Negative experience: My partner and I did not have a good experience with Gorham. We were the first tenants in one of Gorham’s properties and found immediately that the finishings in the unit were very cheap— multiple door stoppers fell off within the first weeks of us living there, some were in the process of falling off when we first moved in. During our first month, our (brand new) washing machine broke and we were without one for weeks (without any offer from Gorham to accommodate for our loss of this appliance, which was a key reason we chose this unit to move into). It took several days for them to get back to us upon the initial inquiry and then when both the technician and the parts required finally showed up, the technician further broke the machine, so we needed to wait for a third-party contractor to actually fix it. During this time, we had to consistently ask Gorham for updates regarding the washer, which was very frustrating given that we had only been there approximately a month. Furthermore, upon moving out, my partner and I SCRUBBED the apartment clean for days, and were still charged a cleaning fee. During our move-out inspection, around a month before our official move-out date, my partner inquired about getting a paint swatch so we could do any paint touch ups (there were areas where the paint was chipping from where a door stopper fell off, as well as places where we had pictures hung), but we were assured by the person conducting the move-out inspection that any crack filling or paint needed for these particular damages would not be sufficient cause for deductions from our damage deposit. Despite this, we were charged fees for crack filling and painting these specific areas. The building itself was situated in the back of a construction site, and despite Gorham’s initial representations that the construction work would “hardly be noticeable”, during our tenancy we were woken up as early as 6AM by drilling. I would strongly recommend against renting from Gorham if you are in the Fredericton area.

She kept me updated on every new listing and made sure I had good options throughout the process. The units I was shown were even cleaner and better than I expected, and the service overall was exceptional. You can tell Alexa genuinely cares about helping people find the right accommodation. She truly deserves recognition for the passion she brings to her work. I highly recommend Alexa and Gorham Real Estate to anyone looking for accommodation in New Brunswick!

Fantastic experience: I cannot say enough wonderful things about Gorham Real Estate! I absolutely love my apartment at Serenity Lane, and it has truly felt like home. The neighbourhood is beautiful, quiet, and welcoming, and everyone here is so kind and friendly. From the very beginning, the Gorham team has been incredibly helpful, caring, and responsive. They take care of snow removal and lawn maintenance, which makes living here so convenient. Whenever we have submitted a work order, the office has handled it quickly and promptly, and the maintenance team has always been great to work with. It is clear that they genuinely care about their tenants and want everyone to feel comfortable and at home. I also want to mention how wonderful the team has been throughout the entire rental process. The office staff, maintenance team, cleaning team, and leasing team are all friendly, professional, and easy to reach. Moving from Ontario to Fredericton was a big change for me, and Gorham Real Estate made the rental process so much easier. They were extremely helpful and supportive throughout the whole move. Honestly, if I weren’t moving, I would stay in this apartment forever! I am genuinely sad to leave because of how much I have loved living here. I would highly recommend Gorham Real Estate to anyone looking for a great place to live with a company that truly cares about its tenants. They have been absolutely wonderful, and if I ever return to Fredericton, I will definitely be renting with Gorham again! Thank you to the entire Gorham team for making my time here such a positive experience!

Fantastic experience: We rented from Gorham Real Estate for almost five years, and our experience was absolutely amazing. Any issue we had in the apartment was always addressed and fixed right away. Cindy Boyce takes every request very seriously and responds immediately. The entire Gorham team is truly awesome! Highly recommended.

Negative experience: Gorham Apartments is a complete rip-off. When moving out, they charged me almost half of my security from my security deposit for “cleaning” that was absolutely ridiculous. They never return deposits fairly – it’s their way of scamming tenants. The management is rude, dishonest, and only cares about taking your money. Worst rental experience I’ve ever had. Stay away from this place.

Negative experience: Absolutely the worst renting experience I’ve ever had. Gorham Apartments unfairly deducted nearly $800 from my security deposit, claiming “cleaning fees” that were completely unreasonable. This is nothing but a scam – they use deposits as a way to take extra money from tenants.

Positive experience: They are very kind and helpful any issues I have with the apartment they come and sort it out

Positive experience: The apartment itself is great (beautiful, quiet, good location) but management is unpleasant to deal with.

Negative experience: Extortionate prices for mediocre units.

Positive experience: "They are pretty quick with repairs and respond to queries promptly. However, I faced racial discrimination when I requested (literally begged) for the installation of a bidet in one of our washrooms multiple times. They said the bidet "may" start leaking. Well, so do taps. It doesn't mean you won't have taps in the apartment. I have been using a bidet for over 25 years, and I don't understand Gorham's thought process when they say the bidet MAY leak. Dude, buy a better bidet. If it was a failed product, it wouldn't even exist. What kind of excuse are you making? This is very unfortunate. I never expected such treatment in an immigrant-friendly country."

Negative experience: "Original windows" is not a selling point in a 100+ year old home during a Canadian winter. As tenants we had several maintenance requests that went unanswered.

Fantastic experience: I've lived in a Gorham building now for almost 4 years, I've had little interaction with the owners so can't speak to their practices, but my review is specifically based on their staff. Their admin Cindy and all of the maintenance people I've interacted with over the years have been fantastic. They are kind, dedicated people and I have always felt they've done the best they can to address any concerns I've had. In fact, one time their painters were here working on another unit and when i was having car trouble out in the parking lot, the two there took notice and, without asking, changed my tire!!!! Simply claiming that "my rent pays their salary". In sum, my interactions with Gorham staff has been absolutely lovely and genuine from the beginning and their kindness and helpfulness has made me happy to rent with this company.

Fantastic experience: I have rent from Gorham in the past 3 years. It was easy and professional experience overall. There has been work orders and lease changing several times from us and they acted quick. They have also kept the apt building clean all the time and been reasonable in the rental price during the pandemic. There have been just one single issue with them but was my fault to begain with. They waived my cleaning and gave my full deposit back even though I might have done a little damage to the apt here and there. Therefore, as long as you take care of the apt and follow the contract, you would not go wrong with them. Will rent from them again in the future if I needed to.

Positive experience: Although they were very fast with fixing repairs and confirming with you on all questions, i found that i was being talk to like a child. i have had a great experience other than the fact that i did not like the way i was spoken to coming near the end of the lease. Would still however recommend this company for their speedy fixations.

Fantastic experience: I rented an apartment from Gorham with my husband for 5 years and we had a great experience. The apartment building was clean and well maintained. The maintenance workers always came quickly to fix any issues and they are super friendly. The office always responded quickly to any questions or complaints. My only complaint is that parking can get tight but they do monitor the parking lot, especially at the beginning of the school year when people are parking there who shouldn't be (if your building is close to campus). My move in and move out went seamlessly as well. If the right unit came available, we would rent from Gorham again without any concerns. We only moved because it was time to upgrade to a bigger place and Gorham didn't have a unit available.

Fantastic experience: I moved away from here, and I miss it terribly. It was a good spot, with diligent, helpful staff. Plows running as much as needed, making it hard to get stuck. Renting with them first lead me to believe everyone was wonderful; boy was I mistaken. If you need to rent, rent here!

Positive experience: My first renting from them and it was truly a good experience , timely on repairs and maintenance. Their laundry though is expensive compared to most of the rental companies in town.

Fantastic experience: I lived at one of their buildings downtown for 4 years. During that time they were super quick, efficient and nice when there was a leak in my bathroom from the bathroom above. They were super sweet when I broke my ankle and couldnt get up the cement step to the door, they built a small ramp and had it installed the next morning. I love getting an xmas card every year from them. They put in great effort and I'm sad to have moved to a new location due to moving in with new roommates and having a new landlord. I know for sure that I will gladly be coming back next time I move!

Negative experience: Be sure to document everything very carefully in the house or apartment you rent from Gorham when moving in and out. They'll charge you 15$ for a 1$ sink plug that was under the sink. They'll fix your window roller by... drilling screws into the window frame and the screen for some reason? As well as breaking the blinds in the process (even though this was clearly documented they still charged us 35$ for 10$ blinds that were a decade old somehow). 40$ for a rip in the wall we cannot find in any of the pictures of the immaculately clean apartment we left them. I do not recommend Gorham, they have scummy practices. If you give them an inch they'll take a mile.

Negative experience: if i could give 0 star i would. they will make you sign a pet agreement of 25$/ cat and wont tell you what is it for, they will also phorbit you from fixing damages and will go after you legally after leaving for those damages, had several issues with the unit, upstair bathroom was leaking on us, call 7x only to have the maintnance guys take pictures of it and never contact us again. i would not recommend to first time renters, they are a company with only their intrest in mind not yours, please be warn.

Fantastic experience: I lived in a Gorham Realty Apartment for two years without complaint. Their staff was incredibly accommodating, helpful, and supportive. Anytime we needed something checked in on, or if we needed maintenance done, they were there within a short period of time. Driveways were always plowed early in the morning, and walkways were shoveled. There were even a few times I locked myself out mistakenly and they were right there to help me. The apartment itself was the most gorgeous I have ever lived in during my adult life. The only reason my husband and I are moving out is because we bought a house. If we hadn't, we would still be in the same spot for years to come. Thank you to Gorham's awesome staff - it's been a pleasure to rent from you.

Fantastic experience: We rented the same spot from Gorham Real Estate for 11 years and it was hands down, an awesome, 5 star experience. Any issues we experienced in the apartment were immediately addressed and fixed. They are a very professional, company . . they don't cut corners, they main their properties, and genuinely care about their tenants. The entire Gorham team are awesome! She advertised and showed my apartment and had it rented within a week of my telling her I needed to move out. I was really impressed and would definitely recommend them to others.

Negative experience: I don't think an honest opinion would do here. Free parking, the lady at the front desk is helpful. The atmosphere in their office and buildings reminds of monopoly. They advertise too much.

When we had switched banks and had a rent check bounce they were quick to help without judging or penalizing. Best I've had in my 10 years of renting in Fredericton!
