Fantastic experience: Buy and Sell with Laura Roberts! We didn't think moving in 2025 was in the cards for us. This was the epitome of easy. Knowing from the outset that selling our condo was necessary to purchase our next home, she made sure to be prepared. Laura recommended staging and photographing the condo "just in case" an opportunity arose. We wanted to ensure potential sellers would feel confident in our readiness to proceed, and that is exactly what happened. Laura then presented us with a home slightly outside our dream area, and we submitted an offer with all our conditions, which was accepted. The next day, we listed our condo for sale and had an approved offer within three days. Although process moved quickly, all parties were eager to finalize the transactions. Laura priced our condo perfectly and negotiated below asking on our new home. When I began experiencing "new home dysmorphia," that nothing would despite the larger space, Laura reassured me by taking me back through the house with a measuring tape, putting my concerns to rest. Lastly, Laura is just the most wonderful human. The personal touches like frozen corn in the freezer, some fresh tortellini and non-alcoholic bubble meant she was really listening to things my family and in particular my kids loved.

Fantastic experience: I'm incredibly happy with my condo purchase. As a first time home buyer, Sonya and the Modern Real Estate Team easily helped me navigate through the process. I was able to get under asking price and got all the subjects I wanted (strata review, financing, inspection). I also had a unique situation where I have a fairly large fishtank which a lot of condos have limits on, but Sonya was able to search and find a few condos that did allow (or didn't specify limits). All in all it was a positive experience for me and i would recommend this team to anyone looking to buy.

Negative experience: Today we received some spam mail from this company about a "right-sizing seminar" for seniors to downsize their homes. There is no reason they should have our names, address, and know my mom is a senior. They probably bought this info somewhere. The housing and rental market in Victoria is ridiculous right now. I'm living in the suite in my mom's house for cheap rent. An average 1 bedroom in Victoria is now going for $1800 or more and the rental vacancy is so low it's almost impossible to find anything. I can't afford even a fraction of that and you're trying to convince her to sell her house and downsize and force me to have to move out and find somewhere else to live, all through spam mail that none of us asked for. Stop sending spam mail and stop trying to entice people to sell their homes and downsize when they're not looking to do so! And I urge everyone to pick another company that doesn't rely on sending spam mail to do business.

Fantastic experience: I both bough and sold my float home through Modern Realty. They were one of the few realtors with experience dealing with the regulations. Since it was not possible for buyers to get a mortgage, it had to be a cash sale. Float homes attract lots of people who want to come have a look, but aren’t serious buyers. I relied on the realtors at Modern to properly screen every inquiry before allowing them through my home. It was a lot of work for them, but they were very professional throughout the process. Their contacts for inspections, lawyers, etc. are excellent and help make the experience quick and effortless. I’ve been a real estate investor for more than 10 years and have dealt with many realtors during that time. Modern Realty was by far the best and I would highly recommend them.
