We did not know, at the time, that he was a former school headmaster turned realtor — but it would have explained a great deal had we known sooner. His approach was pedagogic in the most precise sense of the word: he would show us a property, walk us through it in careful detail, and then use the next visit to quiz us on what we had absorbed — pointing at a pipe and asking whether it was PEX or Poly, and what that meant for renovation costs and insurance. By the time we were ready to make a decision, we understood Canadian real estate and the Okanagan market not because we had read about it, but because he had taught us. There is a difference. Our process was anything but straightforward. As foreign nationals awaiting permanent residency, we were unable to act — the 20% foreign buyers tax made every property we fell in love with an exercise in controlled grief. John held us steady through multiple stop-and-go cycles, our anxiety, and the particular cruelty of watching good properties disappear while our paperwork crawled through the system. When the window finally opened, we needed to move fast, sometimes visiting a single property at a time on short notice. He was there — weekends included. What stood out consistently was his composure. Whatever the circumstances — and there were circumstances that would have rattled a less grounded person — he brought the same calm, low-key presence and dry wit that made him equally effective as a negotiator and as a steadying force. He never lost the thread. Working with a couple means managing two people with different instincts, different anxieties, and occasionally different opinions. He handled that with tact, humour, and a lightness that never felt like management. We are now in our house. John is invited to the housewarming. That is probably the most honest review there is.
