in Barrie this year and YONGESTATION has been getting terrible snow removal service and at times zero service. The management does nothing to have this remedied even though many people have brought this to their attention.

Negative experience: So you continue to keep the gym and other facilities closed in the building (8026 Kipling), but you continue to charge FULL maintenance fees??? Very interesting how money can be made during a pandemic in a building with mostly pensioners. Maybe you should pay people to wear a mask the way they pay you to use facilities they can't access.... shameful!

Negative experience: I am so astonished about the 5 star reviews. I am a resident live in a condo which this company offers management. My outside parking lot (having my tile and I pay the land tax for it)kept being taken by the others. Last Saturday some new mover took our parking lot again and I was outside under the snow storm crying for help and no one helped us. I called the management number and they never answered me back. I write an email to ask who I can touch as emergency person and in what kind of condition, the management can provide the permission for the tow company. I did called the tow company as the management told us but actually it was a lie. Even I owns the parking lot, only the management can call the tow company. I didn’t want to cause trouble but I called and emailed them many times. There always being teaching the voicemail. I wonder does my condo manager still work there? Why she never pick up the phone call. Since I moved here half a year ago, I never get the chance to talk to her once. I can’t believe people give five stars for this kind of service. I will continue to call and might go to the office location personally next week. I can never reach them by phone or email. I aways follow the rules they give to us but they never answer my phone call even once.

Fantastic experience: I am an agent and had many questions about a building in Richmond Hill that my buyer was interested in. Linda Gabriele went above and beyond! Not only returning my calls with time sensitive issues but generous with her time and answering all my questions and explaining a few processes I wasn't familiar with. Seldom do we get replies and our concerns dealt with efficiently with other management companies, but Linda Gabriele stands out in her field as a true professional. Bayshore is lucky to have her!

Negative experience: This rating is acutally a -5 Star because you can't put minuses in Google. This property management company breaks into peoples units without their permission. If they manage your building get all the condo owners together and vote out your condo board and to allow the new board to fire these people. Lloyd Bristol owner of Bayshore Property Management in case anyone needs to know. They should also fire Maria. She's useless

The Ontario Condominium Act does give a condo corporation the right, under certain circumstances to enter a unit. Please contact our office at 705-722-3700 so we can discuss this further.

Fantastic experience: Great management company they have taken pride in managing our property with integrity and professionalism. Thank you to our property manager Linda Gabriele for treating our home as if it was yours. She has always answered my questions and respected my opinion. She sure gets the job complete! Excellent work we need more like her here in Woodbridge.
