Positive experience: I am telling all landlords to avoid them at all costs as they will shower you with fees. The first year of hiring them to manage my unit, it went without any issues. However once that year was over, the trust they build came down crashing and I was never heard despite discussions and complaints! They will do EVERYTHING they can to charge you extra fees when they can and their "partners" that do "repairs" charge WAAAAAAAAAAY more than what the normal market charges. They just have a "it is what it is" attitude when you discuss those charges and wont take responsibility for it despite some of their reps agreeing that these bills are high and make no sense. They do not process your requests correctly, they do not follow-up with the renters at all after they rent and they just collect fees off you. I WOULD NOT RECOMMEND! UPDATE: one of the owners called me personally. Took all the complaints I had and escalated things the right way. The person that caused all the issues was let go due to causing issues with other landlords. He made things right and refunded all the fees that shouldn’t apply and took the right steps to ensure they will never happen again.

Negative experience: This is about a year or two too late, but a recent complication resurfaced some issues so felt it's time to write my overdue review. I (landlord) rented out my single semi-detached place to a tenant with Ripple, and this is what they did right and what they did wrong. Right: - Found a good tenant in a reasonable time - Improved their online system so it was easy to get info for accounting or for filing maintenance requests - Some times were pretty easy and reasonably priced for maintenance requests - OK communication, when you got a hold of them - Decent advice on rent price and and rent increases Wrong: - Contract was a bit shady from the get go - Realtor who placed our tenant got paid for doing almost nothing. I was living abroad and remember asking them to maintain the lawn in the 2 months when it was vacant, and they just ignored my requests. My neighbors placed multiple complaints against me to the city because of this. - Furnace maintenance: this was the major issue that recently happened. I recently found out that when Ripple's tech came out to replace a defective blower motor and circuit board in my furnace, they installed non-OEM parts and really messed up things inside the furnace. Recently, a couple years down the line, I found this out and was able to fix it, but after replacing a few parts, which cost just above $3000. This is in addition to about $2000 I paid when Ripple did the maintenance. Total of $5000, almost the price of a new furnace. - All of this maintenance and other maintenance requests weren't even part of the 10% I was paying on a monthly basis, and had to pay extra each time. Overall, I had to use a property management company as I was living abroad, but the services I received were definitely much less than the 10% I was paying monthly. I would recommend managing your own property if you are in Calgary and can do it yourself.

Negative experience: Cant say enough bad things about them, not enough room in this window. They and the owner decided the advertised rent price was not good enough so as soon as we got approved they raised our rent charge and pushed blame on the owner. Biggest warning is stay away, they are the biggest 2 faced company we almost got roped into. Glad we found out before signing full lease. There is much more bad than what you may find on one of their web pages. I just don't have room here. We did lodge complaint with landlord tenant board. sketchy is too good a word for them. we have several emails from them blaming owner for outcome we got. Unless this is their first rodeo, then they know how to hide in plain site. As of Oct 14 2025. The same apartment is listed 3 times at 3 different prices. Unbelievable.

Negative experience: Rent elsewhere. This companies tactics are shady at best. We signed a lease proposal for an apartment advertised for $1450, 2 days later it was advertised at $1375. We applied, apparently got approved, signed the lease proposal. They took it to the owner, who then raised the rent amount to $1650, my guess he saw how fast it was rented at the lower price. Ripple backed him up, and told us the new amount, which is despicable at best. So what good was signing a lease proposal if they wont honor it. If you cant backup the tenant your expecting to get, what happens if something else goes wrong like maintenance wise. They may or may not have your back. Shady management practices. Rent somewhere else. We found another company who agrees with us that this was not cool. They had the same apartment on their website at the same time with 2 different prices, I have a picture of it. Figure that out...

Fantastic experience: I'm pretty new with Ripple as a tenant, but I must say, so far so good. I like the features such as the app and the ability to manage my own payments so I can pay a bit from my company and the balance personally. Response to any needs and the onboarding have both been five star.

Negative experience: I will not even give them 1 star. My furniture was stolen and property was damaged. I still haven’t received payment for 2 months. I asked if I can be at property on move out date. They said no. They just found ways to steal from rent every month.

Negative experience: Ripple was a dream as far as maintaining and repairing my unit while I lived there. When I lost my job and gave them 2.5 mos notice that I had to leave my lease as the only employment I could find was 7 hours north, I was instantly in a deluge of miscommunications, red tape, people avoiding calls, communications not responded and hurdles I jumped only to be told I’m not done. I would NEVER recommend them after this process. It’s not worth it.

Negative experience: I have had an incredibly frustrating and disappointing experience dealing with Ripple/Remax. I have been a tenant since 2023 and experienced several issues during the lease term, but especially at the end of our lease. Our lease was scheduled to end on July 31st, 2025. We had the unit professionally cleaned at a cost of almost $400. We received our move out inspection report, which was near perfect, other than a complaint that the interior of the oven had not been cleaned. They advised that a fee of $157.50 would be deducted from our security deposit to clean the oven, which seems fairly ridiculous. Nearly two weeks later, after numerous instances of no response, inability to get a hold of their service team, and several emails/phone calls, we still have not received our security deposit despite Ripple having only 10 days to return same. We have been assured that the funds are coming but still have not received them. Future tenants - beware that Ripple will apparently keep your security deposit despite having a perfect move out inspection.

Fantastic experience: From application to move-in, they have been quick to respond & efficient. The Property Meld system for maintenance requests and general inquiries made things much easier for communication, and these are documented in the system. Within a month of move-in however, the rental unit was turned over to the registered owner.

Negative experience: I entrusted Ripple with the care of my house in 2023, and I am incredibly disappointed with their services. I feel my house was overlooked and not properly cared for. I’m not a rich person with tons of revenue properties; I’m a regular person who needed to relocate to a different province for work. I needed a property manager to look after my home while I was away. It started out great! Ripple was quick to respond to my questions and assured me everything was going so well! That is, until I actually laid eyes on the house myself, a bit over a year into having them manage the property for me. Here are the highlights: 1. I took time off work, purchased flights, and rented a car to check in on my house and asked Ripple to arrange a walkthrough inspection. Ripple did not have updated contact information for the tenants, so the tenants refused access to the property. I was out the cost of the flights and hotel and did not get to check on my house, which was really disappointing for me. 2. In July 2023, the front of my house and garage incurred coin-sized hail damage, requiring full replacement of the siding. The tenants did not report the damage, and Ripple did not notice it, despite the fact they inspected it in March 2024 (~8 months later), and despite the fact the damage was visible from the street. I discovered the damage myself when I checked in on the house in August 2024 (more than a year later)! Ripple never apologized or admitted it was missed, and I had to have it repaired with zero assistance from their team. 3. When I hired Ripple, I had just planted lush baby grass in the backyard and as such requested Ripple to provide a pet-free lease. When I walked up to the house in August 2024, a big yellow lab jumped up inside the window of my house. When I flagged it to Ripple, they said they reminded the tenants it was a no-pet lease. The rep I talked to onsite said I should let it go to avoid upsetting the tenants. When the lease ended, the grass in the backyard was completely dead. Ripple marked this as a pass on the move-out inspection. 4. When I checked on the house, there were weeds in the backyard that had grown so tall that they reached the eaves of the garage. It is in the tenant’s lease to look after yard work; I’m not expecting perfection, but I think that’s excessive. It took three weeks of following up with the Ripple team before the weeds were finally removed. 5. I flagged damage to the house 2 months in advance of the tenants’ move out date. Ripple did not note it during the move-out inspection, and now I am on my own to cover the cost of repairs. This review is a bit long and doesn’t even cover everything. All I can say is, if I had to do it over again, I would choose a different property manager.

Negative experience: We signed a one-year lease for a unit we were told was professionally managed by REP Management, which was a key reason we agreed to rent. However, on the day we moved in, we found out the property is actually managed by the owner, who lives directly above us. This crucial detail was never disclosed during the viewing or lease signing. We raised our concerns immediately and were promised someone would follow up to ensure we were comfortable with the arrangement, but no one ever contacted us. Since moving in, we've also submitted a noise complaint that still hasn't been addressed. The lack of transparency and unresponsiveness makes it clear this property is not professionally managed as advertised, and unfortunately, we’ve been left in a situation we never would have agreed to had the full truth been shared upfront. Disappointing experience so far.

Negative experience: I had an incredibly frustrating experience with Ripple Property Management, and I would not recommend renting from them. First, when I signed my original lease, the lease clearly stated that the apartment included an underground parking spot, only to later find out that it was actually above ground with no power. They tried to give me a $50 Starbucks card for compensation, and I had to fight to get a reduction in our monthly rent. Throughout my time renting with them, every email from the company felt like a threat, always warning of fines if we didn’t comply to request and regulations (which we always did). The worst part was the move-out process. When our lease was ending, they tried to get us to renew at a higher rate than what we were paying ($1,650/month), which forced us to look elsewhere. I later found the same unit listed online for $1,350—which was well within our budget. It truly felt like they had tried to take advantage of us and make an extra $300 a month. Overall, my experience with Ripple Property Management was extremely negative. I would not recommend them to anyone.

Positive experience: Remax provided a great and easy to do/detailed steps to proceed with the rental of a property. Logan, a gentleman who contact me to show the property was also absolutely kind. I am having a few issues to solve a dryer problem. Hopefully they will fix it sooner than later… Also, the brand new apartment was dirt. No one came to clean it up, besides my request.

Negative experience: I moved into a house under Ripple's management in 2024 and moved out after one year. I have a few comments for them: 1) They buy ratings by giving out $10 Starbucks gift carts. They reached out to me and requested a five-star review in exchange for the gift in 2024. 2) I did the move-out inspection on Feb 28th-2025. They have a very strict process to move out and only allocate one hour. They look at move-out inspection as unilateral documentation of deficiencies rather than a mutual assessment of condition. The agent even failed to show me what he had saved in his phone as documented deficiencies. I reached out to the agent manager and later emailed Ripple support and realized that they don’t care. With that, all I can do is give them the rating they truly deserve.

We do offer gift cards for clients to fill out our feedback form. These forms are very valuable to us as actual feedback lets us make changes and adjustments to our system to continue to improve and offer a better client experience.

As mentioned during your move-out and in the guidelines sent in advance, all deficiencies are expected to be resolved at the time of the inspection. The agent was nice enough to allow you to resolve several deficiencies during the inspection and gave you extra time to do so, however there were still issues which needed to be resolved. As we explained, the move-out inspection is meant to document the state of the unit when returned and not to resolve any issues remaining from the tenancy.

Negative experience: The move out inspection took a full hour and they were insanely picky and charged us for what would be classified as normal wear and tear. There was a small stain in the carpet which I understand why they had to charge us for it. The cost of the repairs was absolutely ridiculous. Almost $900 for 4 small paint chips, 3 screw holes and a small carpet stain. They charged us $262 for the until not being ready because of the paint chips. Very disappointed in their understanding of normal wear and tear. Absolutely do not recommend renting with them!

Thank you for your feedback. As outlined in our lease we do require the unit to be returned to us in the same condition as it is when a tenant takes possession, minus regular wear and tear. The items identified in the move-out inspection were considered outside of regular wear and tear and therefore the tenant’s responsibility.

Repairs like this are why we require a security deposit from all tenants. The security deposit ensures there are funds in reserve so the tenant is not surprised by any unexpected costs at the end of their tenancy.

Positive experience: My appointment was cancelled 2 times without sufficient notice. I gave consent to receive text messages not for calls because I do not answer calls from unknown numbers. I was not even able to pick the call because I was unavailable at the time. Worse still, a voice message was not even left to inform me of what the reason for the call was. I wasted my precious time and showed up for the viewing only to be met with a locked door. I called the number that initially tried calling me only to be told the showing has been cancelled because there are “some issues with this particular unit”; what does that even mean? Then surprisingly, I received a text message asking me to provide feedback for a showing that did not even happen. How?? Please do better next time. UPDATE I sincerely appreciate the efforts that have been made to address my concerns thus far, as I was finally able to view the listing.

Negative experience: Rented from them for a few years and the renting process was no issue. Any issues they got back to us in a timely manner and most of their team was super sweet. Now the problem comes with our non refundable pet deposit. It was to deal with any damages my dog caused and cleaning. My dog loves the tub and accidentally ripped out the plug(broke the spring so we couldnt put it back in). When we questioned them about the pet deposit and what it was used for they said it was non refundable(didn't give any details of what we needed) and charged us for the bath plug out of the damage deposit. Now I would have been fine with this had it not been a 500$ pet deposit. The dryer and dish washer also stopped working in our last month. When we looked up both they had known problems for around this time in their life frame and we couldn't even reach the filter on the dryer to clean it ourselves. (I wouldn't be complaining if it wasn't for the pet deposit) And the company they work with to fix both is the same. The boss is super rude to her employees telling me on the phone that they are "incompetent" at their job. The one where she is supposed to be training them and talked down to me about the problems and me being busy whenever they called(I have a job) They also kept calling us about any issue even though we told them we were moving out and don't have access to the dryer anymore as we aren't tenants .The dryer broke our last week. And I am still getting their viewing emails even though I am no longer even renting from the company.

Fantastic experience: The management team is very professional. My manager Mr. Gabriel is responsive and prompt in replying any query. Their commission for services is also reasonable and give value service. This is my first dealing with the company and so far I am satisfied with their services. In case of any delay on any matter the senior management takes prompt action and expedites the solution. Negative experience: Updated: Their team contacted me within two days after I left my review, apologized for the management mistake, and compensated me for the transportation costs. Two days later, I received another follow-up call from a different department, checking in on the compensation process. Everything was resolved within a week. Their explanation was that they are improving their management process, and I look forward to the day when this company matures. I hope they will continue to prioritize user experience as they grow. But personally, I’ll wait a few more years until they are more mature before coming back. ———————————————————— Origin review: DO NOT TRUTH THEM!! A few days ago, I had an appointment to view a property, but the experience was incredibly frustrating. Early in the morning, at 8 AM, I received a message asking me to confirm my attendance within 30 minutes. I’m not even up that early, and the message startled me. I managed to reply just in the nick of time, but when I arrived at the property, I was told the manager had brought the wrong keys. What does that even mean? I spent money on an Uber and took time off from work to see the house, yet they showed zero respect for my time. I strongly suspect this might be a scam, as they asked me to apply and pay a deposit without even letting me see the property first. Completely unprofessional!

Fantastic experience: We just started leasing a home at the start of May. The power went out and our rep at Ripple, Austin Webb, sprung into action to coordinate an Electrician to come by. Although he could not figure out the issue, they we're able to get Enmax by quickly, which allowed them to see that a tree in the backyard had wrecked the power lines. Austin immediately got an Arborist on the phone to cut down our two Aspens, and coordinated Enmax to be there to reconnect the power as soon as they were able. Overall, I was greatly impressed by the swift and effective problem solving to get us back into our house in a matter of hours.

Positive experience: On 27th JAN. 2024, Did a viewing with Ripple, ad posted excluded basement. It happened on time. The representative Shanti Chopra, was very courteous. He was quite frank & open to discussion. He genuinely was well mannered and replied to all questions. Earlier online process to book viewing was easy & nice. Shanti responds to email communications & for any changes, there is text + email notifications. Even rang Ripple for confirming changes to viewing - they picked the line & responded effectively. Post viewing had emailed leasing queries & they replied promptly. I tried calling again but got a text response, then did a follow-up via text about the application & again got a response. 4 stars given there's always space for improvement. Ultimately, the landlord changed his decision & canceled leasing the main floor separately from basement.

Negative experience: If I have rating less then 1 i would give them that. The worst experience ever I had with their property management. Nothing was done in a proper manner. They just want to deduct unwanted charges. If you dnt listen to their demands they with put claim against you. Ripple property is the worst experience I have ever had.

As you are aware we always strive to resolve issues collaboratively, prioritizing options that benefit all parties involved, and your situation was no exception.We made a number of special accommodations and lease adjustments to try and work with you, however your actions made it clear you were not interested in finding an amicable solution.

It was regrettable that we had to take legal action to collect the outstanding rent. We always prefer to work with our tenants in situations like these, but when a tenant is unwilling to cooperate to find a mutually agreeable solution we have no choice but to escalate. As I’m sure you understand, we have responsibilities to the properties we manage and the owners we represent, and these responsibilities are always our top priority.

I am glad that we were able to come to an agreement regarding your payment plan after the judge ruled in our favour. It is unfortunate that this situation required intervention by the court, however I hope you see now that we are always willing to work with people to find a collaborative solution.
