Expérience positive: I don't have any complaintsabout the service and our response times. Response times are actually very quick- sane day! I moved it just s bridgegate took over from another management company so I can't really compare, but the building upgrades and yard maintenance are awesome. All my visitors comment on how clean and civil or property looks. My one wish is for much bigger patio doors and a larger or extra window in the main bedrooms. Well if I'm making wishes a larger yard would be awesome too- for next year,
Thank you for the review Annette.
Expérience négative: My experience with Bridgegate Property Management has been so frustrating that I am now actively considering selling my home simply to avoid dealing with them any longer. Communication and enforcement feel extremely selective. They are quick to send formal notices over the smallest issues while far more serious homeowner concerns, including foundation-related requests and requirements involving screen doors, seem to go unanswered or unresolved. The priorities feel completely backward. Their newsletters and notices often come across as condescending, impersonal, and obviously AI-generated rather than like genuine communication with the people who live in the community. Overall, I have found the management style unhelpful, inconsistent, and unnecessarily adversarial. The fees have also approximately doubled during the five years I have lived here, yet requests for clear financial transparency have not resulted in meaningful explanations or documentation. There is a growing concern among residents that contractors may not be selected through a transparent, competitive bidding process, which only adds to the frustration. We are also being charged collectively for repeated garbage-removal costs when individual residents leave items improperly in or around the garbage enclosure. Rather than addressing the people responsible, those expenses appear to be passed on to everyone, which feels unfair and does not adequately explain the extent of the fee increases. I pay nearly $5,000 a year for the privilege of doing the majority of my own yard work, having access to a garbage enclosure, and receiving condescending newsletters every few months. I have also had repeated issues with contractors hired by the property management company. Contractors have parked in my driveway and blocked access to my vehicle, sworn at me, and left nails and other debris in my yard after completing roof work. When I raised concerns about the danger this posed to my dog, I was told the contractors could not enter my yard because I have a dog—which only confirmed that they knew a dog lived there and still failed to clean up hazardous materials. I also reported an incident in which I witnessed a board member yelling at a neighbour and making comments I believed were racist. Rather than meaningfully investigating or addressing my concerns, management effectively dismissed the report and told me the incident had not occurred. Owning a home should not mean constantly worrying about receiving another petty infraction while legitimate concerns are ignored. I would not recommend purchasing a property managed by Bridgegate, and I genuinely wish I had known what dealing with them would be like before buying here. Edited to add: I am not leaving this review in an attempt to reach a resolution with Bridgegate. My previous communications with Tamara have rarely been pleasant or productive, so I have no interest in continuing that cycle. I am leaving this review so that prospective buyers understand what they may be signing up for before purchasing a property managed by Bridgegate. Had I known how much I would be paying in fees for the level of service, communication, and management I have experienced, it absolutely would have affected my decision to buy here. At this point, I simply hope my experience can prevent someone else from getting sucked into what has, for me, felt like a very expensive money pit with consistently poor service.
Emma, we're sorry to hear that your experience has been frustrating.
While we understand your concerns, many of the matters raised in your review including budgets, maintenance priorities, contractor selection, and enforcement decisions, those are made by the elected Board of Directors, with Bridgegate providing professional management and administrative support.
We take concerns seriously and work with the board and contractors to address issues as they come up, but we cannot discuss individual Owner issues in a public forum
We understand that you do not wish to pursue further communications and will respect that while remaining committed to supporting the Board and serving the condo community.
Expérience négative: multiple issues with this management company. Any condo corporations looking for a management company i would recommend choosing another property management company.
Thank you for your feedback. We take all concerns seriously as we strive to provide professional service to the condominium corporations we manage.
Unfortunately we are unable to identify you or the property that you are referring to based on the info provided in the review. We would welcome the opportunity to discuss these concerns directly and try to come to some resolution if you have had a genuine experience with Bridgegate.
Please contact the office at 780-266-2778 or email [email protected] to discuss further.
Expérience négative: Stay away from this condo management and don’t buy anything they manage
We’re sorry to see the one-star rating. As no details were provided, we’re unable to address any specific concerns. We take feedback seriously and welcome the opportunity to better understand your experience. If you would like to discuss your concerns further, please feel free to contact the owner of Bridgegate directly at [email protected]
Expérience négative: Absolutely Terrible property management, information from a years worth of condo board meetings was dumped on the owners group the day before a meeting about a 1.5 million dollar special levy that is being pressed onto the owners group with out any consultation. They sent a board member around to hassle owners on their doorsteps to sign the bylaw saying nothing will change while hiding a caveat in them to allow them to spend over a million without owner approval. They had pro-shield inspect windows then gave them the contract to replace said windows , conflict of interest? Tamara is extremely confrontational and condescending on a good day, save yourself the trouble and hire someone else to manage your property !!!! ****(updated) Please see below where you approved quotes, in regards to your response the lies continue , case and point
Thank you for taking the time to share your concerns. We understand that large projects can be stressful and raise a lot of questions. The meeting is scheduled as an info session so owners can receive the full picture ask questions and understand the options before anything is decided. No special assessment has been approved and no vote has taken place. The information shared in advance of the meeting so owners would have the opportunity to review ahead of time. To clarify, contractors were engaged at the direction of the Board to provide quotes and help define scope. No inspection program carried out in the manner described. the bylaw uodates have been in progress for years to bring them in line with the current legislation and do not create any new authority beyond what already exists in the condo property act. We have encouraged owners to attend meetings review

Expérience négative: They are one of the worst property management company in Edmonton city. Making residents life worst who bought the townhouse
Amit, can you please contact Tamara the Owner/Broker to address your concerns. We have no record of you for any of the properties we manage to be able to reach out to you.
Expérience fantastique: Lindsey was really helpful and understanding in a concern regarding due on payments. Also, Tamara helped clearing out doubts and they understood the situation we had. Thank you Bridgegate!
Thank you Mohit
Expérience fantastique: Anne Marie is an exceptional property manager who consistently demonstrates professionalism, strong leadership, and outstanding attention to detail. She is highly organized, responsive, and always ensures that both residents and property owners feel heard and supported. Anne Marie handles challenges with confidence and fairness, and her ability to communicate clearly and efficiently makes her a pleasure to work with. Her dedication to maintaining high standards within the property is evident through her proactive approach to maintenance, operations, and resident relations. She goes above and beyond to ensure that issues are resolved quickly while maintaining a positive and respectful environment for everyone involved. Anne Marie’s knowledge, reliability, and commitment to excellence make her a tremendous asset, and I would highly recommend her to anyone looking for a skilled and trustworthy property manager.
Thank you Crystal. We agree that Anne Marie is a wonderful Condo manager that cares about the condominium projects she serves.
Expérience négative: Anne from Bridgate is our property manager She can generate E mails and collect good money from unit owners cost but promises are still not delivered. Never hire such people
Hi Kamal,
Thank you for your feedback. For clarity, the manager referenced is Anne Marie.
Snow and ice removal is provided through board approved contracts. During severe conditions (snow events, freezing rain and freeze/thaw cycles), management coordinates requests and follows up with the contractor, but service delivery is performed by the contractor.
Management also administers the corporation’s financial obligations and fee collection as directed by the board and in accordance with the governing documents and applicable legislation.
Expérience fantastique: I have received timely and respectful replies to my questions.
Thank you Agnes for your review.
Expérience négative: Bridgegate severely lacks in the communication department. I was not notified of any charges on the account until months of interest had been added on (the amount due was from a withdrawal error of a previous condo management company a whole year prior). Once I was notified of the charge on the account, plus a special assessment fee, I dropped off a bank draft to their office. About 7 months later, when we switched to a new condo management company, I was notified that there was an amount due. I tried calling Bridgegate for clarification and left a message, with no response. I had to drive to their office to speak with anyone, where they proceeded to tell me they had no record of my bank draft. So not only did they misplace the bank draft, they didn't think to notify me at any time during those 7 months that there was still an amount due. Very thankful we switched to a different company. Edit to Add: over 2 years later and still no response of accountability. Absolutely unreal
Larissa, we do not have sufficient information in this review to identify the property, account, or circumstances being referenced.
Because of privacy obligations and the passage of time, we are unable to verify or respond to specific allegations in a public forum, particularly where the matter appears to relate to events from several years ago and an ownership account no longer under our management.
We take communication and record-keeping seriously, but it would be inappropriate to comment further without verifiable details. We respect your decision to move on to a different management company and wish you well.

Expérience négative: Worst company ever. Not only they know nothing about it but also the rudest employees. I wish there is negative. You feel you are manipulated!
Thank you for your feedback Human Being. We take concerns about professionalism and service seriously.
However, this review does not include any details that would allow us to identify the situation, property, or interaction being referenced. Without that information, we’re unable to meaningfully respond or investigate the concerns raised
Bridgegate Property Management Group
Expérience négative: The WORST, I cannot express my disappointment and how irresponsible the management team is. Heater is not working when it’s -25 outside. People spoke to on the phone were unprofessional and said “if you are about to die in this situation, I would recommend you go to a hospital or seek for help”. Extremely unprofessional! Management team never emails back pick up the phone - Ron is the property manager. Now my unit is still cold as a fridge and no help is provided. I could have a way better Christmas than this.
We are concerned to read this review, particularly given the temperatures referenced.
At this time, we are unable to locate a record matching the name provided or confirm the property or unit involved, which limits our ability to verify the circumstances described. We are unable to confirm the statement attributed to our staff based on our records and established communication standards.
Heating issues are treated as a priority, however response timelines and responsibility can vary depending on the property, the nature of the issue, and whether the component falls under owner or corporation responsibility. In some cases, repairs may already be in progress or subject to factors outside management’s direct control.
We take allegations of unprofessional conduct seriously and would like the opportunity to review this matter fully. We ask that you contact our Broker directly at [email protected] with the property address, unit number, and any relevant correspondence so we can investigate and respond appropriately.
Bridgegate Property Management
Expérience fantastique: I have been on the condo board for over 18 years. I purchased my unit as the first owner in a new building in Oliver. Over all these years the building has gone through what most buildings go through. During all this time the board has had different management companies and managers. We have had the good fortune over the last few years to have Shannon Dundass as our manager. She is head and shoulders above all other managers we have had. During our most challenging times, Shannon was able to carry us through and provide successful outcomes. She is a valued member of our community and always there when we need her. The combination of Bridgegate Property Management Group and Shannon as our manager has been a breath of fresh air. Their systems, contractor and professional services contacts, as well as Shannon's expertise has made the running of our building easier, and getting things done faster. Top score for me! I'm looking forward to continued support and excellent service.
Thank you Javier for the review.
Expérience fantastique: I deal with Lindsey as a site contact for a building that I am a contractor for. She is very easy to get ahold of and responds promptly whenever an issue arises or I have questions regarding the building.
Thank you Adam.
Expérience fantastique: I've had the pleasure of working with Lindsey and she is a great property manager who is always on the ball with things. She is definitely recommended if choosing a new property manager. Your building and it's occupants will be well looked after.
Thank you for the review David.
Expérience fantastique: I had the pleasure of dealing with Lindsey Grimley she is very polite, extremely helpful, and well organized. I was at 1 of the property's to do some repairs, and Lindsey made it very smooth to get the repairs done. Lindsey went above and beyond to help with all repairs, and any questions we had.
Thank you Mark
Expérience fantastique: I frequently work with Lindsey through our companies! Not only is she friendly, but she's super quick to respond to everything and puts a lot of care into buildings she manages. Highly recommend working with Lindsey!
Thank you Jennifer.
Expérience négative: I would give minus stars if I could. Some random car was allegedly parked in front of my garage and I got a $250 ticket for it. I have been asking for an appeal for almost a year which the company owner (Tamara) has been unprofessional of by blaming the condo board instead. I still haven't been provided any proof of parking violation but she simply says the fine stays because "the condo board said so". And I can't even join the board meeting for this issue and they have their own secret squirrel going on. I'm bringing this up to the court and the media since the company is wrongfully charging me without proof, which I tried to communicate but they just simply refused with excuses. Not sure why they have their office line when they never ever answer the phone. They would do anything just to make their own profit without listening to homeowners. I don't even know why they're too busy to communicate, yet they seem quite committed to issue tickets to homeowners. I truly wish other competent companies that can actually do their job could take over this condo management. I do not recommend working with Bridgegate company.
Thank you for taking the time to share your concerns. We understand how frustrating it can be to receive a violation you disagree with, and we always aim to respond professionally and transparently.
In your case, we did review your dispute and shared the relevant photograph with you, as well as submitted your appeal to the condominium Board for review. As with all governance issues, final decisions regarding enforcement and appeals rest with the elected Board, not with management. We also included your correspondence and the Board's decision in the meeting minutes, and you were invited to attend the AGM to raise your concerns directly, though we noted you did not attend.
All of your emails were acknowledged and replied to, and while we did receive a missed call without a message, we encourage residents to leave voicemails so we can follow-up.
We understand you remain dissatisfied with the outcome, but we have done our part to present your concerns and provide documentation. If you choose to pursue the matter further, that is entirely your right. We will continue to cooperate in good faith with any formal processes, as we do in all matters.
Expérience négative: Every bad review they get, they blame the board. But they’re supposed to be the professionals advising the board on risk and liability. they don’t warn about liability and risk, they just enable negligence while taking the fees. property management’s job is to: ⭐ Identify problems. ⭐ Advise the board of risk and liability. ⭐ Recommend solutions. ⭐ Facilitate repairs. Property management isn’t supposed to just agree with anything the board decides even if that decision poses a liability or serious risk to the corporation. They’re supposed to protect the corporation—from liability, from neglect, from bad decisions. This management company fails in that regard.
Hi Miles,
Thank you for your feedback. We agree that a competent property management firm should identify issues, advise on risk and liability, recommend solutions, and support implementation. That is exactly what we do on a consistent basis.
However, it is important to clarify the legal framework within which condo management operates. Property managers do not have decision-making authority. We provide advice. The board makes the decisions. When a board chooses not to follow professional recommendations, we document our concerns and continue to advise in the best interests of the corporation, as is our duty.
Holding the management company responsible for board decisions misrepresents the role we play. Our responsibility is to provide sound guidance, identify risk, and recommend appropriate action. We cannot compel boards to act. If the board declines to follow our advice, that is a governance decision, not negligence by management.
We remain committed to supporting responsible governance, ensuring transparency, and helping our clients understand and manage risk. If there are specific concerns you would like to discuss, we are open to a direct conversation.
Sincerely,
Tamara Langille

Expérience négative: > Serious safety concern ignored for over 4 weeks. I’m extremely disappointed with the lack of response to a basic safety issue in our condo complex. I reported that my exterior light was out over a month ago. There is no other exterior lighting in my area at all—it is completely dark at night. As a pregnant woman, this is not a minor inconvenience. It is a real safety hazard. I could fall and be seriously injured. Despite this, property management has done nothing except claim it is “being looked into,” with no action or repair in over four weeks. To make matters worse, the condo board claimed they “heard nothing” about my request. It was never brought to the attention of the board at all. Meanwhile, I’m forced to come home in the dark every night. This is not acceptable property management for any resident, let alone someone expecting a child. This should have been a simple, urgent fix. Lighting isn’t optional—it’s the bare minimum for safety. Residents deserve better communication, faster responses, and real action on hazards like this.
Hi Jasmyne,
Thank you for your review. Safety is always a priority for both management and the board, and concerns like lighting are taken seriously. While we understand your frustration, especially during pregnancy, it is not accurate to say the area was in complete darkness. There is existing complex lighting, and a replacement fixture for your specific unit was ordered. Unfortunately, like many service-related issues, timelines can be affected by supplier and contractor availability, which is beyond our direct control.
As someone who previously served on the board, you are aware that property management acts under board authority and must follow proper procedures for approvals and repairs. This situation was not ignored, but was moving through those required channels.
We acknowledge that timely updates matter, and we are always working to improve communication. That said, we ask that concerns be raised through respectful and appropriate channels. Repeated escalation to external agencies, especially when internal processes are already in motion, does not support effective or timely resolution.
We remain committed to supporting the community and are happy to provide direct updates to any owner who reaches out through the proper channels.
Sincerely,
Tamara Langille

Expérience fantastique: We are a vendor who is contracted by Bridgegate to work in condos. Bridgegate is professional and prompt in their communication. Always a pleasure to deal with!
Thank you Jason
Expérience fantastique: Lindsey and Tamara at Bridgegate Property Management are amazing. They are on top of any issues that may arise. They are very knowledgeable, friendly and very easy to deal with. Would highly recommend them for your property management company.
Thank you Crystal for your review.
Expérience négative: Downspouts and gutters are left plugged causing flooding in yards and foundation damage. Residents can't exit their units without getting drenched due to water pouring over the clogged gutters.Exterior doors are left damaged and poorly functioning allowing pests to enter and increased utility costs for heat in winter. Exterior lighting is not repaired leaving the property at risk of security breaches and residents at risk of fall injury in the dark. Maintenance requests are either ignored or responded to with a statement that it is being looked into and then NOTHING is done. Owners are either forced to pay for their own repairs or live with the damage as this company does nothing. Property Management responds rudely when repeat calls and emails are made over MONTHS requesting repairs. This management company should be embarrassed that it is allowing peoples investments to deteriote and putting themselves at risk of lawsuits for the safety risks and property damage they cause. RECA has been notified of this shameful excuse of a "property management " company. There is no actual property management being conducted by this company.
Hi Aloe,
Thank you for your feedback. I’m Tamara Langille, the Broker at Bridgegate Property Management.
I want to clarify that our role as a condominium management firm is to act under the direction of each condominium corporation’s elected Board of Directors. We do not make unilateral decisions about repairs or project scheduling. Maintenance and repair requests—such as those involving eaves, downspouts, lighting, or door hardware—are assessed and brought forward to the Board for approval. In some cases, quotes are still being obtained, or work is pending scheduling once authorized.
I recognize that delays in addressing building concerns can be frustrating. Please know that we do not ignore requests; however, some items may take time to resolve due to contractor availability or the required Board approval process.
Our team strives to provide timely communication and respectful service, even when a resolution is not immediate. If your experience fell short of that standard, I would be happy to review the history of your concerns and work toward clarification.
You're welcome to contact me directly at the office to discuss further.

Expérience négative: Our experience with Nicola Temple as a property manager has been extremely disappointing. She has shown clear signs of discriminatory and biased behavior by selectively enforcing bylaws. We were warned over something as simple as a bike temporarily left on our porch, while other residents have had large items like basketball hoops, car seats, and scooters left out for weeks or months with no consequences. When we respectfully pointed out these inconsistencies, Nicola not only refused to address them but also instructed us not to report others, while it’s perfectly acceptable for others to constantly report and monitor us. This kind of double standard creates an uncomfortable and unfair environment, especially when it feels like one household is being targeted over and over again. Instead of addressing concerns professionally and equally, Nicola became dismissive, defensive, and ultimately refused to engage—clearly avoiding any accountability. As paying homeowners, we expect to be treated with fairness, respect, and dignity. Unfortunately, that has not been the case under Nicola’s management. If you’re looking for someone who upholds community standards equally and treats all residents fairly, I cannot recommend Nicola based on our experience.
Hi Ruby,
Thank you for sharing your concerns. I’m Tamara Langille, the Broker at Bridgegate Property Management. We take resident feedback seriously and strive to ensure all homeowners are treated with fairness, professionalism, and respect.
Our role as the managing agent is to carry out the direction of the condominium corporation's elected Board of Directors. We do not make enforcement decisions independently, nor do we act on requests from individual owners. Our managers apply the corporation’s bylaws and rules as directed, and in accordance with applicable legislation, including the Personal Information Protection Act (PIPA).
We understand that enforcement can sometimes feel personal, particularly when details about other units cannot be shared. However, confidentiality obligations prevent us from discussing whether other units have also received warnings or notices.
If you would like to discuss your experience further, we welcome you to reach out to our office directly. We are always open to respectful dialogue and committed to helping Boards support a well-managed and fair community. Tamara Langille, Broker
Expérience fantastique: Having done business with Lindsey, Tamara and Shannon at Bridgegate I can honestly say that they are honest, ethical professionals and are extremely easy to work with! Every interaction has been positive and we appreciate this group immensely!
Thank you Ben for your review.
Expérience négative: There is a reason this company gets so many bad reviews. They provide less than horrible poor unprofessional customer service and Tamara is the worst one there. Don't trust them to manage your property and watch your financial statements close. STAY AWAY AT ALL COSTS.
Bruce,
We are sorry you feel this way. As a former board member you know our work can involve difficult decisions. We remain committed to professional, respectful service and that includes maintaining a safe and respectful environment in our office for both staff and clients.
If you wish to discuss this further, we are open to doing so privately. We wish you all the best.
Tamara
Expérience négative: Absolutely unprofessional experience with Shannon Dundas across three management companies—KDM, Victorian, and now Bridgegate. Shannon has consistently demonstrated a lack of professionalism and disregard for the Condominium Property Act. She refused to return our property keys after cutting off our licensed realtor’s lockbox without notice, obstructing the sale of our unit. Worse, she has denied a lawful written request for documents under Section 44 of the Condominium Property Act, which requires corporations to provide records within 10 days. Instead of complying, she told us to get a lawyer—completely inappropriate and non-compliant with Alberta legislation. This isn’t an isolated issue. Our condominium has not had a legally required AGM in nearly 22 months, and communication has been minimal to non-existent under her management. Owners deserve transparency and legal compliance, not obstruction and avoidance. If you’re a board considering hiring her or a company she’s with—think twice. The liability exposure, poor communication, and legal non-compliance speak for themselves.
Jonah, sorry you have had issues, the boards of these properties have followed Shannon instead of staying with the management company and having another manager. If you are still having issues please contact the Broker, [email protected] so any miscommunications can be cleared up.
Expérience négative: The management company officials are unprofessional and have a combative attitude towards simple inquiries and tenant complaints. Between complains with the boiler, water pressure, towing, power outages in the townhouse complex & neighbourhood, wildlife that is nearby the property that eat the prey leaving dead mammals around the property, homeless and drug addicts around the area. It becomes astronomically difficult to even have a conversation with these officials who are supposed to lend a solution to make living here much better. I’ve lived here for over a year and half and I can say I’m glad my lease is up. Future tenants and potential buyers beware
Thank you for your feedback. Our role as the Condo manager is to work with the Owners to maintain a safe and well run community. We understand your frustration and while some of the issues are beyond our control we do our best to address the concerns within our scope. Parking rules including visitor parking spaces are enforced as per the Condos bylaws and policies. We encourage tenants to contact their landlords directly for assistance and we wish you the best in your future residence.
Expérience fantastique: I have personally worked with Ron, Lindsey, and Tamara. The attention to detail, and response to emergency calls are prompt and effective. Our business center is professionally managed by Bridgegate. we couldn’t be happier with the service
Thank you for the feedback Andrew.
Expérience négative: Our Condo Board recently changed to Bridgegate from Victorian Property Management, along with our property manager, Shannon Dundas. There were numerous issues with the quality of service from Victorian, which we were under the impression was out of Shannon's control, and that the move would be a big step in resolving many of the issues. We were so wrong. During the transition from Victorian to Bridgegate, our property complex was undergoing massive renovations and extensive repairs that had gone neglected for far, far, too long. This resulted in a roughly $1mil special assessment. It was determined that a loan would be taken out to cover the costs of repairs, and repayment options were provided to homeowners. While the work was being done around the complex, we made the decision to move back to our home province and listed our house for sale. We accepted an offer, and we began the process of requesting the condo documents to provide to the buyer, which is standard practice. When we contacted Shannon to get this information, we were provided with minimal and inaccurate documentation that did not detail the conditions of the loan or the repayment options. When we asked to have this rectified, we were told that was "all that was available", there was nothing else to give, and the loan was not “finalized”, so no documents could be provided. Our realtor called and spoke with Shannon who was incredibly rude and argumentative, and went so far as to imply that anyone who is selling a unit in our complex is "an idiot". We didn’t get the information in time, and as a result of Shannon’s actions, we lost the sale. While we did eventually get most of the documents directly from Tamara, the owner, it was too late, and the buyers had moved on. After accepting another offer we once again had to request information relating to the loan and repayment options. We would be paying out our portion of the special assessment in its entirety (approx. $52,000) at time of closing. Our realtor had to go back and forth with Bridgegate multiple times in order to get the correct info. Two other units were also listed for sale at the same time as ours, and they also had issues getting the correct documents. A member of our household was on the Condo Board, so we knew a lot of the details that were missing simply from what was discussed during board meetings, but couldn’t get any of it in writing. It was an absolute struggle getting any solid, factual information out of Shannon in order to proceed with the sale. We wanted to give Shannon the benefit of the doubt, but her conduct and actions during this process were completely unacceptable and directly contributed to the loss of sale on our home. She was incredibly difficult to get ahold of and would not email or call us or our realtor back. She was incredibly rude, unprofessional, and dismissive. I am posting this review now that our house has sold. Buyer (and sellers) beware.
Expérience négative: This management had ridiculous rules in our complex. 1. Not allowed to park in front of our door to even unload stuff. 2. Festive decorations outside can only kept for 2 weeks 3. Garbage bins are always full 4. No decorations allowed on the lawn 5. Only black railing is allowed to put on the deck to block the entrance if we need it for the kids not to go down the street 6. Only black coverings for our stuff on the deck. 7. No bins are allowed to the deck 8. No fake grass for pets to use if pets are potty trained. We need to walk our dog all the time for doing their business 9. The home owners should replace this management and the reshuffle the HOA officers. 10. Not allowed to store recreation stuff on the deck like bikes, STROLLERS etc. LIKE SERIOUSLY?!
Maria, These are not Bridgegate rules. The Condo Corporation has bylaws and the Condo Board has established rules to enhance the bylaws. Bridgegate's role is to take the direction of the Condo Board to enforce the rules and bylaws of the Condo Corporation. I am sorry that you feel that our enforcement of your bylaws to ensure a complex that is orderly and maintains it's value is deserving of this review.
Expérience négative: This company is just terrible. Communication is zero. But this is not the main problem. They will oblige you to follow the rules, but at the same time they refuse to follow them themselves. Their employee has been insisting on his own for two weeks, claiming that the notice hung on the garbage garage is equal to a 10-day notice, as stated in their Condo By-Laws. Residents, apparently, have to go there every day so as not to miss innovations. No vacations or personal matters - suddenly they will come up with something else for which you need to be fined. When (apparently another representative) wrote here that the notification was added to my Welcome Package and I wrote that this was not the case - the first representative replied again that "we are not obliged to add notifications to the Welcome Package, this is a courtesy on our part." Here is the communication level of Bridgegate Property Management. Now their representative is accusing my realtor of not warning us about possible fines. The realtor recommended that we read Condor By-Laws, he was not legally obliged to look for notices in garbage garages. Anyone is to blame, but not the company, of course. For those who are planning to start working with this company, I sincerely recommend that you think about it. You will receive fines for any movement, and they do not care about their obligations and your circumstances. I highly recommend that start sending notifications to residents by e-mail, and not hang them on the garbage garage, as it was 20 years ago. P.S. There is not even a payment instruction in the notification of the fine. No details. Do I also need to find out about this myself, as well as about all notices?
Please contact the Broker/Owner of Bridgegate, Tamara at [email protected] to review and discuss your issue and complaint.
Expérience négative: Disgusting communication with residents! So, 2 days before Possession Day, I called company with a request to send me the rules of condo and details for paying monthly condo fee. Naturally (!) I was helped to make an autopayment on the same day, but no one gave me rules of condo. 10 days after, we received a fine for smoking. There is no evidence. Just a fine. To my question, why there was no 10-day notice of violation, I was informed that the notice was hanging on garbage garage, and this is my problem, that I did not even know where this garbage garage was and that there was a notice board. When the neighbors (not the management!) told me that smoking was not allowed - we stopped doing it. However, all my requests to review fine are ignored. The Briggegate Management considers it normal that a new resident, instead of transporting his belongings and settling matters with previous housing, should run around the condo and look for an notice board, as well as interview neighbors to find out the rules of the condo! I lived in an apartment, and any notifications were duplicated three times! But all residents were always notified, by email, by a notice on the door and at the entrance to the building. However, the Bridgegate management is apparently only for raising money. I have read Condo By-Laws, and there is NO smoking ban in it. There is a paragraph in it stating that you were obliged to notify me 10 days in advance of the violation. There is NO information in it that notification board is on garbage garage and that I should familiarize myself with them on my Possession Day. Disgusting Communication! P.S. (after company answer) This no-smoking notice was NOT sent in my Welcome Package. You can verify this for yourself by checking your outgoing mail. The Welcome Package contained a void check, information about condo payments, and a consent form to receive information by mail. Nothing more! You haven't done it and you can see for yourself!
The notice was submitted about the no smoking in the welcome package that was sent out to you. The notices are also posted at the complex on the notice board. The bylaws of the corporation would have been an available document to review prior to purchase. The notice also references which bylaws speak to the smoking on common property.
The Condo Board has established the protocols of the notice being provided to every owner then to proceed with fining.
The site manager who is also on the Board noted that someone from your unit was smoking on common property under a neighbours window. This direction comes from your condominium corporation.
Please contact the Broker/Owner, Tamara at [email protected] to discuss and resolve any issues or complaints you have.
Expérience négative: Condo management need to follow rules. Giving tickets with no proof and no notice is wrong. This is our home and I have been here since day one. Give me the first ticket the I never saw for saying I was smoking on my front entrance with no proof. Show me a picture. The second one was given for a guy doing my flooring and I didnt know he was smoking. I guess I should have put a rope on him to keep a check. I think maybe you need to remember who pays you wages. You need to give a written notice before you can give a ticket.
Expérience fantastique: Well managed and maintained
Thank you Gordon
Expérience fantastique: We have owned our condo in Victoria Promenade for 17 years. Bridgegate has been the most diligent, competent and responsive management company we have had. We appreciate the extra effort and interest to deal with issues in a timely and professional manner. Tamara and Lindsey are doing a great job and we thank them. Paul and Sandra
Thank you Paul and Sandra for the review.
Expérience fantastique: Our condo complex switched to Bridgegate Property Management Group four years ago. Our manager, Tamara Langille, was determined to offer a better management service than the last two No-Show Chump property management companies. Our monthly financials are expertly documented with detail and precision. Our complex is well maintained, secure and safe. And Tamara is very engaging with our small community...offering helpful suggestions with items we never thought about. Our community gain a lot from her decades of experience. I recommend Bridgegate Property Management to any large or small complex or community. Michael Andrychuk, CET
Thank you Mike for your review.
Expérience fantastique: Tamara and Lindsey are great to work with. They are responsive and timely when needed. We switched to Bridgegate post pandemic and have been very pleased with the commitment and service they provide.
Thank you for the review Ray.
Expérience fantastique: I deal with Bridgegate Property Management through my work. Obtaining the documents I need is easy and the service I receive from Lindsey is efficient and friendly. She is prompt to reply and works with us to provide what we need in a timely manner.
Thank you for the review.
Expérience fantastique: We switched to Bridgegate a few years ago from a previous management company for our condo and it was one of the best decisions we have made so far. They are far better than the previous one. We work closely with Anne Marie and she has been amazing! Very knowledgeable, professional, responds to requests in a timely manner, and gets us the results we want every time. She really goes above and beyond. -Sara Lafleur, Condo Board Member
Thank you for the review Sara.
Expérience fantastique: Lindsey is a great of the greatest person. She tried to help me find the information I needed and was on phone for over 15-20 minutes even though we found that it wasn't related to her office. She is unbelievable and has unmatched intentions, skills and very friendly attitude. I would give her 10 out of 5 stars.
Thank you Raj for your review.
Expérience négative: Redacted due to threats of needing a lawyer to be able to email company based on my inital review and opinions. 0/5 stars still stands.
Good morning Kayleen,
Reviewing your file and where you indicate days passing, you sent an email on a Friday and received response on Monday. The responses to your emails after that were all within a day. Also indicating that Ron was rude is not the case within the email correspondence. He answered the questions that you had provided.
Management is directed by your Board of Directors to enforce the bylaws and most notices are provided by the Board site manager. There isn’t any favouritism on-site as there are numerous violations that are noted at your property. Warnings and notices are provided to each owner and resident when there is a violation noted.
Expérience négative: This is a Management Company that is better described as A mismanagement company. Their inability to direct the condo board has resulted in a minuscule reserve fund. There are peaces of siding falling off all over the complex. Dead plants, broken gates, retaining walls failing. When built they sold for $335k (plus tax) with unfinished basements, now 5 years later they are selling for $280 with a finished basement. So please do use this company of you want a plethora of supercilious excuses, and property devaluation. “To take direction? Huh! Them please explain the tearing out of the drive pads with out board approval, and no money to replace them or proper quotes. Also I suspect you do not need approval to replace the siding falling off the buildings. Since I was signed on as a co-signer to the accounts, I was NEVER ASKED in 18 months to sign anything… I suspect a one star was generous! One only has to look at your positive reviews to realize many of them are “one time only” reviews which is highly suspicious, as reviewers seldom only leave one review and then never review again. UPDATE: the condo complex removed this company as our representative Cute comment. Lol Do please explain who approved tearing out (with no reserve funds to replace)6 driveways with out condo board approval. Or the fact the board directed your company to start warranty claims, only to be delayed with excuses until the warranty’s expired. Those repairs are now having to be paid by special assessments. So many upcoming assessments that we were forced to sell. All on your watch.
Good afternoon Wes and I am sorry that you feel we deserve a 1 star review. Our job is not to direct the Condo Boards but take their direction. We provide advise and our experience but the decisions on your reserve funds and maintenance of the complex come from the Board of the condo to which you were a part of for a time. We would love to help your property maintain its value but many times are at the mercy of what the Board decides.
Expérience fantastique: Anne-Marie is wonderful to deal with, very quick to respond, easy to reach and helpful!
Thank you for your review Connie.
Expérience négative: Dealing with bridgegate as a 25 year member onsite has been very stressful with there "pass the buck motto, pay me my money mentality"! I do not reccomend this company and have a journal full of infractions if anyone would like proof of documentation! Many property management companies have managed this property and this has been the worst!
I am sorry you feel this way Elmer. Ron has been the manager of this property for the last 18 + years to which the Board has been happy with the services provided the last 6 of those years have been with Bridgegate. The situation with your neighbours is unfortunate and management and the Board have done everything in their power and jurisdiction to attend to the matters and we haven't passed the buck but have sent the matter to those that are to deal with the matter. We understand your frustration but this issue sometimes takes time to rectify.
Expérience fantastique: Bridgegate took over from a previous management company for my condo. They were far better than the previous one. Responded to requests in a timely manner, and went out of their way to make my life easier. Lindsey Grimley in particular was incredibly helpful.
Thank you for the review Mark.
Expérience fantastique: Adrian was great. As I wasn’t home for the cleaning he called me when he was done and asked if he should close my balcony door as it was open. Just great customer service Debbie
Thank you
Expérience négative: terrible service. don't give people enough heads up with what there doing and always post what there doing the day after... They don't do the job right and seem like they cut corners... if your going to go do work at a condo email everyone a week before , post it on the bulletin board and make sure there something on every door to notify people a week before you screw them over.
Usually we do provide plenty of notice, it was the developer of the property in your case that notified our office last minute that they will be having contractors on-site to finish some outstanding work. We also weren’t advised that the contractors started early.
Expérience fantastique: Love working with Tamara and the team at Bridgegate. Keep up the amazing work!!
Thank you Giovanni
Expérience négative: Company is unprofessional. Does not return phone calls or emails in a timely manner. On several occasions taking over a week and multiple emails to recieve a response. Uses low quality service providers to manage issues. I would not recommend this management group.
Expérience positive: A great company to help manage your complex. One of the better condo management companies out there.
Thank you Katherine!
Expérience négative: I live here and have had terrible experiences trying to deal with this management company. Especially this Tamara lady who is president she has been both useless and unlleasant i am looking into future action for sexuring a spot flr my girlfriend to park as she is now a resident but they only provide guest parking not even the slightest consideration for residents?
I am sorry but you are mistaken, they are not Resident passes but visitor passes. Please read the back of the pass where it clearly states that Owners, tenants and residents are not to use visitor parking. These are established policies of the Condo Corporation. I work for the Condo Corp and take my direction from the Board of directors of Stonebridge Condo Corp. They have a strict parking policy in which they have hired a third party for monitoring. The Board directed to issue sanctions for such violations and as stated on the pass, visitor parking privileges can be revoked.
Expérience négative: Absolutely awful customer satisfaction, I’ve had a few issues with my townhome, my deck was hit by the landscapers, parging falling off the side of my unit, and trees were cut out that weren’t dead and promised to be replaced. Anne Marie in particular is a headache to deal with, avoids phone calls emails, and when you do finally manage to get through to someone you’re assured the issue will be dealt with. Well it’s been over a year since I’ve voiced my concerns, I’ve had “ghost contractors” apparently show up to my property and assess the damage. My girlfriend works from home and we have cameras outside of our home. No one has ever showed up and you will be lied to until the bitter end and you feel like giving up. Nothing has been done since and if at all possible please don’t use bridgegate property management as your property manager. TAKE YOUR BUSINESS ELSEWHERE. Any one in that office just tries to handoff the issues to someone else so they don’t have to deal with the issues at hand.
Expérience fantastique: I moved into my condo last summer and so far everything has been great. Any complaint I have made has been attended to quickly and the service people sent out for heating/plumbing were knowledgeable and helpful.
Thank you Erin for the review.
Expérience négative: very bad, stay away edit: they respond faster to Google reviews than their own clients who call/email/leave voicemail. the fact that they responded to this review but still have not returned messages / emails from weeks ago shows you all they care about is image, not service. but as we all can see their rating speaks for itself.
Mitch would you mind contacting Tamara Langille at [email protected] to discuss what your issues may be so we can address them as a comment of very bad, stay away doesn’t help us rectify any issues that you may have. Thank you
Expérience fantastique: Great response from Tamara for Pet approval for my Client. Highly recommend Bridgegate!
Thank you.
Expérience négative: As a condo owner that required documents for the sale of my home, they were no help. I tried for several days to talk to someone on the phone but they never answer. They simply emailed me a link to a website and left me to figure it out on my own. And then I had to pay to download my documents. And if I paid MORE money, they would download even faster! How does that even work? The whole real estate industry needs to be gutted.
Expérience négative: Complete frauds. Should be put in jail. I own a condo under their managment which cannot complete the simplest repairs. Why do I pay you? Will not return email and I am convinced were involved in an embezzlement scam on the units.
Val, we will discuss this further on the phone and offline. Some of the issues that you have previously noted are out of the management’s hands and with your condo board to approve and decide on proceeding with repairs. Emails that we receive are responded to and as noted a phone call follow up will be provided.
Expérience négative: My personal experience with Bridgegate is short, but it should give you an idea of what is possible, should you enter a business relationship with this company. My experience is as follows — I purchased a condo in April 2021. I took possession of said condo in June 2021. Ten days after possession, I was given 24 HOURS NOTICE by Bridgegate Property Management that my garage driveway pad (the concrete at the entrance to my garage) would need to be torn up and re-poured. I was told that it was sinking, or at least the adjoining unit’s garage entry pads were, but this was not noticeable to me at the time. I was told by Bridgegate that this job would take 3-4 weeks to complete, weather permitting. Bridgegate then proceeded with the work the next day, but the trade doing the work encountered problems right away, work was halted, so all 4 units were left with torn up driveways, unable to access our garages. Okay fine, delays happen and problems arise, but… Months passed. July, August, September - it all came and went. From where I was sitting, there was no tangible sign that anything was getting done. Multiple emails were sent from my end to Bridgegate, some of which were practically ignored unless I emailed a bunch of people in Bridgegate’s office, or sent a followup after no response was achieved. After a while, Kim became much more responsive, but even that lacked consistency in the end. Many of the emails I sent to Bridgegate came back from Bridgegate with the same type of information (“we’re still waiting on XYZ…”). It felt like it was the same email they had sent last time I asked, written with different words, which to me, was suggesting that they were not managing this project with the focus that it very much required. Work on the garage pads stopped JULY 2. They only filled my driveway with road crush on NOVEMBER 3rd, to hold us through the winter. Our corporation had to spend more money to temporarily band-aid a problem that Bridgegate exacerbated by failing to properly manage this project through to completion within an adequate timeframe, forcing us into a situation where a band-aid solution was required. My driveway cannot be properly repaired until the spring/summer now. Ask yourself how it could possibly take 3/4 of a year to pour FOUR driveway entrance pads and then ask yourself if you’re comfortable with the prospect of being in our shoes. That’s the degree of service you need to consider when deciding whether you’d like to hire this company to manage your condo and/or your investment. Further, Bridgegate has been advised at least a couple of times that siding has fallen off two of our buildings during storms this summer. I was in a zoom AGM (months ago) where Bridgegate was advised (again), but here we are in the end of November - no repairs have been made. It’s just one strip too, on two buildings. In the same AGM, another owner complained that an issue with mold had still not been resolved, many months after it had been investigated and, I believe, confirmed to be present. Imagine being the person in that situation… My last email to Bridgegate, sent to Kim B. on Nov 17, 2021 still has not been answered. (It’s now December 1st). We terminated our agreement with them at the end of November. I assume the fact they ignored my last attempts to reach them is because we fired them, and I suppose that’s fair on their part. I’m sure Bridgegate will respond to this as they are entitled to and seem to do so regularly, but please remember that when you look to reviews of a business, product, or a service, you’re looking for unbiased first hand experiences to help you make a decision… so here you have it. This was my experience.
Robert, I am sorry about your driveway but this goes beyond our control. The driveways once opened, were found to be floating on voids of unprepared soil. Engineers and contractors were brought in by the board for further investigation and reports. Between waiting for these reports and the scope to properly put in new driveways and waiting for Board approvals there were many delays. The Board finally made decisions on a temporary fill with their own choice of contractor. The information about approvals is incorrect as the Board was involved through the whole process including multiple zoom meetings with contractors and engineers. As for the siding the colours that your property has are discontinued but a contractor had arranged for repairs and are awaiting product.
Expérience négative: I was visiting my friend who lives at 245 Edwards drive Edmonton. This place is managed by Bridgegate Property Management Group. My vehicle was towed by Kingsway towing which are the contractors who patrols the parking lots of the apparment. They are hired by Bridgegate Property Management Group. My vehicle was towed on 5 March 2021. Even though the parking pass which was easily visible. I have proof of it, which are photos taken when I went to pick up my vehicle at kingsway towing. Wich was presented to booth Kingsway towing and Bridgegate Property Management Group. Buy the way I had to pay $270 some change and a lot of emotional stress. For following the rules. When I tried to solve the problem via email I was pointed out at both directions. kingsway towing blamed Bridgegate Property Management Group and vice versa.. Even after providing them with proof..the answers I got from Bridgegate Property Management Group they can't do anything about and stop calling us and emailing us or they would block my emails and phonecalls. When this incident happens the proper management did even give me an answer on where my vehicle was towed too I had to call the police to find out where my vehicle is. Now that is truly unprofessional and arrogance Which falls on Bridgegate Property Management Group and it doesn't seam to take any responsibility. This not about just $$ it's about organization not taking responsibility and acting mature.. This kinda of business is not sustainable. I would recommend who ever have their property management company as Bridgegate Property Management Group to disqualify them and look for a more responsible property management company. This is reply for the generic response gives a lot of people. I am not resident nor did i use any profanity.. Please stop using generic statements as you have ended various review with the same comment. I have emails to prove how professional and courteous i was while communicating with both Bridgegate Property Management Group and kingsway towing.. What lacks at Bridgegate Property Management Group is lack professionalism and ethics.
Bridgegate Property management does not hire the towing or monitoring company for the Condo Corporations. Condo Corporation hires the third party to manage the abuses to their parking lots. If when you picked up the vehicle and there was a pass in the vehicle then are you a resident that is using a spot that is designated for visitors only? This would be the only other reason to have your vehicle towed or not having the pass displayed.
Bridgegate does have policies in place to not continue with conversations that are abusive or profanities are used.
Expérience négative: ZERO STARS!! Avoid Bridgegate at all costs otherwise it will cost your property strife and disappointment over and over again. The Management company started out caring and worked at satisfying all our needs but it was all just for show. As the years passed with them, all we were getting out of Terry was a bill. We were paying for her to randomly answer emails, from owner and Board Members. Well, she did answer some, when it was something she didn't have to work at. The frustrations with Terry and Tamara outweigh anything they did for us. The lack of professionalism Terry displayed while attending our Board Meetings was a disgrace. She was unorganized, often late and even showed up intoxicated a few times, yes INTOXICATED!!. This is unacceptable and a company that continued to employ someone with that track record was no longer worth paying for. We have now parted ways, probably a year overdue. We gave Terry plenty of opportunities to rectify her performance, but she never did work hard enough at her job to keep us paying them. Minutes after this review was posted Tamara threatened to get lawyers involved because she wants me to amend my review or remove it. It's a review, something that Google invites anybody to post.
Mona, I am sorry that you believe that we didn’t provide you with the services that you were expecting. The comment about it being all for show? I’m not sure what that means. Also, how did we cost the Corporation. Over the last few years there have been quite a few large projects at the property that were accomplished during our time with you. The manager has a team at the office that look after each property.
However, the comments made about the manager are disputable.
Bridgegate has tried to work with this Board and their expectations even offering another manager but that was left unresponsive.
I agree it was best to part ways as a positive working relationship was not going to be possible. We wish you and the other Owners at your property all the best.
Expérience négative: I live at 230 Edward's drive and this company is so horrible! I cant understand why no one will return a call or email. Technology has come a long way and I thought it was super easy now to communicate♂️ Anne, Tamara and Mark have all been ignoring me. I have safety concerns with my unit and I have already spent 500.00 out of pocket fixing them. I've noticed alot of people on here with the same issues and looking to get a petition going to have them removed come next contract signing. I think they are ignoring me as I am from the LGBT community.
J man, sorry but do not recognize your name. Please call Tamara at 780-266-2778 ext 201 or send an email to tamara@bridgegate to discuss your issues.
Expérience fantastique: Terry solves problems quickly! She never hides from an email or call. Very responsive and professional and has been a pleasure to deal with!
Thank you Tim for your review.
Expérience négative: Absolutely worst experience. Horrible property management at 230 Edward's dr, never mind the fact we cant even get ahold of the site manager mark . I had a friend vehicle with my parking pass in visitor for less then 5 hours and they towed me, cost 320 plus 2 peoples full day wages at work, for there mistake. Not only would neither answer or help me, but I am now being ignored after providing proof of the visitor pass being present... Yes I have a video of us walking to the car in the tow yard with the tow company with the ticket in the window also photos.
Have you spoken with the towing company regarding a pass being present and visible? Please contact Tamara at [email protected] to discuss further.
Expérience négative: This company motto is FRAUD. Went to 111 Edwards drive first time and was there for half hr to view an apt during the day time . Parked my car in visitor and it was towed with 250$ fine within few minutes .. the board and towing company all are just scamming people. They had no sign in parking on how to obtain parking permit and the guy at their office blamed it on me . They have no sign explaining how to obtain permit . Just waiting for people to make an mistake because of their misrepresentation and incomplete information and just make money. . Also was challenged by their office to sue them. What a 3 Rd class company and condo board.
These are the rules set out by the Condo Corporation which we manage, not Bridgegate. The Condo had issues with visitor parking abuse in the past and established a parking policy. Visitors must display a valid parking pass to park in visitor parking. Signs clearly indicate this at the visitor parking stalls. However, you chose to disregard these signs that you parked under. The entrance signage indicates that violating vehicles will be tagged and towed. The unit that you were visiting should have provided you with a pass.
Expérience négative: These is group of Scammer especially RON, who is property manager for 151 Edwards driver southwest, these people don't have any regulations or any particular services they do time to time, Please make sure if you are not buying or renting apartment where these scammers are managing. I am really upset with their behavior over the phone too. So Rude.! done with this company. They don't have any ethics.! Not a one star
I am sorry that you feel this way but our staff will not tolerate being sweared at on the phone.
Your complaint on the phone was that your vehicle was towed from the Condo visitor parking. This particular condo has established policies/rules regarding the visitor parking in which a pass must be visible on the dash. Signage is posted on site. Bridgegate or it’s managers are not able to reverse any of these charges as these are Condo Board directives.
If you have any further concerns regarding this property, please contact your landlord.
Expérience négative: Main breaker for our unit keeps blowing. Which we dont have access to as its locked up on the main level. Third time since moving in. You may ask what was running at the time.... one TV and the dryer. Electrician is called each time to come switch a breaker over and same thing everytime, the breaker for some reason cant handle a load. Also, please fix the door on second level at stairs at main level... hydraulic fluid leaked on the floor and door slams everytime someone goes through it. Been about 3 months now.
Which property is this for and have you spoken to or sent your manager a message about these issues so they could be addressed?
Expérience fantastique: This company has been the best management firm we have had to date. They helped us set up a proper governance model and our condo corps budget is finally in a place where I can sleep at night again!
Thank you
Expérience négative: Zero Star. They are one of the worst. Blamed my tenant having a pet, while there is no pet.. They hold the notice instead of giving it to tenant or owners so that they can issue fine. I am fed up.
Thank you for bringing up your concerns. The pet error was rectified immediately and is not what fines were issued for. The condo corporation has bylaws that the residents must adhere to. Within those bylaws are the consequences for violating the bylaws. We are hired by your corporation’s board to uphold the bylaws and are directed to provide notice and issue fines.
Expérience négative: When this company decides to propose a change to the by-laws, rather than freely allowing members to review those by-laws, they charge you $50 to download the by-laws that you are LEGALLY entitled to. This company is scamming people.
Please be aware that it is your Condo Corporation that is looking to change a bylaw regarding Cannabis. It is not Bridgegate proposing the change. All Owners should have obtained copies of the bylaws when they purchased their units. These documents should be kept. If replacements are required then there is a cost associated which is allowed under the Condominium Property ACT. You will find most management companies charge for these documents.
Expérience négative: My condo board changed management company to Bridgegate, saying, “It’s cheap.” But, Bridgegate is a really good example of “Cheap is not always good.” When something happens, Bridgegate pays back to you for the “Cheap”. When you have an emergency, now it’s time for you to have to pay severely for the “Cheap”. Bridgegate won’t respond your e-mails or complaints. You’ll get a lot of stress, and have to waste a lot of your valuable time to get some repair. When I came to the end of my tether, I posted the signs, took a picture and sent to Bridgegate by e-mail at night. (Please refer to the attached picture) Surprisingly, the owner of Bridgegate came to my unit early in the morning. I’ve never seen this Bridgegate respond so quickly. And, she demanded me to get it down, and intimidated me, ‘If I don’t, she’ll get someone to remove it and charge me the cost.”, mentioning Condo By-laws. This is the way this Bridgegate does management.
Expérience négative: The following complaint had been filed to BBB(Better Business Bureau). It was posted on BBB site, but was deleted a few days later by BBB. They say, “A condo resident cannot file a complaint. Only condo board members can do it.” So, I want to share my review here. I am a resident of a Condo Complex in the southside. While a contractor was re-roofing in June, my unit was exposed to heavy rain, and damaged by water leakage. I asked Bridgegate dozens of times to get it repaired, but no prompt action was taken. When I went to Bridgegate on August, the owner said to me, “I am meeting with the adjuster tomorrow, and he will make arrangements with each Unit Owner involved to assess the damages.” I waited for a week, but the adjuster didn’t showed up. So, I went to Birdgegate again. What the owner said was; “Meeting with adjuster has been rescheduled to today @ 3:30 pm. After this new arrangements will be made.” I have waited for two weeks. No adjuster has called to make an arrangement. And, I haven’t received any comment from Bridgegate about why it is delayed or when the adjuster will contact me. I didn’t know how long I have to wait more just for assessment, not for repairs. I think it’s extravagant to expect any feedback from Bridgegate. When I went to Bridgegate office to ask about the Condominium Corporation’s response for my Requests and Complaints in mid-August, the owner of Bridgegate got mad and yelled at me, “Get out of my office!” I was kicked out of the office. When Bridgegate started management for our Condo Complex, The owner sent a letter and said, “We strive to provide the highest level of customer service to our clients.” By the way, I am now experiencing the worst level of service in the world. In conclusion, this management company is incapable of handling unexpected incidents.
Expérience négative: This company took over managing my building 3 months ago, since then, the elevators been broke the whole time, the smoke alarm constantly beeps keeping the bottom floor tennants awake all night, people who paid 250$ for parking pass are now forced to park on the street as they used our visitor parking for snow piles instead of paying for removal. We had to evacuate our building because of the smoke alarms buzzing for so long and no one took care of it, the firefighters were unable to reach you, it's still beeping away. 4 people have left just because of this company not taking any care whatsoever, that's a minimum 10k loss IF they can be rented right away. Please, do not use this company for anything other than a bad example.
