Expérience négative: 看了很多经纪在网上的视频后电话联系了她。她言语诚恳，并强调一定要信任她。说她是十几年的全职房产经纪，对房子非常了解，有丰富的经验。于是我决定聘她为买家经纪。我希望她能诚实地告诉我房子的弊端，她让我放心。告诉我一定帮我买到最适合我的房子。于是我们就有了第一次一起看房的经历。看后，她告诉我房子很不适合我，说她即将有一个保养很好的房子上市，让我等一个多星期。第二次一起看房刚好是那个房子的open house。她告诉我卖家是非常细心的人，有责任心，爱干净，爱收拾，房子被卖家保养的很好。我问卖家会不会有什么隐瞒，她坚定的说绝对不敢有任何隐瞒。她指着厨房台面上的一张卡通贴纸说，女主人不小心把台面烧了一个洞所以用卡通贴纸遮住了，其他就没什么问题了。我明确告诉她我我不介意旧，但要求房子干干净净且没任何破损，不能有任何隐患。她非常肯定并催促我下offer。下offer前还反复告诉我说这个房子非常适合我，说我很幸运。下了offer后又让我加钱，说另一个经纪也感兴趣还截图了那个经纪的联系。出于对她的信任，我也按她的要求加了钱。加钱后让我别验房了，说即便验也验不出什么问题。我怕有隐患就坚持要验房。她说帮我联系渥太华最好的验房师（宋强）。我提出要自己联系，她说她和宋强是十几年的好朋友，还是她联系更妥当。我当时也不认识其他的验房师就答应了。很快就收到了宋强的邮件，让我确认将支付他 $565（房子 1900sf）。验房期间，宋强和经纪愉快地边聊天边检查房子。宋强说空调、暖气的更换，attic的insulation adding这些，除去政府补助，我大概只需要花一千多点，并告诉我房子里面大多数的修修补补都应该是买家来承担，说这个房子也没什么大问题。后来发给我的验房报告上面确实也就是个别小问题，例如 1 个烟感报警器过期该换了，eavestrough downspout 离房子太近需要花 10 多块钱买个塑料导流等等。在经纪的催促下也 firm 了 agreement。签字时我还问经纪closing date可以更改吗，经纪说放心吧可以改的，后面到真要改（closing提前）的时候，又突然告诉我说卖家不允许改，必须按照书面的日期执行。 之后，直觉上总感觉有哪里不对，但又说不上来。于是联系了本地的几个验房师咨询。他们告诉我说验房师的责任就是认认真真地把房子的问题找出来，诚实地写在验房报告上。然后经纪联系有信用的contractor过来看问题及报价，最后经纪和买家再根据修补的费用来考量是还价， firm 协议还是取消。我马上联系到宋强问他为什么和其他验房师说法都不一样。他说我当着经纪的面问他让他很难做，所以才说应该是由买家来承担，并且告诉我现在反悔也迟了，毕竟协议有法律保护。我以为十几块买个塑料导流接到 downspout 上，再花一千多换 furnace 就没其他什么问题了（后来联系冷暖公司才知道额外要七千多）。更换保险的时候发现验房报告上面写的 water heater 是 2 年，而实际是 12 年，我就又打电话问宋强，他说一切以验房报告为准，说他绝不可写错。保险公司说超过 10 年的 water heater 对房子造成的损坏是不保的，于是就牵扯到了要更换 water heater。（期间经纪说我的保险公司不好，应该换一个）。结果联系租赁公司发现卖家居住期间的所有 water heater 租赁费全是由前房主在支付，而且租赁公司跟我确认这个卖家是完全知情的，因为卖家在租赁公司开了自己的账户享用着租赁公司的其他服务同时让前房主一直支付着water heater的租赁费。我很惊讶，不敢相信卖家竟能做出这样的事情，关键卖家夫妻也是华人，还是两个博士。我怕前房主发现后过来找麻烦，劝卖家夫妻把欠前房主的钱统统还回去，经纪说卖家答应把钱都还给前房主，还说就算卖家被刺死也和我们没什么关系，让我放心。几个月后我联系到了前房主，问卖家欠他们的钱有没有还给他们，他们说并没有，同时也惊讶卖家的这番操作。 Closing 的那天，发现主卧马桶是可以来回活动的，马上联系经纪，她却说让我自己拧一下就好了， 还强调已经 closing 了，不应该再麻烦她了。 邻居门前都有一个很粗的 post light，但这个房子门前没有，询问经纪，她轻描淡写的说被卖家扔了，她也不知道是不是属于 CITY 的，后来邻居说我们搬进来的几个月前这房子的 post light 被破坏了，是属于这个房子的物品和CITY无关，他们也不理解为什么卖家不修好却选择仍掉。刚住进去 2 楼每天都能闻到一股霉味，也不知道哪里来的，隔两天就能看到几只像蜈蚣一样的虫子，跑的飞快，我之前的房子住超过 10 年了也从来没见过这种虫子，查了一下叫蚰蜒，全集中在二楼，除此之外，房子到处是动物毛，橱柜里，窗帘布上非常多，墙上，furnace filter 上面有毛球，凡是能碰到的地方全是毛。经纪之前告诉我卖家夫妻不养宠物，我身体过敏挠的稀烂再问经纪才承认说卖家养了 2 只猫。更换马桶的时候发现下面固定马桶的钢片竟然是断的，木头被水浸泡的已经发黑了，长期漏水状。后来我找了一个本地的 contractor，看了一圈告诉我房子湿度太高，一楼天花板上的漏水痕迹能推断出马桶是漏水的，时间久就潮湿，发霉了，刚好适合蚰蜒繁殖，建议把有地毯的地方全换掉，下面应该也发霉了，果不其然，地毯下面也是霉斑，测了一下主卧卫生间的排风扇，居然是坏的，完全不吸风，2 楼一间卧室墙上的抽风口竟然也是坏的，经纪说让我找冷暖公司修理一下，冷暖公司的人来了以后说这根本没办法修，因为接错了，需要把墙全砸开一点一点找根源，同时很震惊经纪居然认为这种问题能修。经纪说她冬天 12 月就来过这个房子，窗户都没问题，事实是窗户漏气很严重，玻璃中间有很多小水珠。大门上有一个大缝无论如何都合不上，虫子爬进爬出，门窗公司的过来检查后发现门安装的就有问题，只能换不能修了。2楼进门处一片地板，踩上去咯吱咯吱的响的很大声，其余一些地方咯吱咯吱响的小声，经纪说这种木头的地板很正常。contractor 后来告诉我这不正常，属于安装的时候锯的尺寸不对导致的，并且告诉我地板哪些地方是被猫抓花的，哪些地方是被猫尿浸泡过的。地板选用了最廉价的材料和人工，所以地板间缝隙明显，这些问题经纪之前轻描淡写的告诉我都是很正常的。 厨房水龙头更换的时候发现怎么都拧不紧，原因下面木屑因为长期渗水掉了很多，变成一个大凹型接口，整个 countertop 也到了不得不换的地步了。当初看房子的时候全听信了经纪，都没仔细看过房子的各个橱柜，里面脏到包浆，全是油垢，抽油烟机每天往下滴油，后面一整面墙都被油浸了。清洁公司拖地的时候一桶一桶的黑水，地面黑色 grout 仔细清洁后仅仅一部分变淡淡的灰白色，洗衣机水都是黑灰色的漂浮一些黑色的片状污垢和一些毛发。洗碗机filter里面取出各种杂物，边缘的污垢都是整片整片的脱落。卫生间sink下水非常慢，取出了一堆一堆的长头发。 窗户外面的 caulking 全是大裂缝，重新 caulking 裂缝的报价最低 $1356，经纪之前说一两百就搞定了。contractor 提醒我房子外面的地面下陷的很厉害因为 eavestrough 导流方向不对导致的，并且提醒我这种门对门的户型没有 fence 可能会有很多隐患。后来专门观察了一下其他邻居，他们都没有这些问题。这一片小区，相同户型的所有房子中，唯独这个房子和邻居中间没建fence。经纪说一边的邻居是很安静的两兄弟，后来跟邻居聊天才发现其实就是个出租屋， 另一边和我门正对门，经纪说住的是位独居老人偶有子女来探望，还说，我可以和独居老人一起出钱建个 fence 的，然而实际这邻居是三代人一起居住，他们早已习惯了没 fence 可以各种越界的行为，我提出建 fence，被对方怒斥，即便我出全资也绝对不允许建，我验房那天就质疑过邻居，可经纪说这邻居和其他人不一样，特别好，让我放心。 我向 RECO 投诉了经纪，才了解到我本来是没有资格投诉经纪的，因为经纪选择给我提供的服务是 ”customer service"，之所以被 RECO 受理是因为经纪让我签署了买家代表协议。RECO 打电话告诉我说经纪什么都不承认，把问题都推给了验房师，刚好验房师在他们的权限范围以外，但是强调 ”This inspector absolutely has problem." 我又联系了当初另一个下单的经纪，他说这个房子本来他是会砍价的，但没想到我会加价买，更是没想到这个房子会有这么多问题，他说经纪本应该 disclose 房子的各种问题。一个本地 40 年经验的老经纪告诉我，他帮客户买房子的这些年一般都会敲邻居门核实情况，毕竟你不知道邻居是神经病还是正常人，正常人被敲门了一般都会很配合，因为他们也希望新来的邻居是友善的好人。尤其是这种特殊户型，没有 fence 本来就是 red flag，更应该小心核实情况。 我也打电话给了卖家，接电话的男主把问题都推给了经纪，当我提到卫生间漏水时，电话那头的女主让他赶快挂掉电话，等再次打过去就自动转语音了，电话号码像是已经被拉黑了。夫妻俩都是博士，政府工。我以为卖家不差钱，也受过高等教育，应该不存在隐瞒、欺骗等道德问题。回想最初我告诉经纪希望能和卖家直接通话一次，但被经纪拒绝，现在回头看，他们应该都心知肚明自己做了些什么。 RECO，以及我咨询过的老经纪都告诉我，聘经纪的时候要格外谨慎，毕竟门槛极低，什么人都有，所以尽可能的多面试一些经纪，多问他们问题，例如在 RECO 的投诉记录，面试越多的人，就越能从他们的答案和性格中找出有良知，讲诚信的人。当然我也有错，买房子怎么能轻易就相信一个花言巧语的经纪呢。 我不建议聘这位经纪和她老公做买家经纪，以我的个案来讲，卖家，经纪，验房师全都没有契约精神和诚信。
