Expérience négative: I had a very frustrating experience dealing with this property management group at 186 King St. We initially signed a lease for a unit that turned out to not even be available. We were then offered a different unit at a higher price, and were told they were able to “get it down” to $1750, which made it seem like they were helping us. I’ve now learned that we were actually being overcharged over the past two years. The rent should have been lower during that time, and only now has it increased to $1750. This means we were paying more than we should have the entire time. On top of that, I ended up stuck in a unit I never originally wanted, and the entire process was disorganized and misleading from the start. Overall, this experience felt dishonest, and I would strongly caution others to verify everything carefully rather than relying on what is communicated. In her response that is correct they do not work at 186 King St anymore, but they were property management in the past. Courtney and Nick, right?

Nick and Courtney at Flinnco were amazing — fast replies, super simple application, cat-friendly place close to the college, even prorated mid-month rent. Lease and door code within days. Professional, transparent, and exactly the kind of property managers you hope to find. Highly recommend! FULL LENGTH VERSION; LIFESAVERS, TRULY!! We had originally lined up a room with a private landlord back in March, but three days before move-in she decided to up the rent by $50 because her own rent went up by $100. My kid was only renting her spare room, not half her apartment :/ No lease had been signed and no money had been sent, thankfully, so we walked away. For $700+ a month, student housing made way more sense. Moments like that remind you why leases protect both sides. That left us in a housing scramble. We needed a room in London ASAP so my kid could move early, just like we’d planned, to settle into the new city, learn the transit system, and start job hunting. Stress level? High. Enter Nick and Courtney. I spotted both of their FB Marketplace listings for different rentals, figuring I’d either get ghosted because of the long weekend or wait days for a reply. Nope. They got back to me quickly and made the whole process painless. At first, I didn’t even realize they were from the same company until each replied and included the other’s email. The application was super simple, the communication was on point, and they even had a clean spot close to the college that’s cat friendly so my kid didn’t have to leave her furry best friend behind. It even includes parking for a future car. I was hesitant about sending the last month’s deposit before seeing the lease or the rooms, but I knew we could book viewings with Nick if we wanted. I manage multiple businesses, so of course I did some due diligence. Their quick replies, clear answers, transparent FB profiles with actual posts, and the 100+ positive Google reviews gave me the confidence to move forward. Within 24 hours of sending the deposit, the lease was in my inbox via DocuSign, complete with all the standard Ontario lease terms. A couple of days later, all signatures were done. I sent the first month’s rent, and not long after we had the front door code. They even prorated the rent since move-in was mid-month. In a rental market full of sketchy landlords and scammers, Nick and Courtney are the type of property managers you hope to deal with. Straightforward, responsive, and professional from start to finish. Highly recommend!! I have no doubt this level of professionalism will continue throughout the lease term.
