Expérience négative: I would not go with this company to service your condo building, service take long to complete, we had our spa area down for almost 1 year still not working, no updates. They just say open requests and when we do they auto close them. They keep blaming parts being b/o but a simple heating element does not take 6 months to fix.
Expérience négative: Horrible experience. In future, if I buy/rent something, I will check that the building is not with the SolutionCondo managing company. They've sent the fire inspection last week, which did something to the fire alarm panel in the hall of the building. Now, this panel makes sounds which makes it impossible to sleep during the night INSIDE the apartment. It is never-ending non-stop beep-beep sound. I didn't sleep during the night for 4 days in a row. I sleep a bit only in the morning when the concierge comes and disables this panel for half of a day (concierge's working hours). I submitted a ticket with the SolutionCondo - no response. The same situation took place last year. It took them 6 months to fix it. Now it is happening again. I cannot believe that such situation can happen in the 21st century - my rights of peaceable enjoyment of the premises inside my own condo are violated. This is a worst experience I've ever had with managing companies. Sometimes, it feels like I am dreaming, because how can it be in reality that I cannot sleep in my own apartment? Looks like, the only possible solution is to sell the condo... but this non-sense to sell a condo only because of such an issue... but who will buy it in such condition?

Expérience négative: UPDATE: Now this has been 3 years, they put the expensive damage bill under my name, even though it is clearly not my fault. I tried to reach out them, ask them to contact either my insurance company, or my tenant's insurance company, both by phone and email, and no one reply, just keep ignoring me. My apartment has water leak issue for about half of a year already, and it's not fixed yet. I put requests on their portal system, but no one reply for over a month, I tried to call them but their contact number (with extension for the person in charge, and also the general line) couldn't be reached at all, everytime it goes to the voicemail. I tried to write email to them but no one reply either. Don't know why I have to pay the expensive management fee every month, what's the point?

And then, the management company sent out a new email saying that it will be beyond 24 hours before the water is turned on. No water. No toilet. No showers. Terrible company

We had poor customer service, poor suggestions and recommendations when work was needed on our building. They have withheld the owners funds as well. Expérience négative: I just had the most bizarre interaction with SolutionCondo's customer support. They have had an issue with fobs no longer working in the Lowney building, and we have been locked out of the building due to their technology failing. Our garage clicker is no longer working either. On the call just now, they offered no solutions, had no estimated time to repair the fob issue, and no ability to replace our fobs. We cannot get into our homes and were told that there's nothing they can do for us.

Expérience négative: What happened to me should never happen to anyone. I was screamed at and threatened by a staff member inside my own building — a place where I should feel safe. I filed a detailed complaint and even provided a police reference number, expecting the management company to act responsibly. Instead, they did absolutely nothing. Their silence and inaction after such a serious incident are deeply disturbing. It’s frightening to realize that even when the police are involved, this company will ignore a resident’s safety concerns.

Expérience négative: Horrible company! You get no response from them even after leaving several messages and it doesn’t matter which department. I was hung up on phone by one of our condo manager. Very unprofessional. They don’t respect co owners declaration when proven there are infractions and prefer siding with syndicat in order to renew their contract. Zero transparency. It’s no wonder they are number 12 on list of client satisfaction. A waste of your money.

Expérience négative: Horrible customer service. Had a request because my garage door clicker didn’t work. Waited 2 weeks without a reply. Had to go to their offices and within 20 minutes everything was solved. Kinda sucks that you actually need to go to their offices to get the things done. Had to do the same thing when we moved in to get news fobs. Turns out when I bought that clicker they never programmed it… Also, people complain about how their condo fees are expensive… for sure when the management company charge 125$/h to manage those easy requests and issues with the bulding. Never seen a secretary at that hourly wage. They’re just making massive money on all the co-owners head. Had water damage to my unit in Mai 2024 and the issue is still not resolved. Every email you send to them takes 1 month for a reply. Avoid them if ever you can.

Expérience négative: The absolute worst experience I have ever had. Extremely frustrating to deal with. They are charging us moving fees when we explained to them over 10 times and have provided proof. The previous owner did not pay then. Every time we call or email, we have to explain ourselves all over again. They do not keep record of conversations nor emails. After about 10 conversations and emails they told us all was resolved and then suddenly months later the charge was added back. Stay away or they will cause you unwanted problems with a team that does not seem to care one bit. Update: A few weeks later they withdrew the amount out of our account; meanwhile ignoring our call and email. We have decided it’s not worth arguing about anymore. As long as you stay away you will be okay.

Expérience négative: I called the Montreal office today to seek clarification on a large amount of money that had been taken from my account. The agent was rude and said it could be for this or that or that. I said I would like a precise response. He couldn’t provide one. Then he hung up and refused to answer the phone and sent it directly to voicemail. This is the terrible customer service. They’ve charged an arm and a leg for the garage membrane that is just 10 years old. Not sure when it’s going to end. This is not a company to hire for a building with condominiums.

Expérience négative: I am taking them to the Housing Court for bullying, threatening and attempting to steal from me followed by physical and verbal aggression towards me to threaten me even more and scare me off from reporting them. This is NOT a joke. They must be dealt with legally so they understand there are laws in place to stop them from continuing their actions. Expérience négative: The worst management I ever seen, so they give me a $200 fine because I didnt inform them that my girlfriend have been living with me. They sent me a form that saying they noticed I am renting my place. But she doesn’t pay any rent, at least ask before you making assumptions lol. Also there is no way that the condo fee increase that much, we have no sauna, no swimming pool, and stuff keep broken. Worst thing is if you write any email to solution condo, they will answer you in 2 weeks. What a useless management! Please fix your issue as soon as possible. When everyone’s review is bad, it means it’s bad, so take accountability!!!!!

Expérience négative: Poor service. Requests requiring more effort/attention go ignored or unresolved. I continue to follow up but still they are not helpful in finding a solution for what should be simple problems. Seems like solid building management companies are hard to come by… Some examples for context: - in our building we had several issues with a newly installed intercom that was supposed to be an improvement. But it continually wasn’t functioning and was slow to be repaired. In addition, they replaced our former intercom with one that doesn’t accept Canada-wide numbers (even though I’ve been living here for five years with an out of province number — and what about tenants who are coming from outside QC?). They said they would look into this for me. Followed up recently and got the response that I need a local number (not acknowledging that they had said they would look into it for me) -dropped something down the elevator and they told me it could be retrieved at my expense. Ok, how much? The response I got « I don’t know » I had to ask for the elevator company so I could figure it out myself, rather than them doing their job and contacting the elevator company on my behalf. -our fire alarm installation system in the foyer was beeping loudly for a month, maybe longer. It would get fixed and start again. You could hear it down the street when the doors were open.

To add a permanent screen door to my balcony requires the approval of all 200 condo owners/representatives, and it would take over a year. That's the condo assn., not Solution Condo, I understand...but still! 3. The board chose a vendor for annual a/c maintenance of all the units (at owners' expense) that is unable to service my unit. I asked them to consider changing vendors so that all units could have the discounted price, and was told no. There must be better options out there than Solution Condo,

The complete lack of urgency, transparency, and basic communication is unacceptable for a company tasked with property management. Your team has failed to take responsibility, failed to update residents, and failed to act in a timely manner to prevent damage. This delay has not only caused unnecessary stress and inconvenience, but it also poses serious risks to the property and potentially to health and safety. I’ve had to chase for updates and answers — which I still haven’t received — and I’ve seen no evidence that your team is treating this issue with the seriousness it demands. Let me be clear: your negligence is noted. If this is not resolved immediately, I will be exploring all available legal options and escalating this further to the appropriate regulatory bodies. I will also be making fellow residents aware of your ongoing mismanagement. Your incompetence has already caused enough damage, and I will not tolerate one more day of silence or delay.

Expérience négative: The worst company possible! SolutionCondo started managing our building a year and a half ago. And since then the problems have started. The first thing they did was raise the rent for condofee by 40 percent. The previous company took out trash bins from the building on Sunday evenings and brought empty ones in on Mondays, SolutionCondo began bringing them in on Tuesday evenings, or even on Wednesdays. Mountains of trash in the building, obvious consequences. Repairs to the building are dragging on indefinitely. This year the outdoor pool needed repairs. Repairs began at the end of May and the grand opening of the pool was announced for June 21. Today is June 20 and nothing. The opening was postponed to June 28, but this is not certain. In neighboring buildings, residents are swimming and enjoying the summer. But not us. Every year there are problems with the air conditioner on the floor. And instead of conducting an inspection and understanding what the problem is, SolutionCondo waited for another breakdown of the air conditioner and told everyone that they had to wait first 2 weeks, then 3 weeks.

Expérience négative: Unprofessional and zero accountability, very disappointing experience. Dealing with Solution Condo has been a nightmare. No response to multiple follow-ups, even when urgent documents were needed by my insurance. Water damage was poorly handled, with delays blamed on the contractor,when in fact, Solution Condo had simply forgotten to get the estimate approved for ..3 months. There were many other issues too: like giving me the wrong inspection date, never sending the repair plan for my unit, yet pressuring me to let contractors into my home for an entire week,6 months after the leak occurred, without even telling me what repairs would be done. Mistakes can happen but what’s worse is their constant effort to avoid taking responsibility. Without accountability, the same issues keep happening. I strongly advise others to think twice before trusting them with property management.

If you are responsible for managing a building, I highly recommend avoiding SolutioCondo. Their list of shortcomings is extensive. For instance, they installed a new intercom that locks the screen after just a few minutes of inactivity, making it completely useless. This issue has persisted for weeks after being without intercom for months.

You discuss something with them, they mention that 'yeah we agree we should do this for you', however, they do act completely different! As a real estate broker, I’ve had the misfortune of dealing with many less-than-stellar management companies, but Solution Condo takes the crown as the absolute worst. There’s never a delay when it comes to charging us our fees — that part works like clockwork. But when it comes to getting in touch with our property manager or receiving any kind of support? Radio silence. Attempts to reach them by phone or email are met with nothing but frustration. Even showing up in person at their office didn’t lead to any kind of resolution. It feels less like working with a service provider and more like being held hostage, with no accountability and no way to get real issues addressed. Always goes to voicemail. Update: I placed a request to add my tenant to the intercom in December 2024 and it just got done today after I had to call them to remind them (3 months later)! PPS: That is not true, the request was to add both my tenants to the intercom as I stated they are a couple and moving in together. Even while on the phone with one of your employees, he admitted this request got lost and did not have an answer on why it was not complete.

Moving is a significant life event, and being treated with such disregard only added to the frustration of an already difficult day. When I sent them a pic of exactly same building in my neighborhood with velos racks installed, they just ignore me. When you ask them to modify or grand permission or even show what that have to do, because it's theirs job, it takes weeks or sometimes they just ignore you but every year increasing fees. They charge $500 to provide the Notary with documentation. Average is $250. Not to mention if you request a 2nd copy, they charge you $500 again! Lecsor is another condo management company that only charges $300 once. Much better company that is more in-line with costs. Ignore them saying the condo board approved the costs. They send a already completed copy of the requested information and just forward it to the Notary. DO NOT DEAL WITH THIS COMPANY.

Expérience négative: Charged my client for 430$ twice for about two hours of work. Once to fill out a document and once because the notary made requests. This is the first time I've ever heard of a client getting charged so much for so little work. It's basically 430$ every time something is requested even a basic document that most do for free. This has to be updated to something way more reasonable. People are't made of money and an hourly rate is not 430$. A DRCOP takes max one hour to fill and sending documents to a notary does as well. It's the most I've ever seen by far.

Expérience négative: Probably the worse condo management you can think of. Takes forever to answer you and when they do they act like there's been no delay. Takes them a couple of weeks to get an answer back. Horrible condo management service, wouldn't recommend any building to continue with their services and soon will be asking our condo building to change management teams because it's very poor. Edit in 2024: the funny part is when they deny that they never managed our condo building online. Solution condo managed M9 condo building in Montreal for many years and we eventually kicked them out because the service was so poor. Every single owner wanted them out. This company should never exist and deserve to fail the way they treated their clients. Absolutely horrible service and no accountability. I can start name dropping the people who managed the issues in our building as well.

The seller had a leak from the AC unit since the beginning of the year , the notary tried to get answers from the property management company but none were given. Everything is still pending. It had been almost a year since this incident happened and no one has taken care of it.!!! No one in that company dies their job ! The seller needs to take legal action

They did not manage a water leak properly and called the wrong constructor, who did not even show up. And now they are asking me to cover the bill, which is almost 2000 dollars. Francesca, who works in the water leakage department, was unprofessional and rude throughout our conversion. She repeatedly cut me off, dismissing my attempts to explain the situation, and even accused me of interrupting her—disregarding the fact that I am the client. Her only response was, "Ma'am, you have no choice but to pay the bill," delivered with an unacceptable attitude and complete lack of empathy. This level of service and behavior is childish, laughable and beyond disappointing.

Expérience négative: Beware of this unprofessional and unethical management company (SolutionCondo Mtl) They incorrectly charged us fees, and when we tried to dispute they ignored for months and when the accounting rep finally responded (only because we reached another staff member, and they spoke to them internally) the acc't rep stated simply "there's no refunds', completely disregarding the facts and details we sent them. They charged us interest that was accrued (about $1000) during a period when SolutionCondo failed to process the payment, and we should not be held responsible for this oversight. We noticed the debit being higher and when we called in we were told it’s from interest from not paying on time. A void cheque was sent to them the same day it was requested, even with the email proof; date stamped and documented, they refuse to pay us back instead their accounting dept. rep said “there would be no refunds" and this response is unacceptable given the related facts, obvious illogical charge after SolutionCondo’s failure to take payment on time when they received the authorization. Employees at this company simply say only the accounting dept is capable to resolve this and we are given the same contact for this issue, and never received any response to any voice messages left or emails sent (until she simply wrote back after 4 months, “ there would be no refunds, case closed” . We've had a terrible experience overall. The issues are being escalated as they will not get away with what they've done, as it is completely unethical. Complaints are being filed to the Office of the Privacy Commissioner of Canada, Better Business Bureau, and will be involving Small Claims courts if it isn't rectified in the coming days. This company needs to take accountability when something is not right on their side, perhaps also be more responsive to clients. If you choose to respond to this thread - please do so after reading the last emails we've sent to management, (search my name) as no one from this company seems to care to read through the facts of this illogical debit, and we wouldn't be in a escalation process. Clients, keep an eye on your account for incorrect debits. UPDATE (to the below response): Solution Condo incorrectly charged us late fees because the funds were not deducted from our account until months later, despite our sending a voided check for this payment. If you had properly reviewed the emails we forwarded, which demonstrate that we submitted everything on time, you would see that the oversight lies with Solution Condo, not with us. This response is a clear example of how Solution Condo avoids examining the necessary details and fails to adequately handle issues.

They charge absolutely astronomical fees—we’re talking $95 per email! What’s worse is they play dumb, forcing you to send more emails just to get clarity, racking up even more charges. It's a blatant scam. The most alarming issue, however, is their complete disregard for privacy. They sell your personal information to third parties without your consent. For instance, after experiencing a leak, I started receiving targeted ads in my mailbox from companies offering leak sensors. When I mentioned I was moving out, suddenly my mailbox was flooded with flyers from moving companies. It’s clear they are profiting off your private details. This company is unethical, predatory, and should not be trusted with your personal information or your money. We will be reporting them to the Office of the Privacy Commissioner of Canada (OPC) and Commission d'accès à l'information (CAI) in Quebec for their clear violations of privacy laws. Save yourself the headache and avoid this condo management company at all costs!

Expérience négative: Terrible condo management firm! Costs our condo syndicate tons of money because of poor management. I had a leak in my condo—several companies were involved in the repair. Only a couple weeks after the first “repair” was made, the leak reappeared and the ceiling and drywall needed to be cut open for a second time and new companies brought in to investigate and attempt to resolve the issue. Several appointments with companies required someone from the building to be present to allow technicians to gain access to areas of the building and no one was sent (the responsibility of the management firm to ensure proper coordination)—this meant that some appointments were book multiple times and cost the syndicate to pay unnecessary “no-show” fees. The leak is still not resolved after nearly 1.5 years. Incredibly inefficient and poorly managed situation!

We had a fire in the building and could not reach anyone at the management company because it was after 5pm. They are extremely slow to action important things that need to be fixed in the building and are generally unhelpful.

Expérience négative: HORRIBLE HORRBIBLE STAY AWAY. During my 4 years as a Tenant at one of the locations that they provide services at. The intercom has been broken for MONTHS on end. (Its now been 3+ months, and we cant even get mail delivered). The Sauna + Jacuzzi has been broken over and over and over gain within the years I've been here. Cuts seen all across the board, security guards no longer seen anywhere. Greedy company that cost cuts everywhere but charges insane fees for their "management" service. They don't answer calls or messages, hiding from their clients for months while people try to deal with serious problems. I've never seen such breathtaking incompetence. They are the worst managers I have ever dealt with.

First of all, you're lucky if they even answer the phone - usually you are forced to leave a voicemail and it is unlikely to have anyone call back. The communication is very poor and the English speaking ability is limited. I reported a few issues previously and no one ever follows up or contacts you. It's an absolute joke.

Expérience négative: I have been with solution condo for 4 years and unfortunately they were managing my 3 condos in three different projects (recently we removed them from ESTWST) big loss for them and soon it will be Victoria Sur le parc since they do not do fair business and take all the condo fees for undefined receipts. Apart from them I called them today to help me to open the apartment since I did not pick my keys from the devmico office and had a showing today. I was told someone is gonna call me soon. I recieved the call from a lady which told me to change the lock since they cannot do anything, upon asking the same on the email she refused to send me an email and hung up on me. They are rude and does not respect owners.

Heaters didn't work and contacted her for the repairs, she agreed to make the arrangement but no any further schedule. She currently doesn't reply the emails, doesn't answer the phone calls. We are now living in the unit under 15 degree for one week!!!!!

Expérience négative: They withdrew my check 6 weeks later causing me NSF charges on their end and the bank's end ( I have previously called to check with them if I had any more postdated checks, they said "no"). I called to ask reimbursement for the NSF fees but they denied. The amount of fees they're getting from us, I would expect an exceptional service in reel time. And no, I'm not buying into staff shortages or whatever reason you gave to others, because you didn't decrease our fees based on your incompetency. Even worse, you're continuously increasing them.

Expérience négative: The WORST management company possible. If you’re thinking of buying a condo and see this management RUN as far as you can. DO NOT do it. I thought I bought a nice condo at a great price. Few months later, they have been charging me close to $700 in damages every single month. Nothing I can do. And they are adding new contributions this coming year to pay more. Before I bought, everyone in the building paid over $10,000 and are still paying. Their emergency line is useless, they take very long to answer and when they do, they tell you it’s your responsibility to hire someone to fix the problem. They will do random inspections, make changes to your unit without permission and not fix it. I’ve never heard one positive thing about this management. I am considering selling because I am paying more than the price of a house now

Solution Condo has responded to my initial post below, claiming that their lack of support is due to an increase in the number of requests and a labor shortage... Once again, I gave them the benefit of the doubt and sent a polite email to their review team on September 6, 2023, to discuss my situation. As expected, up until now (September 14th), I have not received even an acknowledgment for my email, let alone an opportunity to discuss my case. I want to reiterate my previous statement: this company should not be allowed to operate, especially when their primary function is to serve the community they manage. Their incompetence is shocking and as such their credibility in the market should suffer unless some drastic improvements are made. Part #1 - Solution Condo should be called Problems Condo...This company does not even deserve 1 star and the fact that they are still in business is shocking! They should be ashamed of themselves, their lack of judgment, competences and professionalism. They are modern thieves issuing fines and increasing fees all the time and when it's time to actually do the job we pay management fees for, nothing gets done.
