Fantastic experience: I had a great experience with Limestone Property Management! My room had a leak, and I told Jason, my landlord. He responded very quickly and sent people to check it out. The team had to do some construction to assess the leak, so I was not able to live in the room anymore. The management's leasing team worked efficiently to help me find another place to stay. The process was very smooth and easy for me!

As someone who's seen and delt with a good number of leasing agents and property management companies, Limestone and Nick are up there!

Negative experience: Applied for an apartment, it seemed like the perfect fit it was less than 10 minutes from my work, and ended up being more than $500 cheaper than the rental I'm currently in for the last few years. I make more than triple the rent costs, but after applying Tanner emailed me back saying they had concern for my income that it was wasn't more than the price of rent. Emailed back unsure for the confusion (they got my pay stubs so not sure why they had issues doing simple math to figure out what I was making a month) they asked me if I'd have a guarantor Excuse me? I'm an adult making triple the rental cost per month getting email responses from someone after 7pm at night and you're asking if I have guarantor when my income more than covers it?? I offered to send an ROE, or notice of assessment or even a letter from HR confirming my monthly income... Again because this person didn't seem to know how to add weekly paystubs (two of which were submitted) Emails went unanswered and then a few days later was told it's rented and to check back on the website for other opportunities. Why would I waste my time emailing someone who doesn't email back until very late and can't do simple math and requires an adult who has already proven their income is more than sufficient to pay the rent (something they also could have confirmed if they had called my current long-term landlord who's rent is almost double and has been paid on time for years) to have a guarantor It felt as if they had no intention of actually letting me view the apartment or even rent it out, and said my income wasn't sufficient as an excuse (which by the way is illegal) and it was more than sufficient Won't bother dealing with this company again, my limited interactions with Tanner were unprofessional and their demands were bizarre and unreasonable, and I can only imagine what having to deal with the rest of the management would be like

Negative experience: Tried to rent one of their homes which was half of what I was currently paying, after sending a lot of person info- BEFORE I was even allowed to view the unit in person they told me my income wasnt enough to afford the unit. (It was more than double the cost of rent) This is actually ILLEGAL in Ontario to tell someone their income isn't enough, and that they cant rent to me because of it. My income was enough, but it doesn't change the fact they commited a human rights violation. It'd literally written in an email, the boy they have behind the desk should be fired, I'll also be filing a complaint higher up. What a disastrous company EDIT: I apologize I assumed your property manager Tanner was a male, I did not realize they were a female. But I won't be deleting my reviewing, but it is correct.

Negative experience: Had to spend about the last 2 months of our lease without a working washing machine in our rental unit. Originally took about two weeks for someone to even come look at the issue, who commented that they were surprised the machine ever worked at all given the way it had been setup. Since we had to seek laundry services outside our rental, we requested a rent abatement, and instead of responding to our request which has been followed up on multiple times, we have been left in the dark.

Fantastic experience: I have entrusted my units to Limestone Property Management for over 8 years. I am an experienced landlord(over 40 years) but it was time to retire from the daily tasks. I have been overwhelmingly happy with the service and the owners- Kate, Jason and Brock. They have increased our rents; provided excellent maintenance; prompt response to calls; and recently a bathroom renovation that was completed in the arranged time frame- right to our walk through. The monthly reports are excellent and the staff in the office are very accommodating with any questions. I would highly recommend Limestone Property Management for any property management needs. Rachel met us on site and answered our many questions. She always responded promptly to our inquiries and was a pleasure to work with. Considering the relatively short turn around we had to work with, we can confidently recommend Limestone Property Management.

Negative experience: I rented a property through Limestone and when I viewed it and loved it I asked if I could make arrangements to move in after giving my previous landlord 2 months notice. They did not allow me to do that and required for me to begin renting immediately, therefore putting me in a situation of having to pay rent on both apartments x 2 months. I moved in and was truly settling in and loving my new apartment. 3 months later their paralegal showed up at my door and hand delivered an N12 as the owner wanted to move his Mom in. After asking to speak with the owner several times I was denied. I went into panic mode concerned about where I would be able to find another home. Eventually I found another (more expensive) place to move to, however the day after I signed my new lease Limestone contacted me again to tell me the owner/landlord had decided to revolk the N12 they issued and wanted me to stay. I would have gladly stayed but had signed a new lease for my new landlord. I was compensated 1 months rent as per N12, however had to pack up and hire movers again for the second time in 5 months. Then to add insult to injury, when they not having luck re-renting it Limestone lowered the rent significantly in order to attract their new renters. There was only one LIMESTONE employee willing to speak with me in person and I could tell he too was disappointed with my treatment. I will never deal with or trust LIMESTONE PROPERTY MANAGEMENT again.

Fantastic experience: I used the Rent My Home services working with Amelie and was very happy with the experience. They did a great job marketing my place and finding me qualified renters.

Negative experience: My experience with Limestone Property Management has been incredibly disappointing and frustrating. We've attempted to rent multiple properties through them, and each time, we've encountered unnecessary hurdles and inconsistencies. Our first attempt was somewhat promising; we were told we qualified for a property, but ultimately, it wasn't the right fit. However, subsequent attempts have been met with bizarre and unreasonable demands. For the second property, we were told we didn't meet the income requirements, despite my husband earning a substantial $90,000 annually. We were forced to involve the homeowner, only to discover the property was too small for our needs. Most recently, we were told that I would require a guarantor simply to view a property. This completely arbitrary requirement, after already navigating conflicting information and income-related issues, is unacceptable. Limestone Property Management's processes seem disorganized and inconsistent. Their communication is poor, and their requirements are often unreasonable. I would strongly advise potential renters to consider other property management companies in the area to avoid the stress and frustration we experienced. We will not be attempting to rent through them again. EDIT: manager contacted me after seeing this review. I thought he was going to rectify the situation but instead thought I wanted his opinion. Terribly arrogant manager that thinks because he has been doing this for awhile he knows how to conduct business and his application process is ok. It is not or I wouldn’t be adding this.

Fantastic experience: As I write, myself and two friends have just been approved for an apartment through Limestone Property management. Our leasing agent Makenzie was cordial, punctual and very helpful every step of the way. She clearly communicated what to expect at every step, and there was never a moment of uncertainty or confusion. I am grateful for her assistance, and we are all thrilled to be moving into our own place soon!

Fantastic experience: Great for long distance landlords. As the landlord of a property in a suburb outside of Kingston, Limestone PM has been a great help in managing tenant placement, construction projects, and day-to-day tasks on an a la carte basis. I'm certainly not travelling hundreds of kilometres from the Greater Toronto Area to change out the furnace filter in a vacant unit, so it's critical to have a reliable team I can depend on. Amelie (the Leasing Manager), and Jason (the co-owner and apparent leader of the construction/maintenance team), have been a big help in getting my newly built home up to my spec, maintaining it, and placing a high quality tenant. Everyone in the company seems fairly responsive, and follows through with the commitments they make. I've had bad experiences with one-man contracting companies that don't honour their commitments, and Frontenac PM's service was awful. Discovering Limestone PM was a blessing.

I have always found them to be friendly and respectful. When matters have required attention they have always been resolved efficiently. Their communication and availability is what matters most to me. Easy to work with and would recommend them to a friend.

Honestly it was a very different experience from other property viewings I had with other agencies, usually they feel very rushed and impersonal. This was not the case with working with Steven and Limestone Property Management. I immediately felt very listened to and Steven was very thorough, thoughtful, and responsive throughout the entire process. I'm very impressed, and incredibly grateful that I now have a beautiful home at a property that is very well managed. Fantastic experience: I can't say enough good things about Limestone Properties! I own a place in Kingston and was seriously thinking about throwing in the towel on this whole landlord gig until I switched to these guys. Talk about a game-changer! What really blows me away is how well they know Kingston - the market, the people, everything. They're always one step ahead, super detail-oriented, and just on it. They are super proactive, transparent, honest and, most of all, communicative–they are always keeping you informed. It's just such a relief knowing I've got this awesome team looking after my place. One of the coolest things about Limestone is, they do it all. Like, everything! Property management, repairs, maintenance, vetting and finding tenants (and good ones at that!) - you name it, they handle it. And if they can't do it themselves, they know someone who can. Like I said, they know the area and all the players. I've gotta give a special shoutout to Brock, who's in charge of my property. Not only is he great at what he does, but he's just an all-around awesome person. Always keeping our best interests at heart. Actually, the whole team is fantastic. Amelie in leasing is absolutely amazing, Kate O'Hara (an owner BTW) is a lifesaver and never too busy to make time for us when we needed. Here's what really sealed the deal for me: Limestone took on my property when things were pretty messy, with a tenant situation that was... let's just say challenging. They could easily have said, "Thanks, but no thanks" and saved themselves a hassle. But they didn't. They jumped right in to help. That says a lot about who they are as individuals and as a company. If you've got a place in or around Kingston, do yourself a favour and give Limestone a shout. They've made my life as a landlord so much easier, and I'm just really grateful to have them. Positive experience: Steven is a great listing agent who was incredibly attentive and tried his best to secure me a spot. It was a last minute search and unfortunately I wasn't able to find a property with Limestone but that is not reflective of Steven's ability; just the time of year. I cannot speak to Limestone as a property management group but Steven was lovely :)
