Negative experience: My experience with Unison Property Management Group was challenging. At the time, I still had approximately 75 days remaining on my lease for a one-bedroom unit rented at $1,400 per month, with rent paid on time. I received different explanations from different representatives regarding unit showings. One agent communicated that, with 24-hour notice, the unit could be shown at any time on any day. Another representative later indicated that showings could occur approximately every three days, which would be about ten times per month, and that I would need to make arrangements during those times. These expectations were not clearly explained or discussed with me at the time of signing, and I found the information provided later to be inconsistent. When I asked for clarification, I was told it related to an agreement, though this had not been clearly outlined to me earlier. Additionally, I raised noise concerns during my tenancy that were not resolved to my satisfaction. Overall, I felt there was a lack of clear communication and consistency, which made the living experience difficult.

Fantastic experience: I just became a client of Unison, and specifically with Shauna Preston, Property Manager. I have had experience with others for over 20 years previously. I cannot tell you how impressed I am - she is responsive, attentive and very knowledgeable. Ask for her by name.

Fantastic experience: We had a wonderful experience renting a property listed with Unison and managed by Michael Lazarowich. Michael was always very attentive, professional and communicated promptly whenever any issues came up throughout our 4.5 yrs of renting this property. Fantastic experience: I was living out of province and trusted Mike Conrod to watch over my property. Not once did I feel stressed or worried about tenant or the state of my property. I was in a rush packing up and assumed I had packed a 100 year old barometer I received from grand parents. I assumed it was in storage, but when I walked back into my clean and empty condo it was there on the wall. My unit went through a cleaning when I moved out, and another when the tenant moved out. There was nothing else in the house both times. Not sure how it survived but I cannot express how meaningful that thing is to me. Very happy it was left in Mike's care.

Fantastic experience: UPDATE to my 7 year old review, just finalized selling my rental that has been with Unison for about 9 years. Cecilia took over the management side of my rental for a few months and was fantastic, and Mac handled the sale of my place and put up with my non-stop questions and was super helpful. Fantastic company to work with and made owning a rental property easy and removed any stress because there is a lot to know, and then kept it all together in one place for the sale. ******* Between my boyfriend and myself we have 2 properties listed with Unison and it has been a great experience. My boyfriend had to find a new property manager as the previous one chose to not extend the contract, the day we took back the keys we met Marcel and the place was rented again in no time! I then had to decide what to do with my own place and contacted David who within a month of me reaching out had my place listed and rented. Dealing with Unison has been super easy and has made navigating the rental world simple. We are very happy that we happened to meet Marcel in the lobby of our building.

Fantastic experience: I rented this condo on the Waterfront for 14 months and truly had a fantastic experience. The unit was comfortable, well-maintained, and the building had excellent amenities that made living here very convenient. The location is hard to beat—steps from the river and beautiful walking trails, plus close to great restaurants, coffee shops, and shopping. On top of that, Andy Hu was an awesome landlord—always responsive and easy to work with. I’d highly recommend this condo to anyone looking for a great place to live in the area.

Negative experience: We wanted to rent our house and got more information about the property managment. We scheduled a meeting with the agent. Nobody showed up for the meeting without letting is know. Not impressed.

Fantastic experience: Mike Conrod is a phenomenal realtor and property manager - extremely knowledgeable in regulations, the RTA, common practices in lease termination and is just a very personable guy and easy to get answers from. He had recently helped me with my lease ending and the final walk through - I probably would have had a heart attack due to stress if it weren't for him. Although he wasn't contractually obligated to provide as much support as he did, he did it anyway. There were a lot of complexities with my lease mutually terminating early which included interpersonal conflict, eviction and the Residential Tenancy Dispute Resolution Service possibly being involved. This lead to lengthy discussions on what the RTA says vs. what is morally right. He added empathy to the situation which was something I wasn't receiving through the conflict. He was able to navigate both sides of each issue, and there were many, by finding common ground. The conflicts included pet management, adding temporary AC, property maintenance and a domestic event - all of which he was able to provide a mutually agreeable solution to. Except for the domestic event, he firstly cared about my well-being and strongly recommended to the landlords to not use that as justification to the RTDRS. If you could be a fly on the wall during the walk-though, you would be thoroughly impressed. I cannot emphasize how appreciative I am of Mike being there for all this. He's great - hire him, give him a big fat bonus.

Negative experience: As a property owner, my experience with Unison Realty—particularly with as the assigned property manager—was frustrating and deeply disappointing. I entrusted Unison to professionally manage my property, but the service I received fell short on multiple fronts. A major issue involved tenant-caused damage to a custom blind valued. Despite clear evidence that this damage went well beyond normal wear and tear, Unison approved a deduction worth 10% of the blind value from the tenant’s security deposit. The property manager repeatedly referenced the Residential Tenancies Act to justify this minimal deduction but failed to provide any formal documentation or breakdown supporting how this number was determined. I was never provided with quotes or comparable product values—just vague statements citing “standard practices” and “legal risk.” Even more concerning was the way valid concerns were deflected. Instead of addressing the actual property damage, She attempted to shift focus onto unrelated tenant grievances—like supposed breaches of privacy—which were completely misrepresented. She was fully aware that my presence at the property was limited to coordinating with contractors who were there to install fencing and improve landscaping—at the request of the tenants themselves. At no point did I conduct unauthorized visits, and any suggestion otherwise felt like an unfair attempt to discredit me. Unison was also contractually responsible for conducting regular property inspections, yet it became clear that these were either missed or not done thoroughly, given the condition in which the property was returned. When I raised concerns, I was met with warnings about legal costs and counterclaims—rather than a focus on representing the best interests of the property owner. The overall tone of the interaction felt dismissive and geared more toward protecting the tenants than ensuring accountability and fairness for both sides. Even when I proposed a reasonable path forward, I was discouraged from pursuing it, despite being well within my rights under Alberta tenancy law. Unfortunately, my experience with Unison Realty has left me with serious concerns about their ability to act as an impartial and effective property management company. I would not recommend them to other landlords who expect thorough, fair, and legally grounded service.

Negative experience: I really don't recommend potential tenants of properties managed my Unison move forward with them. I'm sure they are fantastic for buying and selling properties but our experience with them as PM's was very poor. Our time with unison was stained with extremely poor communication, unprofessionalism, and apathy. I have documentation for everything below: Our PM spoke poorly about the owners of our unit directly to us (multiple times). Our toilets and windows were not working properly when we moved in, it took over a month to get new toilets and have the locks on our main floor windows fixed. The blinds in our bathroom were not closing - I had to put cardboard on the window for privacy, that took a month to get fixed. We advised we would be leaving our lease early because we were purchasing a home and asked for a month-to-month contract for renewal. Our PM denied it and was firm on signing a one year lease, but then told us over the phone she would give us an easier time getting out of our lease if we used her as our realtor to purchase our home.

Fantastic experience: I reside in Toronto and bought a condo in Alberta. It is difficult to manage things from Toronto and I needed a property manager then I spoke to Morgan. He is a very knowledge and professional individual. He found me tenants very quickly and got everything done efficiently. Whenever I had an issue with anything I would reach out to him and he would get back to me quickly. Negative experience: We rented house from this agency. But we signed all last paper. He said everything is good. He said need to change 1 light in kitchen. But he locked our bond 3 months. After 3 months later he charged a lot of money from our bond. We already asked about utility lock. We sent all bill and everything paid on time. Water company said, They said didn’t lock the water. But Mike still locked our bond after few months later he charged a lot of money from our bond. That’s ridiculous. Never recommend for others.

The property manager Anna Hunter is MIA, we have reached out multiple times looking for support and included the owner Ken on the communication with NO RESPONSE. How professional. Response: your records don’t indicate anything, we are sitting looking at our email history with 6 emails to Unison and no response from our agent OR THE OWNER. Where there’s smoke there’s fire, look at all the recent 1 star reviews from clients….

Fantastic experience: Morgan Kushnirk has been a godsend. I am new to renting out my property and Morgan made the process seamless and positive. Morgan's patience and hardworking mentality made me feel like Unison was the right company to go with.

Negative experience: Rented a house from Unison. When I moved out Jolene refused to return most of my damage deposit as she claimed there was damage to the house but refused to set an appropriate day and time to do a final walk through with me and did it without me. I filed a claim against Unison through Alberta RTDS. The day before the hearing I received an email from Unison stating they don't want to have a hearing and will refund the rest of my damage deposit. Just goes to show they knew they were wrong and just wanted to screw me over and who knows how many others they have done this to. Make sure you take before pics of everything and save any emails or text msgs if you ever rent from Unison!!!!

Fantastic experience: Stephanie Johnson is personable, professional and a well-versed Property Manager. On the rare occasion she does not answer the phone, she responds almost immediately. Her dedication and commitment to her client is genuine. If you need a problem solved quickly, she will absolutely resolve this by making your problem, hers. What a refreshing relationship to have in an era that is becoming harder to find this trait.

Negative experience: Jolene rented my house very quickly but to an unqualified renter. She told me she rented to a single professional but was actually a retail worker with three teens and a large dog. Jolene only informed me and requested I accept the dog long after the rental was approved and very near to the move in date. They struggled to make rent and she charged them fees for late payments that she then kept. Shortly after move-in she requested permission for them to move a three desk corner set with hutches that was semi-built in from the basement into e. I declined, but when I got the property back, these prices had been moved, broken up and the hardware taken away. I declined to renu the renters lease as they were behind on rent. Jolene was upset with my decision, she refused to meet me to hand over the property and I was forced to break-in after two weeks of her avoiding me. The electric door codes and keys had changed and I did never get a key from her. If you can’t go to an office and meet with your manager, they probably don’t have one so that disgruntled clients can’t confront them. She was not licensed in Aug of 2021 and when industry professionals reached out to her on my behalf she also refused to meet with them for a walk through of my property saying she would need to refer to her broker. She is not a good manager. Don’t get involved with her. I never got a damage deposit, my property was entirely uninhabitable. It required new flooring, new kitchen, new front door, many fixtures, appliances, trim and paint and $2000 of cleaning, all new window coverings. She was dishonest from the start and charged fee upon fee until the renter couldn’t pay and I received a badly damaged property back without getting the damage deposit, which she cashed out to herself for ‘fees’ .

Fantastic experience: We have had kendall from unison as our leasing agent for the past 6 and a half years. There is truly no one I would trust more!!!! He has created excellent trust with us and our last 3 tenants!!

Fantastic experience: Above and Beyond! I received a promotion that involved my relocation to Calgary, having never been there before I had no idea where to even start in looking for a place to live. One of my Colleagues referred me to Diana and I don’t know what I would have done with out her. She took the time to really get to know me and understand what would be ideal for me. She took the time to explain the layout of the city, the different neighborhoods and their vibes, transportation available etc. She showed genuine care in making sure I would love not only my home but also the whole neighborhood it was in. Sadly the promotion fell through as I ended up leaving the company for a better offer but I can confidently say working with Diana to find a place made me feel like I was already home.

Fantastic experience: Michael Lazarowich was truly exceptional and here is why: With Michael’s support, I rented an apartment back in Dec 2021 and negotiated to get a two year rental agreement, but due to some circumstances I decided to break the lease and buy a house in Oct 2022! I initially thought this will not be doable unless I go through the lease break penalties and bear the cost! So I prepared myself for that. However, after contacting Michael and explaining my position, he said he will do his best to avoid any penalties by talking to the owner about my situation and finding another tenant in a timely manner. Considering the fact that he could’ve taken the easy route by following the agreement terms! Therefore, I decided to request him to support me with the house hunting part too. Obviously, making an informed decision is the most important part of buying a home. But personally, as being “emotionally” invested as well in buying a home, having someone who properly set, managed, and came through with: expectations was such a lifesaver and made me feel so at ease throughout the entire process. And on a related note, as a first-time home buyer, I’m not sure what to expect, what’s good/bad, etc., and Michael was always so candid and provided his own perspective of different aspects of each home that he thought would be relevant to my decision making based on what he had learned about me. I truly appreciated his input and relied on it heavily. Thanks Michael!

Fantastic experience: We found Unison, specifically Mac, when we started planning our move back to Toronto from Calgary, in April 2022 and we could not have asked for a better experiencing working with a property management company/property manager. When we first got in touch with Mac, we didn’t have definitive dates on when we wanted to begin the lease of our condo in Calgary, and Mac remained patient and dedicated with us, whilst being accommodating to our questions. Once the dates were determined, he helped put the whole thing in motion, and found us a tenant within 2 weeks time of our departure. Likely due to the great photos and professional listing, or preparing a tenant in advance of our move out. He also helped with staging necessities, including coordinating minor repairs and post move out cleaning. As our visits to Calgary are limited for the near future so we’re glad to have Mac managing our property with little to no involvement required on our behalf and are very happy with our experience working with him so far.
