Expérience fantastique: I had a wonderful experience at their customer service as they were highly responsive and helpful with me finding the perfect lease at the time when I needed it!
Expérience négative: The service is horrible, when I had to call their main office 3 times to get a document they told me that they would but they kept not sending it, wasted 2 hours of my day and was very rude, I realized that the 2 girls only do what they have to, the bare minimum. I would not recommend this service to anyone.

Expérience fantastique: It was hard to live without heat, till we got our little heaters, but I didn't realize how much more comfortable I would feel in my home till the heater was fixed. We waited a long time, but it was worth it. The only thing is that it gets hot in the morning when I wake up, when I have to open a window, whichever one is not stuck. Anyway, the forecast is calling for some sort of terrible cold weather, so, if this is true, then I'd say the work has been done just in time. The guys were very professional. I understand it was a difficult transition from the old system, but they did it. Will I be able to control the heat with the current thermostat ? It doesn't seem like it, but I don't really know.

Expérience négative: I would not recommend Exclusive Rentals. I rented a place for several years from them (have recently moved out), and they are largely disorganized, and happy to skip some of the smaller rules governing landlords in Ontario. Few examples of experiences - Not provided with interest on deposit on completion of lease as required by law. - Notice of entry issues. Either not provided, provided and no one showed up, or showed up at a different time/day then stated - Repair issues to more time to resolve then they should have - No control of heat/cooling in unit. Had to rely on windows and opening or closing of ducts - Threats of fees/charges for property issues that were a normal part of wear and tear or standard landlord maintenance (Did not pay any of them) - Not provided with mail box key, had to pay an additional fee with Canada post to have it re-keyed. While many of these issues, are issues that you may face with other landlords, and none of the issues were life threatening, the companies disorganization caused lots of stress, and would require a tenant to know their rights, and push back as required.
Expérience fantastique: Ron was super kind when teaching us how to turn the heating on in our house. He made sure to stay on the phone until we managed to find the furnace switch and the walked us through the whole process! Couldn’t have had a better experience!
Expérience négative: If there was a -100 stars for reviews this company would be getting it. STUDENTS AND PARENTS BE AWARE AND STEAR CLEAR OF EXCLUSIVE RENTAL. Nothing but issues with this company since the get go. We have now reported them to the Better Business Bureau, the Landlord and Tenancy Board and a couple other places and our lawyer is involved. They take full advantage of students, send text messages asking students for money for ridiculous things, do not fully disclose issue until AFTER a lease has been signed, and I mean well after and that's if you actually figure it out yourself and call them out on it. Completely unprofessional and will ghost you on emails when they say the kids are getting sent to collections.so it makes the kids pay up for the $ they want from them because these kids are scared of getting sent to collections. Expérience positive: (This place is same as Luxury Student Rentals.) (2025/01/24) The old microwave in my unit went down recently. Due to a part being unavailable, a replacement was confirmed. The whole replacement process took slightly longer than one week, I finally saw the new microwave today. Overall good, but the efficiency still could be improved. (2024/08/17) Arrived late last night and successfully picked up my keys from their lockboxes. The property looked good, no big issues so far. (2024/05/27) Ryan is a helpful agent, answering my questions with efficiency and patience. Still in the middle of the renting process, let's see how everything goes. Will come back to update for sure.

Expérience fantastique: Maintenance for my building always responds quickly and issues are always addressed! Management is really communicative about issues and in the past year have been really helpful in adding in QoL things around the building.

Expérience négative: Worst experience renting I’ve ever had, they wouldn’t address a leak for months until it started pooling in a light fixture, while dong absolutely no mold tests. The house block we were renting in was in absolute horrid condition with every door having signs it’s been broken down at least once. If an appliance breaks it’s about a 50% chance they believe you, leaving the house without things like a washing machine, air conditioning, or a dishwasher. I would rather live in a trailer than give money to a company that has such a horrible business practice again. Exclusive rental properties makes London look like a ghetto, expect every part of the house to come improperly maintained and then to be blamed by them for it. When we moved in there were piles of garbage in the basement and garage that they then started harassing us over. Not to mention the parking lot has absolutely massive pot holes that are up to 8” deep and completely unavoidable. Worst experience ever, avoid at all costs they will rip you off, harass you, and they take your money to make London just a worse place to live in.
We tried looking you up in our system but didn't see any problems such as mentioned above, you might mixed us up with someone else, as we ensure all our houses are in good conditions and we are addressing any concerns our tenants have. Expérience négative: Taking advantage of students. Renting out old properties that have mold and no A/C. Many things were left over from the old tenants and the house was dirty upon arrival. Overall, the property is heavily under maintained for the price me and my roommates are paying and to some extent a health hazard.
Elmar, I am surprised to read this, as you are resigning for another year till 2026 but if you do have a concern with anything, you should bring this forward to us. We have a rental license in place where we ensure all safety standards are met and we also renovated the kitchen here just a few years ago. I am sorry you feel this way, but we do take care of all our tenants.
Expérience fantastique: Initially when signing with a property management company I had my reservations due to repetitional rumours, however we have had such an amazing experience renting with exclusive rentals. Ron and the maintenance team are quick with their responses, they send a team to help us with any maintenance issues we uncover so we never have to worry about finding handyman services elsewhere. They notify us days in advance of their arrivals and schedule us in promptly. Additionally, the administrative team is extremely helpful with any questions we have had in our time here. Expérience négative: STUDENTS BEWARE! Would give 0 stars if possible. Big rental bullies, will absolutely take advantage of students and prey on lack of tenant rights knowledge. When we moved out, we were hit with ridiculous cleaning fees because of “dust”. They also expected a full deep cleaning of the unit and charged us for damages from previous tenants that were recorded on our move in inspection. They threatened credit agency which is total baloney because they didn’t even apply to the Landlord Tenant Board which they HAVE to do BY LAW if they want to dispute maintenance fees. Of course, they roped in our parent guarantors mentioning loosely about “credit impact” which obviously scared everyone and bullies us into paying fees. Also, they don’t even do anything once they collect fees. I wouldn’t even be as upset if they charge us and ACTUALLY clean the place for the next tenants. When we moved in, the place was filthy (like black gunk on walls, yellow toilets, dirty kitchen) Completely unprofessional in taking advantage of students, basically doing illegal things until pointed out by students who do the research.

Regarding the charges for damages and credit agency concerns, we follow all legal requirements and aim to communicate clearly. Our goal is to ensure fairness and adherence to tenancy agreements as well as the owner of the Property. We always do cleaning between houses and expect it back the same way, that's why we have throughout pictures etc. taken when you move out which were shared with your group.

Expérience négative: This company cuts corners and takes advantage of the tennets. I rented a house with my best friend and we were verbally told we could park in the whole conjoined back parking because our parking spaces were already full. They also owned the adjoining property however at some point the neighbor complained about my car that had been sitting in the same spot for a couple days so we got a notice to move the car by Monday. I went to work on and move the car on Sunday but it was gone, after calling the front desk where they gave me 0 information. I called around town to find out it had been towed and crushed without the ownership signed which is illegal. They also made us pay for many appliances which were broken from years of use(aka a really old laundry machine that never worked right). When we moved in the screens were torn and not replaced even though we had requested for them to be. Trying to get ahold of the company and get simple maintenance and repairs done was extremely frustrating and took an excessive amount of time. Also had a maintenance man steal my best friends case of tools! BEWARE EVERYONE

Expérience fantastique: Thank you so very much to Ryan Clegg. I must say, he is a very kind and generous person by the way he helped my daughter and her friends. He found them the perfect accommodation for their location and budget needs within 36 hours. And then he went above and beyond to help guide the girls as to how they could most effectively find sublets for the 4 out of 12 months they won’t need the accommodation. Ryan did not have to do this second part, most other agents could not have been bothered once they got their own lease and commission signed. My daughter and her roommates are very fortunate to have dealt with Ryan. His top notch service is much appreciated and we will deal with him every year for the rest of university!

Expérience fantastique: Exclusive Rentals, I stayed in two separate locations for my 2nd, 3rd and 4th year at UWO and I can’t thank them enough for an easy rent. The process of finding a place was quick and they provided a ride so we could scoot around to multiple places back to back! A students dream. Especially since they found places in our price range and with everything we wanted. As for maintenance, neither property really needed any serious maintenance that I couldn’t fix myself, and so I can’t speak of their prowess or lack of pm that subject. Now that I have graduated and am trying to rent elsewhere, I have asked to put them down as a reference. Of which was a simple phone call. Thank you for the service!

Expérience positive: Overall was a good location, only issues were wallpaper coming off continually on the washroom as it was press on wall paper, and hot water never lasted more than 10 minutes. Other than that it was good.

Was responsive to my endless inquiries and a decent chap. Trish at the office was quick to respond to my emails and phone calls. All in all , they made it a pretty painless process. Expérience fantastique: Hello, I would like to share my experience with exclusive rentals and the property 204 regent street which is the located in the most convenient spot of the city and very close to western university, the convenience store, bus stop and food outlets. We stayed here for almost 3 years. Overall, we had a great experience in finding a rental home in London city and working with exclusive rentals. Great service, professionalism, quick response. I would highly recommend you to connect with exclusive rentals if you’re looking for great service and a very good property.

Expérience fantastique: Very kind, went above and beyond the exceptions. I needed them to check my fire alarm and without me saying anything they added an extra fire alarm by my kitchen. This sounds like it should be no big deal but he had to go back down to his car to go get a ladder and stay for extra time past his required 8 hour shift, and it was his idea to install it. Very pleasant to deal with!

Expérience négative: What a trash company run by even trashier people. Where to begin: - told we had AC - didn’t - had 2 hot water heaters, a bathtub and sink leak catastrophically - agents showed up without giving notice - never repaired water damage from the 4 massive leaks. - expect the property to be cleaner (and fixed I guess?) than when you arrived despite literal piles of dirt and junk throughout the house when I got there - straight up wasn’t clean when I moved in - hired substandard cleaners after 3 MONTHS of complaining (cleaned less than half of the house and left) - sends collection agencies after struggling students over these issues. - never actually did receive that referral gift card even though I asked... and asked and asked about it. I’m sure there’ll be more. I’ll add as they come to me. Do yourself a favour and don’t rent with Exclusive/Ryan.
Expérience fantastique: This morning our kitchen lost power, Ron was amazing and quick to help us solve our problem. When the lights didn’t come back on right away he assisted the people living below us, and guided them over the phone on how to work the switches, and now our power is back, thanks Ron!

Expérience fantastique: Our new management is so on the spot. -They don’t waste time. - Have after hours service - We had so many complaints, our old management was not getting bothered at all but since they have taken over, they have fixed every single issue we had and everything was fixed in timely manner - They are always, always there. In future, not anytime soon though, if I ever started business in properties, I will make sure I will come to them to give a contract to manage my properties.

Notice is always given in several different ways to make sure we are home, the time frame of work, and if there are any delays.

Expérience positive: A really great rental experience. The owner of the house is a little slow on approving maintenance requests but the rental company follows up with him and with us. It is nice to know they care about our maintenance issues.

Expérience négative: I've rented off them for a few years and was recently attacked in the doorway of my apartment building by someone who doesn't live there but knows the building code. These people are lazy and have shown they have zero back bone. If you want to rent off slum lords come here and ask for Priscilla.
We know what building it is and we changed the code several times now and the person you are referring to has been given a key by the other tenant, NOT us. We have been to the building several times and called the police on many occasions and they do nothing which is very sad. This person isn't even a tenant of ours, I understand you are angry but your accusation against us isn't fair. The landlord tenant board didn't even honoured our request of expediting our application. This entire system is broken and it is sad to see that landlords/tenants have to deal with sum-tenants. I was helping my son and his group of four friends look for accommodation for the next school year at UWO and we were hitting dead ends everywhere. I contacted Ryan on a listing he had which had unfortunately already rented. I asked him to please keep me in mind if any other appropriate property came up and he did just that. He reached out to let us know about a new listing as it went live on the rental portal and my son and his friends were able to arrange a viewing and they took the house !!! Expérience négative: Exclusive has time and time again failed me and my friends as renters. They are constantly unresponsive, are not consistent when being messaged, and fail to follow through on tasks they have agreed to do. My girlfriend lives downtown and the locks were changed on her apartment door while she was at work and she was not given a key. When she called, they informed her they were closed. Luckily, she had a place to go, but I cannot imagine what someone would do in her situation if they did not have anywhere to go and were locked out of their own apartment that they pay to live in. This was on Thursday evening, and they still have not brought her a key, after saying they were going to at some point today. She is now unable to get into her apartment for the whole weekend, as they are closed from Fridays at 3pm until Monday morning. I am just completely appalled at how unprofessional, uncaring, and honestly horrible this company has proven to be over the years. Please, if you have any way to avoid renting with this company, I could not recommend it more. I cannot believe the stupidity.
Jess, I am sorry to hear this however, a phone message was left for this tenant the day her locks were changed as well as an email was sent 2 days in advance to advise her of the lock box code to collect her key. We made another call in the morning off to inform her about the lock change, as we just took on this Property to manage and locks had to get changed due to this. If this tenant who we actually manage the house for would like to discuss anything further with us she is welcome to call us at 519-933-9331, as we are always reachable.
Expérience fantastique: Britta Stern, helped myself and my four other roommates, find an amazing luxury student home for 2022. We were having some difficulties finding a new place in Old North as it is the most popular place to live as a student. However, with Britta's help we were able to find a house that meet our requirements within two days.

Expérience négative: My daughter and her friends booked a time to see two properties. The agent picked them up AND THEN said that the properties were rented and they were going somewhere else. No notice given to the current tenants before entering, they just walked in. One tenant was sleeping. Agent’s driving was so bad that the group did not get back in their car and chose to walk home.
I am sorry to hear about your experience, the market is super challenging right now and sometimes it is hard to predict what was rented the day before and we always find it worthwhile to show other homes to the groups too, so they can see some selections regardless. We always give notice to our current tenants, so not sure why you would say this, but you are right often students are sleeping regardless of them knowing we are entering into their home. We also hadn't had any concerns in regards to the agents driving but we will speak to our team about it. We try to offer the best housing to our prospects but the inventory is very low right now and houses are renting extremely fast. We wish you the best of luck in finding the right house.
