Expérience fantastique: I have been renting with Marda for roughly 3 years and my favorite thing is having 24hr maintenance hotline. They are also very responsive as I usually get a schedule maintenance after submitting my request via email within 24hrs. I recently did the whole process of renting a house with them again and while I could have chosen to rent from anyone I was truly satisfied with the service I got from them and because of that I really wanted to make sure I was able to stay with them because I have the comfort of knowing any issues will be resolved in a timely manner and that is very important for me. Beyond that customer service is good and pretty responsive. I will say however trying to call them is a pain and for some reason I can never get anyone via phone but I still give 5 stars because they do respond to emails within 24hrs and maintenance is 24hrs. I have literally called at 2am and got an email with them coming in by 9am. With all things considered I most definitely will recommend them.

Expérience positive: Been with Marda for 3 years, going to be a few more. In the beginning it was rough, but that was due to being a condo and us not knowing condo rules and how strict they are. Marda does what they can within their limits. For the most part when I look back at things, its been fairly good. Give em' a chance if you haven't.

Expérience positive: I am currently having a very great experience with you, and I truly appreciate the way you handle issues, particularly when it comes to maintenance. You made everything easy for me and helped me find a house quickly. I will definitely recommend you to anyone who is looking for affordable rental apartments/house. However, there are sometimes communication challenges, as different staff members may provide different information on the same issue. Additionally, when calling to ask for clarification, I am often told that my call will be transferred, but the call may end or I may be left waiting for a long time.

Expérience positive: Marda failed to provide timely feedback regarding pending issue in a rental unit for months. Also, failed to ensure the works were started (and they weren’t) and are being performed according to the plan (also didn’t happen, despite keeping providing me with false and misleading information about the works that haven’t started). Responding to the emails in 24 hours? Nope, they probably don’t even read most of them, because when you come to their office, they ask you to tell them what hapenned. I haven’t seen such an incompetent staff in my life. I have figured it out myself by calling the city and contractor company (took me 4 calls, two emails and 10 minutes of my time; Marda failed to get the information about what’s going on for 5 business days, and requested “few more days to gather all the details”). Cleaning team that they sent did their work very well though. So, I guess, the average and fair review at this time is 3 out of 5.

Hello, We can understand that navigating through the maintenance requests can be a hassle. However, having those requests filled does not entirely depend on us at MARDA. Several factors affect it as vendors, materials and the work specified labours schedule as well. We do try our best to get these requests filled at the earliest possible time. We do appreciate you giving us the feedback over the response time and it is valuable to us as well. Given the fact that the company and contractor were responding to you on a single call basis shows that they would understand the urgency of the matter where the resident is calling. We as a company make every effort in gathering information and relay that to tenants as received. MARDA goes through all the emails sent by tenants and initiates required actions as well. Thank you for the review over the cleaning and we will relay it to the team. It also shows that whichever work MARDA is responsible for is done at the utmost quality and timely manner.

Expérience négative: Companies like yours have made the rental market so hard to find a place to live and no wonder so many people are living on streets. The process just to rent a place now is so horrible. Your company and others like yours make it difficult for canadians to put a roof over there head.

Unfortunately it is our responsibility, on behalf of the property owners who hire us, to screen tenants in a way that provides low risk to the property investor. Sometimes that makes it difficult to pass our screening process, but we don't have a good alternative. I don't think this is why people are on the streets, but I do think it is a reason for people to clean up their credit and rental history. Expérience négative: I had a very frustrating experience with Marda Management. They are rarely available, repeatedly cancel appointments, and communication is extremely poor. On multiple occasions, viewings were scheduled and then canceled last minute. What’s even more disappointing is that they continue to post ads for properties that are already rented, yet still ask applicants to complete applications and submit personal information (including IDs). After going through that process, they cancel or disappear without any clear explanation. This feels misleading and a complete waste of time, especially for people seriously looking for housing. I would not recommend dealing with this company unless they significantly improve their transparency, availability, and professionalism.

We do our best to remove rentals once secured but please know that there is a waiting period when an applicant has been accepted but has not yet paid/signed the documentation so we are obligated to keep the ad up at that time but do not wish to waste your time visiting the property if it is going to be firmly rented within a matter of hours or days. We do not wish to mislead you in any way on this. Our application process is the same for every property we have and is a curated process that helps screen our tenants for individuals that will respect their space and pay their rent. Expérience fantastique: I've dealt with some poor management properties but this one is not one of them. They seem to care more about tenants. If you have any maintenance issues, they are very quick to address it and they try their best to keep you updated. They give you advance notices (more than what is required). Expérience négative: Always a struggle to get anything done in terms of maintenance or yard work. Everything is always an argument to have them address the bare minimum most times. Have had a few good people there over the years trying to be helpful, but as a whole your are a number on a spreadsheet to this company and that's all. Expérience négative: I moved in this September and chose this building specifically because it advertised an in-unit washer/dryer. From day one, the laundry machine is not work. Management sent people to “fix” it multiple times, but it was never actually fixed. When I applied for a replacement, I was refused. I was then bounced back and forth—building management told me to talk to maintenance, and maintenance told me to talk to building management. In October 17th, they removed the machine and said they would repair it. It’s now been 25 days without a usable laundry machine, and I’m still paying a very high rent for a key amenity I don’t have. The lack of accountability and the endless runaround have been extremely frustrating. I’m very unsatisfied with this building. If in-unit laundry is important to you, please be aware of my experience before signing a lease here.

Expérience négative: From a lease a few years ago. Eventually would fix issues but there was a long delay and many phone calls. After you move out, they try and scam you for more money by making up issues that didn't exist until you call their bluff. A bit of a scam overall considering the quality of their services, just stand strong and don't put up with their BS. Edit: hilarious response and very much indicative of a lack of accountability.

Expérience positive: For the most part it’s been a decent experience communicating with MARDA and renting. But maintenance calls can be difficult at times. Sometimes the people who answer the call don’t completely understand what you are trying to explain for maintenance concerns, resulting in cheap fixes happening and multiple phone calls needing to be made, as issue wouldn’t be resolved. I was disappointed recently, where my call was labelled as a “complaint”. I wanted to be a responsible tenant to ensure a larger issue didn’t arise in the unit, like water damage. No fault of my own, typical wear over time. The issue was eventually resolved, but they left a small hole in the ceiling.

Expérience positive: I rented from them for 6 years in 2 separate homes owned by private owners. They tried real hard to make the corrections. The last home owner took the cake. The last 2 maintenance requests weren't dealt with. Loose siding on the house to a pool that was never fixed or removed. Due to the mold growth. I made an emergency move. Took care of my legal obligations by making sure the 2 last months rent was paid. I took many pictures of the house. I'm still suffering from the mold effects today. Hopefully, I get better. This company, I recommend to rent from!

Expérience négative: Owner I would presume Marla big women wouldn't allow me to go thru the side where they have ramp it's employees only but last time I was at parent management company next door they were nice enough to allow me to exit thru that entrance exit. I asked reapeatedey to allow 1 tome pass I was at the door to hallway fo huronshores next door she made me return. I use assisted devices but not this time as I have venous insufficiency swollen cramping legs and feet and chronic copd. By the way 2 bathrooms marda has combination for entry and huron shores has just auto entry doors both are in same room. Then there should be 4 1 for women 1 for men. As marda wont let you use theur bathroom its employees only. They dont have one for customers. Im surprised they don't have a yellow straight line down the middle of the hallways bath companies use. Parking lot unpaved full of deep pot holes with very steep grade. This my introduction to outr new condo management.

With that said, we have our property in full and appropriate compliance requirements and yes, there are potholes in the back, but that is the city alleyway, not our property so we are unfortunately unable to repair it. MARDA is not a condominium of management company and so we do not serve your property, I apologize for any confusion. I would urge you to contact your property management, firm directly and make advanced arrangements for easier access if that would make things smoother for you. we wish you the best.

Expérience négative: 923 Tuscarora a property managed by MARDA,,for over 2 months now we have been complaining to them about the garbage dump behind this house since their old tenant moved out..today sept 20/25 the fools doing it have started to throw the old furniture in my yard now..Marda months ago ensured me they will clean it up well we now have doors/box spring/matress/couch etc all out in the back where the hell is the clean up crew..

Expérience fantastique: I rented this unit at Wellington avenue. It was a great experience. Whenever I called the office informing them of dome repair needed, the response was instant.atechician could come within hrs. About three months I delayed remitting my rent by about 3 or 4 days, no one called or came to harass me. They patiently waited for the rent. It's one of the best management gompanies in ontario when I compare with others from toronto. Keep it up the digit of taking great care of your tenants

Expérience négative: I would give 0 stars if I could. I had 3 showings scheduled for today, I only got to see one. The first one got rescheduled to next week without my permission and without notice, so we drove to the property only to find out we can't see it today. The next one went fine, other than random water on the floor with no obvious reason for it being there. The third and final showing is where they really messed up. I had a showing scheduled for 7pm today that I scheduled a few days ago. I got the confirmation email yesterday saying it was for 1pm today, which annoyed me because there's a REASON I didnt schedule that time in the first place. Whatever, I just rescheduled it back to 7pm today. I get the email after rescheduling confirming it, great! We drive to the property and get there a bit early, and I realize I never got an email with a link for the lock box code. I check my email again to make sure I didnt mess up the date and time, nope I did not. So I click on the option to see my showing. Somehow it got canceled, and I wasnt notified! Obviously I call them. after I explain the situation, the operator says they cant help me and transfer me to someone on the technical team, who says that they cant help me and I have to call back the original number I called. I do that and explain the situation again to an operator named Maggie I think. She hung up on me. I call back AGAIN and explain AGAIN, only to be told there is nothing they can do and they can schedule me a showing for tomorrow. Oh, and as these calls were happening, another family came because apparently THEY were ALSO scheduled for 7pm. So MARDA management gave my showing slot to another family WITHOUT notifying me, and without trying to work with me since I was already at the property and wasted gas to get there. This company sucks and I recommend finding a different company to work with.

Alex, I'm sorry to hear this feedback, and would like to clarify that any cancellations happy a number of hours in advance of any showing, if it needs to get cancelled or rescheduled as from time to time, based on circumstance which could be anything from tenant related reasons if it is occupied to a scheduling or staff related scheduling issue. For evening showings, if it is tenanted we sometimes cannot accommodate this and I apologize if there was a miscommunication around this. Expérience positive: I’ve rented from them twice once in 2015 and again in 2021! My experience in 2015 was horrible.. the company was just a baby then, all the departments were one and didn’t exist. Today things are much better and for the most part things are more organized. Most concerns are dealt with in a timely manner.

Expérience positive: My water stopped working. I called. Later the water came back on but no one came or called. Luckily I wen to the washroom instead of eating as the water ran gunky black for a while. If I wasn't paying attention I would have drunk oil and grease? Was this in the entire building? It is why I have not responded.

Hi Joe, thanks for giving us this feedback. Unfortunately there was a water related issue in the building so the water had to be shut off to the property for a short time due to a water-related emergency. When water is off and turns back on, this gunk you are referring to is actually water sediment. Sediment in water refers to solid particulate matter, like dirt, sand, and other debris, that is suspended or settles out in a body of water. It's essentially the "stuff" that isn't dissolved in the water. I understand this is not ideal or desirable, but it is part of the way water system works in Canada. I am glad this matter is now resolved, and hopefully by providing you this clarity in addition to having had our team member Anu call you earlier this week that you might consider increasing your rating as this is really an impact of Canadian water, not to this building, or your home. I hope this provides you peace of mind and clarity on the matter.

Expérience négative: Not happy about a story I was just told about this company . So the story goes a friend of mine lived on their property with her mother for 20 plus years. Her mother passed for some reason she was not on the lease so they immediately raised the rent to make it unaffordable for her . (After just losing her mother ). Talk about heartless and zero compassion for a human being . I’m having trouble comprehending the greed and lack of compassion for a tenant of 22 years. Now this person is struggling terribly. I really can’t wrap my head around this .

The laws in Ontario are clear, and we are the manager for the property owner so we would never be in a position to allow someone who is not stated on the lease to remain in a home after the death of a leaseholder, if they were there for 2 months or 20 years. I know that is likely hard to hear, and I'm sorry to even have to share that but I want to clarify why this would have happened. Our heart goes out to your friend and we are wishing the best for her. Expérience négative: Terrible experience!! We moved in 1/2 month early as requested even though we didn’t technically need it until July 1st. When viewing the apartment, we were told both bathroom mirrors would be installed, along with a sliding glass door. We moved in 2 weeks after viewing the apartment and neither had be done. We’ve contacted multiple times and submit a maintenance claim which hasn’t been complete. The owner showed up last weekend as he was in the area and informed us the mirrors were in the warehouse but the sliding glass door was for the upper units only and wasn’t supposed to be installed in ours. One was installed by mistake. Therefore, we have to buy a shower rod and submit for a credit. It’s been a week and nobody has come to install the mirrors. It’s incredibly inconvenient to get ready, especially shaving with no bathroom mirror. Furthermore, we were only given a key to the front entrance and not the back door which again is inconvenient when we have to park one vehicle on the side door, closest to the back. Lastly, we’ve had no internet for an entire month. I arranged for Bell to come and had to take the day off work. Only to find out, the entire building was supposed to be a TRI-Plex and therefore, cables were only put in for the upper units and not the basement. We’ve been waiting weeks for Bell to dig new lines. I wanted to love our new apartment but it’s been a complete headache to say the least.

Expérience négative: Dealing with Kerry/Terry from Marda Management was one of the worst customer service experiences I’ve ever had. She was rude, sarcastic, and clearly has no interest in actually helping people. When we asked to speak to someone above her, she smugly claimed she was “the boss” of the leasing department — yet took no responsibility and offered zero real solutions. Our lease application was cancelled because they refused to be flexible with the key handover time — even though we made it clear someone in our group is 7 months pregnant. Kerry's/Terry’s idea of a solution? “Go grab a coffee until 3,” while we sat around with all our belongings and a U-Haul full of stuff. No empathy, no accountability, and no prorated refund for the time we couldn’t access the unit. It’s honestly disturbing how someone with that attitude is allowed to deal with tenants. Miserable staff like Kerry/Terry should not be representing property management companies — she clearly doesn’t care about her job or the people she’s dealing with. Avoid Marda Management if you don’t want your time, money, and patience wasted. UPDATED RESPONSE TO YOUR REPLY: This company has no real reputation to begin with, and honestly, it’s easy to see why. When you hire miserable staff like Terry— who seem more interested in being rude and dismissive than actually helping people — it’s no surprise your business struggles. She constantly cut us off while we were speaking, acted like we had no right to ask questions, and talked down to us the entire time. It felt like she was on the call just to make her point and hang up — not to resolve anything. We were pushed to a breaking point by the way we were treated. Terry’s sarcasm and complete lack of empathy — even after explaining someone in our group is 7 months pregnant — was absolutely unacceptable. And then to cancel our lease because we wouldn’t just blindly accept their inconsiderate timing? Unbelievable. If Marda thinks they have a solid reputation, that’s pure delusion. This is exactly why businesses like this stay small — because they don’t know how to treat people with even the most basic decency. When your team is aggressive toward paying customers , don’t expect your name to survive in a community built on respect. Truth is, we don’t need to “ruin” your name — your actions already did that for you.

We’re sorry to hear that you were dissatisfied with your experience. However, given the inflammatory nature of your review we feel we must respond to provide context.
Your lease was signed for an August 1st move-in, with a standard 3:00 p.m. key handover — a long-standing policy in place to allow for final inspections and unit preparation. When units are vacant earlier, we do our best to offer earlier access where possible. In this case, an option was presented to allow access the day prior with appropriate prorated rent, but that solution was not accepted.
Throughout the leasing process, we experienced repeated instances of aggressive and inappropriate communication, including excessive call volume, the use of very vulgar and profane language toward our team, and threats to damage our reputation. Despite initial concerns, we proceeded with the application in good faith. However, after reviewing as a team and with the property owner, the overall experience with your behaviour, a decision was made not to proceed with the tenancy. Your deposit was processed refunded in full before the end of business.
We understand that moving can be a stressful experience, and we remain committed to doing our part to make the process smooth and respectful. However, we also have a responsibility that we take very seriously, to ensure our team is treated respectfully and not subjected to harassment, and therefore we will not continue with tenancy arrangements where that is not possible.

Expérience négative: I rented from Marda for about a year, under my partner as the lease holder. Shaza the leasing agent was great when finding a place for us. Really friendly and helpful. She actually cared and was very professional. But after move in it got annoying. Hard to get stuff done. Maintenance was slow. Felt like no one had time or knew what was going on. The unit itself was ok, plus was in a really good location from my job. I was in the office once and overheard Cathy talking. Already knew it was her based off the voice. She was saying stuff about international students like they were a problem and beneath her. Saying they lie on leases and pack so many into units. It was weird to hear especially from a property management business. I had already heard from someone at another property management business that she acts nice but isn’t really like that. It kind of showed. Wouldn’t rent from them again based off maintenance issues and weird remarks about tenants from “management”. They do have lots of variety of units and homes though. I would recommend Shaza to do showings with.

We have many, many international students living within our system, and Kathy is the primary person in our company that is responsible for screening and placing these tenants. We have been unsuccessful at finding you in our system so we can address your concerns directly, and Shaza did not show units at the time you would have moved in, so admittedly we are a little unclear about your interactions with her. What is important is that you contact us directly so we can understand your specific challenges - our maintenance timelines vary based on situation, however, our average work order is completed within 2 days once started, and is started within under 5 days regardless of urgency, plus triaged based on urgency on top of that. Expérience fantastique: I personally had an amazing experience with Marda Management, especially with Kathy Cronin. Kathy did the showing of our apartment and all of the follow ups afterwards, she did an absolutely amazing job, she answered every question I had before I even asked it. She also made sure whatever little problems there were with the apartment were promptly taken care of before we moved in! Expérience fantastique: We went apartment hunting for my daughter who will be attending the University of Windsor this fall. We had several viewings set up for the following day, that night while browsing , we came across another apartment we wanted to view. After viewing the ones we had set up, we asked Kathy about the one we saw the night before while browsing. She said she would meet us at the apartment. We found out later that she came in on her day off to show us the apartment ( which we ended up getting). That is exceptional customer service. Expérience fantastique: I lived with marda management for 12 years off and on and I cannot ask for better they are wonderful people. My very first place was with them when they first started out on Chandler and I was there a few years and then I moved away from marda. And then went back after I had my son to a 2 bed again took me back with no problems to Howard was there for 2 years and needed more space so I got a house and again moved away from Marda. 2 years later I was in a bad situation and I spoke to Kathy at Marda management and ASAP she sent me to look at a place on Parent and called her immediately and said I wanted it well I had the place with in a few days been at that place 6 years and marda management was no longer the property management (sad) went though many landlord well the new owner decided he was moving in so I had to move out of my place. Looked at many rentals and seen one I really loved so I again Reached out to Kathy and did the rental application and got the new place. Thankyou Kathy from the bottom of my heart for always being a good friend you are an amazing person. If your looking for a good reliable management company go to Marda Management they are wonderful people and like I said I've been with them for 12 years off and on and I've had no problems ever anytime I needed something fixed they came out within a few days. Thankyou Kathy again And thankyou to Marda management for always having me

Expérience fantastique: I know nothing about Windsor, but I have to relocate. Because I live so far away, I planned one day to view multiple places, and Kathy was so helpful with narrowing down my choices and scheduling viewings only for places that met all my requirements. She patiently answered all 100 calls I probably made that day and made the lockbox viewings so stress-free. She also guided me through the requirements and the process for completing the lease signing. Overall, I really appreciated Kathy's assistance throughout the process.

Expérience fantastique: Marda Management's whole team provided such great management of three houses I owned in Windsor over the past six years.  They always went above and beyond to help with any issues that may have arisen with any of those properties, and everything was always resolved quickly and efficiently. I couldn't have asked for a better property management team than Marda Management's. I have now sold the three properties and when each one was being put up for sale, Marda made sure everything was in order to put them on the market. I would not hesitate to recommend their services.

Expérience négative: If you are an investor looking for a property manager. STAY AWAY AT ALL COST. They will overcharge you and bill you before even letting you know about changes. Also they will choose the FIRST person they THINK can afford to live in your unit. My tenant ended up not paying for over 6 months!!!!!!! THIS IS BY FAR MY WORST EXPERIENCE WITH A PROPERTY MANAGEMENT COMPANY EVER

While we aim to minimize risk, no screening process can entirely eliminate the possibility of a tenant defaulting on rent, unfortunately. Expérience négative: Edit: HORRIBLE I thought things might get better but nope! We went all winter without heat cause these people can't do anything properly My baby has to stay in the living room because we can't use multiple heaters without the breakers blowing. Have had to rearrange rooms because of leaks they said the fixed but now both our bedroom ceilings have water coming through so now both our children can't use their rooms. We haven't been able to use our bathroom sink that they've "fixed " twice. These people don't care about their tenants. They are just after money and do cheap fixes that don't last. Moved to our building in May. Nothing but problems with our apartment. I have two young children and our bedrooms have no heat and ive had to call and message constantly to try and get it dealt with. It's been over a month and nothing has been done. With winter almost here and a 6 month old having to run space heaters constantly is becoming quite expensive. Especially since the rent is high for what we have. You have to clean your own building because they won't that's for sure. Get your own lawn mower because you will have to do that too. The apartment wasn't clean when we moved in. No cupboard doors, counter tops and back splash aren't connected so probably lots of mold. Very humid to the point of being gross. When they do get stuff done the people they hire leave messes and break your flooring which they also won't fix when you tell them about it. When I called and was very upset with all of these things i was told it would be handled quickly and the only thing handled was space heaters for the bedrooms which are not child friendly. I'll change my review if marda management actually starts managing their building. At this point it would be easier to contact the Landlord Tenant board and get my money back for not being able to live the way we should be.
