Expérience fantastique: Unfortunately like many (but hopefully not too many), my pre planned hopes to finally own a home became abolished after the pandemic and a confluence of personal factors additionally affecting me at the time like a costly divorce (but it’s ok because the marriage was entirely painful anyway). I was back to renting on my own at prices I wish I could have been putting towards a mortgage. To make matters worse, I moved into a rental building on Bathurst street that (at the time was the only available place to respond to my inquires- but now I know why). It was terrible in its maintance, pest breakouts and freezing temperatures in the winter and no hot water whatsoever for the entire 17 months I had no choice but to live there. Point being. Traumatized by how the rental process and rental conditions changed since I last rented in Toronto back in 2016, and the recent horror stories about fraudulent renters scamming all over the GTA, it was scary going out on my own once again for the hunt of a properly functioning unit. However, a little more prepared but still unsure, I reached out to David Soberano in hope he could help me make sure the next property I rented was legit and listed by the actual person renting it (scam stories influenced my reaching out to David). David Soberano, patient, graciously and respectfully helped me confirm that the next property I was to rent was in fact legitimate and the owners were who they said they were the very same day and hour I called for help. It brought the most relief to me and my heart that I have not felt in a very long time, and I’m so truly grateful for that. His home inspections are misinformed, he is impossible to reach and doesn't respect the fundamental values and principles of a decent real estate agent. He cannot be trusted and any information he provides on his properties should be taken with a grain of salt. I HIGHLY recommend getting your own home inspection as we have had major problems with our recently purchased home. We have had to spend an extra $40k to repair things in the home that should have been in the home inspection. I know this agent owns the Clanton Park and Bathurst Manor area but PLEASE do yourself a favour and NEVER use him to buy or sell your home.

Expérience négative: I am writing to share my experiences as someone who purchased a home from one of David Soberano's listings. My biggest recommendation is to stay away from his listings. First, the home inspection report provided to us was incredibly confusing to read and decipher. Second, when we had questions about the property, he was slow in getting back to us. Third, when we put in our first offer on the property, he did not even have the courtesy to acknowledge the offer. We just never heard back from him until we reached out. Fourth, when we put in offers down the road (the house was re-listed), again, he did not have the professional courtesy to get back to us in a prompt manner. Maybe if you are a client of his, you will like this review. However, I encourage all buyers to be wary of his listings and not to trust his home inspections. Get your own home inspection or make the offer conditional (I wish we would have done this as we are now encountering numerous issues with our property)

The reason he told us was the buyers were hard working people, he had to gave them more in order to help them out. That was totally shocked me! And I do feel being pushed through my experience. He doesn’t care you expectation but only wants fast money. He told me he had cheque for me after our case closed, I went his office on a snowy day between my break from work, then he told me he was wrong they did not have anything for me. And also one more thing I want to mention is we verbally agreed to give buyer $ 380 for cracked counter top, all ask is add to agreement or anything that proof both parties agreed this as settlement, been told was too late and don’t worry about it. Now contact me about the buyer have my letters and want the money, so I went to give them money because they did nothing wrong. No letter for me though. You only response to me fast when you need me David!
