Negative experience: GoodDoors were the property managers of the building I live in when they were Leenan (the change was made shortly before they left and handed over management to Supreme). They were terrible, although maybe not as bad as Supreme. They moved me into a new basement bachelor apartment advertised as a studio, which was a 200 ft² room, for $800, plus a $250 pet deposit and $25 a month for my cat to live with me. The windows did not open in this unit and there was no thermostat installed. Laundry facilities never worked properly, and regular building maintenance was not performed, including snow shoveling and so forth in the winter. At one point in the coldest part of winter shortly before they cut and run, the building had shifted and my door jammed so that I could not get out of my apartment. It took them several days to show up, and I was trapped the entire time. The only way I could have gotten out would have been to smash through the windows. I'm glad they moved on, and I'm glad Supreme has since moved on as well because they were worse. Do not rent from this company unless you literally don't care about your safety, comfort, or money.

Negative experience: Be very careful if you’re going to be a tenant with good doors, I was a tenant from March 2022 till June 2025, when i moved out I handed over the unit in great condition, they asked me to clean everything whereas when i received the unit it was not fully cleaned, more importantly when we moved out the inspection was done and it was all good no objection, they promised me to return my security deposit in full but after 10 days they not only refused to give my security deposit back, instead they wanted me to pay another 800 dollars to pay for bathroom vanity. Luckily I had the pictures when I moved in to the unit in 2022 and a move in inspection report which clearly stated wear and tear of cabinets etc and 1982 built old unit. Never ever trust them, always take pictures and they were unable to resolve master bedroom heat issue which forced us to live in only one small bedroom as master bedroom was too cold all the time, The ORT office just announced that I will get my security deposit back, Big Thanks to ORT office, otherwise good doors was not giving my security deposit back. I have attached pictures of that time when we moved in to this dirty old unit, I really paid high bills in this unit because it was old unit and very cold all the time. It was a small unit 2-bedroom, master bedroom didn’t have heat, reported multiple times but they couldn’t resolve it, now I am living in a 3-bedroom house with basement and my bills are half of what I was paying over there. Thanks to ORT office who helped me and I will get my security deposit back. I submitted all the proofs and evidence I had including move in inspection report pictures of that time and clean Move out inspection report. And I won my Case.

Negative experience: Extremely unprofessional experience regarding our security deposit. We were the tenant of one of the property in Saskatoon under this company We paid a $1,350 security deposit and were told by the staff member who completed the move out inspection that our full deposit would be mailed to us. We did not damage the unit and no issues were raised at the time of inspection. After waiting for almost a month and after giving so many messages regarding the security deposit we finally received a cheque, but it was only $694.50, with no explanation and no itemized deductions.Since then, we have tried calling, emailing, and texting multiple times to resolve this matter and received no response and they don’t even have any physical office in Saskatoon that’s why they doesn’t reply to anything. To make things worse, when you leave a review and are directed to email your concerns, the email address provided does not actually exist, which makes it even more frustrating to get any response or accountability. Holding a large portion of a damage deposit without explanation and ignoring repeated attempts to contact is unacceptable. This company is a totally scam They will try their best not to refund the security deposit and if they will it will be half of the security deposit other half they will never give you I strongly advise others to keep all documentation and records if dealing with this company.

Fantastic experience: When I locked myself out not only of the building and my suite. I called and texted and as soon as the office opened. I received a reply from Jennifer. Informing me of a locksmith, will come and accommodate me. As to when I’d be back at the suite ( via couldn’t GEtt in so) anyways he was on time and met me within the hour. he was friendly and made sure I had my keys in the suite where I originally thought they were. , and they were there. ,, thanks Jennifer. Fantastic experience: I would like to commend Elsha for helping me with my moving journey, even though I didn’t end up moving with GoodDoors. She was very enthusiastic, informative, and flexible. Negative experience: Do NOT rent with this company, and I would not trust them to “manage” any property. There is a reason they changed their name GoodDoors Property Management from Leenan Property Management. Our experience as tenants with them has been nothing short of disappointing. 1) I submitted maintenance requests three months ago, and they have yet to take action on it. Now, they aren’t even responding to me. One of which is urgent and could cause damage to property or injury to someone (which I have explained repeatedly, they don’t care). 2) It is literally impossible to get a hold of them over the phone or email, and when you do, they have the most miserable staff and horrible customer service. 3) They rarely ever show up on time if at all, whether it’s maintenance requests or general inspections. 4) I have rented two different properties, both of which were not cleaned and were dirty despite a scheduled key handover date and time. Yet, when they do their walkthroughs, they will complain if you don’t dust the light fixtures (hypocrites? I think so). 5) They are slow to act on anything, if they do at all. It has literally taken a month just to receive a lease amendment over email. Please, if you love your property and your mental health, just stay far away from this company, and what other names they plan to disguise themselves under in the future. They don’t care about their tenants, or the properties they “manage.” P.S. Don’t let the good reviews fool you, they once were paying $20 to get tenants to write a review for them, subtly hinting for them to be positive, not to mention most of these 5-star ratings are names I recognize as staff who work for the company.

Negative experience: Avoid as an owner. They may be good for tenants, but not as an owner. Make sure you review every owner statement, for example, I was charged for an appliance that was installed in someone else's property with little recourse. A heater started leaking, and didn't hear about this until several days later while tenants were without hot water, and inadequate water mitigation from the Leak. Be weary of the expenses, and verify they make sense. I would definitely not recommend this company, especially after comparing them to the services I've received from others.

Negative experience: Home Owners Be AFRAID. I recently used GoodDoors to manage a 1 room condo in Regina. My first interactions with Keenan were positive and reassuring that they could effectively find renters and manage our property. After signing our contract, we were passed off to an Employee (Sarah) that we had never talked to before, and did not understand the context of our unit. We were then shortly passed on to another Employee (Cherean), who had no details of our until or our contract. We began getting bills for advertising which we were under the impression was included in the management fees. In nearly 1 year, GoodDoors suggested an international renter who they had never met, and a family of 4 adults to rent our 1 bedroom condo! We asked for a number of simple tasks like turning down the temp, and swapping out an old key for a new fob, and these tasks took months. I would recommend avoiding this group at all costs. I found them dishonest, disorganized, and unprofessional. We paid the penalty just to break our contract with GoodDoors because our experience was so negative.

Negative experience: Edited to add: I only left this review for promise of a $20 gift card. I didn’t receive anything and this company actually seems sketchy. Property manager showed up on time and was waiting outside. She was nice, informative and even showed me another unit that was a better fit, which I hadn’t booked the showing for.

Negative experience: Dont you ever rent on this property management as they will scam you, 1st is they will sent you an inspection time but they will came early and calling you that the inspection is done without you on the apartment and later on will email you about the deduction damages then after few weeks they will email you again that they will not return your deposit as they found a lot of issue on the apartment which is a big LIE. This is not my ORIGINAL property management, other management sell my unit to LEENAN then became GOODDOORS.. they keep changing names as they have tons of bad review. Appliances are old and not that clean when i got the unit but still charge me EVEN i clean the entire unit. Now im talking to ORT to help me about this property management.

Fantastic experience: My washer started leaking laundry detergent on the floor. I put a maintenance request in and the property repair man came and took at look at it. He recommended getting a professional appliance repair man to come and take a look at it. He suggested that a renew machine would probably best money wise as the machine was old and would cost a lot to repair what was wrong. I just got the new machine this week.

Negative experience: I am living currently under this property management. I have a 9 months old child. From March 16, 2025 we are not getting any water or sanitation facility. They are not giving us any timeline when it will be fix, as well as no compensation for it. They asked us to terminate the lease within a short period and evacuate the building. We are trying to communicate with them via phone and visiting the office. But no one responding. I can’t believe that Canada is a first world country where people are not getting there basic needs after paying handsome money. You guys are not treating us as human. Where should we go right now? You people are disgusting. The worst property management ever. No one deserve to suffer like us.

Negative experience: Update: This review was posted over one month ago and there has not been any follow up from GoodDoors. Interesting that they will regularly highlight and share “positive” reviews, yet continue to ignore real tenant concerns. Didn’t think I could be more disappointed but… The 4 star average review you see is misleading. Communication is always poor, however the scary incidents we’ve had over the last two weeks takes the cake. It has now happened two weeks in a row, when we have been home, that an apparent realtor has entered our property with a key to conduct a viewing with 3+ additional people with no notice of entry. (We also have a lease agreement in effect until much later this year). I can’t help but wonder how many times this has happened when we haven’t been home and strangers have been walking through our place! GoodDoors response to this was that the owner of the property must be trying to sell the place and it’s “out of their control” if the owner gave the key to someone to enter. It’s completely in their control to contact the owner and explain proper process to ensure this doesn’t happen again. There is a MAJOR lack of customer care which creates a lack trust and a lack of safety for us as tenants. I couldn’t be more disappointed with how GoodDoors is handling this. Entry without notice is not upholding the lease agreement, so why should we be paying rent? Can’t wait for their auto response to this review saying to reach out to talk about this further - that’s what we’ve already been trying to do!

Fantastic experience: I've had a really good experience. They're always helpful whenever we raise any maintenance requests. Recently when our fridge started making heavy noise, they sent someone to check it the very next day, and we had a replacement within just a few days! The staff is friendly and actually seems to care about making sure our home stays in good condition. It's such a relief to have a management team that takes our concerns seriously and follows through so quickly. Negative experience: Dealt with this property management company for the last 3 years and what a hellish 3 years they have been. When I moved in during the summer I was not told that the boiler for the building had lit on fire back that May and was not replaced as of yet. That winter we went with no heat from October to December and December to mid Jan with very little and very spotty heat. with my apartment reaching anywhere from 3-11 degrees. The company supplied tenants with one single space heater that ran my power bill to an average of 500$ per month. On top of the physical suffering of being constantly cold, this took a huge effect mentally on many tenants. Come January we got compensated by one month of rent at 90% off. Calling the emergency line is a nightmare and making communication requests in the portal never get replied too. They switched from Leenan to gooddoors to try and save the nightmare of a company.. didn’t work. They also bribe you with 25$ amazon gift cards for their good reviews. Thankfully they are no longer managing my building. Good bye good doors see you never.

Fantastic experience: The staff at Good Door Properties were friendly and accommodating when we came to look at the basement rental in Hampton Village. They were happy to show us around the place, even though we already knew the property well since we used to live there. While a more detailed tour would have been helpful, though it was snowy and we were unable to do that time. I appreciated their friendly service. Keep up the good work!

Negative experience: Please do not as an owner select these people to manage your property. I made that mistake last year and at first things seemed fine. However 4 months ago they stopped returning phone calls, stop releasing my rental income and have taken liberties such as exacting extra charges from tenants, evicting, changing rent due dates to farm surcharges. Performed worked without my approval. Misrepresented that work, and even charged me for work I myself did. These people will steal your money and have to the gall to play offended if you become upset. I trusted them, now I'm homeless and my finances is worked so hard to get on track are an absolute mess. They will not return phone calls they will not explain themselves. These people are crooks- expect to see their name in the papers. I look forward to giving my victim impact statement in court and encourage any other customer likewise treated to join me in seeking legal remedies. This isn't a bitter letter it's a PSA. Your worked hard for your home- don't throw it away by trusting these people like I did. edit- no you don't your just 0laying games and trying to save face online. yours reps avoid my calls and refuse to call me back you offer zero transparency in your billing scheme and when I complain you haven't paid me rent you try to put the ball in my court like I should have all the numera you owe me instead of breaking down every bill and decision as our contract demands. your scammers liars and cheats. period edit 2- my name is there plain as day if you cared half as much as your pretending online you find my number and make things right. but you won't. Negative experience: For anyone who is considering hiring this company to manage your properties, run away to save you all the headage they will cause you. This used to be decent but has gone terrible. They overcharge you for everything, do not respond when you have an inquiry. cancelling their service is a pain, At the end of my two months waiting for cancelling but they haven't reached out to let me know about the tenant's damage deposit and this month pay. I cannot contact the person who manage my property at all. Frustrated beyond words with this terrible company. I am mad with myself for once having the thought that I would ask them to help me growth my rental portfolio.

Negative experience: Louise Lemay kept rescheduling the showing date. He wasted our time for 2 days and made it very inconvenient for us. On the morning of the showing he would email to reschedule. When I asked he said the property is already rented and is not listed anymore. If it was rented then why would he ask us to book/reschedule the showing? Very very unprofessional and poor work ethics.

Negative experience: I've been a Tennant of there's for 1 yr. No repairs where done that where needed - ex no working bathroom fan Not provide locking locks and proper keys to the property Break ins from previous Tennants These people are horrible I've found out they have withheld the rent owed to the property owner and now I'm trying to get my damage deposit back and they are withholding it. The property owner has agreed it should be released in full. Also they come take pictures of you It's weird Oh and be prepared for random eviction notice ( rent always paid 1 week before end of month ) They are horrible

Negative experience: Do not use these guys for the sake of your own sanity. You get absolutely ZERO support from the Property Managers, they never answer calls or emails. We have had no hot water for almost 4 days. They just do not answer. The HR phone. Number and email they provide for further assistance is fake. They don't answer their EMERGENCY line.

Negative experience: Only 2 ways to pay their rent: their automated system or money order. That's it. Their automated rent system is horrible, outdated, and takes OVER A WEEK for processing. You make the payment, then it takes over a week for them to take the money from your account. They do not care that this is problematic for tenants. Lump it or leave it. Condescending senior property manager.

Fantastic experience: Jaden has been a very welcome addition to the team looking after The Williamson Apartments. He responds quickly when there are issues and gets things done very expeditiously. Our thermostat was tampered with and someone tried to pry open our security door. In both instances the problem was dealt with in 24 hours.

Negative experience: Today i am reviewing this property management again coz i have been calling them from more than a week now to turn on the boiler for heat as its getting colder now but they dont pick up their office phone and then i called the emergency services but still nothing happened. Today i called 3 times as i am sick and needed heat but they did not send anybody yet. Also, i requested for a portable heater if they cant fix it today but they did not replied. So, we are living in an apartment full of cockroaches and with any heat but they dont care for our health and lives. They just only know to collect the rent. I miss my previous property managements "regency" and "leenans". They were quick to address our problems.0 Today i had a very bad expérience bcoz..our whole was infested with Coackroaches and now they came for the pesticides after complaining for few times but it was already so inconvénient for us to remove everything bcoz there is no place to keep all the stuff away on top of that the staff member who came from the property management was rude with us when i told that how much can we remove in this small area coz we are living there from 2 years and we have a lot of stuff so he said that i would advice you to throw the unnecessary items away. Also he said that a certain suite is cockroach free which is building manager's suite coz he keep his house clean...well this an offensive statement coz do our best inspite of our hectic schedule of double jobs to survive in the time of inflation going on. Even an inspection personnel came to inspect the building had said to us that our suite was the cleanest than others recently. The Coackroaches hiding in the cracks because i have seen the residuals there but they are not taking care of that but blaming us. Last pesticide was done in oct 2023 when i broke my humerus bone while moving the stuff as it is so inconvenient doing again and again but we cant move all the stuff due to shortage of space and we cant afford to move the stuff to another place for sometime for pesticide. As a tenent we were cooperating with them from about 2 years and never gave them a chance for any complaint like noise and so on, always paid the rent ahead of time but this time i am so disappointed in them that i am sharing this with others. we expect some respect and live peacefully and hygenically after paying our rent on time.

Fantastic experience: We have owned homes all our life this is first home we rented since the 70s. We were lilucky enought to rent a home from Gooddoors. Right from the application to the move has been a learning curve, but GoodDoors made every step of the way smooth. The home was freshly painted the Microwave was missing on move in but like everything supply chains are not what they used to be. But it came and was installed immediately the fellow called was there when he promised We had a sewer issue which I called they immediately came the fellow called a sewer company and they arrived within 1 hour and corrected the problem. The fellow from Good Doors came back to make sure job was done right and cleaned up. I wish I could rember his name but I have employed people most of my life and this fellow is the best you can employ, he is exactly the person I want working for me. He's caring, he's quality focused, he's customer focused. He told told me he has been with GoodDoors for many years I can see why employees like him are what make a company successful. Our experience with GoodDoors is more then we expected they go that extra mile to satisfy your concerns as a renter and its clear they take care of thier investment the home that we rent. Negative experience: Stay away from this rental company. I experienced so many issues renting from them for the one year I was with them. They are extremely difficult to contact, it takes days for a call back and the work gets shuffled between their ever changing staff. I had three different property managers in a single year. Don't expect an email response from them, and the majority of the emails they'll talk to you from can't be replied to. They lost keys to my unit multiple times, which is SO dangerous. They also never informed the building manager I had moved in, nor shared copies of my unit keys or emergency contact. So dangerous and negligent. When I did my final walkthrough, the property manager said her keys didn't work because their key cabinet got crushed and they weren't sure which keys even worked anymore. My bedroom door stopped closing in my suite and my maintenance request was denied and their reason was I lived alone so why did I need to close my bedroom door? Getting the damage deposit back was a nightmare. They claimed to have mailed it out on the 12th of the month but it never arrived. When I kept asking them to reissue the cheque, they ended up texting me the name and home address of a completely different tenant, they hadn't even bothered to check who they were texting that whole time. I went to their office to attempt to speak with someone in person and spent 10 minutes outside the building on the phone with an employee who told me he would grant me access when I rang the white doorbell, there was no doorbell but he wouldn't stop repeating himself. When a security guard let me in, we checked their office and it was completely empty with lights off, no one was even there. Why didn't the employee just tell me that? My damage deposit came back a month and a week later then it should have. Stay away from this disaster of a company.

Negative experience: I was told there was an issue with my shower And no other details- it was a week of plus 30 weather and I was left without a shower for 3 days. A hole was left in my wall and a mess in my unusable washroom. When I emailed and messaged gooddoor property- they ignored my questions of when the service would be finished and when I could use my shower again. No response. After it was finally finished- they have sent me numerous texts and emails asking to leave a review. When I asked a local plumber, they stated the job should have been finished in one day.

Negative experience: I was asked to give a review in exchange for a gift card. When I didn’t give a 5 star review (because I have not experienced even 3 or 4 star service) they asked me to change it. They are unresponsive to some service requests and then call and ask you if the work was completed. When I said no, I was asked to create another service request but that it wouldn’t be worked on for 4-6 months.

Negative experience: We have been trying to get a maintenance request completed as this is the third week this month that we don’t have power in our bedrooms because of a blown breaker and they have everything locked so we can’t even get to it. Several calls have been made and the individuals on the phone have been very polite and apologetic, but nothing has been done and no one has been in contact with us aside from the times that we have called. It’s unacceptable to not even have power in all rooms of your home, especially since all that’s needed is someone to unlock a door.

If you want to know anything about this terrible property management, I suggest looking up "Leenan" as that's whom they are trying to hide their name from.

Negative experience: I had been searching for a place to rent since February with no luck. I was excited when I found a place with GoodDoors I liked. I applied for it in May, submitted an application and paid half the damage deposit on a Wednesday. Was told it could take up to 2-3 business days to hear back. Heard nothing, so called Tuesday after the long weekend to be told they told someone on Friday they got it… I have still not received any notification from them that I did not get it, or any explanation as to why. Now I see they have the place for rent again, but posting it for $1925 a month instead of $1600! Such a joke! So glad I did not get it as they don’t seem to know what they are doing.

Fantastic experience: We had some cupboard door issues, so we scheduled maintenance. The response was great, with a friendly and professional technician who fixed everything perfectly. He even had the house key and called me ahead to let me know, so by the time I arrived, almost everything was done. As he was leaving, he noticed an issue with the condo main door lock and fixed it right away without even being asked.

Negative experience: Be careful with these guys. I know they changed to GoodDoors property management but it seems like they are still Leenan with a name change. I went to apply for a unit last year to which I was told I needed to fill out a rental application form and half the damage deposit. I did all that and was informed that I could get the damage deposit back if I changed my mind. I ended up not going with the apartment and the leasing agent at the time lied and said they get to keep half the damage deposit since I "agreed" to take the unit. However I never agreed at all as I never signed a leasing agreement, just a rental application, which even stated ON THE APPLICATION that its NOT an agreement to rent, and they even originally said that I get the money back if I changed my mind. Long story short, I took them to the ORT and after a long 9 months I ended up winning (they didn't even show up). So just be careful with these guys. Maybe they did change for the better and are a reputable company now, or maybe they are still the shady old Leenan property management...
