Expérience négative: Subject: RE: REMI Strata Management – Negligence and Unreasonable Exercise of Authority⚠️ The services REMI delivers to owners within this strata scheme are inadequate, as they frequently fail to exercise sound judgment or respond to our legitimate concerns. Delegating broad authority to strata management has, in turn, led to increased dissatisfaction among owners. REMI's strata manager, John Wang, has demonstrated a significant lack of competence, judgment, and respect for owner concerns throughout our dealings. Despite an active patio dispute currently under CRT adjudication, he has exercised his authority in an unreasonable manner that has resulted in damage to my plants and personal property.

For clarity, strata management does not typically carry out or authorize repairs within individual units. In-suite deficiencies are generally the responsibility of the developer if the unit is still under warranty, or the unit owner if the building is no longer under warranty.

I’ve had a constant issue of my neighbour smoking weed on their patio (both patios are connected) it’s been an ongoing issue for 8 months and nothing has been done about it. My partner is pregnant and it’s not good for her, our baby, our dogs or myself to be breathing that in all the time. We keep sending in more complaints but nothing happens. Tired of it. Only thing they actually manage or care about is making sure tenants don’t park in visitor parking, even though the building lacks enough tenant parking and all the street parking gets taken up for blocks. After my experience of never live in a remi managed building again.

Jelena promptly addressed your smoking complaint by notifying the neighbor, who was given 20 days to respond as per the Strata Property Act. The neighbor has since ceased smoking, and Jelena confirmed with your family that no further smoke has entered your unit.

Regarding the parking violation, you received a warning for parking in visitor spaces, which is against the bylaws. We enforce these rules, as directed by the strata council, to maintain a harmonious community for all residents.

This is common for the industry especially in the labour market now with everyone moving from job to job chasing a few more dollars. Reported early morning that there is a bird screaming somewhere in my house, likely at the attic, scaring me and kids. 6 hours passed since the report and no-one attended my house to fix it.

Expérience négative: Our condo building has been using REMI Realty as our strata management company for two years, and our council Has experienced huge problems from continual strata manager turnover and lack of proper follow up from strata meetings and acting on directives. The problems are endless and that is the reason why I am posting this when normally I don’t like to give negative reviews, but I want to spare other strata buildings the same kind of headaches we have experienced. We had four strata managers in one year, and we finally decided as a council it would be best to part ways with REMI Realty, but when we discussed this with the president, Wayne Cau he disagreed and said it should go to a Special General Meeting. The owners of the building voted in favor of changing the management company, so in the end We are moving on, but I have never experienced such disorganized service before from a company. Many of the comments in these reviews are correct, as I too, have observed frustrated vendors who have not been paid in a timely manner and there have been many promises, but in the end the talk does not equal the walk at Remi.

We ensure jobs are done right before making any payment. Cheque runs occur twice per month. Despite the labor shortage in our industry, we aim to select the best team members and sometimes must make difficult decisions in our clients’ best interest. We were pleased to assign an experienced senior manager to your building six months ago. We understand the Council did not feel inclined to give her the opportunity. Expérience fantastique: Last week we had a very windy night. In the morning as I left for work I saw that some of the siding on the front of my unit was pulled away from the building with one end of it blowing in the wind. I took a video and emailed it to Allan at REMI Realty Inc. I was concerned that it may get worse if not dealt with quickly. Allan responded right away and said he would do his best to help ASAP. By the time I got home that evening it was fixed! Fantastic and speedy service! Thank you so much!

Expérience négative: My experience has not been the best; when our condo was constructed, they stated they were taking over, so there were a lot of ongoing issues. But after six months, I am still having trouble getting my intercom fixed, and my condo's rates increased during the first year of occupancy. My issue is the lack of assistance; they will say something is being worked on or offer a remark to buy more time in eyes (all documented). I have been writing them for the past six months back and forth and can’t get a phone number to speak to someone higher in charge. Issues for example a security breach that permits entry to our floor's elevator, add a backup number to my intercom, and address the intercom's inability to open doors. These little things make me wonder why everyone else has been telling me that things should not be this way and that their strata have been trouble-free from the beginning.

Expérience négative: If I could give 0stars I would. I rent a property managed by REMI and they are by far the worst. We have trash outside, no garbage bins outside the buildings and the dog park is never cleaned up and filled with waste. It takes them forever to respond to email inquires and they dont enforce any rules. They send a letter asking us not to over fill the dog waste bin yet dont clean it. They are the worst company and I highly encourage anyone not to rent/buy a townhome/condo if these guys are your strata.

Then why we sent emails to Andy Song since aug 6th, we got no responses for 12 days? During this 12 days, we have called 5 times and he has not even replied or called back once. this is how remi manager's stander to calls and emails? and he finally got back to us was due to we complained to his direct manager. even until now, we are still waiting for requesting documents under spa section 35 (2) (b), owner has right for access. As strata management company, they only reply strata council and ignore owners' request. they can't fairly treat owner as customer and their managers especially andy song has lack of experience. only thing he know how to handle issue by hiding himself on the side. this is the way remi show people what kind of professional team you have and how assist owners/tenants' enquiries right way?

Expérience négative: REMI was the strata management company hired by our developer prior to completion so we had the misfortune of working with them for about 6 months before finding another strata company. The company more or less scammed us, charging us 7 months of full management while offering barely any services. Things started poorly right off the bat when we were assigned the strata manager Evelyn who provided little to no service during her time. Meeting minutes and financial statements were riddled with errors and the amended bylaw was never even made available to the residents despite the council's repeated pleas. Evelyn failed to reach the garbage company in a timely manner, resulting in the strata not receiving garbage collection for weeks. Then she claimed that she couldn't reach another one of our contractors, stating that the phone number was out of service but a council member was able to easily reach the same number with zero issues, implying that she never tried to call at all. She responded to fewer than 5% of our email/phone communications before abruptly taking a medical leave. It appeared obvious in hindsight that she was simply unable to perform the job, begging the question as to why REMI assigned her to manage our property to begin with. Evelyn was quickly replaced by Mark, who was personable but clearly inexperienced. When we flagged to Mark all the unaddressed strata issues, he was simply incapable of dealing with them due to his obvious lack of knowledge (i.e. what to do when there appear to be errors with the strata electrical bills). He provided us with minimal services before suddenly disappearing without a trace. We only later found out after weeks of no service that Mark had left the company. One would assume that REMI would promptly inform us of this but it is very telling that Mark only worked with REMI for ~2 months before moving on. After Mark left we were never assigned another strata manager. The council was basically left to fend for ourselves while continuing to pay a monthly management fee. It is an absolute shame that companies like REMI exist and I would advise against any stratas or developers working with them.

Council then requested extra plastic bin, it took awhile for the waste removal company to deliver the bin. We understand the delay from waste removal company may have caused some frustration. At REMI, we have high standards for our team. We carefully select staff members and not always automatically pass everyone’s probation, it is all to ensure our standards are met.

Expérience négative: Contractors Beware of these crooks. They do not pay their bills. I have left several messages through email and phone calls to the property manager and receptionist. The receptionist had told me that accounts payable had mailed a cheque in October and nothing. Another phone call revealed that they never received my invoice and to please re-submit it ( Again in the begining of November) another phone call revealed that they have received it and I should expect a cheque in the next 3-5 days ......crickets. Last week another phone call revealed that they didn't receive any invoice and that I didn't exist. Today I attached the same invoice demanding to speak with the accounts payable department directly to confirm weather or not they received my invoice and to do so within the next half an hour. I receive a phone call from the same receptionist that has been playing me for 2 months stating that they were the accountant. I asked her "Are you sure"" you sound an aweful lot like the person i've been speaking to this whole time. Then they say , I am calling on their behalf because their phone lines are down. My God. The lies and miss-management from this company. Keep my money as long as you need cause you're going to need it.

Expérience négative: Renters or Investors beware! Renters (Investors scroll down) I rented a townhouse managed by this company. I ended the tenancy properly and was refunded my damage deposit via regular mail. In this day and age of computers, a simple transfer of money takes literally 2 minutes, but they prefer using regular mail to give your money back when they force you to use automatic bank withdrawals. Right... The bigger issue is that they did not turn off the the automatic withdrawal and took yet another month's rent (thousands of dollars) after I was no longer renting from them. Oops some would say. I have sent multiple emails to get "reimbursed" for this money but to no avail. A few phone calls to supervising managers were ignored. I guess my recourse is small claims court. Not sure how many of us can go for long without 1000s of $ of our own money. Investors During my 2+ years of tenancy, I was visited by the property managing company only once. That was after the 2 year mark when they switched employees. Not much supervision there. Good thing I was a model tenant and did not destroy the place. Update I have attended their office in langley in person and explained the situation once more. No one was available to meet with me. Neither did I receive a follow up phone call until two days later telling me my situation was being looked after. I was eventually given my money back. No words of apology other than from the poor sweet receptionist who took my information when I went to their office. For a client based, personal relationship company, they fall far short of providing the most basic service. Utterly disgusting.

Because you have set up autopay on the portal, it automatically withdrew from your account. Our team refunded the rent immediately on October 4. Unfortunately the payment processor failed to process the refund properly, which we were not aware of it until you came to the office. We tried to call you numerous times after your visit, but could not reach you. We tried our best to resolve the issue as quickly as we can. Once again apologize for the inconvenience.

Expérience négative: REMI is getting kickbacks from contractors and making their customers to pay more. We have fired REMI about 2 years ago and started to realize items were not what REMI claimed back then. Back in 2018-2019, the council asked REMI to find a new garbage/recycle collection company as Smithrites( GFL now) was doing a poor job. REMI's strata manager at the time, Joe Rogers, told us he contacted the city and city would not come to pick up garage, recycle, and organics due to the driveway is too small so private collection was the only option. In fact we have asked the same request even before 2019, we got the same reply from REMI. That was a lie. We just switched to city collection and the city representative told us the city has always provide services to townhouses like ours. In addition to this lie, city will charge all resident organic and recycle service fee in their utility bill regardless if we are using city's or private services. Basically we have been paying doubled not only to GFL that's a lot more expensive than the city's as well as city services we did not use. It also happens that one of the GFL manager, Nick Kumar, the person in charge left a 5 stars rating here. REMI scammed us. It is obviously to their benefit and made our strata over paid close to $9000 of city service we did not use over that last 7 years as well as more expensive service of GFL private garbage collection. People be aware of their practices.

REMI inherited the Strata Corporation waste disposal contract upon taking over management. City of Richmond was unable to service the building due to accessibility challenges, as it originally stated. The City just realized this year it can provide the services using the turnaround area at the northeast corner of the property; an easement to the neighboring property that was designed for Fire Truck in case of emergency.

In my opinion; they are an awful management company and I wouldn’t hire them if they were the only property management company around. They seem to have a ridiculous level of manager turnover. They appear to struggle with keeping track of their properties. They appear to take forever to communicate with clients. They seem like they don’t even look at their files. There is a leak in the ceiling in my kitchen and he said if there is no active leak, then it is our responsibility to fix it, but the leak is active in my opinion. If he refuses to even check, then I guess Mark will have to fix it if the leak becomes too serious. Is this too hard to even check? I would understand if the leak wasn't too serious, but Mark Yee Fung is gaslighting people who have serious problems with their home, especially to women and he doesn't want to work. Expérience fantastique: I am very impressed with Ken from REMI. If you're looking for a property manager that is going to "make it happen" then Ken's your guy. Since Ken has been our property manager, he has knocked off a ton of items from our "outstanding issues" items from before he was instated as our manager. He prioritized items that were important to us, like security and deficiencies. Thanks to Ken's work, our council will now be able to address issues of theft and vandalism within our building. Expérience fantastique: On April 16th 2021, I bought a TH in Dwell, 105 Blvd Surrey BC. The most likeable features of REMI are their electronic strata fee management, digital communication and prompt response. Notably, Kenny Colosie, Sr Strata Manager is approachable with high responsive rate. As a new home owner, I had few things to address such as clean patio, online portal address fix and noise complaints. Ken responded promptly to my emails (I amazed about his quick replies) with necessary information to address them. Somehow the previous occupant didn't maintain the grass area of the patio. Once I emailed Ken about it, he took steps right away to clean them up (See pictures). Other notable person is Corina Paterson from his office who fixed my address in the REMI online portal. It will come handy during tax filing time. Thank you, Ken and Corina. Keep up the good work.

It’s been 3 months trying set up a simple appointment and still to no avail. If I could move right now I would. I will make sure my friends and family I stay away from ANY REMI REALITY related properties in the future. What’s the point of leaving voice messages and emails if they’re just going to be ignored.

Expérience négative: Already off to a bad start and we haven't even had them for 2 months! We inherited REMI November 1 2020, since today nor since anytime before today have I received any mail or email from them, noticed today after going through bank statements that my Strata fee hasn't been taken out of my bank account. I'm fuming as I am now 2 months behind in strata payments. they claim they emailed the email they were given by the previous property management even though that person has never even contacted our previous management. I don't understand how I was not contacted sooner either through mail or calling. This could of gone on months and could of effected us very negatively. I personally find it unprofessional and irresponsible of them to not have tried contacting myself.

As explained earlier, the previous management company provided the other owner's email address, which we used to communicate the take over in October. Several notices were posted at the building's bulletin boards and in the elevator. Thank you for completing the Owner Information Sheet. You can now make payments and set up autopay via the Strata Owner Portal. Thank you!

Expérience négative: This company is the worst of the worst. One of the managers (Elton) is impolite, unprofessional and disrespectful. He doesn’t respond to calls or emails unless it’s on his terms and when he’s ready to communicate. They do NOT address any issues and take countless amounts of money without doing any work. If this company does address the problem you are seeking them to solve, they procrastinate until the problem gets much worse or you pay for it on your own. Stay far away from this company! Edit: I am a renter at one of the properties Remi Realty manages, not owner. I’ve seen emails (that my landlord has sent me) where the senior management calls me a difficult tenant, amongst other names because I refuse to live in a rental that has constant noise day and night. I refuse to be harassed and belittled any longer by Elton, hence why I asked that he no longer communicate with me directly and to only have communication with my landlord as I am a renter.

Expérience négative: If you’re in the market for a new home. Make sure REMI isn’t your strata company. They’re the absolute worst. I lived in a building managed by REMI in Brentwood and bought a new apartment in Surrey. And, these guys are just terrible and never helpful. No other strata company’s given me more trouble than this one. I would like to point out that they are letting their staff write 5 star reviews. This is against google policy. They are just as dishonest on here like they are in real life. Stay away.

Expérience négative: We are a 5 year old small strata with 14 units only. REMI was assigned through the developer as our strata management company. Within this 5 years, we had 7-8 managers changed. The owner, Wayne, is very knowledgeable; however, the good part stops there. Out of the 8 managers, Heath, was the only one has done a decent job other than Wayne himself. Wayne had to step in to be our manager as there were not enough in his company at the time. Things really started to go downhill starting with the 6th manager, yet the 6th manager was still responsive and trying to get things done. At this point, issues arise would take about 2-3 months to complete. Also I started to realized some of our service providers did not get pay in time. An electrician contacted me he has not been paid 2 months after the work was done. It took REMI another 3 weeks to get everything sorted out. The 6th manager stayed with us less than 1 year, the 7th manager named Nikolay Lebedev took over. This is when the real nightmare started. Every single issue was dragged on, nothing was organized. Multiple fines were not apply to the owners even after CM approval after 3 months. Payment to the vendor was late for 3+ months. He can't even get quotes for windows and gutter cleaning for 3 months. If there were quotes, they were a ridiculous amount that no way would be approved by the council. In addition the end of the year financial statement, many charges were placed in the wrong categories. There were so many things piled up that it took our last council meeting 2hr and 45 min to complete. The usual council meeting time is average 45 min. During the last council meeting, Nikolay was still warning me I should not pressure him to complete his tasks. With that said, Nikolay wasn't really getting anything done. Also they charged a $735 just to be onsite supervising for about 4 hrs for strata engineers to do the 5 year warranty inspection. Which I personally think it's a ridiculous amount to pay anyone to watch someone do their work. At the end I was doing half of Nikolay's job. Enough is enough with REMI and their employed manager's quality. Complaints made to Wayne and Wayne did not act in time. All council members agreed to change out REMI. Shortly after we decided to change management, Nikolay forward a news where REMI is going to increase their service fee by 80%! Reason because they were doing developer a favor to keep the fees low and it is hard from them to get managers in this growing environment with all the new building coming out. It becomes a no brainer for us to look elsewhere. Now at the last manager with less than 1 month with REMI, we still can't get complete gutter cleaning quotes on time from REMI. It has been 5 months now. Decision was not to deal anymore business with REMI that only complicates things. There is obviously something wrong with this company. My guess is they are not paying the service providers on time so no one wants to work with REMI thus we are not getting any quotes back. Also maybe the managers are overworked and underpaid so they can't complete their tasks in time. Whatever the reasons are, we are paying REMI monthly yet our strata is being treated like a unwanted child. Wayne is a very knowledgeable guy; however, working with REMI has not been a pleasant experience for the last 2 years. PS it is true they have their own employees to come give them 4-5 stars reviews. Kenny Colosie himself has 2 and 1 from Heath Purssey. Update: All these negative reviews are spot on with my experience. 1. We did not set the price, it is within REMIs freedom to do so during the 5 years. However, raising it by 80% suddenly it's clearly you dumped us. 2. Your managers are so incompetent, I had to organized lists of issues for them to keep track and still they got lost in the way and still not able to get anything done. Also your manager that just left your company managed to messed up everything and left a big mess for us strata to pick up. Smooth transition for you now we are cleaning up the aftermath that REMI has done.

We have done everything we could to accommodate your requests. We went above and beyond, getting quotes for everything you asked, knowing contractors do not want to quote for small jobs. We gave your building a preferred rate starting off, and did not raise the fee for five years. We simply needed to increase the fee, which is still well below the industry standard, as well as to compensate managers for the extra time required for your building. Managers requested not to manage your building, and as a company we tried to work with you, therefore we had to change managers. We will make sure a smooth transition to the new management company.
