Expérience fantastique: As always, your mileage will vary based on specific circumstances and the nature of your contracted services, but as a Strata Council member, we've been incredibly lucky to have Michael as our assigned Property Manager. He does a lot of hidden work, has an incredible depth of knowledge, and is always available to consult. While I can't speak to other aspects, I can say that as a new home owner and as a Strata Council member, I've been thoroughly impressed with Michael and his efforts to manage the (often intensive) day to day of our strata's needs. Otherwise, the administrative tasks have always been efficiently handled in a "I don't notice it until it's done so it isn't an issue" way, which is exactly the way you want it! These sorts of businesses are always heavily dependent on your Rep (within constraints of the company's policy), but at least on that front, if Michael is indicative, I can recommend Quay.

Expérience négative: Posted a review of this company 2 days ago & it's been mysteriously missing now. Their rating was a 2.8 and there were only 3 reviews. Today I see a bunch of 5 star reviews which I'm assuming have been made by family and friends of theirs to do damage control. Absolutely avoid doing business with this group, especially if they'll be this deceptive publicly. How can you expect someone to manage a building when they can't manage their own company efficiently and honestly. I only wish I knew of a better property management group to recommend here.

Expérience négative: Quay Pacific Property Management was a terrible company to deal with. It was impossible to get a hold of anyone. Emails and phone calls were not returned. Any issues brought forward were dismissed. Emergencies were not taken seriously. James was rude and incompetent. They were a nightmare to deal with when we had a leak from an upstairs neighbor. I recently sold my condo and moved into a new one. The management at my new condo is wonderful. The difference is night and day. Avoid Quay Pacific at all costs!

Hi Ashley, I see your unit sold in 2024. I spoke to James and he has provide the following information:

The Strata Manager (James) went above and beyond in dealing with the water ingress into her unit kitchen.

On August 8th, 2022, the kitchen leak was resolved! The Strata Manager went above and beyond visiting the unit and listening to your experiences of pooling water in the kitchen. With plumber at hand and phone calls to obtain permission for access to the above unit, the mystery of water was a leaking dishwasher water pump, and the water ran between the exterior walls and out on the kitchen floor below.

We understand that water leaks are frustrating for owners, and it is a shame that this previous owner frustration is taken out on the Property Management Company and Strata Manager some years later after selling the unit in 2024.

Expérience négative: After 3 months of being a tenant in a unit managed by Quay Pacific I’m appalled at the horrible service. Chen provided so much misinformation about our unit, promising air conditioning, storage, and a private amenity room which were all blatant lies. We’ve tried to resolve this issue with Chen for months and we’ve yet to receive an AC or storage unit or be compensated for the lack of amenities promised. I would highly not recommend working with these people, I would give this 0 stars if possible.

Expérience négative: Very unprofessional. Not transparent enough in their fees. Do not fall for lower monthly fees, they will recover it with the hidden fees. Biggest fall is, they can decide to terminate the contract and leave you hanging in those months without doing anything. Lots of invoices were unpaid that we only found out when the new start took over. Basically, they do not do anything to improve the complex stability, they just want to do the basic stuff like paying invoices (which they failed) and charge their monthly fees. 1 star.

Expérience négative: Avoid this company at any cost. 1st of all this is the worst management company ever. When inquiring about their services they claim to be full service but be careful they add an additional manager fees to the contract. So what they offer to what they make u sign are two totally different contracts. We had them for 9 months they did nothing for us. Then when u call out using their emergency services for which the claim to be is included is false they provide u with a bill three months later. Never once presenting council about the additional costs that they would be incurring then the chose to terminate their contract once they realize that they were not going anywhere with extra billing and go on record on the minutes. Our complex is in the worst shape ever because of their handling and 0 transparency we will be taking action against this company not once did they communicate what was going on and the last two month they stated that the landscapers cheque was in the mail I can forward everyone all the emails to show these crooks are habitual liars stay away from this company period they will leave ur complex in shambles not a single invoice was paid in the last two months. BEAWARE

Expérience fantastique: Earlier this year (2024) I engaged Quay Pacific to find tenant for my new condo, soon they rented it to the building manager in a very fast turnaround time. This is the very first time I rented out my new condo and the very first time I hire a property management company to do so. Quay Pacific quickly drafted up the contract with some discrepancies between my understanding vs what’s on the contract, emailed back and forth and, ………. here comes Joanna Ong who took time to fully understand the issues and promptly got them resolved to the satisfaction of both parties, amazing !!!! Her efficiency and professionalism definitely set the model for all customer service agents to follow, she is the best of the bests that I have encountered. Whenever I contacted Joanna for any questions or issues, she would return my phone call promtly or reply to my email even late in the evening, she works tirelessly to address her clients’ requests. As I mentioned my condo unit is rented to the building manager but the Strata has been late in sending me the monthly rental cheque, i.e. instead of sending the cheque at the beginning of the month as promised in the contract, the Strata cuts the cheque in mid-month. I raised the issue to Quay Pacific and Joanna intervened and boon, she came up with a solution with her magic wand, now I receive the rental cheque approximately 10 days before the beginning of next month, amazing !!!! And to her superb professionalism and thoughtfulness, she couried the rental cheque to me this month due to Canada Post strike, isn’t she nothing but the best, the very best! Quay Pacific Property Management company is very fortunate to have a director like Joanna Ong, having her around in the company I feel like my condo is in very good hands.

These comments are not true or factual.

In the province of British Columbia there is a requirement to follow the Strata Property act, BC. In the event that owners are requesting a change in management companies there is a process that needs to be honored as per the management contract. We have not engaged in any unrealistic demands. The ¾ vote resolution at a Special General Meeting or Annual General Meeting would be suffice in order to ensure all the General Membership is in line with the change of management. This is an industry standard.

Expérience négative: Avoid these people at all costs. They are the worst property managers I’ve ever encountered—dishonest and unprofessional. They show no regard for tenants and use every trick in the book to rent out their properties. After I signed the lease, Reg Ofreneo failed to complete the move-in repairs he promised. The elevator was constantly out of service, which is why the current owner rented the unit, yet the property manager never mentioned that repairs were ongoing. I lived there for a year, and the elevator was never fixed by the time I moved out. There’s no manager at this company to address complaints, either. Response to the Quay Pacific comment: Adam, Please take a moment to read my review again before responding. 1. I didn’t claim the unit was unclean when I moved in. 2. If your agent lists issues as move-in condition repairs, they should be addressed promptly, regardless of owner approval. 3. I’m not blaming you for the elevator’s malfunction; I’m simply saying you should inform tenants about the ongoing elevator repairs during showings before they sign the contract. Additionally, your company served as the strata manager for several months and the council ended the contract with you because of the excellent work you did in that building.

I wanted to take a moment to address some of your concerns.

Firstly, I want to assure you that ti spoke to the Rental Manger and he confirmed the unit was freshly painted from top to bottom before it was rented out. We also ensured that it was thoroughly cleaned prior to your move-in date.

Regarding repair requests, I can confirm that all were handled promptly, once approved by the landlord. Any delays that occurred were due to supply issues or scheduling conflicts with tradespeople. However, rest assured that all necessary repairs were completed during the tenancy.

As for the elevator issue, this falls under the jurisdiction of the Strata management and is unfortunately beyond our control as rental managers or any management company. I think that's fair to say.
Any complaints regarding the elevator should be directed to the building management not Quay Pacific.

He has guided our strata council in making decisions and engaging contractors to move forward with much needed work. Expérience négative: ***RESPONSE*** I did not "admit", I was unaware, that we were not able to have visitors parking overnight, like stated. There was no warning, or violation letter issued. As per BC Enforcing Strata Bylaws and Rules ( https://www2.gov.bc.ca/gov/content/housing-tenancy/strata-housing/operating-a-strata/bylaws-and-rules/enforcing-bylaws-and-rules) 1. A strata corporation must receive a complaint. 2. The strata council must then give the alleged offender written notice of the complaint. 3. If the alleged offender is a tenant, the strata council must also give the landlord and owner written notice of the complaint. 4.The strata council must decide whether to proceed with enforcement. It may give the alleged bylaw or rule offender a warning or time to comply with the bylaw or rule after the alleged offender receives the written notice. 5. If the breach is corrected, the strata council may decide not to take any further steps or the strata council may proceed with further enforcement. 6.If the strata council decides to proceed with enforcement, it must give the alleged offender a reasonable opportunity to respond to the complaint, including an opportunity to respond at a hearing at a strata council meeting, if requested. (Strata Property Regulation 7.2 defines hearing as "an opportunity to be heard in person at a council meeting" for the purposes of Section 135 (1) (e) of the Strata Property Act). Keep in mind, I have received NO letter, NO opportunity to correct, and NO assistance, or direction on obtaining an overnight parking pass after requesting multiple times. In addition, the tow was not within the restricted times, the car was towed at 8PM. Tow away hours, on the signage in the complex states tow away hours are between 2AM - 8AM. You've taken bits and pieces of emails, and compiled them to push your narrative. The night the car was towed, it was towed within the acceptable hours. If you need to see the ticket, I am more then happy to send that to you directly. My email from February 29 to Jihad below: Yes, I have reviewed the bylaws, rules, and signage from the 2022 copy you sent me. The tow hours on the current complex signage state tow away is from 2am - 8am. The car was towed at 8pm which is outside of the tow away hours. That is why I contacted you to see the reasoning for the visitors car being towed. (I can provide a copy of the ticket/receipt from Unitow) Like I said previously, we did not receive any warning letters, I have made claims before regarding cars being illegaly parked, and they received a violation letter giving them a chance to rectify. If you are able to see the email thread with myself and Jihad, you surely can understand my frustration, having to constantly follow up over the last 3 month, emails being ignored, questions going unanswered, and now no rectification. ***END*** This company hires substandard, unacceptable, disappointing service. I have gone back and forth with our "Strata Manager" Jihad Faris for the past several months regarding parking, and illegal tows happening within the complex. Not only was my guests car towed with no violation letter, or warnings, it was also towed WITHIN the allowed hours of visitor parking. Complex signage states tow away hours are from 2AM - 8AM. The guest car was towed at 8PM. We received no letter to warn us we were unable to use the visitor parking... Which seems odd when we have been residence of our complex for nearly 30 years and have always been able to advise guests to use the visitor parking. After reaching out to our Strata Manager, Jihad, he failed to answer any of my questions regarding this matter. Although, we did receive a violation letter to notify us we "double parked" and if we continue to do so, we will get another tow! I wouldn't hire them to manage a group of ants.

Miss Toop admitted that her boyfriend violated the Strata Corporation Rules/Bylaws.

According to the Strata Corporation Owners and Council, this Strata Lot has violated the Rules and Bylaws multiple times. The Strata Council had the vehicle towed accordingly. Miss Toop admitted in an email that he parks contrary to the Regulations.

"The vehicle was parked in the visitor's parking for the evening. (1:00 pm Sunday - 5:00 am Monday). The visitor probably uses the visitor parking 2-3 times a week. Sometimes less. Mostly weekends and Mondays."


I provided various responses to Miss Toop, and the Council decided on this matter again last Thursday evening (I told Miss Toop a response would be forwarded to her shortly).

We contacted strata to try to figure out why this happened and Jihad can’t respond to basic questions. He ignores emails he doesn’t feel like dealing with. During one of our emails, he even asked what cordial meant. We have to follow up multiple times. We have been dealing with this for 3 months now. We have given them and strata amble time to make this right.

The owners of our strata have such confidence in Joan that we changed management companies, so we could still have her as a manager when she moved to Quay Pacific. As an owner, I have always found Joan helpful, knowledgeable, and able to answer my questions and help solve any problems I may have had. Now, as Strata President, I rely on her expertise even more. I really appreciate the dedication Joan has for our building, she treats the Milano like a family member and keeps on top of all maintenance issues, so things run smoothly and less work for the strata council. This review highlights a deeply frustrating experience with this strata management company, which failed to address persistent noise issues from neighbors effectively in their building on Drake st. The complaints were well-documented and spanned over a year, demonstrating the company's lack of professionalism and its reluctance to investigate. I even resorted to filing a lawsuit due to the company's inaction. The detailed account of the noise complaints and the actions taken, including the use of audio/video recordings, demonstrates the seriousness of the issue. My efforts to engage with building management, the security guard, and the strata management company were met with slow responses, insufficient investigations, and ultimately a claim of harassment, which further added to the frustration. I also highlighted their consideration of what constitutes "reasonable" versus "unreasonable" noise, showing thoughtfulness in their approach. In conclusion, this elaboration underlines my strong recommendation against using the services of this strata management company, given their apparent disregard for the well-being and peace of mind of their clients. Naomi is incompetent and provides quotes from companies that rip you off. Emails and issues continuously ignored. Literally better to do it yourself then have QP involved and they don’t bother responding to tenants and issues do not get passed on to strata. Avoid and use more reputable companies.

Expérience négative: As a renter (and previous landlord myself), my experience with this company has been frustrating to say the least. I was promised several repairs upon moving in to the townhouse (front door key does not work (this is not something a rental company should have to check with the owners over - its the front door!, door handles missing, over 100 mismatched paint patches throughout the unit) and one year later none of this has been addressed. I have had workmen (arranged by the strata) show up to my front door unannounced 4 seperate times (smoke detector testing, dryer vent inspection, attic inspection, screen removal for window washing). Each time the workmen were surprised I was unaware of the project and advised my rental management company should have informed me. The first time i have been able to get ahold of someone via telephone in over a year, was when the agency called and told me the owners were moving back into my unit. Their employee almost cost me my new rental when my prospective new landlord called for a reference and the employee told him I should be the one giving my own reference and proceeded to argue with him. Last staw is the withdrawl of a months rent today despite the fact my tenancy has ended, keys handed back and walk through completed last week. Now told I will not have my money back for 4 days until they are sure it has cleared their account!

Currently I’m in a strata which is largely self-managed except for financial and website management, and management of the annual general meetings, which are contracted to Quay Pacific. During most of my 6 years in this strata, Gillian Jamieson has been the QP manager overseeing these functions for us. Gillian is supported by a small but capable team of staffers who ensure that bills are paid on time and that new documents are added to our web site promptly, so that owners can readily access important materials such as council and AGM minutes, bylaws, rules, and insurance information. Gillian’s work on preparing documents for AGMs and presiding over them has been crucial to their success. Our strata is not particularly large, but we as owners have diverse needs and concerns which can lead to rather “spirited” participation on certain issues. Gillian’s calm and knowledgeable handling of challenging discussions has been vital to the success of these meetings. She knows the applicable legislation inside out and has a talent for explaining complex issues in simple terms without talking down to people. Owners’ questions are handled respectfully within the parameters of such meetings. Having her as an external chairperson makes a tremendous difference to the overall tone of the meeting.

Living in Strata Corporation, there are Bylaws, Rules, and Regulations that all owners and tenants need to follow. They are not Quay Pacific’s Bylaws/Rules/Regulations but rather the ones that you agreed to when you moved into the Strata. Strata Bylaws, Rules and Regulations are enforced by the Strata Council. Owners generally elect the Council at the Annual General Meeting. If there was a Bylaw contravention this would lead to a fine. The Strata Council reviews and makes the decision with respect to fines.

As a property management company, Quay Pacific handles paperwork and documents considering that transaction. Yes, Quay Pacific has informed you that you have been fined per a Bylaw contravention. This is not your Strata Manager/Quay Pacific’s decision.

Expérience négative: I have the worst experience with this company especially "With Cyrille stoelzaed" one of their managers who was managing the previous building in Coquitlam where I used to live (Obelisk and mention 90% of the resident had issues with the management). I moved in July last year to a complex which is being managed with the same company and even worse with the same person. If I knew he is the manager, I would have not purchased the place. from day one all our front yard and side trees were dry (not only us. other neighbors as well). I emailed the complex's manager and didn't get any response. they usually don't respond to emails unless they have to( I had the same issue with the accountant of the quayside). I sent another email last week and I mentioned that "I am writing since I didn't receive any response for my other emails". the same day they came and removed the trees from our and other neighbors' front yards. keep in mind that our complex is along the Coast Meridian Rd, one of the busiest streets in Coquitlam with a heavy load of traffic. we have no privacy either between the neighbors or the main street from the pedestrian or cars. After sending 4 emails I received the response that the property doesn't have any budget to replace the trees and the next meeting will get placed in March or April we will let you know if we have a budget to replace them or not. It means they won't have a budget which is more likely with this unprofessional management. I don't get why they removed the trees if there is no plan or no budget to replace them. they could at least send a notice and inform the residents and we could decide if we want to replace them ourselves or just keep them for now. What kind of management is this, if they can not even make a simple decision?

Please note I find your review very unusual. Mr. Stoelzaed is a very experienced Strata Manager. This is the first negative feedback regarding his professional services that I can recall.

Can you send me all correspondence that was not replied to, and I will investigate my end? If you cannot send me this, I would request you remove this review as it is without merit and details.

In addition to that, regarding the landscape, please be advised that the Strata Council decides if dead trees are removed. Not Quay Pacific's Property Managers. Our Property Manager would have to make arrangements to have the trades come in and remove the dead trees requested by the STRATA Council. Re: the replacement trees. Suppose there is no operating budget to support new landscaping. I suspect you should meet with Council to see if they will consider putting this item on next year's Annual General Meeting agenda.

In closing, you should meet with Strata Council by requesting a hearing to review and find a solution to your concerns. In addition, I highly recommend you attend the next Annual General Meeting and speak with the General Membership to see how they would feel about increasing the operating budget to the landscaping budget.

Expérience négative: For a “luxury building” this strata is insufficient. Our building managers hours are 9-4, and you’re lucky to see him before noon, or catch him after 2/3. Strata went for Christmas holidays for a month and did nothing for the snow. Didn’t leave the custodians with adequate de-icing supplies resulting in dangerous icy conditions around the common property. I put in a complaint, and since then they’ve been making my life hell. Issuing me warnings for every little thing, after living here peacefully for nearly 2 years. Even issuing me a warning for “smoking on common property” and then admitting to me that the alleged complaint is from our balcony and not common property. We are permitted to smoke in our unit and on our balcony. When I argued about the warning for the wrong issue, I suddenly received a warning regarding the same pets I’ve had since moving in 2 years ago. Clearly filing complaints about legitimate concerns is a death sentence to your peaceful enjoyment. We will be moving in the spring. Far away from Quay Pacific.

I'm sorry you are experiencing Bylaw warnings due to possible Bylaw infractions. Please note: Quay Pacific does not make the Bylaws or decide who gets fined. As an owner of a Strata Lot, you agree to the Bylaws when you move into the building. At any point, if there are Bylaw contraventions, the Strata Council is the one who makes the decisions on the outcome.

You may or may not know smoking on a patio can be allowed in Strata. However, if it causes a nuisance to other residents in the Strata, it can result in warnings followed by fines per building bylaws. Please note: The same goes with pets and all building contraventions.

Regarding your Building Manager and the icy conditions, you claim in the common areas. If you have concerns regarding your Building Manager's performance and the upkeep of the common property, I recommend you request a hearing to meet with the Strata Council directly. This would happen at a Strata Council meeting in person or over Zoom, pending your Strata Council's preferences.

This method would be a better-suited opportunity than writing a negative review on Google that your Strata Council will not see or review.

Expérience négative: We had a terrible experience with Quay pacific, particularly with its manager Adam. The main reason we chose a property management company was for peace of mind in case a tenant stopped paying rent or caused other issues. Unfortunately, this happened to us, and an opportunistic tenant took advantage of the situation, causing us a loss of several months' rent. Quaypacific played a significant role in this loss. Evelyn, who was working with us, stopped responding to our emails, which was the only way of communication that Adam had instructed us to use. We asked Evelyn to file our case with the Residential Tenancy Branch, but it took her almost a year to do so. When we inquired about the status of our claim and included her manager, Adam, in the conversation, he terminated our contract, claiming we were micromanaging. If an employee doesn't respond to a client's email for a month and the client follows up with their manager, is that micromanaging? After a year, they filed the Residential Tenancy Branch conflict resolution application but forgot to inform us. The tenant showed up at the hearing while we were absent, as by that time they had terminated our contract, and the arbitrator dismissed our case due to our absence.

Hello, I would like to clarify a few things in your review are inaccurate. Please be advised that I'm not a Rental Manager and was never your Manager. As a Managing Broker, I assisted with the contract setup and exiting clients.

It's regrettable in the last couple of years, many tenants have taken advantage of not paying rent. Professional management or not, the circumstances regarding the Residential Tenancy Board reinforcing and requesting rent payments were not very helpful to Landlords or Property Management companies alike. Before your previous tenant was delinquent on rent, Quay Pacific always collected the rent on time, sent a monthly owner statement of account and completed all documents as per RTB requirements. Communication was very high, and turnaround times were prompt and professional.

Evelyn, your Property Manager at the time, came to me with significant concerns that you contacted our office sometimes up to a dozen times a day by phone and email. This was very frustrating and stressful for Evelyn and the office staff. Evelyn always tried to do the best of her ability to represent the owner and tenants concerning fair conflict resolution. Unfortunately, as the Rental Manager was unwilling to work on this file any longer, we had to terminate the file. This was a first for Quay Pacific.

Expérience négative: I have been a resident at one of the properties managed by Quay Pacific for just over 1 year now. When I first joined, the management seemed ok, however the quality of management has severely degraded since then. A few reasons for my complaint: - The strata manager NEVER responds within a timely manner. Multiple follow up emails are required to even expect a response. Last time I emailed the strata manager, it took them 2 weeks to respond to my initial email, and then another 4 weeks to reply with a low-effort one sentence response with no actual resolution. I was not satisfied with the response but decided that it wasn't even worth my effort to continue pursuing. - During our AGM, the strata council mentioned that they have been frustrated with this company because they have had such a high turnover rate of 6+ different strata managers this past year alone!!! Such an insanely high turnover rate is not normal at all, especially when last year's manager at our property was managing us for a few years before departing. - Due to the high turnover rate, there has been lots of miscommunication between the management and council. This results in missed events, incorrect dates, etc. My personal experience is when I booked the amenity room with strata management (only after multiple follow ups were requested, of course) who confirmed that my council would program the key fob allowing me entry. On the day of my event, I find that myself and no one in the building can access the amenity room, resulting in panic and scrambling to go to another location to host the event. Speaking with the strata council, they said they never got a request from strata management of my event to book the amenity room. Despite the strata manager's inability to respond or communicate, I don't put blame on an individual because high turnover isn't the fault of a single person. Rather, this company has failed to establish a permanent manager at our property which I assume is the root cause of the problems. EDIT to reply to Adam's response below: Instead of reaching out to try and find out what building I live in, Adam has assumed I am a completely different person. I do not know who that senior strata manager is, nor am I tenant but the owner of the unit that I live in. Regardless, contacting the property management company shouldn't be a difficult task that requires multiple emails to yield a response. In regards to the strata manager switching multiple times, this was information passed on by the strata council in the AGM. I have no reason to believe that the strata council would be incorrect about this as they deal with the manager way more often than I would.

Expérience négative: Our strata property had its AGM in June, and since then have received no constructive input from our property manager, James, and no council meetings either. Rather than informing all council members of problems reported within our building he will email or phone one member. It has become council’s responsibility to contact contractors directly and arrange for quotes and to resolve service issues. When Quay Pacific is asked for help they either delay or ignore emails. I last emailed James and his supervisor- Bill, asking for an urgent response on October 20th and on November 4th a response was sent to our council president (and only him, even though I am a council member and the original email copied all other members). Truly the only service our building is receiving right now are financial statements. We haven’t had an in person meeting with Quay Pacific since our AGM in June (no zoom either - just nothing). When they were asked to attend a ‘town hall’ meeting in November they told us there would be an additional fee. If the property manager will not communicate with strata council members then what is the point in paying for management services? I have read the response from Adam Wanono of Quay Pacific. He claims that my statement is false - it is not. I do not need to write our strata because I am a council member. I have emails that support my claims. Situations where council has asked for assistance with an external contractor get an automated response that the email has been received, while a response is not sent for several weeks, sometimes not at all. I have personally tried to contact James by phone, and instead of a phone call back I received an email stating, and I quote, “Hi Darren, There is little point in you contacting the office to ask me to contact you”. No phone call back. Our council has approved work and no response has been given for an entire month. Owners in our building think that strata council is not doing anything - the truth is that our property management company is not doing what is asked. James feels that all communication should be through our council President and so only communicates with that person. If our Treasurer emails, no direct response is sent. If an owner complains, the complaint is not shared with council. You would think that if Quay Pacific really wanted to do right by council then Adam would have contacted council members for feedback rather than simply stating that he’s followed up on my accusations and have found them to be false.

Expérience positive: I have been trying endlessly over the course of nearly 3 months to get the New West office to answer questions about strata fees - on the rare occasion someone replies, they DO NOT follow through with what they say. I'm trying to get them to collect my strata fee...I have provided ALL info that was required. How hard is it to collect payments and answer basic questions?! Even after trying all the other offices, STILL my email correspondence and phone calls are being ignored! Even their receptionist can't get their accounting department to get in touch with me. Get it together!!! EDIT: Nearly 1 month after this post, the issue seems to have finally been dealt with. Adam and Margaret in the Vancouver office were very helpful, but I will not delete this review as I feel that communication is still something that needs to be worked on. A neutral rating is fair and balanced after a very turbulent start with this company.

Expérience négative: Q1 2022 Update: We have decided to end the management agreement with QP. Over the last few years we went through three different property managers. Items were not being addressed in a timely matter including bylaw infractions being sent out months late and many more. We are a proactive group and we do not want to, nor should we have to, micromanage anyone. We encourage other prospective strata's to ensure you review the termination clause on new agreements, look at probation periods, and review fee schedules. We were able to exit our agreement easily as we omitted the requirement of a 3/4 vote from owners. 2017 Posting: Our Strata decided to enlist the services of QPPM after our ownership passed a 3/4 vote to terminate our existing Management agreement a few years ago. We interviewed various Property Management firms and were intrigued with the services and performance record that QPPM has held with other clients. From the moment we had the interview with them, to the transition, and to our monthly and annual meetings, QPPM has kept our complex in well-standing and completed many backlog items that our previous Property Management company neglected to do. QPPM is not like your typical Property Management company. You have a voice. You are heard. When you have issues you need to escalate internally, they value your opinion and taken seriously. There are processes in place to make sure that you are satisfied and happy with the services provided. In addition, we have been pleased with the strata manager assigned for our complex. Leslie Haycock has performed superbly in her responsibilities with dealing with our day to day operations of a typical strata corporation. Leslie has performed above and beyond with respect to our monthly strata meetings, Annual/Special General Meetings and her correspondence with our contractors. Thank you for your dedication Leslie, it truly means a lot to all of us servicing on council! If you are looking for a firm to manage your complex and or additional services they provide, you do not need to look further. Set up an appointment and have a chat with them. You will not be disappointed.

Expérience négative: EDIT: Regarding estrata hubs surcharges - your automated message regarding forms indicates that your office ONLY accepts forms orders via e-strata hub. So trying to blame e-strata hub for the additional costs when you ONLY allow that method of ordering is disingenuous. A reminder for this company's forms department --- your office policy does not supercede the strata property act. your office policy is not above the laws of BC. forcing buyers to use your documentation platform at a surcharge of $100.00 a pop is a gross violation of the statutes. If you needed a reminder of what the law is: Information Certificate 59 (1)Within one week of a request by an owner, a purchaser or a person authorized by an owner or purchaser, the strata corporation must give to the person making the request an Information Certificate in the prescribed form. (2)The certificate must contain the information required by subsection (3), as of the date of the certificate. (3)The certificate must disclose all of the following in respect of the strata corporation and the strata lot for which the request is made: (a)the monthly strata fees payable by the owner; (b)any amount that the owner owes the strata corporation, other than an amount paid into court or to the strata corporation in trust under section 114; (c)any agreements under which the owner takes responsibility for expenses relating to alterations to a strata lot, the common property or the common assets; (d)any amount that the owner is obligated to pay in the future for a special levy that has already been approved and the date by which the payment is to be made; (e)any amount by which the expenses of the strata corporation for the current fiscal year are expected to exceed the expenses budgeted for the fiscal year; (f)the amount in the contingency reserve fund minus any expenditures which have already been approved but not yet taken from the fund; (g)any amendments to the bylaws that are not yet filed in the land title office; (h)any resolution passed by a 3/4 vote or unanimous vote that is required to be filed in the land title office but that has not yet been filed in the land title office; (h.1)any winding-up resolution that has been passed; (i)any notice that has been given for a resolution that has not been voted on, if the resolution requires a 3/4 vote, 80% vote or unanimous vote or deals with an amendment to the bylaws; (j)any court proceeding, arbitration or tribunal proceeding in which the strata corporation is a party and any judgments or orders against the strata corporation; (k)any notices or work orders received by the strata corporation that remain outstanding for the strata lot, the common property or the common assets; (l)the number of strata lots in the strata plan that are rented; (l.1)which parking stalls and storage lockers, if any, have been allocated to the strata lot; (m)any other information required by the regulations. (4)Copies of all of the following must be attached to the certificate: (a)the rules of the strata corporation; (b)the current budget of the strata corporation; (c)the owner developer's Rental Disclosure Statement under section 139, if any; (d)the most recent depreciation report, if any, obtained by the strata corporation under section 94. (5)The information in subsection (3) disclosed in a certificate is binding on the strata corporation in its dealings with a person who relied on the certificate and acted reasonably in doing so. (6)On application by the strata corporation, by an owner or by a person who is affected by a certificate, the Supreme Court may make any order it considers just in the circumstances to give effect to or relieve the strata corporation from some or all of the consequences of an inaccurate certificate. (7)The strata corporation may charge, to the person requesting the certificate, a fee for the certificate of not more than the amount set out in the regulations and may refuse to issue the certificate until the fee is paid.

However, we process the documents based on when they are received through the eStrataHub portal and release them based on the order required by the date that the notaries, lawyers, realtors, and owners have indicated. All other companies that use eStrataHub operate the same!

It is not Quay Pacific’s responsibility to check each form requests that arrives to ensure that the order required by date confirms to the 7 day time frame as per SPA, BC but rather the responsibility of the requestors to do so when placing the order.

Please be advised that the surcharge fee of $100.00 you mentioned is a charge to Notaries and Lawyers directly from eStrataHub and was not imposed by Quay Pacific!

Quay Pacific only uses eStrataHub as the portal for the Forms Department to receive and release each request.

Expérience négative: Chad Hutter at quay pacific property management who manages yorkson langley has been 0 to no help. this one what my wife had emailed him Hi Chad, We reside in Unit 453 and recently over the past couple of weeks have noticed that the unit directly above us is constantly making unnecessary noise that's causing a disturbance to our unit. Multiple times throughout the day it sounds like they are moving furniture and stomping/running around in the unit and it's to the point where it's heard very loud in our unit and it's becoming a nuisance. I've also noticed that when they clean their patio, they are simply using a broom and sweeping whatever's on their patio down to our balcony instead of sleeping it up in a dust pan. We have asked them kindly to stop doing this when we have been outside the same time as them, however they have not responded to us. I wanted to bring this matter to your attention in hopes we could get some type of resolution. This was his response .... . I spoke to the owner above after your first email, and had a good discussion with them about the noise. They are a retired couple and stated they are not making any noise out of the ordinary. .... yet not given a verbal.warning nothing if this was.downtown vamcouver there would been fines given out to the unit then we emailed back .... so is any further action going to be taken because this noise isn't getting any better .. as you say they aren't making any noises out of the ordinary yet its 11 10 at night and I hear stomps that seems to be getting done on purpose now since you had the talk with them.. his response ... We’ve spoken to the owners above, and they confirmed there is no excessive noise coming from the unit. I am not really sure what more we can do. Please do not approach the unit in question. All complaints must be dealt with through property management. ... I don't understand what is the point of strata when nothing from head office gets done they literally turn the other cheek and undermine your complaint to make it.look like your just some grumpy wierdos.. if this is the wrong quay pacific management I apologize ahead .. thanks you very much

She has been communicative and genuinely appears to care for both the landlord and the tenants. All documentation for meetings, notices etc. have always been delivered on time. You guys were the one to get our information about preauthorized payment and when I talk about something rent related, it was Geoffrey who belongs to this company. Then now you guys don’t even apologize and say you’ve never managed the property? And you know what we gave a month notice ok? It’s not our fault and you guys don’t make any sense. Thank you. First review: Ok, I may not be your “client” but you guys manage the property called Metroplace so apparently I talked to Geoffrey Rosen several times. Our unit was the only rental unit in the building but you guys couldn’t do even single thing properly. Although we set up preauthorized payment for rent but the building manager kept asking us for rent. Now we moved out from the unit but you guys still try to withdraw rent from our bank account. It just not properly managed and it’s unbelievable.

I spoke to the Strata property manager and he said you never canceled your PAD with regard to your monthly rental payments. Quay Pacific doesn't manage that rental unit you resided in and your are not one of our tenants. Please note: The Council self-manages the unit that was rented to you. The were the ones that leased the property to you. Quay Pacific did not know about the last day in the rental property. Lastly, please note: You should always cancel PAD with your bank after you no longer need that debit set-up. Thank-you.

Expérience fantastique: I would like to take a moment and say what a wonderful job Miguel Vivanco has been doing as our Strata Manager. He has been a wonderful Strata Manager for the past few years. Always takes the time to respond and action our emails immediately in a professional manner. A few weeks ago, a car crashed into the side of my townhouse, there was a lot of damage on the property. Miguel showed up at the property within a day to take pictures of the damage done on my townhouse and property. ICBC was contacted immediately. Miguel has been so kind to keep me informed by email and has also contacted me by telephone. Keep up good work Miguel.

Expérience fantastique: I have been using Quay Pacific Property Management to manage my condo apartment for 6 years now. I am very happy with their service. They are truly professional and their fees are reasonable. Rent are received every month on time and statements mailed to me showing details of the collection and expenses. The year-to-date summary also makes our accounting and tax reporting a lot easier. Evelyn is my manager. She is quick and responsive to report any request and concerns from our tenant, and takes good care to make sure that they are addressed in a timely and satisfactory manner. When my unit was vacant 2 years ago, she made sure that the unit would be shown in the best condition and rented it out quickly. I do not live close to Vancouver. I would not be able to keep my unit for rent and for so long without a good Property Management Company like Quay Pacific.

Expérience fantastique: We have been with Quay Pacific for 5 years and we are very satisfied with their services. Evelyn Francis is our rental property manager since 2019, she does a wonderful job, and always provides prompt response. When there is an issue, she will investigate it and then provide you with some suggestions to resolve the issue. I highly recommend Evelyn and Quay Pacific.

Expérience fantastique: I have received excellent services from Quay Pacific with regards to rental property management. Both Monika and Sara have been great to work with, extremely responsive to my needs, and above all very focused on communication and keeping me posted or updated in a timely manner. I also particularly find the cover-off arrangements (in case my primary contacts are on leave or unavailable) to be very seamless and there is always someone at the other end of a call or email to help me out. Nothing but 5 star level service.

They handle all matters related to my property, including rent collection, manage new leases, repairs, interact with the tenants. Every month, I would receive a detailed income and expenses statement from them showing all transactions .

Expérience positive: Providing Management to a 161 unit strata does have it's problems. Miguel Vivanco does try to do his best and get most problems resolved. It's a thankless job I wouldn't want. He is fairly responsive on most occasions. He did turn our strata around after a previous management did a horrible job. Thanks Miguel

Expérience négative: Maria is absolutely the worst strata manager I have ever worked with. It's not uncommon for strata managers to get busy and take a while to respond to non-critical issues from time to time. Maria takes this to an entirely new level. She gets extremely defensive when challenged on her response, with a seemingly endless parage of excuses. When she runs out of believable excuses for not responding (within weeks or even months in some cases), she outright lies and verbally attacks owners in an attempt to bully them into silence. Truly a nasty person! Avoid this company, there are much better alternatives available.
