Negative experience: I don’t even want to give them one star! Stay clear! We use them to manage the condos we live in and they are rude secretive and frustrating. They do not return calls or emails. They threaten people. They do not follow through with plans or contractors. They just simply do not know how to manage. I have emailed them with concerns of a mess that contractors left and they just ignore. I phoned same thing they just ignore. Never ever ever use Anna or Samuel! This company should be made to go out of business. I have had nothing but horrible experiences for years and years with this company.

Negative experience: They don't take care of their properties, they will let you live with cockroaches , bedbugs and rats running freely in your home. They don't do anything to eliminate any of these problems. They don't take care of plumbing issues. All they care about is their rental money. If you have any standards of living whatsoever , please stay away from this company and their properties you will regret it.

Negative experience: Worst experience ever!!! My car was towed by the management and there was no communication whatsoever, I had to call police to find out if it was towed and they had no records for it so basically it was towed and kept , I was billed 550$ to retrieve the car !!! No one deserves to go through that .

Positive experience: August 2025 - I asked to speak with the owner of this company and the GM Samuel returned my call. I have to say he impressed me, he listened intently, asked the right questions and literally addressed every issue I was having right then. Really glad I had a chance to speak to him, however I’m only changing my review from one star to three as the other staff remains difficult to engage with. June 2025 - I have never dealt with this level of incompetence. This company does not respond to formal requests, they do not comply with the rules and regulations and do not respond for months. I’m surprised they haven’t had their license revoked, it’s probably just a matter of time.

Negative experience: Very bad property management company. I personally dealt with a lady named Lori. I was told the property was to be cleaned inside out. She would only show it by video as she couldn’t accommodate us by meeting us at the property in Wasaga Beach. According to her it was too far to drive from Barrie.

Negative experience: I have the frustrating experience with them , i have been living here from last 3.5 years, someone hit my car and i have been trying to follow up with them through email. But they haven't respond. If they have installed cameras, that would be really good resource to resolve situation like this. But they are only for show, not to help tenants, when they need it. They never get back to any of the emails. I don’t think so they are taking this seriously.

Fantastic experience: Some people are under the misconception that AMR is responsible for roof leaks, floods & everything else. It’s the BUILDING OWNER that tenants should be directing their frustrations at, not writing angry reviews of the innocent on Google & FB, for Pete’s sake. AMR is primarily responsible for getting tenants into the buildings. The building owners are responsible for structural issues like roof repairs & flooding etc. I’ve been a close friend & previous tenant of Anna of AMR for decades & know her to be ultra sensitive, compassionate, caring & has always done her best in whatever she does. Like most, she’s got her own health challenges to deal with and the misplaced negativity is unhealthy for her. So please be kind and make yourselves aware of who should be doing what, in your building. Phone AMR if you’re unsure. Yelling at her is not helpful to anyone. Not even to you. B ❤️

Negative experience: Absolutely the worst rental company I've had the displeasure of dealing with. Anna is a slurring drunk that will yell at tenants for trying to solve maintenance issues in the home. Uttam does not schedule anything to do with maintenance, and hopes that it goes away on its own. Samuel does not answer his phone. Courtney is just in there trying to save face for all the negligence her coworkers and boss have provided her. I've spent my own money fixing issues throughout the rental unit because of how negligently they treated the property. I was sadly stuck with them for 3 years due to the rental market.

Negative experience: These guys are terrible, we’ve called them several times but they did not do a single thing towards cockroaches. Really a shame for them to avoid this kind of infestation in our house. You cant imagine what it’s like to live in this there is cockroaches in every single room, floor, washroom, drawers, vents and coming through the front door. It’s sad that no one seems to care.

Negative experience: I live in Penetanguishene Rd Townhouses, just as the other reviewers. This cockroach issue is becoming a joke now. My (pricey) electronics are being damaged, and even the outlets in our unit are broken! Of course I researched this, and found out that this can even lead to HOUSE FIRES!!! AMR should be ashamed of themselves, leaving people to live like this! Samuel Ataikiru is the one who we’ve been dealing with (or not dealing with, as he won’t speak to tenants). He had no problem towing more than 12 cars from tenants, but has no time to listen to tenants asking for help! Absolute money grabbers with zero morals

Negative experience: I live at the AMR property managed townhouses on Penetanguishene Rd. As you can see from past reviews, we have a severe cockroach infestation here. Again, our landlord has had pest control in, spent hundreds of dollars and the cockroaches are coming right back. Most pest control companies are actually refusing to come to my unit without evacuating the entire building. In order to evacuate the entire building, we need help from property management who continue to ignore us!! Two people from AMR were compassionate and explained that when cockroaches travel to another unit, AMR will then be involved. Unfortunately Samuel had other plans, and keeps saying this isn’t his problem or obligation. He has even hung the phone up on me while asking for help!! So unprofessional … BEWARE OF THIS COMPANY

Negative experience: Google won’t allow zero stars. Where do I start. My wife and I are visiting our daughter (all the way from the UK), who lives adjacent to an AMR managed property, (Pentanguishine Road) we wished we hadn’t have bothered. There is currently a cockroach infestation that they are ignoring, this is impacting my daughters property, absolutely disgusting management by AMR, ignoring calls to fix the issue. Can’t wait to get back home and in our own bed and not have to share with a bunch of critters. Shame on you AMR typical money grabbers that don’t want to spend any on issues. Can’t seem to manage, useless ….

Negative experience: i wish i could give 0 stars. I lived here since April 2023 and It's disappointing that they neglect basic maintenance issues like fixing fire alarms and massive holes in walls with water leaking, which are essential for a comfortable living environment. Moreover, their focus on towing cars from visitor lots without proper notice or regulations is unacceptable. My boyfriend experienced being towed after just one hour of visiting and facing a hefty fine is unjust and highlights the management's lack of empathy and organization. It seems like AMR Property Management, more specifically Samuel ataikiru prioritizes revenue from towing over the well-being and satisfaction of residents. This level of disregard for residents' needs and rights is concerning and reflects poorly on their professionalism and integrity.

Negative experience: Worst people ever, I booked a room in barrie and due to family issues so had to cancel it, even before the month ends and they wouldn’t give me back the refund. I tried calling them every day but just because it was about giving the money back, the phone goes directly to voicemail. Please do not work with them. I am going to file a complaint against them if they dont resolve this issue.

Negative experience: It’s my first time dealing with AMR property management and I’ll say its one of the most unorganised , untrustworthy and unprofessional management team. Don’t believe any of the promises they made on their website. They are just making big chunks $$ out of landlords and their tenants. They charge unacceptable amounts for property maintenance and other fees. No doubt the condo looks good but the quality is below expectations. Garbage bins are always overflowing. In case of inquiry they never answer the call. Let’s just talk about their parking system. They’re charging $100/month for 1 spot like that’s completely unacceptable. Most expensive place in entire barrie. Assigned parking spot is never available, you always have to park in someone else parking space and they’re not even taking any step’s about that. After paying this unacceptable amount they is no security system in the parking areas or anywhere else. They don’t even have a single security camera in the entire building because as I told you they’re unprofessional ,untrustworty and unorganised. In my case, they towed away my car while I was at work from my building parking lot. The manager says that the permit was not visible on the dashboard. I hanged up on my windshield he didn’t checked it before towing the car. Even though I’ve sent him evidence but he keeps on saying it should be on the dashboard. Does it make any sense?? Does it matter it’s on the windshield or on the dashboard?? And it ended up costing me $450 even though I’ve paid for 6 months of parking permit in advance. I’ve sent them emails as well but nobody replied back to it. Lmk if you guys have any special email where I can send all the evidence AGAIN!!

Saying the building wasn't infested yet I talked to our neighbour and she had them to... Three doors down!!!! Yuck !!!!.. Just go elsewhere, you'll be happy you did

Negative experience: They gave me the wrong keys. On moving day I couldnt access my apartment. Have all my belongings with me and no where to go. They will NOT answer calls. Beyond unprofessional. Do not do business with them unless you want to be temporarily homeless. UPDATED. Had to have a locksmith come and drill the lock out and replace the lock. AMR has said they will not reimburse me for this 200 inconvenience and the customer service has been absolutely terrible. UPDATED. Have contacted them several times about getting water bill set up in my name and they just straight up wont do it, its been months. After they saw my negative review they have completely stopped responding to me. What they are doing is borderline illegal. Picture attached of the on site garbage they only collect every THREE weeks yikes... FINAL UPDATE: Contacted them about cockroaches at the building. Was ignored and given the run around for weeks until I threatened to take them to court. Gave notice to move out and then they showed up for viewings with new potential renters with no notice given to us. Then gave us notice about future viewings and never showed up for them after I took time off work to make sure my pets and belongings were safe from their extreme unprofessionalism. They also said they would contact us for a final "inspection" before we moved out and never did. Im 99% sure they pay for botted 5 star reviews. Please NEVER rent from this abhorrent group of living trash.

Negative experience: Owner of the building came into my home on 3 separate occasions when I was sleeping and in the shower, I was NOT given 48 hours notice I spoke to Tiffany McGowan on more than one occasion who reassured me it wouldn't happen again and it did. Never ever would I rent from them again. I gave a month's notice and they claimed they had not received it. Hole in my ceiling in the living room asked for it to be fixed as water leakng in from May 2021 still not fixed when I left in March 2023, I was left without hot water, heating and electricity for over a week until they installed a new boiler over the winter period. They never answer emails or text messages, Tiffany is the worst property Manager. The garbage is always overflowing and they keep threatening to take the dumpster away saying we need to keep the waste in our houses. Property was not cleaned before I moved in I had to pay for carpets cleaned, dishwasher did not work and they wouldn't replace, they also get you to sign a waiver which states if the washing machine and dryer break down they will not replace. Fire alarms were not replaced when the guy told me they were out of date. All in all a terrible experience.

Negative experience: AMR propriety are liars, my place was filled with bed bugs before moving in and they failed to warn me. Took me a few months to leave because no one would take me because everything I owned was infested in the bedbugs they put me in. (note) I payed for the whole time I was there. NOW THEY HAVE THE AUDACITY TO COME AFTER MY CREDIT! AND THEY CLAIM TO NOT HAVE KNOWN. (I HAVE ALL THE PROOF) Do not make the mistake to rent there. -10 Stars

Negative experience: I wish I could give negative stars. IMHO this company paid for its 5 star reviews on here because they are the absolute worst property management company in Barrie. They don't care about tenants. Terrible response rate for requests. Does not take responsibility for anything. Did not repair large living room window that was broken for over a month in winter, thus exposing the interior of the unit to blizzards in the middle of January till February, making the unit unlivable (it was literally snowing in the unit!!). This ALONE is enough to paint an accurate picture of how bad this company is, literally violating my human right to a peaceable and livable space that I pay for!! AMR charges exorbitant monthly parking rates for parking spaces that are not dedicated, covered or protected (Sam tried to charge me $90.00 dollars for a non-secure parking space next to a farm field, unbelievable). AMR in partnership with Corporation for the City of Barrie tickets visitor cars in visitor stalls in the complex, which I am now fighting in court. Landlord did not provide promised visitor parking passes. So now there is no way for visitors to pay for parking while visiting complex and they must risk getting ticketed by the City of Barrie or not visit at all. Overall, if you are a renter and looking for a place to live in Barrie, I highly suggest you pass on any building managed by AMR. Absolutely the worst.

Fantastic experience: As an aging senior trying to find a place to live that doesn't take your entire pension is difficult. My experience with AMR was one of caring from the beginning. Laura Pullman was and is one of the kindest lady I have met in my life. Laura has experience the same thing most of us are going through. She took the time to make sure your personality fit that of a prospective home to share with other seniors. Negative experience: Horrible property management takes forever to return calls and follow up . Always has excuses for repairs by saying they are waiting on quotes communication and follow through on completing repairs is horrible

Negative experience: AMR displayed professionalism and had friendly service but they lacked communication, missed payments to landlords, and missed payments on bills. We were unsatisfied with the overall service.

Negative experience: I'm on the property for a month, and I had problems since day one, they didn't tell me about my guarantor sign is missing until when I show up to get the key, after that several things broken inside the house and they take too much time to fix, and right now I don't have internet (after the provider company gave a week notice) and yet they let the internet go out at mine apartment and several other properties, dont even try to complain because they will ignore you and not answer the phone. For a property management company, they lack professionalism. I do not recommend this company for any landlords or people who are looking to rent a house or room.

Negative experience: I rented from them 6 years without missing a payment, the place was ridden with black mold due flooding and was met with complete neglect from the company for 8+ months with a gaping hole in my ceiling and a constant leak, and in the end covid happened and with the amount of renovations required they wanted to almost double my rent and couldn't legally so they evicted me and the upstairs renter saying the renter was moving in and had the place rented a few weeks later, they should stick to short term college rentals where they can openly neglect the students because they leave shortly, not a family company

Fantastic experience: We have been renting an executive condo in Barrie for almost 2 years now our experience has been amazing Courtney was awesome and very professional about finding the perfect place for us to rent the price was right the condo was clean and move in ready I couldn't ask for a better experience especially coming from Hamilton and not knowing the Barrie area very well.

Fantastic experience: I have seriously nothing to say but amazing things about Anna and her group of amazing workers. I’m living in. It real and I have a property in Barry. When the other property Managment disappeared I was giving two choices. I’m so happy I picked them. They have been nothing but amazing and helpful. Always keeping me in the loop with the smallest detail. Don’t think twice AMR is top.
