Expérience négative: Re: 48 Sullivan Street, Toronto I am recently looking at buying in the downtown core and saw a sold sign by Leo Shiu. It seems to have been there for a while so I decided to check him out. Absolutely shocking to find out the sold price. I don’t even know if his clients knew they had been taken for a ride. The house he sold was one on Sullivan Street. After multiple price reductions (from 1.288 million) the house sold for 1.005 million. This house was purchased almost 10 years ago, for 1.18 million. It’s in a desirable location in downtown. This is not a recently purchased condo. No land-based property purchased 10 years ago should be selling for such a huge loss. A house that’s only a few steps away (5 Grange avenue) is on a much smaller lot (half the depth), in much worse condition and has no parking, but recently sold for 1.350 million when market condition is much worse. Another house that’s a few steps away (16 Phoebe) was sold yesterday for 2.05 million (asking 1.799 million). It’s renovated and has nicer upgrades, but those are not enough to warrant such a huge discrepancy in prices. If you’re looking at buying in this area (C1), look for agents who sold 5 Grange Avenue or 16 Phoebe Street. Those agents are worth your money. Leo will just keep on reducing price until the house is sold. I truly feel sorry for his clients who I assume to be undiscerning Chinese from the same community who have a language barrier and therefore could not research comparables and market conditions and were taken advantage of.

Expérience fantastique: I normally hate real estate agents. Many of them strike me as unethical, short-sighted, and unprofessional. When I buy properties, I usually refuse to use a regular real estate agent and just use a cashback service since they're not worth what I could save by doing the work myself. However, working with Carlos Dai has been nothing but a pleasure. I couldn't have asked for a better agent than him, and he's worth the fee I could have saved by going with a cashback firm instead. Whenever I encountered problems that I expected to have to deal with on my own, he was always very helpful in suggesting solutions or connecting us with referrals to what appear to be high quality service providers (a contractor, mortgage broker, etc.). Additionally, he was able to work with the listing agent and negotiate on our behalf. I don't think I could have done better than him, even though I have some experience negotiating for work. I can't vouch for any other agents at this firm, but I'd be happy to refer friends/family to Carlos and I would trust that he would take good care of them instead of trying to make a quick buck at their expense.

We’ve been watching Leo and his company for the past 4 years, and said that next we sell our house, we have to try using Superstars. I submitted an inquiry on the Superstar website.
