Fantastic experience: Aimee and her team at Kodiak have been nothing but completely helpful since we inherited a condo six months ago. Right from the first day when we couldn’t get in, all of our questions, big and small, were answered promptly and in a caring manner. I’ve sent many (non-urgent) emails after hours, and I know that I will always get a response first thing in the morning. Negative experience: The pools at the East Pointe Estates are filthy.There is big black ring around the pool. The water is very murky. We went swimming there over the holidays and all of us had itchy rashes. This cannot meet Department of Health standards.The hot tub doesn't even have those chlorine floats! The chairs are completely broken. You can't sit anywhere in the pool area. I called about this, but nobody ever answered or got back to me! This is terrible PR! If I was considering buying a condo here, I'd look at the clubhouse and wonder what else was wrong that I couldn't see. Kodiak used to be a good management company. What the hrll happened?

While Kodiak is employed as the management company for the Clubhouse at this property, we unfortunately are not involved in making the approval decisions regarding repairs required. Negative experience: We’ve been with Kodiak Property Management since 2019 to manage our condo unit and appreciated the service in the early years. However, we’ve recently had to part ways due to ongoing unresolved issues that became too difficult to ignore. A major concern was the number of repair invoices that exceeded the $500 limit stated in our contract. On several occasions, we were billed over $800 for relatively minor repairs such as a shower head, a doorknob, and a dryer. None of these were emergencies. These charges were made without prior approval or proper communication, which we found unacceptable. Communication overall was lacking. While some staff members like Jordan and Dallas were professional and easy to work with, serious concerns had to be escalated to upper management. Unfortunately, attempts to resolve these with Aimee Fleming, their Director of Operations, were frustrating. It took several weeks to receive responses, and ultimately, no resolution was offered. As a property owner looking for a reliable and transparent company to manage your investment, I would not recommend Kodiak Property Management. The high costs, lack of transparency, and poor communication led us to seek better service elsewhere. We have since transitioned to another property management company and are very happy with their responsiveness, clarity, and professionalism; a refreshing change after our recent experience.

Fantastic experience: They helped me get my important keys back super quickly when I accidentally dropped them down the elevator shaft at my building. They called the elevator company who came promptly and retrieved my keys and returned them free of charge.

Negative experience: Crazy that my neighbour has busted my door down twice and kicked my screen in and called me the N word multiples times on Harding street condos!!!!!. Reach out to Kodiak and they tell me they don’t deal with this kind of tenant issue and to call the police. Okay so we did call the police, and now you won’t enforce the ORT act section 58 E)ii)??? Okay see you a ORT!!! Don’t rent here. You will end up in a dangerous situation with no help from the landlords.

Fantastic experience: Kodiak is a five stars property management company. This company has the most efficient and effective professionals to conduct property management. I own a rental unit at the Wascana Town Homes in Regina. since Kodiak took over the management two years ago, isuues, whether it be with the tenants, or with the building were quicjly resolved. The staff are friendly, concerns were addressed before the concerns become a problem. I am, for the first time since Kodiak took over the management, enjoying a positive rental return on this investment. Three cheers to the staff and Kodiak Property Management Company.

Negative experience: Property Manager took personal property from my owned space and did not notify me as the owner or admit to having taken it until the security camera footage was checked. Butch of items were broken when they supposedly took the items do to a sewer leak. When items were retrieved they had an inch of dust as they had not been impacted by sewer or washed. No compensation for broken items and zero customer service regarding why the items were in fact taken. Had to threaten a police officer report before being told where my items had been taken which was a different t site in a rental storage facility.

Despite an unexpected delay, they were incredibly patient and understanding throughout the process. Communication was always clear and professional, making it easy to collaborate with their team. Negative experience: Garbage condo management. They haven't cleaned our parking lot in 2 days. Front doors still icy and slippery. Pay fees get nothing from it.
Vlad - The snow event in southern Saskatchewan has left many of our sub-contractors working 24 hours a day. I trust you understand that they are doing their very best to keep up. Still, we acknowledge your concern and ask that you send an email to our CEO at [email protected] should you require further explanation.
Negative experience: In response to your reply: WOW, laughable. YOU are the property managers, YOU are the ones responsible for coordinating repairs and logistics on behalf of the BOD. Yet you shift blame on them? Your reply has further proved my point, Kodiak has zero accountability or respect for anyone they do business with. Way to throw your clients under the bus for your own incompetence. Ridiculous to see they regularly shut off water for “maintenance” and are not compensating their business tenants who rely on water to operate. Zero coordination/willingness to work with tenants to find a time that both parties can agree on. With such a terrible track record, wouldn’t be surprised to see tenants leaving at the end of their leases and then having trouble filling the units there after. Will never recommend a property managed by this company, residential or commercial, knowing they have no respect for their tenants.

Fantastic experience: My grandma lives at broadway. She hasn’t shut up about this guy Neil brown who fixed the pavement outside there building. She had problems and was tripping a lot and now that Neil brown has fixed it. She hasn’t tripped since!

Fantastic experience: Our condo complex brought Kodiak Property management on board nearly 4 years ago and it was the best decision that our board has made. Their staff is very knowledgeable and their quick response to concerns or issues is top notch. There are not very many reliable property management companies out there, but in my eyes Kodiak is number 1.

Fantastic experience: I've had a really good experience renting with Kodiak so far, Jordan was super helpful with finding a place for me and my pup, we went through many options that they had at the time and she helped me determine the best fit, she was also super friendly and timely. Negative experience: STAY AWAY FROM KODIAK PROPERTY MANAGEMENT!!! My family and I rented from Kodiak for four years without any issues. We never had complaints or late payments. Any time maintenance was needed, we promptly contacted the maintenance team to have it addressed. We made an effort to keep the property as tidy as possible since we knew the owner personally. In February of this year, we received a letter stating that the owner needed to move back in and gave us just two months to vacate. We quickly responded, pointing out that this notice only applies to tenants on a month-to-month basis, while we were on a fixed-term lease of one year. A week later, they emailed me back, acknowledging that I was correct. I found it strange that a rental property management company would be unfamiliar with such basic rules and regulations, but I chalked it up to a possible mistake on their part. Our lease was supposed to end on August 31, 2024, but we decided to move out on July 31, 2024, to help the owner. My family and I spent the last week of July cleaning the entire house from top to bottom. We scrubbed the washrooms, carpets, and walls—basically, everything you can think of—leaving it spotless. We were completely confident we’d get our full damage deposit back. On move-out inspection day, Jordan Hannah, the Assistant Residential Property Manager, came to collect the keys and do the walk-through. She spent about 15-20 minutes taking pictures, which I assumed was just standard procedure and didn’t think much of it. When I asked when we could expect the damage deposit, she replied, "Kodiak has 7 business days to return it." While I know rental properties have up to 7 business days to return the deposit, it struck me as odd that she mentioned it, considering the house was spotless and had no damages. My suspicions were immediately raised. One week later, I called Kodiak to check on the status of my damage deposit. The receptionist said the property manager would email me. When I got the email, to my surprise, they claimed I had incurred $1,141.50 in damages, which would be deducted from my deposit. I truly found it laughable. Kodiak Property Management's attempt to claim damages was outrageous. They tried to charge me $120 for cleaning moisture from the backseat of the toilet—just normal wear and tear (SEE PICTURES BELOW). They also wanted $300 for a cupboard door with a loose screw!!!! (SEE PICTURES BELOW) All it needed was a quick tightening and it wasn't even broken or scratched at all.$300!!!!!!. The most ridiculous charge was $721.50 for patching and painting small nail holes.SEE PICTURES BELOW. They took extreme close-ups to exaggerate the damage, even though the homeowner had left these holes. They actually tried charging me $721.50 for NAIL HOLES THE HOMEOWNER LEFT!!! Absolutely Outrageous behaviour from a rental company. I contacted the homeowner on that same day, who agreed that these damages were just wear and tear and that the nail holes were from her. She also mentioned that Kodiak was pressuring her to go through with the security deposit claim!!!. It became clear to me that Kodiak was fabricating damages to profit from repair costs. After two days they finally e-transfered my deposit in full. STAY AWAY FROM KODIAK PROPERTY MANAGEMENT, THEY'RE UNTRUSTWORTHY AND DON'T CARE ABOUT THEIR TENANTS!

Fantastic experience: This past weekend our main drain backed up in our basement. I called Kodiak and worked with Olivia, who made sure we were taken care of quickly! Within a couple of hours we had someone there to fix our clogged pipe! Thankful for the prompt service!

Fantastic experience: Great service! I was a small out of town landlord, and when I hired Kodiak to take over from my last management company, I really noticed the difference. They answered my emails, found good tenants and built good relationships with them, got maintenance done, inspected the unit, and supervised move-outs. All for half the price I was paying before.

Negative experience: Absolutely zero help or care when it comes to solving a homeless issue inside of their heseltine rd properties. If you want to deal with someone who actually cares about the safety of their tenants go elsewhere.

Negative experience: I feel compelled to share my experience with Kodiak Property Management publicly so others are aware of issues that may arise. I hired Kodiak in July 2022 and they had a tenant in the house by mid-October 2022. In Nov 2022, I had tried communicating with the property manager regarding the water meter installation but received no response. I called the main office to see if they could assist and learned that the damage deposit hadn’t been paid yet. They assured me the water meter and damage deposit would all be addressed. I was prepared to take the property back from Kodiak at the beginning of January 2024 and manage it myself. When I gave them my notice, I learned that only $400 of a $1350 deposit had been collected! I asked them to try and get a repayment arrangement made and see if they could correct this before I take over the property. I also learned that they did not renew the lease within the required time leaving the tenants on a month-to-month basis nor did they have any record of unit inspections or tenant insurance as required on their lease agreement. Kodiak collected an additional $200 but was unable to get the full deposit and evicted the tenant in February. I ended the contract with Kodiak at that time and asked them for the original condition report, tenant application, and emergency contact number for the tenant as they left damages, abandoned goods, and didn’t pay February’s rent. Kodiak said they are unable to find those documents! Kodiak was contracted to responsibly manage my property. Their lack of financial oversight and accountability is incredibly concerning. They did not act in good faith while managing my property by not ensuring the deposit was paid, not completing inspections, and not renewing the lease agreement. Although they did follow through with the tenant eviction, I paid them the contracted fees to do so. I would not recommend Kodiak for any property management or other services – my experience has been costly and could have ended with disastrous results. L. Ellard

Negative experience: We own a condo for many years now and have never had any issues when it was managed by NICOR property management company. The nightmare started when the business was transferred to Kodiak Property Management. Firstly, no more condo board meetings which is mandatory. No more rigorous procedures for approvals. Their staff are very unprofessional (especially the property manager assigned to our condo, Aimee Fleming), their services are below standard. Do well to steer clear of this property management company. They charged special assessment fees on all the owners in our condominium but didn't email, call or advice us via our forwarding address. Few months later, we got a call from our bank that a lien was being processed on our property. Under NICOR, we would be advised about the debt, called if needed and we would pay soon as possible. Since we were accustomed to professional services we didn't know that not all property management companies are the same. We discovered that this is Kodiak Property Management's modus operandi to rip off owners. Read the reviews of others and you will see that the complaints are very similar and this has been their culture for years. I suspect that the 5 star reviews are solicited. Don't fall victim, buyer beware.
Negative experience: I would NOT recommend Kodiak property. My partner and I rented a house on Aberdeen St from Nov 2022 to Dec 2023. The house flooded in May after the first storm. It took months just for them to come look, tear out some carpet and take down the wall because of mold. They weren’t even going to put anything back. The basement then continued to flood, more mold came which is a safety hazard. They refused to do anything! Sewage, mold, flooding, lack of communication and LAZY. I would suggest looking else where. They only then got someone to go there to fix the mess the day BEFORE we left the property. Rent was $1500. Then raised $1750. Now I see it’s $1800 and definitely not worth it. Save yourself some money. There’s also only one bathroom in the house not 2. For the mold all they did was put a humidifier in the basement along with a fan then took it back 2 weeks later. Horrible people and company.

Fantastic experience: Kodiak Property Management is the best company to deal with. Over the past 8 years, I've been renting a condo house managed by Kodiak. Negative experience: I wouldn't even recommend my worst enemy to Kodiak the maintenance is useless had weeds growing out front my house the whole summer ask them to mow them 3 times and they just ignored my letter but they can come everyday to stalk you to see if you have a AC in the window and leave notices but won't fix a thing

Fantastic experience: A quick note of appreciation to Kodiak to get our hallway air conditioning system working properly at Santa Monica Villa. It has been tricky to get the air flow and temperature just right. And it always helps to have someone at the front desk like Aimee to get things moving promptly. And also a word of appreciation for the increased security at the front entrance.

Negative experience: Bills are expensive.. higher than average, double charges, unauthorized charges, 20% markups.. etc They are super slow.. takes at least two weeks to communicate, they don't take phone calls, they don't fill vacancies.. etc I have lost significant money and time.

Negative experience: Urgent Issue: Unaddressed Dead Mouse for 2 Weeks - Health Concerns at Fontaine Bleu Condos. I am deeply frustrated with the lack of action and poor communication from the property manager, Joel Czarny, at Fontaine Bleu Condos. It is disheartening that we have to contact or email multiple times for every single issue to receive a response or action. Spot 246 in the underground parking has had a dead mouse since June 22, 2023. Despite reporting it for two weeks while it is deteriorating, they dismissively claim it is a different mouse. This prolonged neglect poses serious health risks, especially for residents such as the elderly and children, as decomposing rodents indoors can spread diseases. If not resolved by tomorrow, July 7th, 4 PM, I will be compelled to involve the health department to address this unsanitary situation.

Negative experience: You guys got to watch who you rent your homes too. I always see immigrants advertising your homes on the marketplace looking for room mates. I thought if you rent a home it's suppose to be the only ones on the lease? But why are they inviting strangers to come live with them. Seems suspicious.

Negative experience: If I could give zero rating, I would give this fraudulent company a zero. They can't keep accounts straight, charging what is not supposed to be charged based on our communications (both verbal and in writing). You have to ask multiple times when are we receiving our monthly payments. Our contact (Joe) lies all the time finding excuses why we have not receive our payments. Rented our property to tenants for free without our knowledge, and us finding out when it's time to receive our monthly rents and there was no payments available even though the property was rented. When inquiries were made, they informed us the the tenants moved out. No payment, no damage deposit, nothing!!! Owners left with no monthly rents to cover our expenses. When questioned on monthly owner's statement, Joe's monthly famous line is "let me discuss with my CFO right away and call you back." Several months gone, no call back, no payment, no transparency. If you are looking for a property management company, stay away from this company.

Negative experience: It's December 2022, in June of this year I had provided feedback to Kodiak that my utilities didn't appear to be reconciled correctly, from June forward I also raised concern after being double billed for vendor services, for tenants not being charged-back correctly, for my fees being misstated and not applied to the correct properties, for being billed for services my contract clearly states is their responsibility (to perform, not to procure)... etc. - none of which are rectified. Closer to the end of October (still patiently waiting for the corrections to be made after 5 months) I asserted I wasn't happy, one - from a customer service perspective, and two - now un-trusting of the bookkeeping (after a laundry list of examples/errors). Fast forward another month with no resolve. I booked a conference call with my Property Manager (Joe) and someone from their accounting department (Jim), who not only acknowledged my concerns as being valid and correct, but added to the list - noting transactions were coded to the wrong GLs, and committed to a timeline to fix all of the errors. They also acknowledged my request to remove the bookkeeper on my account in light of all of the mistakes. Between this conversation and that timeline, my next disbursement statement was again - incorrect. The timeline came and went and the only correspondence I received was a notice to terminate my contract from someone I'd never interacted with before. Logan stated the reason as a 'need for trust' to maintain a successful business relationship, however conveyed no accountability or acknowledgement of the slew of errors observed by his colleagues weeks before, nor any accountability to customer service shortfalls. If you are considering Kodiak to manage your investments, please know I have spent an unfavourable amount out-of-pocket because of [aforementioned] and even after ~7 months of identifying, asking and waiting for account corrections - Kodiak has still yet to resolve or meet the timeline they set for themselves. Based on my experience, I question their integrity, accountability, trustworthiness, professionalism - and would not recommend engaging in a property management contract with them.
Negative experience: Worst management I have deal with. U have call them and remind 2 to 3 times to fix a single problem. Until and unless u wont be angry on them they wont take u seriously. Once the maintenance guy arrives he will tell u that he has order the stuff and will take 2 or 3 business days to arrive and even after a week they wont do anything. Despite of paying rent, they will treat u and serve u like u living in there apt rent free. Plz avoid them, it seems like the good review are paid.

Negative experience: This is the worst rental management company i have dealt with. They do jot maintain their properties and in 9 months i have had 5 different property managers and nothing was done and in August they sent an email notifying me that the property i am currently renting was handed over to a different property management company
Negative experience: Kodiak never had our rental unit in clean working condition upon move in. Mutiple appliances were dirty/stained or damaged. Ensured us carpets would be shampooed and unit would have a top down clean, that never happened. Poor communication with its tennants and shows no sence or urgency or emphathy towards its tennants after mutiple phone calls and letters sent to them. Would not recommend to rent with them.

Negative experience: Giving it a 2 only because things have been resolved but things have been made pretty rough for us current tenants. Office Doors are locked not being answered, calls are not being answered, emails days later responses. Maintenance men are verbally aggressive. Went through and fired all the current staff cause they can do better but they are drowning in issues now. I loved my community I lived in previously but now I am getting out of here along with many others!!!
Negative experience: Terrible place to deal with 6 days before I had to move in rental they managed I signed fixed term lease and got told owners not renting condo any more and nothing they could do and to top it off I went to office after I tried to call and text agent about what’s going on and how can this happen. I got no response from agent so I went to office to dispute it I got nothing but incompetent response from staff acting like i was the problem never ever would I ever recommend this place
Fantastic experience: We are new to being Landlords and Kodiak Property Management was an awesome resource to help us navigate. Communication was great and they were very accomodating of my not-so-flexible schedule.

Fantastic experience: We had decided to not hire Kodiak. They seem fine, but we made a different choice. Jason had our keys and even though he knew about our choice he was very communicative and cooperative in finding a way to return our keys to our intermediary. Negative experience: Was towed from a visitor parking. They told it is because i am a resident of their property. Do not even live close to any of their buildings. Absolutely terrible management. A parking lot herous

Negative experience: Recently our building was assigned to another property manager by the name of Aimme Fleming. So far my experiences with her are not good. As an owner I had concerns of lighting ( light bulbs burnt out everywhere in the building ) and no hot water. The only response I get back from her thru our emails about these issues were all excuses that the caretaker has mo time for lights. As for the hot water I called the 24 hour emergency and Kodiak sent a plumber, who had alcohol on his breath by the way but was sober enough to agree that I was not getting enough hot water.When I met with the plumber in the Bioler room to look at the water heater we both noted deficiencies. The next day Aimee sent me an email saying there is nothing wrong. The property manager before her was a lot better in her role as our property manager. I have already concluded that with Aimee on board she will add a lot of negative points to the reputation of this company. I was trying to seek her professionalism in being proactive and not give excuses. The caretaker is also lazy and only takes out the garbage. After this I would not recommend Kodiak Propertu to manage any building. I have proof from another building that Kodiak Property management was not a good choice. This building ended the contract with them and I think we should do the same

Fantastic experience: I had a good experience renting with Kodiak Property Management. The process from showing the apartment to leasing has been hassle free. I received timely responses from the team whenever contacted. My contact has been with Taylor and Jordan, I found both of them as highly professional and caring.

Negative experience: Don not rent from these people will scam and steal every dime they can, belong behind bars
Negative experience: I did not live here, but my gf did. On the Castle Road townhouses. I could not believe how run down the places were. Her carpet was horribly stained and disgusting. She was promised that the carpet would be cleaned prior to her moving in. It was not cleaned at all, the floors werent even vacuumed properly on move in day. There are videos for proof Children are running around outside on people's front lawn constantly. The outside is always riddled with garbage. It is very evident that the yards/condo grounds are not maintained very well at all. In winter, someone will clear the paths with a bobcat, very poorly. The operator actually does a lot more property damage than good, as half of the walkways leading up to houses have giant tire marks on either side. And to top it off, they have patio bricks, and other discarded yard material in a pile at the end of the townhouses, right on the fence line. I have witnessed young kids play on this and almost get injured on multiple occasions. It's a major public safety hazard to have any of that stuff laying around. And let me say, I am not leaving a bad review on the company as a whole. But the bad review is on these townhouses. This company can do better than this.
Negative experience: Hannah Jordan is the worse secretary to comprehend business with .. most rude attitude I have ever met with ..I can't do business with people who work with an attitude .. no common courtesy .. you need a new secretary.

Negative experience: Wack service .. rundown appliances .. where's the service maintenance guy when u need one .. they never notify family members about deceased tendency.. and just throw out the property of deceased .. infestation of mice , bedbugs , etc .. hounding if u don't pay the rent or damage on time . Ignorant staff when communicating it's not my fault u having a bad day or time at work don't take it out on me .. this is a corrupted organization that takes welfare and drug money for profit and burn down the property for insurance calms the associates are a non-disclosure

Negative experience: Absolutely poor customer service. I had just called them with an emergency request to fix drainage at their rental property. Their pump is broken and has been releasing enormous amount of water into our backyard. I had nicely informed them of the issue and made it clear that this issue needs to be handled immediately. Not only was the lady not helpful at all, she also spoke with an attitude. Despite the fact that I had repeatedly told her that this is an urgent issue that requires immediate attention, the best she could do was take my phone number so some guy with a "no called ID" will call me later. To which I had responded: "well that's quite strange, I thought you would want to fix the issue as soon as possible and not just take my phone number for a callback". She had interrupted me with a classic "have a nice day" and hung up the phone. I later called back and clarified the representative's name is Jordan. The most ironic part about this is that Jordan's job title is DIRECTOR OF FIRST IMPRESSIONS. I must admit, that was one hell of a first impression of the company. Given the situation above, I strongly discourage customers from dealing with this company. If this is the customer service they provide, I'd say save yourself time and stress and choose another rental company. Dear managers, I strongly believe this issue needs to be looked into. This customer service was absolutely unacceptable. Should you have any questions, please don't hesitate to contact me.
Fantastic experience: Had a pipe busted and I phoned the emergency line cuz if it's after hours and they were at my house within 15 minutes repair was done immediately and I was up and running again thanks Kodiak
