Negative experience: Never rent from these people, these are crooks who will try to get your deposit even if you clean them better than how they gave you the apartment when you moved in. Also, the charged me for the damage which was already there when I moved in( they even have the move in and move out pictures). Also, they charged like 13 hours for cleaning. Try to stay away from these scammers!!!! You can check other reviews. Also, you have to drive to Canada post to collect your mails as they dont deliver mail in the building.( its been like 4 months and they never found a solution with Canada post). Well, people will get frustrated when they get scammed like this.
As previously explained, you were not charged for any pre-existing damage documented in your move-in inspection report. All charges were assessed by comparing the move-in and move-out reports, and the final statement reflects only the items determined to be your responsibility.
Cleaning charges are based on the actual work required to return the unit to an acceptable condition, which was documented with photographs. We have also invited you to identify any specific charges you disagree with so we can review them.
Regarding mail delivery, Canada Post controls its delivery services, and this matter is not within our direct control.
We remain willing to review any specific concerns supported by the inspection documentation, but we stand by the charges assessed.

Negative experience: I was not surprised to see that another review was published about similar issues with Equity Rentals only 6 months ago. I rented with Equity Rentals for a year and had relatively no issues with them until we moved out. That’s when everything changed and our entire experience with them was altered. As a previous review mentioned, they will do everything they can to make sure that they return as little of the damage deposit as possible. They kept more than half of ours and charged $450 in cleaning fees for work that would have taken any professional cleaners 2 hours or less to complete. We spent two FULL days cleaning before our move out inspection date so that we could get the most of our security deposit back. We even followed the cleaning checklist that THEY provided to ensure all areas that they expected to be cleaned were clean. However, after all of our efforts, we were told that we left our unit in a considerably poorer state than how we received it when we moved in. This is entirely false, and the inspection report pictures from move in and move out (before and after) prove it. I tried fighting the unfair $450 cleaning charge with no success. We were told that substantial cleaning needed to be done in order to return the unit to a rentable condition and that the dirt and stains they claimed were present, were not visible in the inspection report photos that were taken when we checked out. The $450 was apparently charged so that walls, window screens, and window panels could be cleaned. This $450 did not include any cleaning that was needed for the carpets, as this was charged separately for almost $200. When we called about the small amount of security deposit that was returned to us, they said that their cleaning standards had improved significantly and that whatever was deemed as “clean” before, was no longer acceptable under the new standards. Therefore, extra cleaning was needed to meet these new standards and this fee was taken out of the security deposit. All in all, they provide decent service when you are living on their properties. However, don’t expect to get even half of your security deposit back upon move out. They will deduct extremely unreasonable amounts from it and claim that it was needed in order to get the property back to rentable condition.

Security deposit deductions are based on the signed move-in and move-out inspection reports, photographs, and the work required to prepare a unit for the next resident. Cleaning, repairs, and carpet cleaning are assessed separately and only charged when work is required beyond normal wear and tear.
We understand that move-out assessments can sometimes be a source of disagreement, particularly when tenants have invested significant time cleaning before vacating. In these situations, we rely on the documented inspection process to ensure consistency and fairness for all parties.

Negative experience: Do not rent from them. Will break any and every law necessary and lie through their teeth to withhold damage deposit, not make repairs, or own up to their mistakes. They will raise their rent on you significantly any opportunity they have. They will gaslight you to believe they are above board, when they know they messed up. To give one good example; -They no showed the move out inspection, tried blaming me, but I have a voicemail saying they got busy and couldn’t show up. -WELL after the 10 days they legally have to produce a move out report and payment I asked for an update. I was ignored. - I asked Facebook about legal rights with the Alberta Tenancy Act. -“coincidentally” within 12 hours i finally got a report with huge made up deductions. -in the email they state they tried sending me the report and money prior. -THE REPORT AND INVOICE WAS GENERATED THAT DAY *Update - continued pushback and lies from equity stating they sent the reports earlier however are unable to produce them, or any proof, or a screenshot of an email they sent me. The excuse was “system has been down this month” -I advised them to be truthful and not put the blame on me like they have tried many times throughout this process. - after many disturbing accusations and lies they eventually they sent me the full damage deposit with no explanation, no apology, just the payment and some screenshots of how they calculated the interest. -I’m not going to fight them over pennies however the Alberta website they used to calculate it clearly states compounded yearly. Equity sent me interest calculated by each year individually. 2200 at 1.6% for 2024 and 2200 at 0.5% for 2025. Compounded annually means I would also get interest on what was accumulated in 2024. Clearly they aren’t used to paying anyone damage deposits back if they don’t know how to do this calculation legally. All in all. They’re a bunch of scammers with no problem breaking laws, gaslighting and praying on people they think won’t push back or don’t know their rights. Avoid these guys at all cost or prepare for rent hikes, poor workmanship, repairs and fighting tooth and nail for your damage deposit back. Hopefully I can save someone else this unnecessary stress by finding a more ethical landlord.

Negative experience: Equity rentals are absolutely garbage people to rent from i would not recommended them to anyone. The staff are absolutely terrible people that just want your money. Only giving them the 1 star because I can't post here without it.

Fantastic experience: My family rented from equity for little over 3 years. Anytime we had things come up that needed to be be addressed they were sure to get it done for us quickly and very professionally. The team, especially Dawn, was very pleasant to deal with and very understanding of anything that came up. If I was ever to need a rental again I would be checking with Equity before anyone else as I enjoyed renting through them and felt like they "took care of business" and had my best interests in mind as a property management company should.
