1 year ago Fantastic experience: I’m so glad I switched my services to Azena. I had used 2 other companies before, and neither came close to the level of satisfaction Azena provides. They have been managing my duplex for almost 3 years now, and I couldn’t be more grateful. What impresses me most is their tenant screening, they have found excellent tenants 3 times so far, and not like the bad tenants I had before that had to be evicted. They are really proud of their screening system and I see it now.

1 year ago Negative experience: I haven't had much experience with different property managers, but they were god awful in my experience. I moved in to a place they managed and was told all repairs would be done before the move in date, come move in date they hadn't started any of them. They will probably do all the repairs needed eventually but even when it's a safety concern like a window that won't lock, there is no urgency whatsoever. You'll have to ask them constantly for updates, and if you don't ask I bet nothing would get done. This was only a month of living at a place with them managing it (luckily the place was sold), and there were loads of things to do, but I imagine the issue comes from not paying employees enough or not paying for enough employees. If you are a landlord, please choose another option for your tenants sake. Update: I figured there'd be a reply, but this has nothing to do with my review. The repair you are referring to I stopped bothering because I knew the property was sold. And I absolutely was guaranteed that the repairs before moving would be done. In fact, for one repair, I was informed by the person you hired he would've been there a week earlier had you payed a previous bill. I appreciate that you are trying to do a good job, but some more effort is necessary.
While we appreciate all feedback, we feel it’s important to clarify the situation based on the facts.
Before you moved in, I verified and our showing agent clearly stated that she would notify our maintenance coordinator about the issues you raised and never guaranteed that the repairs would be completed prior to your move-in date. Our team promptly followed up with the property owners to seek approval for repairs. Unfortunately, we received their decision only a few days before the property was sold, and they declined to move forward with repairs, opting to leave these matters for the new owners.
We understand that this situation may have been frustrating, but it was entirely outside of our control. As a property management company, we can only act with the owner’s authorization when not urgent repairs are involved.
We also reviewed all your records of communication, including emails and text messages, and found no follow-ups requests or maintenance requests from you until 2 days before the property was sold, which was three weeks after your move-in date. You were advised of the decision.
Our staff worked diligently within the boundaries of our role and agreement with the owners, and we’re confident we handled this situation professionally. While we understand your frustration, we respectfully disagree with your assessment of our service.

2 years ago Positive experience: UPDATED *** at the end I have been struggling with property managers in Moncton, and have been told by other investors that there were no good options. After contacting 8 different Property Managers in Moncton I decided on Azena. It's been a couple months since I started working with Azena to manage my property and my experience so far has been great! They have been very responsive and have excellent communication!! They are always willing to discuss and/or explain any of my questions. They have very good systems and screening processes. Their assistance and management of my property has been very attentive and good recommendations and pictures provided. As they are also landlords for their own properties the understand my perspective. Kamil at Azena has found 1 tenant for me so far and I look forward to working with them going forward. Thank you. UPDATE: Its been over a year and there have been some issues with the service received. The level of service received before has changed. Changes in their processes and procedures have not been communicated. Communication about tenants leaving was not done until I realized that I didn't get their rent. Accounting is having it's issues too. Many people have been hired to do the work but no communication about this has been made to me - I find out about someone new handling this when the issue comes up.

2 years ago Negative experience: Owning a vacation rental and entrusting Azena to manage it we are completely dissatisfied. They upsold renovations, inventory, cleanings, and electronic packages. They promised listings on multiple platforms which did not happen, accounting lacked transparency and payments were either late or nonexistent. They required 4 sets of linens per guest, and after a summer of sporadic rentals 50% is missing or damaged through laundry. Twice we went there and the property was not cleaned properly and wet linens were in the machines. Airbnb offer a better service with a much better %. Upon terminating our contract, instead of paying us for our last guest they sent a random bill.
Jacky and Paul,
I respectfully disagree with several points in your review, finding them either inaccurate or lacking transparency. While I respect your right to express dissatisfaction, I have dedicated considerable time to clarify the issues you faced, though it seems there is a lack of understanding on your end. Here are the clarifications in response to your review:
1. Upsold Renovations:
We did not mark up your renovations. I offered evidence to Paul, who declined it. I intentionally forwent profits on renovations, believing it to be mutually beneficial for both parties, differing from companies that commonly apply large markups!
2. Upsold Inventory/Electronic Package:
It is inaccurate. You had the option to purchase linens and electronics independently, but you chose to acquire them through us, with agreed-upon prices documented. Our bulk purchasing ensures cost-effectiveness, without profit, as I believe it's a win-win scenario. Ex.: I informed you that the electronic package was sourced from Amazon, where you have access to the prices.
3. Upsold Cleaning:
Although we were charging guests $125, due to the remote location making it challenging to find trustworthy cleaners, I decided to absorb the additional cost. I am highly selective when it comes to recruiting trustworthy staff. We paid our reliable cleaners $200 per visit, incurring a loss for your convenience. So no, we were doing the inverse of upselling cleaning.
4. Multiple Platforms:
This statement is accurate. When we adopted the Hostaway software, you were our first clients. Your listing was active on Airbnb right away, but the rest took a little bit of time. Taking full responsibility for the situation, I decided to independently reduce your management fee as a good gesture.
5. Accounting lacked transparency:
This is unjustified. Our dedicated accountant, devoted additional time to ensure clear explanations, dispelling any misunderstanding surrounding owner reports.
6. Payment late:
Unforeseen issues with our previous bank “UNI” led to a temporary loss of access to our checking accounts for 3 weeks. I provided evidence of this situation, and any delay in payment was beyond our control.
7. 4 sets of linens:
Our agreement and your acceptance clearly outlined the specific inventory needs. We accommodated your financial constraints by adjusting the occupancy to four, despite having beds for eight.
8. Linen missing:
It's less than 50%. I warned about risks in short-term rentals, including theft or damage. Subsequently, you blindly accused our cleaner stealing and not believing me that some guests steal little things, knowing that I am a police officer with daily exposure to such incidents. I even subject all new cleaners to specific tests to ensure their trustworthiness.
9. Not cleaned:
Acknowledging this, we terminated the cleaner, and current cleaners perform exceptionally. We refunded the cleaning fee to prevent negative reviews, taking the loss. It's noteworthy that your property has consistently received 5-star reviews on Airbnb, a testament to our commitment to maintaining high standards.
10. Wet Linens:
Your dryer malfunctioned that day and we couldn't dry the linens! I invested time for you, to find a great online deal for a new dryer and we had it installed within a week, which is pretty fast.
11. Random bill:
The recent payout reflected a short stay. Considering repair/material costs, the balance turned negative.
CONCLUSION:
I proposed the termination of our agreement, and you agreed. The decision to terminate stemmed from concerns about the treatment of my staff. I believe in honesty, and successful property management thrives on collaboration and teamwork, rather than one-sided interactions. You didn't have to provide inaccurate information in this review, but it appears you aim to eliminate competition. It's noteworthy that you are now independently managing your Airbnb…

3 years ago Fantastic experience: Fantastic experience overall. I have not rented in almost 17 years so I was a bit nervous coming into it. The team at Azena have made this extremely easy and pleasant. Communication has been incredible and even though there has been zero actual issues with the property at all, there were two small things that had to be looked at. Once I had addressed them within less than a day they were already being taken care of and appointments were being booked. I feel very fortunate to have lucked out with this incredible team. I would recommend Azena to anyone looking for a proper, respectful, professional property management company for both either renting or someone to manage YOUR property. 5 stars for sure.

3 years ago Fantastic experience: Azena Property Management has been a refreshing change to renting. From day one they were professional and open to questions and requests. Upon move in our unit was clean and left in good condition. The appliances all work great. We had a few things of concern that were met with genuine concern and Azena associates were quick to come assess the situation and were quick to fix them. They are very quick with correspondence and are genuinely a pleasure to interact with. I would not hesitate to recommend them to my friends and family.
